You know, someday I will actually meet the prompt someone gives me to the actual letter. But today is not this day. I went a little… off-book with this one, @darthtella, but I hope you enjoy it anyway!

In the absence of a well-honed time-sense, self-cleaning capabilities, and thousands of years stretching out in front of him in which to dawdle, the Doctor had come up with a checklist. He called it The Pete’s World Official Daily Checklist, which was a fine name that made up for in clarity what it lacked in creativity. It was designed to help him navigate the day, and while it wasn’t rigid or inflexible, all of the things on the list were necessary in some form or other.
It looked a little like this:
Step One: Wake up. This one’s key.
Step Two: Turn off the alarm. Turn it off quickly, so it doesn’t wake Rose. If you do wake Rose via accidental alarm, proceed to Steps Five through Six immediately. (Note: If Rose is, for some reason, not around, don’t forget to turn off the alarm clock before leaving the flat. She hates coming home to a radio alarm. Hates.)
Step Three: Pre-kiss hygiene. Shower, shave — don’t forget to moisturize. And above all, brush the teeth. Don’t forget the toothpaste. Toothpaste is also key.
Step Four: Wake Rose. This one’s tricky, so take it slow. Don’t start on the kisses too quickly, or you’ll both get distracted and be late for work. (Note: If it’s a weekend, start with the kisses.)
Step Five: Make coffee. (Instructions are on the bag.) Use Rose’s favorite mug. Check expiration date on cream, even if you just bought it yesterday and you’re quite certain it’s still good. Time is tricky here, you never know when the cream might’ve gone off.
Step Five Point Five: Once the coffee has been made and prepared, don’t forget to put the cream back in the refrigerator. Cream is, it turns out, not shelf-stable.
Step Six: Present Rose with coffee. Receive kisses.
He’d like to say that, after that, the steps got less Rose-centric, but the truth was that they really didn’t. Working all day in the same building as your significant other — he rather liked the formality of that term, and the implication that he was, in some way, significant; he was quite certainly other — created loads of opportunities for checking items off of his list.
For example:
Step Eighteen: Give Rose a goodbye kiss, before she goes into her office. She won’t reciprocate or react at all, because Rose is a professional, but her cheeks might get a little pink.

Step Twenty-Four: Take lunch break with Rose. This is the best part of the workday, so make sure you savor it. (Note: Keep face presented and ready for kisses at all times.)

Step Fifty: Free-reign kissing time. Whatever activity Rose is currently engaged in — be it cooking dinner, reading a book, or watching telly — is perfectly able to be interrupted. Just be sure to put a bookmark in whatever she’s reading, or pause the program, or “for goodness sake, at least take the potatoes out of the oven first.”
All in all, he was quite proud of his little list.
He wasn’t sure it was going to get him anywhere in the long run, but that was no longer the point. The long run was going to happen, with or without his planning. The point now was to manufacture as many little moments as he could in which to appreciate who and where and what he was — the Doctor, on Pete’s World, a (mostly) human being.
And most of all, the list was about who he got to be with every single day, for the rest of his forever.

This device could usher in GPS-free navigation
A compact device designed and built at Sandia National Laboratories could become a pivotal component of next-generation navigation systems. Credit: Bret Latter
Don’t let the titanium metal walls or the sapphire windows fool you. It’s what’s on the inside of this small, curious device that could someday kick off a new era of navigation.
For over a year, the avocado-sized vacuum chamber has contained a cloud of atoms at the right conditions for precise navigational measurements. It is the first device that is small, energy-efficient and reliable enough to potentially move quantum sensors—sensors that use quantum mechanics to outperform conventional technologies—from the lab into commercial use, said Sandia National Laboratories scientist Peter Schwindt.
Sandia developed the chamber as a core technology for future navigation systems that don’t rely on GPS satellites, he said. It was described earlier this year in the journal AVS Quantum Science.
Countless devices around the world use GPS for wayfinding. It’s possible because atomic clocks, which are known for extremely accurate timekeeping, hold the network of satellites perfectly in sync.
But GPS signals can be jammed or spoofed, potentially disabling navigation systems on commercial and military vehicles alike, Schwindt said.
So instead of relying on satellites, Schwindt said future vehicles might keep track of their own position. They could do that with on-board devices as accurate as atomic clocks, but that measure acceleration and rotation by shining lasers into small clouds of rubidium gas like the one Sandia has contained.

Compactness key to real-world applications
Atomic accelerometers and gyroscopes already exist, but they’re too bulky and power-hungry to use in an airplane’s navigation system. That’s because they need a large vacuum system to work, one that needs thousands of volts of electricity.
“Quantum sensors are a growing field, and there are lots of applications you can demonstrate in the lab,” said Sandia postdoctoral scientist Bethany Little, who is contributing to the research. “But when you move it into the real world there are lots of problems you have to solve. Two are making the sensor compact and rugged. The physics takes place all in a cubic centimeter (0.06 cubic inches) of volume, so anything larger than that is wasted space.”
Little said her team has shown that quantum sensing can work without a high-powered vacuum system. This shrinks the package to a practical size without sacrificing reliability.
Instead of a powered vacuum pump, which whisks away molecules that leak in and wreck measurements, a pair of devices called getters use chemical reactions to bind intruders. The getters are each about the size of a pencil eraser so they can be tucked inside two narrow tubes sticking out of the titanium package. They also work without a power source.
To further keep out contaminants, Schwindt partnered with Sandia materials scientists to build the chamber out of titanium and sapphire. These materials are especially good at blocking out gasses like helium, which can squeeze through stainless steel and Pyrex glass. Funding was provided by Sandia’s Laboratory Directed Research and Development program.
Construction took sophisticated fabrication techniques that Sandia has honed to bond advanced materials for nuclear weapons components. And like a nuclear weapon, the titanium chamber must work reliably for years.
The Sandia team is continuing to monitor the device. Their goal is to keep it sealed and operational for five years, an important milestone toward showing the technology is ready to be fielded. In the meantime, they’re exploring ways to streamline manufacturing.

Heat Exchanger Tube Advantages, Techniques and Equipment
Heat exchangers play a key role in the operation of many systems and processes. Some everyday examples would include within your boiler when you turn on the hot water, or on your fridge or freezer
to keep it cool. In the first case, heat is being transferred into the boiler, and the second heat is being transferred away to keep the freezer cool.
Within industry heat exchangers are used for a whole host of processes, often within a critical setting. Within the power industry for example, water must be heated into steam to drive the turbines, however, the steam must be super heated because any moisture in the steam can cause damage to the turbines. Without an effective heat exchanger the steam wouldn't reach the correct temperature and the damage to the turbine would occur, potentially costing the power company millions. For this reason it's incredibly important to keep heat exchangers and other essential equipment in top condition.
In order to mitigate threats such as these NDT or Non Destructive Testing is used to inspect the condition of equipment and in the case of heat exchangers, the tubes, fins and fans are the most important area's to inspect. In certain cases the regular use of NDT has allowed parts to perform efficiently years beyond the expected life. The ability to nip problems in the bud is one of the major advantages of NDT. The information gained from a non-destructive inspection is also invaluable for knowing what to keep an eye on, and where problems may be arising. It's also incredibly beneficial when attempting to resolve hard to reach problems. Through NDT, areas can be inspected without an operator necessarily having to be present.
Heat exchanger tubes are perhaps the most crucial element for inspection, in fire-tube and water-tube boilers. Because their surface area is paramount to the transfer of heat, any corrosion, or build up on the tubes can have dramatic effects on the efficiency.
Tubes are best inspected with a technology such as RFET (Remote Field Electromagnetic Technique), RFET is considered an advanced technique compared to the basic inspection a lot of companies offer, such as dye penetrant testing, magnetic particle and visual inspection. One of its main advantages is the minimal amount of preparation. In most instances no preparation of the tubes is required at all before inspection can begin, saving substantial sums. RFET is also highly flexible with multiple probes that can allow the inspection of bends, different tube size and even be developed rapidly for specialised scenarios.
Other technologies include LFET (Low Frequency Electromagnetic Technique), IRIS (Internal Rotary Inspection System), ECT (Eddy Current Testing), Mag Wave and RVI (Remote Visual Inspection).
All these technologies allow thorough inspection of almost any condition, regardless of preparation, access, material (ferromagnetic, non-ferromagnetic) shape, level of detail etc.

As you can see, there are quite a few exciting aspects of LikeMindedObjects’ business. So we asked Elise the obvious – how did her business come about?
“LikeMindedObjects officially started about 7 years ago. I had been very casually self-employed for a few years, making furniture for people by word of mouth, teaching woodworking and upholstery at various arts studios in NYC, and intuitively making furniture and sculptures that resulted in what became my first collection. Mostly out of powder coated bent aluminum tubing and perforated metals, hardwoods, and upholstery of leather and hides from friends farms. I was, and am always, responding to the materials in my surrounding environment and at the time I had just moved to upstate New York in the Hudson Valley, and was feeling very inspired by my surrounding community and moved towards solidifying my independent business practices.,” she shared.

Being casually self-employed and relying on word of mouth advertising is definitely a common jumping off point for creatives of all types, but what brought Elise to the point of actually opening LikeMindedObjects creative studio?
She says, “I was constantly motivated as an individual to create special, inclusive situations for social interaction and idea sharing – whether that be through furniture, interior designing, and building or collaborating with artist friends on temporary installations or activations like artist dinners, concept businesses, or education projects. This is what differentiated between a “Design” studio or a “Creative” studio. With the term creative studio I felt I could more properly portray the potential for various roles we could play for a client – from branding, curatorial projects, event planning, or interiors and furniture. I saw these all as fair game in approaching our work. That being said, I have always felt furniture, interior, and product design was the core approach. I believe each object can tell a super potent story, a story of the manufacturing, material and labor, and then ultimately the person who owns and displays this item in their home. We are communicating to our visitors and ourselves what our priorities are with how we operate in our daily life in our unique personal spaces, which pretty much expresses two things – how we spend our time and how we spend our money.”

LikeMindedObjects really reaches wide with its breadth of capabilities and interests. We were curious which part of the multi-dimensional studio came about first and how things progressed from there.
“I think two things were happening simultaneously. Freelancing custom fabrication work in NYC honed my methods of making in a professional context, and then my personal creative practice honed my visual and material voice. When I married those two things together is when LikeMindedObjects came to be what it is. From a full interior to a piece of jewelry, these items are truly like-minded in the belief that there is so much humanity at play in our built environments and accessories.,” Elise says.
With so much on her plate, we had to ask Elise how Squarespace assists LikeMindedObjects in both maintaining their multifaceted portfolio as well as helping to run the e-commerce side of things.
“I am a real DIY gal, so having my site through Squarespace has actually been perfect for me. I love tweaking my pages regularly, updating with new projects and photos. It’s amazing that right when I have something new I can photograph it in my studio and put it up for sale that day. I never really thought of myself as particularly computer savvy, but with Squarespace I feel super comfortable adjusting everything to how I imagine it should be. I can create context around the objects by showing images of installations or interiors that have similar objects, or create click through pictures linked to project pages so people can connect the dots themselves. My parents are artists too, and I remember watching them deal with their website builder 10 years ago, how long it would take to get him to upload anything new and the costs associated. I remember thinking even as a teenager that if I ever had a website I did not want to be beholden to a middle man.”

With so much being created it’s always interesting to learn how an artist pares down what projects to sell and what to start over or move on from.
Elise shared her thoughts on the process. “In contrast to custom furniture/interior design I feel like having the LMO shop, both online and IRL in Hudson NY, allows me to experiment and focus in on more playful product design and furniture collection. It also helps me focus my manufacturing practice towards multiples, not just one offs. I love thinking about what can be manufactured in an artist-style factory. The Hose Lamp or Face Mirrors, for example, have their unique parts and fabrication process but also are consistent with the functionality of other products within the same typology on the market (i.e. “lamp” or “mirror”), but how can we play with the normal assumptions around those items?”

Having the chance to work on so many interesting projects and collaborations must make it difficult to play favorites, but we asked Elise what hers might be anyway.
“I have worked collaboratively on a number of projects over the years, mostly in an art context, but then again I truly believe that when a client hires me for furniture/interior work we become collaborators immediately. This past year, the LMO team created a very special food and game space for the NYC offices of online art gallery platform, Artsy. Their head of office environment, Sean Roland, commissioned us for a new space. He is a great collaborator and brought us on with a lot of clarity of functionality paired with flexibility of aesthetics, which allowed us to explore our most current excitements in materiality and fabrication. We created bleached reuse denim upholstered banquets, powder coated plant stand room dividers, lighting, and colorful formica floating shelving. When it all came together it made a super functional but visually rich space.,” she says.

Rather recently Elise has taken LikeMindedObjects from living solely online to also having a physical presence as a brick and mortar showroom – ENKYU LIKEMINDEDOBJECTS SHOP – located in Hudson, New York, that’s shared with her partner Enky Bayarsaikhan’s clothing line.
She shares, “Alongside a webshop, the showroom really seemed to be the next step towards piecing together what is necessary for a design business. There needed to be a beautiful space to display collections in the interim between creation and purchase. My fabrication studio has projects moving through constantly, of course creating dust and other moving parts, so my finished pieces really needed their own clean reality. Also the storefront we found was previously a photo studio, so we inherited an amazing fully built-out corner NYC wall for taking product photography. It felt quite serendipitous. Another serendipitous element was that a good friend, Enky Bayarsaikhan, was also looking for a storefront for her clothing collection ENKYU. We partnered on the space – my furniture, her clothing. So of course we called it ENKYU LIKEMINDEDOBJECTS SHOP, and the rest is history. We also use Squarespace for our store website and link it to our personal pages, which has been the perfect balance of together but separate business structure.”

So, what’s on the upcoming horizon for Elise and the LikeMindedObjects team as we continue to roll through 2019?
According to Elise, quite a bit! “There are a couple of projects about to launch that I cannot say anything about yet, but keep an eye out for an LMO collection being distributed nationally this summer! Also, I have been working to develop a collection of zero waste upholstered furniture which is so exciting to me, as the typically found upholstery materials we have all come to use are actually made of quite unhealthy petroleum based foams – I am developing alternatives that feel really positive. I am working to further manifest an approach to design that is truly ethical. I want LikeMindedObjects to be deeply conscious of the labor, materials, and impacts of what we make to align with the foundational understandings necessary to respect within a circular economy. This has intuitively been at the core of our products since the beginning, but I feel even more empowered now to follow through on a larger more impactful scale. For obvious environmental reasons that I think everyone wants to get behind this, we just needs to have clearer paths towards making the correct choice, right?”

Inside the Painstaking Process of Making High-Quality Oil Paint

Esteemed color expert David Coles has been making artists’ oil paints for over two decades, as the the founder and head paint-maker of Melbourne’s Langridge Artist Colours. Ahead of the publication of his new book on historic and contemporary pigments, Chromatopia: An Illustrated History of Color, we share an excerpt on the process of creating oil paints.
Pigments are hardly ever used in their raw form. To be usefully employed as a color, billions of individual grains of pigment must be glued together with a binder. This is, in essence, how you make paint.
Throughout history, people have found ways to permanently “fix” color to create lasting images of the most exquisite beauty. For instance, the binding of pigments in Neolithic cave paintings was probably serendipitous; cave walls containing silicas or limestone trapped the pigment and locked it to the surface over time. Since then, we have discovered a host of sticky, adhesive materials in nature that could hold pigments in place. Some of these earliest binders are still used by artists. Gum arabic, the water-soluble sap of the North African acacia tree, makes watercolors; and beeswax, collected and refined from hives, makes encaustic (molten wax) paint.
Mixing pigments with different binders successfully converts them into a material for uses as diverse as house paints, plastics, writing inks, automotive coatings, paper and—of most interest to me—artists’ paint.
In my role as a master paint-maker, I make oil paint by dispersing pigments in a “drying oil” such as linseed, walnut, poppy or safflower oils. Linseed oil is by far the most important and widely used drying oil. When drying oils absorb oxygen, they convert from a liquid into a hard, permanent coating. Pigments can be bound with very small amounts of oil. This means that oil paints contain much higher amounts of the pigment than watercolor or acrylic paints. For artists, this gives the paint a physical feeling. The paintbrush is literally pushing around dense, colored pastes.
So how do we make our paint? Our first task was to source a high-quality linseed oil. We selected ours after sampling dozens of products from suppliers all over the world. We were looking for a clean, straw-colored oil that was free of natural impurities. It had to have a good drying rate and minimal yellowing as it aged. Eventually we chose exceptional bright, clear oils made in Holland and Germany.

Next comes the selection of the pigments. There are so many manufacturers of pigments that the choice seems overwhelming. We hunt out pigments that have qualities equal to their noble intended use: They must be as lightfast as possible, chemically stable, and exhibit color qualities of benefit to the artist. The vast majority of pigments do not meet our needs; they are built for larger, more commercially important industries and have been tailored for industrial applications.
To select our pigments, we go through a long period of investigation. We select colors of interest, research the chemical construction of the pigment, and assess its suitability for artists’ paint before requesting samples for laboratory trials. The anticipation of opening a sample box and seeing a new pigment for the first time, in its raw unadulterated form, is exhilarating. There is always the nervous hope that the promise held out by this new pigment will be borne out, that its potency will not dull, and that its color will not be lost when it is mixed with the binder. Backwards and forwards go the experiments—working out the right amount of pigment to add to the oil and correcting for undesirable qualities. Like a chef honing a new dish, small, delicate changes in the recipe can lead to dramatic differences in the finished product.
When we are ready to make the paint, the linseed oil is weighed out into 60-liter heavy-duty stainless-steel bowls. All of our manufacturing equipment and surfaces are stainless steel. The equipment is kept meticulously clean to prevent any chance of other colors contaminating the purity of each new batch.
Stearate, a wax-like material that is essential to the wetting and stability of the paint, is weighed and added to the oil. The bowl is secured in a planetary mixer and large, powerful motors slowly rotate the blade through the wax and oil mixture.
Next, another steel bowl is placed on the electronic scales, ready for the pigment. Even after all these years, opening the bins of pure pigment is a ridiculously breathtaking assault on the eyes. The pigment is scooped out, weighed and added slowly to the oil. There are no shortcuts. Adding all the pigment at once would make incorporation impossible. The liquid oil allows the individual grains of color to slide over each other. The physical shape of pigments means that, without this lubrication, they would drag over each other, causing extraordinary resistance, reducing the mixing action and—as happened once very early on—breaking the very expensive blade of the mixer.
The slow churning of the paste begins. Over the rumbling of the mixer’s motor, you can hear delicious slurping noises as the blade methodically drives through the mixture. As the dry pigment is gradually incorporated with the wet oil, it changes from an incredibly thick batter into what looks like an enormous vat of vividly colored butter.

This process can take as long as four hours, but it is not the finished paint. Under close inspection, vast quantities of the pigments still cling together rather than being individually coated. This is where the triple-roll mill comes in.
A triple-roll mill is at the heart of paint-making. At its most basic, it is three horizontal granite rollers that each run at different speeds and spin in alternating directions. The paste is scraped out of the mixer’s bowl with a baker’s blade and dropped into the hopper. Each giant dollop makes a delicious slap as it plops onto the rollers below. The paste is drawn down into the tiny space between the rollers, again and again. With each pass, the space is narrowed to more aggressively separate the pigment particles.
If you have ever used a pasta-making machine with its two rollers forcing the dough through the small space between them, you can understand the paint-making process. Just as the roughly made dough cannot pass through the narrowest setting first, so the pigment-paste must be passed through the mill rollers multiple times. It’s just that our mill is like a pasta-machine on steroids, with three rollers rather than two and a massive motor to drive the material through. For soft pigments, such as zinc white, only three passes are needed, but the synthetics can take up to nine passes. Synthetic pigments are very difficult to prize apart: Their incredibly small size and specific shape mean they have to be painstakingly teased into dispersion.
The paint-maker must be constantly attentive to the vagaries of milling. Rollers heat up under the friction of pigment particles, which alters the size of the roller gap, and the fluidity of the oil is affected by changes in ambient temperature. Also, pigments behave differently from one batch to another. This is especially true of the natural earths, which vary in their mineral make-up depending on the part of the seam the earth was dug from.
Towards the end of the paint-making process, we take samples of the paint and test it for quality. Historically, paint-makers would rub the paint between their thumbnails—a simple but surprisingly delicate solution to feel for the grittiness of unmixed pigment. Nowadays, we use a precisely honed stainless-steel gauge to check the quality of dispersion.
But we are still not ready to sign off on the product. Two extremely thin films of the freshly made paint are applied to paint-maker’s cards. One daub is the pure paint. The other is the paint mixed with a specified amount of titanium white. By placing the card next to one from a previous batch of the same color, we can ensure that every time we make the paint it has identical color, tinting strength, tint color, and undertone to all previous versions.
Only after the paint has passed these tests is it approved for packing. It is hand-filled into collapsible aluminum paint tubes, labelled with hand-painted swatches of the individual color, boxed and shipped to studios around the world.

Practicing the art of ‘Strategic Facility Maintenance’
The root cause of facility failures is information overload. There are literally thousands of items in a facility that can be maintained. Being overwhelmed by the vast amount of information is understandable. Operations staff being lulled into a sense of complacency as the equipment hums along is likewise understandable.
The concept of Strategic Facility Maintenance as an institutional affront to the “run to fail” resignations that we all must admit are prevalent in the facility industry. Why else is the term, “run-to-fail” universally understood in the industry?
Let’s get institutionalized Definition: Strategic facility maintenance is…a monkish devotion to understanding the life cycle and trajectory of engineered systems and a recognition of the relationship of the facility O&M system to the governing business model at a given site.
Strategic facility maintenance requires an understanding of the skill set and experiences of the facility crew. This understanding is a natural consequence to designing service-tactics that cost effectively meet local business needs. Strategic facility maintenance is pragmatic, yet results oriented, and focused on meeting holistic business objectives of the facility.
A hallmark of Strategic facility maintenance is being human centrist. There is recognition that O&M is ultimately facilitated by human interactions and that human interfaces need to be developed in order to best meet the mission requirements.
Many technology offerings can support the need for strategic maintenance. But unless the staff owns their local maintenance strategy, the result could be a “wag the dog” scenario with software based technologies.
Use of a computerized maintenance management system (CMMS) is going in the right direction, but unless a practical program-plan is derived, the system is merely electronically formatting information overload. A fully developed CMMS database will hypothetically produce every manufacturer recommended service order for all facility equipment. Such a deluge of service orders is impractical and will promote a non-productive perspective.
Many technology offerings can support the need for strategic maintenance. But unless the staff owns their local maintenance strategy, the result could be a “wag the dog” scenario with software based technologies.
The crew will be more focused on “satisfying” administrative needs of the CMMS instead of the needs of actual facility equipment. The operations crew must be enabled to understand and prioritize the needs of the equipment and systems.
Designers utilized their professional expertise to design the facility’s engineered systems. Facility operators must likewise leverage their professional capacities to ensure that the CMMS issuance of work orders, through grooming of the CMMS database and associated function-matrix, is practical, effective, and cost beneficial.
People knowledge-items Fundamental to the strategic facility maintenance strategy is recognizing staff skill sets, knowledge levels, as well as having a good understanding of the facility/campus relationship with third party vendors and their capabilities. Resource mapping, understanding the skill sets and experiences of the crew, enables management to understand those resources that will be at the operating edge of the O&M system. Will that edge be effective, or does it need to be sharpened and honed?
Equipment knowledge-items Aside from the human components of strategic facility maintenance, there is the need to understand the equipment and systems.
Manufacturer guides list service intervals and provide technical guidance associated with machinery upkeep.
Commissioning materials will be comprised of those manufacturers’ guides as well as “as-tested” conditions of engineered systems.
Commissioning reports list electrical amperage draw of a pump compared to the gallons per minute flow of that pump, for example. This type of operating data should be the guideline for the O&M team as they gauge equipment performance and conditions. This commissioning data should be recorded within the CMMS.
For example, when a technician is performing an annual inspection of a motor, having readily available the “as-commissioned motor amperage” data will be valuable for equipment analysis.
Relating Knowledge Items: Facility Resources and Facility Equipment Needs Engineering firms, at the training portion of commissioning, ideally will discuss with the facility crews how operating conditions will vary over the life of the equipment. This understanding will be key to gauging operational conditions.
Ultimately, the maintenance strategy leverages knowledge of the facility equipment to cost effectively serve the needs of the facility. The support for this leveraging activity is the staff and/or 3rd party service provider.
The knowledge that defines the machinery will be artfully integrated with the service providers who will efficiently interact with facility systems. ( To take full ownership of a CMMS database and work order system, which are typically “boiler-plate” in nature; groom that system so that it serves the facility in a strategic manner, is a complex project. To integrate that strategic CMMS platform with the service providers, with the operating staff, is art.)
While I still have your attention Let’s add some color to our white paper by discussing how this strategy was applied to a central plant providing chilled water to a campus. We will demonstrate how strategic facility maintenance was promoted at an actual facility project. Let’s get real.
The campus never had a central chiller plant. Air conditioning needs were previously served by localized air cooled roof top units. Early in the construction phase of the central plant, design engineers visited the staff and began talking to them about the “new central plant”.
The engineering team even conducted some training at their swank office. The facility crew, who were initially tepid about the “new central plant,” began to get interested in the project and the things they were learning.
Throughout the testing and commissioning process the design engineers observed the quality control processes with the crew, providing valuable commentary to the crew who diligently recorded this information in ever present notebooks. The engineers kept the tone of the discussions casual but covered a lot of ground.
Some of the tested conditions observed and discussed were: flow and pressure requirements, the need to baseline eddy current analysis of chiller tube bundles, etc. A good facility-engineering team, life-cycle camaraderie if you will, was being forged.
Throughout the design/construction process the crew was busy with building the CMMS database. “Departure From Specification” settings for systems and components were programmed into the CMMS such that future work orders would be instruments of continuous commissioning. When commissioning data was available, they recorded this information within the respective machinery history components of the CMMS.
When formal training, associated with commissioning, was conducted by manufacturer representatives, the crew was already up to speed with the engineering concepts they had been slowly introduced to by the design engineers during the construction job walks. The crew was eager to operate.
Following commissioning training-events, the design engineers hosted a series of roundtable events that summarized the project. The engineers reviewed the various “as-tested” temperatures, pressures, electrical readings of the equipment with the crew and discussed how those conditions will vary.
This training focused on “what ifs” – what if the water treatment program fails, what if strainers foul, what if air handling unit chilled water control valves were manually overridden.
Since the crew had developed a good knowledge base over the construction period and were familiar with the equipment, these discussions were fluid and well received.( Having the CMMS available during these roundtable events, replete with commissioning data, and performance setpoints, allowed for these discussions to serve as an inspection of the database as well.)
Going beyond what manufacturer’s representatives had covered with the crew, the engineers explained the reasoning behind maintenance tasks and focused on how the operating conditions were affected by service, or lack thereof. The engineers also understood, and preached, that maintaining design conditions were the best assurances that equipment operations would be efficient as well as reliable. A repair bill is typically preceded by larger and larger utility bills.
The crew was empowered and eager to operate the central plant. They knew they could handle it and that the design team was going to be ready to help them when stumped. The facility management team had secured an operations analysis agreement with the engineering team, designed to provide oversight, training refreshers, and practical guidance in such areas as third party vendor management. The engineering team also agreed to provide review and continuous oversight services for the CMMS
The crew embarked on their journey. All was well until a heat wave caught them by surprise. The chiller plant responded to the load, however the water treatment system failed because the third party provider did not properly size the blow down valve for the system.
Since the crew were well trained on water treatment concerns by the design engineers, they diligently recorded the loss of conductivity control which ultimately resulted in fouled heat transfer capacity and inefficiency at the chillers.
The crew was able to report the degrading conditions to management in well-defined terms. (A Departure-From-Specification Report was generated by the CMMS). Armed with this information, facility management was able to approach the water treatment provider who was obligated to service the failed equipment and remedy the cause of the failure.The crew, armed with knowledge, and a CMMS that serves as an instrument of continuous commissioning, was able to cost effectively drive the facility business.
When machinery knowledge associated with a building project is groomed, catalogued, and formally integrated with the building O&M team and CMMS with emphasis on life cycle practicalities and performance expectations – the business of building operations will be decidedly more productive and cost effective.

Aim high. Don’t be afraid of taking risks. Become an entrepreneur and give wings to your dreams. Director of the Ahmedabad-based International Centre for Entrepreneurship and Career Development, Dr. Hina Shah shows you the path towards self-reliance.
Of over 1 lakh women trained and developed by ICECD over 31 years, there are many inspiring stories of women who became success stories and made a mark. One such story is of Smita Jani’s, an example of how self belief, conviction and a nose for identifying the right opportunity can turn even an ordinary homemaker into a successful businesswoman. Smita was a worker at one of the many electronic industry industrial units in Gujarat. Under her supervision, came the department where electrical multi-metres were serviced. After years of doing the same job, smita was bored: she wanted something more out of her life and decided to take a plunge into the world of business – a field that she practically knew nothing about. Given her poor educational qualifications (she had barely completed schooling), not many were convinced about her capabilities, especially the banks that refused to grant her loans. But the obstacles did not deter the gutsy lady. After resigning from her job, with her meager saving, Smita set up a small servicing unit of electronic multimeters. The initial years were difficult and she barely broke even. But after seven years of struggle, her hard work paid off – she became the only woman entrepreneur in Gujarat to manufacture multimetres and OHM meters. Today, she an icon for women who want to turn their lives around by setting up their own industry. Her advice to prospective businesswomen: Never let lack of degree dampen your entrepreneurial spirit.
Like Smita, there is an entrepreneur within every woman. And you don’t need to go to B-schools and elite institutes to hone your skills. All you require id ideas, information and an ability to take a few risks.
Should Society be blamed? Unfortunately, our social conditioning and educational system don’t really encourage women to become entrepreneurs. Years ago, a Ford Foundation commissioned study on “why and who are Women Entrepreneurs” found that when it came to business, most Indian women preferred to stick to traditional industries or welfare activities. Besides, those who ventured into this field generally hailed from business families.
Thankfully, the scene has changed tremendously in the last two decades with women taking giant strides in the corporate workforce. Even in the industrial arena, moving away from making papads and pickles, women have made a mark in fields as diverse and male-dominated such as tube light manufacturing, upholstery making, hosiery making and construction, to give a few examples. However such success stories are few and far between. Even today – with so much help at hand –women tend to shy away from doing something on their own. Lack of financial and family support, inadequate information and fear of failure are generally considered the prime reasons. So how can women be encouraged to turn entrepreneurs?
Training can help Ideas alone can’t fetch results unless you approach it in a systematic manner. If you are clueless about the whole process of starting a business, it is advisable to undergo training. There are several agencies in various cities that help you understand the fundamentals of business. Training helps in production planning, developing marketing strategies and finance management. Apart from which, you can develop information seeking abilities, and learn how to take calculated risks.
Here is a step-by-step guideline to becoming an entrepreneur:
1. Product Selection: First and foremost, select your area of interest. Businesses are basically of three types:
a) A venture where you manufacture a product – electrical goods, food items, garments etc.
b) A service enterprise – where you provide a service like hotel industry or a catering service or fabric designing.
c)Trading – exchange of goods and services or both.
2. Market Research: A very important procedure. Find out whether there or enough demand for your product or service in the market. Do your homework well. This is basically dependant on four factors. a) Financial viability: This includes the total cost of the project and how you can get the finances ready.
b) Marketing viability: Does your product have enough demand or are the same? How competitive is the scenario? Try and select a product or service which has higher demand and limited supply in the area you plan to operate from.
c)Commercial Aspect: Work out the nitty-gritty. Are the requisite machineries and raw materials available? Or will you need to import from elsewhere (this will impact your profit margins tremendously). Most importantly, will you be able to secure enough human capital (workers) for manufacturing your product or providing the service?
d)Personal Aspect: There is a belief that women are not very successful at factory jobs. Primarily because they don’t want to spend long hours at work and neglect their families. Hence before embarking on any ambitious venture, test your motivation levels and judge if you will be able to balance family life with the demands of business.
3. Prepare the business plan: This is the most crucial stage in any business. Consolidate your plan and make the framework based on concrete market research. Put everything in writing, for your loan disbursal largely depends on your business plan. You need not be a genius to work your expenses and profits.
