Seven months into the pandemic, it has been made clear that the government’s inept ability to cope with the Covid-19, and their lacklustre planning will not put the ‘hari ng kalsada’ back on the road anytime soon.
Unable to pick up a passenger, jeepney drivers from PASODA-PISTON such as Chito Bustamante, have flocked to the streets of Regalado Avenue in Quezon City, begging for financial help to survive stagnation as Covid-19 cripples their livelihood.
“Ang hirap. Pitong buwan na ako, hirap talaga. Parang napapa-iyak ako sa sarili ko na awang-awa ako sa sarili ko ba’t ako nagkaganito gawa nung wala nang biyahe,” said Chito as he lost his house and jeepney due to not being able to pay for the remaining debt he owed to the landlord of his rented house and the owner of his jeepney.
(It’s hard. Seven months now, it’s really hard. I feel like crying for myself, and I pity myself why my life turned out this way because of not being able to work.)
To survive the pandemic, Chito turned his friend’s jeepney into a make-shift shelter. He also made a small comfort room, as well as an improvised kitchen. The empty lot has become their own community, a stronghold where they can temporarily live and beg for money from passersby.
CRY FOR HELP
Although some jeepney operations are slowly starting again, there are still many that have yet to get back on the road, especially those routes that are long.
Larry Valbuena, president of PASODA-PISTON (Pagkakaisa ng mga Samahan ng Tsuper at Operator Nationwide), said that they have not received any financial aid from the government ever since the lockdown measures were imposed.
“Una kasi nagpasa kami ng papel sa DOLE, kumpleto yun ah. Sumunod, sabi ng Dole sa amin ‘nasa LTFRB na ho ang papel niyo, sila na ang bahala.’ Pinuntahan namin ang LTFRB, ang sabi nila, yung mga pasado sa drivers academy, e ang lahat ng tao namin pasado sa drivers academy at sila lang ang makakatanggap. Nung bandang huli, sabi naman nasa DSWD daw ang papel namin… e hanggang ngayon, wala!”
(We first submitted a complete document to DOLE. Then, DOLE told us that the paper is now with LTFRB and they will be the ones to process it for them. We went to LTFRB and they said those who passed the drivers academy will get the aid. All of our members passed the drivers academy. However, they later said that the paper is with DSWD… and up to now, nothing!)
Because of this seemingly endless cycle, other members of their organization tried riding taxis, but ultimately ended up coming back to the streets due to low income. Drivers are also afraid that after the pandemic, their jeepneys will be wiped out due to the fear of the jeepney modernization program.
As of this moment, jeepney drivers from PASODA-PISTON are still waiting for the green light to come back to the main road.

V. Mapa, sometime around August 2019.
It’s 3 am in the morning. The city’s obviously asleep. Only few cars passes by and most people I ran into are either on their way home from a late night shift or in their sleeping attires, looking for the nearest convenience store that I assumed was for midnight cravings.
I haven’t been in this area before but I know where I was because I pass by it most of the time when I’m on a train going to school. I don’t know the safest place to be but the important thing was, I know how to get home. I mean seeing Cubao/Gateway/Alimall jeepneys or buses was a big relief for me. Also, having a good memory is an advantage. Like I can manage to remember a place very well even if I came there only for once. I will know how to get there and to get back home. I actually consider that as a secret talent of mine. At least I’m confident enough that I can never be lost and fine on my own.
But the question was, why am I there? I should’ve stayed the night at my friends’ rented place where we had our small party. Or I should’ve probably headed straight home. Yet I was smoking a cigarette along the streets and it’s a bit chilly that night, I can feel it underneath my crop top and shorts. Good thing I was wearing a denim jacket, but it’s not really enough. I even wore my 2 inch heels. I thought I looked like a depressed prostitute.
My phone has no battery left, meaning I had no chance to get in touch with my other friends. My best friend lives across the pacific ocean. The man I really liked for a while now broke my heart into pieces without him even knowing (I know, how pathetic) I wasn’t in the mood anymore to have more drinks and play pretend back at that small party.
But I wanted to see someone.
Or maybe, I wanted to see someone from a long time ago. A long time friend. And I don’t know if this was the moment the alcohol took control of me because after smoking, I took a jeepney back to Cubao and found myself inside a bus going to SM Fairview.
I didn’t expect to have lots of commuters with me on the bus due to the time, but it’s a good thing. It has been a long time since I’ve taken that route. Quezon City hasn’t changed a bit. The only difference I can see was the MRT 7 project on going in the middle of the road. But I’ve always loved that city. I love how close it is to other cities, where you can just take a bus or a jeepney to get there without the hassle and at the same time, It’s close to other provinces. It’s like you’re in the middle of everywhere. And of course, the memories I had there. It was one of the happiest time of my life.
I wished my phone was still alive, so I can listen to some music that I loved way back 2015, 2016 and 2017 to give the nostalgia a cherry on top.

I took a jeepney with a sign that said Tungko and stopped in front of the subdivision. I stopped for a moment, take a good look at the place, and let it all sink in. I was there three years later. I’m finally back there. I walked inside while I kept my hands inside my jacket because it was even cold there than at V. Mapa.
Thanks to my eidetic memory, I still remember what street it was and told the tricycle driver our destination. Then after the tricycle driver dropped me off, I went first at the store in front of the house to take a smoke. The guy in the store looked at me like it was his first time seeing a girl. I don’t blame his reaction though. I just happen to be a complete stranger who knew that place, wearing revealing clothes and just standing in front of a house with her heels at 3 in the morning. It’s not really a normal night for everybody.
But not that house. I will never be a stranger in that house. However, someone chose to.
Do they still live here though? I wondered. My thoughts were answered when I saw his mom’s name was plastered on the wall at the left side of the house, telling to call her if someone’s interested about some caretaking stuff. So they’re still living in that place. The place that I still remember perfectly where I left a huge part of my heart.
Is he there? I asked myself again.
Of course, I don’t know. Unless I’ll go ahead and try to send him a message or maybe knock. But that would be weird for everybody. You can’t just knock at someone’s door or contact them in the middle of night saying “Hey, it’s me, I’m outside. Can we catch things up? It’s been three years!” like that’s being a normal person.
But what am I doing there? Why do I have to be there?
I understand that nothing will change. He left me and we have different lives now. That was the place where we had our last kiss, our last hug, our last real conversation face to face. I remembered how the Uber driver arrived and he gave me a kiss before I hopped in. I remembered calling my best friend, crying, even noticed the driver looking at me from the rearview mirror and me saying over the phone that it’s over. I remembered promising him I’ll love him forever and that he will always be a part of me wherever I go.
By looking at myself back there, it’s a proof that I kept my promise. And I still do. It’s been three years and that was the closest moment I’ve ever got with him again. I also remembered that whenever I don’t have anyone to talk to, I can always reach out to him. But that was just a little white lie exes do while breaking up. You just sort of forget each other somehow and be strangers again.
But if he was there standing in front of me, I will be asking for a long hug and if nothing is really impossible, instead of him asking what the hell am I doing there, he’ll tell me, “Let it out now, I’m here.”
I’ll be crying out so loud while hugging him tight. And I’ll tell him how much it can drive someone crazy to be drowned into something that’s already draining.
I’m tired. I’m tired of loving people that I have to love. I’m tired of being too selfless but I can’t help myself because I always wanted for my loved ones to be happy. I’m tired of being mistreated by such jerks. I just want to be stucked in a time loop where we were still together and everything was okay. I want my smile back again. I want my old self back. But I guess she died. She died the time we had also died.
I’m sorry I didn’t go to your graduation as promise. I just don’t know the exact date and I was pretty busy at work. I also don’t know if that still means a lot to you, but it was to me. I treasured you so much that even though we were apart, I never treated you as a stranger. You have always become someone that I look up to whenever I feel unloved and worthless. Your memories made me remember that I’m still capable of being loved. Your love reminded me that no matter how hard I can be, I still deserve to be treated right and educate me when I’m wrong. You made me the happiest and I’m forever thankful.
“You know the people who lives there?” The guy from the store suddenly spoke from behind.
I wiped my tears and looked back at him. Without smiling I answered, “Very. The tall guy in there mostly.”
“You mean the guy with a little brother? He’s just here not so long ago. They bought some cigarettes and a drink. Why don’t you try to knock?” As soon as the guy said that, I felt like a bomb just exploded in front of me.
Realizing he’s just there, awake, sent shivers down my spine. For three years, it felt like the entire world was between us but that time, it’s only just a door. I can knock. I can talk to him and hug him and tell him finally everything inside my head and he can maybe tell me that everything will be okay and I’ll believe him more than anyone.
Then all of a sudden, I realized like lightning had struck through me that I wasn’t there for him. I guess being there was never exactly about him.
It didn’t happen to cross my mind that I still love him and I never said I wanted him back. All I wanted was to be there and talk to myself. I wanted to go somewhere for me to think, to breathe, to remember.
I heaved out a sigh and said, “They are not answering their phones.” I smiled and he still got that same reaction on his face from earlier. Yup, I still looked crazy from being there. “They are great people, you know, kind people.”
Then I left.
I looked at the house one last time and walked away. There were still no post lights around but I still managed to walk back from the main street to take a jeepney or a tricycle going outside the subdivision and take a bus back home.
I was there for myself. I visited my old self that died with us. I visited that 18 year old girl who celebrated her birthday at Baguio with her complete family. That girl who still has her braces on and all she can think about back then was having higher grades. And, planning great dates with her boyfriend. That girl who has her best friend laughing with her while they have their daily iced coffee at Mcdonald’s P. Campa. And that same girl who kept on praying her life will always be that way with a smile on her face before ending the night. I’m sorry for her though, she asked for too much.
I guess I know now exactly how it felt to visit your own grave.

2019.
2019 was a year of firsts and lasts.
Looking back, I realized it is one of those years wherein I got to experience A LOT of things.
During the first few months of 2019, I was on my last stretch of my thesis. I was taking up Design 10 at that time. I swear, taking individual thesis is HARD. Maybe some of you prefer to work on their thesis alone to prevent conflicts between members, or to avoid having to argue with a member regarding ideas, or if ever some are not helping in the group. Well actually, I prefer that too, sometimes. But as an Architecture student, individual thesis is draining ㅡ physically, emotionally and financially (lol, ngl).
I cannot forget the day of our final defense. It was the most nerve-wracking experience for me because I have been always worrying about it because I am scared of speaking in front of others, but things happen …. and thesis, defended!
To be very honest, there were times wherein I want to give up, but I’m thankful for my friends. We kept on cheering and motivating each other that WE CAN finish this. I cannot forget those times wherein we were staying in our house, doing our thesis (which was actually during holy week) and suddenly, one of us were crying! Like, out of nowhere, she was crying, and we saw it and of course, we knew why, and we all started breaking down too, as well. How I miss those times...
We had our final defense on April 27 which was a Saturday and on the following day, April 28, I planned to meet my Inspirit friends to celebrate my defense and also to watch Avengers: Endgame. Luckily, a Sunggyu cup sleeve event is being held in Zoo Café at SM Megamall which is actually organized by one of our friends. So, we went there before and after watching Avengers. It was my first time attending a cup sleeve event here in the Philippines. I was actually wishing for more cup sleeve events, but little did I know that, that was the start… hahahahaha!
Then, months after, came our graduation day! I can say, it is the highlight of everyone’s college life. You walk up the stage, shake hands with your institute dean, and then receive your diploma. It was 5-years’ worth of tears, laughter ㅡ it was a roller-coaster of emotions.
Those past 5 years spent in college made me who I am today. I have learned how to be independent. I was staying in a dormitory since my first year of college until my last year. I learned how to budget my allowance well. Also, balancing my time between acads and fangirling. Hahaha!
5 years is indeed a long time, but I am happy to have met such amazing people throughout my entire stay. I will surely miss each and everyone of them, but I know, and I believe, that we will all be successful in our chosen field.
Moving on, I started looking for job weeks after graduation while, some of my friends went back to their provinces to have a vacation first. In my case, I only had around 2-3 weeks of rest? And I used that time to catch up with One Piece and all the other series I had to postpone watching because of my thesis.
I swear, the waiting period after sending a resume to a company can make you go nuts. I mean, that is where your patience will be tested. I went to few interviews before I got in and started working around third week of August.
Before the end of the third quarter, I went to #UPALLNIGHTinManila. It was my first concert for this year, 2019. We were upgraded to Floor from Balcony Center. That night ended with a hi-touch event! We got to high five all the members and it was indeed a memorable night for me.
My second cup sleeve event for the year but, my first cup sleeve event for Day6! I actually thought I wouldn’t be able to attend this event because, Jae and my brother actually have the same birthday. So, I thought I’m spending the 15th of September at home but guess what? I made it to the event.
I literally spent that weekend celebrating birthdays. My brother’s birthday is actually on a Sunday, but we celebrated it the night before and after that, I went straight to my friend’s house to also celebrate hers. Good thing my friend’s house is actually just around Quezon City, so I was actually close to the venue.
Indeed, I had fun celebrating Jae’s birthday with my co-mydays! I wasn’t even expecting to be called in the raffle, but I went home with a Remember Us album! Hahaha! There were lots of freebies given on that day. We even met a new friend (finally, a sungjin stan haha), it was nice meeting new mutuals!
On to the last quarter of the year!
My first X1 cup sleeve event, but my third one for this year! I went to this event with Siege and my cousin, Ate Anne. The venue was actually crowded! Well, it was a small one, but there were lots of Oneits gathering inside so, it was jampacked. But it was a fun day! I met and made new friends in that event. But to our surprise, most of the attendees were still in senior high and college hahaha! I feel so old (lol).
Moving on, our squad planned a staycation on the last weekend of October. We rented out an Airbnb near SM North. We were lucky enough to find a beautiful one! It was like a hotel to be honest! Everything we can find inside is free! Even the coffee is from Starbucks and there is a French press available in the room. But the best part here was the large smart TV! We were playing MVs, reality shows non-stop!
It was a tiring, but fun weekend spent with these people!
We were sleep deprived because of the intense round of Jenga! We actually stayed up till morning because of the game hahaha! The game itself was so intense but we were more focused because our biases are on the line.
Actually, we have planned this staycation way before an as far as I can remember, the only cup sleeve event we were supposed to attend was Yunseong’s, but I don’t know, this happened....
I thought I wouldn't be able to attend Seunghyub’s cup sleeve event because I have prior schedule at that time and I thought it already ended but as we were walking in the mall, we came across a café and I saw the TV was playing N.Flying music videos so I wondered why then I realized that the event is being held there!
On our last day of stay, we went out to attend Yunseong’s cup sleeve event happening on Flamingo Bloom at SM North. It was our first Woollimz cup sleeve event! Actually, this was the only event we were supposed to attend during our staycation, but we met a friend in the event and told us that there’s also an event happening at Lost Bread, still in SM North. It was an event for Eunsang and Wooseok. So, we went there after lunch then went back to Yunseong’s event.
An addition to my list of firsts this year, I attended a christening for the first time! It was Lyle’s christening. I actually went as a proxy to my cousin, Ate Anne, which was not around the country at the time. Ate JL was the first one in our circle of friends to have a baby and we were happy that we were invited. It was also our first time that our group meet in Cavite hahaha!
The four of us, together with Ate Dee, booked a place to stay for 3 days and 2 nights because we are actually going to have a reunion with our friend from Australia, Ate Nica! We spent the Friday night catching up while strolling around Araneta. On the following day, was DAY6’s concert.

I can say, this is one of the highlights of my 2019? My second concert for this year, and my second time seeing DAY6! I don’t know, but what I felt from that night seems surreal. It felt like I have become more closer to DAY6 ㅡ a step closer than before. It’s like my relationship with DAY6 grows deeper and deeper each year.
As expected in a Day6 concert, it always exceeds your expectation! It became an unforgettable night especially to PH MyDays because JAE CRIED.
“I don’t know about you, but I’m feeling 22!”
To conclude, this year was indeed a year of firsts and lasts. 2019 taught me lot of things. I am thankful to everyone I have met throughout the year. I will surely cherish all those moments spent with the people close to me. I can't wait to see were 2020 takes me!

Pampanga saw a 202-percent spike. Likewise, Cavite’s listings spiked by 188
percent. Cebu-based listings increased by 27 percent while Iloilo grew by 29
percent. Bacolod, however, had more property searches than the available supply
during the time period, where apartment and land searches were seven (7)
percent and 12 percent higher than the supply, respectively. This could mean
that there is a well of opportunity for property developers in the city to
answer to the growing demand that is yet to be addressed.
Average prices and a
notable increase in page visits
Page visits, which
likewise signify interest among property buyers, in these provincial cities
also increased. From 2017 to 2018, Pampanga, Cebu, and Bacolod grew by 65
percent, 23 percent, and 38 percent respectively.
Iloilo, on the other
hand, rose by 22 percent from the first quarter of 2018 to the first quarter of
2019.
Davao, despite being one
of the country’s most competitive cities and investment hubs, remains
affordable for prospective investors and home seekers. The average price of a
condo property in the city is Php4,622,195, where the average price per square
meter is tagged at Php 100,377.
Meanwhile, Cavite’s
residential sector also maintains its relative affordability, with an average
price of Php 6,372,632 for houses. The average price per square meter is Php
50,576.

Most Searched Areas
The most searched for
areas in Davao that property seekers searched for are Buhangin and Sasa. These
were followed by Barangay 19-B, Ma-A, Talomo, Barangay 20-B, Bucana, Barangay
34-D, Matina Crossing, and Matina Aplaya.
In Cebu, the most
searched for properties were those in Cebu City, followed by those in
Lapu-Lapu, Mandaue, Talisay, Consolacion, Minglanilla, and Liloan.
Bacoor, Dasmariñas,
Tagaytay, General Trias, and Imus were the most searched cities in Cavite.
On the other hand, the
towns of Pavia, Jaro, Oton, Guimbal, and Mandurriao generated the most interest
in Iloilo.
In Pampanga, Angeles,
San Fernando, Mabalacat, Arayat, Mexico, Bacolor, and Magalang.
For Bacolod, the towns of
Alijis, Estefania, Mansilingan, and Tangub drew in the most interest.
House and lots dominate
property types
Majority of these
property seekers are interested in house and lots, although there’s also a
growing interest for residential condo units. The majority also prefer to buy
these types of properties compared to those who want to rent them. In Iloilo,
for instance, the page views for houses were close to 62 percent among property
seekers, about 52 percent when it comes to sessions, and 59 percent for leads
generated, based on Lamudi’s data. The same is true for Cavite, where about 64
percent of the leads came from house searches.
The preference for house
and lots, as well as lands, in these provincial cities, show that the prices of
these property types in Cavite, Pampanga, Cebu, Bohol, Davao, and Iloilo are
still relatively more affordable compared to those in Metro Manila. Many of
those who were also searching for properties in most of these progressive
provincial cities are from Metro Manila, according to Lamudi data. In Pampanga,
for instance, although the number one city that searched for a property there
came from Angeles City, the next three came from Quezon City, Makati, and
Manila, data from the property portal shows. Pampanga’s proximity to Metro
Manila has attracted quite a number of property seekers from Quezon City,
Makati, and Manila who are planning to relocate in the province, live a more
relaxed lifestyle and escape from the urban chaos of the metropolis while also
pursuing great careers with the growing number of companies opening their
offices there.
With the property sector of these thriving provincial cities on the upswing, expect their economic landscape to evolve and benefit nearby towns and municipalities as well.

Buying versus Renting
It’s been a week since Jay and I started discussing this tedious topic. We have been looking at several social media posts about houses for sale, condominium units for rent, available rent-to-own units, and so on. It’s enticing to see them sold out on social media at impressively affordable prices, with promotions that are too good to be true: free appliances, ten percent off the total price, no downpayment, and everything else that makes you want to jump on the chance and sign that contract as soon as the site visit is done and over with.
We narrowed down the factors that we needed to consider as to whether it’s better to rent or own.
First, proximity. I have been away from my family far too long, and the thought of living farther away when I’m already married surprisingly frightens me, as opposed to what other couples want when they settle down and find a place of their own. Jay’s work is at a business district, and as soon as I go back home, I’m thinking of finding a job in the same area, which obviously requires both of us to consider looking for places in the metro.
Second, availability. Most of our options are around Manila, San Juan, and Mandaluyong, which are cities surrounding our work locations. Most of the units we’re looking for must be accessible to commonly used forms of transportation such as MRT and buses. Townhouses are quite far, though, as most of the affordable ones are in San Juan and Quezon City, with access to near LRT stations and jeepneys.
Third, price. Most of the 30-square-meter, one-bedroom units in the metro offer easy, flexible payment terms that range from 3.5 to 7 million pesos. Townhouses are offered at a similar price range, with the downpayment at a twenty percent minimum. Agents for most of these options offer assistance when interested parties apply for housing loans from government agencies or banks.
Lastly, capacity. At the moment, we (mostly Jay) have raised adequate funds for unit reservations, ten percent downpayment for condominium units, but barely enough for twenty percent required payment to the bank for a housing loan approval for townhouses. The monthly fees may seem feasible, but to acquire a million-peso loan as an initial cut out of the four-million loan for the total house cost feels herculean and redundant.
With those in mind, Jay started looking around, checking out all those houses and units we saw posted on social media. Here’s what we found out.
Some agents would post payment terms in a manner that makes potential buyers feel it’s easy, affordable, and in Filipino terms, “abot-kamay” (within reach).
Some, on the other hand, would ask for a move-in cost of around a hundred, then ask you to pay a few more bucks every month (around 20-30), then on the 12th month, you’d have to pay quarter to half a million, then do it again on the 24th month, and another on the 18th, and another on the 36th, until you’re completely buried in debt and eventually have no choice but give it up, sell it, or have it rented to someone else.
Some owners of townhouses would sell two-floor, 40-50-square-meter houses at the same price and you’d definitely want to check them out. If you choose bank financing, up-front, you’re going to have to pay 20 percent of the total cost of the house and live comfortably with the monthly fee which you’ll pay to the bank at 1.60% interest or higher. Then again, how else do you get the million-worth downpayment but through another loan?
All things considered, this must be partly our fault that we did not start looking into this as early as we started dating because of course, we did not want to turn each other off by looking into the farthest possible future of getting married, buying a house, and raising kids, did we?
In an article written on Asia property in 2018, there’s an undeniable increase in interest rates for real estate through the years 2013 to 2018, understandably due to the rising number of office spaces, gambling centers, and companies for outsourced industries, all situated in Metro Manila.
There’s an apparent increase yet again in the interest rates of real estates in the first half of 2019, due to factors like supply and demand, economic growth, and inflation. Speaking of supply and demand, the spike is brought about by the number of foreign settlers in the country, who could not buy houses and land as the law prohibits them from doing so, hence working around the law legally by taking advantage of ownership of freehold real estate through property developers, with the property developers, in turn, taking advantage of the influx of immigrants. This being said, there’s a foreseeable shortage of available real estate properties in the first half of 2020. (Spectrum Magazine, 2019)
Jay was informed by one of the agents he spoke with about this condominium building that has already been pre-sold to immigrants. Funny enough, they may have probably stayed in the Philippines only for a few years and yet manage to buy living spaces much easier than do most of us. Then again, it’s definitely not their fault that we can’t buy a place of our own, and maybe, out of frustration, I’m merely passing the blame or making useless excuses.
Going back to the question at hand, last night we had another grueling discussion on the pros and cons of renting and owning.
Pros of Owning
Investment. The first couple of years may feel burdensome, as you have to crawl your way out of paying for your place, but it’s ultimately a great idea to own something that builds equity and increases value with time. In one of Jay’s visits to a house we were interested in buying, we were able to get a glance at the property’s land title. What is currently valued at 4 million was once bought by the owner in the 80′S at 40 thousand pesos.
Pride in Ownership. It certainly does bring a sense of fulfillment to actually own something, albeit the fact that partially, it’s yours and the bank’s (if it’s not fully paid). It is an achievement to work hard for something and see a tangible product of your daily struggles at work.
Privacy. Nothing beats the security of knowing that the place is yours and you can make changes with it without people getting in the way.
Cons of Owning
Long-term financial commitment. Most properties lock buyers to a 15 or 25-year contract of payment if they wish to pay the property as a cheaper monthly rate. This means more effort on saving up for emergency funds and more effort into finding other means of earning money.
Ties to the community. Owning a property makes it more difficult for owners to move out, find a location more suitable to their changing needs. Options to get out of this problem would be to rent out the property to others (which kind of defeats the idea of buying your own place).
Maintenance costs. As though association costs, mortgages, and other fees aren’t enough, when something needs to be fixed or renovated in the property, the responsibility is shouldered by the owners themselves.
Being “house-poor”. To keep up with mortgages and debt consolidation, some owners borrow on top of their existing loans, which ultimately leaves them nothing.
Pros of Renting
Financial flexibility. With minimal and short-term financial commitments that come with renting, tenants can plan their budget easily for utilities, rental costs, and other expenses. Should they encounter financial troubles, they can easily work around their finances because they are not tied to a fixed, not to mention overwhelming, mortgages.
Good for newly-weds. Couples who just got married may surely have a lot on their hands especially when it comes to handling finances. It would probably be best to start the first years of their lives with as minimal financial conflicts as possible.
Maintenance costs. The problem of fixing and costs of repairs are not for the renters to worry about. The landowners shoulder this responsibility, thus making more room for renters to allot money for other expenses.
Moving around. Because renters are not tied financially to their rented residence, they do not have to be tied in one location, and based on their preferences and changing needs, they can move around and find other living spaces as they deem fit. Because of this, they can also be flexible about their career, as they can change work locations whenever they feel the need to.
Cons of Renting
Possibility of rising rental costs. Since properties increase value over time, some landowners may opt to increase rental fees.
No ownership. Long-term rental costs amount to the same value of the property sans the ownership.

At the end of the day, it’s about cutting losses. Why do we need to own? Do we even need to own anything? For how long are we going to pay for something that will never be ours? Which option will leave us fewer things to think about and help us live life more? What choice will make us use more of our time, resources, and efforts for the things that truly matter?
After lengthy discussions, we have yet to arrive at a decision. It’s all open-ended, it’s frustrating, it’s exhausting, but at least I don’t have to go through this alone.

CALOOCAN CITY, March 5 (PIA) -- Ceramicists and brickmakers call for more capacity-building initiatives to enrich culture-based livelihoods in the 36th episode of “Stories for a Better Normal: Pandemic and Climate Pathways,” hosted by three-term Senator, now House Deputy Speaker Loren Legarda.
The second part of the resilient livelihoods episode with the topic, “Pottery: Continuity and Change” gathered potters, brickmakers, and representatives from the government and academe and showcased various traditional crafts and masterpieces made of clay from the different regions in the Philippines.
Sheryl Ebon-Martinez, a ceramicist from Oryoqi Handmade Pottery; Siegrid Bangyay, a ceramic artist from Sagada, Mountain Province; Alvin Obrique, a pottery maker from Sibalom, Antique; and Anacleto Amar, a brickmaker from Tibiao, Antique; Nelia Elisa Florendo, chief of Industrial Technology Development Institute of the Department of Science and Technology; Rosaly Jean Resolute, Business Counselor from Negosyo Center of the Department of Trade and Industry; and Elsie Marie Carloto, a ceramic teacher and researcher at the University of Antique were this episode’s guests.
“In this era of climate change, apektado ang ating mga trabaho sa probinsya, sa rural areas, sa kanayunan...And we are going back to basics, using the wealth of our soil and our land sustainably for resilient rural livelihoods,” said Legarda.
The guest ceramicists showed and demonstrated their creations and products such as terracotta bricks, huge and complex ornamental jars, mini cooking sets, flower pots, and others.
"Noong 2018 o 2019, nagre-rent lang ako ng kiln noong time na ‘yon, then it made me realize na this is something that I can do in the long-term. And in January 2020, I had a kiln built in my house in Quezon City. Then nagkaroon ng pandemic, we couldn’t go out, we couldn’t go anywhere, so I spent a lot of time practicing and making teawares. It was both a blessing and challenging, pero yung time na naka lockdown ako, it made me a lot of leeway to experiment and to get all the creative ideas into the stuff that I was making," said Sheryl Ebon-Martinez.
"In order to get the right quality of clay, there’s a lot of processes and a lot of people involved in order to finish a product. Also, there’s a lot of collaboration with other local people with my products, because I incorporate local designs and I work with rattan weavers here in order to get that right quality of material that we need," said Siegrid Bangyay.
“Noong nakita ng Resource Management Program na ang lupa ay maganda pala na gawing earthenware, nag-umpisa nang ma-enhance ‘yung pottery at bricks making projects. May naging tulong din ang local government unit at ang Department of Trade and Industry regarding sa pagpapaganda ng mga [produkto] namin,” said Anacleto Amar.
"May ginawa kaming training noong December, nag-train kami ng molding gamit ang plaster of paris at nakagawa ng bricks dahil sa tulong na brick molder, nakapag produce din kami ng maraming pots dahil sa jiggering machine. Noon, gumagawa lang kami ng clay pots na manu-mano at tinatapakan, ngayon malaking tulong ang machines dahil hindi na namin kailangan mag-exert ng effort, kaya napapadali ang paggawa namin," said Alvin Obrique.
Meanwhile, the representatives from the government underscored the importance of protecting and preserving culture-based livelihoods which not only provide income to the local communities, but also preserve the cultural heritage of the country.
“Ang purpose ng DTI ay makatulong sa pag-increase ng income ng ating mga pottery at brickmakers, at ma-improve natin ang quality ng kanilang mga produkto,” said Rosaly Jean Resolute.
"In the early 80s, we even proceeded with our research and development on ceramic whiteware production. Kasi nag-boom ang industries late 80s towards the 90s, kung saan nag-eexport tayo ng ceramic whitewares natin. But unfortunately, yung competition in terms of cost, doon tayo medyo nahirapan and it leaves us with one opportunity, yung ating terracotta industry. Dahil nandito yung strength natin because we have a lot of red clay and of course lalo pa nating napatunayan ngayon ang dami nating skilled workers and entrepreneurs, who are into ceramics," said Nelia Elisa Florendo.
"Ang mga faculty and staff ng University of Antique ang nate-train po at marami kaming ginagawa na mga sari-saring pots gamit ang jiggering. Sa ngayon, ini-enhance pa rin namin ang mga skills ng mga potters in line sa mga techniques in design sa pottery production," said Elsie Marie Carloto.
As a long time advocate of cultural heritage and Micro, Small, and Medium Enterprises (MSMEs), Legarda emphasized the need to capacitate MSMEs, including culture-based livelihoods, as part of the overall strategy on economic development, providing opportunities for support and growth, and ensuring that their special needs are addressed.
“Let's reach out to as many barangays and communities as possible lalo na yung mga walang trabaho para ma-train para gumawa ng pottery. Let's improve the designs and tumulong tayo sa marketing through online selling and exhibits,” said Legarda.
“Inclusivity – this means our role is to help uplift the lives of all our people. So we must bring the technology to provinces and academe to embed it in barangays so that even the poorest can have access and be empowered for their micro-enterprises,” she added.
As an online discussion to promote health, environmental consciousness, and climate-adaptive practices, "Stories for a Better Normal" aims to change the mindset of individuals, families, and communities by demonstrating ways in which a ‘better normal’ can be realized within our communities.
This online discussion is organized in partnership between the Office of Deputy Speaker Legarda and the Climate Change Commission, with support from the Department of Education, Philippine Information Agency, Institute for Climate and Sustainable Cities, The Climate Reality Project-Philippines and Mother Earth Foundation.
On the other hand, the Climate Change Commission is the lead policy-making body of the government tasked to coordinate, monitor and evaluate government programs and ensure mainstreaming of climate change in national, local, and sectoral development plans towards a climate-resilient and climate-smart Philippines.
