Instead of taking the bus back with the team, Jamie takes Trevor’s rental car to the hotel with (Y/N). Cronin didn’t give him any issues when he said he was going to get a ride back. Probably because Jamie played well during the game and had an assist on the Ducks’ only goal. All he has to do is be on time for the flight back to Anaheim in the morning.
The ride to the hotel feels like an eternity in Las Vegas traffic. (Y/N) thinks Los Angeles and New York traffic is terrible but Vegas on a warm night is just as bad. All she wants to do is spend the night with her boyfriend and show him how proud she is of him.
She keeps a hand on Jamie’s leg the entire drive back to the hotel. Jamie has a hand resting on hers while he responds to some texts on his phone. Music is playing at a soft level so they aren’t driving back in complete silence.
Jamie chuckles beside her and she glances over at him when they stop at a red light. "The team found out that I wasn't getting on the bus with them and Trevor told them why so now they're all making comments in the group chat," he tells her. "Some of the comments are funny."
(Y/N) smiles and keeps her eyes on the road. "I'm glad that they feel like they can still tease you considering this was your first game back after injury and your contract dispute," she replies.
"Me too."
She parks the car when she gets to the hotel. This time the car is parked closer to the entrance since she doesn't have to hide from the Ducks or Jamie. Jamie grabs her hand as they walk inside. She can't help but smile at how he is being so public with his affection.
He normally isn't like this, but she's never minded a little PDA. Jamie isn't normally a fan of PDA. They'll hold hands occasionally, but they never do when he thinks his teammates will be around. Jamie doesn't like some of the comments they, mostly Trevor and Mason, make when they show affection.
Of course a couple of Ducks players are sitting in the lobby when (Y/N) and Jamie walk into the hotel. One of them whistles to get their attention. She looks over and sees Frank, Mason, Rico, and Cam are all sitting in the lounge area across from the check-in desk.
Rico and Frank have grins on their faces. Mason smiles and shouts, "Get it, Jimmy!"
(Y/N) looks up at Jamie, who finally looks over at Mason. "Be glad I'm not going to be on the same floor as you," he retorts. "You wouldn't be saying that if I was."
Mason's jaw drops and Jamie snickers as he pulls (Y/N) to the elevator. She clicks the button for her floor as the doors shut. Jamie wastes no time in the empty elevator and presses her against the cool wall by her waist.
"You can't wait a few more minutes?" she giggles.
"You're a sight in my jersey, (Y/N)," he tells her as he leans and nips at her jaw. "Plus, I've really missed you. I wasn't expecting to see you here when you're supposed to be in New York for another week."
She melts against Jamie and wraps her arms around his neck. "I had to be there for your first game," she manages to get out. "I haven't watched you play NHL hockey yet."
The elevator dings and Jamie backs away just in case anyone is on the other side of the doors. There is no one so (Y/N) grabs his hand and walks down the hallway to her room. She digs in her pocket for the key as they stumble down the hallway.
As she grabs her key when they reach her door, Jamie comes up behind her and wraps his arms around her waist. He moves her hair off her shoulder and begins kissing her neck. "Jamie," she gasps as she unlocks the door with the key. "We're literally right outside the room."
"Get inside the room," he mumbles against her skin.
"So needy," she teases as she pushes the door open. Jamie stumbles into the room behind her.
The door shuts and Jamie is quick to spin them around to (Y/N) is being pressed against the wall right by the door. She gasps and stares up at Jamie. "You have no idea how much I've missed you," he says to her as he presses himself against her.
Something pokes at (Y/N)'s waist and she smiles. "I think I might have an idea," she replies as she snakes her hand between them. She palms Jamie over the pants of his arrival suit. He lets out a low groan.
"Fuck," he breathes out. She presses a little harder and he lets out a soft gasp. "Oh, fuck me."
She uses her other hand to begin unbuttoning Jamie's button up that he's wearing under his jacket as her lips attach to his neck right under his jaw. She's gotten pretty good at unbuttoning his shirts with one hand recently. It drives Jamie crazy that she can do this.
As soon as his shirt is unbuttoned and untucked from his pants, she trails kisses down his neck to his chest. "(Y/N)," he sighs as she nips at his chest. "Bed. Now."
"Take me to bed, Jamie," she challenges.
Without missing a beat, Jamie lifts her up. She sequels and wraps herself around him as he walks fifteen feet to the closest bed.
She's still wrapped around him when he deposits her onto the mattress after crawling onto the bed on his knees. He falls and hovers on top of her as her head hits the pillows and she lets out a giggle. He smiles and looks down at her.
The sight above her is almost too much for (Y/N).
His usually soft eyes have a fire behind them that she only sees when he's turned on. She can see his freckles scattered across his nose and cheeks in the dimly lit room. The smile he has on his lips is beautiful. Jamie's beautiful.
She reaches up and cups Jamie's jaw in her hands. "I missed you," she tells him. Her voice is so soft it almost comes out as a whisper. "A month away from you is too long."
"I agree," he says. "I missed you too. I missed this."
Needing him close to her, (Y/N) pulls Jamie into a searing kiss. It's hot and needy and quick from the moment their lips connect. The kiss alone is enough to cause a warm sensation to form in her belly. She's been away from Jamie too long.
Jamie grinds the bulge of his pants against her legging covered core. He lifts one of her legs around his waist to get a better angle. She lets out a soft groan into the kiss that follows.
She pushes the jacket and unbuttoned shirt he's still wearing off his upper body. Jamie throws them somewhere on the floor without breaking the kiss. Her hands find their way to the back of his neck and her fingers curl into the hair at the base of his neck. She pulls him even closer to him.
His lips leave hers and attach to her neck. He nips at the skin but is careful not to leave any marks. Hopefully.
She sighs and reaches between them to get Jamie's pants off his body. She manages to get them down to his knees before he kicks them off. Her hand sneaks into the waistband of his boxers to get a hold of his hard dick. She gives him a few slow pumps.
Jamie begins to slowly kiss down her neck. "(Y/N)," he mumbles against her collarbone. "Jersey off."
"Get off of me then."
She feels Jamie smile before he falls onto his side. (Y/N) sits up and pulls Jamie's jersey over her head. He props himself up on his elbow and pulls at her leggings. "These too because you know I'm going to struggle getting them off and I want to get my hands on you as soon as possible," he tells her.
(Y/N) laughs and shakes her head. "I think you need to figure out how to get a pair of leggings off a woman, Jamie," she teases. "You wear compression pants all the time so I don't know how you can't get a pair of leggings off of me."
"I'm rarely ever in a rush to get my compression pants off," Jamie tells her. "Get them off, (Y/N). Please."
Another laugh falls from her lips as she lays back and lifts her hips off the mattress so she can get her leggings off. She throws them to the side and pulls Jamie back down for a tender kiss.
His hand runs up and down her right thigh. She lets her legs fall apart for him. Jamie jumps on the opportunity because he immediately slips his fingers into the waistband of her lace panties.
Yes, she wore a lace set under the jersey. She hoped that she would end up in bed with Jamie since it had been weeks. She wanted to look nice.
He runs his fingers through her already soaked folds. She wouldn't be surprised if the lace was ruined from how wet she is. Jamie hums into the kiss. "So wet," he mumbles.
"Only for you," she says between kisses. Jamie smiles and dips a finger into her. She gasps and pulls back from the kiss to look at him. "Jamie. Teasing isn't nice. Finger me or don't-"
Jamie cuts her off by fully sinking two fingers into her. She whines at the sudden but familiar feel of Jamie's fingers inside of her. "I always take care of you, baby," he tells her.
He begins to move his fingers and she sighs. Her right hands makes it over to the waistband of Jamie's boxers. She slides it in and wraps her hand around his dick. Her thumb runs over the leaking tip and uses the precome to pump him easier.
They're both a mess as they work each other closer to the edge. Jamie lets out soft groans and (Y/N) moans every time Jamie moves his fingers into her. Jamie's nose is buried against her cheek and he occasionally presses a soft kiss to her cheekbone.
Eventually, Jamie adds a third fingers. She cries out when he curls his fingers every time he moves them. "Jamie," she whines. "Jamie, Jamie Jamie."
"I've got you," he tells her, breath hitting her ear. "Come, baby. I know you want to. Come on my fingers."
His words are the reason she comes right then and there. She lets out a loud cry and her entire body shakes from the orgasm. Her back arches off the bed and closer to Jamie. Her vision goes completely white for a second.
Her legs are shaking and Jamie has his fingers in his mouth when she comes to. "Fuck," she pants as she watches Jamie suck the come off his fingers. "That's hot."
"You're hot," Jamie retorts.
(Y/N) crashes her lips to Jamie's and she swears she tastes herself on his lips. She hums and moves so she's straddling Jamie's bulge. She reaches behind her and unclasps the bra she's wearing. She lets the fabric fall off her body before it joins the rest of the clothes on the floor. Jamie's hands are immediately cupping her breasts.
Jamie sits up and wraps one of his arms around her waist. The kiss breaks and he turns his attention to her chest. His free hand grasps one breast and his mouth is on the other. He plays with her nipple and she gasps. "God, Jamie," she breathes out. "Keep this up and I'm gonna come again before you even get inside of me."
"I'd be okay with making you come three times in less than an hour," Jamie tells her. He looks up at her with his eyes as he trails kisses from one boob to the other.
She smiles and shakes her head. "Needed you in me like yesterday, Jamie," she replies. He nips at her breast and she gasps. "Baby. Come on."
"Okay, okay," he laughs. He snaps the waistband of her ruined panties. "Get these off while I grab a condom."
With zero hesitation, she falls off his lap onto her back. She lifts her hips up to pull off the panties. As she throws them to the ground, Jamie grabs a tiny silver package out of his wallet. He tears it open with his teeth as he pushes his boxers off his body. She watches as he slides its contents on his dick.
Jamie comes back over to her and crawls on top of her. She notices the layer of sweat that has formed on his forehead. She can't help but smile.
That smile quickly falters as Jamie runs the tip of his dick through her folds. "Jamie," she breathes out. "Please. Please, baby."
She wraps her legs around his waist and digs her heels into the back of his thighs. Jamie kisses her jaw and mumbles, "So beautiful like this. All mine."
(Y/N)'s smile returns as Jamie slowly slides himself into her. She wraps her arms around his neck and lets out a soft sigh as he lets her adjust to his size. It has been a month since they've had sex.
Jamie bottoms out in her and doesn't move so she can adjust. She's also extremely impatient so she rolls her hips against him. "Fuck, (Y/N)," Jamie breathes out.
"Move, Jamie," she pleads. "I swear to God-"
He slams into her so hard it makes her dizzy. "I told you that I have you," he tells her. "So fucking needy for me."
Jamie rolls his hips into her slowly but deeply. "So fucking needy for you, Jamie baby," she echoes. "Fuck."
He must use that as motivation because his pace quickens.
She's so overwhelmed by how good it feels that she nearly blacks out. She's a moaning mess beneath Jamie, and she wouldn't have it any other way.
Jamie's lips reattach to her neck and she whines.
Sex with Jamie is never the same twice, and that's what she loves most about being in bed with him. She never knows what to expect. Tonight, she gets soft Jamie that moves and touches her like she's fragile. She gets the Jamie that makes sure she's taken care of first before he worries about his own needs.
She wants that to change though.
Without warning, (Y/N) pushes Jamie to the side and rolls on top of him. All without him slipping out of her. She sits up on his dick and he looks at her with wide eyes. "You lay there and look pretty," she tells him. "You played an entire hockey game tonight. Gonna take care of you. Gonna make you feel good."
"Shit," Jamie breathes out as she begins to roll her hips. She smiles as Jamie squirms underneath her.
It's not often when she takes control in the bedroom, but she knows Jamie loves it whenever she does because of how rare it is. She loves to surprise him.
His hands rest on her waist and he helps her keep her pace. Her hands are on his torso. Soft groans fall from her lips every time she lowers herself onto him.
Her hair creates a curtain around their faces when she leans down to get her lips on Jamie's neck. He fucks up into her and she moans against his skin.
"Feel so good around me," Jamie sighs. "So tight."
"Feels so good inside me," she mumbles. "Make me come again, Jamie."
Jamie sneaks a hand between them and takes the sensitive bud between his fingers. He plays with her clit and she cries out from the slight oversensitivity. She cries out in pleasure.
"Come for me again, baby," Jamie rasps in her ear. "Come on my cock like a good girl. You want to make me feel good? Come for me."
That's the first time Jamie has talked to her like that and it's so hot.
Her second orgasm hits her harder than the first. She cries out right near Jamie's ear as she clenches around him. She has a fistful of the pillow under Jamie's head as her orgasm rips through her entire body.
She collapses on top of Jamie with a loud groan.
At some point, Jamie came inside the condom inside of her. When she comes to, her entire body is shaking and Jamie is tying off the used condom and throwing it into the trash.
"I'm gonna need you to talk to me like that more often," she pants. "Holy shit, Jamie."
"Not too much?"
"Definitely not too much."
༺═──────────────═༻
The next morning comes way too early for (Y/N). Light is coming in through the large window that overlooks the strip. Jamie is already up and looking at her when she opens her eyes.
He smiles and mumbles, "Good morning." He nuzzles at her jaw and she laughs.
"Watching me sleep is so Edward Cullen of you," she comments as Jamie leaves soft kisses to her jaw. "But good morning."
"Team is doing breakfast before we pack up and head back to Anaheim," he tells her. "They said you're welcome to join us. Just be prepared for the comments I'm going to get when I show up to the table in the suit I was wearing yesterday."
She smiles and backs up so she can look at him. He looks so pretty in the rising sunlight. "I'll give it right back to them so you better be ready for that," she replies. "Anyway, I'm hungry. Let's go."
Without warning, she jumps out of bed. She finds one of the sports bras she packed and throws that on. She puts on one of her Ducks hockey shirts that Jamie gave her as well as a pair of shorts. She puts her hair up in a messy bun before she turns and looks at Jamie.
He's buttoning the shirt all the way up to the collar. She walks up to him and swats his hands away. "Leave these undone," she tells him as she undoes the first few buttons. "It's hot."
Jamie shakes his head as she grabs the key card from the floor. He taps her ass on the way out the door and she squeals in reply. She does get her revenge in the elevator.
The entire Ducks roster looks over at Jamie and (Y/N) as they walk into the little dining area. Conversations die out when they make their appearance and they see how disheveled Jamie looks.
Trevor is sitting at a table with Mason, Leo, Frank, and Rico. He ends up standing up and starts a round of applause that the entire team joins in on. "He survived!"
She looks up and sees Jamie's face is tomato red. She smiles and shakes her head before heading toward the food. "Barely," is all she says in reply.
"Oh shit," Mason says. Trevor's jaw drops as Jamie follows right behind (Y/N) to get something to eat.
She bets Jamie is wishing they just ordered some room service or something with the way his teammates congratulate him and tease him because he had sex.
She loves watching them tease him though. It's like they're one big happy family and she's glad that Jamie has them.

New Concept: Ghost Dnd Campaign
Whether it be out of ignorance for their deaths, a sense of dissatisfaction, a lacking desire to move on or sheer stubbornness-many spirits remain on the mortal plane-in a place between life and death that Occult Experts refer to as....The Haunting Plane. Unable to cross over and only slightly able to interact with the physical world; ghosts are often bound to places where they died and the circumference around it. In this case-a very large house.
You live in a house with your fellow ghosts. You are all of varying ages, varying backgrounds, varying time periods and even varying death days. While you all may not get along and have your disputes-you're here together for the foreseeable forever. So you all make it work and in a way, you're just a very unconventional blended family/roomates situation.
That is until the house is bought by the one thing that is a greater threat to Ghost kind than the Ghost Busters or Spiritual Medium Influencers: House Flippers seeking to Gentrify a beautiful old house into a modern minimalist hellscape and probably put it up as a rental for a sky high price unaffordable to the living wage.
The goal is simple; get rid of the new owners at ALL COSTS. If they renovate the part of the house you died in TOO much-you'll begin to fade from this world, not to the afterlife, but to somewhere where light touches nothing. The true terror of a ghost-to be completely erased from existence. However if parts of your house is restored with loving intent for preservation-you will become stronger.
Use your 'Classes' as different styles of ghosts. A Barbarian or a Fighter makes an excellent ghost to throw things-while a Wizard or a Sorcerer class could help you manipulate the arcane in your favor.
Roll Dexs to manipulate locks, windows and doors; Stength to throw objects. Constitutions to save against sage smudging and house blessings. Intelligence to manipulate new strange technology these house flippers are bringing in; Wisdom to know how to interact and use occult relics that are brought in to your advantage. And of course, a little Charisma with the Ouija board always helps.
Abilities like animal handling can be used to influence the vermin living in the house; Intimidations for more aggressive haunters. Use your Historical knowledge of the house to your advantage-or try your luck with the Arcane and try your hand at possessing an unlucky mortal to do your bidding.
Most common mortals can't see you; especially if they are close minded to the idea of a ghost-while open minded mortals; such as Children, Superstious folks and often times angsty goth teens hoping there's something at the very least beyond this experience we call life-are more prone to being able to see the dead. Make allies or enemies of these people-but don't let them die under your roof. Unless you want to end up with yet another spectral roommate.
Animals like dogs and cats can signal to your presence and may expose you if you're trying to go in for a scare; learn to evade them or distract them to keep the suspense and make the scare land.
Make your house a haunted home; or find an unlikely balance with mortals who GET you-the choice is always yours.

Part 3 of this Hopper x reader series.
Part 1
Part 2
(Also found on ao3)
Warning: explicit.
Tumblr media
Snippet:
He freezes like an idiot, is stuck staring at you in that dress again. You’d spoken, he realizes. You’d approached and spoken, but of course he doesn’t register – he can’t – it sounds like water rushing beside his ears.
“You waitin’ on someone?” it’s that damn smirk again and all he wants to do is shove you against the wall and remind you who’s in charge in this little arrangement you have.
“You’ll sit if you know what’s good for you…” he speaks low, watches the way you try to hide the shiver that just sent through you.
Of course, you make him wait, make a show of it. You take a second, but you sit slowly.
“You seem frustrated, Chief,” it’s a double entendre, obviously, and he’s biting the inside of his cheek when you lean over the table just enough to make him see down the cut of that dress… “Do you have something you wanna say to me, Chief?” he bites harder on the inside of his cheek. “Any reason you came looking for me the other day? Were you on the edge of losing this little game we’re playing?”
“Real fuckin’ cute, sweetheart. Cut the crap. You miss this too.”
“Oh, sure I do. But between the two of us, who seems more desperate for a good lay?” you lean back, cross your legs, look so confident. Hearing you speak like this sends a chill down Hopper’s spine.
“Get in the car.”
“Huh?”
“Get in the car. Now,” he speaks between clenched teeth. “I’m not asking.”
When you don’t move, he loses his temper. The cuffs come out.
---
He’s been through three cigarettes in a forty-five-minute period, even though he’s trying to quit. Kinda.
It’s been eighteen days since he’d fucked you. Seventeen days since Callahan questioned him about that night and how he heard a weird noise.
Eighteen. Fucking. Days.
He’s surprised you hadn’t broken, hadn’t called from a payphone again at some dive, hadn’t been in your bed with the phone between your ear and shoulder as you worked your fingers along your clit and gasped sweet cussing into the receiver.
He. Missed. Your. Cunt.
But he was determined to prove that he could stay away. He wanted to win this so bad.
Though, he does take a drive to Andy’s Bar again in hopes that it’s your hangout. He makes sure El’s out with friends that night – just in case.
Naturally, you aren’t there.
So, he has three beers and ends the night in the shower – alone – hand pumping around his cock as he cums down the drain. It’s not enough. It hasn’t been enough for eighteen fucking days.
Two more weeks go by and he’s losing it, so tempted to just hook up with someone just to get you off his mind, but it’s not that easy. He knows it won’t be enough – won’t be you. You egging him on, letting him cum inside…such a spitfire.
On day thirty-eight, he breaks. He’s drinking rum at home, alone, and his dick’s been hard for an hour. He’d wacked off earlier but clearly, he’s way too worked up to just let things go.
And you don’t answer.
He slams the phone back down, though he’s a little humored – thinks you’re playing with him. You’ll call back any minute.
Only you don’t.
And he jerks off two more times before bed.
Three days pass and he doesn’t try the number again. He knows you’ve been staying in some rental off Blossom Avenue, but isn’t ready to be that desperate just yet.
But he’s teetering on that edge.
Four more days and he’s at that point.
The place is empty when he pulls up. And now he feels like a real winner.
You booked it, you had to; took off. He knew you were a college girl, but when do semesters start…?
Paul Nelson is the landlord of the place. He knows this because there were a few shitty tenants that Hopper had arrested for domestic disputes in the past.
Maybe he shouldn’t call Paul when he gets back to the station…but he does.
“Oh, Y/N? What’s the matter? She in trouble or somethin’? Good kid.”
“Nah, nothin’ like that. Just one of her friends came lookin’ for her so I figured I’d follow up,” Hopper lies easily. “She, uh…she leave town do you know?”
“I know she said somethin’ about a birthday party, but she should be back Monday. I’ll tell her to give you a call.”
“Uh, no. No, I’ll…uh…follow up.” Hopper hangs up before any more embarrassment.
Well, fuck.
Two more days…
•••
Monday he’s scoping out the strip mall, waiting for Callahan to return with their coffees.
He sees you. Short dress, those legs, wedge heels…he’s practically drooling on himself as he watches you walk by. The wind blows and you catch the hem of that flowy dress just before he can get a peak at anything. Damn. He shifts in his seat, sucking his lower lip between his teeth.
You see him too and he notices you quirk your eyebrow at him before walking in his direction.
Oh, fuck.
He’s almost scrambling to roll down the window on the blazer as you approach – not really sure how to play it, not really sure where the fuck Callahan is with those coffees. He needs something to hold in his hands so he doesn’t end up doing something stupid like touching you in public. On the job. While he’s in uniform…
It’s quite the fantasy, he’ll admit.
You’re leaning against the blazer before he’s attentive.
“Spending money again, I see,” he teases, nodding toward the bag.
You click your tongue. “So quick to judge, Chief…” you dip your finger into the bag and his breath hitches when he sees a tiny, black lacy frock – see-through…matching panties.
He jumps out of his skin when the passenger door opens and Callahan hands him a cup of coffee.
“Hi, ma’am,” he nods passed Hopper to get a look at you.
Of course, you’re as calm as ever – lingerie back in the bag like it never happened, a cheeky smirk on your face.
“Now you boys have a wonderful day,” you lay it on thick. “Good talking to you, sir,” you comment to Hopper before strutting back to your car.
“She new around here, Chief?”
“Uh…yeah. Yep.”
“You know her?”
“Huh? Oh, no, uh…someone came to me the other day wanting to check up on her. She was out of town – misunderstanding. S’all I know.”
The rest of his shift is awkward and tense as he wonders if Callahan saw that black lingerie, if he’s tortured by the thought as much as Hopper is.
•••
Fourteen hours. It’s been fourteen damn hours since you’d returned and, damn, he needs you. Who the fuck was he? How the Hell did he get here? Fourteen hours is not a long time and he is so fucking used to this need of isolating himself. Hop flourishes on alone time, craves it like neon lights and sad, desperate women with nice legs and “fuck me” eyes. You fuck him up. You actively walked into his fucking shithole mess of a life, looked around, and tore the whole place down.
Are you this fucked up over him? He could only imagine…
Maybe, maybe not but…so what if he was?
The simple idea of it makes him ache – makes him hard – makes him wonder those ‘what ifs’…what if this is more than a little fling?
But people don’t end up happy. They just don’t. He can’t let himself hope.
People settle and get dealt shit hands and pull themselves through somehow. But people like him don’t end up happy. Maybe halfway-happy. Probably not.
And he hasn’t thought about it in a while – too long. After Sara…he knew it was over for him, no finding love after he lost his daughter and got divorced. He figures it was bars and sad sex forever.
The coffee shop isn’t exactly as empty as he expected. Lonely silence floats around him. A soft melody plays overhead but he really doesn’t have it in him to listen. Cars pass out the window and he sighs, thinking of you again; of that damn black lace and how good it probably looks on you.
The bell above the door announces a new customer and instinctively his eyes lift to the entrance.
Well, fuck.
Y/N stands there, carding a hand through your wind-blown hair, eyes surveying the room until they lock on him.
There are several other couples scattered around the coffee shop and all of them look startled when Hopper presses you to the table; bends you at the waist, shoves your chest against the tabletop. He’s got you in cuffs before you’ve taken your next breath and he’d be lying if he said it’d been an accident when he bumped his body against yours in the scuffle. He’s too tall though, so it didn’t exactly pan out for the place he wanted stimulated by your ass on display in that short dress; your body kind of hit his upper thigh. Not good enough. Just enough of a tease to make him want you more.
He hoists you up, pulls you against him from behind.
“Sorry to interrupt your night, folks,” he announces to the crowd of stunned patrons.
Without further explanation, he shoves you forward, enjoying this way more than he should be.
Pushing you in the back of the Blazer is also satisfying. Gripping your hair and dipping your head down gives him a kind of power he’s been missing since you two fucked last time.
When he’s in the driver’s seat looking in his rearview at you, he notices the dilated pupils, the parted lips, the open legs.
“You’re just too much fun,” he mutters before pulling out of the parking lot.
•••
Maybe he should have taken you back to your place. Maybe he shouldn’t be parked down an old dirt road with the seat leaned back, letting you ride his cock. But here you are.
The cuffs are still on, proving difficult but he likes the way the angle forces your tits forward. He’d unbuttoned that dress and found that you weren’t wearing anything underneath.
Sinful. It’s sinful what you do to him.
He’s got his hands on you; left hand digging into your hip to steady you, right hand rubbing at your clit as you rock yourself on him.
He’s not quiet by any means – neither are you – but this empty road and the compact vehicle, he feels safe to let himself enjoy.
“Fuck, I missed you,” it’s when you finally admit this that he feels himself get closer to that edge.
“Oh, yeah?” he huffs out. “You missed my cock?” he pinches your clit then rubs deep circles, making you yelp out.
“Mmm, yes, sir, I missed your cock too.”
“Oh, fuck, faster. Goddamn it…” he shuts his eyes tight, tries to hold back his orgasm. “Did you cum? You’ve gotta cum…” he’s frantic at this point, realizes how much pleasure he gets out of your pleasure.
“I know,” you pant out, angling yourself a little different. “Hang on…ooh, right there…fuck…rut into me, Hop. Deeper.”
By now he gives up on your clit and takes both hands to hold either side of your hips. The angle you’re at causes friction against your pelvises – just enough pressure on your clit.
He feels how close you are, how tight your muscles are getting, how you’re squeezing his cock.
A deep growl leaves him. “Fuck, duchess, I’m right…there…” his voice is tense.
You’re nodding. “Hang on, mmm…deeper…oh, God just like that, yes…Jim!”
The relief he feels when he knows you’re cumming…
“Ohh yeah. Good girl, cumming all over my cock…God damn…”
He’s there. He’s right fucking there, holding you and rutting up into you, filling you…
It’s too much. His vision goes white; the most powerful orgasm he’s had in weeks.
In the comedown, you practically faceplant against his chest, gasping for breath together as the shockwaves shoot through you still. Your fingertips feel like lightening.
Eyelids heavy, you nuzzle against him, let yourself relax for moments.
Hopper’s fidgeting for the keys, unlatching the cuffs from your wrists which almost feels like a release in itself.
The car is silent, just the two of you breathing, your heartbeat in your ears.
“I bought that black lingerie for nothing,” you break the silence with a short laugh.
Hopper looks down at you seriously, eyes dark.
When he says, “I’m not done with you yet,” you can’t help but shiver.

What to Look for When Buying Residential Properties in Dubai
Buying residential properties in Dubai requires careful consideration of various factors to ensure you make a wise investment. This blog outlines what to look for when buying residential properties in Dubai.

Location
Proximity to Amenities: Choose a location that offers easy access to essential amenities such as schools, healthcare facilities, shopping malls, and public transportation. Proximity to these amenities enhances the property's value and convenience.
Future Development Plans: Research future development plans in the area, including infrastructure projects, commercial developments, and recreational facilities. Areas with planned developments often experience appreciation in property values.
Neighborhood Safety: Ensure the neighborhood is safe and secure. Check crime rates and the presence of security measures such as gated communities and surveillance systems.
For property purchase options, explore Invest in Dubai Real Estate.
Property Condition
Structural Integrity: Inspect the property for any structural issues, such as cracks, leaks, or foundation problems. A property in good structural condition requires less maintenance and ensures a longer lifespan.
Interior and Exterior Finishes: Evaluate the quality of the interior and exterior finishes, including flooring, walls, roofing, and fixtures. High-quality finishes enhance the property's appeal and durability.
Age of the Property: Consider the age of the property. Newer properties may require less maintenance, while older properties might have historical charm but could need renovations.
For mortgage services, consider Mortgage Company in UAE.
Developer Reputation
Track Record: Research the developer's track record and reputation in the market. Established developers with a history of delivering high-quality projects on time are usually a safer choice.
Customer Reviews: Look for customer reviews and testimonials from previous buyers. Positive feedback and satisfied customers indicate the developer's reliability and commitment to quality.
Completed Projects: Visit completed projects by the developer to assess their construction quality, design, and overall appeal. This provides insights into what you can expect from the property you are considering.
For rental property management, visit Rent Your Property in Dubai.
Legal and Regulatory Compliance
Title Deed Verification: Ensure the property has a clear title and is free from any legal disputes or encumbrances. The DLD provides title deed verification services to help buyers confirm the property's legal status.
Sales Agreement: Review the sales agreement carefully and seek legal advice if needed. Ensure all terms and conditions are clearly outlined, including the price, payment schedule, and any additional costs.
Permits and Approvals: Verify that the property has all the necessary permits and approvals from relevant authorities. This includes building permits, occupancy certificates, and compliance with zoning regulations.
For property sales, visit sell your house.
Investment Potential
Rental Yield: Research the potential rental yield of the property. High rental yields indicate strong demand and profitability for rental properties. Areas with high rental demand, such as those near business districts or tourist attractions, tend to offer better returns.
Capital Appreciation: Consider the potential for capital appreciation. Properties in areas with ongoing infrastructure development, economic growth, and high demand are more likely to appreciate in value over time.
Market Trends: Stay informed about market trends and economic indicators that impact property values. This includes factors such as interest rates, inflation, and government policies affecting the real estate sector.
Real-Life Success Story
Consider the case of James, an investor who successfully bought a residential property in Jumeirah Village Circle. James conducted thorough research, inspected the property's condition, and chose a reputable developer. By following the guidelines outlined in this blog, James secured a high-yield investment and has seen significant appreciation in property value.
Future Trends in Dubai Real Estate
Sustainable Developments: There is a growing demand for eco-friendly and sustainable properties in Dubai. Developers are increasingly incorporating green building practices and energy-efficient features into their projects.
Smart Homes: The adoption of smart home technology is on the rise. Properties equipped with advanced security systems, automated lighting, and climate control are becoming more popular.
Mixed-Use Communities: Integrated communities that offer a mix of residential, commercial, and recreational facilities are gaining popularity. These developments provide residents with a convenient and holistic living experience.
Conclusion
When buying residential properties in Dubai, it is essential to consider factors such as location, property condition, developer reputation, legal compliance, and investment potential. By paying attention to these aspects, you can make a well-informed decision and secure a valuable investment. For more resources and expert advice, visit Dubai Real Estate.

Dilapidations Surveys Explained: What You Need to Know
Tumblr media
When managing a property, particularly in a rental context, understanding the various responsibilities associated with property upkeep is essential. One critical tool that often comes into play is the dilapidations survey. A dilapidations survey is a detailed inspection that assesses the condition of a property in relation to its lease agreement. This article aims to explain dilapidations surveys, their significance, and what property owners, landlords, and tenants need to know to navigate this essential aspect of property management.
What is a Dilapidations Survey?
A dilapidations survey is a formal assessment conducted typically at the end of a lease term. The primary objective is to evaluate the condition of a property, identifying any damages or necessary repairs that the tenant is responsible for before vacating the premises. The findings from a dilapidations survey can have substantial implications for both landlords and tenants, as they help clarify obligations and responsibilities concerning the property’s maintenance.
The Survey Process
The process of conducting a dilapidations survey generally involves several steps:
Initial Inspection: The surveyor visits the property to conduct a thorough inspection, taking note of its current condition. They look for signs of wear and tear, damage, and any discrepancies from the original lease agreement.
Documentation: The surveyor documents their findings, often taking photographs and compiling detailed notes. This documentation serves as a vital reference for both parties involved.
Reporting: After the inspection, the surveyor prepares a comprehensive report outlining their findings. This report typically includes a list of necessary repairs, areas of deterioration, and a comparison with the condition of the property at the start of the lease.
Recommendations: Finally, the report may also include recommendations for how to address any identified issues, helping tenants understand their responsibilities.
Why are Dilapidations Surveys Important?
Understanding the importance of dilapidations surveys is crucial for both landlords and tenants for several reasons:
Legal Protection
One of the primary purposes of a dilapidations survey is to provide legal protection for both parties. For landlords, the survey serves as documented evidence of the property's condition at the end of the lease. If disputes arise regarding damages or repairs, having a comprehensive dilapidations survey can strengthen a landlord's case in negotiations or potential legal proceedings.
Conversely, tenants can also benefit from dilapidations surveys. By having a clear understanding of their obligations, tenants can take proactive measures to address any necessary repairs before moving out. This can help them avoid unexpected financial liabilities or legal disputes with their landlords.
Maintaining Property Value
For property owners, regular dilapidations surveys can play a significant role in maintaining the overall value of their investment. By identifying and addressing maintenance issues early, landlords can prevent more severe problems from developing. This proactive approach helps ensure that the property remains attractive to future tenants, which is crucial in a competitive rental market.
Additionally, conducting dilapidations surveys at regular intervals—rather than solely at the end of a lease—can help landlords keep a close eye on their property’s condition, making informed decisions regarding repairs and upgrades.
Communicating Expectations
Effective communication between landlords and tenants is vital for successful property management. Dilapidations surveys facilitate this communication by providing a clear, objective assessment of the property’s condition. When both parties have access to the same information, it reduces the likelihood of misunderstandings and disputes.
Moreover, when a dilapidations survey is conducted before the lease ends, tenants can understand their responsibilities and make arrangements to address any issues proactively. This transparency fosters a more cooperative relationship between landlords and tenants, ultimately leading to smoother lease transitions.
Timing of Dilapidations Surveys
It is generally advisable to conduct dilapidations surveys well before the lease term concludes. By doing so, tenants have ample time to rectify any identified issues. This not only helps them meet their obligations but also ensures that the property is returned in good condition, which can be particularly beneficial for securing future references.
Landlords may also choose to conduct interim dilapidations surveys throughout the lease term. This practice allows them to monitor the property’s condition regularly and address any concerns before they escalate into more significant problems.
Conclusion
In summary, dilapidations surveys are an essential aspect of property management that provides significant benefits for both landlords and tenants. By understanding the purpose and process of a dilapidations survey, property owners can ensure they are protecting their investments and fulfilling their legal obligations. Simultaneously, tenants can take proactive steps to maintain the property and avoid potential disputes.
As the landscape of property management continues to evolve, the importance of dilapidations surveys remains clear. For anyone involved in rental properties, being informed about dilapidations surveys is not just advisable; it is necessary for successful property management. By prioritizing this crucial process, both landlords and tenants can foster a more transparent, cooperative, and efficient rental environment.

Mediation and Conciliation in Civil and Commercial Disputes: A New Horizon
Tumblr media
With the launch of the Mediation Rules by the Dubai International Arbitration Centre effective from 01 October 2023, the UAE has introduced a significant piece of legislation at the federal level, consolidating Mediation and Conciliation specifically in Civil and Commercial Disputes viz. Federal Decree Law №40 of 2023 (the “Decree-Law”) which will come into effect on 29 December 2023, thereby repealing Federal Law №6 of 2021 on Mediation in Civil and Commercial Disputes which regulated both the judicial and non-judicial Mediation; and Federal Law №17 of 2016, as amended by Federal Law №5 of 2021, which governs Conciliation and regulates the establishment of court-annexed Conciliation and Mediation centres for civil and commercial disputes; ushering in a new era for alternative dispute resolution (“ADR”) in the UAE.
By nature, the concept of Mediation and Conciliation is profoundly embedded in Arabic culture and Sharia law, as such, the Decree-Law is a welcome step equally for parties and lawyers alike to progress ADR in the UAE. This move aligns with the UAE’s commitment to signing the Singapore Convention on Mediation, announced in March 2022.
Overview
At the outset, Mediation may be conducted in all civil and commercial disputes capable of settlement without conflicting with the existing laws or the public order and morals prevailing in the UAE, without prejudice to the provisions of the local laws that regulate Mediation. This is in accordance with Article 8 of the Decree-Law, while Article 27 of the Decree-Law states about the exclusive competency of Mediation and Conciliation Centre (the “Centre”) to conciliate civil and commercial disputes (i) whose value does not exceed five million (5,000,000) dirhams; and (ii) between spouses or relatives up to the fourth degree, regardless of their value. The adversaries may agree to resort to the Centre for Conciliation of civil and commercial disputes whose value exceeds five million (5,000,000) dirhams, whether before a case is filed or while it is being heard.
That said, as outlined in Article 28 of the Decree-Law, certain disputes do not fall within the jurisdiction of the Centre viz. (i) urgent and interim orders and cases; (ii) cases to which the government is a party, (iii) rental cases heard before special rental dispute committees, (iv) labor cases, personal status cases; and (vi) any other cases decided to be heard before a Centre, committee or other entity of similar jurisdiction.
Establishment of Centres
The Federal Judicial Council (the “Council”) or the chairman of the local judicial authority may establish one or more Centre(s) for Mediation and Conciliation within the territorial jurisdiction of the first-instance courts; and shall issue pertinent regulations to govern the work and operations of the Centre(s). There is also scope for establishing special Centre(s) for Mediation and branches of foreign Mediation Centre(s); with court or the local judicial authority having supervisory authority on its working and formulating the general policies.
Remote Mediation and Conciliation Platform
Article 4 of the Decree-Law empowers the Mediators and Conciliators to conduct Mediation and Conciliation meetings through electronic means and remote communication, subject to regulations and procedures issued by the Minister of Justice, based on the approval of the Council or the chairman of the local judicial authority.
Mediators and Conciliators Accreditation Processes
The Federal Judicial Inspection Department or the local judicial authority shall maintain a roster for registering Mediators from amongst those registered in the experts’ schedule at the Ministry of Justice or with the local judicial authorities, and the expert Mediators named by a decision of the Council or the chairman of the local judicial authority. Normally they shall be selected from amongst retired members of the judiciary, lawyers registered in the schedules of practicing and non-practicing lawyers. Qualification includes practice of the profession for a period of not less than five (5) years prior to their registration in the non-practicing lawyers’ schedule, and other highly qualified experts and international experts in the legal and business fields, who are known for their expertise, integrity and impartiality. Furthermore, Article 15 of the Decree-Law allows appointment of any natural or legal person, known as Private Mediator, entrusted by the Parties with the task of Mediation to amicably resolve the dispute between them, and not registered on the Mediators’ Lists.
The appointment of Conciliators follows a procedure similar to employment. The Federal Judiciary or the president of the local judicial authority will establish the qualification for the post of a Conciliator. The Conciliators must take a legal oath before assuming their duties, and shall be subject to a specific compensation scheme.
Confidentiality and Non-disclosure
The documents and information submitted or agreements or concessions made by the parties to the disputes submitted for Mediation or Conciliation (the “Parties”), and Mediation and Conciliation procedures as a whole are treated with utmost confidentiality, as envisaged in Article 5 of the Decree-Law; except with the consent of the Parties, or as required by law. Exception further extents to document(s) prepared by the Mediator or the Conciliator and signed by the Parties, including the Settlement reached to resolve the dispute, in whole or in part, between them; and the documents and instruments necessary for its enforcement. Failure by the Mediator or Conciliator to adhere to the confidentiality and non-disclosure obligations stipulated herein, attracts disciplinary actions according to Article 40 of the Decree-Law, without prejudice to the provisions of civil and criminal liability.
Prohibitions on the Mediator and Conciliator
Article 6 of the Decree-Law prohibits the Mediator and Conciliator from acting as an arbitrator or expert in the dispute, or accepting to be an attorney in a dispute against any of the Parties regarding the subject matter of the dispute subject to Mediation or Conciliation, or anything arising from it, even after the completion of the Mediation or Conciliation procedures, unless the Parties agree otherwise. Prohibitions further extents to giving testimony against any of the Parties to the dispute regarding the subject matter of the dispute subject to Mediation or Conciliation, or anything arising therefrom, even after the completion of the Mediation or Conciliation procedures, unless authorized by the concerned party or the Parties agree otherwise, except in cases where the testimony is related to a crime; and in case of acting as a Mediator or Conciliator in a dispute where one of the Parties is a spouse or a relative up to the fourth degree by blood or marriage.
Parallel Mediation and Conciliation Structures
While the previous separate federal laws on Mediation and Conciliation laws are now consolidated, these two parallel structures continue to co-exist under the Decree-Law. Concerning Conciliation, under the court-annexed system, mandatory Conciliation is a prerequisite for specific types of disputes prior to litigation proceedings, and with regards to Mediation, voluntary process that can be initiated either through contractual agreement or by court referral, subject to the Parties mutual consent applies. Here, the chief difference is with the role of the “Mediator” opted by the Parties i.e., while in the Mediation process, the Mediator acts as a facilitator aiding the Parties to arrive at an agreement using the Mediation techniques; however, in the Conciliation process, the Mediator only suggests possible paths to the Parties in order to resolve the dispute. Precisely, both the structures share a common goal, which is amicable resolution of the disputes, whether before, or at the stage of the legal proceedings.
Consensual Mediation
In enforcing the agreement between the Parties made either before or after the occurrence of dispute, with the aim of resorting to Mediation for the Settlement of the dispute (“Mediation Agreement”), the Parties may directly resort to the Center to settle the dispute between them, before filing a lawsuit, as per Article 11 of the Decree-Law. This is Consensual Mediation, the initiation of which interrupts legal and judicial deadlines and only resume upon the completion of the Mediation, unless it is concluded by the Parties signing a Settlement Agreement. The procedures for Consensual Mediation are set out in Article 12 of the Decree-Law. In pursuance of Article 13 of the Decree-Law, the court before which a case is filed regarding a dispute brought before a Mediator in enforcing the Medication Agreement, shall decide suspension of the case until the completion of the Mediation procedures, if the defendant urges therefor before making any request or submission on the merits, unless the court finds that the Mediation Agreement is void or impossible to be enforced. The filing the case shall not however, preclude the initiation or continuation of Consensual Mediation procedures.
Court-Referred Mediation
Court-Referred Mediation occurs by virtue of a referral decision made by the subject-matter court competent to hear the lawsuit (“Competent Court”), at any stage of the case, whether proposed by the court with the Parties’ consent or upon their request. Article 14 (3) stipulates that the referral decisions issued by the Competent Court cannot be appealed by any ordinary or extraordinary means of appeal. Mediation shall end as per Article 21 of the Decree-Law if the Parties (i) sign a Settlement Agreement; (ii) agree to end the Mediation before reaching a Settlement Agreement for any reason; (iii) if one of the Parties informs to the Mediator or the Centre of their wish to participate in or continue Mediation; (iv) if the Mediator notifies the Centre, in writing or electronically, that the Mediation: (a) is futile and that there is no possibility of reaching a resolution to the dispute; (b) has been ended due to the absence of any of the Parties from two consecutive Mediation sessions without excuse; and (v) if the Mediation period expires without being renewed.
In all the above cases, the Mediator shall, upon the end of Mediation, deliver to each party any memoranda and documents they presented, and they may not retain them or copies thereof, and shall send a written or electronic report to the Centre on the result of the Mediation within three (3) working days from the date of ending the Mediation for any reason. The Centre shall notify the Parties and the Competent Court, within three (3) days, of the report and the result of the Mediation.
End of Mediation
Mediation if concluded successfully can end by signing the Settlement Agreement. The ratification process of the Settlement Agreement follows three tiers. i.e., from the Mediator to the Centre and finally to the Court. The Mediator shall submit a report to the Centre along with the Settlement Agreement, which the Centre shall send it to the Court within 3 working days. As a final step, the Court shall ratify the Settlement Agreement and issue a decision to end the dispute, wholly or partially, at a session to be scheduled within seven (7) working days from the date of its receipt of the Settlement Agreement. After its ratification, the agreement shall become a writ of execution and an exequatur shall be affixed thereto upon the request of all Parties or one of them, in light of the terms of the agreement submitted to it, and shall be executed according to the procedures stipulated in the Federal Civil Procedure Law.
That said, the aggrieved party has the rights to object or challenge ratification of the Settlement Agreement, by filing an annulment case before the competent Court. The party seeking annulment shall prove one of the reasons viz. (i) lack of legal capacity of one of the Parties to the Settlement Agreement or diminished capacity at the time of its conclusion, (ii) no Settlement Agreement or if the agreement was void or voidable, or if it was made after the expiry of the Mediation period; or (iii) if one of the Parties was unable to present their defence due to invalid service of process or notification of the Mediation procedures or due to them not having been aware thereof for any other reason beyond their control. Pursuant to Article 24 (2) of the Decree-Law, the judgment issued by the court in the annulment case shall be final and can only be appealed through cassation.
Settlement before the Conciliator
If a settlement is reached between the Parties before the Conciliator, either in whole or in part, this shall be recorded in a minutes signed by the Parties and the Conciliator. These minutes shall be ratified by the Supervising Judge, have the force of a writ of execution and the same binding force of court judgments, and are not subject to appeal by any means of appeal. Upon ratification, the minutes shall be affixed with an exequatur upon the request of all or any of the Parties, free of charge, and shall be executed in accordance with the procedures stipulated in the Federal Civil Procedure Law.
Conclusion
The enactment of the Decree-Law marks a pivotal moment for Mediation and Conciliation in the UAE, offering a unified platform for resolving disputes not just in property and construction disputes but in other Civil and Commercial disputes as well.

Unlocking Opportunities: How Your Credit Bureau Report Shapes Your Financial Destiny
In the complicated world of personal finance, your credit bureau report is a powerful key to unlocking a plethora of opportunities. Your credit report is a comprehensive dossier that shapes your financial destiny in subtle and profound ways. In this article, we will look at the importance of your credit bureau report and how it affects the opportunities available to you on your financial journey.
Understanding the Blueprint of Financial Health
Your credit bureau report is essentially your financial health blueprint. It contains a comprehensive record of your credit history, payment habits, outstanding debts, and various financial transactions. Lenders, landlords, and even potential employers use this report to assess your financial responsibility and trustworthiness.
Paving the Way for Loans & Credit
Your credit bureau report influences your financial destiny in a variety of ways, including determining your eligibility for loans and lines of credit. A good credit history opens the door to lower interest rates and larger loan amounts. A poor report, on the other hand, may restrict your borrowing options or result in higher interest rates, potentially costing you thousands of dollars over the life of a loan.
Shaping Interest Rates
Your credit score, as determined by your credit bureau report, plays a significant role in determining the interest rates you will be offered. A higher credit score frequently translates into lower interest rates, which can save you money on mortgages, auto loans, and credit cards. This financial benefit can add up to significant savings over time, allowing you to put money towards other important aspects of your life.
Facilitating Housing Opportunities
When it comes to finding a place to live, your credit bureau report can play an important role. Landlords frequently use credit reports to assess the financial validity of potential tenants. A good credit history can mean the difference between getting your dream flat and encountering difficulties during the rental application process.
Influencing Employment Opportunities
Some industries may require credit checks as part of the hiring process. While not always the case, having a good credit history can help you make a good first impression. It reflects your dependability and responsibility, which can influence hiring decisions in competitive job markets.
Negotiating Power in Financial Transactions
Aside from the binary of approval or denial, your credit bureau report has negotiating power. A good credit history allows you to bargain with financiers or lenders. This use can result in better terms, allowing you to retain control over your financial agreements.
Charting a Course for Financial Success
Your credit bureau report is essentially a road map for navigating the complex world of personal finance. Monitoring your report regularly allows you to identify areas for improvement, dispute errors, and manage your credit profile strategically. This proactive approach is critical for charting a path to long-term financial success.
Conclusion
In the grand tapestry of personal finance, your credit bureau report emerges as a critical thread that weaves opportunities into the fabric of your financial destiny. Understanding the significance of this report allows you to reclaim control of your financial narrative, ensuring that doors of opportunity remain open on your path to long-term financial well-being. Regularly engaging with and optimising your credit bureau report is more than just a financial best practice; it is an early step towards unlocking the broad range of opportunities that await you in your financial future.

❛  someone wants to play. but let me tell ya, two can play that game.  ❜
♕ quotes from stories I never finished . accepting
It was a very nice office space - the Millennium Tower left nothing to be desired in terms of location, landscape views or even the luxurious décor that was visible even in the place's common areas. Eirene could see why it had so fundamentally changed Kamurocho after it was built - it was impossible to ignore that landmark, for better or worse; for someone fond of mementos of power and reminders of one's reach, she wouldn't have opposed buying some floors there for Quinn.
Unfortunately, there were none available - but it didn't mean that her personal assistant wasn't instructed to keep a watchful eye over the relevant adverts and contacts through rental agencies.
But real estate acquisitions for Quinn Enterprises was not on her agenda for the morning; a meeting with Majima Goro, instead, was supposed to fill the better part of the next hours. The Sixth Chairman of the Tojo had asked her to speak to his trusted advisor and the individual behind the ambitious plans of Kamurocho Hills to go over mostly financial information - reviewing valuations of the overall enterprise, revisiting the forecasts for the planned operation, combing through all the more relevant agreements associated to the project and other bureaucratic details.
In short, the chairman's idea was to have detailed and accurate data if the worst came to pass and the Tojo was forced into surrendering ownership of the place. Daigo's idea was not one Eirene could dispute - the signs of good leadership were also in preparing for failure and knowing how deep were the holes one could possibly fall into. But the fact was that Majima did not seem to share his boss' mentality to consider all scenarios - given the man's constant pacing in the room, it was obvious that giving up his pet project was not a solution.
"Someone wants to play. But let me tell ya, two can play that game," Majima said at length, stopping the circles he was surely imprinting on the carpet to gaze outside, standing by the window. Eirene smiled faintly at everything - even if his behavior was distracting her from the cold, focused analysis that she was attempting to perform over some old valuation reports, the businesswoman admired his fighting spirit. Majima wouldn't go down quietly - she could see why Daigo valued his counsel and experience so much.
In fact, he was just the type that her father used to favor when hiring new blood; he would have likely fitted nicely with the Irish mafia.
"I'm sure you are a formidable opponent, Majima-san. It would not be a very informed business decision to bet against you or your dedication," Eirene remarked in a pleasant tone, her bicolored eyes flickering towards the man by the window - but he turned around, pinning the Irishwoman under his impressive glare for a hard, long moment.
Eirene Campbell did not move in her seat - the Quinn CEO and founder was very much aware of the distrust that certain members of the Tojo had about her own business and even what she represented as a person; but with Dojima Daigo's word into play, they couldn't move to outright break his oath and the agreement with Quinn. But that didn't seem to be the case with Majima - his ties with Daigo were older, more personal.
But Eirene had no doubt it was a test of sorts for her, too.
"I have no desire in seeing your project going to the Ueno Seiwa - I'm sure Dojima-kaichou has informed you, Majima-san, but our agreement would not extend to anything that is out of the hands of the Tojo. It is in my best interest to see Kamurocho preserved under your control - our policies and goals are entirely aligned on this matter and Dojima-kaichou is aware of that."
Majima didn't say anything, but something in his expression changed - perhaps the words uttered by the blonde woman made sense, or maybe he was suddenly finding her an interesting distraction. At any rate, he approached the desk again and Eirene's polite smile widened even further, her hands expertly moving papers around into a pre-determined order and picking a list where she had flagged several accounts for review with red ink.
"Now, Majima-san - I require your input. from one company president to another," Eirene said, tapping over the piece of paper to secure his attention, "It seems to me that the valuations you have are outdated - the setbacks you faced while protecting Kamurocho Hills from Mutoh likely impacted the construction plans and the cashflow projections for the operational phase may need to be revisited," he glared at her then, but the Irishwoman held a hand up, signaling that there was more to come:
"However, the loss of equipment and other unexpected expenses you had at the time caused you a significant amount of net operating losses, which should turn into a benefit in the future. We need to make sure that we report this properly to the tax office, but all these losses would be deducted from your upcoming profits during operational phase - we would be looking at a substantial benefit once you go profitable, Majima-san."
The yakuza blinked, moving closer to her and staring at Eirene once more with the remarkable intensity of his one remaining eye.
"Lady," he said after a moment of silence, "Yer not makin' a lick of sense."
Eirene chuckled, linking hands over the desk and going back into her chair - her own pair of differently colored irises set on Majima, and she translated her own thoughts into more palatable vocabulary for the masses.
"Money, Majima-san. You may have bled in the past, but this will save you money in taxes in the future. We just need to report this correctly."
The man grinned then, a high-pitched whistle following while he clapped and moved away from the table, calling for his subordinate to bring over something to celebrate - there was money where they had been unaware of it; it deserved a drink (or barbecue). Turning around, his gloved hand pointed at Eirene, grin still very much in place and giving Majima a look of someone borderline maniacal.
"I like ya, lady," he declared, nodding vigorously, "Maybe Daigo's really onto somethin' with ya!"

When my husband and I moved from our horrible, disgusting basement apartment to our much nicer rental a few years ago, our landlord tried very hard to keep every penny of our deposit.
Unfortunately for them, they were allergic to NOT fucking up.
We had a well-documented pattern of behavior of them not fixing serious issues (electrical issues, leaks, illegal internal temperatures in the winter, etc). We had several documented cases of them being in the apartment without the LEGALLY REQUIRED notice (in one case we woke up on a Saturday morning to FOUR strangers in our bedroom). I'd even talked to a lawyer about the possibility of a case, and his main concern was just that having a landlord/tenant dispute might make it more difficult to rent in the future.
The most relevant factor was how badly they fucked up as we were moving out. We had about a month of overlap with our lease on the new place, so we'd all but moved out but some of our stuff was still there. We'd go back to get another trunkload and find they'd sawed a hole in the ceiling and just left the plaster on the floor! Or we'd just cleaned out the kitchen and their maintenance guys had left fast food trash on the counter and the window wide open! On NONE of these occasions had we been notified of the intent to send people to the apartment. Which was, once again, illegal. If we'd still been living there, we'd have been dealing with maintenance drop-ins at least once a week.
The last straw was on our last day. We went back to get our last couple of things and clean the floors and when we got there they had guys already in the apartment painting the walls. They'd put our cleaning supplies (including our hand me down expensive vacuum!) in the dumpster! No warning, yet again.
We walked directly to the landlord (a renting agency) and I channeled every bit of willpower I had to stand my ground. Yes, we were here to return the key, but I had some serious issues with the sisyphean task of cleaning an apartment to their exacting standards when maintenance was dropping in and leaving a mess every couple of days. Were they aware of how unacceptable and illegal their behavior had been? I would like to talk to your manager, please. Yes, right now.
She was clearly in a bit of a panic and she ended up telling us then and there that we could expect a check for the entire deposit within the week. I got it in writing. It showed up three days later.
When I was a kid, my dad hated when I hung up anything on my walls. My art, band posters, movie posters, anything. Not with taxks, not with tape (it “ripped the paint off”) not with anything. At one point in 5th or 6th grade he came in my room and found me hanging up a Diary of a Wimpy Kid poster with tacos and he was like “EVERY HOLE YOU PUT IN THE WALL TAKES $10 OFF THE VALUE OF THE HOUSE.” so when I was mad at him, I’d insert tacks into the wall in places he couldn’t easily see just out of spite. Whoever owns the house now is probably wondering about it.

The Role of Legal Expenses Insurance in Comprehensive Coverage Plans
In today’s complex financial landscape, insurance serves as a safety net against unforeseen events. Among the myriad of insurance products available, legal expenses insurance stands out as a vital component of comprehensive coverage plans. Its significance extends beyond its primary role, complementing policies such as home and auto insurance Ontario, cheap tenant insurance, and creditor insurance. This article delves into the nuances of legal expenses insurance and its pivotal role in safeguarding your financial well-being.
Understanding Legal Expenses Insurance
Legal expenses insurance is designed to cover the costs associated with legal disputes, ensuring that individuals and businesses are not financially burdened by legal proceedings. Whether it’s resolving landlord-tenant conflicts, employment disputes, or contractual issues, this type of insurance provides peace of mind. For residents of Ontario, incorporating legal expenses insurance alongside home and auto insurance Ontario ensures a robust safety net that can address a wide range of challenges.
Benefits of Legal Expenses Insurance
Financial Protection Legal disputes often come with hefty legal fees. Having legal expenses insurance mitigates these costs, allowing you to focus on resolving the matter without financial strain. Pairing it with creditor insurance ensures comprehensive coverage against liabilities.
Accessible Legal Advice Many legal expenses insurance plans include access to legal advice. This can be particularly beneficial for tenants relying on cheap tenant insurance, as it provides guidance on rental disputes and lease agreements.
Broad Coverage Legal expenses insurance covers a wide array of scenarios, including personal injury claims, property disputes, and consumer rights issues. When combined with home and auto insurance Ontario, it offers unmatched protection against life’s uncertainties.
Why Legal Expenses Insurance is Essential
The rising complexity of legal systems and the increasing costs of legal representation make legal expenses insurance indispensable. Consider a scenario where a landlord files a lawsuit against a tenant for alleged property damage. A tenant equipped with legal expenses insurance, alongside cheap tenant insurance, can confidently navigate the dispute without worrying about legal fees.
Similarly, creditors often encounter legal challenges when recovering debts. Creditor insurance provides coverage for outstanding balances, but legal expenses insurance supplements this by covering the legal costs of pursuing or defending claims.
Integrating Legal Expenses Insurance into Comprehensive Plans
Legal expenses insurance is most effective when integrated with other insurance products. Here’s how it works:
Home and Auto Insurance Ontario Home and auto insurance Ontario policies protect against property and vehicular risks. Adding legal expenses insurance to these plans provides additional coverage for property disputes, traffic violations, and contractual disagreements.
Cheap Tenant Insurance For renters, cheap tenant insurance covers personal belongings and liabilities. Combining it with legal expenses insurance ensures tenants are protected against eviction threats, lease disputes, and other legal challenges.
Creditor Insurance Creditor insurance safeguards against unpaid debts in case of unforeseen circumstances. Pairing it with legal expenses insurance ensures creditors can recover debts effectively without incurring excessive legal fees.
Real-World Applications
Tenant-Landlord Disputes Tenants covered by cheap tenant insurance and legal expenses insurance can address disputes over lease agreements or wrongful eviction notices with confidence.
Accident Claims A homeowner with home and auto insurance Ontario and legal expenses insurance can handle personal injury claims stemming from accidents on their property without financial distress.
Debt Recovery Businesses utilizing creditor insurance can enhance their protection with legal expenses insurance, ensuring a seamless process for recovering unpaid debts.
Choosing the Right Policy
When selecting legal expenses insurance, consider the following:
Scope of Coverage: Ensure it complements existing policies such as home and auto insurance Ontario or creditor insurance.
Affordability: Balance premium costs with the extent of coverage.
Provider Reputation: Choose a reliable insurer with a history of prompt claim settlements.
Conclusion
Legal expenses insurance is a crucial element of any comprehensive insurance plan. By covering legal costs and providing access to legal expertise, it offers unparalleled support during challenging times. Whether you’re safeguarding your home and vehicle with home and auto insurance Ontario, protecting your rental with cheap tenant insurance, or securing your financial liabilities with creditor insurance, adding legal expenses insurance ensures you are prepared for life’s uncertainties. Invest in a policy today and enjoy the peace of mind that comes with comprehensive protection.

I think some people may have trouble understanding that post bc they'll think, "well what do they expect, free money?"
But no, it's not about that.
It's about whether fairer alternatives exist and how they are treated.
For instance, in the past, communities had "commons", areas for everyone to use as a resource. This could be felling trees for wood; fishing in streams; etc. This didn't offer people "free money", but free availability of resources and the ability to earn the value of one's labor.
With things like the enclosure movement the commons were removed. People had no choice but to work as employees. Or consider the rise of industry. We look down on the Luddites for destroying industrial equipment, but that's bc we recognize the abundance is gives us today; but back then, it was financial ruin for many people, and a social step that again further made people reliant on being employees, along with a heap of life-ruining changes (e.g. the demands of employers vs traditional craft industries; or consider the conditions under which they worked.)
Capitalism, enclosure, automation... all these are, to some extent, under the purview of social rules. We allow or disallow these activities, and we create the rules that govern how they work.
Capitalism has some aspects which have improved life. For instance, bc of automation and things like industrial looms, clothing is a LOT easier to produce and therefore less expensive these days. That's good. No dispute there. (Yes, I know the clothing/fashion industry has issues, but that's not my focus here.)
However, capitalism has also brought a lot of terrible effects, to communities, individuals, and the environment. And it has, as the post argues, boxed society into a situation where the vast majority of people are exploited.
And it'd be one thing if these problems with capitalism, even some aspects or applications of capitalism in themselves, were recognized as problematic but we didn't have alternatives. But that's not the case. We can create alternatives. Two examples:
Healthcare. Every other advanced nation has socialized healthcare. They have better results for less money. Instead, the US has capitalistic healthcare and capitalistic health insurance, and I think we're all aware of how that's going.
AI and Robotics: Right now, there's a lot of legitimate concern over AI replacing jobs. And unfortunately, that concern is legitimate. I don't think our leaders (esp trump) are going to do anything to help those harmed by this "progress". All the financial gain will go to private individuals, largely already absurdly wealthy, while the masses suffer. This is why a lot of people are anti-AI. It is a modern-day version of Ludditism: It is opposing what is obviously a socially economic advantageous technology, but for the very good reason that it doesn't stand to benefit them.
But whether AI helps the rich or helps everyone isn't determined by the AI; it's determined by society and what we allow or demand.
Right now, we are surrounded by a capitalist system which routinely harms individuals, communities, and the planet. We're told "yeah, our system has a few small issues but there's no alternative." There are. And hiding, ignoring, stamping out those alternatives (e.g. socialized healthcare), thereby trapping people into a cycle of misery, illness, and pain, is a form of violence.
To be clear, I personally don't think capitalism needs to be, or should be, entirely wiped out. But I think we need to have public *alternatives* to capitalism for most essential needs (e.g. non-profit home rental), and to remove it entirely from certain key industries (For instance, healthcare insurance shouldn't be for profit). I think it's generally good to incentivize people to innovate or work hard by offering them higher financial returns; but I don't think it's good to do so to the point that individuals own more than states or to do so at the severe expense of the community.

How Tax Lawyers in Mumbai Assist NRIs with Tax Planning
Tumblr media
For Non-Resident Indians (NRIs), navigating the complexities of Indian tax laws can be a daunting task. With frequent updates in regulations and the unique tax implications of cross-border income, NRIs often face challenges in managing their finances effectively. This is where Tax Lawyers in Mumbai play a pivotal role. Mumbai, being the financial capital of India, offers access to seasoned tax professionals who specialize in NRI taxation, ensuring compliance, minimizing liabilities, and maximizing financial efficiency.
Here’s an in-depth look at how tax lawyers in Mumbai assist NRIs with tax planning:
Understanding NRI Taxation in India
Taxation for NRIs in India is governed by residency status, the type of income earned, and its source. Under Indian law, an individual’s tax liability depends on whether they qualify as a resident or non-resident for a given financial year. NRIs are typically taxed only on income earned or accrued in India, such as rental income, capital gains, or dividends.
However, the complexity arises due to the following factors:
Double Taxation Avoidance Agreement (DTAA): Ensuring that NRIs are not taxed on the same income in both India and their country of residence.
Foreign Exchange Regulations: Complying with FEMA guidelines related to repatriation of funds.
Investment and Inheritance Tax Implications: Handling income from Indian investments and inherited property.
Tax Lawyers in Mumbai bring their expertise to address these challenges comprehensively.
1. Assisting with Residency Determination
One of the first steps in NRI tax planning is determining residency status under the Income Tax Act. Tax lawyers analyze an individual’s travel history, income sources, and other financial details to establish their tax residency status accurately. This ensures that the client complies with applicable regulations and avoids unnecessary tax liabilities.
2. Optimizing Taxable Income
Tax lawyers help NRIs structure their income streams to minimize tax liabilities. For instance:
Advising on how to split income between taxable and non-taxable sources.
Guiding investments in tax-efficient instruments such as Non-Resident External (NRE) accounts, Non-Resident Ordinary (NRO) accounts, or specific mutual funds designed for NRIs.
Ensuring proper deductions under Section 80C and other relevant provisions.
By leveraging tax exemptions and deductions, they help NRIs retain more of their hard-earned money.
3. Managing Property Transactions
NRIs often own property in India, either inherited or purchased as an investment. Tax lawyers in Mumbai assist in:
Calculating capital gains tax on property sales.
Structuring transactions to minimize tax implications.
Advising on rental income taxability and applicable deductions.
Ensuring compliance with TDS (Tax Deducted at Source) regulations during property sales.
Mumbai-based tax lawyers are particularly adept at handling property-related taxation, given the city’s dynamic real estate market.
4. Ensuring Compliance with DTAA
Double Taxation Avoidance Agreements (DTAAs) are critical for NRIs earning income in both India and their country of residence. Tax lawyers ensure:
Correct application of DTAA provisions to prevent double taxation.
Filing tax residency certificates and other necessary documentation.
Calculating foreign tax credits accurately.
This expertise allows NRIs to navigate international tax laws effectively while staying compliant with Indian regulations.
5. Assistance with Tax Returns and Filing
Filing income tax returns can be complicated for NRIs, especially when dealing with multiple income sources and tax jurisdictions. Tax lawyers in Mumbai:
Prepare and file tax returns accurately, ensuring all income sources are disclosed as per law.
Handle notices or queries from the Income Tax Department.
Represent NRIs in case of disputes or assessments, ensuring their interests are safeguarded.
6. Addressing Repatriation and Foreign Exchange Issues
NRIs often need to repatriate funds to their country of residence. This involves adhering to the Foreign Exchange Management Act (FEMA) guidelines. Tax lawyers:
Guide clients through the legal process of repatriating income or sale proceeds.
Ensure documentation and compliance with RBI regulations.
Advise on tax implications of currency conversion and fund transfers.
7. Strategic Investment Planning
Many NRIs invest in India for long-term returns, but these investments come with tax implications. Tax lawyers in Mumbai help:
Identify tax-efficient investment options such as bonds, mutual funds, and real estate.
Plan for tax-friendly withdrawals or repatriations.
Understand the tax implications of gains or interest income on these investments.
8. Handling Inheritance and Estate Tax Issues
Inheritance and estate planning are critical for NRIs with family or assets in India. Tax lawyers provide:
Guidance on tax obligations for inherited property or wealth.
Strategies to minimize tax liabilities on inheritances.
Assistance with succession planning and ensuring compliance with Indian laws.
Conclusion
Navigating India’s tax system as an NRI can be overwhelming, but the expertise of Tax Lawyers in Mumbai ensures that you stay compliant while optimizing your financial outcomes. Whether it’s managing property taxes, filing returns, or addressing international tax concerns, their guidance is invaluable. With a deep understanding of Indian tax laws and global tax treaties, Mumbai’s tax lawyers simplify the complexities of NRI taxation, allowing you to focus on your financial goals.
For NRIs, partnering with a knowledgeable tax lawyer in Mumbai is not just a smart financial decision—it’s a pathway to peace of mind in a complex tax landscape.
