Il gruppo Omnam realizza hotel di alto livello che possano richiamare una clientela internazionale e offrire servizi innovativi. Lo sviluppatore Omnam group, con base a Londra, creato nel 2011 da David Zisser, oggi ceo del gruppo ha sviluppato 250mila metri quadri per un totale di 1,5 miliardi di euro di portafoglio. Un portafoglio fortemente focalizzato sull’Italia. Zisser ha l’immobiliare nel Dna, il padre Motti Zisser è stato il maggiore developer immobiliare in Israele. David dopo la morte del padre ha scelto di trasferirsi prima ad Amsterdam e poi a Londra e creare una propria società. Di recente nella compagine azionaria è entrato il gruppo americano Mohari con una quota del 30% e le due realtà insieme hanno acquisito l’hotel Bauer di Venezia per una cifra che sfiora i 300 milioni di euro. Al momento in Italia stiamo sviluppando un hotel a brand Edition (Marriott) sul lago di Como, che è stato acquisito in partnership con Kryalos e Bain Capital (è l’ex Britannia)» dice Zisser. Del portafoglio faranno parte anche il Four Seasons in Puglia e il primo Baccarat in Italia, che aprirà a Firenze. A lavorare con Zisser dal suo arrivo in Italia è UniCredit come banca finanziatrice, che ha operato sia per il W sia oggi per il Baccarat. «Il nostro portafoglio è diversificato tra hotel e appartamenti in gestione – continua – con proprietà di diverse dimensioni. Il nostro focus sono oggi Nazioni come Paesi Bassi, Belgio e Lussemburgo, Francia, Italia e l’area mediterranea per i resort». La società, attiva da nove anni, ha per il 50% un team italiano. Gli inizi in Italia hanno riguardato la realizzazione del W a Roma, brand del gruppo Marriott, in due edifici acquisiti dal gruppo americano Kingstreet per cento milioni comprensivi di ristrutturazione. L’hotel, una volta inaugurato nel 2021, è stato poi ceduto a Canada Pension Plan Investment Board e a Hamilton Pyramid Europe per circa 170 milioni di euro. Il Baccarat di Firenze, che sorgerà nella Villa Camerata, nell’area verso Fiesole, dovrebbe aprire tra la fine del 2026 e l’inizio del 2027 mantenendo la struttura storica e il fascino del luogo. Il Four Seasons in Puglia, invece, è una nuova realizzazione con 150 camere, di cui 29 branded residences, una formula ancora ai primi passi in Italia di residenze in vendita ma con i servizi dell’hotel. «Il nostro focus è sugli asset di lusso – dice Zisser -. Le città italiane che reputiamo più interessanti sono Roma, Milano e Firenze, ma anche Napoli. Il fatto che in Italia solo una fetta del mercato sia di hotel con un brand internazionale ci permette di valutare molte opzioni». Fuori dai confini italiani Zisser guarda a un’espansione in Portogallo e in Grecia. Al momento del portafoglio fanno parte hotel ad Amsterdam, Rotterdam e Strasburgo. Ultima operazione in ordine di tempo quella relativa a un hotel di lusso a Parigi. Qui Mohari e Omnam, insieme a Pharrell Williams, cantante americano e direttore artistico delle collezioni maschili di Louis Vuitton, hanno acquistato l’ex Saint-James & Albany, tra rue de Rivoli e rue du-29 juillet, con gli iconici giardini delle Tuileries come sfondo.
