Bette Davis Lived Here And Now You Can, Too
Normandy Revival home is as desirbvale today as it was when Bette David lived here.Perched on a … [+] bluff high above the ocean, the
Pacific Sotheby’s International Realty
Few Hollywood stars achieved the stature of Bette Davis. With a career spanning more than 50 years and 100 acting credits, she was noted for playing unsympathetic characters and was famous for her performances in a range of films. A recipient of two Oscars, she was the first actor to be nominated ten times. Her career went through several periods of eclipse, but despite professional and health setbacks, she continued acting in film and on television until shortly before her death in 1989.
Now her Laguna Beach home is for sale for $19,995,000. While she has not lived in this oceanfront French Normandy estate since 1950, locals still refer to it as The Bette Davis House.

The rooms take advantage of the magnificent views.
Pacific Sotheby’s International Realty
Local lore holds that the house was built in 1929 as a summer home for Charles H. Prisk, a wealthy newspaper publisher and owner of the influential Pasadena Star-News and Long Beach Press-Telegram. It was designed by Laguna Beach artist and architect Aubrey St. Clair, who was responsible for a number of grand waterfront homes designed for area A-listers. Past owners of the three-story, white stucco house have preserved many of the original features from when the actress lived here.

Pacific Sotheby’s International Realty
Located on a bluff overlooking rocky Woods Cove, a short distance from the shops, restaurants, and art galleries of Laguna Beach, the 5,400 square foot, six bedroom house perches high above the cove, with private-access steps leading to a sandy beach.

The baronial great room has a vaulted wood ceiling and limestone fireplace.
Pacific Sotheby’s International Realty
The main house, anchored by a baronial great room, leads guests to the Lookout Room and adjoining family room and dining room, all with stunning views of crashing waves and sea. With solid oak floors and updated styling throughout, the home encircles a central spiral staircase topped with a conical roof and spire.

The outdoor spaces are as lovely as the interior rooms.
Pacific Sotheby’s International Realty
A large, updated kitchen (one of two) has the appliances, space and finishes sought by passionate home chefs and caterers; the adjoining breakfast room’s vaulted ceiling hints at the house’s European style antecedents. Besides the four en-suite bedrooms in the main house, there is a two bedroom guest house with its own kitchen and a breezy, beach-house feel.
The vast main house butler’s pantry wears a charming, retro color scheme that is contemporary and sophisticated while evoking the 1940s, when Bette Davis’s career was at its peak.

The upper level bar boasts stained glass in the ceiling.
Pacific Sotheby’s International Realty
The upper floor bar area has an ornate stained-glass ceiling. On this level there’s also a wine cellar and a fitness room. The estate boasts 5 full and 3 partial bathrooms.
This extraordinary house is listed by agent John Cain, of Pacific Sotheby’s International Realty.

San Pablo City, Laguna is known for its Seven Lakes but did you know that there’s also a place that tourists never missed to visit? L
Aside from Seven Lakes the heart of San Pablo City is the Cathedral Parish of Saint Paul the First Hermit, also known as the San Pablo Cathedral. Its titular is St. Paul the First Hermit and its feast is celebrated every January 15. This heritage has been throughout the City’s history.
The official name of the area was changed to San Pablo de los Montes in 1586, in honor of St. Paul the First Hermit the parish became independent on that year and it is the first church that is made of wood and it was manipulated under the auspices of Augustinian Father Mateo Mendoza. This building was started in 1714 and completed in 1721 by Father Francisco Juan de Elorreaga, OSA. On April 4, 1794 the parish of San Pablo was administered by the Franciscans with Father Andres Cabrera, OFM as parish priest.
From 1912 to 1939 the convent housed the Minor Seminary of St. Francis of Sales of the Congregation of the Mission that is also known as Padre Paules. The convent was heavily damaged during the liberation of the Philippines in 1945. The church was rebuilt from 1948 to 1954 with the help of the parishioners under the supervision of Fathers Juan Coronel and Nicomedes Rosal. The parish church of San Pablo became a cathedral with the establishment of the Roman Catholic Diocese of San Pablo by the Apostolic Letter Ecclesianum Perempla on November 28, 1966. On April 18, 1967 it was canonically erected, with Bishop Pedro N. Bantigue installed as the first bishop of San Pablo.
The San Pablo Cathedral was renovated about 2 years ago at about the same time as the Catholic Church's Jubilee Year but now that it’s done, it is now a very beautiful church and a great place to be close to God.
We come to church not to hide our problems but heal them. Visiting different different churches let us to be close to God. It can also promotes individual growth because it enables one to reflect back on their own actions and thoughts.

“Before & After” California Home Renovation
Wendy Blackband and Rachel Azzolina of the Blackband Design team (previously featured here – a house tour you really can’t miss!) brought this home down to the studs and fully remodeled it into a modern Mediterranean open floor plan with hotel amenities. Their focus was bringing in warmth and comfort while creating additions and new layouts to best suit the homeowners’ lifestyle – including their two daughters Annie and Abbey (Golden Retrievers). Speaking for the pups, their favorite home features would most likely be the built-in food and water dish station in the kitchen island and their under-staircase sleeping nook in the master bedroom complete with a miniature headboard to match their parents. The homeowners recognized the value of investing in quality and luxurious details that they will forever appreciate in their dream home.
Feel free to pin your favorite interior design ideas, share this with you friends and most importantly, have a good time!
Interior Design Ideas: “Before & After” California Home Renovation
This home should impress and inspire you. The paint color throughout the house is “Simply White by Benjamin Moore” – this white paint color is often recommended by interior designers.

Kitchen “Before”
Can you believe this is the same house? The older kitchen felt dark and the “old Mediterranean” style had a heavy feel to it.
New Ideas
This home is located in a neighborhood where the houses feature Mediterranean-inspired architecture. It was important for the designers to respect the architectural details but they also wanted to reinvent this style and give it a more modern feel. This modern Mediterranean kitchen is a great example of that.

Drop That Sledgehammer! How Removing a Fireplace Could Affect Your Home’s Value
Aiselin82/iStock
Whether you’re roasting chestnuts or warming up your cold hands, a fireplace can be an impressive and useful home amenity. But it can also be dangerous.
According to the Consumer Product Safety Commission, each year, there’s an average of 22,300 fireplace, chimney, or chimney connector fires. In certain circumstances, the fireplace can be more of a liability than an asset.
So some homeowners may opt to remove this fiery feature. But will that affect your property value or sabotage your home sale?
Here are some factors you should consider.
Buyers might expect a fireplace in your climate
Not surprisingly, a fireplace is most useful in regions where temperatures drop below freezing.
“In the Midwest, many buyers consider a functional fireplace a must-have amenity, and will only look at homes with fireplaces,” says Barbara Balossi, a real estate agent at Keller Williams Laguna in Orange County, CA, who also worked as a real estate agent in St. Louis. Therefore, she says, removing a fireplace could reduce the number of buyers who are attracted to your home listing.
“You don’t want your home to be labeled ‘the house without a fireplace,’ especially in cold climates,” says Benjamin Ross, a real estate agent and investor at San Antonio-based Mission Real Estate Group.
In warmer climates, a house without a fireplace might not be a deal breaker.
Jared Greenberg, a real estate agent at Keller Williams Premier Realty in Katy, TX, says it’s not a big deal in his area when homes don’t have a fireplace because most of the year, the weather doesn’t justify its use.
“Because of this, we have seen a recent trend of many new home builders not putting in fireplaces and offering them as an upgrade option to the buyer,” he says.
Fireplaces can add a unique design element
Even if they rarely use it, buyers may like a fireplace because it can dress up a room—or make it feel cozier.
“A fireplace can make a home feel very family-friendly and comfortable,” says Brett Ringelheim, licensed real estate agent at Compass in New York. “Imagine sitting around the fireplace on a cold night to warm up or making s’mores with your kids.”
Fiona Dogan, a real estate agent with Julia B. Fee Sotheby’s International Realty in Rye, NY, agrees.
“Fireplaces are a sought-after feature among home buyers, and removing them will negatively affect the value of your home,” says Dogan, who adds that they are inviting and evoke feelings of warmth and charm—especially in the Northeast.
If it needs to be renovated, Dogan recommends replacing a wood-burning fireplace with a gas-burning option, which is easier to operate. While she says they’re probably not the most important amenity to buyers, they could determine if the home makes the buyer’s short list or not.
Removal can be a huge ordeal
Sometimes, if a fireplace is an eyesore or does not function properly, it should be removed. But this can be a big hassle.
“Often, the masonry base and chimney are a huge part of the structural integrity of the home,” says Katina Asbell, associate broker at Real Living Capital City Realty in Atlanta. “In such a case, the removal would not only be expensive but could compromise the home’s stability.”
If you really aren’t happy with the appearance of your fireplace, try painting it a fresh color like white or replacing the mantel with something more on-trend.
Fireplaces are space hogs
One of the only times when taking out a fireplace might make sense is when space is at a premium. Some of Asbell’s clients recently experienced this in a home they purchased in Atlanta.
“The livable square footage on the main level was 800 square feet, and in the living space was a large, prefab fireplace with a hearth,” Asbell says. The couple removed the fireplace, which gave them more floor space and made the room feel more open.
Tamara Heidel, a real estate broker at Heidel Realty, in Las Vegas, says that she loves fireplaces, but admits they aren’t always conducive to open floor plans.
“Recently, I had two clients remove their fireplaces because they were used as dividers between rooms,” she says. This opened up the space and made the layout of the home more appealing for buyers in search of open-concept living.
Should you remove your fireplace?
So when it comes down to it, is taking out your fireplace a smart move? Our experts says that, in most cases, you should just leave your fireplace be.
In the thousands of homes Greenberg has shown over the years, he’s had buyers who said they must have a fireplace and buyers who didn’t care either way. But he says he’s never met a buyer who has refused to see a home because it had a fireplace. He would never advise removing a fireplace unless there were certain reasons to justify this action.
“Even if someone doesn’t plan on using it, they can turn it into a decorative fireplace and put candles or stacked wood in it,” he says.

The Safest Neighborhoods to Live in California
Crime rates are critical pointers of the safety of a neighborhood. Similarly, frequent police presence, vacant storefronts, deserted homes, and food abandons can be signs of an unsafe community. With a total population of 39.94 million, a state as diverse and as large as California is sure to have a high variation in crime rates, among other things. To make your search for the safest neighborhood easier, here are cities ranked safest in California, based on the latest FBI data. Although each neighborhood is different, smaller communities have obvious benefits, including less crime, tranquility as well as lower cost of living. For 2020, California Goes Big On Health Care
California is known for progressive everything, including its health care policies, and, just a few weeks into 2020, state leaders aren’t disappointing.
The politicians’ health care bills and budget initiatives are heavy on ideas and dollars — and on opposition from powerful industries. They put California, once again, at the forefront.
The proposals would lower prescription drug costs, increase access to health coverage, and restrict and tax vaping. But most lawmakers agree that homelessness will dominate the agenda, including proposals to get people into housing while treating some accompanying physical and mental health problems.
“This budget doubles down on the war on unaffordability — from taking on health care costs and having the state produce our own generic drugs to expanding the use of state properties to build housing quickly,” Gov. Gavin Newsom said in a letter to the legislature, which accompanied the $222.2 billion budget proposal he unveiled last Friday. About a third of that money would be allocated to health and human services programs.
But even with a Democratic supermajority in the legislature, these proposals aren’t a slam-dunk. “There are other factors that come into play, like interest groups with strong presence in the Capitol,” including Big Pharma and hospitals, said Shannon McConville, a senior researcher at the nonpartisan Public Policy Institute of California.

Drug Pricing
Newsom’s plan to create a state generic drug label is perhaps his boldest health care proposal in this year’s budget, as it would make California the first state to enter the drug-manufacturing business. It may also be his least concrete.
Newsom wants the state to contract with one or more generics manufacturers to make drugs that would be available to Californians at lower prices. Newsom’s office provided little detail about how this would work or which drugs would be produced. The plan’s cost and potential savings are also unspecified. (Sen. Elizabeth Warren of Massachusetts, who is seeking the Democratic presidential nomination, proposed a similar plan at the federal level.)
Because the generics market is already competitive and generic drugs make up a small portion of overall drug spending, a state generic-drug offering would likely result in only modest savings, said Geoffrey Joyce, director of health policy at USC’s Leonard D. Schaeffer Center for Health Policy & Economics.
However, it could make a difference for specific drugs such as insulin, he said, which nearly doubled in price from 2012 to 2016. “It would reduce that type of price gouging,” he said.
Representatives of Big Pharma said they’re more concerned about a Newsom proposal to establish a single market for drug pricing in the state. Under this system, drug manufacturers would have to bid to sell their medications in California, and would have to offer prices at or below prices offered to any other state or country.
Californians could lose access to existing treatments and groundbreaking drugs, warned Priscilla VanderVeer, vice president for the Pharmaceutical Research and Manufacturers of America, the industry’s lobbying arm.
This proposal could “let the government decide what drugs patients are going to get,” she said. “When the governor sets an artificially low price for drugs, that means there will be less money to invest in innovation.”
Newsom’s drug pricing proposals build on his executive order from last year directing the state to negotiate drug prices for the roughly 13 million enrollees of Medi-Cal, the state’s Medicaid program for low-income residents. He also ordered a study of how state agencies could band together — and, eventually, with private purchasers such as health plans — to buy prescription drugs in bulk.
Homelessness
California has the largest homeless population in the nation, estimated at more than 151,000 people in 2019, according to the U.S. Department of Housing and Urban Development. About 72% of the state’s homeless slept outside or in cars rather than in shelters or temporary housing.
Newsom has asked for $1.4 billion in the 2020-21 state budget for homelessness, most of which would go to housing and health care. For instance, $695 million would boost health care and social services for homeless people via Medi-Cal. The money would fund programs such as recuperative care for homeless people who need a place to stay after they’ve been discharged from the hospital, and rental assistance if a person’s homelessness is tied to high medical costs.
A separate infusion of $24.6 million would go to the Department of State Hospitals for a pilot program to keep some people with mental health needs out of state hospitals and in community programs and housing.
Surprise Bills
California has some of the strongest protections against surprise medical bills in the nation, but millions of residents remain vulnerable to exorbitant charges because the laws don’t cover all insurance plans.
Surprise billing occurs when a patient receives care from a hospital or provider outside of their insurance network, and then the doctor or hospital bills the patient for the amount insurance didn’t cover.
Last year, state Assembly member David Chiu (D-San Francisco) introduced legislation that would have limited how much hospitals could charge privately insured patients for out-of-network emergency services. The bill would have required hospitals to work directly with health plans on billing, leaving the patients responsible only for their in-network copayments, coinsurance and deductibles.
But he pulled the measure because of strong opposition from hospitals, which criticized it as a form of rate setting.
Chiu said he plans to resume the fight this year, likely with amendments that have not been finalized. But hospitals remain opposed to the provision that would cap charges, a provision that Chiu says is essential.
“We continue to fully support banning surprise medical bills, but we believe it can be done without resorting to rate setting,” said Jan Emerson-Shea, a spokesperson for the California Hospital Association.
Medi-Cal For Unauthorized Immigrants
California is the first state to offer full Medicaid benefits to income-eligible residents up to age 26, regardless of their immigration status.
Now Democrats are proposing another first: California could become the first to open Medicaid to adults ages 65 and up who are in the country illegally.
Even though Medicaid is a joint state-federal program, California must fund full coverage of unauthorized immigrants on its own.
Newsom set aside $80.5 million in his 2020-21 proposed budget to cover about 27,000 older adults in the first year. His office estimated ongoing costs would be about $350 million a year.
Republicans vocally oppose such proposals. “Expanding such benefits would make it more difficult to provide health care services for current Medi-Cal enrollees,” state Sen. Patricia Bates (R-Laguna Niguel) said in a prepared statement.
Vaping
Dozens of California cities and counties have restricted the sale of flavored tobacco products in an effort to curb youth vaping.
But last year, state legislators punted on a statewide ban on flavored tobacco sales after facing pressure from the tobacco industry.
Now, state Sen. Jerry Hill (D-San Mateo) is back with his proposed statewide flavor ban, which may have more momentum this year. Since last summer, a mysterious vaping illness has sickened more than 2,600 people nationwide, leading to 60 deaths, according to the Centers for Disease Control and Prevention. In California, at least 199 people have fallen ill and four have died.
Hill’s bill would ban retail sales of flavored products related to electronic cigarettes, e-hookahs and e-pipes, including menthol flavor. It also would prohibit the sale of all flavored smokable and nonsmokable tobacco products, such as cigars, cigarillos, pipe tobacco, chewing tobacco, snuff and tobacco edibles.
Newsom has also called for a new tax on e-cigarette products — $2 for each 40 milligrams of nicotine, on top of already existing tobacco taxes on e-cigarettes. The tax would have to be approved by the legislature as part of the budget process and could face heavy industry opposition.
Tobacco-related bills are usually heard in the Assembly Governmental Organization Committee, “and that is where a lot of tobacco legislation, quite frankly, dies,” said Assembly member Jim Wood (D-Healdsburg), who supports vaping restrictions.
