Building for Treatment and Care
Dan Dowiak – Pinnacle Treatment Centers Inc.

It’s a step that can be terrifying, yet can—once taken—lead one down a life-saving path.
Recovery from substance-use disorders and addiction requires that first fateful action—even if the road to sobriety and health is never the same for any two people travelling it. What remains constant for all of them, however, is the need for care, compassion, understanding and structure.
As Pinnacle Treatment Centers expands from New Jersey and Pennsylvania through the Midwest and beyond, Corporate Director of Real Estate Dan Dowiak is helping build roads to recovery with a simple objective in mind.
“There is an epidemic and we are a company that strives to provide recovery services for as many people who need it,” Dowiak says.
Ways to help
Headquartered in Mt. Laurel, New Jersey, Pinnacle spans the continuum of care for treating substance use disorders and addiction with 55+ outpatient and eight residential care centers, all of which accept Medicaid.
All of its residential treatment centers have dedicated detox space and all provide stable housing and 24/7 care for people who have completed detox and need additional counseling and therapy before returning home.
Pinnacle’s community-based outpatient medication-assisted treatment centers dispense methadone, buprenorphines such as Suboxone, and Vivitrol to fight opioid addiction, while also providing individual and group counseling as well as care from doctors and nurses—including regular drug screenings.
Along with prevention and law enforcement collaboration, Pinnacle’s services are integral parts of the “three-legged stool” approach to fighting substance-use disorders and addiction.
Dowiak’s role focuses on acquiring the real estate necessary for Pinnacle to extend its services—at a time when the need has never been greater.
“I am not a clinician or a counselor; what I try to do is provide our staff and our patients with a safe and comfortable place to work and heal with the opportunity to be integrated, valued members of their community,” he says.
No shortage of need
Most recently, Pinnacle expanded its residential care facility in Cambridge City, Indiana, doubling the number of beds to 62 while upgrading the kitchen facilities, adding communal space and improving work areas for on-duty staff.
The project is indicative of the need for more treatment facilities—as Dowiak points out, the original 32-bed center is only two years old.
“I see the daily census numbers for all our facilities and most are at full capacity,” he says, adding Pinnacle is one of the fastest-growing health care companies in the addiction treatment space.
The residential centers, all under the Recovery Works name, are not all new construction—facilities located in Merrillville, Indiana, and Columbus, Ohio, are repurposed buildings—but there is a common thread in where centers are sited: As many of Pinnacle’s referrals come from emergency rooms (where most overdose victims go), locations close to hospitals are particularly sought after.
Residential rooms are built for double occupancy and, along with large kitchens, Pinnacle offers exercise rooms and meeting spaces for both group and individual counseling.
“What we want is safe, comfortable and reassuring environments for the folks at our facilities,” Dowiak explains.
Discreet treatment
The medication-assisted treatment centers also need to be close to health care services, as well as accessible by public transportation. Dowiak says stand-alone buildings are preferable, but some centers are located in shopping centers or serve as co-tenants in medical office settings. The centers are accessible through separate doors and plainly adorned, usually carrying the name of the town they operate in, such as Hamilton Treatment Services in Hamilton, New Jersey. While most centers don’t contain the Pinnacle name per se, the Pinnacle brand and logo is incorporated into each.
For centers sharing space with other tenants, Pinnacle wants to be sure there is adequate parking for everyone, but people receiving medication-assisted care for opioid addictions generally arrive as early as 5 a.m. and as late as noon.
“Our patients work just like the rest of us,” Dowiak says. “Our job is to make it easier for them to fully commit to recovery. The clinics are open on Saturdays too.”
Moving in
Though he says he’s always ready to drive a nail or two when he arrives at a jobsite, Dowiak is typically not involved in managing new construction or repurposing once a site is selected.
Still, his willingness to pitch in—coupled with his deep understanding of construction—has impressed Capitol Construction Senior Project Manager Tim Dixon.
“Dan is a super guy to work with, and if we are presented with obstacles, he understands so we can all work with any issues we have,” Dixon says.
Capitol is playing a large role in Pinnacle’s expansion in Indiana and Kentucky and Dixon says there are actually few obstacles to overcome because planning is so thorough.
“We’re just on the execution side of the drawings they supply,” he says. “On occasion, we may have to tweak a couple of things in order to make it work.”
Finding a site
Dixon says they discourage Dowiak from swinging a hammer during construction, but he does take a very active role in the sometimes challenging process of site selection.
Dowiak works with brokers attuned to Pinnacle’s needs and local zoning and regulatory requirements. Once he’s given a list of potential properties, Dowiak drives the areas himself, taking note of how a site can be accessed and how it fits into its surroundings.
One company Pinnacle relies on to find new sites is Dominion Real Estate Advisers, whether for new construction or leasing existing buildings.
Dominion Vice President Michele Rosenblum says assisting Pinnacle is both challenging and very rewarding.
“Due diligence for Pinnacle’s transactions is considerably more complex than the average deal, however, working with them is my pleasure given the positive impact that Pinnacle has on the community,” Rosenblum says.
Dominion works through a database that narrows down likely sites that can serve the greatest number of patients. From there, Rosenblum says she looks at rental rates, available parking, square footage, layout, accessibility, and a reasonable landlord who appreciates Pinnacle’s use. Dowiak’s experience in real estate makes them a good team.
“I wish I had his energy and he certainly has the background,” she says. “He has worked with very large franchises, and his knowledge of real estate and enthusiasm makes my job easy.”
Getting approved
Once the evaluations are complete, Dowiak looks to supply Pinnacle’s operations team and regional managers with two or three potential sites. Dowiak says his recommendations may not pass muster in further review, but if there is an agreement on a potential site, he can begin approaching local government officials.
He will likely find those officials sympathetic and supportive, too.
“Addiction is everywhere and I rarely talk to someone who hasn’t been touched by it in some way, shape or form,” Dowiak says, “and the people I talk to are landlords, city officials, people who work in building or zoning departments.”
But sympathy or even empathy cannot circumvent zoning rules, and even in places where medical uses are allowed by law, residential addiction or medication-assisted treatment can still require conditional use approvals from local boards, made after public hearings. In these instances, Pinnacle engages a local attorney to help guide the process.
Joining in caring
Dowiak joined Pinnacle at an age where most are considering retirement, and did so at the behest of Joe Pritchard, the company’s CEO—and a friend of his for more than 25 years.
“I am healthy, I don’t know what I’d do with myself if I was retired,” he says.
A native of northern New Jersey who lived in Dallas for a decade and has extensive sales management experience with companies such as Ingersoll Rand, DHL and Plasma Air International, Dowiak says if not still working, his other option would be helping his sons coach their soccer teams—if they would let him.
He might get a kick out of doing it: He not only played and coached soccer, he attended every 1994 World Cup game played at Giants Stadium, while spending $1,200 for tickets—much to his wife’s chagrin.
He not only made his money back by selling the extra tickets he bought, he entered a new world of soccer fandom.
“The minute you got out of your car, it was like you stepped into another country,” he recalls. “The best game was between Morocco and Saudi Arabia. I sat with the Moroccan fans, and from an hour before the game until an hour after, the drums never stopped beating.”
For now, more fun and games will have to wait. Not only is Dowiak not done working, he’s finding his newest job to be one of the best experiences of his life.
“I am extremely impressed with everyone at Pinnacle and their level of knowledge, care and compassion,” he says. “I am blessed to be part of this organization.”

Kevin has been a nature photographer since boyhood, over four decades now. He has lived in the Philadelphia area his entire life and in Manayunk for the last 29 years. In his early twenties, Kevin was encouraged by Bill Donaldson, former President of the Philadelphia Zoo, to photograph a variety of zoo projects. Kevin has photographically documented environmental concerns for the John Heinz National Wildlife Refuge at Tinicum, Shenandoah National Park, many Pennsylvania Nature Conservancy sites and Wissahickon Park. He received honors in the John Heinz NWR photo competitions in both 2006 and 2007 and the Schuylkill River Heritage Association in 2009.
Within the past 10 years, Kevin decided to concentrate his photography in Pennsylvania, mostly within the greater Philadelphia metro region. In 2005, Kevin added a new dimension to his nature photography by working mostly from a kayak, which evolved from the decision to focus his work on the diversity, wonder, and fragility of Pennsylvania’s natural world. In early morning light, he eases himself down into the kayak, waist deep in water, connecting to fluidity of water and sky. Kevin feels as if he has entered another world where he captures vignettes to inspire stewardship for our future generations. It is soulful wonderment and other worldliness that Kevin shares with viewers as he captures the interplay of water, shadow, reflection, wings, eyes and geometric structure. Nature is nature: sometimes serene, sometimes visceral, and always compelling our respect and responsible stewardship.

I am a member of Philadelphia’s Dumpster Divers, a group of artists which focuses on re-claiming cast-off pieces of the world around us to make art, as well as to make use of things headed for the trash stream. To me and to many “divers,” art materials are everywhere!
My work is usually figurative, and for more than 6 years I have been moving towards my goal of creating 1000 figures that I call “divas”; for many of them I make an armature for their “bodies” from those ubiquitous plastic grocery and newspaper delivery bags. Three hundred of these figures were exhibited from October 2012 through May 2013 at the Phila. International airport.
I love using materials accumulated or inspired by my annual winter pilgrimage to Oaxaca, Mexico. My work reflects the colors of the houses, the food, the street murals, the indigenous clothing, the contemporary art and of course the fiestas. Every day there is a celebration honoring a church’s patron saint, or the baby Jesus, or the Virgen of Guadaloupe and there are whole shops and market stalls dedicated to religious articles.

Jefferson Mount Laurel, Jefferson Apartment Group’s newest Philadelphia-area community, may not have a grand old Victorian mansion for its clubhouse.
But, says JAG Senior Vice President and Development Partner Drew Chapman, what it does have is a level of luxury that’s new to the South Jersey rental market: “We offer our residents a number of things other communities in New Jersey haven’t offered.”
Those things include amenities now standard in upscale apartment communities on the Pennsylvania side of the Delaware, including Jefferson’s own Maybrook apartment complex in Wynnewood. That’s the one that was built around the historic Maybrook mansion, built in 1881 as the summer home of liquor magnate and developer Henry C. Gibson.
The 7,100-square-foot Jefferson Mount Laurel clubhouse will be new from the ground up — it’s rising as you read this — and what it may lack in history and originality (no 60-foot-long, 50-foot-high ballroom here) it makes up for in quality and variety of amenities.

Those include a residents’ lounge with shuffleboard, foosball and billiard tables and a double-sided fireplace, a media lounge, an up-to-the-minute fitness center and a business center. Outdoor amenities include a resort-style swimming pool, a sports court, a putting green, an outdoor living room with fire pit, grills and a movie screen, a courtyard with fountain and lawn games, a pet spa and two dog parks (one for large dogs, another for small ones), a playground for the kids, garden plots and more than a mile of walking trails. The parking lot includes electric vehicle charging stations to boot.
When complete, the complex will have 490 apartments in 21 three-story buildings with controlled access. Most will also have elevators. As of now, 70 units have been completed, with more coming on line as work progresses over the course of this year.
The apartments themselves boast nine-foot-high ceilings, high-end kitchens with quartz countertops and stainless steel appliances, wide plank floors, in-unit washers and dryers, and private balconies and patios. Apartments with private entrances and garages with remote control access are also available.

Chapman says “the response has been fantastic” to the first units. He also sees plenty of opportunity to provide more apartment communities like this one in Jersey: “There aren’t a lot of Class A apartments there, not as many as in the city or the Pennsylvania suburbs.”
In addition to the Mount Laurel and Maybrook communities, McLean, Va.-based Jefferson is developing a third garden apartment community in Exton called Parkview at Oaklands. It entered the Philadelphia market with the Jefferson Pointe complex in West Chester, which it completed in 2012 and sold in 2014. This entire complex should be finished by the start of 2020.

Just in time for the iconoclastic character’s 55th anniversary, Barbarella is retuning to comics. Dynamite Entertainment is bringing the classic heroine back to comics for her first series in 35 years, written by Mike Carey (“Lucifer,” “Hellblazer,” “X-Men”) with art by Kenan Yarar (“Hilal”).
Created in 1962 by Jean Claude Forest, Barbarella was designed to represent a playful look at a modern woman at the cusp of the sexual revolution. Suffused with a sense of mischief, humor and eroticism, Barbarella’s adventures were soon as popular as they were risqué for the time. The character achieved even greater…..ummm….exposure when director Roger Vadim adapted the character into a notorious film starring Jane Fonda in the title role. The character continued to be a key figure in pushing the political and sexual boundaries of comics until her final appearance in comics in the classic magazine Heavy Metal 35 years ago.
Now, with the editorial support of Barbarella brand custodian Jean-Marc Lofficier, Carey and Yarar are set to bring Barbarella back for a 21st century audience. The new series marks the first time an American publisher has created new stories for the character and her world.

And Yarar’s collaborator Mike Carey was similar in his admiration of the artist’s take on the character. “I’m really excited to be working with Kenan Yarar…He’s an artist with an exuberant, dazzling, playful style that’s perfect for the book – and he’s a great collaborator, always coming up with left-field solutions to narrative problems.”
As for Yarar himself, he was excited to work with a writer as gifted as Carey. “The thing that compelled me to absolutely take part in this project was reading Mike Carey’s script. The script was masterful and enjoyable in addition to having a solid philosophy and subtext to be the answer if someone bothered to ask me what kind of a comic book I’d like to work on as an artist. “When I was first told of Dynamite Editor Matt Idelson’s Barbarella project, I thought it was fascinating,” says artist Kenan Yarar. “Even though Barbarella is unruly, bold, attractive and sexually appealing, she wasn’t objectified and she has a strange universe that may lead to countless eccentric worlds. The thing that compelled me to absolutely take part in this project was reading Mike Carey’s script. The script was masterful and enjoyable in addition to having a solid philosophy and subtext to be the answer if someone bothered to ask me what kind of a comic book I’d like to work on as an artist. Also, the script demanded costumes, weapons, ships and worlds to be redesigned; the kind of work I delight in. Kenan Yarar was born in 1970 in Kayseri, Turkey. When he was one-year old, Yarar’s family moved to Istanbul where he continued his formal education through high school. At that point, he willingly decided to cease his formal education since it was weary and inadequate for his artistic and penciling skills which were already noticed. Yarar looked at several media to channel his art. Although he got many jobs as a graphic designer and cartoonist, his sequential art tendency was noticed by comic book masters in every newspaper he worked at. Yarar got almost all the support and sequential art training at that era in his life. When he was 21, his comic works started to be published in small magazines. Soon after that his stories and art style caught interest and along with increasing sales trend for monthly and weekly publications he started to regularly create comic work. The most important character created by Yarar is Hilal, a beautiful and rebellious girl with school problems which has the devil stalking her ever in disguise. He also penciled short stories and Tales of Psychosis in which he illustrated dark stories of urban life and urban people dramas and absurdities. Kenan Yarar has been writing and illustrating comic books regularly for the last 25 years. He lives in an apartment which he uses as a home studio and shares it with a crow, a pigeon and a cat.
Created by Jean Claude Forest in 1962, Barbarella was introduced at the heart of the Sexual Revolution, and is forever ingrained in pop culture after Jane Fonda’s unforgettable portrayal in the 1968 cult-classic film. She was a key figure in the fertile battleground of French comic books and the struggle for sexual freedom in the medium, and has not appeared in a new series since her last appearance in the legendary science fiction publication, Heavy Metal.

In the late 1880s, when Hollywood was an agricultural settlement whose biggest cultural contribution was citrus fruit, the hills were inhabited principally by bears, puma and coyotes.
A few hunting cabins dotted the dry, treeless landscape, where stubborn scrub oaks clung to the chaparral-covered hillsides.
That didn’t stop developers from selling Hollywood as a new Garden of Eden, or slow the stream of Easterners who had come to California to buy a patch of paradise.
Emboldened by their success in the Hollywood flats, speculators were soon looking to the hills above. In 1913, their efforts kicked off in earnest when Charles Spencer Mann cut the ribbon on his ultramodern trackless trolley, which ran along a then-unpaved Laurel Canyon Boulevard.
It ferried potential buyers north into the hills from Sunset Boulevard to Mann’s two Lookout Mountain tracts, west of Laurel Canyon Boulevard. One was the pedestrian-sounding Bungalow Land; the other was the more evocatively named Wonderland Park. Together they set the stage for the wholesale development of the hills.
As Hollywood developed into the motion picture capital, rustic tracts on either side of the canyon began to draw in newly minted movie stars. They bought second homes in the hills as weekend getaways.. Development spread eastward to Mt. Olympus and southward to the border of the Hollywood flats.
Eventually those small second homes grew larger and grander. As celebrities such as silent-movie star Clara Bow, hard-drinking actor Errol Flynn and magician Harry Houdini built large mansions in and around Laurel Canyon, the Hollywood Hills began to gain a reputation for decadence and debauchery.
That reputation would persist well beyond the Golden Age of Hollywood. From the 1960s to the late 1970s, it was the cradle of the California music scene. Joni Mitchell wrote her “Ladies of the Canyon” here, as did the Mamas & the Papas their “Twelve Thirty (Young Girls Are Coming to the Canyon).”
Rockers ranging from Jim Morrison to Frank Zappa called the area home, and Jimi Hendrix bought his smokes at the Canyon Country Store, a neighborhood fixture that’s still going strong.

Karns Quality Foods Wins SUPERVALU’s Annual National Beef Stampede Contest
Karns Quality Foods in Harrisburg, Pa., took top honors in SUPERVALU’s 2016 national “Beef Stampede” contest. The annual merchandising contest is a month-long program held each fall to showcase beef as a dinner plate staple. More than 120 grocery retailers nationwide served by SUPERVALU’s Independent Wholesale Distribution business participated in the contest.
“SUPERVALU applauds all of the participating retailers for their exceptional programs aimed at increasing awareness of beef as an essential part of dinner,” says Mike Flack, regional director of merchandising at SUPERVALU. “We congratulate Karns Quality Foods’ Harrisburg store for their hard work at executing a creative marketing campaign for the Beef Stampede contest.”
Karns Quality Foods’ winning campaign featured a comprehensive program that included advertising, digital and social media promotions, a “Win 100 Pounds of Beef” sweepstakes, recipes and in-store merchandising to drive awareness and engagement with customers throughout the store. The campaign resulted in an 11-percent increase in sales.
“Karns Foods has always been proud of our full-service meat department and the Beef Stampede was the perfect opportunity to drive that message home. It allowed us to engage with our customers and highlight the quality and variety of our store’s meat department,” says Scott Karns, owner and CEO of Karns Foods. “The contest was a great opportunity for our employees to have fun and show their creativity. In addition to receiving the overall grand prize, Karns was selected as the east region winner.
