Pune Real Estate Market: Trends, Growth and Opportunities
Pune is one of India’s fastest-growing cities, with a thriving real estate market. According to a report by real estate consultancy firm PropTiger, Pune has recorded the highest increase in real estate prices between the months of July and September 2022, at 7%. This was the highest such growth noted among the seven cities viz Delhi-NCR, Mumbai, Ahmedabad, Chennai, Hyderabad, Kolkata and Bengaluru. The report also stated that Pune witnessed a 54 per cent increase in sales volume in the same period, with 84,200 units sold.
Another report by CREDAI-Pune Metro and CRE Matrix revealed that Pune real estate clocked sales of around 53,000 housing units in the period between January and July 2021 as compared to about 49,000 housing units between January and July 2019 indicating an almost 8% growth. The report also showed that Pune real estate clocked sales worth approximately Rs27,500 crore from January to July 2021 as compared to around Rs21,500 crore from January to July 2019 indicating an about 27% growth in the sales of higher ticket size housing units in 2021.
The Pune Housing Market in H1-2023 (Primary excluding Re-Sales) has clocked sales of over 45,000 units worth over Rs. 28,000 Crore, according to a press release by Magicbricks. The release also stated that Pune is now India’s most affordable and fastest growing real estate market among all metro cities in terms of number of units sold in the period January - June 2023.
Some of the factors that have contributed to the growth and development of the Pune real estate market are:

The rising demand for luxury and premium housing units priced above Rs.2 crore per unit that witnessed cumulative sales worth Rs.2,350 crore from January to July 2021 with an 88% growth as compared to cumulative sales worth Rs1,250 crore from January to July 2019.
The Pune real estate market is expected to continue its positive momentum in the coming years as well. According to Anuj Puri, chairman of Anarock Property Consultants, over 5.44 lakh units are scheduled to be completed across seven cities including Pune in 2023. He also said that construction activity will hopefully remain least impacted even if the pandemic resurfaces, so most completions in 2023 may be as per schedule.

Mapletree buys 8 acres land in Pune for Rs 170 crore to develop office space - real estate

Singapore-based Mapletree Investments Pvt Ltd has acquired a prime 8-acre land parcel in Pune for Rs 170 crore from a joint venture firm of real estate construction company Vascon Engineers Ltd.Vascon Engineers, in a stock exchange filing, said: “Ajanta Enterprises, 50% joint venture of Vascon Engineers, has successfully concluded the sale of land parcel measuring approximately 8 acres for a total gross consideration of Rs 170 crore to a SPV (special purpose vehicle) of Mapletree Investments Pte Ltd situated at Kharadi, Pune.”The sale deed was executed on December 17 and the entire consideration has already been received by the seller. The transaction was managed by real estate consultancy and professional services firm JLL.With an estimated project cost of Rs 1,000 crore, Mapletree plans to develop over a million sq. ft of world class office space on the Kharadi land parcel in Pune.The transaction is Mapletree’s first land deal for development outside of Bengaluru in India and marks its entry into the Pune office market. As of March 31, 2019, the company owned and managed around $41 billion of office, retail, logistics, industrial, residential and lodging properties globally.The sale of land in Kharadi, which is located close to the Pune Airport, can prove to be a big boost to this micro market. Currently, Kharadi enjoys a well-established support infrastructure, including numerous residential options across various price points, along with healthcare, hospitality and retail infrastructure within close vicinity. In Noida, the market price on the respective Expressway is about Rs 5,075 per sq ft while the circle rate is about Rs 4,366 per sq ft. At central Noida, the market rate is basically Rs 4,920 per sq ft as against the respective circle rate of Rs 3,685 per sq ft.
Difference Between The Avg Market Prices And The Circle Rates
Anaraock said its data of research shows the difference between the average market prices of the real estate and circle rates, which was as elevated as 100% in assured localities of Pune, Mumbai, and Gurugram in the year 2015, currently stands at a mere 6 percent difference.

The average market prices of the real estate quoted by the developers around various major Indian cities are about 6 percent to 75 percent higher as compared to the price of the government-prescribed circle rates, the particular value at which the stamp duties are paid and all the properties are properly registered, said the real estate consultant Anarock.

In Worli, the actual market value is Rs 38,560 per sq ft while the RR(ready reckoner) rate or circle rate is Rs 35,350 per sq ft.
BENGALURU
According to the latest data for Bengaluru, the market price of commercial property at Rajajinagar is about Rs 13,300 per sq ft as in opposition to the circle rate of Rs 9,012 per sq ft. At Indiranagar, the market rate is about Rs 11,500 per sq ft while the RR(ready reckoner) rate is Rs 10,312 per sq ft.
Not only this, but the average market prices of the real estate at Kharadi and Baner in Pune also higher by 7 percent and 10 percent correspondingly than the circle rates in these particular localities.
