I am so unbelievably pissed off. FUCK HOAs
Oh, my trash/recycling bin can't be visible except on pickup day? Ok whatever fine I hate you but I can deal with this
Weekly inspections?????? FU FU FU FU FU
SECOND NOTICE ALSO WE'RE CHARGING YOU MONEY TO SEND YOU CERTIFIED MAIL OF THIS TOTALLY LEGIT TOTALLY SECOND NOTICE OF WHAT IS ACTUALLY A VIOLATION cue me: checks notes. Hmm. My recycling bin was. on the curb. on recycling pickup day. You know. The day it has to be out. The day it is motherfucking ALLOWED TO BE FUCKING OUT AND VISIBLE.
so. 1) not a violation
I have sent them the trash AND recycling pickup schedules, which are DIFFERENT, btw
I have disputed the fact of the violation
I have disputed the linking of this "violation" to a previous violation MONTHS AGO--their "first notice" in this case was a "Courtesy Notice" LITERALLY 5 MONTHS AGO and they've done so many inspections since then and my bin CLEARLY WASN'T OUT IN THOSE INTERVENING MONTHS so WTMFH
So I am posting like a crazy person here instead of sending the absolutely deranged email I almost sent (I did send a slightly less deranged version with the disputes, and requesting a hearing)
OMG. It has been. Less than one hour since I learned this fun fun news. My bin was out YESTERDAY, y'all. YESTERDAY. I am going to blow a gasket
#it's a relatively privileged problem to have (omg i have a home truly i am grateful) but it's still a goddamned problem and i'm allowed#to fucking complain about it#in case it needs to be said#*rolling my eyes*#i advocate for free/actually affordable housing for everyone who needs it because we ALL deserve a safe secure stable home#whatever type of home that may be#it is absolutely goddamned ridiculous that megacorps can buy all the housing#rent it out at extortionate rates and evict people willy nilly#and we're talking about a “housing crisis” and not a “STOP LETTING CORPORATIONS AND BILLIONAIRES HOARD ALL THE HOUSING” crisis#goddamn.#ha elect me president (ahaha don't do this i am not a good public speaker) and I'll push congress to pass some really neat legislation#hey be more direct: elect me to congress (ahaha don't do this) and i'll WRITE some goddamn nifty legislation and yell about it as long and#as loud as i can until people start to just fucking say yes to make me shut the fuck up#(i know that's not how it works. again. don't actually elect me to a government position)#exemplia gratis:#No individual person shall own more than 6 homes UNLESS they pay a Housing Market Shrinkage Fee for removing viable housing from the market#why 6 and not 2? 2 is a lot! it's excessive! but having A vacation home shouldn't be a crime. Having 5 vacation homes is ridiculous and#awful and whatever but it's not likely to be the source of all our greatest “housing shortage” problems. no. I'm aiming for the absolutely#monstrously greedy and egregious motherfuckers who---ok#hang on. how many homes does the average min and max homeowner own? I would like to see data on that. but anyway#the next part of the legislation:#Homes owned >6 shall be charged X% Housing Market Shrinkage Fee UNLESS they are rented for affordable (15% or less than renter net income)#housing and are actively occupied by said renters. Rented out and charging more than 15% of renter's net? still gotta pay up.#EMPTY housing >6 shall be subject to an additional Y% Housing Market Shrinkage Fee (tax? should I call it a tax?) which increases with ever#month that the housing goes unoccupied. no one living in it? sell it rent it or pay the fuck up. and still pay the fuck up if you rent it#for way too goddamn much money#but like. less. we only REALLY hate you if you sit on empty houses that you don't even let anyone use#ok that's individuals. now onto BUSINESSES#ok so immediately it gets a little complicated cuz like presumably there's rental management businesses that don't own the rental propertie#that they manage BUT there are also companies that just outright own a shitfuckton of housing and THIS is the truly egregious monstrous sid

THE COTTAGECORE MARI AU PROMPT THAT NOBODY ASKED FOR
Pairing: Daminette (edit: they’re like 19/20 in this, post high-school)
Rating: It has mature themes, you have been warned. But it’s pretty tame at the same time. Violence + Sexual Themes
________________
Mari is diagnosed with PTSD and anxiety disorder after she quite literally removed her beloved city’s supervillain (and her dear partner’s parent) from the plane of existence. Like she removes the suffering from the minds of all of Paris and has Gabriel written off in a car accident a year after his wife’s disappearance. Only her Court (Adrien, Kagami, Zoe, Alix, Max) and the Order remembers. Mari and Adrien decide not to pursue a relationship. They’re both healing and are decidedly better off friends - siblings in everything but blood.
Lila, who was not punished due to her not really being a miraculous holder and upsetting the balance, continues to slander Mari. Her class isn’t hostile but has no desire to interact with the “new and mean Marinette” Lila was painting her to be. It’s still a huge betrayal given the fact that Mari was supportive and very generous to these people.
So here’s how her new housing arrangement works: have you ever wondered how Gina can afford to travel around the world without a job? Yeah, I think she came from money. Like, old money - real estate old money to be precise. Passive income and such. Hearing about her Fairy’s situation, she offers an unused property at the countryside of Metropolis.
Marinette’s therapist and parents approve of her vacationing there for the summer when they realize that her stressors and triggers where all environmental. So off our girl goes!
Note: She does not have the mother box with her anymore, just Tikki, Plagg, and Kaalki. (She does have unrestricted access to it as the Grand Guardian though - she trains with the Order once a week in Tibet until she doesn’t)
Mari is aware of the Supers and was relieved that the Kwamis don’t show up in x-ray visions and with the fear of them eavesdropping she learns FSL to communicate with them.
The townhouse and the verdure around the property inspires Mari to start a garden. The quiet oddly soothes her and when she feels lonely she goes into town or the nearby farmer’s market where she charms the locals. She meets the Kents - they love her! Martha enjoys baking with her. Lois uncovers her identity as Jagged and Clara Nightingale’s exclusive (and reclusive) designer - they bond over fashion trends and the gossip surrounding the industry. Clark and Jon were another story.
She figures them out having sensed the same soul in Superman and Superboy in this father-and-son duo. They x-ray her as a precaution and finds the mysterious cracks and evidence of past injuries that should have killed her. There’s a very anti-climatic reveal that Martha and Lois are not privy to with respect to Marinette’s wishes.
At least one Kent would be in her home during the day. The Kwamis are free to roam around when it was Clark and/or Jon visiting. She ends up bonding with Jon who also grew up too fast (metaphorically and literally).
She ends up extending her stay in Metropolis indefinitely. Her parents also decided to open a branch of their patisserie there which Mari managed. They visit her as often as they could.
Mari was dismayed to find that no, Metropolis had no schools with both a fashion and business degree - that’s how she ends up in Gotham University.
Jon tells Mari about a Damian - a friend of his.
J: He’s
. uh
 he has a big heart.
M:

J: He’s a bit of an asshole(?)
M: Ah.
Mari meets Damian who reminds her of Kagami - antisocial and proper. They share a few business classes and are both members of the art club.
Mari is still this ball of anxiousness and has only allowed Mia “Maps” Mizoguchi and Katherine Karlo into her life, the former she learned was close to Damian - she didn’t mind when she and the girls met up with Damian, he was quiet, honest, and minded his own business. Through their hangouts Damian finds out about the friendship between Jon and Mari.
He’s hesitant to befriend her at first due to the conflicting rumors about her: due to her timid personality she had a split reputation. One side called her sweet, shy, and kind. While the other calling her arrogant, high-maintenance, and rude. He soon finds out that the latter half were spread by cliques who’s offer of friendship she declined and men she rejected. He was glad that he relented to Maps’ insistent invitations - she was a decent person to hang out with and it didn’t hurt that she was pleasing to the eye. (She also enjoyed sharing her vegetarian salads with him - he starts appreciating it more when he learns that she picks the vegetables straight from the garden she grows.)
As her luck would have it, a robbery unfolds at one of their favorite coffee spots. Mari and Damian - who were both pretending to be civ - try to find a way to protect their friends. The robbers recognizes Damian as a Wayne and takes him and another GU(a school for rich and affluent people’s children) kid - Marinette - who had stood in front of her friends.
They’re gagged, blindfolded, and carted off to who knows where. Damian discreetly activates a distress signal and the bats spur into action. Mari, aware that she was sturdier than Damian, draws the men’s attention to her (she purposely pisses them off and gets beaten up when they start to pester Damian).
M: [removes her gag somehow] Really? A ski mask? And in black? How boring can you get?
*Damian shaking his head furiously in the background*
Kidnapper(KN): Shut up, girlie!
M: You know I always wondered how Kidnappers could have a secret a warehouse as a hideout. It’s not like you can afford the rent—
KN: Are you trying to get yourself killed?
M: You’re backed up by some politician aren’t you?
KN: H-How the fuck did this bitch know?
M: There’s literally a stack of campaign papers behind you.
KN: Wha—
M: That’s some shit graphic design by the way. I’ve seen grade schoolers that can do better.
KN: [points a gun at her] Shut up or I’ll blow your brains out.
M: You wouldn’t.
KN: The fuck do you know—
M: You need me alive to get ransom from my parents.
KN:
Nobody said you had to be in one piece though.
M: Touché—[get slapped hard]
*Damian basically starts convulsing in the background*
M:
Damn. You punch like a cunt—[And the kidnappers basically start to rough her up]
The bats arrive in five minutes and it’s Red Hood that finds them first. He sees these mf’s beating up a woman and goes ballistic(pun intended). Red Robin and Spoiler has to forcibly restrain him when he starts to use his fist instead of his guns.
M: [bleeding and bruised] And that’s how you deck someone, you amateurs.
D: [who was released by Black Bat is confused, mad at himself, and in awe] You blithering idiot! Why the fuck would you aggravate our captors like that?
M: [delirious] It was either you or me Damian. Can’t have your pretty face damaged now, can we?
D: [Is floored and very concerned] And what of yours?
M:
 dun worry—my assets are
elsewhere
 [passes out from the pain]
D:

Later, his family would tease him about the flirting when he isn’t all sensitive about the incident.
Winter break comes, most of the Batfam visits the Kents(they have a penthouse/some ridiculous property in Metropolis) as a tradition. The Kents went to visit Gotham and stayed at the manor last year.
(Batfam who went: Bruce, Dick, Jason, Steph, Cass, and Damian)
They visit Mari too. Dick and Steph are absolutely thrilled about her cottagecore lifestyle. So much so that they match her aesthetic and begin helping out in the garden - they send pictures to Alfred who request they bring back fresh produce.
Jon and Jason plot to get Damian and Mari together. Unbeknownst to them that Damian was already resolute on courting Mari like the decorous man that he was - he didn’t know what he was doing but Mari’s flush when he initiates flirting tells him he’s doing okay.
Because of his childhood, Damian was never the type to be touchy but imagine his shock when he finds out that one of his more prominent love languages was physical touch. He realizes he’s touch-starved almost immediately when Mari starts giving him small touches like a hand against his bicep, she had a fondness for touching his hair which never failed to deliver a shiver down his spine, and hugs from her are comforting - she felt like home.
Meanwhile Mari does not have any idea how she survived the early stages of Damian’s advances. He was blunt and did not pull his words with insults but it apparently translated to him being verbally open with his affections.
M: I always wanted to be the Knitting Fairy while growing up.
D: Does it not please you that you became a garden fairy instead?
M: Huh, that doesn’t sound so bad.
D: Well, you certainly look the part.
M: [turns into the same shade as the poppy beside her]
And then when the tension between them became more prominent he wasn’t shy with dropping innuendos too.
M: [open’s the door for Damian, haggard from lifting sacks of garden soil] Oh, I didn’t know you were coming so early. I’m a bit of a mess. Sorry.
D: [Tilts his head] You say that as if I wouldn’t appreciate you sweaty and tousled after a rigorous activity.
M: [self-combusts]
And when the touching began?
M: Damian, what color do you think looks better with this shade of blue?
D: [places a hand on her side while looking over her shoulder] I think the a more neutral cream would do.
M: [stops functioning]
Their first kiss?
Pulled straight out of a book that Marinette only read in the privacy of her bedroom.
They’re teasing each other, it evolves to a game of cat and mouse with Damian skillfully evading her. She corners him by turning on some of her sprinkles. He gets wet, growls in the way he would in Mari’s dreams, and pulls of his shirt. She’s too distracted by the hard planes of his stomach to notice him prowling towards her like a beast moving to claim his prey. He picks her off the ground with ease - he’s a foot taller than her - and takes her to the sprinklers.
(I’m going to write this part out properly, maybe to inspire myself or a potential adopter of this prompt)
“Nononono!” Marinette shrieks as the first round of water splashes her. She writhes but Damian had her arms held down her sides.
“All is fair in love and war, Ya Amar.” She ignores the endearment in favor of closing her eyes as the sprinkles rotate in their direction again. But she knows what it means. Ya Amar. My moon. His moon. The water had nothing on the chill that ran down her spine
The water stars seeping into her intimates and she’s soberly aware that the light fabric of her dress would betray her. It doesn’t take long for Damian to discover that fact, he releases a strangle sound. She opens her eyes, he snaps his eyes from where he was clearly looking at her chest. He scrambles to drop her.
“Shit— I’m sorry. This was not my intention—“ he starts but she’s faster. Her now free arms grasps his shoulders and without a second thought, she drops her lips to meet his. Damian inhales sharply and he tilts his head, temporarily breaking the kiss before raising her higher and pulling her by the back of neck - he kisses her with hunger and passion that has Marinette melting further against his chest.
She wraps her legs around his back and he moves to tightly grasp both the back of her thighs. She would worry about bruises later when she didn’t have Damian’s tongue caressing her own. He drops them to the ground and Marinette does not release her hold over his waist. She whines against his lips when she feels the consequences of their activity.
His hands start wandering as he greedily collects and files the sounds that leaves her lips. He begins to trail kisses down her neck to the neckline of her dress that now clung to her body like a second skin giving him his first peek at the maddening shape of her body. And just when he trails a finger against the underside of her breast a loud noise pulls them apart.
Jason finds them and the sight in Mari’s garden has him dropping the shovel he was asked to bring over.
J: Fuck! No, don’t stop! Hell—I’ll leave—I didn’t see shit!
D: [moving to cover Marinette who covered her face in embarrassment] Fuck off, Todd!
J: I’m sorry! [slams the door shot]
D: Tt.
J: [shouts from inside the house] Use protection!
D: Todd!
They started officially dating that day and Jason had no reservations in sharing that he definitely cockblocked his little brother much to Mari and Damian’s horror.
Both keeps the PDA to minimum in school but it was very clear how amorous they where in “private”. There is a table in the art hall that Mari can’t quite look at without blushing to her roots.
She finds out he’s Robin after her first encounter with his alter-ego. He confesses his past when she confronts him. There’s fear of abandonment in his eyes when he gazes at her after his spiel but she kisses his worries and doubts away. She even goes to show her appreciation for his years of service to Gotham.
Her reveal happens when she unceremoniously drops a vial in Jason’s hand claiming that it would remedy the effects of the Lazarus pits with continuous use - it was completed after a year in the making.
Cardinal joins the Batfam occasionally as part of Batman’s contingency plans. They respect her choice as a retired super-soldier and try to keep her out of the business which she appreciates. She is officially initiated as a member of Justice League Dark as an informant/magic specialist and a wildcard.
Years later, she legally inherits the property from Gina when she and Damian get engaged. Damian moves in with her and she lives her cottage life all while being a reclusive designer that comes out once in a while for fashion week.
FIN
AN:
Maybe there’s a Lila take down somewhere but I don’t have the energy to write her at all. We all know its Damian and Tim that makes sure she never sets a foot in high society ever again.
Ig add some details about learning to healthily cope with her anxiety disorder under the guidance and love of her found family? (I have a similar illness but me and my therapist are still figuring it out so I have little idea how to write this) Her PTSD does not need further discussion (miss ma’am had to kill someone) but her anxiety disorder stems from the fact the she’s a person who’s in charge of world-ending powers - everyone and even yourself can become untrustworthy. She starts to get nervous from misreading body languages and everyone is suddenly out to get her.

HOUSE MEANINGS IN ASTROLOGY
Tumblr media Tumblr media Tumblr media
[READ] People often question why there’s so many meanings for each planet/house and the reason is so that you can learn more than just one thing about yourself through each placement. Otherwise astrology would be very vague and boring. These are all meanings that I’ve learned from my astrology classes at Kepler College

Help! My Girlfriend Bought Me A Million Dollar House And Raised My Kids And All I Got Was This Million Dollar House And Someone To Raise My Kids, When Is It Finally Going To Be My Turn To Get A Break??????
Pay Dirt, Slate, 17 April 2023:
Dear Pay Dirt, My longterm girlfriend and I disagree about whether a $30,000 inheritance left to her by her great-aunt should be “her” money or “our” money. She wants to spend a large part (almost a third!) of it on expensive supplies for her hobby. I think that we should save most of it and use some of it on a vacation since we both find traveling extremely romantic. My argument is: 1) I don’t care about her hobby, but we’ll both enjoy a trip abroad; 2) we’ve lived on only my (admittedly low, since it’s academia) income for over a decade, so according to her own rule about entitlement to “her” windfall, shouldn’t she technically have been entitled to none of my wages all these years? Her argument is: 1) she had to put aside her hobby for many years to raise our children (it’s not a safe art form for young kids to be around) and yearns to return to it; 2) she paid entirely in cash for our $950k house at the beginning of our partnership (though my income pays the property taxes and maintenance costs), therefore she alleges that we haven’t actually been living on solely my income because I’ve been saving on rent all these years. I feel resentful of the double standard about control over finances and hurt that she would rather prioritize her own joy over our shared joy. She feels impatient to reconnect with her hobby and hurt that her contributions to our lifestyle are unseen. How do we reconcile our different viewpoints? How should the money be allocated? Is there something that we’re missing? —I’m About to Glass(Blow) a Fuse
Dear About to (Glass)Blow a Fuse,
I hope you don't mind that I corrected your very clever parenthetical sign-off! You're understandably dealing with a lot of hurt right now at the hands of the cruel and self-absorbed girlfriend who bought you a million-dollar home and abandoned her beloved hobby to raise your children, so I totally get why a brilliant, overworked, and under-appreciated academic genius such as yourself would fuck up something so incredibly simple and obvious, you poor thing. Really speaks to the distress you're in as the victim of this woman's sordid scheme to steal every ounce of joy from your life by experiencing some of her own after decades of managing your household for you for free.
Great relationships are built on the exactly equal division of all resources, and it sounds like your girlfriend has trouble grasping this because she seems to believe that the home you live in and the time she has invested raising your children for you have value, when of course they do not. The only thing that has value in this world is cash money, which is why we call it money. If parenting were valuable, you'd be able to trade it on the stock market! And what was your girlfriend going to do, not live in a house? These are things she'd have done with her life anyway, and they don't get to count toward her contribution to the household just because she did them for and with you instead of expressly and specifically pursuing her art. Whereas who knows what you could have done with your life if you hadn't been locked into a free house and a partner dedicating herself full-time to keeping your children alive for you?
Now, after all these years of being nothing but a worthless freeloader whom you support out of the generous goodness of your kind heart, your girlfriend has finally acquired something of value, and she wants to keep an entire third of it for herself? To do something that doesn't directly benefit, enrich, or entertain you personally? That's not equity, and it's certainly no way to repay you for periodically writing checks to the plumber. Isn't it about time you finally got something out of all of this for your trouble?
What benefit is there for you in having a partner who enjoys the sweet satisfaction of creative fulfillment after years of yearning to express herself? What kind of weirdo wants their girlfriend to have her own interests? And what kind of ungrateful hussy doesn't jump to spend thousands of her own money on a romantic vacation with someone who actively resents even entertaining the possibility of the idea of her doing something that makes her artistic spirit sing?
The balance sheet of this relationship is indeed all out of whack, and it's too bad that it's taken this long for your girlfriend to see just how uneven your bargain has been. If we're going to get technical about what has "value" in a relationship — and it does seem like your girlfriend is an inveterate bean-counter in the worst way around this stuff — the best way to reconcile your mutual account, as it were, is to present your girlfriend with an itemized bill for all the services you have provided her over the years, such as allowing her to buy you a home, permitting her to forego a wage-earning career, and gifting her with the opportunity to abandon her favorite hobby. That should pretty swiftly put everything you're "missing" in stark relief, and solve the question of how she should allocate her money in the future.

If this were an AITA, I think this would be an ESH. Like this is a fucking nightmare to happen to your property. But I also kinda cringe that she bought a house and then immediately put it on the rental market for $8,500 and didn't vacate the apartment she was obviously paying way less money for (like people are free to make money and manage their money, I get it, but the housing sitch here is real fucking bad so my well of sympathy is low).
But also, scammers gonna scam, I guess?
Fuck Airbnb, goes without saying.
Just...for real, everybody sucks here.

As a Floridian, let me just say something about water.
It is not an ornament. It is not a playground. It is a soup of fish poop and lawn fertilizer runoff and sometimes reptilian carnivores that preceded and outlived the dinosaurs. It wants you to gawk at it and forget about inconvenient details like "flood plains" "storm surge" and "evacuation zones." But water is patient and given half a chance or 140 mile an hour winds blowing out from the sea against the coastline, it will take back that mangrove swamp that developers half a century ago drained off and sold to unsuspecting dupes as "paradise."
I personally didn't lose anything in Helene or Ian or Charley, but I've known people who did, and I have had the experience of trying to estimate how screwed I was based on the water level against the mailbox.
What is happening in Florida ironically fits a model that has been discussed in many places but especially Robert Evans et al's "It Could Happen Here" with is term "the crumbles." Less of a sudden, sharp societal collapse and more of a slow but steady erosion. There are people along the Florida coastline, especially in Big Bend (that's the curve between the peninsula and the Panhandle for those not in the know) and the Fort Myers metro area that have experienced devastating flooding two or three times in two years now. The insurance market is a mess because not only is a bad for profit business model to insure coastal Florida areas, its turning into something that's simply not feasible. The money just isn't there.
So what does that mean longterm? Well for the near term, probably an acceleration of existing trends. People who already were being priced out by property taxes and the uninsurability of their homes and business calling a quits and leaving for other areas. If you leave in a rapidly overheating housing market in the Sunbelt, you may very well already be familiar with refugees from Florida's insane politics and crazier housing costs turning up.
The properties they sold off or abandoned will likely be acquired by deep pocketed interests who will redevelop them into some mix of more resilient or something more disposable: expensive timeshares and vacation rentals for instance. Itinerant residents tend to have no loyalty to the community, resent paying into schools and infrastructure, and care little if the area is ecologically ruined and denuded of native wildlife and plant life because for them the carefully manicured and managed illusion of nature will be assumed to be reality.
As a Floridian is my deep seated conviction that having your economic driver be tourism and planned communities breeds reactionary politics. Hospitality doesn't really care if its workers are well educated as long as it has workers. If it has to import those workers and have them live dormitory style, then that's what it will do. Hospitality has no vested interest in infrastructure beyond the walls of its carefully curated experiences, although too much crime and poverty in the news might be a problem.
This is much the same for planned communities that market heavily to remote workers and retirees out of state. Thus there's money for law enforcement but not public infrastructure, public green spaces, education, healthcare etc. because there are amenities to be provided at a premium and on a for profit basis by the owner, not entitlements for people outside the walls of the planned community.
And it almost assuredly breeds contempt. The maintenance department, the check in clerk, the ride share driver: these are not your neighbors. They're from another country, if not literally, then proverbially. They're from the outside. The outside where it is dirty and people are presumed uneducated, coarse, and unruly.
And of course, savvy politicians lean into this. Watch the political ads. The real Floridians are identified as retired or upper middle class suburbanites. No one is for the farm hands picking the ever declining citrus monocultures, the crops falling prey to disease and the land itself becoming more valuable for housing than it is commercial use. If you have a lawn care or pool cleaning business, you can imagine they're talking to you when they talk about small business owners, but there again its not as your employees or perhaps even you get to live in the same neighborhoods as your clients and increasing its not clear you get to live anywhere.
There is some small, dark satisfaction to be gained from the knowledge that, much like the next wave of construction that will happen along the coasts, the pastures, wilderness, and farmland being paved over has been left green for good reasons and the bill for fraudulent impact assessments and security theater flood mitigation will come due. But the developers will have long ago fled town with suitcases full of cash, leaving their tenants waist deep in sewage and hungry reptiles after substandard seawalls and pumps failed.
It would be easy to hate the ignorant who didn't look beyond the walls of their gated communities. In the end they will be suckers and I pity them because many of them will lose family photos and home equity, only to have their insurance company declare insolvency and fight their claims tooth and nail. Many of them will not be the uber rich, many will be the petite bourgeois whose extravagant (by our standards) lifestyle was always far more perilous than they or we could have possibly imagined.
Because water is patient and it will have its swamp back.

The holiday property market along Bulgaria's Black Sea coast is experiencing a shift away from its previous dominance by Russian buyers, now attracting a blend of younger Bulgarian professionals and retired Europeans. According to a comprehensive report by BTA, half of the buyers for seaside apartments are Bulgarians under 30, primarily from the IT sector, while the other half consists of retirees from Germany, France, Italy, and the Netherlands.
Demand is particularly strong for two-bedroom apartments within gated complexes, with average prices starting at 1,900 euros per square meter. Maintenance fees, which cover amenities like pools and gyms, no longer deter buyers, who typically spend around BGN 60-70 per month on these services. Ukrainian investors are also entering the market, focusing on new residential developments near the sea.
This snapshot of the summer holiday market in Bulgaria was detailed by Atanas Argirov and Stefka Kalcheva, members of the National Association "Real Estate" Management Board.
In Varna, residential property prices have surged by 60 percent over the past two years, prompting a shift in buyer interest towards vacation homes. Atanas Argirov notes that holiday property prices have also risen, albeit more slowly, by 25 percent during the same period, indicating a stable upward trajectory despite lagging behind residential real estate.
The preferred locations in Varna include areas around the city center like "Sts. Constantine and Helena" and its surrounding districts. These locales, increasingly structured as residential hubs, appeal due to proximity to amenities such as large supermarkets and easy access to Varna and Vinitsa districts. The trend shows an almost equal number of permanent residents and vacation property owners in these areas.
In Golden Sands, demand for vacation properties is also on the rise, particularly within closed aparthotel complexes used mainly as second homes rented out during the summer season. Despite limited year-round inhabitation, interest remains high, with several new residential projects underway in "Sts. Constantine and Helena" and ongoing development in the Golden Sands area.
Buyers in Varna predominantly favor two-bedroom apartments, which account for about 40 percent of all real estate transactions in the city. Larger units with more than three rooms are preferred by IT professionals, who utilize them not just as residences but also as workspaces, reflecting a growing trend towards multifunctional living spaces. Security and amenities in gated communities attract over 80 percent of buyers, with rising maintenance fees posing minimal deterrent.
Approximately 60 percent of new buyers in Varna and its surrounding resorts are aged between 25 and 35, many of whom work in the IT sector. Bulgarians make up the majority of purchasers, while retirees from Western Europe constitute a smaller yet significant demographic, alongside buyers from Ukraine and Israel. The departure of Russian buyers has led to a smaller foreign presence in Bulgaria's real estate market, with Ukrainian investors beginning to play a more prominent role, particularly in high-end developments near Alen Mak and Manastirski Rid.
In the Burgas region, interest in vacation properties is steadily growing, with Bulgarian citizens accounting for 50 percent of transactions. The remainder includes retirees from Germany and a diverse mix of buyers from Poland, the Czech Republic, Israel, and Russian-speaking countries. This influx has partially offset the decline in Russian buyers, who face logistical challenges in utilizing their Bulgarian properties due to visa and transport restrictions.
Property prices in Burgas have seen a modest increase of approximately 5 to 6 percent since the beginning of the year, aligning with inflation rates. Despite a balanced market without significant peaks, industry experts predict a slight rise of 2-3 percent in housing prices by year-end, totaling an increase of 4-8 percent for 2024.
Sozopol, Nessebar, Sunny Beach, and Primorsko remain favored destinations for vacation property investments, with a growing interest from Ukrainian buyers in Pomorie. The profile of buyers in Burgas skews towards younger Bulgarians aged 35-45 seeking second homes, while foreign buyers, particularly from Poland, are also prevalent. Financing through mortgage loans is common, with expatriate Bulgarians and EU residents contributing to a significant portion of purchases.
In both Varna and Burgas, two-bedroom apartments are the preferred property type among buyers, offering flexibility for seasonal use. The appeal of closed complexes lies in their security and maintained amenities, with additional fees, including maintenance costs, posing minimal concern for new buyers. Prices are influenced by proximity to the sea, with properties closer to the beach commanding higher values. However, affordability remains a consideration, with lower-priced options reflecting their distance from coastal areas and historical town centers.

Property Leasehold in Phuket
Phuket, Thailand, with its pristine beaches, vibrant culture, and thriving tourism industry, has long been a popular destination for foreigners seeking to invest in or rent property. While the process of leasing property in Phuket can be relatively straightforward, it's essential to understand the nuances and legal considerations to ensure a smooth and successful experience.
Understanding the Types of Leases
Short-Term Leases (30 days or less): These are typically used for vacation rentals and are generally managed by property management companies. They offer flexibility but often come with higher rental rates.
Long-Term Leases (1 year or more): These are more common for individuals seeking a permanent or semi-permanent residence in Phuket. They provide stability and can often result in lower rental rates.
Key Considerations for Foreigners
Lease Agreement: A well-crafted lease agreement is crucial to protect your interests. Ensure it clearly outlines the rental amount, duration, maintenance responsibilities, security deposit, and dispute resolution procedures.
Visa Requirements: Your visa status will significantly impact your ability to lease property. While some visas allow for long-term residency, others may have restrictions. Consult with immigration authorities to determine the appropriate visa for your circumstances.
Property Management: Consider hiring a reputable property management company to handle day-to-day tasks like rent collection, maintenance, and tenant disputes. This can save you time and effort, especially if you're not residing in Phuket full-time.
Local Laws and Regulations: Familiarize yourself with Thai property laws and regulations, including tenancy agreements, rent control, and dispute resolution processes. It's advisable to consult with a local lawyer to ensure compliance.
Rental Market Analysis: Research the rental market in your desired area to understand current rental rates, demand, and trends. This information can help you negotiate favorable terms and make informed decisions.
Cultural and Social Norms: Be mindful of Thai cultural and social norms, especially regarding tenant-landlord relationships. Respecting local customs can contribute to a harmonious living environment.
Tips for Successful Property Leasing
Thorough Inspection: Before signing a lease, conduct a thorough inspection of the property to identify any existing issues.
Negotiation: Don't hesitate to negotiate rental rates, terms, and conditions. A well-prepared and informed approach can lead to favorable outcomes.
Emergency Fund: Set aside an emergency fund to cover unexpected expenses, such as repairs or maintenance costs.
Communication: Maintain open and effective communication with your landlord or property manager to address any concerns promptly.
By carefully considering these factors and following the guidelines outlined above, foreigners can successfully navigate the property leasing process in Phuket and enjoy a fulfilling experience in this beautiful tropical paradise.

As few as 2 percent of New York City’s previous 22,000 short-term rentals on Airbnb have been registered with the city since a new law banning most listings came into effect in early September. But many illegal short-term rental listings are now being advertised on social media and lesser known platforms, with some still seemingly being listed on Airbnb itself.
The number of short-term listings on Airbnb has fallen by more than 80 percent, from 22,434 in August to just 3,227 by October 1, according to Inside Airbnb, a watchdog group that tracks the booking platform. But just 417 properties have been registered with the city, suggesting that very few of the city’s short-term rentals have been able to get permission to continue operating.
The crackdown in New York has created a “black market” for short-term rentals in the city, claims Lisa Grossman, a spokesperson for Restore Homeowner Autonomy and Rights (RHOAR), a local group that opposed the law. Grossman says she’s seen the short-term rental market pick up steam on places like Facebook since the ban. “People are going underground,” she says.
New York’s crackdown on short-term rentals has dramatically reshaped the vacation rental market in the city. People are using sites like Craigslist, Facebook, Houfy, and others, where they can search for guests or places to book without the checks and balances of booking platforms like Airbnb. Hotel prices are expected to rise with more demand.
Search for a short stay on Airbnb, and there are few places scattered across the map. Many of those old listings have turned into stays of 30 days or longer—meaning they do not need to be registered.
AirDNA, a short-term rental intelligence firm, found just 2,300 short-term rentals on Airbnb in New York City by late September. The number of stays advertised as long-term rentals now makes up 94 percent of Airbnb’s listings in the city, AirDNA’s data shows. Hosts must meet strict requirements to be approved as a short-term rental—they can have only two guests, and the host must be present in the home during the stay. This change banned many whole apartment listings, except for those that fell under a Class B dwelling category, like hotels, boarding houses, and clubs.
But people are finding ways around the rules. Many listings on Airbnb now include a space in the property’s description for hosts to enter a registration number or state that they are exempt. WIRED searched Airbnb for stays in New York and found many short-term rentals that list themselves as exempt from the city’s registration rules, but there are still several entire units available for short stays that do not appear to be hotels or exempt units.
In one listing marked as exempt, the host asks for guests to avoid interacting with the building’s concierge. On another listing, a host claims they used to live in the unit but have moved to New Jersey and now rent it out. One appears to be a rowhome in a mostly residential neighborhood in Brooklyn. Airbnb uses the city’s verification system to flag unregistered units. The company did not provide comment for this story addressing these specific listings flagged by WIRED. Nathan Rotman, the public policy regional lead for Airbnb, says the company is “working closely” with the city as it implements the new registration law.
Inside Airbnb’s data shows some 2,300 short-term properties have listed themselves as exempt from registration on Airbnb. There are a few hundred more that do not say whether they are exempt or registered, according to the data. Another 35,000 are long-term rentals. Airbnb did not confirm the numbers in the data scraped by Inside Airbnb. The Mayor's Office of Special Enforcement in New York, which manages the registration program, did not provide an update on the total number of short-term rentals it has registered, or whether it has issued violations for illegal listings.
The New York City law is just one striking way cities are fighting back against short-term rentals. Supporters of the rule argued it would free up apartments for New Yorkers, who pay high rent prices and are facing housing shortages and insecurity. But others, including small-time landlords, said it would take away a source of flexible extra income without making a dent in the housing supply crisis.
Those smaller landlords are still pushing New York City councilors to change the rules to allow them to rent out their units. RHOAR is made up of hosts who own and occupy single-family homes or homes with two dwelling units. These hosts feel they have been unfairly looped in with big landlords. Grossman says RHOAR has met with city councilors in hopes of changing the law so that smaller hosts can still legally do short-term renting.
Outside of Airbnb, people are posting listings and seeking short-term rentals in Facebook groups. Ads on Craigslist for rentals have weekly or nightly prices listed—WIRED found one listing with a weekly and nightly price on Craigslist that also appears on Airbnb, but can only be booked for 30 days or longer on Airbnb. These off-platform rentals pose risks to both guests and hosts, who could get scammed without the protections of bigger companies like Airbnb.
Craigslist did not respond to a request for comment. Meta, Facebook's parent company, did not comment on specific listings flagged by WIRED, but the company's policies require buyers and sellers in Facebook Marketplace to comply with local laws, and the company prohibits people from promoting illegal activity in Facebook pages and groups.
Then there’s Houfy, another website listing short-term rentals. WIRED found that many of the listings come from guests who joined the site in September, the same month New York’s new registration rules took effect. The intention is for guests to book directly with hosts—think Airbnb without the fees. The site compares prices for the same property on Airbnb and Houfy and claims to show how much people can save by avoiding Airbnb’s fees.
Houfy has received a notice from New York City about the new rule and is “reviewing how to comply with their rules,” Thijs Aaftink, CEO of Houfy, tells WIRED. Aaftink says Houfy, unlike Airbnb and other rental sites, does not take commissions on transactions between hosts and guests, and argues the company “is therefore not part of the transaction.” He says hosts are responsible for complying with local laws when listing properties.
After the rule change, Airbnb is shifting attention away from New York, which was once its biggest market. Airbnb CEO Brian Chesky has recently said the company is exploring longer rentals, as well as car rentals and dining pop-ups. And it has got its eyes on Paris, its largest market and home to the 2024 Summer Olympics.
“I was always hopeful that New York City would lead the way—that we would find a solution in New York, and people would say, ‘If they can make it in New York, they can make it anywhere,’” Chesky said during an event in September hosted by Skift, a travel industry news site. “I think, unfortunately, New York is no longer leading the way—it’s probably a cautionary tale.”

Can you give us some details on the Hortus infernal AU? It looks pretty interesting
OH BOY, CAN I!!!
(Some stuff may be subject to be changed/tweaked as future games come out to possibly influence things, BUT-!)
In Hortus Infernal (AKA, "The Infernal Garden"), rather than the mascots being these clay/human/animal science experiments, they were instead brought into being by the higher ups getting sick and tiered of teachers always whining about little things like "Being underappreciated", and "Better wages" and "Sick leave" and "Vacation time", and decided to tap into their 16th century roots, and summon demons for the purposes of being teachers.
They have ancient laid out instructions on how to summon them, can have their appearance tweaked to an extent to the summoner's desire in order to look cute and cuddly and marketable, they have to follow through with whatever the contract you get them to agree to, even without things like healthcare or lunch breaks... And they're demons, so there'd be no, like, holy karmatic consequences about turning THEM into eternal indentured servants, right? Riiiight???
Demons also have the property, where they absolutely cannot directly physically harm children. Their souls are too pure (Even if they don't act like it sometimes. Any sins from them get added to their caregiver's soul, as they're the ones suppose to be guiding them) So that makes the Kindergarten and Daycare children the perfect experimental meat shields first candidates to this wonderful new learning opportunity!
All topped off with the discovery of an angelic substance known as Givanium, an ethereal substance that, when infused into an object, and said object is attached to a demon, it force locks them into that plane of reality. (Hence why all the redesigns have had some bit of jewelry on them baring a cross, that they can't remove themselves)
So all they have to do is summon up some marketable looking demons, make up some kind of contract with a clause that makes it so the demons can't attack someone unless some silly contractual rule is broken, trick them into the Givanium Bonds so they can never leave, and then just sit back and let allll that tuition money roll in! Absolutely perfect! Nothing could go wrong!!
...
...Needless to say, as of many stories of hubris, things went very, VERY wrong.
Turns out, ancient demonic beings are quite a bit smarter than a bunch of rich corporate assholes, and don't take too kindly to being tricked out of what they're owed.
Some worked out how to trick workers into breaking loopholes in their individual "Do no harm" clauses, carnage ensues, and once the ones that managed to get away got out of range of the school building the demons were all bound to, they instead turned and took the attending children as hostage in the building's depths.
Now there's inner chaos within the ranks of the many different demons, and what exactly their goals are. Some want to just get what is owed to them by their summoners and go home, some want to break out of the bounds of the school building and use their Earth summoned state to cause chaos and destruction on Earth like in the olden times, some want to use the situation to change their rank in Hell by freeing themselves of the Givanium Bonds while leaving others stranded, some even desire to find ways to break the most grave taboo of all, and find a way to kill and harvest the children's souls...
And throughout all of this, we have our protagonist: A mother willing to put up and fight with the horrors, tricks, and mind games of Hell's denizens itself to get her baby back home safe!!!
