Preparing to go...

It seems like a long time since Mark and I took off on a big adventure because is that been a long time since Mark and I took off on a long adventure. Oh - we have had adventures but they did NOT have itineraries or guides. For example, my Mom's house got struck by lightening and burned on June 25. NIGHTMARE!!

Without any itinerary or even a guide book, I flew to Florida the next day and stayed for a month. I most definitely could have used a road map. The fire did immense damage but the worse - by far - was the water damage. Anyway - everything was gone. We lived in a hotel, a VBRO, then a rental for most of July and on August 1st, our older son, Grant and I moved Mom into the house she will close on in 2 days. I had never been busier in my life!!!

Her new house is just 3 houses from her old house - I call the old house the "fire ruin." So she kept her neighbors and her neighborhood, her friends and her hobbies (going to the American Legion a couple nights a week.) Her new golf cart is parked in her garage and as she prepares for her 98th birthday, she is once again in her own home.
Mark was not to be outdone this summer and got a lovely stent in the ol' widow-maker artery in June and then took a gentle fall on his bike (stopped and just fell over - Biden style) that resulted in a brain bleed that went undiagnosed for almost 10 days. Again, no directions or guidelines but scary as hell. Our plans were to head to Spain, Italy, Austrian and Switzerland on August 11 but Mark was released from the hospital after a procedure in his brain on Aug. 8 with a "no go" order, so cancel, cancel, cancel and that brings us to now.
Mark is much improved and has dropped 40 pounds since the stent due to exercise and diet and a little boost during hospitalization of 3 days with ZERO food. He looks great! Here he is with our 16 yr old granddaughter - whose birthday we would have missed had we not canceled our trip. (Where did the time go?)

We have been making the best of this cancellation attending LOTS of soccer games, hosting sleepovers and cousin playdates and a big family bonfire to kick off the school year.

I adore spending time with our family - but I'm not gonna lie, I am ready for some travel where the dust, floor condition and meal preparation is not mine to worry about. I like my bed made without me doing it too! So - our clothes from the cool alpine weather came out of the suitcase and only the hot weather clothes remain.
Our route to Jordan is a little convoluted because I had put together a very complex trip that had us in Switzerland and Liechtenstein for a week before we joined our friends in Amman, Jordan pre-cancellation. But as I explored my options I discovered that we could save a little money and grab back part of our pre-Jordan itinerary if we started our trip in Zurich, Switzerland. That is the plan.
On September 9 we will leave Michigan and head to Zurich - but for only 2 days. From there we will fly to Athens. Greece for a day and then to Amman, Jordan where we will meet our friends and guide on September 13. On September 18th, we will all fly to Cairo, Egypt until October 2. Below is an general "overview path" of our air plans.

You all KNOW I love maps - so be prepared.
We are going to spend most of this trip in the Eastern European Time Zone or 7 hours ahead of Michigan. Our 2 days in Switzerland we will only be 6 hours ahead but that won't really matter to our Circadian rhythms 🙄.
We will be using Swiss Francs, Euros, Jordanian Dinars and Egyptian Pounds. The US Dollar is worth 0.84 Swiss Francs , 0.89 Euros, 0.70 Jordanian Dinars and 0.49 Egyptian Pounds. Anyway you look at it this is going to be complicated - and expensive. Most likely we will not get Swiss Francs or Euros since our stay will be so short - instead we will just use the ol' faithful credit card and let them make the conversion. BUT we need Jordanian Dinars to buy our visas at the airport upon arrival and for that reason, I ordered some from our bank. Like most countries we have visited, their money is beautiful.

The denominations are different colors and sizes. The larger the bill the bigger the value. Well, that makes sense - for sure.
On to our first destination - Zurich, Switzerland. Switzerland has a population very close to that of Michigan - around 9 million. But land wise, it is a lot smaller.

Switzerland is a landlocked country home to numerous lakes, villages and the high peaks of the Alps. It is not a member of the European Union nor NATO but has trade agreements with the EU members and is a member of the Schengen States. What is the difference between EU and Schengen States? you ask. Good question. I didn't know until we started traveling. The answer is: The EU is a political and economic union with its own parliament - political structures - and governance whereas the Schengen Agreement is a treaty that allows for the free movement of people between participating countries.
It used to be a trip to Europe would fill you passport up quickly - but not now. Fly into France and get your passport stamped - but then feel free to travel in all 29 Schengen states and leave that passport in your bag. Instead of a boarder crossing, you might see a sign that says "Welcome to Slovakia" although you are more likely to see nothing.
Switzerland is a neutral country and has maintained that neutrality officially since 1815. Some might argue that they have been neutral since 1515 and frankly given their location that is an amazing feat. Being in the Alps is certainly helpful!! As a neutral country they are not part of NATO but are supportive of NATO and belong to the NATO Peace Project.
We will visit only one city in Switzerland - Zürich.
I figure the people who live there spell know how to spell it - so I will follow their lead. It is Zürich! You gotta have the beloved umlaut! It is the largest city in Switzerland but it is not the capital - that is Bern. We have never been there and I'm confident that we will find plenty to do - but right now no itinerary. We are winging it.

We would use $ 875 to indicate prices in US money, countries in that EU that use the Euro use € 875 to indicate prices in Euros but in Switzerland a price would look like this ₣ 875.

Weichert is still trying to steal money from its tenets
Weichert received my invoice for work done on 8/19/2019 and they did not honor it until December 2019, the entire time applying one late fee after another from the time they received the invoice until they honored the invoice. I owe Weichert no fees. Weichert continues to add late fees illegally. This is the second time I have received a three day notice towards an eviction from Weichert as a threat to pay Weichert money I do not owe them. Weichert does not credit me for work I had to do on this property for the sanitary functioning of the bathrooms. I have asked Weichert representatives repeatedly for over a year to address the rotting walls and have been ignored. Weichert would not respond to my requests, even though Weichert representatives observed the hole in the wall and promised repeatedly to address the issue. I did not ask Weichert to fix the bathrooms as they wouldn’t fix the hole in the wall or the septic leak on the Weichert property next to me.
The managers of Weichert are threatening me because I turned them into the department of health, as they would not address the septic leak at the property I worked on for Weichert, 4442 Ruthann Court. Weichert, just now, as of this date 1/10/2020 finished repairing the septic at 4442 Ruthann Court...it has been over a year since they knew.
The biggest problem Weichert has is the criminal insanity that their management suffers from. The management fired Nicole Brigalli, the Weichert employee that offered me the job working for Weichert and then for months the Weichert management refused to pay me and apply my invoice for my hard work towards my rent as Nicole had indicated they would. Now, after years of letting tenet’s children living at 4442 Ruthann Court play in the sewage leak Weichert refused to repair, Weichert management thinks that their criminality, fraud, dishonesty and abuse of their tenets is rendered invisible. They smile and pretend no one can notice.
My feeling is that Weichert management feels that they can absolve themselves of any culpability by simply firing Nicole and pretending that firing Nicole might imply that Weichert does not have a policy of hiring and cheating unlicensed workers as their business model when it does just that. Weichert managers encouraged Nicole to continue their tradition of using Florida law to cheat hard working people out of their money, one after another. Nicole asked me to do the work; she was following Weichert policy in doing so and the management at Weichert persists in behaving as if they aren’t responsible the behavior of one of their own employees who was doing what she was told to do.
As of January 10, 2020 I owe Weichert no money. The rent for January was paid on the first and not one of the Weichert fees is legitimate. We will do the math at the eviction hearing, subpoena Nicole and see if she lies and if she does lie, we will see how well she lies.
Note: the condition of the home at 4442 when I worked there past July, was run down beyond belief and NOT because of the tenets. Windows had been broken out for months, the guest bath tub had rusted though and there was no AC in the master bedroom or bathroom. It takes a truly rotten company to leave people to suffer in properties like this; the same kind of unethical people that would fraudulently blame tenets for a landlord’s criminality and threaten the tenet with homelessness in an attempt to steal from the tenet.

Concerns
 1)    AC system: The added bedroom and bathroom (where the middle carport was) receive less than adequate air flow. The compressor and air handler are good but the duct-work is the original duct-board and it was installed with little concern for efficiency. Flex duct was added to this old duct-work to supply the added bedroom and bathroom.
I rerouted the bedroom duct and removed the kinks from it, also I spread existing blown insulation over an area about 5’x5’ above the bedroom where the drywall was left bare and uninsulated. It improved the flow somewhat and the bedroom does cool better. However, if the problem still exists A) the bedroom flex should be attached to the end of the main trunk. B) The bathroom flex is too short, taught, kinked and is not connected at the main trunk and should be lengthened, unkinked and reattached. C) If these two things are fixed and the cooling inadequacy still exists, the only other modification I’d suggest is adding a return in the bedroom placed across the room from the supply and near the closet; use 4” flex and connect the flex to the intake side of the plenum. The room would cycle more frequently.
2)    Roof shingles, roof plywood, fascia board, soffit and gutter: Gutters would be great for the tenant along the front entry and above the rear lanais and over the living room closet slab projection beyond the footer. During rain the runoff at the rear lanai makes the lanai space almost unusable from dirty spatter created by run off. Gutters, however can’t be installed in the front until the rotted fascia board is replaced. The roof plywood is also rotted in a couple of places above the front eaves along with the soffit below it. I was in the attic repeatedly and saw no indication of any water stain or rot in the roof plywood or trusses. The roof plywood rot, was as far as I could tell only in two places in the front and over the soffit. Often, as shingles begin to fail there is roof rot at this spot as the drip edge is no longer mated securely with the membrane and, water gets under it, leaks develop and rot begins and what you have here is the result. It will get worse. The shingles also are old and brittle and this creates the question as to what is the best way to deal with this, repair or reroof?
3)    Exterior sheathing:  The exterior sheathing on this unit is a wood product and is rotted in many places on the north and east sides of the unit and likely elsewhere. Use hardy board (fiberglass and concrete material) when replacing.
4)    Septic System: There is a broken septic line from the unit to the septic tank. While I was there working it rained so profusely that both toilets filled to the top when flushed, and almost spilled over. There was a gentle flow coming up from the ground just outside the front door and a few feet beyond the PVC clean out in the sidewalk. The smell of sewage was very apparent. I would guess the line is broken somewhere between the cleanout and the driveway. Within hours after the rain stopped the toilets worked properly.
5)    Windows: All of the windows are very close to being past repair and they have annealed glass, which shatters into large shards if broken. I’d suggest finding a distributor who sells the windows stock in the sizes that are already installed in the unit.
6)    Cantilevered Slab: At the NE rear corner of the unit the concrete slab, which is the floor of the living room “closet” extends unsupported beyond the footer as most of the soil is washed out from under it. It might possibly snap off. I’d suggest the property needs rain gutters here to avoid the washout.
7)    Guest Bath Tub: This heavy gauge steel tub sits in a pool of rusty water. It is rusting out from its underside. The leak could be from a cracked drain pipe or it could be from a very slow pressure leak. There is old water damage to the adjoining bedroom drywall. I say it is old as, it is dry and the unit does not stink. I’d suggest replacing it with a shower/tub combo like the unit in the master bathroom and coming through the adjoining bedroom wall to install it. Do not buy a single piece tub/shower unit. Get a four-piece unit that can be can be carried in the adjoining bedroom, remove drywall and a few studs from the wall between the bedroom and bathroom and one can install the new shower/tub easily. This wall between the guest bed and guest bath is not a structural wall.

* Strong onshore flow will continue & become even stronger through Thu. with life threatening rip currents & dangerous overall marine conditions.
* Surf & breakers reaching double digits including 12-15+ feet Thu., only slowly subsiding Fri. Seas will be 20+ feet & extremely rough just offshore. All marine craft should remain in port & secure vessels & equipment.
* Storm Surge (water above typically dry ground at high tide) will average 3-5 feet along the coast & the St. Johns River through much of d’town Jacksonville to near the Buckman Bridge… 2-4 feet south of the Buckman through St. Johns/Clay/Putnam Co. If your property experienced flooding during Ian 6 weeks ago or Irma (2017), then flooding is probably going to occur in your area from Nicole. There may be a few spots where storm surge reaches 6-7 feet over especially Southern St. Johns & Flagler Co. where beaches & dunes have been heavily compromised by Ian. Surge values may be locally higher due to wave action, heavy rainfall &/or geographical/topograhical nuances.

* Primary inland impacts are likely to be realized Wed. night through Thursday in the form of wind, rain, flooding & tornadoes BUT WILL BE DEPENDENT ON EXACT TRACK & STRENGTH OF THE STORM.
Low pressure – ‘98-L’ started to develop over the SW Atlantic north of Puerto Rico & was upgraded to subtropical storm “Nicole” early Mon., the 14th named storm of the Atlantic season which is right on avg. & close to the Nov. 19 avg. of the occurrence of the 14th named storm. Nicole transitioned to a tropical storm (purely warm core) by midday Tue. & then reached hurricane (Cat. 1) strength a bit before 6pm Wed., the 7th hurricane of the Atlantic season which happens to be right at the seasonal average which – on avg. – occurs on Nov. 15th. Given the very warm water from Fl. to the Bahamas in addition to an upper ridge building near & north of the storm while – at the same time – an upper level trough that helped spawn Nicole weakens & moves away, Nicole should manage to reach hurricane strength before the Fl. landfall. Nicole has turned more west & southwest & will veer more west then northwest & as the ridge to the north briefly becomes stronger. At the same time, another upper trough moves into the U.S. Lower 48 helping to create the alleyway from Fl. up the eastern seaboard as the brief ridge shifts east over the Atlantic. This interplay helps to dictate the longer range movement – acceleration to the north/northeast – as well as aiding some in the strength of Nicole by helping to create strong upper level outflow + enhancing the low level “baroclinicity” – the interaction of cold, dry, polar air vs. tropical warmth & humidity. In other words, the transition back to a post-tropical low could mean a slower decrease in Nicole’s intensity even though Nicole will be losing tropical characteristics & will no longer be over the warm ocean. Nicole should dissipate or become absorbed by another midlatitude nontropical low over the weekend.
In general, conditions are at least somewhat favorable for additional strengthening before the Florida landfall. There will still be some shear + only moderate mid & upper level moisture but sea surface temps. are warm including pretty significant deep oceanic heat content (warm water to a deep depth) not to mention Nicole will traverse the very warm Gulf Stream Wed. I’ve noticed multiple times over the last 20+ years that southwest moving/digging tropical cyclones often intensify.
Global forecast models continue to be in rather remarkable agreement (for a storm in its infancy & not yet well organized) with the low moving west/southwest… hitting Southeast Florida… then as far west as the far Eastern/NE Gulf or Fl. west coast to near the Eastern Panhandle… before feeling the effects of the strong upper level trough that will then finally pick up the storm & steer it north & northeast while accelerating. The GFS remains the farthest west with Nicole. The European & UKMET models are similar in strength & take Nicole a little farther east before a turn north/NE. All 3 models are similar on timing. As I previously mentioned, the approaching upper level trough late in the week should help to “ventilate” the mid & upper levels of the atmosphere over Nicole which should at least maintain the storm for a longer time than might otherwise be the case. In addition, increasing southwesterly shear will be in tandem with Nicole’s movement lessening the effect of the increasing shear of the front right quadrant of the jet stream. As Nicole gets “captured” by the trough & hooks up with a cold front, there will be a transition back to post (non) – tropical that will then accelerate the storm to the northeast moving up the U.S. east coast by the weekend. Dry air will quickly spread eastward “under” – to the south – of Nicole’s center bringing a quick end to rainfall with diminishing winds & clearing skies for NE Fl./SE Ga. by late Fri./Fri. night/Sat. In fact, the heaviest, most persistent rain for NE Fl. & SE Ga. should diminish by at leastThu. night followed by scattered showers & a few t’storms Friday ahead of an eastward moving cool front extending south from Nicole.
The forecast is for Nicole to hurricane strength between the Bahamas & Fl. should hit SE Fl./the east central coast as a Cat. 1 hurricane. Impacts are expected for all of Fl. – except for the Western Panhandle & the Mid & Lower Keys -… in addition to the Bahamas + parts of the Carolina’s to perhaps as far north as Chesapeake Bay & New England in the longer term. Heavy rain will cause potential flooding inland across Georgia, the Carolina’s, Tennessee, Virginia & Maryland & possibly parts of the Northeast though the fast movement will keep rainfall totals on the lower side.
REMEMBER: A skinny forecast cone only means higher forecasts confidence in the track NOT where the greatest impacts will occur. The wind field is wide. In fact, tropical-storm-force winds extend outward up to 460 miles (740 km) especially to the north of Nicole’s center.

Let’s do some “examinin’”:
Shear is currently strong across most of the SW Atlantic with speeds of 30+ mph. However, the upper level atmosphere is undergoing some significant changes that will include somewhat less shear & a building upper level ridge to the north of the low. At the same time, a strong upper level trough will be digging into the Central U.S. & eventually into the Eastern U.S. This strong trough will be critical to the eventual movement – including curvature to the north/northeast – & intensity of the storm. The added upper level ventilation from the trough may aid in intensifying the storm some… or at least maintaining the storm as it eventually accelerates to the northeast. Following this trough, there will be a serious invasion of cold air across the Lower 48 as the tropical system seems to be a catalyst for a pattern flip reminiscent of “Wilma” in 2005 which hit Fl. Oct. 24th & was followed/guided by a deep trough moving across the Lower 48.
Deep oceanic heat content (OHC) is pretty impressive over the SW Atlantic though Nicole will generally stay north of the real warm deep water (with the exception of the Gulf Stream):

Saharan dust spreads west each year from Africa by the prevailing winds (from east to west over the Atlantic). Dry air – yellow/orange/red/pink. Widespread dust is indicative of dry air that can impede the development of tropical cyclones. However, sometimes “wanna’ be” waves will just wait until they get to the other side of – or away from – the plume then try to develop if other conditions are favorable. In my personal opinion, way too much is made about the presence of Saharan dust & how it relates to tropical cyclones. In any case, we’ve had several large dust plumes spread west to the Caribbean & Gulf with the peak of Saharan dust typically in June & July.
2022 names….. “Owen” is the next name on the Atlantic list (names are picked at random by the World Meteorological Organization… repeat every 6 years). Historic storms are retired [Florence & Michael in ’18… Dorian in ’19 & Laura, Eta & Iota in ‘20 & Ida in ‘21]). In fact, this year’s list of names is rather infamous with “Charley”, “Frances”, “Jeanne” & “Ivan” retired from the ‘04 list (all hit Fl.) & “Matthew” was retired in 2016. The WMO decided – beginning last year – that the Greek alphabet will be no longer used & instead there will be a supplemental list of names if the first list is exhausted (has only happened three times – 2005, 2020 & 2021).
