A squad of FBI special agents, assisted by local police, descended on Trump Tower III at 15811 Collins Ave. to carry out a search of unit 4102. It’s owned by a shell company, MIC-USA LLC, that is controlled by two Russian businessmen, Oleg Sergeyevich Patsulya and Agunda Konstantinovna Makeeva, according to state corporation records.
Sunny Isles Beach has been dubbed “Little Moscow” by locals because it’s home to many Russian expatriates. Some expressed concerns about a backlash against their affluent beachfront community after the Russian military invaded Ukraine last year and the U.S. government started pursuing sanctions against oligarchs who hide their wealth in real estate in South Florida and other parts of the country.
Before becoming president in 2016, Trump signed a deal with the developers of the 45-story condo buildings to name the property after him to help promote sales. Foreign buyers, especially from Latin America and Russia, flocked to Trump Towers, as they did with other Trump-branded properties in Sunny Isles Beach.

Hi all -- let me introduce you to my potential Tiny Fandom Town lot! I made this a few weeks ago so I 'd have it ready if and when I do the challenge, and I figured I'd share it with all of you. :) Let me take you through all the Pertinent Points --
-->The lot was built on the 64x64 lot on the Crumbling Isle neighborhood in Windenburg, where the Villareal family normally lives (the "Von-Windenburg Estate" lot). I wanted to do the challenge in Windenburg as I rarely actually play in that neighborhood, and, as I have stated in previous posts on this subject, I enjoy the idea of building up the whole island via Community Space lots as the town grows and evolves. :)
-->Also as per previous posts, the lot has the Lot Challenges Off The Grid, Reduce & Recycle, Simple Living, Creepy Crawlies, Wild Foxes, and Wild Prairie Grass to help represent that this is an entirely new and undeveloped bit of land, not hooked up to any municipal power or water and still under the control of nature. However, it does also have the Lot Traits of Natural Well, Geothermal, and Sunny Aspect -- the first two to help offset the pains that being "off the grid" brings (they help boost water gathering and power production, respectively), the last because -- well, the lot IS situated on a very scenic bit of the island, so it's no wonder the sunset would make Sims happy, inspired, or energized. :)
-->As you can see, the lot is divided into seven mini-lots, arranged in a rough horseshoe shape and marked with terrain paint and a bit of Werewolf raggedy fencing at each corner. Each lot comes with a little natural stick lamp for nighttime lighting; a pee/woohoo bush; a tent; and a cooler. Basically the absolute basics a roughing-it Sim needs to survive. Beside the very first lot in the horseshoe on the left, I have also set up a wash basin and clothesline, because I would like to force the Sims living here to deal with laundry on top of everything else. Because why not, you know? :p
-->The whole thing costs roughly $18,166! Because I really wanted it to actually be under the $20K starter home price so that a Sim fresh from CAS could purchase it and still have a little money left over to get the stuff they'd need for their first skill. No "free real estate" cheat needed here!

Florida Condo Market Catastrophic As Owners Rush To Sell Homes
Listings for condos in Florida are surging as changes requiring regular checks on older properties come into force and homeowners association (HOA) expenses continue to rise. Experts have warned that the number of condos up for sale is likely to continue skyrocketing, especially in South Florida, where the tragic Surfside condo collapse took place on June 24, 2021. Craig Studnicky, CEO and broker at ISG World, told NBC Miami that he’s “very concerned” about the condo market in South Florida. ISG World recently reported that there were 20,293 condo listings in the Palm Beach, Broward and Miami-Dade counties, in the second quarter of 2024, up from 8,353 in the same period last year. They’re on fixed income,” Studnicky told the network. “They do not want to write those checks for special assessments. They’re hoping that somebody’s going to come in and buy them, but there’s nobody out there that wants to take that risk right now.” In a previous comment to Newsweek, Studnicky called the surge in condo listings in Florida “a mass exodus driven by fear, with retirees caught in the crossfire.” “Condo owners in aging buildings are rushing to sell before the physical examinations start that could reveal structural defects, but they’re already late to the party,” he said. “We’re seeing a flood of 30-plus-year-old units on the market, and buyers are steering clear.” The new regulation, SB 4-D Bill, was introduced in May 2022 in the aftermath of the collapse of the Champlain Tower South in Surfside which killed 98 people in 2021. Investigations following the incident revealed that the condo association had postponed major structural repairs to avoid raising assessment. After the deadline of December 31, condo associations will have to prove they have the necessary funds to complete the maintenance required, to run the inspections, and for potential repairs. Jeff Brandes, a former Republican state senator and president of the Florida Policy Project, is urging Florida Governor Ron DeSantis to take emergency action to address the “catastrophic situation” in the state’s condo market, saying that this is a “man-made crisis” for which the Florida legislature is responsible. “Real estate experts warn of an unprecedented surge in Florida condo listings due to crippling special assessments, forcing desperate owners to sell,” Brandes wrote on X. “Lawmakers need to take immediate action to alleviate this crushing financial burden that will bankrupt Floridians, especially our seniors, to protect condo owners from this state sanctioned/caused disaster.” Newsweek contacted Brandes and DeSantis’ spokesperson for comment by email on Thursday morning, outside of standard working hours.
