The people have spoken! You guys chose the topic of wealth and prosperity so here we go. This is an extended translation of my article for Wróżka magazine 12/2024.

The topic of money in astrology is usually associated with Venus and Jupiter because these are planets that are linked with luck - additionally, the former rules finances and luxury, while the latter rules honors, wealth, abundance and prosperity. If someone has well-placed Venus and Jupiter, that is the first step towards luck and consequently with luck specifically in finance.

Other aspects in a natal chart are just as important. Mercury, as the planet of accounting and resourcefulness brings a knack for money. Well-placed Mars gives ability in directing your energy where it should be - that means, easiness in putting ideas into action. Similarily Saturn, which can bring a good stable income - with blood, sweat and tears that is. Now when it comes to signs, those can play a role as well. Generally fire signs are more willing to go out there, show their talents and show themselves. Okay and what about nepo babies? Brooklyn Beckham has wealth written all over his chart. The son of posh spice and Becks has strong domicile Mars in the 2nd house in Scorpio. That's our step one. Our step two is that the ruler of his 4th house (parents) is placed in the 8th house (inheritance). Step three is that Brooklyn has a magnificent Mercury-Venus-Jupiter conjunction in the 7th house of partnership. Now that conjunction in itself is charged with luck and prosperity, no matter what house it's placed. Mari is diagnosed with PTSD and anxiety disorder after she quite literally removed her beloved city’s supervillain (and her dear partner’s parent) from the plane of existence. Like she removes the suffering from the minds of all of Paris and has Gabriel written off in a car accident a year after his wife’s disappearance. Only her Court (Adrien, Kagami, Zoe, Alix, Max) and the Order remembers. Mari and Adrien decide not to pursue a relationship. They’re both healing and are decidedly better off friends - siblings in everything but blood.

Lila, who was not punished due to her not really being a miraculous holder and upsetting the balance, continues to slander Mari. Her class isn’t hostile but has no desire to interact with the “new and mean Marinette” Lila was painting her to be. It’s still a huge betrayal given the fact that Mari was supportive and very generous to these people.

So here’s how her new housing arrangement works: have you ever wondered how Gina can afford to travel around the world without a job? Yeah, I think she came from money. Like, old money - real estate old money to be precise. Passive income and such. Hearing about her Fairy’s situation, she offers an unused property at the countryside of Metropolis.

Marinette’s therapist and parents approve of her vacationing there for the summer when they realize that her stressors and triggers where all environmental. So off our girl goes!

Lois uncovers her identity as Jagged and Clara Nightingale’s exclusive (and reclusive) designer - they bond over fashion trends and the gossip surrounding the industry. Clark and Jon were another story.

She figures them out having sensed the same soul in Superman and Superboy in this father-and-son duo. They x-ray her as a precaution and finds the mysterious cracks and evidence of past injuries that should have killed her. There’s a very anti-climatic reveal that Martha and Lois are not privy to with respect to Marinette’s wishes.

At least one Kent would be in her home during the day. The Kwamis are free to roam around when it was Clark and/or Jon visiting. She ends up bonding with Jon who also grew up too fast (metaphorically and literally).

She ends up extending her stay in Metropolis indefinitely. Her parents also decided to open a branch of their patisserie there which Mari managed. They visit her as often as they could.

Mari was dismayed to find that no, Metropolis had no schools with both a fashion and business degree - that’s how she ends up in Gotham University.

Jon tells Mari about a Damian - a friend of his.

J: He’s…. uh… he has a big heart.

M: …

J: He’s a bit of an asshole(?)

M: Ah.

Mari meets Damian who reminds her of Kagami - antisocial and proper. They share a few business classes and are both members of the art club.

Mari is still this ball of anxiousness and has only allowed Mia “Maps” Mizoguchi and Katherine Karlo into her life, the former she learned was close to Damian - she didn’t mind when she and the girls met up with Damian, he was quiet, honest, and minded his own business. Through their hangouts Damian finds out about the friendship between Jon and Mari.

He’s hesitant to befriend her at first due to the conflicting rumors about her: due to her timid personality she had a split reputation. One side called her sweet, shy, and kind. While the other calling her arrogant, high-maintenance, and rude. He soon finds out that the latter half were spread by cliques who’s offer of friendship she declined and men she rejected. He was glad that he relented to Maps’ insistent invitations - she was a decent person to hang out with and it didn’t hurt that she was pleasing to the eye. (She also enjoyed sharing her vegetarian salads with him - he starts appreciating it more when he learns that she picks the vegetables straight from the garden she grows.)

As her luck would have it, a robbery unfolds at one of their favorite coffee spots. Mari and Damian - who were both pretending to be civ - try to find a way to protect their friends. The robbers recognizes Damian as a Wayne and takes him and another GU(a school for rich and affluent people’s children) kid - Marinette - who had stood in front of her friends.

They’re gagged, blindfolded, and carted off to who knows where. Damian discreetly activates a distress signal and the bats spur into action. Mari, aware that she was sturdier than Damian, draws the men’s attention to her (she purposely pisses them off and gets beaten up when they start to pester Damian).

M: [removes her gag somehow] Really? A ski mask? And in black? How boring can you get?

Kidnapper(KN): Shut up, girlie!

M: You know I always wondered how Kidnappers could have a secret a warehouse as a hideout. It’s not like you can afford the rent��

D: [who was released by Black Bat is confused, mad at himself, and in awe] You blithering idiot! Why the fuck would you aggravate our captors like that?

Later, his family would tease him about the flirting when he isn’t all sensitive about the incident.

Winter break comes, most of the Batfam visits the Kents(they have a penthouse/some ridiculous property in Metropolis) as a tradition. The Kents went to visit Gotham and stayed at the manor last year.

Because of his childhood, Damian was never the type to be touchy but imagine his shock when he finds out that one of his more prominent love languages was physical touch. He realizes he’s touch-starved almost immediately when Mari starts giving him small touches like a hand against his bicep, she had a fondness for touching his hair which never failed to deliver a shiver down his spine, and hugs from her are comforting - she felt like home.

Meanwhile Mari does not have any idea how she survived the early stages of Damian’s advances. He was blunt and did not pull his words with insults but it apparently translated to him being verbally open with his affections.

She wraps her legs around his back and he moves to tightly grasp both the back of her thighs. She would worry about bruises later when she didn’t have Damian’s tongue caressing her own. He drops them to the ground and Marinette does not release her hold over his waist. She whines against his lips when she feels the consequences of their activity.

His hands start wandering as he greedily collects and files the sounds that leaves her lips. He begins to trail kisses down her neck to the neckline of her dress that now clung to her body like a second skin giving him his first peek at the maddening shape of her body. And just when he trails a finger against the underside of her breast a loud noise pulls them apart.

Years later, she legally inherits the property from Gina when she and Damian get engaged. Damian moves in with her and she lives her cottage life all while being a reclusive designer that comes out once in a while for fashion week.

In the rural farming communities of my world, I'm thinking about a potential plot related reason that would cause it to culturally be common to have small familes of 1-3 children. But I've noticed that across the world such communities generally welcome a whole ton of children because they work on the farm. When I remove that part... how could it affect my farming community? Technologically, these communities hover between 19-20th century tech.

Tex: Less children dying from things like starvation, illness, and untreatable injuries, and also a whole lot of self-owned, effective, easy to repair machines that can do the work of several people in a fraction of the time. The nineteenth century, or 1800s, had a lot of social upheaval and the beginnings of scientific progress in understanding what diseases were (Wikipedia). The twentieth century, or 1900s, had an exponential increase in knowledge compared to the 1800s, as well as a corresponding population boom (Wikipedia). To wit, one billion overall population was recorded in 1800 (Wikipedia).

Compared to previous centuries, those two hundred years were the most advanced in human history in terms of medical development and accessibility to education. It was, also compared to previous centuries, some of the most polluted and war-riddled that lead to new methods for the stark impoverishment of the global population. Women being strongly encouraged through many means - many less acknowledging of individual freedoms than others - to bear as many children as possible over their lifetime is due to high child mortality rates, where playing the game of statistics meant that you would possibly get a handful of children reaching adulthood that could take over the family farm (or other estate or inheritances) and ostensibly take care of their parents when life has run them over roughshod too much to work anymore. The development of pensions has done much to alleviate that societal, generational woe, and shift the perception of children in their social role from live-in workers to additional members of one’s family. This is, of course, not a uniform movement, as poverty will perpetuate the ideas of large families and responsibilities for inheritance (and thus situations such as arranged marriages, etc), which is still ongoing today in many, many parts of the world regardless of a country’s GDP. For the time period of 1800-2000, farmers having 1-3 children depends entirely on how much money they already make, have inherited themselves, and how little they can spend on producing agricultural products. This will include such “cost-cutting” measures as:

the cheapest labor available (see: immigrants, or prison workers, as seasonal labor when slavery was given a different legal definition in countries like the U.S.),

chemical agriculture,

genetically modified crops,

vehicles such as tractors, and 

a lot of very good marketing

So, generally, the richer your family already was, the less you needed to have a dozen or two children born per generation to use as labor, because you could spend your plethora of money on new and cutting-edge technologies that would turn agriculture into a passive money-making business for you. This is the same for non-agricultural industries of the time, especially with the post-WWII price-fixing measures and before the introduction of modern credit cards, credit scores, etc, where money generally had more purchasing power and the average person had more disposable income that would have been otherwise allocated to things like food, medicine, replacing worn-out clothing/shoes, transportation costs, and putting a roof over one’s head.

Notably, after the mid-2000s, there has been a decrease in the average person’s disposable income, so what was true for 1800-2000 will not necessarily be broadly applicable after that period in time.

Utuabzu: One place you can look to for a real world example of this is France, which hit an average of approximately 3 children per woman in 1871, and had long had a lower birth rate than the rest of Europe. A major reason for this was the Salic inheritance system, which saw land divided equally among all sons. This was a serious disincentive for a family to have more than one son, since over time it resulted in farms that were divided into ever smaller and less viable plots. And since a daughter would require a dowry to be married, they weren’t much more desirable. So farmers in France had significant motivation to limit the number of children in their families - though as Tex mentions above, this was counterbalanced by the need to have spare kids to account for the relatively high childhood mortality rate. This resulted in the French population remaining essentially stable at around 20 million between the mid 15th (after it recovered from the Black Death) and mid 18th (when medicine started to be an actual science) Centuries, while the populations of other European regions expanded significantly.

So, it’s perfectly possible for a pre-modern largely rural society to have a low birth rate, so long as there are appropriate legal and technological conditions. Extra farm labour is great and all, but not worth it if the end result is the family being left destitute after the landholder’s death because the farm got divided into unviable fractions.

Licorice: families welcoming a whole lot of children might be overstating the case. Before reliable birth control, families endured a whole lot of children because there was no way to prevent them. It is pretty much universally true to say that wherever women have control over their own fertility, the birth rate goes down. Very few women actually want to give birth to eight or ten children over the course of their reproductive life, though there are always outliers, of course.

A woman’s control over her fertility is determined by two main factors

Access to reliable contraception

Her freedom to choose whether to use contraception

Some women may live in societies where they are allowed to make decisions about their own bodies, but don’t have access to the birth control they need; in other societies, the birth control may be available, but the woman may not be the one making the decision. 

In all societies throughout history means have been devised to deal with the arrival of children who were surplus to requirements. These included

Infanticide, whether state-endorsed (e.g. in ancient Sparta) or illegal (e.g. in 19th century Europe)

Adoption

Foundlings and foundling hospitals

Selling the child into slavery

Some societies historically have set such a high premium on male children that “excess” girl children would be routinely killed at birth. Even if allowed to live, if a food insecurity situation arose, the available food would go to the brothers and the sisters would be allowed to starve. In general, societies that set a high premium on male children are those where the girl children are “given away” to another family when they marry, while the boy children are expected to take care of their parents in their old age. 

Sparta is an interesting example of a patriarchal, militaristic society where it was easier for a girl child to survive than a boy child. Physically imperfect baby boys were killed, whereas physically imperfect girls were often allowed to live on the grounds that Sparta needed all the Spartan-breeding wombs it could muster.

Utuabzu has already spoken about the correlation between land available for farming and population levels. When a society over-produces children, and insufficient land is available on which these children can raise families of their own, their options included:

Migrate: the seemingly endless swathes of so-called “empty” land available in the West encouraged large families in 19th century USA. Greek cities in the 8th century sent their surplus population to establish colonies all around the Med and the Black Sea

Enter a religious order 

Move to the city and take up a trade or profession

Fraternal polyandry or “wife-sharing”

Join the army

Make war on neighbouring societies to acquire their land for your own group

Human societies seem to have perpetually poised between two equally perilous situations: having too many children, and not having enough. We have been equally ingenious in devising solutions!

What really annoys me is that she wants to trademark Starfall Ball. There is no Starfall Ball in her book series. It’s just Starfall. All of her stuff has elements from: Beauty and the Beast, the Hunger Games, the Triwizard Tournament, mythology of Psyche & Cupid, Cinderella, and more.

Also Starfall isn’t owned by her; GRRM used it & a school uses the name as well.

Can’t stand Disney and how much they ruined the one nice thing—the public domain. Will absolutely write a story about a mouse named Mickey who gets killed by a group of exterminators once he’s in the public domain.

Anyway thanks for bringing this to my attention. I plan on only using the library to access her books. Her books aren’t worth the pre-order anymore.

The idea of trademarking real names/people is bizarre. The Tolkien estate will have her for Aelin.

The greed is immense. It’s not enough to dominate a genre. It’s not enough that artists are given a license to create and sell products of your characters to generate more income. It’s not enough that you release multiple copies of the same book with a different deleted scene for fans to buy.

It’s not about creating a world and people loving your stories.

Well, mainly uni work because I completely misjudged how much work my courses this semester would be. But also...

The hyperfixation struck

So, I spent days and days working on a concept for a Japanese wizarding school with @yoontwin. Essentially, we came to the conclusion that JKR's concept for one is complete bullshit. Most of what she came up with either makes no sense or is full-on offensive (surprising, I know) and we decided we could do better. And so, we created Kōgyoku and I came up with a concept for a uniform! Featuring getty images esque watermarks because I'm actually really proud of this and wanted to protect it as much as possible

If you wanna use it, go ahead! I'm actively encouraging you! Feel free to send me a message and I'll send you the videos and images I used as a reference as well as bigger versions of the crests used, we can figure out family and mentor crests for your character....

The gold markings are actually one of the few (albeit altered) details that I kept from JKR's concept because it's actually nice and pretty. The mentor and family crests in this image are those corresponding to my OC :)

Northanger Abbey Readthrough Ch 16

Catherine’s expectations of pleasure from her visit in Milsom Street were so very high that disappointment was inevitable

Jane Austen is killing it with opening lines. And such a universal truth! Also, General Tilney turns his children into different people and that is a CRIME. He stops Henry Tilney from talking! Jail for the General, jail for 1000 years!

Isabella is not a very focused con artist, which is a big reason why I find it difficult to hate her. Up until this chapter, she's happily encouraged Catherine to pursue Henry Tilney, but now she's on the attack. Either it was too much work to do both her and her brother's schemes or she was trusting John's ability to seduce Catherine, but Lucy Steele or Lady Susan would not have dropped the ball on this! Her sudden attacks on the Tilney family become so much less effective because they are too much, too late.

Of all things in the world inconstancy is my aversion. - Oh Isabella, you could not be more ridiculous! Also, does she really buy her brother's BS? It sounds like it: "John thinks very well of him, and John’s judgment—”

Captain Tilney has finally arrived and Catherine is like, "Meh." She guesses that other people might find him handsome, most likely, but he's clearly not as awesome as Henry. He also is against dancing! Nothing to like here (except the career in the military, his massive future wealth, his looks...)

This line, my heart:

listening with sparkling eyes to everything he said; and, in finding him irresistible, becoming so herself.

The two people who have protested against dancing end up dancing together, THIS IS A CLUE CATHERINE! But no

right over her head once more.

Catherine does some very Isabella-esq time measuring: Her suspense was of full five minutes’ duration; and she was beginning to think it a very long quarter of an hour but since she is experiencing real anxiety, I won't judge her for it.

Oh man this line is pure gold:

I cannot speak well enough to be unintelligible.

Again, we can see clearly why Henry likes Catherine

“Well, then, I only meant that your attributing my brother’s wish of dancing with Miss Thorpe to good nature alone convinced me of your being superior in good nature yourself to all the rest of the world.”

Now we get down the money, James is promised a living of £400/year and an estate of near equal value upon his father's death. This would total about £800/year and is a good income! Of course, the first few years on only £400 might be a little tight, but you don't have children yet at that point. However, this is clearly far below what Isabella Thorpe expected!

We also learn, Catherine really had no idea how wealthy she was:

Catherine, whose expectations had been as unfixed as her ideas of her father’s income, and whose judgment was now entirely led by her brother, felt equally well satisfied, and heartily congratulated Isabella on having everything so pleasantly settled.

It is interesting, Catherine is kind of in the dark about herself, in addition to most other things. James it seems had a more clear idea, the Thorpes erroneously thought James and Catherine were rich, while the Tilney children seem to have accurately assessed Catherine's wealth and status, enough at least to be surprised by their father's interest in her!

It's interesting how Austen sometimes writes very similar lines but the sentiment comes off very differently. Here is a section from Persuasion where Charles wishes his father gave them more money:

They were always perfectly agreed in the want of more money, and a strong inclination for a handsome present from his father; but here, as on most topics, he had the superiority, for while Mary thought it a great shame that such a present was not made, he always contended for his father’s having many other uses for his money, and a right to spend it as he liked.

And Mrs. Thorpe/Isabella speaking with very similar words, but almost opposite sentiments:

"Mr. Morland has behaved so very handsome, you know. I always heard he was a most excellent man; and you know, my dear, we are not to suppose but what, if you had had a suitable fortune, he would have come down with something more, for I am sure he must be a most liberal-minded man.” “Nobody can think better of Mr. Morland than I do, I am sure. But everybody has their failing, you know, and everybody has a right to do what they like with their own money.”

Charles does actually believe that his father has a right to his own money, the Thorpes not so much! They also are implying that Mr. Morland is specifically withholding money from his son because Isabella is poor and is therefore a greedy, calculating person himself. But no, this is a very good deal for James, which the narrator has taken pains to point out, especially since Mr. Morland has 10 children to provide for!

Isabella Thorpe lying through her teeth:

I hate money; and if our union could take place now upon only fifty pounds a year, I should not have a wish unsatisfied.

As John Mullen says, those who claim to hate money in Austen love it the most!

I think it's worth pointing out, Catherine is getting very close to the truth about Isabella in this chapter and she feels very uncomfortable in her suspicions, but now Isabella is engaged to James. Just like Catherine is persuaded to find John Thorpe better than he is because of peer pressure, she now is being encouraged to think better of Isabella as James's choice of a wife. Maintaining family unity does seem to be a very high value in this era and an engagement is almost as good as a marriage now that Mr. Morland has approved. So despite her uncomfortable feelings, Catherine has motive to believe the secondary explanation for Isabella's reaction to the wedding settlement.

It’s no big secret that the cost of attending a four-year college or university in the United States is out of control. It’s almost gravity defying how the cost of college has increased relative to regular inflation over the past twenty years. In fact, more than 500 nonprofit private colleges have shut down in the last decade according to the Wall Street Journal, which was "three times what it was in the decade prior."

The news is about to get worse, and there is a stern warning announcement coming from the pilot in the cockpit. 2025 is going to have a lot of turbulence followed by potentially weekly plane crashes of colleges and universities who can no longer afford to open their doors. This new reality is the ultimate law of supply and demand and families in America are voting with their feet.

WHY ARE COLLEGES CLOSING AT SUCH A RAPID RATE?

 Enrollment

Trend experts have new terminology they call the "enrollment cliff." The number of students enrolled in degree-granting colleges and universities fell by 15% from 2010 to 2021 and only 62% of high school seniors in the U.S. immediately go on to college right now.

That’s a stark contrast to almost fifteen years ago when the number was 68% in 2010, according to government data. Many of the students who opt out of a postsecondary education are low-income students, but even those with means are beginning to choose alternatives. We’ve also seen a spike in the competition for state colleges and universities where parents can enjoy in-state tuition and other possible grant programs offered for only in-state students.

Beyond the fact that some students are taking certification courses versus going to college, some are entering the workplace and some are considering alternative career paths, we are experiencing a record low number of new babies in the United States which will have a long-term impact on the shrinking enrollment for colleges and universities.

This trend of low birth rates began roughly 17 years ago. After hitting an all-time high in 2007, the Great Recession hit in 2008 causing fertility rates to plummet.  The national birth rate fell 23% between 2007 and 2022, and fast-forward to the present day, it isn’t apparent that generation Z twenty-somethings are itching to get a family going. This decline in the overall birth rate is why beginning next year in 2025, and lasting until 2037, we are going to see a major decline in enrollment as 2008 babies begin to reach college age.

It’s not the money… It’s the money

Thirty plus years of providing financial advice for families across America and the number one complaint in the planning process isn’t about how much money someone is going to need to retire. The dialogue quickly shifts to how it’s going to be possible to put two, three, or even four kids through a four-year college education.

Colleges and universities are starting to feel the financial pain.

Even though these higher institutions don’t pay federal income tax or pay real estate taxes, the higher overall operating costs of having a five-star operation and state-imposed restrictions on tuition increases for public colleges have limited colleges and universities' ability to increase tuition revenue. Couple that with the overall market where families are voting with their feet to attend lower-cost colleges and universities, it has put a heavy strain on the ability of these institutions to remain fiscally solvent.

While there are more than 150 colleges and universities boasting more than $1 billion dollars in endowment money, there’s a slew of others that are battling for enrollment, fighting for keeping academic talent and pondering how to keep facilities at a level that new college students have grown to expect from a school.

This not only can affect the school itself, but the surrounding towns or cities where local business is built around the school. On average, each college or university that shuts down affects 265 jobs and $14 million dollars of labor income. To keep their head above water, some colleges have cut faculty and slashed areas of academic study, but it won’t be enough to face the Titanic-like cold water that many universities and colleges are about to face.

Alternative Career Paths

Under DOGE we may eventually see the Department of Education eliminated.  And with the possibility of Pete Hegseth becoming the new Secretary of Defense, we may see a new pitch to young people about joining the United States military.

We don’t yet what the future of education will look like in the United States, but it’s quite possible that teenagers in high school will have four potential career paths in the future.

1. College or university

2. Vocational school

3. Entrepreneurship

4. Military

It’s now harder to find blue-collar workers than white-collar workers, reversing a decades-long trend in the U.S. job market. Take plumbers as an example. It’s expected by 2027 that the United States will be short some 550,000 plumbers, which is bad news for the cost to get plumbing fixed and the time it will take to find someone to fix it. These kinds of statistics are universal across all lines of home services blue collar workers.

There are great careers in the military as well and military enlistment has been steadily down over the past 40 years. At the end of the 2023 fiscal year (September 2023), three branches reported falling short of their recruitment goals: the Navy was at 80% of its target number, the Army was at 77% and the Air Force was at 89%. The Marine Corps and Space Force were the only branches to meet their recruitment goals.

The total number of active-duty service members in the US armed forces declined roughly 6% from 2012 to 2022, from 1.4 million to 1.3 million. We are going to need more young people to join the military over the next 10 years.

Closures are coming

The cost of tuition and fees plus room and board for a four-year private college averaged $58,600 in the 2024-2025 school year. With inflation, that’s roughly $250,000 to get one child through a four-year college education. If parents and students continue to question the hefty price tag of a college education, we could see enrollment fall to record lows over the next decade and more colleges close their doors and shut down their operations. Class is not in session!

Trusts: You want to consider purchasing the properties under a trust. Tax implications can vary under trusts. Revocable living trust will allow you to be treated as the owner, but in an irrevocable trust, it is a separate entity. In some structures, you would only pain capital gains, which can also be transferred to a separate trust, and you do not end up paying capital gains on the property. You do this with a charitable remainder trust. Generally, if a property is held in a trust, rental income generated from that property is typically subject to income tax. The trust itself may be responsible for paying those taxes, or the tax liability might pass through to the beneficiaries, depending on the type of trust and its specific provisions. This will change the amount you would pay in taxes. If the property was purchased as a primary home, there could also be capital gain exceptions depending on the trust. Your income affects the rates you pay on specific trusts. Before I continue, I want to suggest speaking to an actual attorney, not an accountant. Most are not knowledgable or equipped to properly guide you here. Same as with traditional, in a trust you can deduct property related expenses like mortgage interest, property taxes, maintenance costs, and depreciation, from the rental income. This can help reduce the taxable income generated by the property.

IRA's: You can use a self directed IRA or other retirement accounts to invest in real estate. The gain from these investments grow tax deferred within your account. This is something you should also consider doing.

Depreciating assets: Real estate can depreciate overtime. This doesn't include land. But when it depreciates, you can deduct the properties cost. This would offset the income you would pat taxes on.

1031 Exchange: Filing a 1031 will allow you to defer paying capital gains on an investment property when it's sold, as long as another "like kind" property is purchased with the profit gained from the sale.

Mortgage Interest Deduction: Interest paid on mortgages for investment properties can be deducted.

Carry Forward: If your expenses exceed your rental income, you could have a net loss. Some of these losses can be used to offset other taxable income, while others might be carried forward to future years.

Living in the property: If you live in the property for 2 years. you can exclude a portion of the capital gains from your taxable income when you sell.

Opportunity Zones: Opportunity zones offer tax incentives, including deferring and potentially reducing capital gains taxes.

Expenses: All repair expenses can be deducted.

Installments: You can structure your sale to receive payments over time. This spreads out the capital gains and reduces tax impact.

Tax Credits: There are a ton of tax credits for investors. Would research in your state.

More deductions: Interest on a mortgage for an investment property is typically tax deductible, as are property taxes and many other expenses related to the property like Insurance premiums.

Cost segregations: You can hire someone to reclassify certain areas of your property to accelerate depreciation. This will give you a significant upfront tax deduction.

Pass throughs: Certain pass through entities (like LLCs, S Corporations, and partnerships) may be eligible for a deduction of up to 20% of their business income from rental properties.

Houses in Sidereal Astrology

The most important part of astrology is the planets and the second most important thing is the houses. The houses in a chart show you where the planets are, what they’re doing, and who they’re doing it with. They provide the context for the story being told by the planets and ground them in reality. Without an exact time to indicate the rising sign of a chart, knowing the houses is impossible.

House significations can change depending on the branch of astrology you’re engaging with, such as mundane, natal or horary, or the zodiac being used such as sidereal or tropical. And of course, each astrologer is going to have their own tried and true preferences that they swear by.
