Another Atmospheric River Arrives in California
SAN FRANCISCO -- It's not often California that is the subject of news stories about weather during winter. However, on Wednesday an epic storm, the latest of a series of atmospheric rivers, hit the state's coastline, taking at least two lives. Local fire and police officials confirmed that a 19-year-old woman living in Fairfield north from San Francisco, died after the vehicle she was driving hit an electric pole. A 2-year-old child died when a tree fell onto an Occidental mobile home which is located within Sonoma County. The storm caused flooding on streets throughout San Jose and forced evacuations in Santa Barbara and Oakland. More than 180,000 electric customers in California were in power outages at the time of last count as per PowerOutage.us, which is a website that tracks outages. It destroyed a huge canopy that was over a gas station located in South San Francisco and unleashed the slide of a rock that blocked the northbound roadways of Highway 101 in Mendocino County even as rescue teams located in Sacramento County were recovering bodies of the storm that hit the area last weekend. Businesses, schools, and parks were shut down, and Governor. Gavin Newsom declared a state of emergency across the state to help more swiftly respond to a storm. "We believe that this could be among the most difficult and significant series of storms to come down in California in the past 5 years,"" declared Nancy Ward who is the new Director of Governor's Office for emergency services. Sweet Survivor Ch.9 Final
He moaned as he woke up, hearing a loud but steady beep to his left.
Why was his right side so warm?
He took another deep breath and heard a hum in his ear from the warmth under him.
“Kenji?”
His vision cleared and he found Ben pressed against his side in robe matching his, legs and feet bare.
Ben had bruises on his collar and a cut on his lip. But he was smiling at Kenji so brightly, Kenji swore he had never seen him look so beautiful.
Kenji was in a bed with him curled against his side, an arm around his neck.
If this was heaven, he would enjoy eternity in Ben’s arms.
“Did I die?” He asked him, leaning close to kiss him.
“You better had not!” A voice said from over them, startling them apart.
Kenji looked up to see a short plump woman with mocha skin, her curly black hair put up in two panda buns. Her soft cotton shirt that said “Property of Kon Incorporated” stretched over her baby bump. Her soft green eyes looked down at him in worry and he wanted to cry as her always warm hands stroked over his cheeks.
“Mijo, you scared me!” She crooned and took Kenji’s face in her hands and kissed his forehead. Ben moved back to give them space.
Kenji sniffed as she used her thumbs to brush away his tears before they fell.
“Candy?” Kenji asked. “Where am I?”
“You passed out from blood loss, Kenji.” She said, voice shaky. “Your father got you and your friends private rooms. Ben is technically supposed to be in that bed over there, but…”
She chuckled and hugged him. “Neither of us could leave your side.”
The Puerto-Rican smiled sweetly, eyes shining with unshed tears. “I want to tease you, but I’m just so happy you’re safe. Your father was a mess and little Carmen kept kicking as if to tell us her big brother was still…”
She sniffed loudly, looking up and fanning her face. “Dios mio…”
Ben smiled at Kenji, who finally looked around to see he was in a large private room, a bay window looking out over a busy city. He and Ben were in hospital robes, the lights turned low and a curtain most likely hiding the other bed and the door where he could hear people passing by.
“You’re in San Jose, Papa.” She said. “We’re staying at my old apartment.”
“We’re…We got away.” Kenji said.
“We did.” Ben said. “And Bumpy is okay from what I saw…”
Ben shook his head, schooling his anguished face into a shaky smile.
“Candy was telling me how she and your Dad met when he first came here to see Jurassic World.” Ben said. “And we just kept talking.”
“Yes.” Candy said, sitting on a plush armchair with a groan and stroking her belly. “Your Dad went to go pick up your friends families. Ben told me about Toro and Bumpy and the suck-os.”
“Suchos, Mom.” He said and Candy squeaked.
“Baby boy, you’re lucky I can’t get up right now or I’d smother you with love.” She said with a blinding smile, reaching out a hand and waving it like a fan.
Kenji took the hand she offered, noting her nails were bitten and chipped. He looked at her again, noticing how red her eyes were. How tired she looked.
“So,” She said. “I’m assuming I’m going to be getting use to my future partner hanging around?”
“What?” Kenji asked.
“Ben here has some amazing ideas for new products. A white tea mask with carob seed extract? I had no idea it could be a daily moisturizer!” She said. “That nice girl, Yazmina? She had packed a lot of things in hers and Sammy’s bags, including a book Ben said you gave to him and he has been going off about how different plants can be crushed, or oils extracted. I always get so bored when my scientists tell me this and that, but Ben really has a zest for this!”
She waved her free hand around excitedly. “I’m thinking a new daily skin care line! The launching off point of my new and improved company!”
Ben smiled up at Kenji. “She likes my ideas.”
“And I need to try that banana carob loaf.”
“Ben!” Kenji exclaimed with a blush.
“I’ve was working on that vest of yours, honey.” She said and held up his vest with thick black stiches holding the claw marks together like torn flesh. “I can get it repaired at home.”
Kenji laughed, imaging Candy struggling with the needle and her excited face when she would make the thread connect the two sides.
“Thanks Mom.” He said again.
“Oh, Baby boy.” She said as the door opened.
“Candela?” Mr. Kon called.
“Kosei!” She called. “They’re awake!”
A woman with a messy brown braid threw the curtain open.
“Ben!” She yelled and gathered Ben in her arms, picking him up like he weighed nothing, holding him like a toddler. She was petite and thin, but obviously had hidden strength.
“Whoa! Mom—" Ben said, holding on tight to her shoulders.
“Oh, my baby! I’m so sorry! I will never ever force you to do something you don’t want to ever again—”
“Sandra, he might be injured!” A broad blond man in a rumpled and stained button up said. The poor guy looked like he lived off coffee and pure anxiety.
“David!” She hissed, making him flinch back. “I thought my son was dead yesterday!”
“Ma’am?” Kenji asked.
Her big blue eyes snapped to Kenji. Her husband came up next to her.
“He has a bruised tailbone, so he should take it easy.”
“O-Oh…Was he in the same bed as you?” She asked, looking very confused as Ben hugged her back and swung his legs down to stand. His father pulled him into a hug too.
“Hey, Son.” He said, voice thick as he rubbed Ben’s back.
“Hey Dad.” Ben sniffed and turned to hug his mom again. “I missed you guys so much!”
Mr. Kon sat next to Kenji and stroked his hair.
“Mrs. Pincus?” He asked in his stern voice.
Ben’s mom looked at the man in the clearly expensive business suit. “Oh, yes, Mr.…?”
“Kon.” He said. “Kosei Kon.”
“Of Kon…” She swallowed. “Kon Incorporated?”
“Yes. I am very sad to hear of what happened to Simon.” He said, face falling as he bowed his head.
“Yes. He was a good man.” She said softly. “It’s going to be hard without him. And I know it will displace a lot of good people who loved him, loved working for him…”
“Do you have a resume handy?” Candy asked from her seat.
“Candy!” Mr. Kon scolded lightly.
Candy blinked at her husband and pouted. Kosei stared her down and her bottom lip wobbled a bit as she stroked her baby bump. The older man’s cheeks reddened at the sight of her big eyes practically begging for something unspoken between them, and he sighed.
Ben was impressed with how she was able to break down such a stern looking man.
“Mrs. Pincus. My wife would like to rebuild her own business after our daughter is born and I…we were wondering if you would be able to help by joining her employ.” He said. “I was planning on asking you after our children had rested enough, but now seems as good a time as any.”
“I’m sorry, but how do they…how do they know each other? From the camp?” Mr. Pincus asked.
“He’s my boyfriend, Dad.” Ben said, making Kenji’s head snap in his direction.
“Kosei Kon’s son is your...” Mrs. Pincus said.
She sat on the bed.
“Yeah. We kinda confessed after I survived falling from a monorail when Pteranodons attacked us. After almost dying, like, more than once,” Ben said with a tilt of his head. “We thought it best to just be honest about our feelings.”
Mr. Pincus sat down next to his wife.
“Oh.” They both said at the same time.

“You’ll come visit, right?” Sammy asked as Yaz’s Dad loaded her backpack in the backseat of their cab and her Mom hugged both of Sammy’s Dads.
“Well duh.” Yaz said, taking her girlfriend’s hands. “Gotta come see my sponsor’s new investment!”
Sammy smiled and kissed her cheek, hugging for the umpteenth time.
Darius waved as his mom hugged him close.
“Don’t forget to message me!” Brooklynn called.
“Every day!” He promised her, sliding in his own cab behind his brother.
Roxy gave Brooklynn a big hug as her mom and aunt thanked Dave and Claire over and over, her aunt still crying happy tears.
Kenji held Ben’s hands as their parents waited for them in separate cabs.
Kenji rubbed his thumb over Ben’s bruised knuckles.
“It’ll only be a few months, right?” Kenji asked.
“Well, we need time to pack, pick a house and settle.” Ben said softly. “Besides…still…a little fast for me.”
“Scared of the B word?” Kenji joked.
“Scared of the expectations that come with being a boyfriend. Not to mention all the new things.” He said. “I mean, realistically…we might not even last.”
“Don’t worry.” Kenji said. “When you move to California…I’ll drive over whenever you want to see me and give you space when you don’t.”
Ben blushed and gave him a blank look.
“Who are you and what have you done with Kenji Kon?” Ben asked, making a face.
Kenji kissed the wrinkle over his nose. “I’m still Kenji. Being the best at everything. Including boyfriend.”
Ben leaned up and kissed his jaw. “You already are. No expectations needed.”
“Back at you.” Kenji said, kissing him softly. “Besides. I think my Mom and Dad love you too much for me to mess this up.”
Ben chuckled and smiled softly up at him. “See you later?”
Kenji put on his rose-gold aviators.
“You betcha, Sweet thing!”
Ben wrinkled his nose, but couldn’t hide his smile as they parted.
THREE YEARS LATER…
The shrill beeping of his phone went off.
Kenji took a deep breath and tried to sit up, but two arms refused to let him budge.
“Seriously, what’s with this grip?” Kenji whispered, trying to peel off his boyfriend’s fingers.
“No…” Ben whined, adjusting to hug him around the waist, the thin sheet covering their bodies falling to expose more of Ben’s skin.
“Baby, I gotta get my phone.” He said and Ben whined again, hugging a pillow.
He sat up and reached over to get his cell, seeing Brooklynn and Darius’s picture on it. He swiped it and sighed, seeing it was four am.
“What is it, Dino-Nerd?” He asked. “Ben has class tomorrow and I got a meeting I gotta shadow with my Dad—”
“Is Ben there?” Darius asked.
“My boyfriend of three years who lives with me? That Ben?”
“Kenji!”
“Yes! Ben is here!” He groaned and Ben sat up, pulling the sheet up to his chin. “Aren’t you supposed to be at Claire’s office or—”
“Put me on speaker.” Darius said.
Kenji tapped the button and sighed. “Done.”
“Ben?”
“Yeah?” He asked sleepily. “Did the relocation go okay?”
“Bumpy was moved.” Darius said, sounding out of breath.
“Yeah, you told me Zia said they were gonna be relocated to—”
“She wasn’t relocated to the island!” Brooklynn’s voice said suddenly. “We came to check up and—oh my god, they’re getting away!”
“What?!” Ben yelled, and Kenji hugged him close.
“I can see Claire and Owen!” Darius said in the background.
“Guys? Wait, then where is she?” He asked.
“She’s on the mainland!” Brooklynn said. “She was taken to Lockwood Manor and—Darius, duck!”
They heard a squeal. “We’re okay.”
“Lockwood Manor?” Kenji asked.
“She’s not the only one!” Darius said. “There’s so many! Wait is that…Toro?!”
“Get in the car, get in the car!” Barry yelled over the phone. “We’ll recon around the property and pick them up.”
They heard a far-off roar and the sound of an engine.
“Guys!” Ben yelled.
“We’re okay! But you need to spread the word! Get your families up north as soon as possible! We’re going to stay and help Claire and Owen!” Darius said. “There’ so many and I know Owen and Claire are going to need help. We hate to ask you…”
Kenji looked at Ben. His boyfriend nodded; determination set on his face.
“We’re in.”

Once Upon a Time in Guatemala AKA THE ANTIGUA MASTER POST

Chris and Elena were only there a few days before they located their new home, an apartment on the north side of the city, up a hill that had a view of the volcanos Fuego and Acatenango. I did not spend as much time as I would have wanted exploring the city, as I had to make a trip to Lake Atitlan to leave my car with some friends, then jet back to Guatemala City to fly home for Christmas. However, even the little bit of time I got there made a huge impression on me. A lot of travellers seem to glance past Antigua, see it is a place to pass through on the way to something else. Granted, it is more expensive to stay here than many of the other places nearby, and it isn’t very big, either, but that never dissuaded me. I was besotted with the city once I first laid eyes on it the daytime, it seemed like something out of fairytale, a place with a strange and complicated history (like so many other cities) but this one existed as a partial time capsule, a monument to itself, a decaying snowglobe. I imagine cities that share the narrative of being built centuries ago, and largely abandoned by their populace, likely share a similar feel. I imagine Venice may be a sibling, though the sinking city draws far more tourists than this rustic town.

I think that is why I love it. Coming from a country that’s younger than many of the ancient buildings within the city limits, I have an appreciation for things from another era. I feel it especially coming from California, a state that has only boomed in population in the last century, where land is at such a premium that old buildings are constantly being torn down and replaced by new ones, leaving us with very little standing history. And that which still stands, is usually scarcely more than a century old. The only exception to this rule are the missions, built by the same kinds of people who built the churches of Antigua, during the same time period, but unlike the churches of Antigua, the missions are not at the center of California cities, and many of them you have to venture to find. In Antigua there are the remains of one of the oldest churches in Antigua, sitting abandoned on a hill stand just a hundred steps from my friend’s front door (pictured below, built in the mid-1500s).

To walk through Antigua is to walk through history itself. Many of the buildings you casually stroll by are centuries old, and those that aren’t were built to mimic that same style. This gives the entire city central a feeling of falling back through time, somewhere in the 17th century. Much of the city has been felled and rebuilt, time and again, but many of the larger, more ornate buildings, have been left where they fell. Seismic activity has been the plague of this land since the Spanish first set foot here. The second Spanish capital, the one immediately preceding Antigua, was called Almolonga. On September 11, 1541, it was swallowed by a giant mud and ash slide triggered by heavy rainfall, that slid down the volcano Fuego. The slide killed many of the residents, including the first femal governor in the new world, Beatrice La Cueva, who had only been in power a few days, haven taken command after the death of her husband. The slide buried most of Almolonga, covering the local church in a layer of ash and mud so deep, that only the bell tower remains, standing at the crossroads of an intersection in the town that was built upon the remains, Ciudad Vieja. With no choice but to relocate, the capital was moved 5 miles away to the Panchoy Valley, and Antigua would remain the capital of Guatemala (which at the time was comprised of all of modern day Belize, Nicaragua, El Salvador, Honduras, Costa Rica, and southernmost state of Mexico, Chiapas) for over 200 years. Moving the capital to the valley, however, did not solve the geological issues. Due to its proximity to the volcanos Fuego, Agua and Acatenango, Antigua was rocked by violent earthquakes all throughout its history that damaged or all out destroyed several of its beautiful structures. The first church built in Antigua was the church of Santa Lucia in 1541, and it still stands on the outer edge of the city. The next three small churches built in Antigua, Manchen (1548), Candelaria (1565), and Los Remedios (1574) were built to serve various workers in different sections of the cities. The remains of these still stand, though they are not as revered as other, more magnificent structures. Candelaria, with what's left of an impressive Baroque facade, now sits behind a basketball court, surrounded by a low fence. Los Remedios stands along the road bears the stations of the cross, splitting the difference between two bigger and more famous churches, fenced in on what appears to be a family’s private land, judging by the small edifice set up in a corner. What is left of Manchen, which was later replaced by the larger church of San Sebastian further down the hill, is just a few hundred feet from the doorway of my friend’s apartment, open to whoever wishes to wander around it. I actually had a little bit of difficulty finding the names of these churches, as there are so many others still standing or partially standing in Antigua that are newer, better maintained, and more famous. These three are among the originals, even if their names and purposes are being lost to time.

The first version of Antigua’s cathedral, at the end of the central plaza, was also built during this time, with the first edifice constructed around 1545. Through the end of the century, earthquakes struck every decade or so, starting in 1565, 1575, 1577 and 1583. The original cathedral building was especially damaged by the earthquakes of 1583 and 1600, before being demolished in 1669. The new cathedral was completed in 1680, and an eight day celebration was held to celebrate it. The Santa Marta earthquake of 1773 that caused the city to be abandoned did extensive damage to the cathedral. After the capital was relocated, locals attempted to restore San Jose in 1830. They sealed off the back of the cathedral where the main altar was, and focused on repairing the front that faced the plaza. The bell towers of the church were removed in 1876, and the newly restored front was open for business, while the ruins of the 1680s building still stand behind it. You can wander through these ghostly halls, made extra eery by the fact that after the 1773 earthquake, the church ruins were used as a graveyard. The walls and pillars still stand, with high arches and crowns open to the sky, a layer of the dead resting peacefully, and some mysterious tunnels beneath them. There are also crypts beneath the church that are still used for Mayan rituals to this day.
There are old convents aplenty in the city. The Convento de Capuchinas has a particularly interesting nun’s quarters. The convent contains a circular room, with one entryway via a hallway and twelve doors, each leading to a small closet of a bedroom for the nuns. The rooms are open, and you can walk in and see for yourself the simple accomodations the women made due with. The convent’s remains also house a beautiful garden area.
The Convento de Santa Clara has lovely gardens and a beautiful baroque facade on the outside. It lost most of it’s roofs to earthquakes, but the two stories of halls around the central garden still stand.
The Convento de Santa Teresa has an interesting history, as it was used both as a wine-making facility and a prison after the capital was relocated to Guatemala City. The last prisoner walked out it’s doors in the 1950s after the building was found to be unsafe for people to inhabit, probably because of earthquake damage.

Semana Santa is huge in Antigua (though I admit, I have not attended it, mostly because I hate crowds). In fact all Catholic holidays are huge there, and it’s not unusual to witness a procession in the streets. One of the most famous churches, San Francisco, stands near the edge of town, along a road marked by stations of the cross that ends in a bright yellow church called El Calvario. During Semana Santa, each station is thrown open to reveal…..something ( I don’t know, I wasn’t there).

San Francisco is still a functioning church, the part that has been restored. The ruins house the museum of Hermano Pedro, the patron saint of Antigua, in its ruins. Hermano Pedro, devoted to charity, founded schools for the poor, helped heal the sick, and planted trees around Antigua. In the courtyard of San Francisco there is a tree said to have been planted by him, and it’s flowers are placed inside candles that you burn to call upon his aide, sold right by the church entrance.
There is one church that functions as a charity hospital still in his name. Hermano Pedro is the name of the (other) yellow church with a beautiful baroque finish, located near the pilas (wash stations) in the city. The church operates a hospital for the poor that runs on donations only, offering free health care to the sick and needy. The first hospital in Antigua was founded by Hermano Pedro in the 1600s. The hospital that bears his name was founded in 1663 by Dominican friars, Capuchin nuns took over its upkeep in 1800s and work was done on the building in 1869. While it was damaged by earthquakes several times throughout its history, it was rebuilt every time. In 1984, the Franciscan priest Guillermo Bonilla, felt called to follow in Hermano Pedro's footsteps in ministering to the poor, sick and outcasts of society. He rented small homes to house the abandoned elderly and orphaned children and appealed to the citizens of Guatemala for help. Eventually he began rebuilding the ruins of the hospital destroyed by the 1974 earthquake and the present day hospital facility continues in the Franciscan tradition of taking in those who need help and care. The hospital receives no government support and relies solely on donations. It is operated by the Franciscan order of the Catholic Church and is directed by Padre Jose Contran. I actually got to meet one of the doctors who worked at the hospital by chance and he filled me in on some of the details. The church still holds regular services as well.

There is another (other other) yellow church in Antigua that holds services as well. La Merced church was founded by the Mercedarian order in the 1700s and completed in 1767. A lovely church on the north side of the city, with a yellow exterior, baroque details, and a beautiful dome flanked by lion statues, it was designed with lower arches to better withstand earthquakes. True to its design, it was less damaged by the earthquakes than other churches in the area, but was still abandoned after the capital was moved, and subsequent earthquakes caused the convent walls to collapse. It was then used as a stone quarry by locals, which further damaged the site. In 1853 reconstruction began and the main nave was restored, and now holds services, while the ruins were preserved and in the process of restoration. Among the ruins, Merced boasts the largest fountain in Antigua, so big that it was once used to raise fish for the inhabitants to eat.
My favorite set of ruins, second only to the grand Cathedral itself, are those of La Recoleccion. One of the last churches to be built in Antigua before the capital was moved, they had to ask for a dispensation to erect the massive structure at the edge of the city. Constructions began in 1701 and the church was inaugarated in 1717. It was one of the largest in the city of Antigua, it’s huge nave and dome dwarfing that of many of the earlier churches. Unfortunately, it was not to last, it was first damaged by and earthquake just months after construction finished in 1717. It sustained further injury in the earthquakes of 1751, and, like so many of its siblings, it was nearly destroyed by the Santa Marta earthquakes of 1773. After the city was largely abandoned it served as home for various other endeavors such as a stable, soap factory and sports complex, which caused more structural damage, before eventually being retired as a landmark. Unlike it’s siblings (at least the ones that allow people in) a great deal of La Recoleccion rubble has been left where it lay, mostly inside the nave. This, combined with the two-story walls, still standing albeit at slightly odd angles, full of cracks, and what remains of the doorway arches, octagonal windows, and attached structures, gives it an ethereal feel of stepping back in time, like you entered the place just after it collapsed from the earthquakes. Bright white walls against blue skies, their facades peeling away, surrounding a floor you can only explore by finding your way through fallen pieces of columns and arches that once upheld the high ceiling, creates a dreamscape that harks to a time long gone, or maybe one that has never been. La Recoleccion would not be out of place in a historical epic, a fantasy world at war, or a high fashion photoshoot. My photos of this place barely do it justice.
There are several other church ruins scattered about Antigua, El Carmen in the market with its numerous winding columns for one, La Iglesia de Jesus Cristo, its red paint still intact, part of which now houses a school.

El Manchen to the north side of Antigua, Nuestra Senora de los Remedios on the road to El Calavario, and Candelaria, a beautiful example of heavy baroque embellishments, were some of the first churches built in Guatemala to serve the indigenous workers that built Antigua. El Manchen was built on a hill in 1565 for ironworkers and carpenters, now it’s surrounded by apartments in a neighborhood dubbed “Colonial Manchen.” Nuestra Senora de los Remedios was constructed in 1574 to the southeast for rope and mat makers. It now resides on a private lot behind locked gates, sharing the plot of land with a small home. Candelaria, the first of the three, was built in 1548 for farmers and artisans. Today it sits, surrounded by a low fence, behind a basketball court.
Casa Santo Domingo used to be a monastery, but after Antigua’s growing popularity as a tourist destination, parts of it were restored and turned into the only 5 star hotel in Antigua, which opened in 1989. There is also a museum on site, and the ruins remain, what’s left of a massive fountain, as well as the crypts, some of which still contain the full skeletons and bone fragments of the former friars.
These are just some of the churches. Several were further out of the way, harder to find, or completely destroyed and rebuilt. There were more that, despite my digging, I could not find a title for, boarded up, undergoing restoration, or just sitting there, not being torn down, but nothing being done with them either. By the end of the 17th century there were 38 churches in Antigua and 16 monasterys and convents, and more came after that, it would take me many more months of living there and research to document them all.. It’s not just churches, either, there is the Palace of the Guards on the edge of Antigua’s square, row after row of neatly restores columns, or the college that shares a border with it, once attended by the sons of Spanish nobility.

There are the pilas, with their little fountain, erected so that women without running water in their homes could do their laundry throughout the city. There are the various fountains, still working after all these years, dotting various small parks and courtyards. There are the buildings themselves, though it’s difficult to say what is restored colonial and what is new, made to look like old. The fact that the whole city seems to agree that colonial is now and will continue to be the theme gives Antigua a cohesiveness other cities lack. Sure, the cobblestones are a pain to drive over, and the streets are narrow, the sidewalks uneven, and the market loud. But you just take your time, driving slowly, take your time in the market, crowded with various Mayan languages being threaded with Spanish, a cacophony that can be musical sometimes, overwhelming at others, maybe watch the volcano Fuego erupt, from up close or at a distance, as it does every month or so. All of this creates a curious tapestry of tradition and progress, a place laden with history, trying to compromise that past with the modern era, a net that so perfectly ensnared me for part of a year in 2017.

Midcentury Makeover! Anatomy of an Eichler Renovation in San Jose
The iconic midcentury modern tract homes built by Joseph Eichler in California, with their clean lines and light-filled spaces, have become sought-after real estate prizes. But as one San Jose couple discovered, while the aesthetic still feels strikingly contemporary, the middle-of-the-last-century construction may not be—and renovating an Eichler home comes with a unique set of challenges.
When Andrea and Scott Ysebert purchased their Eichler in 2016, they were overjoyed to have scored a house with the features that Andrea had eagerly been searching for: mahogany walls, an original kitchen with updated finishes, high ceilings, and walls of glass. These were signatures of the California modern style pioneered by real estate developer Joseph Eichler, a fan of Frank Lloyd Wright who built homes in the San Francisco suburbs and Southern California from 1949 to 1966.
But these homes are now 60 years old. They typically have no attic space, slab concrete foundations, and are often in need of custom fixtures to fit their nonstandard spaces.
The Yseberts’ 2,000-square foot, four-bedroom, two-bath home had gotten some relatively recent updates. Five years before they bought it, solar panels were added, the bathrooms were renovated, and new carpet was added.
But after the couple moved in, they uncovered a few issues—it turned out their midcentury beauty, built in 1957, had plenty of flaws beneath the surface. So after five months, they embarked on a major renovation project that eventually transformed their classic home into a true showpiece.
Now, about a year after the makeover was finally finished, the Canadian natives shared their experience with us.

Assessing problem areas
Soon after the couple settled into their new home, it became clear that they’d need to make some home repairs. The couple, who both work in the tech industry, already knew they’d want to make adjustments to fit their personal style. They wanted to move the kitchen to create a more open floor plan, merge two of the bedrooms to create a large office, and switch out the relatively new carpet for hardwood flooring.
They uncovered some unpleasant surprises right off the bat, and a few of them related to the work done in 2011.
“We discovered the fixes made were very surface-level—enough to look decent at first glance, but not done properly,” Andrea says.
On closer inspection, the carpet was worn after all the open house walkthroughs—and when they pulled it back, they discovered swarms of ants. The tile work in the bathrooms was shoddy, and the kitchen finishes weren’t much better.
They also found that the radiant heat flooring—a signature Eichler feature—wasn’t available in two rooms that had been added to the home, and the existing radiant heat coils were starting to fail in the bathrooms—“where you want it most,” says Andrea.
Oh, and the sliding glass doors no longer locked, which meant they had to stick pieces of wood in the track as an improvised security measure.
“It was super valuable living in the home for a short amount of time before renovating,” Andrea says. “You had a sense of what did work and what didn’t work.”
Going all in on renovations
The to-do list grew and grew.
“Once we dug in, we set out to deal with the ants, the windows, the radiant heating, and termite damage in the walls. And then, we just went in for a full overhaul, with the bathrooms too,” Andrea says.
They decided to keep the original mahogany wood wall paneling, but re-stain it, replacing the brown with a rich gray, the preferred palette for their renovation.

As the project list expanded, the budget ballooned. However, having just sold their San Francisco home, the couple had set aside funds to manage the financial crunch. And the first-time renovators figured it would be less stressful to consolidate the improvements and get them over with.
“If you have the resources to do everything at once, do it,” Andrea says. “We poured months into our renovation, but within a year, we had the home we dreamed of.”
Eichler-specific issues
A major challenge with any Eichler home renovation is the concrete slab foundation. There’s no crawl space underneath these homes, which means any changes to plumbing, piping, or heating requires breaking the floor. In the Yseberts’ case, the concrete base also had to be opened up to add or replace radiant heating.
“Everything is in the concrete slab [foundation], so moving plumbing is much harder,” Andrea says. As for rerouting wires and electrical, “There’s no attic, so everything needs to go on the roof.”
The two made the renovation project a second job, researching the finishes, fixtures, and fixes they preferred. Once work commenced, they moved out of their home for 13 weeks.

The company that installed the original radiant heating way back in the ’50s was enlisted to overhaul it, six decades later. The slab was opened up and new coils were laid in such a way that the home now features three heating zones that can be adjusted depending on need.
“For the rooms we’re not in very often, we just turn down the temp. It’s more efficient,” Scott says. Once the infrastructure was in place, the couple selected white oak flooring, a counterpart to the rich gray stain on the wood-paneled walls and ceiling.

Andrea and Scott knew immediately they’d move the kitchen so that it would look out onto the backyard. They selected Alno, a San Francisco company, to design it with a minimalist, European look. The Miele appliances are black, the Cambria counters are white, and gray laminate cupboards and glass cabinets add sleek storage.

To their surprise, Andrea and Scott found that the standard sink widths weren’t so standard in the ensuite master bath. Rather than creating a custom sink to fill the space, they moved the wall of the bathroom to fit the new sink, poured new concrete floors, and added a heated towel rack and LED lighting to the mirror. The tile in the guest bathroom was completely redone, including the floor, which is now graced with hand-screened clay tiles from New York.

Once the couple and their two cats, Dash and Poro, moved into their newly redone home, they had the home’s exterior painted dark gray to complement the stain on the walls inside. They also ran a gas line to the side yard so they could add an eye-catching fire pit out back.
Now happily ensconced in their redesigned home, they both confirmed they’d do it all again.
“The experience was both stressful and yet completely rewarding,” Andrea says. “Every time we sit back and look at our home, we feel so happy with how things came together.”
They also have sage words of advice for those considering an Eichler purchase.
“For those renovating an Eichler, have patience,” says Andrea. “But take solace in knowing that these homes are very special, and if you can work with its nuances, it will be so worth it.”
