I. Executive Summary
SM Development Corporation (SMDC) is considered as one of the largest and fastest-growing real estate developers in the country. It was originally incorporated on July 12, 1974 as Ayala Fund, Inc. however, renamed as SM Fund, Inc. in March 1986 after SM group of companies took the majority of ownership in the firm. SM Fund, Inc. back then was an investment company committed solely in providing its investors with professionally managed vehicles to invest in diverse businesses in the country. In May 1996, it was again renamed as SM Development Corporation to reflect on its new business endeavor which is to venture into the real estate industry.
In the Philippines, there are two major competitors of SMDC: Ayala Land Corporation which, based on the CPM has a total rate of 3.26 (strong competitor) and Megaworld Corporation which has 2.75 (average competitor). SMDC has a total rate of 2.65 which manifests the idea that despite the fact that both of these companies are top performers, SMDC continues to create its name in the industry and achieve greater heights. In the recently concluded 8th Property Guru Awards 2020, SMDC bagged numerous awards including the Best Developer Award, Best Developer Lifestyle Award, etc. (SMDC, 2020). For over 25 years of being in the real estate industry, the company has provided quality condominiums, residences and comfortable homes at the most affordable price.
Based on the IFE matrix, the company’s strength is their capability of providing modern lifestyle amenities without compromising the safety and security of the people. Furthermore, its accessibility to various infrastructures such as shopping malls and its flexible mode of payment attracts a huge number of investors. However, its IFE rating is only 2.48 mainly because of the non-liquid asset which can lead to a possible loss in value and high maintenance cost. SMDC could further improve its performance by generating alternatives and feasible solutions that could effectively address these issues.
The overall responsiveness of the SMDC to its external factors is satisfactory at a rate of 3.22. This is due to the company’s external strategies effectively taking advantage of existing opportunities and minimizing the potential adverse effects of external threats. Currently, SMDC is ranked as the 3rd best real estate developer in the country based on the data released by Property Consultancy & Sales Associates Inc. in 2019. Thus, if they can further examine and analyze the opportunities and threats for the upcoming years in a wider perspective, they could create excellent plans that will surely benefit the company and improve its rank in the industry. In addition, being able to take advantage of the possible threats that may hinder a company's triumph is vital to leverage success. Towards its strategic goal in becoming one of the top competitors and leading real estate developers in the country, SMDC should highly consider market penetration and product development strategies as the suitable strategy for the company. Market penetration will equip the company in perfuming its name in the market, fueling great sales, revenues and attracting a wide range of customers by: (1) launching more projects not just in NCR but in the entire Philippines and (2) penetration pricing without compromising the quality of the properties.
Product development strategies include: (1) Expanding the company’s services which will thoroughly help in providing a much better experience and comfort of living to its investors and (2) Improving and adding modernly designed amenities which will enhance the appearance of every property and cater new demands of its investors for their very own satisfaction.
Other instinctive strategies include horizontal integration strategies through (1) purchasing new lands and building new real estate properties and (2) acquiring or seeking ownership/control over company’s investors. With the utilization of these strategies, the company’s vision of becoming the leading developer of world-class residences in the Philippines and a catalyst for a better life will be realized with high sales and revenues in the upcoming years.
With the appropriate execution, performance management and coordination with the operation and the corporate affairs, these recommended strategies will serve as the primary driver of SMDC triumphs not just in being one of the top competitors in the industry but also in magnifying its coverage and competencies, boosting the economy and company’s growth
INTERNAL ASSESSMENT
A. Corporate Profile
SM founder Henry Sy. laid the groundwork of and piloted the development and evolution of SM Investments Corporation (SMIC). What started out as a dream of selling a good pair of shoes to every Filipino has turned into one of the country’s largest holding companies today. In the six decades since, it has become a leading presence in retail, banking, and property development in the country and a rising presence in China. It has since innovated its products and services providing the best value in both aspects for its customers.
SM Prime Holdings, Inc. (SMPH) also has become the largest integrated property developer in Southeast Asia. In terms of assets, it is the largest in the country. Offering innovative and sustainable lifestyle cities alongside developing malls, residences, offices, hotels and convention centers, it has become the biggest retail shopping center developer and operator in the Philippines. From starting out as a humble mall developer and operator, it has currently established 76 malls in and outside Metro Manila and 7 shopping malls in China with 17,937 tenants in the country and 1,857 tenants in China.

3) Potential Development of Substitute Product - The threat of the development of substitute products for commercial space is moderately low, largely because there are currently no substitutes in the market, and no current market players are actively seeking out the development of such substitutes. Moreover, customers do not necessarily seek new kinds of office space, particularly as there are high costs to selling of buildings or ending leases early, as well as high transitioning costs once they have secured new office space. SMPH in particular keeps its tenants satisfied through its competitive prices and the close proximity to retail and transportation centers that its commercial developments offer.
4) Bargaining Power of Supplier - Despite the large number of construction firms and raw materials suppliers in the market, the bargaining power of suppliers remains moderate, due to the high values of commercial development contracts with major players, which has given rise to the popularity of long-term partnerships and/or construction subsidiaries. SMPH, for example, has the Associated Development Corporation.
5) Bargaining Power of Consumers - The bargaining power of consumers is moderately high in the commercial development market, primarily due to the fact that contracts with these customers are extremely high in value, as firms tend to buy or lease a large number of units at a time. Commercial space offerings, as mentioned earlier, are also largely undifferentiated, and offered to the same customer segment. SMPH addresses this threat with its approach of building strong and healthy long-term relationships with tenants, and leveraging on its strategic location.

It was stagnant in terms of sales and again this is because of the competitors in the real estate industry and in today's perspective and aspect it is really convenient and efficient for the people to find and locate for their own lot location.

I mean, I think they’re cute. The V/Palentines event in Masters brought about some really cute fanart for Serena/Dawn, and when playing through the event / seeing their dialogue in the Pokémon Center I think it’s easy to see why. I wouldn’t say I actively ship them, but I do like the art that I’ve seen and if Masters did want to set them up, I’d be down for it.
As for other ships . . . honestly I’m not too passionate about any of the protagonist ships. This is especially true for Gens VI, VII, and VIII, because with the benefit of character customization I play those games as myself, and as a result I end up wanting to adopt the characters that other people in the fandom ship the player characters with. Like for instance, when I played SM/USUM, I didn’t ship the player character with Lillie or Gladion because I was too busy wanting to adopt them both as my children instead. I understood why other people shipped the player character with Lillie or Gladion, but it wasn’t for me because I felt a desire to parent them instead, given that I’m so much older than they are. So while other players saw ship tease, I just saw myself signing custody documents for them.

Additionally, Hilbert is Blair, a shy boy who pairs well with Bianca. But that’d be too much to explain in a bulleted list, so. And while I did play SwSh as myself, I do like art I’ve seen of Gloria/Marnie and Victor/Hop, so I like both of those ships as well.

Today’s New York Times, my country’s newspaper of record, published this alarming pandemic update, The NYT sometimes does a terrible job. I am reminded of Catullus “Odi et amo.” Case in point Michael Kimmelman, architecture critic defaming the New York Time’s tradition established by Ada Louise Huxtable. Kimmelman praised the aesthetics of a pretentious $70 million community library in the NYC Borough of Queens. Multiple architecture award winner Steven Hoss designed a library not accessible to disabled children, adults nor to fat people.

Hodgkin’s is a form of cancer of the lymphatic system. In 1950, according to statistics published in Radiologic Technology, the chances of surviving all stages of the disease was 6 percent. The medical literature now refers to it as “a disease once considered fatal.” Today, the odds of surviving Stage I, the mildest of the four stages, are estimated at 80 percent.
In a society in which cancer is the second largest cause of death and in which there is increased concern for the dying, the problems of those who survive cancer have been largely ignored. Until recently, the fear of death associated with cancer was so pervasive that the medical and social‐service community even neglected those cured patients who, as a result of their treatment, have to live with practical physical problems.

On May 28, 2020, Amtrak tested the Avelia Liberty— the name given to the new Acela built by Alstom in Hornell, New York—for the first time under its own power to Thorndale. The next day they ran again to Lancaster Station on the Keystone Corridor, Amtrak’s Mainline between Philadelphia and Harrisburg, Pennsylvania. This is perhaps the only time in history Amtrak’s new Acela will run on this track, so we took full advantage to capture the move on our new 4K 60p camera in Ronks and Coatesville, Pennsylvania, mileposts 59.2 and 38.6 respectively, at the former Irishtown Road crossing and the stone arch viaduct, aptly named the Coatesville High Bridge. As a bonus, Norfolk Southern local H84 was on it’s way up from Coatesville to W&N Junction while we were awaiting the Acela, so we catch them returning eastbound at Downingtown Station. “The organizers behind Williamsport’s Soap Box Derby are in the planning process for their 2021 race. “However, the continuation of that race is dependent on the status of the COVID-19 pandemic moving forward, said Jim Campbell, director of the organization’s local branch. “The whole world is in a state of anticipation,” Campbell said of the current unpredictable nature of the coronavirus pandemic. “Soap box racing allows children ages 7 to 18 to race in a “soap box,” or a racing cart propelled by gravity. The race was revived in Williamsport in 2010, and ran for 10 consecutive years before the pandemic impounded the carts in 2020. “Campbell said, as far as 2021 goes, the race will be returning, and will adhere to all guidelines issued by government bodies.”

and Instagram as well so if somebody comes to your site they look around and they don't do anything that night when they're on Facebook kind of looking through their feed all the sudden they'll see an ad for your brand this is bringing you back to the top of their mind they're like hey I didn't have time earlier to put my credit card in there because I was getting interrupted but hey I do right now on this commercial that's on TV so I'm gonna buy right now so by doing retargeting in a dynamic way you're gonna bring a lot more sales back to your business tip number seven is to make sure that you're running Facebook and Instagram ads these are huge channels today people are on Facebook all the time so you're going to want to target people on Facebook and the targeting is so intense that you can get right in front of the person that would be for your product so one example like that is let's say that you sell gymnastics equipment to kids particularly to girls in particular you could actually target mothers that make over fifty thousand dollars a year that have daughters that are in gymnastics how targeted is that if these mothers see these ads they can afford it right they're making enough money to afford it they have daughters in gymnastics it just only makes sense they're gonna like your product they're gonna understand your brand and they're gonna eventually buy from you so make sure you take advantage of Facebook and Instagram ads those two channels are big breadwinners for e-commerce stores today tip number eight invest in your social media organically whether you need to do this yourself or hire somebody or hire another company you need to make sure you have an organic presence on social media what that means is you're posting content you're engaging on social media so not paid ads but just being involved being a part of social media today by doing this this is gonna be building your brand following organically so eventually you have 10,000 followers a hundred thousand followers the more followers you have as you're posting content building this awareness you're only going to get more sales tip number nine is to automate your email marketing email marketing is hugely important a lot of e-commerce stores fall short because they spend a lot of money to get that customer to make that first purchase but they don't remarket to those people via email marketing and other channels to get them to come back and make future purchases if you could just get each of your customers to make one more purchase than they normally do think about what that does to your revenue so with email marketing it allows this an automated way to make that happen so here's an example you could set up an automated campaign for holidays you just set this up at the beginning of the year for the whole year with promotions on all these different holidays that automatically get sent to all of your past customers so that's one example there's tons of other examples like sending them automated emails to capture reviews for your products is another way to build product review content way if you're creative with your email marketing and you automate it this is gonna scale your business so that you can increase your sales overall and increase your return on investment on your marketing dollars tip number ten is invest in SMS marketing SMS marketing is text message marketing reason why that's important is because only about 20% of people will typically open up your email sometimes even less and they also won't open it up in real time there's lag there right but with text messages it's almost a hundred percent of people open the text message and most of them are within a five minute window so that can be really powerful on slow sales days on the end of the month times when you need to clear out old inventory stuff like that so build a VIP text message marketing campaign and one way to do this is put a banner on your site that says hey for Vi VIP deals text something like hot deals to 399 702 opt in and get an immediate 20% coupon right now by doing that it gets people to opt-in to get that coupon but now they're in that list for future VIP deals that you can tap into when you need to tip number 11 is to use a CRM so many e-commerce stores don't really have a CRM they're actually using the backend of their car to look at customer data and kind of using that as a CRM that's not effective you want to integrate your cart with an actual CRM so that you can populate all of your customer data and even add additional data in there as you get to know your customer and so if you hire a sales person or if you're the sales person working through the CRM and actually making proactive calls to your customers can be life-changing for your business if you just reach out say hey how was it did you get your package in time is everything going okay for you what else are you interested in can I keep an eye out for other deals that come up and let you know do you have any kids where are their birthdays what are they interested in if you get to know the customer you can save this information in your CRM your salesperson can just continually follow up these people and I'm telling you you'll see four or five times more sales per customer than you would otherwise so it's a huge investment but a great return to look at a salesperson in a CRM and connecting those into your process within your e-commerce business last tip tip 12 is to create a customer care package that you send with all of your product purchases to the customer so don't just send them a bag with a logo on it send them a nice package that has a handwritten note it has a coupon in it for a future purchase that maybe has a referral card in there they can give to a friend this is gonna be a nice experience for the customer and it's really going to give them a good sense of feeling towards your brand and probably get them to come back and purchase it with you again but one really hot tip here is if you're selling on other channels such as Amazon or something like that when you send those products with the care package the coupon and whatnot should recommend they come back to your branded website to make future purchases this is gonna increase your profitability right and get your brand going on your own website which is what you want to do so take advantage of these care packages design something real nice and when they receive your product you stand out in the crowd from other businesses you may could be competing against so #PHinfo: PSA reminds registrants on documents to bring to PhilSys Step 2
ILOILO CITY, Jan. 29 (PIA) - - The Philippine Statistics Authority (PSA) Region VI is reminding registrants on the necessary supporting documents to bring during the second step of the Philippine Identification System (PhilSys) registration tentatively scheduled this coming February.
Step 2 registration is the validation of supporting documents and the capture of biometric information of individuals who participated in the first step of the registration phase which involved house-to-house collection of demographic information of these individuals and scheduling of their appointments to the registration center.
PSA VI Regional Director Fred Sollesta said the primary documents that are required for registrants to bring at the registration centers established by the different local government units in the region are PSA-issued Certificate of Live Birth and one government-issued identification document which bears a full name, front-facing photograph, and signature or thumbmark such as DFA-issued Philippine passport or e-passport; GSIS or SSS-issued Unified Multi-purpose Identification Card (UMID); and Land Transportation Office (LTO)-issued Student License’s Permit or Non-professional/Professional Driver’s License.
Secondary documents that can be presented at the registration center include: LCRO-issued Certificate of Live Birth, PSA-issued Report of Birth, PSA-issued Certificate of Foundling, Integrated Bar of the Philippines Identification Card, Professional Regulatory Commission ID, Seaman’s Book, Overseas Workers Welfare Administration (OWWA) ID, Senior Citizen’s ID, SSS ID, Pantawid Pamilyang Pilipino Program (4Ps) ID, License to Own or Possess Firearms ID, NBI Clearance, Police Clearance/ID, Solo Parent’s ID, PWD ID, Voter’s ID, Postal ID, Taxpayer Identification Number ID, PhilHealth ID and Philippine Retirement Authority-issued Special Resident Retiree’s Visa, and a national ID from other countries
Registrants must also bring their appointment slips indicating the place and schedule of their Step 2 registration.
Sollesta said if the registrant lost his/her appointment slip, the registrant must present the text or email message to the PhilSys personnel containing his/her appointment reference number (ARN), schedule, and venue of registration.
With the latest update of Step 2 Registration, the registrants will be duly informed of their new schedules via SMS or email message.
In Western Visayas, around 2.1 million individuals have completed the Step 1 registration of the PhilSys that intends to provide Filipinos with a valid proof of identity for easier accessibility and application for public and private transactions, opening of bank accounts and eligibility to social welfare programs and benefits from the government.

The Drug Information Association (DIA) and Tufts Center for the Study of Drug Development reported results of a study of 22 pharmaceutical companies to document benefits of patient engagement. A working group organized by the Clinical Trials Transformation Initiative has created a model for measuring financial value and impact.Their first publication is expected early this year.
4. Patient data are earning respect. FDA approvals for the first therapy to treat Duchenne muscular dystrophy and the first artificial pancreas device to improve control of type 1 diabetes were informed by patient preference studies and draft guidance prepared by patient organizations, as well as effective long-term engagement with the agency about patient-centered descriptions of unmet medical need and acceptable benefit-risk tradeoffs. Patient registries are gaining recognition as sources of real-world evidence and inputs to a learning health-care system, as acknowledged in the recent New England Journal of Medicine article about transforming evidence generation written by leaders at the FDA, NIH, Centers for Medicare and Medicaid Services, Department of Veterans Affairs, PCORI and other institutions. 5. Enhanced federal policy measures. The 21st Century Cures Act became law on Dec. 13, with broad support in Congress and the Obama Administration. Several of its provisions will help to foster patient-centricity, including Title III, Subtitle A: Patient-Focused Drug Development. By mid-June, the new administration is required to issue its plan for several new guidances that describe how the FDA will collect and use patient experience data in regulatory decision-making. Similarly, the commitment letters negotiated by FDA and industry for user fee agreements for drugs (PDUFA-VI) and medical devices (MDUFA-IV) placed a high priority on defining processes for patient input. The incoming 115th Congress and Trump Administration will be responsible for enacting these agreements through authorizing legislation before the fiscal year ends on Sept. 30, 2017.
6. Aligning on value. Few payers are routinely tapping into patient views on value as they make coverage decisions, but that is starting to change. Health Technology Assessment International has developed resources for integrating patient and citizen perspectives into policy and clinical decisions about health technologies. The Institute for Clinical and Economic Review has made concerted efforts to explain its methodology for public participation and to encourage input from patient advocates and organizations. The National Health Council developed a “Get Ready Checklist” and a Patient-Centered Value Model Rubric to aid engagement. FasterCures and Avalere partnered to launch the Patient Perspective Value Framework initiative, guided by a multi-stakeholder steering committee. The draft methodology was released at our Partnering for Cures conference in November, and we are analyzing feedback received to shape further development and ways to pilot the framework.
7. Projects with scale. The expanding science of patient input has formed as a patchwork of localized efforts to create frameworks, tools, templates and case studies. Two large-scale efforts promise to knit together a lot of what has been done to date. In the United States, the NIH “All of Us” SM Research Program aims to recruit 1 million volunteers in an effort to extend precision medicine to all diseases. Through a series of partnerships with and funding awards to other institutions, this federal initiative intends to “set the foundation for new ways of engaging research participants, sharing health data and information, and employing technology advances to mine the information for comprehensive results.” In Europe, the Innovative Medicines Initiative (IMI) has issued a call for public-private collaborative research to build on existing tools to “provide a blueprint and tools that will enhance engagement and make it a seamless part of the R&D and decision-making processes” across the lifecycle of medicines. IMI plans to invest up to $9.5 million in support of the work.
There is much work in the year ahead to continue shaping and solidifying the practice of patient-centricity and to make it the rule rather than the exception so that patients themselves begin to experience the benefits. Even so, nascent efforts are maturing, and the number and scope of dedicated resources are expanding. There are good reasons to believe patient-centricity is no fad – it’s got real momentum. Continued collaboration, persistence, flexibility and a commitment to continuous improvement will further strengthen progress and the shared success we can report a year from now.
