London: 22nd October 2020 – MHA has today announced that a planning application has been submitted for the development of Fisherman’s Dock, located adjacent to the Marina in the heart of Poole. A key vantage point along Poole’s historic Quay, the application looks to further enhance the iconic setting through a comprehensive regeneration project, which will see the construction of 228 apartments, a 118 bed boutique hotel, complete with rooftop restaurant and bar and commercial space.
With unprecedented views overlooking the harbour towards Brownsea Island, the new private and affordable apartments will be spread across four separate and distinctive residential buildings designed to reflect Poole’s quayside heritage.
The proposed hotel and 8,600 sq.ft of commercial space available for a range of uses, including leisure and retail, will cater to Poole’s growing tourism business, attracting visitors and creating much-needed employment opportunities in the process, whilst providing an enhanced and active frontage to the Quay.
As a result of Covid-19, MHA was required to conduct a virtual public consultation for this project. With the help of its dedicated project team, a consultation website and animated sketch video were created, with a specific platform enabling local residents and businesses to comment and interact with the development proposals.

BPDA and The Fallon Company Announce GrubStreet Will Operate Out of 50 Liberty at Fan Pier
BOSTON -Boston Mayor Martin J. Walsh, along with the Boston Planning & Development Agency (BPDA) and The Fallon Company, announced that GrubStreet has been selected to operate 13,166 square feet of civic/cultural space at 50 Liberty at Fan Pier on the South Boston Waterfront.
GrubStreet, the largest creative writing center in the country, will create a literary destination with year-round programming to serve a wide range of residents from across Boston and the region. By agreement of the BPDA and 50 Liberty LLC, an affiliate of The Fallon Company, GrubStreet will receive a $25 per square foot construction allowance — totaling $329,150 toward improvements to the space.
In addition, Cross Cultural Collective (C3), a black arts collaborative that elevates, celebrates, and promotes African diasporic arts and their creators in Boston, has been conditionally selected by the Mayor’s Office, BPDA and W/S Development to operate a space designated for civic and cultural use on the South Boston Waterfront. The designation of this space is contingent upon reaching specific planning milestones set out by The Mayor’s Office of Arts and Culture in consultation with C3. The City of Boston has offered to support C3 with $150,000 in technical assistance over the next two years, as it builds capacity and resources in preparation to operate a cultural space.
“Both GrubStreet and C3 will bring innovative cultural destinations to our waterfront that will create access to new opportunities for Boston’s residents and visitors,” said Mayor Walsh. “The work of these organizations will help fulfill our mission to create a diverse, welcoming Seaport for all.”
GrubStreet plans to build a narrative arts center at 50 Liberty featuring a bookstore, cafe and community space for writers, a podcast studio, as well as classrooms to expand GrubStreet’s workshops. It will also feature an event space for readings, slam poetry, storytelling events, and shows that combine words with music and dance. GrubStreet serves students of all ages and backgrounds through classes in their current downtown location, as well as in neighborhoods including Dorchester, Roxbury, Mattapan, and East Boston. This new location will allow the non-profit organization to expand its programming and activate a space for collaboration by students of all ages and backgrounds.

We look forward to this exciting leap forward and to building a dynamic new site for literary and cultural creation and gathering,” said Eve Bridburg, GrubStreet’s Founder and Executive Director.

Fallon, President & CEO of The Fallon Company. “We look forward to the launch of the new narrative arts center at 50 Liberty, which will support the civic and cultural community in the neighborhood and the City.”
C3 plans to create a multipurpose center for arts and cultures of the African Diaspora with programming and resources for artists of the diaspora. C3 is currently in negotiation with the City about occupying a 5,000 square foot space. The $150,000 in technical assistance from the City of Boston will support the formation of a non profit entity, completion of an organization/strategic plan, completion of a space development/facilities plan, completion of a fundraising plan, and progress made toward fundraising goals.
“We very much look forward to holding future talks with the City as we continue to shape and build our Collective, our vision, and physical center for African diasporic arts on the water’s edge,” said Ashleigh Gordon, member of C3. “We are excited for what’s to come and what we are able to accomplish with the City’s support.”
The selection of GrubStreet and C3 follows a public and transparent process to select civic or cultural users to activate available spaces in ways that serve a diverse population. Following the release of a Request for Ideas (RFI) in January 2018, the BPDA received eight proposals, and in April hosted an open house where the top four respondents presented their proposals to the public. The selection process is modeled after an effort completed in 2015 when the Society of Arts and Crafts was selected as operator of similar space provided at Pier 4.
The selection committee represented multiple departments across the City and considered criteria including public comment letters, the ability of the respondent to create a welcoming space that serves a diverse population, and access to the financial resources to build-out and operate space year-round.
The announcement builds on Mayor Walsh’s Boston Creates Cultural Plan, a ten-year city initiative designed to align public and private resources to strengthen cultural vitality over the long-term, and weave arts and culture into the fabric of everyday life. Since the launch of Boston Creates in 2016, Mayor Walsh has committed to leading the implementation of the plan by building City resources for arts and culture and creating the necessary partnerships to address the critical needs identified through the planning process. 50 Liberty is a residential condominium building with 120 residential units and retail, restaurant and civic/cultural space on Fan Pier on the South Boston Waterfront. The civic/cultural space consists of 5,000 square feet on the southeast corner of the first floor of the building, with the remaining square footage on the second floor.

Project Design Intent
In its new Fenway headquarters, Samuels & Associates establishes its presence in the heart of the neighborhood. With retail establishments on the ground floor and Samuels & Associates’ corporate offices on the two upper floors, the building’s redesign exemplifies urban adaptive re-use that seeks to save and find new uses for an existing building, rather than tearing it down, reflecting the same approach Samuels & Associates takes in many of its projects. The building at 136 Brookline Avenue was built to contain the heavy machinery and vehicles of an auto service and repair business, so its sound structure made it a good candidate for a new use.
Located in a former automotive garage in Boston’s Fenway neighborhood, Samuels & Associates’ new headquarters exemplifies urban adaptive re-use. Overall Project Challenges
Open spaces supported by concrete mushroom columns required separation and definition by function. Meeting spaces needed to allow for separate private meetings to occur concurrently. Confidentiality concerns dictated that guests exiting meetings not go back through the common waiting area at reception. Event space was needed where projects could be celebrated and clients entertained. The design should reflect the unique personality of company founder and chairman Steve Samuels, a third-generation real estate developer, whose interests and activities outside the company include film production and music. While capturing the entrepreneurial leadership of Steve Samuels, the design also needed to provide functional and comfortable workspace for the company’s approximately 50 corporate employees.
Design Solutions
The existing footprint of the building’s second and third floors was divided into public and private workspaces, with new walls creating a reception area and conference center on the second floor and offices plus a communal kitchen on the third floor. Red brick walls were painted white; ceilings retained their original raw concrete and were sandblasted to remove dirt and old paint. The original concrete floors were stained and polished. The second floor features a central reception area surrounded by glass-fronted conference rooms. Behind the reception desk, glass doors open to a rooftop deck that serves as an open-air entertainment and employee relaxation area. Third-floor office space encompasses cubicles surrounded by glass-fronted offices. The third-floor communal kitchen/breakroom is anchored by a long wall of clerestory windows that introduce natural light and views. At the second-floor entry opposite the elevator doors, a collection of historic machining tools evoke the building’s industrial history. The hall leading to Steve Samuels’ office celebrates his music passion and film-production career with framed movie posters and a collection of antique microphones. The stairway landings are decorated with hand drawings of company projects printed on metal, including a drawing of The Verb Hotel.

Background
In 1993, the real estate development company Samuels & Associates produced the 440,000-square-foot retail shopping center South Bay Center in Dorchester, Massachusetts, the first development of its type in an urban location. This led Samuels & Associates, in 2004, to envision another urban retail development – this time with a mix of uses including residential and office space. They enlisted the help of Elkus Manfredi Architects to design a master plan for Fenway Triangle Trilogy, a one-million-square-foot mixed-use development in the heart of Boston’s Fenway neighborhood.
Primarily wetland before baseball’s legendary Fenway Park was constructed in 1911, the Fenway neighborhood had long suffered urban blight and neglect. Its wide streets were unfriendly to pedestrians, and the neighborhood was dominated by parking lots, gas stations, and derelict one- and two-story light industrial buildings.
Working closely with Samuels & Associates to develop the plan for Fenway Triangle Trilogy and conducting numerous community meetings to earn the trust and approval of Fenway residents, Elkus Manfredi created the design roadmap for The Fenway’s revitalization, using tools such as wide sidewalks, street trees, and traffic-calming build-outs to create a “main street” setting with a welcoming pedestrian environment.
Elkus Manfredi continued to provide design and planning expertise to Samuels & Associates as the development company spear-headed the ongoing revitalization of The Fenway. Projects designed by Elkus Manfredi in The Fenway include the mixed-use 450,000-square-foot building at 1330 Boylston and the mixed-use 870,000-square-foot building Van Ness, which includes one residential and one office tower, plus retail at street level.
An old Howard Johnson’s motor court was transformed by Elkus Manfredi into The Verb Hotel, a hip urban hotel and well-loved Fenway landmark that pays homage to the rock music scene which thrived here in the 1960s and ‘70s. Pierce Boston, The Fenway’s newest luxury tower soaring 30 stories into the sky, had its grand opening in March 2018 after being under construction for nearly three years.
A number of the company’s other Fenway projects are currently underway, including the redevelopment of the 1920’s Art Deco-style Sears, Roebuck and Company distribution center into a modern mixed-use building known as 401 Park.
In 2016, Samuels & Associates further embraced its connection to The Fenway when the company established its corporate headquarters in a three-story former automotive garage and service building built in 1960.

Canada's Ivanhoé Cambridge severs ties with Residential Land Group after UK scandal
The property company run by a former co-chair of the Presidents Club has lost a major financial backer in the wake of the sexual harassment scandal at an all-male charity dinner.
Ivanhoé Cambridge, a Canadian investment group, said it had halted further investments with Residential Land, which is owned by Bruce Ritchie.
The property magnate was a trustee and one of two joint chairmen of the Presidents Club until it was disbanded last week, following the Financial Times's revelations about a men-only fundraising dinner at the Dorchester hotel where hired hostesses were allegedly groped and sexually harassed.
Ivanhoé said in a statement: “We are deeply troubled by the events and behaviours as reported by the media; they are clearly unacceptable and contrary to our core values as a global institutional investor. Under the circumstances, we have stopped future investments with the company. We will not make any further comments at this time.”
Residential Land, founded by Ritchie in 1991, is one of the biggest private landlords in central London, and owns more than 1,200 homes along with hotels and Mayfair office buildings. Ivanhoé, a property firm founded in Quebec in 1953 and owned by the Canadian pension fund La Caisse de dépôt et placement du Québec, was one of Ritchie's main backers.
