Jack never thought he could feel the most like himself in a place he'd never been before. Anonymity was a concept that'd become foreign to him, far more foreign than the white sand beaches of Greece or neon skyscrapers of Tokyo.
Ever since he was a preteen, he had a target on his back—was generating a low, but insistent buzz in the hockey world that followed him through his draft day and into his rookie year. And he won't kid himself, he's not a celebrity, but he doesn't have the luxury of being blissfully unrecognizable in a crowded bar in Newark or subway station in Manhattan.
But that's America. He's big in America (and, sure, Canada, depending on who you ask), but in the winding side-streets of Brussels or Nice or Naples, Jack blends into every other twenty-something dude with brown hair and Adidas Originals. When he grabs Nico's hand and brings it to his lips, he doesn't have to look both ways and make sure there's no cameras. When he drinks one too many Aperol Spritzes at a dark nightclub, he doesn't have to hold himself back when he sways close to his boyfriend, lips ghosting over his. He doesn't have to shake his head and maintain a respectable distance.
No, he gets to kiss him in the middle of the dance floor, and no one will care.
It makes coming home after trips like these all the more difficult. It makes Jack feel like an asshole because he is so lucky to be doing what he's doing, playing the sport he loves and making enough money to be set for life.
But still.
He can't hold Nico's hand across the table when they're out at dinner. He can't make dopey, lovesick faces at him over coffee at Pat's Cafe. He can't act like anything other than a friend and teammate or his whole world will fall apart.
Maybe one day, when someone does it before him. Or five people do it before him. Yeah, when five or six or seven do and don't get laughed out of the league.
Until then, Jack has Nico in secluded street corners in Ottawa, sweet-smelling hotel rooms in Tampa, and dingy single-stall bathrooms in Dallas.
And, of course, under the twinkling lights of Paris, Edinburgh, and Madrid.
And when it comes down to it, he'll take what he can get.

I’m assuming Maryellen’s Vacation Playsuit is meant to go with her Airstream trailer, campfire cook set, and hiking accessories, even though it looks like it’s much more suited to playing at the beach instead of a rugged hike through the woods. Would really like to see a proper hiking ensemble for her, but the playsuit is fucking adorable so I’m just gonna love it.

Trailers, campers, RVs, and mobile homes were popularized in the 1950s as outdoorsy home-away-from-homes for the middle class. You could tow one behind your car and have a way to travel and go camping that didn’t involve actually experiencing discomfort.

People figure out pretty quick that they made for decent living spaces, and they were actually advertised as being a mortgage-free way to own a home.

Anyone who grew up in America knows that “trailer” quickly became synonymous with “trash.” To show how the mobile home went from an object of middle-class luxury to one primarily associated with poverty, I’m going to trace the history of what was once the skankiest trailer park in Seffner: the Scarab Trailer Park.
The property was bought in 1951 back before Seffner suburbanized, and it was primarily orange groves and scrubland. It had several trailers permanently parked there, as well as a couple of small office buildings. It rented trailers for the week, so families living in Tampa who wanted to get away for the weekend could come out and enjoy nature.

By all accounts, it was a really nice place, and had it been preserved, the trailers there would have been excellent relics of mid-century design. Along with vacationing families, the single-week rentals made the trailers popular abodes for the migrant farm workers who came in to work the orange groves.
Soon, Seffner went from being out in the boonies to being the suburbs. Two strip shopping centers were built on either side of the park. Families didn’t want to vacation here any more. The week-long rentals meant that the park was now primarily being occupied by the very poor and transient. In the 1970s, the property was sold to a new owner who was very uninterested in keeping the park the nice place it once was. One of the other things about living in trailers is that they weren’t built to last like a proper home is. They started falling apart, and their tenants didn’t have the money to make repairs. By the 90s, the Scarab Trailer Park was fucking gross.
In 2004, the property was once again sold, and the new owner evicted the tenants on very short notice, leaving them effectively homeless.

The trailers were torn down, and today the property is a Tractor Supply Store. Landlords are scum of the fucking earth. Capitalism must be destroyed.

alright I need to explain what the hell has been happening here because I don't think anyone here really understands how bad it's been. here's a timeline:
late 2022: I'm still living in my childhood home with my dad, trying to ease myself into being an adult at a pace that I'm comfortable with, still working my part-time remote job. he falls head over heels for a girl from tampa.
november 2022: dad informs me that he's looking to move to tampa to marry his new gf. this means that I have to move out. I immediately get flustered because I am not enough of a 21 year old to understand how to move into a place yet so it gets backburnered.
january 2023: after a grand total of a single night looking at apartments, dad pulls the trigger for me without asking and signs me up for a $2,000/mo luxury apartment with my brother as my roommate and him as a financial benefactor, hiring movers along the way. my head spins as I realize that I have until the beginning of february to get everything set up. I somehow manage to do it.
february 2023: I move into the apartment. noise issues abound but I get used to them as much as I could. my brother still doesn't have a job, I occasionally poke him to get one because I can't foot 2 grand on top of bills and groceries by myself and dad will only help so much.
march-june 2023: I'm trying. my brother gets a job at a fast food place because everyone's pressuring him to get something and quits after a week because he hates it, yet he still takes the car while I'm not looking and occasionally doordashes. I turn 22, my bike that I've been meaning to learn how to ride gets stolen the same day due to neglect. dad decides to, with the financial support from his new wife, send me all the money that he had been planning to give me over the course of the year so his financial support is out of the picture. my work still won't bring me on full time. my brother eventually gets moved into mom's place because I'm fed up with his antics, but I'm not informed about it until it happens so I don't get any say in the matter or time to prepare. I am officially on borrowed time but shove it to the back of my mind because I am overwhelmed.
september 2023: I am officially out of money and can't pay the rent. I have nowhere else to go except for my mom's house outside of orlando, where she had moved for work earlier that year. I begrudgingly put myself into debt to greystar and let dad pack as much of my stuff as he could into a small u-haul and I move into her place.
october 2023: it's cramped. I am living in a three bedroom household with five people in it. the only space I have to myself is a queen-sized mattress in a room with my brother. I am still paranoid about people looking over my shoulder while I'm doing things so I don't use my computer at all. everyone keeps taking both of the cars and I have no public transit or walkability available to me so I'm essentially trapped in a single-family subdivision most of the time. I pretty much just shut down at this point, only doing the bare minimum to survive. when dad and his wife find out that the landlord is mad at my mom, they quickly move to move me out and into their place where I can hopefully recover.
november 2023: I move to dad's place outside of tampa where I hopefully have a bit more breathing room. it's a struggle to get used to grocery shopping for myself again. it's okay but my trauma responses keep getting triggered by him so it's decided that I need to move out again. my mom, who had recently moved out again to arkansas for work and broken up with my annoyingly conservative stepdad, is struggling to pay the rent, so I end up moving there again. I cross my fingers that this will be the last time in a while, I simply need the time to recover at this point.
december 2023: I move there. I pay half of my salary from my job which still hasn't done anything for me to mom, hopeful that I can just lay low and recover because I am fully out of steam at that point. she's still struggling financially but I don't see how anything could possibly get worse.
january 2024: I decide to ring in the new year by trying to be true to myself. I annoy everyone by constantly posting about a single pokemon I like because I simply have no idea how to control a behavior that I've never really engaged in before.
march 2024: I manage to destroy nearly every friendship I have because I use really crap judgment and choose my words extremely poorly, insulting everyone. I am distraught but force myself to engage in a community that had freaked me out prior because I had nowhere else to go. nothing has changed financially at all for me.
june 2024: mom announces that she is at risk of getting fired and that we need to move into a cheaper place ASAP. my job puts me on performance improvement because my stress and anxiety tank my ability to sleep and work. I apply to a new one, referred to by my mom's new boyfriend, as a hail mary. I get sent into a mental tailspin and try to use the upcoming art fight event as a distraction.
july 2024: I try. I get an interview but it doesn't pan out. mom finds an apartment to get waitlisted on, I'm expected to be the guy that owns it. I am just fully burnt out at this point and people are leaving me again because my stress and depression are boiling over and causing me to wallow in perpetual negativity and touch starvation. not sure what to do next. I write this post.

Smaller industrial properties have maintained impressive occupancy rates and rising rents for several years, and in recent months they have increasingly stood out as one of the best-performing categories of commercial real estate.
Other property types typically favored by investors, namely luxury apartments and big-box distribution centers, are facing headwinds as the large amount of new development started during the pandemic reaches completion in record numbers, helping to drive up vacancy rates.
In contrast, the recent outperformance of smaller industrial properties owes mainly to their insulation from supply-side risk. Securing land and entitlements for industrial projects near most major cities is challenging and few developers are willing to invest the time needed to clear these hurdles unless the projects involved and the corresponding payouts for completing them are large.
Meanwhile, developers behind the unleased big-box distribution centers being completed these days are largely unwilling to subdivide their space and lease to tenants smaller than 25,000 square feet or even 50,000 square feet. The net result is that very few developers are building small-bay industrial facilities favored by small, blue-collar businesses, and vacancy rates among small industrial properties remain near all-time lows.
To learn which U.S. markets have the most acute shortages of smaller industrial space, CoStar ranked the 60 largest U.S. markets based on the composite scores of three criteria: current availability rates for industrial buildings smaller than 50,000 square feet; the median number of months on the market of 10,000-25,000-square-foot industrial spaces leased in the past 12 months; and the median number of months on the market of industrial spaces smaller than 10,000 square feet leased in the past 12 months.
The amount of time smaller industrial spaces spend on the market can differ widely within and between markets depending on whether the properties leased are built to modern standards or older buildings bordering on functional obsolescence. To control for these differences, median months to lease were calculated only for spaces in properties built in the 1970s and 1980s, typically the largest vintages of smaller industrial buildings in most U.S. markets.

Markets that have attracted a surge of in-migration in recent years, including Nashville, Tennessee, and the Florida markets of Jacksonville, Tampa and Orlando, are well represented among the 20 areas that score highest for having a scarcity of small industrial spaces. This makes sense, given that businesses catering to growing local housing stocks, such as HVAC contractors, plumbers and electricians, are key occupiers of smaller industrial properties.
Critical port markets in Virginia, South Florida and Southern California also rank among the top 20 areas with a scarcity of available small-bay industrial space.
Louisville, Kentucky, may surprise many readers for its ranking as one of the tightest markets in the United States. However, its location in the middle of the burgeoning electric vehicle manufacturing region known as the battery belt, coupled with major distribution infrastructure including Louisville Muhammad Ali International, North America’s third-largest cargo airport, provides industrial leasing drivers.

Most of the largest cities in the Midwest, including Chicago, Detroit, Indianapolis and Minneapolis, rank in the middle of the pack. Geographic and infrastructure advantages support leasing by small manufacturing and distribution tenants in these locations.
However, limited population growth, or in some cases population losses, result in less robust leasing among smaller tenants in local construction trades. Similar headwinds weigh on leasing in other middle-ranking markets such as New York City and California’s East Bay.

A diverse set of locales comprise the 20 markets with the highest availability rates and leasing times for small industrial spaces. The four largest Texas markets, Austin, Dallas-Fort Worth, Houston and San Antonio, all rank in this group.
In all four of these markets, the stock of industrial properties smaller than 50,000 square feet has increased at more than twice the national rate over the past five years, with Austin and Houston more than quadrupling the U.S. growth rate.
Texas is widely known for the growth-friendly policies of its state and local governments. More abundant development of small industrial properties is likely contributing to these markets’ higher availability rates.
However, most of these 20 markets with higher availability rates and longer leasing timelines than most locales still have limited inventories of small industrial spaces available for lease. For example, in Dallas-Fort Worth, the current 6.1% availability rate for small industrial properties is well below the 8.7% level recorded in the market 10 years ago. Similarly, the median time to lease for spaces smaller than 10,000 square feet in Dallas-Fort Worth is 3 1/2 months, down from the median time to lease of five months recorded 10 years earlier.
