hey all, i just wanted to stop by and drop a line about some amazing records that came out last month.... my good friends in New Tomorrow from san luis obispo Ca released their new full length "we're counting on the youth"... and i must say its my favorite hardcore record of the year. their songs are inspired and inspiring, positive hardcore for the young and old alike. they are DIY and i love them. if there were more bands like this the world might actually become a better place. ....and the hardest working band in showbiz hailing from Kansas City Missouri, the architects have released "the hard way", my favorite rock n roll record of the year. i throw down the gauntlet and say the architects are the best live band i have ever seen, the first time we met they rocked the saint in asbury park like it was a sold out MSG show. they are on the warped tour all summer and deserve more attention than you can give them. the hard way is a fucking gem and will be the record you listen to while being chased by police on your way to the mexican border. bands like new tomorrow and the architects dont come around every day and are the reason i started skeleton crew. i feel very lucky to have worked with these bands, they are hard working and talented and deserve way more than i can provide. i hope you enjoy their records as much as i do. New Tomorrow - "We're counting on the Youth" and the Architects - "The Hard Way" are available at stores and on itunes, or from the skeleton crew webstore (www.skeletoncrewonline.com) both bands will be on the road this summer, enjoi. xo

Originally opened as the Milestone Mo-Tel in 1925, the Motel Inn is credited as being the first motel in the world. Allegedly, the architect Arthur Heineman came up with the term while building the lodging site. In it's heyday, Hollywood A-listers like Marilyn Monroe and Clint Eastwood frequented the property.
Ownership changed hands numerous times between the 1930s and 1970s. It closed for good in the 1990′s, was partially demolished and has been decaying since then. In 2017, a team of developers planned to revive the motel once again but progress had been delayed due to finalizing permits and construction schedules.

CEO Patrick Smith of WestPac Significant Developments
Investor, architect, real estate broker and contractor Patrick Smith has been CEO of WestPac since 1998. In that time, the California-based real estate investment and development firm has grown to include operations in California, Hawaii, Arizona, New Mexico, Colorado, and Michigan, and even locations in Australia.
During Patrick Smith’s tenure, WestPac’s projects have included more than 5,000 apartments, seven hotels, two resort communities in Aspen, CO, five communities for seniors, and a range of condos, office buildings, and single-family subdivisions. Projects completed during the Patrick Smith WestPac era have accounted for over $7 billion, while achieving environmentally conscious and energy-efficient LEED certifications for new developments along the way.
Want to learn more about Patrick Smith and WestPac? Read on.
The WestPac Story
In 1998, Patrick Smith was a real estate investor and developer operating under the operating entities Smith and Company and Avila Beach Realty when he met a developer by the name of Alex Pananides. By that point Smith had already developed over 500,000 square feet of general office, medical offices, and housing developments. Pananides had been investing and developing under the name WestPac since 1974, the same time that Smith started Smith and Company.
The two met when they decided to go in together on a development deal, and immediately hit it off with their similar visions for the future. They developed other projects together, and by 1998 Patrick Smith had been appointed WestPac CEO.
Today, WestPac is responsible for some of the most innovative projects happening around the country, ranging from student housing to assisted living and memory care and single family family subdivisions to mixed-use spaces, condo complexes, and office & retail spaces as well as hotels.
Notable Projects
Some of Patrick Smith’s most significant projects in his time as CEO of WestPac have occurred in the last few years, as he takes on projects that seem to be close to his heart and approaches them with equal parts passion and savvy business sense. His keen ability to acquire funding from a variety of sources has resulted in many projects coming to a successful close that otherwise may have languished unfinished.
Here are some of the top projects Patrick Smith and his team have overseen at WestPac in the last few years.
Hotel Cerro
Hotel Cerro is a premier luxury hotel situated in the heart of San Luis Obispo, where Smith graduated from college with an architectural degree, not far from Smith’s current home of Santa Barbara. What makes Hotel Cerro unique isn’t its luxury appointments— though there are plenty of those, from high-end rooms to garden suites— but the way the project was constructed.
Hotel Cerro is built within the existing structure of a 100+-year-old brick building that has stood in San Luis Obispo for more than a century. Smith wanted to incorporate the historic elements of the building, but beyond its desirable facade it had structural issues that were cause for concern. So the Westpac team reinforced the building with steel trusses, allowing it to keep its rustic charm while ensuring its safety for visitors.
Elevation Apartments
Smith and the Westpac team completed the first phase of Elevation Apartments in 2017 and the second phase in 2020. Located in Okemos, MI, Elevation Phase I and II each included 170 apartment units, designed with resident comfort in mind. The project has been very well received by the Okemos community.
The Rocks
Another recent Patrick Smith-led project was The Rocks, a 400-bed student housing community by the Michigan State University campus in East Lansing.
Patrick Smith has long expressed WestPac’s mission to provide students with housing that offers quality construction, desirable amenities, and can’t-miss services, and he wanted to make living at The Rocks a memorable experience for students attending MSU.
By the time the housing units at The Rocks were available for leasing, the complex was already 95% booked before the first school year of its operation. It has continued to serve as a favorite housing complex for students at Michigan State University since its completion.
Former Lake Trust Credit Union Building
In an interview a few years back, Patrick Smith expressed his interest in a historic building in East Lansing that had fallen into disuse— much like the once-vibrant neighborhood surrounding it.
“We’ve always looked at revamping the 501 block, the old Lake Trust six-story building with the walkout basement into multi-family because it’s got super cool views of the city,” Patrick Smith, WestPac CEO, said. “It’s got some historical…mid-60s architecture, and we wanted to facilitate that, keeping that building and also doing a renovation of the renaissance of that building.”
The Lake Trust Credit Union Building has stood since the 1970s, but in recent years had gone unused.
But Patrick Smith and WestPac secured funding, made plans, and ultimately is in the process of repurposing the building to become a multi-use development featuring 172 apartments and 20,000 sq. ft. of retail on the ground floor. It will serve as an Lansing hub with apartments, shops, and desirable amenities that have inspired many former Lansing residents to return.
Patrick Smith: Biography
Patrick Smith received his General Contractors license in 1974, while still attending California Polytechnic State University to ultimately obtain his B.S. in Architecture.
Smith graduated in 1976, then immediately began exploring the funding and planning that goes into real estate development, beyond the construction itself. Smith obtained his architectural license in July of 1985, his real estate broker’s license in May of 1986 and his NASD securities license in 1987.
Later, Smith launched Smith and Company, met Alex Pananides, and the rest is history as Smith began his nearly 25-year tenure as the CEO of WestPac. He now resides in Santa Barbara with his wife. Smith’s career spans 48 years of real estate involvement.

The Lath of Supervisors on Tuesday absolutely agreed to charter the abandoned Sears architecture in La Cumbre Plaza in Santa Barbara if hospitals become too abounding on the South Coast.
The canton is gluttonous to transform the 72,000-square-foot architecture into a 200-bed “congregate care” adeptness should the region’s bloom adjustment face an cutting billow of coronavirus patients in the future.
The Sears site, at 3845 Accompaniment St., would be advised to abode patients adulterated with the atypical coronavirus and ailing from the ache it causes, COVID-19.
The another affliction adeptness will cost the canton about $39,600 a ages already patients and employees absorb the site, according to a agents abode to the board.
“This is a measured, reasonable advance that provides amazing accommodation to assure in the accident of approaching needs,” Second District Supervisor Gregg Hart said.
Hart said “this is the aftermost footfall in the process.”
First, “all of the hospitals — if bare — will abate the constituent surgeries they are alms to the accessible to bottle accommodation in their hospitals for COVID patients,” he said.
Then, Hart said, “all of the hospitals accept added billow accommodation aural the hospitals, too, because the abutting footfall they would actuate internally aural their hospitals.”
He continued: “Only in the accident that both of those systems accepted bare to the charge would these added accessories charge to be used.”
Cottage Health, which operates three hospitals in the county, appear aftermost anniversary it will abate its cardinal of appointed constituent procedures by bisected at its Santa Barbara breadth starting Monday.
The accommodation will assure Santa Barbara Cottage Hospital can accommodate life-saving affliction for the predicted billow of COVID-positive cases while caring for patients who crave emergency and capital affliction for non-COVID conditions, Cottage Bloom CEO Ron Werft said in a statement.
A new aiguille could apparent itself as a abrupt fasten in cases, which would beggarly added bodies are adulterated with atypical coronavirus at the aforementioned time, and during flu season, which could dissipate healthcare systems, the county’s abode said.
At the alpha of the pandemic, a top priority was identifying a absolute accommodation of 500 beds throughout the canton to accord with the aftereffect of apartment the overflow of COVID-19 patients, Assistant Canton Executive Administrator Barney Melekian said.
A billow accommodation of 500 beds is “an allowance policy,” Melekian said.
“Knock on wood,” he said. “We accept not appear abutting to alike defective that back the communicable began, but it’s seemed like a advisable admeasurement to accept the accommodation to do that.”
County admiral “ultimately landed array of a angled system” afterwards anecdotic sites through the county, including centrally amid areas in Buellton and the Santa Ynez Valley, Melekian said.
If necessary, the Cal Poly Recreation Center has beds accessible for Santa Barbara Canton association in the accident of a COVID-19 billow in the North County, Melekian explained.

In April, San Luis Obispo Canton admiral adapted the armpit into a ample adeptness to affliction for COVID-19 patients.
County admiral are in the action of developing a academic announcement of understanding, but San Luis Obispo County officials “have agreed, in principle, any overflowing patients from North Canton could go to their facility,” Melekian said.
The canton doesn’t accept to atone San Luis Obispo Canton for the use of its facility, according to Hart.
Melekian said canton admiral advised UC Santa Barbara, the abandoned Sears architecture and added places on the South Coast, including the advantage of ambience up acreage tents and acreage hospitals.
The Sears adeptness had the “best accommodation and the adeptness to grow,” he said.
Units can be added as bare at the Sears site, he added.
“We set abreast 250 beds, but the accuracy of the amount is we could go above that if we had to,” Melekian said.
The charter adjustment was conducted in affiliation with Cottage Health, “who has been anon complex with us in agreement of allowance us plan to set up the site,” Melekian said.
The county’s abode states the breadth of the sublease is six months, and there’s an advantage to extend it for up to 18 months.
The appoint consists of three alteration phases, Melekian explained.
Phase one would alpha “somewhere” amid the end of July and end of August, he said.
Phase two commences aloft the canton adventure any addressee improvements to the bounds or supplies on the site. It could take three to four weeks to adapt the architecture for COVID-19 patients.
“There is planning afresh in affiliation with Cottage Hospital,” Melekian said. “We are alive with Accessible Bloom to analyze activate credibility for back that would start.”
The adeptness will crave all-encompassing charwoman and accessible upgrades to electric, heating, ventilation, and air conditioning, and added upgrades to accomplish the adeptness “ready to operate,” the abode said.
The armpit improvements are estimated to amount up to $1.2 million, and the county’s job adjustment architect would accomplish the work.

The breadth at La Cumbre Plaza was called in allotment because it’s centrally amid to strategically serve a awful busy breadth of the tri-counties region, according to canton staff.
The another affliction armpit on the South Coast is a “wise advance decision,” Fifth District Supervisor Steve Lavagnino said.
“The virus doesn’t accept burghal abuttals lines, (and) county lines,” Lavagnino said. “We accept to attending at this (the Sears site) as a bounded approach.”
The Sears architecture has been abandoned back 2019, back the administration abundance was listed as a location around the nation appointed to be shuttered.
The lease agreement item was listed beneath the authoritative agenda, and the admiral pulled the annual for altercation afterwards accessible comment.

There are 80 percent of ventilators accessible at hospitals in the county, according to Do-Reynoso.
Fifty-seven percent of COVID-19 cases are transmitted from person-to-person contact, she said, while 42 percent were due to association spread.

Lou Ferrigno Looks to Smash Another Real Estate Deal in Arroyo Grande
Tommaso Boddi/Getty Images
With a recent price reduction on his Santa Monica, CA, home and a purchase of an Arroyo Grande mansion, Lou Ferrigno is looking to smash through another real estate deal. He’s put a different property in Arroyo Grande on the market for $1.25 million.
Located in the same quaint Central California town as his fancier new estate, the three-bedroom, three-bathroom house now up for sale was built in 1987.
The actor best known for playing the Hulk on TV purchased it in 2001 for $729,000, and it could be where he fell in love with the picturesque area, close to San Luis Obispo, Pismo Beach, and the coastal wine country.
Sitting on a hill, the 3.5-acre property includes a main residence and a 1,200-square-foot shop with a bathroom. The shop could be converted into a second living unit for additional income.
The main residence is elevated and features a wraparound Trex deck to take full advantage of the canyon views.

Much of the acreage is usable, so an enterprising buyer could add a pool, tennis court, or other recreational facility.
More structures could be added to the acreage.

As we reported in September, Ferrigno bought a much fancier place in Arroyo Grande. The 5.5-acre property has a 7,146-square-foot, five-bedroom, Mediterranean-style main residence. There’s also a heated swimming pool, gazebo, gardens, and walking paths. This property also boasts an 8,000-square-foot shop/barn with solar panels.

Ferrigno also reduced the price of his Santa Monica home from $3.9 million to $3.65 million. The 1929 residence is located in the posh North of Montana area. The listing tells prospective buyers that they should “bring [an] architect,” a heavy hint that it may be a teardown.
Lou Ferrigno’s Santa Monica home

No interior photos of the Santa Monica listing are available, which suggests the land beneath the home has the real value.
Now that Ferrigno is happily ensconced in his Central California estate and is selling a smaller Arroyo Grande home, it appears that he has all the land he needs.

PATRICIA ARAUJO (BFA 2005)
Patricia Araujo was born in Miami, Fl, the daughter of Colombian parents. Her father was an architect at Walt Disney and during his last years he assisted with the development of Epcot Center. Patricia grew up in Bogota, Colombia and since childhood, she was enchanted by architecture and form. After completing high school in Bogota, Araujo moved to Northern California to pursue her college education. She studied architecture, painting, and photography. In 2005 she obtained her B.F.A in Painting, from the San Francisco Art Institute.
For over a decade, Patricia Araujo has painted the facades of both iconic city landmarks and downtown buildings. Her paintings depict praiseworthy examples of San Francisco architecture, some utilitarian and others grandly ornamental. She's been bewildered by the architecture of cities she's lived and traveled to and by imaginary places.
From 2008 to 2010, she dedicated a series of works relating to Tomorrowland and as of most recent she's devoted to painting the architectural wonders and forgotten treasures of "GGIE" (the Golden Gate International Exposition of 1939 at Treasure Island) - the last World's Fair of San Francisco Bay. Her interest in researching the urban landscape continues to grow, addressing the evolution and decay within a city.
Araujo continues to deepen her conceptual themes on architecture, place and change in the urban landscape. She has been exhibiting in San Francisco since 1998. Some of the venues exhibited include: Arc Gallery, Arttitud, Bayview Opera House, HANG ART, Roll Up Gallery, STUDIO Gallery, the Old Emporium, Pen Club Gallery in Budapest and most recent at the Old Mint with Treasure Island Museum.
In 2008, she published her first book, entitled ”SOMA SEEN”. Her work has been written about in the San Francisco Chronicle, ARTslant, 7x7 SF, Huffington Post, Examiner, Beyondchron, and the San Francisco Bay Guardian. She lives and works in the San Francisco Bay Area.

SETH LOWER (MFA 2008)
Units contains photographs taken from 1994–2017. The images depict a variety of everyday materials and situations, many seen in sets, parts, or multiples. Within such scenes, Lower seeks out a kind of integrity (or lack thereof): standards of measurement, materiality, vague questions about the boundaries of entities and experience.
A sign swallowed by tree bark, a small collection of funnels, a stove for sale in the sunshine. Where does one unit end and the other begin? It is certainly possible to be part of the whole and at the same time separate, existing with a foot in both worlds, but does this say anything about the units themselves, or only the way we define them?
Graham Harman writes that such pieces are ‘terminal points, closed-off neighborhoods that retain their local identity despite the broader systems into which they are partly absorbed’.

After a busy day we are delighted to check into the world famous and totally iconic Madonna Inn. I’ve been wanting to come for years. It’s kitsch overload and quite unique.
Built by Alex and Phyllis Madonna in the 1950s - he was an architect and she was an interior designer- it opened in Christmas Eve 1958. They wanted to provide a stylish pit stop btw SF snd LA so built this crazy place in a 1000 -acre plot just outside San Luis Obispo.
Each room is different - although there is a lot of pink! There are waterfall showers, huge beds, mammoth fireplaces
