Things Biden and the Democrats did, this week.
The Consumer Financial Protection Bureau put forward a new regulation to limit bank overdraft fees. The CFPB pointed out that the average overdraft fee is $35 even though majority of overdrafts are under $26 and paid back with-in 3 days. The new regulation will push overdraft fees down to as little as $3 and not more than $14, saving the American public collectively 3.5 billion dollars a year.
The Environmental Protection Agency put forward a regulation to fine oil and gas companies for emitting methane. Methane is the second most abundant greenhouse gas, after CO2 and is responsible for 30% of the rise of global temperatures. This represents the first time the federal government has taxed a greenhouse gas. The EPA believes this rule will help reduce methane emissions by 80%
The Energy Department has awarded $104 million in grants to support clean energy projects at federal buildings, including solar panels at the Pentagon. The federal government is the biggest consumer of energy in the nation. The project is part Biden's goal of reducing the federal government's greenhouse gas emissions by 65% by 2030. The Energy Department estimates it'll save taxpayers $29 million in the first year alone and will have the same impact on emissions as taking over 23,000 gas powered cars off the road.
The Education Department has cancelled 5 billion more dollars of student loan debt. This will effect 74,000 more borrowers, this brings the total number of people who've had their student loan debt forgiven under Biden through different programs to 3.7 Million
U.S. Agency for International Development has launched a program to combat lead exposure in developing countries like South Africa and India. Lead kills 1.6 million people every year, more than malaria and AIDS put together.
Congressional Democrats have reached a deal with their Republican counter parts to revive the expanded the Child Tax Credit. The bill will benefit 16 million children in its first year and is expected to lift 400,000 children out of poverty in its first year. The proposed deal also has a housing provision that could see 200,000 new affordable rental units

Tumblr media
Can't decide if I like plain Victorians or over-the-top Maximalist ones. I think, maybe a balance. This one is bursting with pattern, color, and stuff. 1894 in Stockton, California. 3bds, 3.5ba, $549K (good price, though, was cut $19K).
Tumblr media Tumblr media
This is an unusual entrance hall b/c you don't immediately see a beautiful staircase straight ahead, it's just a small hallway or foyer w/the stairs off to the side.
Tumblr media
They have the walls and ceilings wallpapered, and both sitting rooms are loaded with stuff. Looks like an original fireplace and millwork, but even the carpet is patterned. I'm so boggled, but they've spent a lot on this house- the wallpaper alone!
Tumblr media
I don't know, but I expect that there must be wood flooring under all the printed carpets.
Tumblr media Tumblr media Tumblr media
The kitchen remodel has nice cabinets that have a real vintage look, but I don't care for all the tile, especially on the counters.
Tumblr media
A small table fits in this corner. I wonder if the cabinet conveys.
Tumblr media
The powder room has one of those repro Victorian toilets- love that.
Tumblr media
Next to the kitchen is the dining room. They decorated the hell out of this house. Those columns are nice, but you can barely notice them, and I would rather focus on original architectural details.
Tumblr media
They are to be commended for preserving it, though. No modern renovation.
Tumblr media Tumblr media
The primary bedroom is nice and has a sitting room.
Tumblr media
They have a family/TV room.
Tumblr media
Full bath with a claw foot tub and Victorian toilet. They did a great job on the baths. They look Victorian, not contemporary, like some others we've seen.
Tumblr media
This is a pretty bedroom.
Tumblr media
Another great bath. All of the baths have either repro fixtures or original.
Tumblr media
Look at this- a cute little rental unit on top of the garage looks like a cottage.
Tumblr media
It's a small modern apt.
Tumblr media Tumblr media
Patios and a pergola surround the house and garage.
Tumblr media
Not much land on the 5,227 sqft lot, but they made the most of it, plus look at all the solar panels on the main house.

Community Lots
Back in Sunset Valley today. Gave Agnes an older half-sister with an out-of-wedlock kid, and a much younger boy-toy. The only reason I did it was because I wanted to establish family ties between Agnes and the rebellious teen, who will be living with her. So, after making the new family, I killed 2 of them. Because as an all-powerful simgoddess I CAN!!!!! As for Agnes and the teen, they pretty much hate one another. But they've got 2 cats to like, so, that's good.
Anyway, in between killing sims, I did a couple of community lots. I moved a remake of Hogan's diner out to that stretch of lots that's on the road that comes into town - close to Agnes' house, actually. Which left me that big lot in town. So, I gave my sims a bowling alley. Because bowling alleys are sort of a staple of small, American towns. Well, they used to be. Now, not so much.
Tumblr media Tumblr media
Anyway, I found a 30x20 lot over on My Sims Realty called Disco Fan Arcade. This was a much bigger space, so I decided to add on to their build and add an ice-skating arena. The original lot ended right where that section with the 3 windows begins - if that makes sense. Anyway, I expanded that outdoor patio eating area, added that area with the benches and bike rental stuff, and bumped out the back of the build a bit. Then added the town deco stuff.
Tumblr media
Tumblr media
Inside, their build ended where the 3 bowling lanes are. I added the ice-skating rink and a small observation area with tables and chairs and a counter where sims can rent skates. Upstairs I made into a place for serious sims to play some poker. I added some neon signage inside and out, and now need to find some skates to put behind that counter on the ground floor. But other than that, this lot is done!
Tumblr media
Then, next to Chris Steele's house, I decided to place a church. This is another lot made by Lili. I've never used it before, but decided to give it a whirl. It also came on a much smaller lot, so I added the parking to the front and got rid of a lot of excess trees and assorted plants. Then I switched out all the windows.
Tumblr media Tumblr media
Inside, I switched out the basegame furniture and used stuff from Sandy's church set. I also added some junk from one of the bridal sets. Now my sims have no excuse for always getting married in the bathroom by the toilet. They can do it up right in a church! BTW, there's a small reception room in the basement. But it's basically just some tables, chairs and a buffet table. And a tiny dance floor.
I'm still on the fence as to whether I'll be keeping it, but for now it's done. Or maybe not. I may change that tower where she placed a bell. Or just use a different lot entirely.
Tumblr media
Then right across the road is this building. It's a new yoga studio. The original was built a gazillion years ago and came from Mod the Sims. Since there was no yoga back then, the rugs inside were purely decorative. I did make some changes to the outside. I added the fake solar panels to the roof and relandscaped it a bit.
Tumblr media
This is how it comes when you download it. I did switch out the rugs for twinsimming's set. Plus, I got rid of all the gaudy wallpaper and used the set from @enable--llamas. Thank you! Then I added those vending machines that olomaya gave us. (Thank you!) As you can see, sims are already using the mats. That's that Bunch sim on the one mat. (He was pretty awful).
Tumblr media Tumblr media
Upstairs I got rid of everything that was there. I made a small yoga room - complete with an instructor's mat - added those tables and chairs so sims can relax after class, and then gave them a place to meditate if they're so inclined. Outside, they also have a pool.
Which got me to thinking. The pool, that is. This frackin town now has 4 community pools. FOUR!!!!!!! So, now that we have that tennis mod - thank you to @riverianepondsims - I plan on bulldozing that pool behind my salon - it's the one for the apartments - and making some tennis courts. To me it makes more sense. Especially since the town pool is only a block away. So that will be my next project for this ratty town.
And that's all I managed to get done today. Because I'm old. And lazy.

Modern Granny Flat Builders in Baulkham Hills
Demand for modern granny flats has been on the rise in Baulkham Hills. As people look to get the most out of a property or accommodate multi-generational families, a modern granny flat builder is very much sought after in the industry.
A modern granny flat builder specialises in stylish yet functional and efficient living spaces that blend in with the existing homes but now meet all the requirements of today's needs, including affordable granny flats Baulkham Hills.
Tumblr media
Why Modern Granny Flats?
Modern granny flats are more than excess rooms but include a wide scope of living options suited to all requirements. These structures; independent living rooms for elderly relatives, rental properties, and home offices, have changed the concept of family living and property usage.
Modern granny flat design focuses on creating space to minimise energy consumption and retain its aesthetic value. Builders at Baulkham Hills have been leading the pack, including design solutions that answer the latest principles of design and technological advancements.
Some of the Key Features of Modern Granny Flats
Innovative Design
Modern granny flats often come with open-plan designs that give an interior the feel of being roomier. By joining living, dining, and the kitchen in a single design, these structures promote a comfortable and practical use of the space. Baulkham Hills builders are good at fitting everything into a square meter, so even the smallest spaces do not have to feel cramped.
Energy Efficiency
With increasing consciousness of pollution and environmental degradation, energy efficiency is also an important feature of new granny flats. Builders in Baulkham Hills install energy-efficient features like solar panels, high-insulation capabilities, and LED lighting. Not only do they minimise the carbon footprint but also save the owner, over time, money on their utility costs.
Customisation
Personalisation is one trend happening with granny flat construction. Builders tend to allow for the personalisation of floor plans and interior finishes that will help the owner create that personal space, which reflects a particular house owner's taste and meets some specific needs. Cabinetry is the perfect and right flooring choice; whatever it is, the process will guarantee that every granny flat will stand unique and tailored to suit the individual tastes of homeowners.
Quality Materials
Another hallmark of the modern granny flat is the quality of materials. The builders consider such factors as durability and aesthetic appeal when using them for the modern granny flat, hence ensuring that every material used adds value to the total look and duration of the structure. Such features include premium countertops and stylish external finishes, amongst others, where quality and craftsmanship are paramount.
How to Choose the Right Builder
Selection of the right builder is essential to completing local granny flats. In selecting the right builders in Baulkham Hills, the factors mentioned below must be taken into consideration.
Experience and Expertise
An experienced builder will bring lots of information to the table. He or she will be conversant with local building codes as well as zoning restrictions and design trends. A known builder of modern granny flats will most likely deliver what you expect and meet all the relevant standards.
Portfolio and References
An extensive portfolio says a lot about the style and capabilities of a particular builder. Asking for references from previous clients can also elaborate on what work habits to expect from the professionals you hire. Positive reviews and successful completions are wonderful indicators of your chosen builder's skills.
Communication and Cooperation
Clear communication is the most important factor for a successful project. The builders who are open and willing to collaborate ensure that your visions come to life. Smooth updates, regular feedback, and an open willingness to address problems make the building easier.
Trends in Granny Flat Design
Some of the recent granny flat designs include the use of green material, smart home technology, and outdoor living spaces. Builders in Baulkham Hills embrace such trends to ensure they meet the needs of changing homeowners' preferences.
Use of Green Materials
Sustainability has recently become a trend in construction. Builders now follow material that turns out to be eco-friendly, hence reducing the impact on the environment while increasing energy efficiency. Some of the materials that are normally applied are recycled materials, low-VOC paints, and sustainable wood products.
Smart Home Technology
Granny flats today have more and more smart home technologies incorporated into them. These features include smart thermostats, security systems, and automated lighting to add ease and enhance functionality to the house or living space.
Outdoor Living Spaces
Modern granny flats stretch a living area into the outdoors. Modern features that builders now put in homes will aid them in creating enjoyable outdoor spaces, especially in outdoor kitchens with covered patios and landscaped gardens.
A modern granny flat builder in Baulkham Hills needs experience, portfolio, communication, and cost. If you have the right builder, you will get a stylish, functional, and energy-efficient granny flat that will add value to your property and meet your expectations. For someone looking at an affordable granny flat in Baulkham Hills, local expertise works to ensure that your project is both cost-effective and of quality.

Welcome to Rental Realities of 2024! Whether you’re a long-time renter, a newbie to the rental world, or a landlord trying to keep up with the latest trends, you’ve come to the right place. This year, the rental market is buzzing with changes and new opportunities, and we're here to help you make sense of it all.
What’s New in the Rental Market This Year?
2024 has been quite the rollercoaster for renters and landlords alike. Here’s a snapshot of what’s shaping the rental landscape:
**1. Flexibility is the New Trend With remote work becoming the norm for many, people are looking for more flexible living arrangements. Short-term leases and month-to-month options are in high demand. If you’re a renter who likes to keep your options open, you’ll find plenty of properties that cater to this need. For landlords, offering these flexible terms can make your property more attractive to a wider range of potential tenants.
**2. Sustainability is on the Rise Eco-friendly living isn’t just a fad anymore—it’s a major factor in rental decisions. Many renters are now on the lookout for properties with energy-efficient features and sustainable practices. If you’re a landlord, investing in green upgrades like solar panels or energy-efficient appliances might just give you the edge you need in a competitive market.
**3. Tech is Taking Over Smart home technology continues to make waves. From smart thermostats that save you money on energy bills to security systems that give you peace of mind, renters are increasingly expecting these tech perks. If you’re a renter, don’t hesitate to ask about these features. And if you’re a landlord, incorporating smart tech could make your property stand out.
**4. Rising Rents and Budgeting Unfortunately, many areas are seeing an increase in rental prices. With inflation and high demand driving up costs, it’s important to budget carefully. Renters should be prepared for potential rent hikes, while landlords should stay aware of market trends to set fair and competitive rates.
**5. Community and Amenities Matter Renters are placing more value on community and amenities. Properties with access to gyms, co-working spaces, and green areas are becoming increasingly desirable. And let’s not forget about the neighborhood itself—good schools, local shops, and convenient transport links are huge pluses.
Tips for Renters in 2024
**1. Do Your Homework Before you sign on the dotted line, take the time to research the area. Check out local developments, future projects, and the overall vibe of the neighborhood. This can help you make an informed choice and avoid surprises.
**2. Consider Flexibility If your lifestyle allows, look into flexible lease options. Short-term leases or month-to-month agreements might give you the freedom you need, especially in these unpredictable times.
**3. Embrace Smart Living When searching for a new place, keep an eye out for smart home features. They can make your life easier and potentially lower your bills. Don’t be shy about asking landlords what tech upgrades are available.
**4. Budget Wisely With rental prices on the rise, it’s crucial to manage your finances carefully. Plan for potential rent increases and additional costs. A solid budget can help you stay on top of your expenses and avoid stress.
Tips for Landlords in 2024
**1. Go Green Consider making eco-friendly upgrades to your property. Not only will this attract environmentally conscious renters, but it could also save you money in the long run and boost your property’s value.
**2. Upgrade to Smart Tech Adding smart technology to your property can make it more appealing. Features like smart locks, thermostats, and security systems are becoming must-haves for many renters.
**3. Offer Flexibility With the demand for flexible leases growing, think about offering shorter-term options or customizable rental agreements. This can help you attract a wider range of tenants and reduce vacancies.
**4. Stay Informed Keep an eye on market trends and economic factors that might impact rental rates and tenant expectations. Staying up-to-date will help you make smart decisions and stay competitive.

So Saturday I woke up and before Sophie and Sam came over I went to my new house and put my new sheets on my new bed, and hung my bug net. Because I knew that the last thing I'd want to do after moving everything was then have to make my bed and struggle to hang the bug net in the dark. And there's no question of me sleeping WITHOUT my bug net.
Then I went and collected oranges to offer my friends as payment for helping me out because cooking for them was kinda out of the question because I have one plate and no food.
Then Toño and I changed the oil in the generator that he's leaving at my house.
So then Sophie and her guide showed up, and a little later Sam came to and we got all my shit to the new house. They all hung out while I got myself organized. Sam went up on the roof to install my solar panel.
It was my first time seeing Sophie since Ave Maria so that was really nice, and Sam is my bestie. For the most part we talked books all day because the three of us have just been swapping back and forth books.
After Sophie and her guide left I walked with Sam to the next two over, he has like a 2 1/2 walk from my town back to his so I walked for like 30 minutes with him to show him this really cool abandoned government building near the river. We spent a good amount of time trying to find a way inside and then headed our separate ways. For my first dinner I made boiled plantains (Sophie brought me plantains as a housewarming gift) with some spicy seasoning. Followed by a bottle of warm champagne that Sam brought me as a house warming gift. Had to toast to the new house.
The plantains tasted wonderfully and the champagne went straight to my head because the only things I ate had been oranges and a boiled plantain.
The two of them really hyped me up about my new place. It's 2 rooms: a bedroom and a kitchen area. And I am really lucky because Toño is leaving me with a bedframe, table, two chairs, washing machine, generator (for the washing machine), and helped me hook up my gas tank for the stove.
Sophie is having issues finding a rental option because there's a lot of drama in her town and her family keeps telling her she can't rent every option because the owners are bad people.
Sam doesn't have a rental option...and has been told he might have to build his own?
I'm feeling much more settled, and now that I have space to myself I will seek out social interaction more because it's not being forced upon me. Sunday night at like 8 pm (a little tipsy and pitch black) I walked back up to Elena's house to say thank you for her hospitality. When I tell you that I REALLY didn't want to, I mean it. But she goes to school in the city all day every Saturday so I didn't see her at all when I was moving things and even though she knew I was moving, I couldn't leave without saying anything. So I trudged up the hill and thanked her for her generosity. Then I went and slept in my brand new bed with brand new sheets and was terrified the entire time. The thing about a wooden shack is it's a lot easier for bugs to get in than a cement house, and as we've seen, the cement doesn't deter much anyways. I woke up at every noise and slept terribly. But it's a new space and I'm just not used to it.
The biggest issue is there is absolutely NO Signal at my new house. Obviously it's not the end of the world, it's just the one perk of living at Elena's that was so good was I could scroll Instagram from my bed. But Elena also lived on top of a pointy hill and my new house is in the shadow of that hill. Maybe I maintain a relationship with her just enough for some hammock/Instagram time.
Then Sunday morning I went to Penonome. I am technically supposed to be heading to chorrera to buy more shit that I need for my house (clothes hangers, duct tape, more dishware) but instead I'm heading to the capitol provincial city of the neighboring province, Cocle. Because conveniently, Penonome is halfway between Carlo and I. We've had this little date planned to see the new Planet of the Apes movie and get a hotel room for some time before I knew I was moving. But I'll never say no to AC/Electricity for a night (or seeing Carlo I suppose)

ALE BOLIVAR VICENTE SANCHEZ'S OFF-CAMPUS HOME
A villa on two acres of private property, including a stretch of private beach. The property is clearly owned by someone serious about security, judging by the privacy fence that surrounds the land on all sides but the beachfront and the biometric scanner at the only gate. Much of the land is allowed to grow wild and natural, with only the area directly around the house cut back, the landscaping artfully blending into its surroundings. The home itself is simple, natural, and modern. Slide-away glass walls provide access to open air, while teak panels wrap the second story in airy balconies. Portholes look out on a pergola-covered terrace with living and dining areas, as well as a pool. The space is comfortable, but practical and utilitarian. The master bedroom is distinguishable from the other four only by its king-size bed, and the only nods to entertainment besides the pool are a fully restored 1927 Steinway Model L piano, and a single magically enhanced glass wall in the living area which can be converted into a television screen at the touch of a button. Though the house is simple and almost technophobic in some ways–all rooms but the bedrooms forgo air-conditioning in favor of large ceiling fans, for example–all of the lights and appliances in the home are wired into a single, custom smart house system. A spiral staircase provides access to the roof, which is home to several solar panels on one side and a small roof-top garden on the other.
WHY DID YOUR MUSE CHOOSE THIS HOME?:
Ale had never even considered moving out of the suites before the island was attacked. Everything he owned on the island was lost in the destruction of the dormitory building. This wasn’t a particularly meaningful loss emotionally or financially–Ale is a very rich man who stores his significant possessions very securely, after losing centuries of his life because he was careless–but it annoyed him, and while he is suitably impressed with the new headmistress and her ability to secure the island, he’s decided he’d feel better adding his own security on top of hers if he’s going to make this island his home. He chose to build on private land in North Shore mostly because he values his privacy and his peace; the out of the way location and security make it unlikely he’ll be disturbed, and the untamed portion of the land allows him room to run in fox form.
PURCHASE OR RENTAL: Purchase NUMBER OF BEDS & BATHS: 5 beds, 5 and a half baths LOCATION: North Shore OCCUPANTS: Ale Bolivar, his cat, and any future claims

Marvel Hallmark Holiday Fic Roundup
In years past I’ve been hit with inspiration to write holiday themed fics too late in the season for me to finish them before the holidays in question, leading me to post Christmas fics in January like clearance-sale chocolate Santas. This year I’m regifting aka reposting these holiday fics BEFORE the holidays. What a concept! Hope you enjoy these cheesy holiday tropes. (Or, thank you if you already enjoyed them in past Januarys.)
Make a Wish
Rating: Teen  Relationship: Bruce Banner/Tony Stark, Pepper Potts/Tony Stark, Bruce Banner/Pepper Potts/Tony Stark  Words: 64K  Summary: When college professor Bruce Banner asks tech billionaire philanthropist Tony Stark for a donation to fill Christmas wishes for teens in foster care Tony is happy to help–and to invite Bruce to a charity Mistletoe Ball. Sparks fly, but Bruce decides he’s not comfortable being in an open relationship that also includes Tony’s girlfriend, Pepper Potts. But Tony needs a date to a lot of charity galas that winter, and Pepper is a busy CEO. So Tony proposes a plan to Bruce: they can pretend to date for the month of December. It’s a win for everyone: Tony won’t have to go to those boring events alone, Bruce can use the media attention to highlight his under-valued charity, and they can part ways in January with no hard feelings.
Just kidding: of course they both catch real feelings for each other. Will they manage to work things out in time to have a happy new year, or is that just wishful thinking?
Evergreen Love
Rating: Teen Relationship: Bruce Banner/Tony Stark Words: 30K Summary: When Tony Stark runs off the road on his way home from a ski trip, he's taken in by Bruce Banner, the caretaker of a rural Christmas tree farm. Fortunately, they have immediate chemistry. Unfortunately, while Tony is snowed in and off the grid for the weekend, some unpleasant revelations about Stark Pharmaceuticals come to light.
Can Tony save his company, his reputation, and his budding romance before Christmas? Do bears shit in the woods? Are southern pine beetle infestations slowly expanding their territory due to climate change? (The answer to all of these is yes; you can ask Bruce about it.)
I'll Be Home for Christmas

The Top Current Trends in Las Vegas Real Estate
Tumblr media
Las Vegas, Nevada is known for its world-renowned entertainment, casinos, and hospitality industries. However, in recent years, the city has also become an attractive real estate market due to its growing economy and diverse population. In this post, we’ll explore the top current trends in Las Vegas real estate that anyone looking to invest or buy a property in the area should know.
Increased demand for single-family homes
The pandemic has prompted buyers to seek larger and more comfortable living spaces, and Las Vegas is no exception. Single-family homes have seen a spike in demand, as people look for privacy, home offices, and outdoor amenities. According to the Greater Las Vegas Association of Realtors (GLVAR), single-family home sales rose by 8.7% in 2020, with an average sales price of $354,000. As a result, these properties are now selling much faster, and buyers may find themselves in bidding wars.
Booming luxury market
The luxury real estate market in Las Vegas has seen significant growth in recent years, with high-end buyers seeking luxury villas, penthouses, and homes in exclusive areas. According to the GLVAR, luxury home sales increased by 46.8% in 2020, with the average sales price reaching $1,350,000. Luxury buyers are looking for modern amenities, exclusive locations, and personalized services, combining the comfort of home with upscale experiences.
Growth in commercial real estate
Las Vegas has always had a strong commercial real estate market due to its tourism and hospitality industries, but new industries like tech and healthcare have been driving demand as well. According to CBRE, office vacancy rates in Vegas have dropped for the fourth consecutive quarter in 2021, with tech and financial firms accounting for the majority of leasing activity. Additionally, the city is investing heavily in the healthcare industry, with new hospitals and medical facilities opening across the city.
Increasing interest in short-term rentals
Las Vegas is a popular destination for tourism, and as a result, short-term rentals like Airbnb have gained popularity. Homeowners can earn significant income by renting out their properties for a few days or weeks, especially during peak travel seasons. However, investors should be aware of the city’s strict regulations on short-term rentals, including fees and permits required for operating a rental property.
The growing interest in sustainable real estate
Las Vegas is becoming a leader in sustainable development and green real estate, with developers and homeowners embracing energy-efficient technologies and environmentally-friendly design. For example, the city’s new Circa Resort & Casino is one of the few LEED Gold-certified hotels in the world, with sustainable features like solar panels, rainwater collection, and energy-efficient lighting. Additionally, more homeowners are opting for green building materials, solar panels, and energy-saving appliances when building or renovating their homes.
Virtual real estate tours
The pandemic has changed the way the real estate industry operates, with virtual tours and remote viewings becoming a necessity. Las Vegas real estate agents and developers have embraced technology, offering virtual tours, drone footage, and 3D renderings of properties. Many buyers are now able to view properties from the comfort of their own homes, making the buying process more efficient and convenient.
The rise of remote work
The pandemic has also accelerated the trend of remote work, with many companies allowing employees to work from home permanently. As a result, more people are looking to move away from expensive cities like New York and San Francisco, and Las Vegas is an attractive option. The city offers a lower cost of living, a warmer climate, and an abundance of outdoor activities, making it an ideal place for remote workers to call home.
In the end, the Las Vegas real estate market has been evolving quickly in recent years, with new trends emerging that offer opportunities for buyers, sellers, and investors. Whether you’re looking for a single-family home or a luxury condo, the city’s real estate market is diverse and growing. Additionally, Las Vegas’s unique mix of industries, sustainability initiatives, and remote work opportunities make it an attractive location for anyone looking to invest in property or relocate to a thriving city.

Great thing about free time is you never really know what you’re going to end up doing, learning or seeing. One day last week when temperatures were not in the 30s, we left on foot toward South Perth (known for the Perth Zoo but not our chosen destination) with only exploring in mind. We reached the bottom of Kaarta koomba (Kings Park) bluff and had a busy freeway to navigate across. I saw a pedestrian overpass in one direction but Craig noted an unmarked cross walk the other. In Australia, you may already know but vehicles have the right away so crossing a freeway can be a very harrowing experience. So a sandy gritty walk to the overpass it was.
The overpass itself was noticeably immaculate, air conditioned and linked a three level parking lot (or car park) to The Old Swan Brewery - a beautifully restored red brick building on the riverfront visible from downtown (or CBD central business district) Perth. The old brewery ceased production in 1966 and is now condos, offices, a restaurant (Cooee) and a non-operational brew pub (why it is not open is beyond me - imagine a brick RVYC building in Stanley Park, Vancouver with a fully built out antique bar and you can walk along the seawall to get there).
Cooee’s patio looked out to the Swan River and seemed so zen we decided to stop for an iced dirty chai latte and banana bread (wondering where did the banana bread craze come from?). We voted this chai the best we’ve had ever.
Tumblr media
Recharged and emptied bladders, we set off across the bridge. The salt water river was jammed with huge ominous jellyfish which made me wonder about efforts to rejuvenate the ecological health of the Swan River. Couldn’t find much online but hopefully someone’s concerned about it and taking action. Update - apparently the rise in water temperature is responsible for the increase in jellyfish. This guy is kinda gross and harmless but apparently very protective of the lighter coloured ones that do sting.
Tumblr media
The waterfront park and walk on the south side was expansive and quiet. The condos along South Perth Esplanade (such inventive names) were a nice mix of decades of design and the grounds all well manicured. There’s a catamaran ferry (small seabus) that runs every fifteen minutes to the CBD for $2.30 each way. Once you reach the dock of the ferry, you’ve reached the hub of South Perth - felt a little bit like Edgemont. We wandered up through the Shopping Plaza (basically a lobby area) and onto the street and headed towards the park and the zoo, stopping a a quaint little museum. Apparently South Perth was joined to the rest of the city by the tram system back in the early 1900s, much to the dismay of some of its residents. In fact one person shot at the conductor and the tram when the situation reach its boiling point. And we saw the sketches of May Gibbs, former Perth resident who is famous for her gumnut babies tales and illustrations. Further on our walk, the zoo didn’t appeal enough to pay the entrance fee but we did learn of the hardy grass trees (balga) a staple of the aboriginals, which flower after bushfires and their sap mixed with charcoal and kangaroo poo makes a superglue resin (some dirty hands must have discovered that!). As well as the grass trees and the related information sign, I wanted to show the solar panels used as a covered shaded walkway up to the zoo entrance. How clever.
Tumblr media
Wandering back through the shopping area, including some frivolous clothing try ons, we took note for future visits that some of the condos have monthly rental available. We discovered the Good Grocer (Urban Fare like) with all its healthy reasonable readymade food options. While we continued our walk along the seawall, it was reaching the high for the day of 29. Up ahead a sandwich board sign caught my eye about a driverless vehicle test being conducted by RAC (Royal Automobile Club like BCAA or AMA) so we signed up for it in the hopes of escaping the heat.
The 11 seater electrical bus (equipped with ceiling straps for more standing passengers) has been gathering data since 2016 (7 years!) on a programmed route between the riverfront and The Old 1835 Mill (more on that later maybe). This route is about 2km and 1/2 hour return trip apparently using superior technology to Tesla. There were three buses manufactured but only one currently in daily operation except during lightning storms. I’m wondering why there’s not more of these on the roads gathering data and why there’s not enough data gathered after 7 years to show the ideal options for the safe use of this technology. Hospitals, public park maintenance, airports all seem reasonable places to use these autonomous vehicles to transport people safely. Apparently legislation is blocking further expanded use of them. Wondering how reactionary human operators could be viewed as safer than these emotionless and egoless programmed electric vehicles operated at optimally efficient speed.
Tumblr media
Our surprise day ended with a riverfront dirty martini happy hour and quinoa salmon salad for dinner and a driver operated ferry and bus ride for our return trip back. Who knew what this 15k step day would bring.
