Houston homebuilders aiming-for affordability!
Bill Rapp here with the Heartfelt and Hot in Houston Blog, and this is our newest segment: Houston homebuilders aiming-for affordability! Homebuyers are benefiting from low mortgage rates, but they’re still looking for value. To meet the growing demand for affordability, builders are ramping up construction of homes attainable to more Houstonians. Single-family housing starts in the $200,000 to $300,000 price band were up 27 percent over the same time last year, according to first-quarter data from housing research firm Metrostudy. DR Horton, Lennar, Perry Homes and others that perennially make the list of Houston’s top builders are adding to the stock of moderately priced homes throughout the region. Houston homebuilders aiming-for affordability! While millennials make up a large share of buyers, their parents are also a growing cohort. Builders are taking note. David Weekley Homes intends to bring its Encore line of homes targeting the 55-and-up market to Houston. It is now in nine cities. “That’s a big part of our business in the next 5, 10 years,” said CEO John Johnson. “With all the baby boomers retiring, it’s going to be big. And it doesn’t have to be in Florida or Arizona. Lots of folks want to live where their grandchildren are.” Area builders started 30,146 homes in 2018, but this year is expected to be flat or may even experience a slight decline, said Lawrence Dean, Metrostudy’s regional director for Houston. “The Houston industry is still anxious about lot supply and the volume of new subdivision developments in the pipeline,” Dean said in a recent report. The first three months of the 2019 was the first quarter in a year Metrostudy observed a “generally acceptable and sufficient number of future lots currently under development.” Houston homebuilders aiming-for affordability! Builders are pushing summer promotions to lure buyers to their developments. In The Woodlands Hills, a master-planned community north of The Woodlands, all builders are offering $10,000 incentives for homes purchased in June and July. The money can be used for closing costs, the price of the home or for design upgrades. First America Homes, a division of Signorelli Co., a real estate developer based in The Woodlands, recently announced a short-term promotion offering buyers a refrigerator, washer, dryer and up to $6,000 in closing costs for new the company’s homes in Splendora Fields north of Kingwood. The homes start in the low $180,000s for 1,421 square feet. DR Horton, which offers perks to teachers, firefighters and other professions, topped the Houston Chronicle list of the 25 biggest builders ranked by 2018 closings. The Arlington-based company, which also builds under Emerald, Express and Freedom brand names, started 3,033 homes last year, earning a 13.4 percent market share.
