MEGAWORLD BUILDS A ‘WORLD MUSEUM’ IN CEBU
The P1.2-billion Mactan World Museum will feature curated pieces and cultural artifacts highlighting centuries of friendship between the Philippines and Spain
Pioneering township developer Megaworld is building a modern museum inside its 30-hectare The Mactan Newtown in Lapu-Lapu City, Cebu as an ode to the island’s cultural pride and historical significance.
The P1.2-billion Mactan World Museum will rise along Newtown Boulevard just in front of Megaworld’s 8 Newtown Boulevard residential condominium. It will feature an extensive collection of historic pieces, curated by Dannie Alvarez, president, Alliance of Greater Manila Museums, Inc. (AGMMI) and former head of Committee on Museums of the National Commission for Culture and the Arts (NCCA). This collection highlights the friendship and rich cultural exchange between the Philippines and Spain during the past centuries.
The museum will lend a visual retelling of the travel and arrival of Portuguese explorer Ferdinand Magellan and his crew in Mactan, his defeat against fearless tribal leader Lapu-Lapu, and the Hispanic heritage of the Manila Galleon trade. The museum will feature five main exhibit galleries on the second-floor showcasing collections, artifacts, replica mementos, and interactive virtual displays related to various influences and historical events between the Philippines and Spain. These subjects include Spain’s quest for spices, the Kingdom of Sugbu, Magellan’s early expeditions, and the Battle of Mactan, among others.
The museum will also have two performance halls–a Flamenco Studio and a Multimedia Room–which can be combined into one main hall and accommodate about 270 people. Here, visitors can enjoy watching traditional Spanish dance performances and short play productions. An immersive hall also provides guests with an audio-visual experience of historical events during the Spanish regime in the country.

We are excited to bring our plans to fruition for the Mactan World Museum here in Lapu-Lapu City, a destination that plays a big historical significance as far as the Philippines-Spanish heritage is concerned. Being at the center of The Mactan Newtown, this museum will provide locals and tourists with a creative avenue to connect, share interests as a community, expand knowledge, and form a deeper appreciation not only for Mactan but also for our nation’s history,” says Graham M. Coates, head, Megaworld Lifestyle Malls.
To add to the grandeur of the majestic building, three life size monuments will be featured prominently around the structure. Statues of Lapu-Lapu and King Philip II will be both situated along the path leading to the museum’s entrance. Beside the main fountain is the Spanish king atop his horse frozen mid-gallop while Lapu-Lapu’s statue, on the other side of the fountain, will be captured with his arms raised as he copies the wings of the Philippine Eagle perched on his arm. Another life size monument of Ferdinand Magellan will also be found at the museum’s back garden along Newtown Boulevard, with the explorer depicted holding up a globe on his right hand.
Apart from its collection of historical items and art, the museum will also host several other activities rooted in Filipino-Spanish traditions and culture, such as a seasonal bazaar showcasing Cebu’s main delicacies, a guitar-making and retail area, and a self-operated Filipino-themed photo studio.
The Mactan World Museum will be the latest development rising inside The Mactan Newtown. Soon, the township will also feature the Mactan Expo Center, a two-level standalone convention center.
Currently, the township serves as home to topnotch residential condominium developments, office towers, the 547-room Savoy Hotel Mactan Newtown, the 550-room Belmont Hotel Mactan–both managed and operated by Megaworld Hotels & Resorts–and the Mactan Newtown Beach. Also inside the township are schools led by the Newtown School of Excellence, retail shops, service outlets, and restaurants, including a diverse selection of local cuisines at the Mactan Alfresco.
The Mactan World Museum is the fourth museum property Megaworld is building inside its townships after the Chinatown Museum in Lucky Chinatown, and the Iloilo Museum of Contemporary Art (ILOMOCA) and the Brandy Museum in Iloilo Business Park. The World Museum is targeted to open within the next three years.

I. Executive Summary
SM Development Corporation (SMDC) is considered as one of the largest and fastest-growing real estate developers in the country. It was originally incorporated on July 12, 1974 as Ayala Fund, Inc. however, renamed as SM Fund, Inc. in March 1986 after SM group of companies took the majority of ownership in the firm. SM Fund, Inc. back then was an investment company committed solely in providing its investors with professionally managed vehicles to invest in diverse businesses in the country. In May 1996, it was again renamed as SM Development Corporation to reflect on its new business endeavor which is to venture into the real estate industry.
In the Philippines, there are two major competitors of SMDC: Ayala Land Corporation which, based on the CPM has a total rate of 3.26 (strong competitor) and Megaworld Corporation which has 2.75 (average competitor). SMDC has a total rate of 2.65 which manifests the idea that despite the fact that both of these companies are top performers, SMDC continues to create its name in the industry and achieve greater heights. In the recently concluded 8th Property Guru Awards 2020, SMDC bagged numerous awards including the Best Developer Award, Best Developer Lifestyle Award, etc. (SMDC, 2020). For over 25 years of being in the real estate industry, the company has provided quality condominiums, residences and comfortable homes at the most affordable price.
Based on the IFE matrix, the company’s strength is their capability of providing modern lifestyle amenities without compromising the safety and security of the people. Furthermore, its accessibility to various infrastructures such as shopping malls and its flexible mode of payment attracts a huge number of investors. However, its IFE rating is only 2.48 mainly because of the non-liquid asset which can lead to a possible loss in value and high maintenance cost. SMDC could further improve its performance by generating alternatives and feasible solutions that could effectively address these issues.
The overall responsiveness of the SMDC to its external factors is satisfactory at a rate of 3.22. This is due to the company’s external strategies effectively taking advantage of existing opportunities and minimizing the potential adverse effects of external threats. Currently, SMDC is ranked as the 3rd best real estate developer in the country based on the data released by Property Consultancy & Sales Associates Inc. in 2019. Thus, if they can further examine and analyze the opportunities and threats for the upcoming years in a wider perspective, they could create excellent plans that will surely benefit the company and improve its rank in the industry. In addition, being able to take advantage of the possible threats that may hinder a company's triumph is vital to leverage success. Towards its strategic goal in becoming one of the top competitors and leading real estate developers in the country, SMDC should highly consider market penetration and product development strategies as the suitable strategy for the company. Market penetration will equip the company in perfuming its name in the market, fueling great sales, revenues and attracting a wide range of customers by: (1) launching more projects not just in NCR but in the entire Philippines and (2) penetration pricing without compromising the quality of the properties.
Product development strategies include: (1) Expanding the company’s services which will thoroughly help in providing a much better experience and comfort of living to its investors and (2) Improving and adding modernly designed amenities which will enhance the appearance of every property and cater new demands of its investors for their very own satisfaction.
Other instinctive strategies include horizontal integration strategies through (1) purchasing new lands and building new real estate properties and (2) acquiring or seeking ownership/control over company’s investors. With the utilization of these strategies, the company’s vision of becoming the leading developer of world-class residences in the Philippines and a catalyst for a better life will be realized with high sales and revenues in the upcoming years.
With the appropriate execution, performance management and coordination with the operation and the corporate affairs, these recommended strategies will serve as the primary driver of SMDC triumphs not just in being one of the top competitors in the industry but also in magnifying its coverage and competencies, boosting the economy and company’s growth
INTERNAL ASSESSMENT
A. Corporate Profile
SM founder Henry Sy. laid the groundwork of and piloted the development and evolution of SM Investments Corporation (SMIC). What started out as a dream of selling a good pair of shoes to every Filipino has turned into one of the country’s largest holding companies today. In the six decades since, it has become a leading presence in retail, banking, and property development in the country and a rising presence in China. It has since innovated its products and services providing the best value in both aspects for its customers.
SM Prime Holdings, Inc. (SMPH) also has become the largest integrated property developer in Southeast Asia. In terms of assets, it is the largest in the country. Ngunit karamihan sa mga pumupunta dyan ay mga pamilya na kahit walang bata, na-eenjoy naman ang puwesto na ito kahit karamihan sa mga dumadalo ay ang mga matatanda lamang. Karamihan sa oras naming sa bansang ito ay ginamit namin upang ikutin at maglakad-lakad sa iba’t ibang dako sa Hong Kong – pagpunta sa mga mainam na parke, sa mga hardin, pamilihan, at lalong lalo na sa mga magagandang lugar na matatanaw mo ang kagandahan ng bansa. Ang Hong Kong Disyneland ay parang Enchanted Kingdom lamang sa Pilipinas, marami kang pwedeng pasukan na rides at marami kang pweding ma-experience na mga palaro rito. Nasubukan din namin ang iba’t ibang kainan dito sa Hong Kong na kung saan halos karamihan dito ay naghahain ng pagkaing pang intsik tulad na lang ng, Chinese dim sum at dumplings na sikat na sikat dito. Hindi rin mawawala sa Hong Kong ang mga street food na kung saan ay marami kang mapagpipilian na pagkain, at bukod sa marami, ay mura at sulit pa.
Manaoag Church
Ang Shrine ng Our Lady of the Rosary of Manaoag ay isang paboritong pilgrimage site sa Pangasinan.Ito ay pormal nang itinaas bilang minor basilica sa isang matimtimang seremonya. Ang sinauna pang ivory image ng Our Lady of Manaoag o “Apo Baket,” na nakadambana sa mataas na altar ng simbahang Spanish-Romaneque, ang disenyo nito ay pinaniniwalaang milagrosa. Ang Manaoag Church ay isa sa mga pasyalan ng mga tao rito sa Pilipinas. Kami ng aking pamilya ay nagpupunta rito isang beses sa isang taon, dahil kami ay naniniwala na ang birhen na ito ay maraming natutupad na wish ng mga tao. Sa tuwing ang aming pamilya ay may bagong saksakayan, kami ay dumadayo rito para lang mag pa bless at sasamahan na din namin bumili ng mga bracelet o kwintas. Ang masasabi ko lang ay madadama mo dito ang ganda at kapangyarihan na ikaw mismo ang makaka-intindi. Nakita ko dito ang Rosary Garden na napakatahimik at napakaganda. Ang una kong nabatidsa lugar na ito ay ang “Lady Statue” na makikita sa pinakaharap ng Rosary Garden. At ang susunod narebulto ay ang lugar kung saan ako ay nagtirik ng kandila at humiling. Ang Rosary Garden at ManaoagChurch ay napakagandang pasyalan. Marami dito na pwedeng pasyalan ng mga tao, at marami din ang mga pumipila para lang maka kuskos ng kanyang basbas sa kanya kanyang panyo ng mga bumibisita rito.
Venice Grand Canal Mall, McKinley Hill
Ang Venice Grand Canal ay isang lifestyle mall development sa ilalim ng Megaworld Lifestyle Malls na matatagpuan sa loob ng 50-ektaryang McKinley Hill township ng Megaworld Corporation sa Fort Bonifacio Taguig City. Tunay nga na maganda ang mga tanawin sa bansang Pilipinas. Kailangan lamang natin itong tuklasin at buksan ang ating puso ukol sa magagandang bagay. Kami ay galing sa Tagaytay, at dineretcho kame ng driver na aming rinentahan sa Mckinley Hill, laking gulat nalang namin na ang lugar na ito ay ang ganda sa personal at hindi nasira ang aming tuwa. Sa aming paglalakbay ay madami kaming nakasalamuha na magagandang pigura at nagtataasang mga bahay na animoy nasa ibang bansa ka nakatira. Madameng mga magagarang kainan na animoy sa pelikula mo lamang makikita. Makikita mo kung gaano kasaya ang mga sumasakay sa boat at kung gaano kalinis ang tubig sa paligid neto. Ito ay pasyalan ng karamihan na turista na nagpupunta sa atin bansa, hindi ka magsisising pumunta dito kasi para kang nasa ibang bansa na ang linis ng kapaligaran.
