Where To Live In Lake Forest, IL

Lake Forest is a beautiful place, as I am sure you have already noticed. It is also a great place to live. There are plenty of reasons to want to move here if you are considering a move to the area or just considering where here is a good spot for you so that you can figure out how much your real estate broker will charge you for not really doing anything (I'm kidding, they're great). I wanted to talk about the best places to live in Lake Forest.
Loong Groove
Loong Groove is a tiny neighborhood inside the larger Lake Forest community. It's bordered by Waukegan Road on the east and north, Algonquin Road on the south, and Lake Michigan on the west. It's located just north of Interstate 94 and Route 41.
The name Loong Groove comes from the nearby Long Grove subdivision - also in Lake Forest - which is apparently named after a local Native American village. It's not clear when Loong Groove was created as a separate neighborhood; however, it appears on maps from at least as early as 1885.
The neighborhood offers many of the same amenities that you'll find in other parts of Lake Forest: parks, schools, and shopping opportunities. There are also plenty of restaurants and shops within walking distance of many homes in the area.
Buffalo Grove
Buffalo Grove is a village in Cook County, Illinois, United States. The population was 58,547 at the 2010 census, making it one of the most populous suburbs of Chicago. It is the second largest community in Lake County, after Waukegan. The village has a long history of attempted incorporation and failed annexation attempts by neighboring communities.
The village's name comes from two sources: Buffalo Creek and Grove School (now defunct). Buffalo Creek was originally named so because it ran through a valley of buffalo grass. The school was named for an area grove of trees that grew along the creek bank. The name was changed to Buffalo Grove on May 1, 1857.
Kildeer
The village of Kildeer is located in Lake County, Illinois. It was named after the Kildeer River, which runs through the community. There are approximately 3,000 residents who live in this village. Kildeer is located 35 miles north of Chicago and it is situated between two major highways: I-94 and US-12/Illinois Route 83. The village also has a train station that provides easy access to Chicago and the rest of the state.
Paw Paw Woods
Paw Paw Woods is a lovely area of town. The name refers to the many pawpaw trees that inhabit the area. It's located just south of downtown Lake Forest and north of Lake Bluff. Most homes here were built after World War II, with Tudor Revival being the most popular architectural style.
Paw Paw Woods is an ideal choice for families who want to be close to everything but still want a quiet community for their children to grow up in. It's also great for retirees who want access to everything that Lake Forest has to offer without paying exorbitant property taxes or living in a high-rise building with no yard space or garage parking space.
Lake Forest Gardens North
Lake Forest Gardens North has a mix of single-family homes and some apartments/condos. It's an easy walk to downtown Lake Forest where there are lots of restaurants and shops, as well as a grocery store and pharmacy. There are also several parks nearby including Abbotts Park, which offers tennis courts, basketball courts, baseball fields, playground equipment for kids, and picnic areas for families looking for a place to relax together outdoors.
Takeaway: Ultimately, how you feel about living where you do will come down to you. We all have different preferences and priorities in life, so what one person likes may not be for another. You either like the area or you don't, but at least now, you know what some of your options are in Lake Forest and why they might be a good fit for you.

The boundaries of the community area are the Chicago River to the east, the Union Pacific railroad tracks to the south, the former railroad tracks on Bloomingdale Avenue to the North, and an irregular western border to the west that includes the city park called Humboldt Park. Eastwood Residence
The defining characteristic of the Eastwood Residence is its contextual responsiveness. While contemporary in expression, it relates to its location in Chicago’s leafy Lincoln Square neighborhood. in a number of ways. Its scale aligns with the surrounding century-old houses. The generous front porch repeats a common detail of the block and serves as a spot to hangout and socialize with neighbors. The exterior’s board and batten siding was inspired by the wood cladding of other frame houses in the district.
While the site had many advantages, one contextual constraint was the pair of large houses that hug the property. These structures prompted the pulling of sunlight into the interior in innovative ways without compromising privacy. An exterior atrium cuts into the core of the house bringing light into what normally would be its darkest parts. The atrium footprint is evoked in a double height space that houses the staircase and it is topped with a series of skylights that flood the space with light on even the cloudiest of days.
Clerestory windows appear at multiple locations including on the west side of the kitchen where they perfectly frame the view of a large birch tree and provide a wash of light along the surface of the ceiling at sunset. A slight tinting on the south facing windows minimizes solar heat gain at the back of the house while the same tint on the street facing windows enhances privacy.
Despite the expanses of glass, the house far surpasses energy standards due to a number of features. A carefully calibrated mix of seven types of insulation optimizes thermal performance. Motorized dampers reduce energy costs and increase comfort. The neighborhood, with its direct links to public transportation, plethora of services, and its extreme walkability embraces the best aspects of urban living.
What were the key challenges? One key challenge was bringing light into the home without sacrificing privacy. This was a key issue since the neighboring houses are just feet away. Clerestory windows, a series of skylights, strategically placed conventional windows, and a central atrium were used to achieve the objective. Another key challenge was honoring the scale of the neighboring houses while allowing for extra high ceilings in the kitchen and family room. By locating these rooms at the back of the house and lowering them down 2.5’ feet from the main level, an appropriate scale for the house street side was possible.
What was the brief? We were called upon by a young active family to design a serene, casual, refined house that was responsive to its neighborhood context, unfussy, unexpected, and light filled yet private.

The Ardmore House borders an alleyway on a traditional Chicago lot, Kwong Von Glinow flips the traditional residential section, arraying bedrooms on the first floor and living spaces on the second. This approach supports contemporary ways of living, emphasizing communal areas, interconnectivity, and flexible live-work spaces that receive ample natural light and engage the surrounding urban context.
A curved double-height atrium runs lengthwise from front to back doors, creating an interior courtyard that vertically connects the common areas on the first and second floors. Defined by a large picture window and a curving wall, the courtyard offers an informal multi-purpose area where residents can relax and their children can play.
The design of the home balances privacy and openness on the urban site. Off the courtyard’s curving inner wall lie all of the home’s bedrooms, pushed away from the alleyway towards the neighboring lot.
The two bedrooms nearer the front of the house have windows that look toward the neighbor’s Chicago brick wall, providing privacy from the view of the street and neighbors. The primary bedroom suite is located at the back of the home, overlooking a private garden.
A stair tucked behind the courtyard’s curving wall leads to the second floor. The open plan is organized around four trusses that support the house’s Chicago balloon frame. These trusses distinguish five areas set around the curve of the balustrade: the kitchen, the island, the dining room, the powder room, and the living room.
For this home, the architects specified a considered palette of wood materials by Austin-based wood manufacturer Delta Millworks for the interior and exterior to reinforce the programmatic delineations of space. All of the shared and public spaces on the second floor are oriented towards a ribbon window that spans the length of the interior courtyard. The 56-foot-long window floods the home with natural light and opens panoramic views that capture the fullness of the surrounding neighborhood: century-old trees, the back balconies and fire-escapes of neighboring buildings, and street lamps with their meandering cabling.
The exterior of the home engages the neighborhood’s traditional vernacular style while reflecting the organization of the interior spaces. The design shifts the facade hierarchy from the street to the alleyway, the most urban of the contexts. The street-facing facade has a row of half-height ribbon windows along the second floor and a single door on the first level, maintaining privacy for the front bedroom.
On the alleyway side, floor-to-ceiling windows on the second floor and a large picture window facing out to the alleyway from the interior courtyard open the interiors to the urban surroundings.
The exterior materials approach emphasizes the sectional flip and lends visual rhythm to the monolithic building. The house sits atop a concrete base with a dual-color Accoya wood rain screen system. The bottom half of the first level is clad in grey wood, while black wood lines the top half of the first level and all of the second.

BOSTON– MLL Capital, a Boston-based commercial real estate investor focused on medical office, laboratory and life sciences properties across the US, continues to expand its portfolio with the acquisition of a 63,067 square foot medical office building located at 1945 West Wilson in Chicago’s northside Ravenswood neighborhood.
It is the firm’s second recent investment in the Chicago area, having acquired the medical office building at Advocate Sherman Hospital in Elgin, IL in December 2019 as part of a national portfolio expansion that added 250,000 square feet of medical office space in four markets.
“We’re proud of the role many of our tenants are playing to combat the pandemic and look forward to supporting their effort to deliver high-quality medical services and scientific advancement,” said Kyle O’Connor, MLL Capital President and Founder. “The Covid-19 pandemic demonstrates that healthcare and scientific research are foundational elements of our society and our economy. As we emerge from the crisis, we believe that healthcare and scientific advancement will have a renewed public policy focus, providing a catalyst for further investment into and support of these fields.
“As a result, medical office, laboratory and life science properties remain attractive investment opportunities given their resiliency and growth potential,” O’Connor added.
“This latest acquisition is in line with our goal of building a $500 million portfolio of institutional assets in this sector,” said Wyndsor DePetro, MLL Capital Principal. “It meets our criteria to seek well-located properties in areas with strong demographics. With targeted capital improvements we will rebrand this property as the Ravenswood Medical Center.  Over time we plan to increase the diversity of the tenant roster by attracting world-class medical providers to join the likes of Advocate Children’s Medical Group Pediatrics and others at the property to offer expanded services to meet the needs of their communities.”
The seven-story building was constructed in 1972 as an on-campus medical office building at the former Ravenswood Hospital. Today, it serves the affluent neighborhood’s growing population of young families attracted to the urban environment. In addition to Advocate Children’s Medical Group, part of Advocate Healthcare, the largest health system in Illinois, tenants also include Northside Rheumatology and Little Steps Pediatrics.
The property features an onsite parking garage, and the transit-oriented location is accessible via train by both the CTA Brown line at the Damen stop and the Metra commuter Union Pacific North line at the Ravenswood stop which are both within a few blocks. 1945 West Wilson is adjacent to the prestigious Lycée Français de Chicago (The French International School of Chicago) which chose the site for its expanded campus in 2015 in part because of the convenient location and excellent surrounding demographics.
Boston-based MLL Capital pursues opportunistic and value add real estate investments in the medical office and life sciences sector that create value through strategic capital investment, detailed repositioning and redevelopment plans with a strong focus on targeted leasing. Portage Park single family home sales, median price up 87% since 2012
Earlier this month I walked a "punch list" for a new construction home buyer in Portage Park. Several items needed to be completed before appraisal and closing. Many of our home buyers are finding themselves in Portage Park these days. And why not? Extremely low inventory and budget busting prices in the likes of Lakeview, Lincoln Square, Lincoln Park and Logan Square have buyers turning to Portage Park for relatively affordable new construction homes. The northwest Chicago neighborhood offers plenty of commercial retail conveniences, a several CTA Blue Line and Metra stations (to the east of the neighborhood) and quite tree-lined streets.
A former bank parking lot that took up the majority of the 4900 block of West Dakin has been transformed into nine new construction single family homes.
Portage Park single family home sales 2018 A robust 453 single family homes were recorded closed on MREDLLC.com over 2018 (does not include off market closings which probably puts this over 500 closings). The median price for 2018 was about $320,000. Median price is up 37% from 2012 and 87% since 2012.  
The highest priced closed home was 4743 North London, Chicago IL 60630 at $679,000. The four bedrooms new construction home sits on a 25'x126' near the large Jefferson Memorial Park and the Jeff Park Metra.  The lowest priced house sold for $140,000 cash.  The traditional Chicago bungalow at 4544 North Laporte was thoroughly damaged by fire. Around 65 of the closed homes sold were new construction or gut rehabbed homes.

11 megadevelopments that will transform Chicago

Chicago developers are making bold plays to turn long-vacant brownfield sites, obsolete industrial corridors, and underutilized historic buildings into megadevelopments. The recent push to “go big or go home” represents a desire to land big corporate tenants, like Amazon, and attract more company headquarters. At least five sites across the city were pitched to Amazon during the HQ2 search in 2018, and although the tech giant passed, the developers there are all forging ahead. Some critics say that supersized projects lack an authentic, organic feeling, but the big projects are sometimes the only way to bring new housing, parks, offices, and infrastructure to Chicago’s otherwise vacant sites. Right now there are 11 major Chicago megadevelopments in the works. Some are already under construction, while others remain long-term visions for the future. Here’s a look at the large, multiphase projects that will reshape the city in the decades to come.
1. Lincoln Yards
Few Chicago developments in recent memory have received as much attention as Lincoln Yards: a $6 billion plan to turn more than 55 acres of industrial riverfront real estate between Lincoln Park and Bucktown into a sprawling mixed-use campus. Here, developer Sterling Bay envisions 14.5 million-square-feet of high-rise buildings supporting 23,000 full-time jobs and 6,000 residential units as well as 21 acres of parkland, three new bridges, and an extension of The 606 trail. To help pay for the public infrastructure improvements, the company has a deal with the city to receive $1.3 billion in controversial tax increment financing (TIF).

Sterling Bay plans to start work on athletic fields as well as a cluster of phase one office buildings on the site’s northern end soon. It’s unclear if a pending lawsuit against the project will affect the developer’s timeline. The entire Lincoln Yards development is expected to take roughly ten years to complete.

2. The 78
1364 S Clark St Chicago, IL 60605 While Lincoln Yards looks to build a neighborhood from scratch on Chicago River’s north branch, developer Related Midwest is planning to do the same on the south branch with its 62-acre mixed-use plan known as The 78. Located between Chicago’s South Loop and Chinatown communities, the ambitious project is approved for 13 million-square-feet of buildings—some rising as high as 950 feet—which are expected to house a combined 10,000 residential units and 24,000 workers. The site is also earmarked for a University of Illinois-affiliated innovation center. Before work can begin, The 78 has its own set TIF-supported infrastructure improvements including a realignment of existing Metra tracks, new streets, a riverwalk, and a $300 million Red Line station at Clark and 15th Street.

3. The River District
554 N Jefferson St Chicago, IL 60654 This third riverfront megadevelopment is located roughly halfway between Lincoln Yards and The 78, on 30 acres of Tribune Media-owned land in River West. Known as the River District, the 8.5 million-square-foot project has zoning approval for up to 14 mixed-use buildings supporting an estimated 4,100 residential units and 19,000 jobs. Phase one of the River District calls for 1,500 residential units in two high-rises between Grand Avenue and the Ohio-Ontario feeder ramp. Although Tribune Media said that construction could begin by 2020, the company is currently seeking a buyer or joint venture partner for its River West megaproject.

4. Riverline and Southbank
720 S Wells St Chicago, IL 60699 Even though its developers Lendlease and CMK agreed to part ways and split their $2 billion project in half, the Riverline and Southbank developments will still transform 14 acres of vacant land along the Chicago River’s south branch between Harrison Street and Roosevelt Road. The plan, by architecture firm Perkins+Will, calls for 3,700 residences spread across eight waterfront towers and blocks of townhouse and includes new commercial retail space, a public riverwalk, and water taxi stops. So far only one building, a high-rise apartment tower known as the Cooper at Southbank, has been completed. Crews are currently at work building the new riverwalk segment south of Harrison Street.

5. Wolf Point South, East, and West
343 W Wolf Point Plaza Chicago, IL 60654 (833) 556-3481 Visit Website Located at the confluence of the Chicago River’s main, south, and north branches, Wolf Point is among the city’s most prominent developments sites. After spending decades as a parking lot, the high-profile peninsula will eventually host a trio of glassy skyscrapers. The 485-foot Wolf Point West apartment tower opened in 2016 and will soon be joined by the 660-foot Wolf Point East rental tower, currently under construction. The final piece of megadevelopment, an 813-foot-tall Salesforce-anchored office skyscraper, is expected to break ground in 2020 and open in early 2023

6. Lakeshore East: Vista, Cirus, Cascade, Parcel I, Parcel O
400 East South Water Street Chicago, IL 60601 After decades of gradually welcoming more than a dozen mixed-use buildings, downtown’s 28-acre masterplanned Lakeshore East community is just five towers away from being complete. The most visible addition is Jeanne Gang’s Vista Tower which recently topped off at 1,191 feet on its way to a spring 2020 completion date. The supertall hotel and residential tower will eventually be joined by a 47-story condo tower known as Cirrus, a 37-story apartment tower called Cascade, and an 80-story residential building at Parcel I. Magellan Development’s last piece of the Lakeshore East puzzle is a 650-foot-tall combination apartment and hotel tower proposed for Parcel O.

7. One Central
1590 S Lake Shore Dr Chicago, IL 60605 As the most recent megaproject to make an appearance, the $20 billion One Central proposal looks to cap the train tracks west of Soldier Field and build skyscrapers, parks, and a transit hub above. The 34-acre plan would also serve Metra, CTA, and Amtrak trains plus a proposed “Chi-Line” tramway utilizing the sunken bus lanes between Millennium Park and McCormick Place. Wisconsin-based Landmark Development is hoping to strike a deal with lawmakers in Springfield to have the State of Illinois pay for—and eventually own—the project’s $3.8 billion transit center with the new tax revenue it is expected to generate. If financing can be secured and state and local officials sign off on the plan, Landmark wants to start work on the transit center as early as next year and anticipates a three-year construction timeline. The full $20 billion One Central development could take more than a decade to complete.

8. Old Post Office
433 W Van Buren St Chicago, IL 60607 While the redevelopment of Chicago’s abandoned Old Post Office includes only a single building, the project is nonetheless massive. In fact, the plan to transform the 2.8 million-square-foot-building into brand new office space is the nation’s single largest adaptive reuse project currently under construction. Developer 601W Companies acquired the property from the late British billionaire Bill Davies in 2016 and work to bring the old building back to life began shortly thereafter. The Gensler-designed redo includes a renovation of the Art Deco lobby and the creation of tenant amenitiesincluding a fitness center, lounges, a food court, and a huge rooftop deck. The first office tenant, Walgreens, hopes to move into the Post Office in late 2019 and will be eventually joined by Ferrara Candy, the Chicago Metropolitan Agency, ad agency AbelsonTaylor, and Kroger. There’s a rumor that Uber is considering��an enormous 450,000-square-foot lease in this historic downtown building.

9. Union Station
225 S Canal St Chicago, IL 60606 Just north of the Old Post Office, a $1 billion plan is underway to redevelop Chicago’s Union Station and surrounding Amtrak property. The project, led by Riverside Investment & Development and Convexity Properties, got off to a somewhat awkward start. After proposing an unpopular seven-story apartment addition atop the station’s historic headhouse, the redevelopment team scaled back its planand instead opted for a more conservative design that would convert the unoccupied upper levels of the building into new hotel rooms and add only a single-story penthouse. Union Station’s redevelopment also calls for a new 700-foot office toweranchored by BMO Financial Group to rise a block south of the historic train depot. That building is expected to break ground in 2019 and open in 2022, but an existing Amtrak parking garage must first be demolished.

2929 S Ellis Ave Chicago, IL 60616 On Chicago’s Near South Side, a team led by Farpoint Development has plans to revitalize the long-vacant 100-acre Michael Reese Hospital site located just south of McCormick Place in Bronzeville. Although the redevelopment team showed Amazon a massive 8 million to 14 million-square-foot vision for the site—dubbed the Burnham Lakefront—during the 2017 HQ2 derby, its latest plan is moving forward more slowly. Farpoint is currently working with the surrounding community to shape a conceptual design for the first phase of the plan which may include affordable housing, a research facility, public art, parks, and plazas. The team will still need to take control of the site and go through city approvals before any work can begin.

11. South Bridge
2310 S State St Chicago, IL 60616 Status: Approved The Michael Reese site isn’t the only large-scale, multi-phased project in the works for Bronzeville. A joint venture formed by McCaffery Interests is preparing to begin construction on an 11-acre redevelopment of the demolished Harold L. Ickes public housing complex. Known as South Bridge, the plan calls for nearly 900 mixed-income residences to spread across clusters of townhomes, six-story apartment buildings, and a mid-rise tower at the southwest corner of Cermak and State. According to its zoning application, the project also includes 75,000 square feet of retail, public plazas, and at least 270 on-site parking spaces. Work on South Bridge could start as early as this summer, according to 3rd Ward Alderman Pat Dowell.

A 6,000-square-foot hilltop home in Grayslake, IL, is immediately recognizable as a Wright design.
But, surprise! The owner claims this home was designed by Frank Lloyd Wright, Jr., the son of the legendary architect. This contention, however, is still in doubt, because the blueprints for the home have yet to be found.
The current listing with Jayne Petty of Berkshire Hathaway HomeServices has been available since May 2019. However, the property has bounced on and off the market since 2016, always at the same price of $3,900,000.
Perhaps it’s because the median list price in Grayslake—a far northwest suburb of Chicago, in Lake County—is $228,500.
The location is 50 miles from downtown Chicago, a two-hour train ride or an hour’s drive away. Most of Frank Sr.’s projects are in the near-west suburbs of Oak Park or River Forest, or in North Shore communities like Glencoe. If either of the Wrights are connected to this home, it would be the only Wright-designed property in Grayslake.
Built in 1952 for the Kopp family, the five-bedroom, five-bathroom home features a unique starlike shape (most apparent in the living room) and sits on 30 acres, with a gated entry. As in Wright’s former home in Oak Park, IL, a tree pushes through the structure.
