“MY WIFE AND I”

I watched as the sun crept behind the mountainous Alps. I rose from my chair and returned inside. The windows were still open, I loved how the cool evening breeze caressed my face. The remaining slivers of daylight cascaded through the windows and poured onto our wooden floors. I stood by the door, eyes closed, breathing deeply to savour the sweet air. When I had opened my eyes I was greeted with a kiss from my wife, she was beautiful. Her hair, a deep auburn like the Jarrah trees that surrounded our home. I cupped her face and drew her near, eyes were aglow with a sweetness only she could bring. I embraced her, as I always did. I felt her fingers dance through my hair and finally rest on my neck. I leaned forward causing our floorboards to creak. She lets out a small chortle in response. An icy gust of wind bellows from our windows, causing us to shiver. The sky, no longer cobalt fades into a midnight blue. My wife and I watched as the stars came out from behind the clouds.

context: this was a creative piece i wrote for an assessment in my creative writing unit this semester. i did a sort of portfolio project but this paragraph was among my favourites i have written. part of me wants to build on these two characters and this setting as a whole. maybe i will revisit this some other time, who knows? :)

Before Daimon Downey moved into this Bondi Beach apartment, he spent years visiting the property when it was previously occupied by his friend, art dealer Tim Klingender. Daimon was always taken with the home, including its ornate plaster ceilings in every room and of course THOSE incredible beach views. So when Tim decided to move on, Daimon jumped at the opportunity to move in. ‘After 10 years they moved to Byron to breed, and my pleas to take over when they left were answered and here we are!’ Daimon says. He and his fiance Georgia Gorman now rent the property from a dear friend who owns the whole building, and lives on the top floor. 

The classic art deco apartment is one of two positioned above a restaurant and a surf shop. The space is home to the couple and their two cats, as well as Daimon’s art studio, allowing him the freedom to paint in a sunny home studio with an ‘in-your-face ocean view.’ as he describes it. ‘I will never get sick of working at home as long as the sea’s horizon is in my sights,’ Daimon says. 

With its pastel walls and unexpected details, stepping into this home is like stepping into one of Daimon’s paintings. ‘Colour is very important to me both in the house, in my work, what I wear, and where I go,’ he says. Countless artworks by Daimon and other artists hang on the walls, serving as the main focal point of every room. ‘Some call it maximalist, but I still think there’s room to collect more. It’s unmistakably ours – loads of colour and an eclectic collection of memories as things.’

The couple haven’t had to do too much to make this home their own. ‘We stripped back the floorboards to reveal the true colour of stunning red jarrah, and popped some Dulux up on the walls to give it some love and life. The rest was here to begin,’ says Daimon. ‘She’s an old beauty that just needed a little Botox and that’s it!’ 

Prior to establishing his art practice, Daimon was a DJ, a founding member of the band Sneaky Sound System, and the owner of various restaurants. While his day-to-day life is now a quieter existence, the iconic location of his home ensures Daimon is never far from the action!

Its been  three weeks  a millennium or so since the last update and although the speed of the build and the changes to the physical appearance of the exterior have slowed somewhat we are progressing ever forward. Ash has just had a couple of weeks off to attend to some of his other clients needs, and Nino also took the opportunity to take a weeks’ leave and tidy up some loose ends which naturally occur when you are devoting so much time continuously to the one project.

That said the front deck is now almost complete from one end of the house to the other.

I’m the hold up on the unfinished portion of  the Western End. The cladding underneath this bit of unfinished deck (aka: above the Secret Men’s Business door) needs to be done before completing the  deck above, and I have to decide how this is to be finished.

  The entry to the main door  and pantry have been framed and the same Duralife decking has been installed. Eamon Hurley  is the man to ring for orders and quotes.

We will use leftover  Glass Balustrade channel to frame our entrances with glass (or something else. 😄)

….And the Laundry.

We decided to included a ramp instead of the original stairs after seeing how high the deck was above ground level, that then necessitated a change of framing which was accomplished with little fuss and the usual enthusiasm. ( While I was present anyway!) We figure stainless wire as a balustrade here, so as we can continue it along the retaining wall beside the house.

The service area (Beow) has been set out and a cement floor has been laid to house the  heat pump and buffer tank for the Warmboard, two LPG gas cylinders (for cooking and automatic domestic HW boost) HW storage tank and gas booster for the evacuated tube solar HW system, and two rubbish bins.

The Inside…

Laying the Pex.

To recap: We are having UFH in the downstairs room, this is over a cement slab, and upstairs  UFH is over joists. Warmboard S is used upstairs as it is 28mm thick and is a structural subfloor. Even although downstairs is over a cement slab we could still have used Warmboard R which is a thinner version of the warmboard S. Why we didn’t do this I don’t know, it would have been simpler and probably less confusing for those of us that don’t know anything about UFH.

So we started laying the pex:

As we had not opened any of the pex packages,and thinking all pex we had was the same we started with what was the closest on hand and that was the pex that  came with the consignment of studded or leggo looking attaching board for the downstairs install.

 It was a plastic oxygen barrier Cobra-Pex as opposed to what we were to soon find out the Al-CobraPex which came with the warmboard S consignment and still packed away in the shed.

SO….of course the first pex to go down was upstairs and into the warmboard grooves.Bad Mistake: We had three loops of this stuff, designed for downstairs because in the warmboard it squeaks as it rubs on the aluminium when you put pressure on it. I thought it might be OK once the floorboards were set down, but no. And under carpet I would assume not even a chance of it not squeaking. I guess I should have done more research as I will now have to pull up and relay those three loops and replace them with the proper pex.And we have just filled them with water, so the plumber will have to be called back as well. I assumed to much. I assumed that all the pex we got was the same. I assumed all the pex we got would work with both systems. I assumed it would be in big letters somewhere why only certain types of pex works with warmboard (It does state why in the WarmboardS install brochure) and I did look at their approved list and did not find either type we had on it, so once again I assumed that what we were supplied with would work, not realising we had been issued two different types of pex for two different types of installation. Its called a Learning Curve.

It also seems the downstairs loops have been laid down with some of the distances between the loops more than the optimum  (I think) of 200mm. Having the room a funny shape probably didn’t help with the layout either.Maybe I will have to shorten these 2 loops, put them closer and add another as we still have one spare flow and return on the manifold.

I have asked Peter Taylor from Warmboard Australia to send me another package of Aluminium pex to redo the upstairs. I have two loops of 100m spare, but will need three. I have also asked again for some documentation on the heat pump, sent from Australian Hydronics, that powers our heating. The pump arrived with nothing. Surely we need something for the electrician, something for the plumber, something for the user. Anything.🤓

We were hoping to get the system heating  before Christmas so as to enable us to acclimatise the Jarrah flooring (now sitting in the garage) over the holiday break. However the electrician has not been in contact so we may now be looking at a setback of a few weeks to our construction time. I hope I am Learning!!

On a brighter note: The house is locked up. Mandurah glass put the last of the glass in and a temporary lock on the front door.

A New Year has begun and I guess we will be back at in a weeks time. Hopefully an electrician will ring before then and I will get my anticipated head start with conditioning the floorboards, if not we will continue as before and approach each challenge as a new experience and enjoy the ride.

White Washing Floorboards – Tips To Get The Best Whitewashed Flooring

How Do You White Wash Floorboards?

White washed timber floors create amazing results. Using simple acrylic white paint, white washed wood floors is relatively easy and inexpensive and will turn your floors into a beautiful feature.

If you have new floorboards laid, you probably won’t need to do a lot to make them look amazing. If that’s the case you only need to oil or seal them once they’ve been whitewashed and let the natural grain come through.

Feature Your Hardwood Floors With A White Wash

White washed floorboards looks stunning on old boards and bring light and space into a room; but they can be difficult to get perfect, so don’t stress if gaps or imperfections show up. That is part of the rustic charm of old wooden floorboards.

A whitewashed floor will pick up dirt and scuff marks rapidly, so remember to protect your floorboards with a topcoat or sealant that will be easier to clean than the whitewash itself.

An additional protective barrier with furniture will also help to minimise floor scuffing and scratching.

Can I Whitewash Darker Toned Hardwood Flooring?

Whilst it’s always possible to white wash dark hardwood timber, the finished product will be relative to what you have to work with from the start.

Should you be working with one of our typical Australian hardwood timber species such as Brushbox, Jarrah, Spotted Gum or perhaps even Turpentine, then you will need to reduce the natural colour of it first.

To do that, you’ll need to complete a process of bleaching the hardwood floorboards.

Hardwood floors can be bleached to remove the tannins, natural oils and waxes.

Before we take a look at the steps to whitewash your floors, lets first go over some tips to bleach the floorboards bringing them back to a neutral tone.

The safest and most efficient product for bleaching is a two part product named LiteniT which is a high strength, safe, VOC free, 2- component wood bleaching system. The 2 parts, both naturally occurring, bio-degradable oxidisers.

Use LiteniT to remove the natural colour from any bare wood. LiteniT will take out the red and lighten even the darkest timber.

Part (A) is the activator. Its job is to pull the tannin and natural colour from the wood to the surface. So expect the wood to go darker in colour when Part(A) is applied.

The following application process as described by Oak Timber Flooring is to:

Use a brush for small areas like furniture, bench tops or stairs as if you putting on a coat of varnish.

For larger areas cut in with a brush and use a string mop and bucket to apply as if you were washing the floor. Don’t miss any spots and wipe off any areas that have pooled with product.

You just need to achieve a wet look. You will notice rather quickly as the tannin is drawn out he colour change can be quite dramatic depending on the species of wood.

Allow the’ surface to dry before applying Part (B).

Apply Part (B) Cut in around the edges with a cheap 90mm synthetic brush and be sure to apply plenty of product.

A medium house broom is ideal for applying the Part B as it works just like a big brush. Again, apply plenty of product and work it in with the edges so not to miss anywhere. Try to keep to a spread rate of 10-12m2 per litre

Be careful with Part (B), as it is a strong grade H2O2 which is a oxidising agent and will burn your skin. So protect yourself with chemical gloves and eye protection.

Application of Part (B) starts to bleach the extracted tannin and wood fibres, almost immediately.

You may notice some fizzing & foaming from the reaction and the colour changing rather quickly. This is normal.

Now you wait until the wood is dry.

Atmospheric conditions need to be factored in to the equation. Though usually overnight is required.

Once the wood is dry, that’s the level of bleaching achieved from that application. Some species of wood may require a repeat of the process, if they are really dense like Grey Gum or notably high in tannin colour like Merbau.

Your next and very important step in the process, is cleaning the wood surface to remove all residues from the bleaching process. No coatings or finishes at all will stick or cure on the surface without cleaning.

Use fresh water and a small amount of detergent.

For floors, use the string mop and bucket and do the edges by hand with a cloth to get in close to skirting and corners. Once the wood is dry from cleaning, this is the level of bleaching achieved.

Once the job is clean and you notice some missed spots, just apply some more Part(B) with a brush.

Leave for 60-90 mins, then clean off and allow to dry.

The bleached wood may be finished with any wood washes, stains, waxes, oils and water based clear coatings you prefer.

It is not advised to use solvent based coatings as they will turn yellow immediately.
