Adorable (and Affordable!) Brick House From ‘Fixer Upper’ Season 3 Sells Quickly

The powerhouse Chip and Joanna Gaines brand remains unstoppable. Yet another home featured on “Fixer Upper” landed on the market in Waco, TX, and went into contract shortly thereafter.
In the case of the “Brick House” from season three, the speedy sale can be chalked up to a combination of the Gaines pedigree and the sellers’ not attempting to gouge rabid fans of the show with an exorbitant asking price.
The three-bedroom, two-bathroom home remodeled on the second episode of the third season landed on the market for $219,900. It’s the lowest asking price for a Magnolia original we’ve seen.
The Sanger Heights neighborhood isn’t the priciest in town, but with its historic homes and beautiful trees, it’s charming and convenient to Baylor University. The Gaines made sure the home they transformed is now one of, and possibly the most adorable, homes in the area.
The 2,079-square-foot home was built in 1927, and the Gaines team went over every inch of it. When they came across it in 2015, it was listed at $114,900. On the episode, the couple buying the home had an all-in budget of around $160,000.
The goal was to restore the home’s vintage elements, while updating it to conform with today’s standards. Joanna loved the arched front door and made the arch a running theme throughout the home.
The priceless original hardwood flooring and ceiling tiles were saved by simple refinishing, and they still shine bright today.

The arched glass windows on the living room’s built-in cabinetry are a true highlight. Originally, there was only a bank of built-ins on one side of the fireplace, but Joanna had another built to flank the hearth on both sides. The arch theme is echoed in the dining room’s hutch.

No “Fixer Upper” reno would be complete without an open kitchen, but Chip and Jo did way more than just building a huge, arched passageway through to the dining room. They also added quartz countertops, custom built-ins, a tankless water heater, and stainless-steel appliances.
They left in a strategic and stylish element of the original home—an exposed red brick column, which absolutely makes the room.

As for Joanna’s signature shiplap, she didn’t add any! It was already there—at least on the walls and ceiling of the master bedroom. The team simply exposed it and painted it white, then added the sweet chandelier.

The other bedroom also received a new paint job and resurfaced floors. And the large loft room upstairs, which now features a full bath, a walk-in closet, and reading nook, could be used as a kids’ room or even a master.

But wait, there’s more! Outside there’s a separate, detached building that Chip and Jo didn’t touch. It leaves the new owners a number of options. Right now, it’s a large workshop, but it could be converted to a granny flat, studio, or an income-producing rental.

We’ve seen some “Fixer Upper” owners with dollar signs in their eyes wind up with homes languishing on the market. But in this case, the sellers made a sensible pricing decision and were rewarded with a quick sale.

Quartz Countertops for a Modern Farmhouse
It all started with a little laundry room re-vamp last year. It always seems to happen that way. We had The Home Depot install Calacatta Gold Silestone quartz countertops in two little sections of the laundry room. We absolutely loved it, craving more of it in our home!
The kitchen was the PERFECT place for us to stare at it all day long. The previous granite was fine, but earlier last year we installed a built-in banquette and were never able to find the original granite to top it with. After months of searching we found out that it had been discontinued. In order to make the kitchen flow and not feel choppy with mis-matched counters, we decided that this would be the perfect place for the Silestone quartz countertops we loved so much in the laundry room.
Choosing a Counter That Works For You
Selecting the right counter for our family and lifestyle was important to us. In our journey to find matching countertops last year, we did a ton of research on all types of counters. We loved the look of Carrara Marble but didn’t feel as though our young family could handle the maintenance and care that true marble requires. It is a beautiful material, but we knew we’d be unable to keep up with the demands. However, that didn’t mean we had to forfeit the beauty of that natural stone.
Silestone Quartz is a man-made material with a non-porous surface that offers superior performance against staining, scratching, and scorching. It is maintenance free, with no sealing or special cleaners required. And because it’s non-porous it offers a unique combination of antimicrobial, NSF, and Greenguard certifications. All of these specifications sounded perfect for our family! A low maintenance surface that bacteria and viruses couldn’t live on sounded extremely appealing to us!
What to Expect After Selecting Your Quartz Countertops
Shortly after you place your order for the quartz countertop, a Home Depot representative contacts you to schedule a “template appointment.” At this appointment, a skilled technician takes exact measurements and draws templates for your space. He also goes over all of the preparatory instructions for install day. He’ll also be able to give you a timeframe for how long fabrication will take (generally three to six weeks). Once fabrication is complete you will be contacted to make an appointment for install. Depending on how big your space is, you’ll want to plan to be home the better portion of the day.
Install Day
The night before install day we cleaned out all of the lower cabinets and drawers as instructed. Most times you will find debris from counter removal, tear out and install of the new material.
Planning to Keep Your Existing Backsplash?
One of the first things we did when the installer arrived that day was reminded him that we would be keeping our existing backsplash, so to be gentle during rip out. They cannot guarantee that the backsplash won’t be damaged, but we have found that in both times working with The Home Depot on countertop install the installers are always as gentle as possible, resulting in less repairs for us after they leave!
Out with the Old, In with the NEW!
One of our favorite parts about selecting counters through The Home Depot is that they often times have sales running for their kitchen counter surfaces. One that is currently running in our area (Austin, TX) is a free-edge upgrade. This means that you can purchase a 2-cm slab and have them upgrade the edge (for free!) to appear 4-cm thick. This is a great way to save money but still have the look of a thicker slab! (Check your local Home Depot for their current promotions.)
We love working with The Home Depot for installations because we always know they will do a great job. They handle everything with care, cleaning as they go and constantly seeking your opinion to ensure you’re a part of the process and pleased with how it’s going.
New Countertops That are Built to Last
We couldn’t be happier with our decision on the low-maintenance Calacatta Gold Silestone quartz countertops from The Home Depot backed by a 25-year warranty. The light gray veining allows for the perfect pop against the clean white surface. It adds just enough warmth and character without moving too far out of that “timeless” category.
Our little banquette (who was the troublemaker all last year) suddenly became the hero for nudging us to go with full quartz in the kitchen.
First the laundry room, then the kitchen… what’s next? I suspect that over time we will slowly be converting the entire house over to our new favorite material.

What Is an Integral Sink? A Sleek Feature for Your Next Kitchen or Bathroom Reno

For homeowners who want their kitchen or bathroom to look seamless, an integral sink is, well, integral. But what exactly is an integral sink? Below, we splash into the design, how much integral sinks cost, and the advantages and disadvantages of choosing one for your home.
What is an integral sink?
An integral sink looks as if it’s built into the countertop; it’s a sink that is part of the counter itself, according to Mark Melonas, founder and lead designer of Baltimore-based Luke Works, a design-and-build firm that creates furniture, precision casework, and concrete elements. “It is the same material as the countertop, and in the case of concrete, an integral sink is cast all together in one mold at the same time.”
“This style might be a combination of components put together, or it might be one long slab with a carved or molded section that is the sink,” says Selena Rivas-Alexander, a designer at KRE Group LLC in San Antonio, TX. “In either instance, the sink and counter appear to be a single piece.”
Integral sinks are available in a variety of materials, including cement, stainless steel, ceramic, solid-surface, quartz, and composites. An example of a composite option is a granite composite sink, which is a combination of granite and acrylic resin.
Like more common basin sinks, integral sinks can also have a single bowl or double bowl. “A double bowl integral sink usually has a recessed middle divider which allows for overflow into the adjacent bowl,” says Bob Watts, owner of Granite Metal Services/The Stainless Guys in Boston.

If you’re thinking about getting an integral sink, how much should you budget for? According to Melonas, the price will vary and is based on several factors:
The overall size and shape and the counter that contains it. This is often a square footage price that will range from $100-$150 per square foot.
The complexity and shape of the sink form
If the artisan you are working with is making a custom form or using a mold they have in their library.
“For example, at my firm, we charge about $100-$120 per square foot, plus $300 for a ‘standard’ form from our library or from $450 to over $1,000 for each custom mold,” Melonas explains.
Installation is always a separate cost, and Melonas says that’s determined by the complexity of the job, the length of time it will take, and various site conditions. “Sometimes a skilled carpenter or contractor on site can install the sink,” he explains. “Many times, the owner will insist that the sink be installed by the person or company that made it.” These factors are likely to increase the cost of installation.
Rivas-Alexander says that in San Antonio, integral sinks can start at around $75 and cost up to $1,000 or more, depending on the type and quality of the sink. “However, the vast majority are priced from $200 to $500,” she says.
Depending on the style of the sink and the complexity of the job, she says, installation can cost anywhere from $100 to several hundred dollars.
“Also, consider the [cost of the] faucet and the drain strainers, which are sold separately,” Rivas-Alexander says. A good faucet usually costs at least $100 to $150, and a faucet with a pull-down spout can cost significantly more. Drain strainers add another $10 to $15.
With a wall-mounted or “floating” integral sink, Melonas says brackets will need to be purchased, and this could add another $200.
With stainless steel integral sinks, Watts says prices can range anywhere from $300 to $1,200. This vast range is due to the fees that different fabricators will charge; qualified stainless steel fabricators will charge more, while fabricators with no real experience might try to get away with charging next to nothing. Watts recommends checking references and asking to review past projects. “You may also want to arrange a visit to the fabrication facility,” he says.
Advantages and disadvantages of an integral sink
Both Melonas and Rivas-Alexander agree that the sleek, minimalist aesthetic that’s on trend in interior design is a definite advantage of an integral sink. A sink that’s all in one piece will be incredibly easy to clean, Melonas points out, which is a boon for homeowners with kids who need to wash up often, says Rivas-Alexander. And when it comes to choosing a material for your integral sink, you really have your pick: from cement to stainless steel to stone.
That being said, having so many options at your fingertips might make it difficult to settle on a design, color, or texture. Also, integral sinks are typically custom-built, so homeowners who are used to buying off the shelf may be put off by the process of working with an artisan, and by how long it will take. Custom-built, of course, means more expensive, so integral sinks will be more expensive overall than a common basin sink.

The counter is the main surface in the most visited room in the home. It’s where the guests always end up. It’s a place to put your drink during the kitchen party. It’s where the food gets laid out for the buffet. It’s where your new friend stirs sugar into their coffee. It has to look good.
The kitchen counter is also the place where you sweat the most. It’s where you’re dealing with hunger, dishes and groceries all at the same time. Food’s coming in and food’s going out while the garbage piles up. You’re home from work to feed the family and hoping you can spend some time together before you all drop off to sleep. It has to be easy.
Fortunately there are a number of countertops that are tough, good-looking and easy. None of them are perfect but some will suit you better than others, so before you agree to the first thing that catches your eye, shop around a little. Your kitchen counter is the hardest working surface in the house and it deserves respect.
Here’s a quick run down of the main players in today’s wide world of countertops. All of them have proven themselves to be durable but sadly, nothing lasts forever. Chips, cracks and stains will happen, so weigh your lifestyle needs against your budget and personal style to find the one that will fit your kitchen.
1. Granite – This is the new darling of the kitchen reno. Granite is a natural solid stone countertop that can be had in a selection of colors. Extremely durable and nice to look at, granite is also heat and waterproof. Cons: It resists stains and scratches but not entirely. Seams are visible. Granite can be high maintenance and has to be resealed every year. Imported and expensive.
2. Quartz – Beautiful quartz countertops offer many of the same benefits as granite, but come in a wider range of colors. These counters never need resealing or polishing. They resist scratches, heat and stains. Cons: Seams are visible and installation is expensive.
3. Polished concrete – Customizable counters can be had in any shape or size you want and will take on any color you care to tint them. These seamless counters are heat and scratch resistant and they look good. Cons: They also stain easily and are very expensive. Can be hard to find skilled tradespeople.
4. Solid surface – Usually acrylic, these counters are solid all the way through and give you a durable surface without seams. Waterproof. Small scratches can be sanded away. Wide range of colors and designs. Cons: Though these counters can look solid, they can be scratched easily and become damaged by heat and knives.
5. Recycled glass – Looks great. This alternative to natural stone combines colored recycled glass with concrete to make an attractive countertop that’s good for the environment. Cons: Properties are similar to granite so while it resists heat and scratches, it stains easily and needs to be resealed regularly. Expensive.
6. Laminate – The old standby, laminate is cheap and versatile. Made of plastic layers bonded to paper or particle board, it comes in an endless variety of colors and patterns. Somewhat durable. Cons: Can be permanently damaged by heat and knives and shows scratches easily. Once ruined, it can’t be fixed.
7. Tile – Why don’t we tile our kitchen counters more often? Tiles make a durable, easy-to-clean counter that is inexpensive and can be done yourself. Ceramic is heat and scratch resistant. It comes in a variety of colors and patterns. Cons: It also chips and cracks easily, and makes a poor cutting surface. Though tiles come clean, grout becomes stained.
8. Wood – Comes in a range of colors and finishes with maple and oak being the most popular. Makes a fairly easy-to-clean surface and gives a nice warm effect to the room. Can be damaged by heat and water but can also be sanded and resealed. Makes a good cutting surface. Cons: High maintenance countertop that needs regular oiling.
9. Stainless steel – Great looking modern countertop. Heat resistant and durable. Seamless. Easy-to-clean. Cons: Also expensive and noisy. These counters dent easily and dull knives.
Expect time to add character to the countertop you choose just like anything else in your home. No matter what material you decide on, make sure it’s one you love and you can’t go wrong.
