PHASES CH. 7
Warnings some language, grief
Emerson
Come Monday Mary got me in touch with a friend of hers who had a house for rent that she thought I might be interested in. The woman had retired further south so her house here in Forks had been empty for some time. It was out beyond the outskirts of town surrounded by woods just off one of the main roads. With the small inheritance I had left behind from my Mom plus what I would get when my house in North Carolina officially sold, I had enough to be comfortable for a long while. I could probably even buy a house if I wanted but I figured it was probably smart to rent for now at least until I found myself a decent job here.
When I met the realtor at the house I was pleasantly surprised. It was a small cozy cabin built out of pine logs with dark green shutters and it had a covered front porch with a rocking chair. It looked very picturesque from the outside, like something you'd see in a vacation rental brochure.
Once inside it was just as inviting, there was a small living room with a beautiful rustic stone fireplace. The living area led into the kitchen and dining area. There was a half bath downstairs and a full bath and two bedrooms upstairs. It wasn’t a big house but it felt cozy which was perfect. All the wood gave it a warmth that just felt comforting. Maybe I’ll get a dog. I could picture a dog sleeping in front of the fire place, the thought brought a smile to my face.
Walking through with the real estate agent I was already sold but when the lady led me back downstairs and toward what I assumed was the back door it led out to a back deck nearly the size of the living room. There were four Adirondack chairs in a circle facing a little metal fire pit above the chairs was an open pergola strung with glass string light bulbs. I could only imagine how beautiful it looked at night. Standing on that deck felt like a private oasis with no neighbors in sight just the majestic woods surrounding this little log cabin. I was sold. This was my new home.
The next few days were spent with the agent getting the documents and paperwork filled out for renting my new place. I was so grateful to Mary for helping me find this place and she even insisted I use her as a reference on the application. I was excited I could already envision decorating the place and what it would look like once I moved in.
It was partially furnished, there was a four poster wooden bed in the master bedroom with a matching oak dresser and a loveseat and matching chair in the living room. They were Items that the owner had left behind since she didn’t want to move them all the way to her new home. They were nice pieces that were very well taken care of which I was super grateful for. It was a really good start but I would definitely need to get more pieces once I moved in. Mary was already giving me suggestions of places to go shopping telling me about a few good options right here in town.
By Thursday all the paperwork was finalized and I was given the keys, I was so excited. I drove over to the Inn and thanked Mary profusely, she was just happy she could help and knew it would be a good fit for me. She was sad to see me leave the Inn she had enjoyed my company these past two weeks. I assured her I would be stopping by quite frequently and would have to have her and Ralph over for dinner once I got settled.
I loaded up my car with my belongings and headed to my little cabin. Even though it felt like it was well out of the town area it was only a 15 minute drive from the Inn and a 10 minute drive from downtown. It was nice that it was close enough to everything but still had that out in the woods vibe. I settled in quickly that evening. I ordered some pizza and did some cleaning in the kitchen and the bathrooms but everything was pretty tidy already especially for being vacant for awhile. I looked around and made a list of what I would need to finish furnishing the house as well as made a grocery and kitchen essentials list. I had a few boxes to unpack but I decided that would be my plan for tomorrow as well as going to the grocery store and furniture store. I slept surprisingly well that night. It was so quiet and peaceful here. I thought I would have been a little scared in a new house all by myself but I oddly enough felt very safe here.
The next morning I rolled out of bed grabbing my blanket and headed downstairs to make some coffee, I had been pleasantly surprised to find a coffee maker in one of the cabinets also left behind by the owner. Mary was sweet enough to send me off with a basket of coffee essentials; a bag of her favorite ground coffee beans, filters, sugar, creamer packets, stirrers and a mug that read the ‘Calawah Inn’. I smiled at her thoughtfulness it would go perfect with my mug collection that was yet to be unpacked. Mary also stocked the basket with some baked goods to tide me over for a couple days which I was more than excited to dig in to.
After I finished brewing and preparing my coffee I took my blanket and walked out to the back porch. I took a seat in one of the chairs and just took in the beautiful morning. It was still early but the sun was steady rising as it peaked a bit through the clouds. It was pretty chilly, fall was definitely on its way. I wrapped my blanket around me tighter as I took a sip of my hot coffee. I sat there for a while enjoying the peacefulness around me and the sounds of the forest. As I finished my coffee I let my mind wander soon I only had one thing on my mind, Jacob.
We hadn’t seen each other since he gave me a tour around town last weekend and the only talking we had done was when he called me Wednesday morning to let me know my car was done. Mary had driven me over to the shop but when I got there it was just Joe and Josh one of the other mechanics. I had to admit I was bummed Jacob wasn’t there. He had been on my mind pretty consistently over the past week. I wanted to see him again and hang out with him again but I didn't know if he even wanted that.
I almost texted him a few times but chickened out. Other than that one phone call I hadn’t heard a word from him. I didn’t want to come off super eager especially if he just wasn’t interested in being friends or whatever else.. I let out a sigh. I would think over it today and maybe I’d call or text him tonight. With that I finished my coffee and went back inside to get ready and start my day. I had plenty of errands to run but I was just excited to get this house looking like a home.
After I got ready, I grabbed my lists and keys and headed out the door. There was a little second hand furniture store Mary had given me the name of to go check out so I decided to go there first. It was a little storefront with a small warehouse in the back. The lady whose name I learned was Anne, was the very sweet shop owner and I could tell her and Mary were good friends by the way she gushed about her. She let me browse the entire warehouse and even told me there were some extra items around back that were still on a truck waiting to be put into inventory.
There were a lot of nice solid wood pieces that I could refinish, my mom and I had done tons of DIY projects like that when I was growing up. We were never poor but there were some harder times when I was growing up where we had to keep a tight budget so I was taught to be thrifty. I honestly had loved it, working on projects, finding hidden treasures it became our thing. I wondered what she would have thought of Forks, what she would have thought of me moving all the way out here, I just hoped that she would be proud of me and not think I was a coward from running away from our home in North Carolina. I had to shake the thoughts away if I thought about her too long I would be crying in no time, I missed her terribly. Would it ever get easier?
After about two hours combing through the warehouse I found several pieces that has a ton of potential. I found a round walnut dining table with four matching chairs, that was probably the best find since It didn't even need refinishing. I also picked out an off white wooden coffee table that I planned to give a fresh coat of paint to and some new hardware. I also snagged a couple nightstands for the bedrooms, a vanity for the master, an end table for the living room, and a small corner hutch for the dining area. I was so thrilled with everything I found and most everything didn’t need a ton of work, mostly some sanding, maybe some new stain and paint. I could already envision how things were going to look.
Anne tagged everything I picked out and I went ahead and paid for everything. She said she’d have her sons move everything to the back so they’d be ready to be loaded whenever I could come pick all of it up. I was able to fit the two night stands and end table in my little sedan but I was gonna need someone with a truck for the rest of the furniture and some man power…Hmm. Jacob. He definitely has the physique for doing some heavy lifting and Mary did say he had a lot of young guy friends on the reservation that I’m sure could help and at least one of them was bound to have a truck right? With that I made the decision to call Jacob tonight to see if him and some of his friends could potentially help me out this weekend and I would make sure to cook lunch or something for them as a thank you. It would give me the perfect excuse to talk to him again and see him if he agreed…I was already getting butterflies in my stomach just thinking about it.
Before I left the furniture store I made sure I still had enough room for groceries and headed toward the only real grocery/convenient store in town. It was smaller than most of the grocery stores back home but I was able to get just about everything I needed. I’d probably have to make a trip up to Port Angeles soon to find a Walmart to get some house hold items like extra bed sheets, towels, rugs and additional decor. Once I finished at the grocery store I headed back home to unload everything, stock the kitchen and start unpacking the boxes I had taken with me.
I hadn’t brought a ton of stuff from North Carolina most of the items I decided to take besides clothes were family heirlooms or had sentimental value to them. Like my mom and I’s coffee mug collection, some quilts and linens, our family china and some other miscellaneous appliances and cookware. By late that afternoon everything was cleaned up and put away and I was happy with my productivity.
It was a little chilly so I started a fire in the fireplace, I was thankful there was a large pile of chopped wood against the side of the house and for summer camp teaching me how to start a fire. It was a skill that did come in handy, after the fire was nicely going I grabbed my favorite candle and lit it and placed it on the kitchen counter. It was from a local little shop back home that made homemade candles a the scent was called “Hometown” which was supposed to smell like coastal North Carolina. Within a few minutes the warm Sandalwood, beach grass with a hint of sea salt filled the room. I closed my eyes and for a second I felt like I was back home. I felt like any moment I’d hear my mom’s voice. I hadn’t lit this candle since she passed.
I walked over to the couch where I had placed the blanket that was always on her bed. I laid down and wrapped myself in it, I could still smell the faintness of her perfume on it. I inhaled deeply and hugged the blanket close and released all the tears I had been suppressing since I had arrived in Forks. I must of cried myself to sleep because I woke up out of sorts and saw it was now dark outside the only glow in the house coming from the fire which was mostly just embers now and the flickering of the candle in the kitchen. I threw some more logs on the fire and walked into the kitchen and turned on the lights looking over at the clock that read 6:15pm. I should probably make some dinner. First I needed a hot shower thought, all that crying took a lot of out me. I felt emotionally and physically drained. I headed upstairs to wash off the long day.
The hot water felt amazing I took my time and did a little extra pampering, exfoliating, shaving even gave myself a hair mask. I exited the shower feeling like a new woman. That cry was definitely cathartic. I dug out my favorite nightgown, it was my mom’s and when I was little I liked to play dress up in it. It was white cotton with with lace trim around the v neckline and the camisole bodice laced up the front. It had lace appliqué detailing around the waist and down the two front seems and the ruffle hem came right above my knees. It had these romantic vintage vibes to it which I just loved. I grabbed a pair of my coziest socks and threw a chunky oversized cardigan on to keep me warm and headed downstairs to cook some dinner.
I decided on something simple, some pasta with some meat sauce. I started the water and browning some spicy Italian sausage and within 30 minutes dinner was finishing up. I went to grab the olive oil from the cabinet above the stove but I had pushed it back too far when putting away the groceries. Damnit. I grabbed the little folding stool from the pantry and pushed up against the stove. Downfall of only being a little over five foot, you cannot reach anything. I stood on the stool now able to see easily into the cabinet and noticed there was a bottle tucked in the back I hadn’t see earlier, it was a bottle of liquor, whiskey to be exact. Score. I wasn’t a big drinker but I did drink socially with my college friends and my mom had let me have a drink every now and then once I graduated high school. Mostly I just had beer with friends and wine on holidays with my mom but when it came to liquor I was partial to whiskey. That's all my ex had drank, he was a little older than me and already 21 when we were dating so when I hung out with him I’d drink it too, eventually I developed a taste for it.
I figured it must be a sign, after how emotional today got a little drink to take off the edge might be nice. I grabbed a small glass and a few ice cubes out of the ice tray and poured myself a drink. “Cheers” I said to myself in the kitchen and downed the brown liquid. It burned and warmed my insides all at once, I had never heard of this particular whiskey but it was pretty good. I'd have to keep the bottle for future reference.
I refilled my glass and sipped on it while I plated up my dinner. Without my table I’d have to either stand in the kitchen at the counter or sit on the couch. Hmm. Couch it is. I sat down on the couch and turned on the TV, one of the things I had brought from home. There weren't a ton of local free channels but I was able to find some sitcom that seemed alright enough. I’d have to check out cable providers and see what was available out here. I didn’t watch a ton of TV but there were few shows I liked and I enjoyed having it on in the background sometimes.
After I finished eating I put away the leftovers and started cleaning up the kitchen. I shrugged off my cardigan while I rinsed dishes to put them in the dishwasher. Between the fireplace roaring nicely and the second glass of whiskey I was toasty warm. Once the kitchen was back in order I grabbed my cell to head outside. Now that I had a little extra liquid courage in me I needed to call Jacob before it got too late…
I stepped out and was hit with a brisk breeze. Ooh shit it’s a little cold. I ran back in and grabbed the blanket off the couch since it would cover more of me than my cardigan would and walked back out the back door. Much better. I walked over to the railing and sat down my phone and whiskey glass. It was definitely colder tonight but the chill in the air that was kind of exhilarating. I wrapped the blanket tighter over my bare shoulders and looked out into the dark forest as I stood on my back deck.
The sounds of wind in the trees was comforting, I looked up past the lit string lights and noticed the moon peaking out from behind some clouds. I looked like it was almost a full moon. It really was beautiful here. Okay enough stalling. I picked up my cell and stared at it now feeling nervous again. Come on now or never. Maybe I could just text him? No no I was asking for a favor the polite thing to do is call him. I scrolled down through my contacts and once I was on his number I pressed the green button. Here goes nothing.

the wedding date
part 2 of the percabeth fake dating!au. enjoy!
chapter 1 | ao3 | ffnet
~
chapter 2
Annabeth had fully intended on being the one to drive from the train station to the wedding venue, but their rental car had ended up being a vintage stick shift convertible, which she did not know how to drive. Percy, ever the gentlemen, took the wheel as Annabeth guided him through the twists and turns of the Montauk backroads.
By the time they had gathered their luggage and figured out the car situation, the sun had long set. Annabeth was quite enjoying the way the cool night air whipped through her curls as Percy drove. June weather was much more bearable outside of the city.
“It’s that turn up ahead, at the hill with that big pine tree.” Annabeth guided Percy as he switched his headlights to bright.
Percy turned onto a gravel road, the headlights illuminating a worn wooden sign.
Camp Half-Blood.
“So this is where the wedding is going to be? A summer camp?”
Annabeth nodded, gazing up at the pine tree. “Yeah, we all used to go here. Every summer since I was seven. It’s where Jason and Piper met, it just seemed right.” Her voice softened, “And all of our friends are coming back like a big reunion. That’s why we’re here a couple days early, a couple pre-wedding festivities at our favorite place.”
Annabeth breathed in the sweet air (from the strawberry fields at the back) that reminded her so much of her childhood and happiness and home. It was perfect that her best friend was going to get married to her other best friend at their favorite place in the whole world. Annabeth smiled. She almost didn’t mind she had hired a stranger to fake date and that she had brought him to her said happy place.
“You can park there,” Annabeth said, leaning forward in her seat and pointing ahead. She was getting so excited. Lights from windows shone up ahead out of large, blue house with white trim and a wraparound porch. “It’s called the Big House.”
Annabeth was already unbuckled and out of the door before Percy even put the car into park. He watched as she up bounded up the front porch steps.
“Annabeth, my dear! How are you?”
In the darkness of the evening, Percy hadn’t noticed a man in a wheelchair sitting on the porch. Annabeth threw her arms around him, “Chiron!”
“Was your train delayed? We expected you ages ago.”
Percy walked up the steps to the pair as Annabeth recounted their journey. Annabeth turned to face him. He couldn’t help but notice the smile that had broken across her face as soon as Annabeth had seen the man. Percy also noticed the smile flicker when her eyes rested upon him. “Chiron, this is my, er, boyfriend, Percy. Percy, Chiron is our old camp director.”
Percy shook his hand, “Nice to meet you, sir.”
“You as well, great to meet you, Percy. Is that short for Perseus?” Chiron had a kind face and crinkles by his eyes. It was the face of someone wise.
“It is, sir. My mom picked it. She liked his story.”
“It’s the name of a hero. Perfect fit for someone for our Annabeth.”
Annabeth scoffed, “Chiron, stop.” But Percy heard nothing but affection for the man in her voice. “Where is everyone?” She asked, following Chiron into the Big House as he wheeled inside. Percy followed.
“I’m afraid everyone retired right after dinner. A long, tiring day of traveling for most of them. Not to worry though, you’ll see everyone at brunch. The Romans arrive tomorrow morning.”
“The Romans are what Chiron calls the campers from our sister camp, Camp Jupiter,” Annabeth explained as Chiron lead them into what Percy assumed was the camp office. The walls of the office were covered in photographs, some yellowed with age and some clearly taken on smart ohone cameras, of kids dressed in orange T-shirts—images of bonfires, archery, games in the woods, swimming in the lake. Percy studied them as Chiron rummaged around a drawer of what sounded like keys.
“So I’m in Cabin 6 I assume, Chiron?” Annabeth leaned on the desk, “And Percy in one of the guest rooms here? Or in Cabin 11? ” She turned to him. “Sorry, Percy,” Annabeth said, lightly, “camp rules. No significant others in the same cabin.”
“Actually, Annabeth,” Chiron said, “Since the regular campers are off this week on their field trip in the city, we were able to make some special arrangements for the wedding. You’re all adults now, after all. He held out his hand with a bronze key on a ring with a ‘3’ painted on a seashell keychain. “I had the staff set up Cabin 3 as a guest room for you.”
“Oh,” Annabeth said, “Um.” She stared at Chiron’s open palm for a moment before taking it from him, “Great. Thank you.” She made brief eye contact with Percy. “Let’s go then.”
“Goodnight, Annabeth. Nice to meet you, Percy. Get some rest tonight, full day tomorrow!”
Percy walked back over to the car to unload their luggage. He lifted his duffle bag onto his shoulder. Annabeth reached for her suitcase, but Percy hoisted it up as well, “I got it, just lead the way.”
Camp Half-Blood was a beautiful space, and it was a beautiful, perfect summer night. As they walked to the edge of the hill that the Big House sat on, Percy could see the moon sparkling off the waves of the Long Island Sound. Below the hill, in the valley, Percy saw a U-shape of twelve cabins of all different shapes and sizes, and, at the tips of the U, a couple smaller cabins.
“The first twelve are the original ones from when we attended here. The minor ones on the end are new. For all the new campers.” Annabeth pointed to the first cabin on the left arm of the U, “That’s the one we’re staying at.” She led Percy down the path into the valley
“Cabin 3,” Percy read aloud the sign on top of the cabin as Annabeth unlocked the door. Contrary to the two-story cabins next to it, Cabin 3 was a long and solid and looked like it belonged at the edge of a beach. The outer walls were a rough gray texture with seashells embedded in the exterior. Annabeth pushed the door open and Percy followed her inside with their luggage.
“Wow.” They both said at once.
The inside was dark and cool, the walls made out of an abalone looking material that almost seemed to glow. There was a fountain of a fish that bubbled in the corner, various dressers and nightstands, and a single queen bed with the headboard against the wall.
Annabeth eyed the bed. “No one really ever stayed in this cabin when we went here. This is actually the first time I’ve been inside. I thought every cabin had bunk beds.”
Percy had tossed his duffle bag onto the ground, already beginning to unpack his clothes into a dresser while Annabeth surveyed the room. “It’s nice. Do you mind if I use the bathroom first?”
“Go ahead.”
“Are you a morning showerer or a night showerer?”
“Um, night.”
“Perfect! I’m a morning showerer.”
Annabeth was slightly annoyed at how chill Percy was when almost every word they exchanged had her flushing.
When Percy came back out of the bathroom, teeth brushed and in pajamas, Annabeth was almost done constructing her Great Wall of Pillows down the center of their bed. He stared at it.
“I just thought that, there’s only one bed—” Annabeth started.
“No, no,” Percy said, “This is fine, whatever you’re comfortable with.”
He shoved his dirty clothes into one of the empty drawers before sitting on the edge of the bed.
“Also,” Annabeth said, “Before I forget.” She walked over to his side of the bed and handed him a thick envelope, “Two thousand dollars. It’s all there.”
Now it was Percy who was blushing. “Thanks.” He took the envelope from her and shoved it into his bag.
“Aren’t you going to count it?”
“I trust you.”
“Oh, well, okay.” Annabeth stood in front of him for a moment. “I’m just gonna shower then.”
This was definitely one of the top five longest showers Annabeth ever took. The bathroom in their cabin only had a single shower, toilet, and sink—unlike Cabin 6 from her childhood that had a communal bathroom with many stalls and showers and a line of sinks to accommodate all of her bunkmates.
She let the steam and hot water wash over her, desperately trying to wash away the nerves and guilt and overall queasiness from this whole situation. Percy was a great guy, and she felt so far that she could rely on him this weekend. But just the thought of seeing Luke at all even with her fake boyfriend as a shield…
When the water started to run cold, she stepped out to dry off. Her lemon scented shampoo made the bathroom smell pleasant and familiar.
After she completed her hair routine and hung up her outfit for the morning, Annabeth stepped back into the main cabin. The fountain still bubbled in the corner.
Percy was passed out on his side of the bed, already gently snoring. His arm was draped over the pillow barrier and spilling over onto her side. He looked so peaceful, his face completely relaxed and innocent in his slumber. Annabeth wanted to reach over and brush his dark curls away from his face. She suppressed the urge as she gently peeled back the covers and slipped into bed, softly nudging his hand back over to his side.
Percy mumbled, tossing over onto his side. Annabeth gulped. He slept shirtless.
This was going to be an interesting weekend.

For the fic thing, how about how, in the canon, their first kiss would happen? Of course if you have already done this or don’t want to that’s okay. I hope you have a great day. Btw I really love your writing and it has been an encouragement for me to get out of my writing slump.
AAAAAAAAHHHH thank you so much omggg that's so nice to hear!!! Of course I will write it!! You were actually my first request but I was at a stage where all I could writ was angst ijdiwedde. So here you go!! Hope you guys like it!! I only just got out of my confinement period for training so I may be kinda rusty ^^;
At 15, that’s when they first met. They had been bypassing one another in the school halls, neither really taking note of the other as they stroll towards the cafeteria, one in a small group, the other alone. Hizashi briefly remembers sparing the quiet boy a glance, curiosity in his bright green eyes as he took in the seemingly unmotivated, slouched posture that he’d adopted. The blond wondered why did he choose to join the school if he had been so unenthusiastic about being here. But the moment passed fleetingly, and soon he’d thrown all thoughts of the other student to the wind and never looked back.
At 16, he met the boy again. This time, instead of watching with sympathy in his heart from the spectators’ stand down into the arena as the boy was unfairly matched up against a student whose quirk everyone else envied, Hizashi’s standing across him in the semi-finals of the annual sports tournament. Before, he’d never paid much heed to the gossip revolving around a certain student, only knowing that this opponent takes from others. Now, he knows what exactly it is the other boy takes, but still it wasn’t enough. He’s defeated after a challenging scuffle, quirkless and inexperienced in the art of close combat. The blond accepted his loss, and with a new conviction in his heart and an admiration of this boy whose name he now knew to be Aizawa Shouta, he thanked the other for the fight, and left the arena. No one cheered louder than him when the dark haired boy received the first place, a dark horse from General Studies no one expected to win.Aizawa Shouta joined Hizashi’s class that same year.At 21, both of them were practically inseparable. Completing their studies together in the same university, they proceeded to fulfill their hero career, stowing the license they had fought tooth and nail together for back in highschool in their wallets carefully. They’d gotten an apartment together, having decided it would be more convenient, cheaper, on their finances. This way, they wouldn’t have to crash the other’s house whenever there was an injury that needed treatment for, or let their own rentals go to waste as they spend more time at each other’s place than their own. Hizashi was ecstatic when Shouta agreed to his preposition, bouncing on his feet and giving the shorter man a big hug, of which Shouta never did complain about. They got their first shared apartment keys about two weeks later. At 23, Hizashi realised he’d fallen in love with his best friend. Or rather, had always been in love with him. Relationships after relationships, break ups after break ups, Shouta had always been there through it all. He’d seen it all. As Hizashi laid his head on the underground hero’s lap while they laugh together at the television screen, he wondered just why was it he’d never noticed that everything he’d ever wanted was within his grasp. He wondered if Shouta felt the same, if he shared the same adoration, admiration, care for the blond as he did him.He wondered if it was too late to confess, too arrogant of him to assume Shouta may return the sentiments. His mood dropped slightly, and Shouta must have felt the shift, because there was now a hand in his long, blond hair stroking his head gently. Hizashi’s heart tightened. He wanted this. He’s 25 now; a lot has changed since the beginnings of their heroing days. Hizashi is now a teacher and a radio show personality in addition to being a hero. His jobs are hard on his time, but eventually, he’s worked out a schedule that puts less stress on himself. A more organised schedule also means more time with Shouta.Shouta…Hizashi chews on his bottom lip as he thinks of the other man. Shouta is a full-time underground hero, and the workload is ridiculous. He’s taking on cases after cases, investigations that doesn’t go under the public eye because they are far too secretive to be shared like that. His quirk is in high demand by the police force, and Shouta’s never one to turn down an ask for help.
They’re in their apartment right now, Hizashi wrapping soft, white bandages around a particularly bad cut that probably required stitching, but Shouta insisted on not going to the hospital. This has become somewhat of a norm, a norm that worries Hizashi to no end. The injuries that come with his job are endless, and the insomnia that comes with Shouta’s hyperfixation on his work is concerning. He’s always tired, in a perpetual state of exhaustion as he never eats well, sleeps well, and he wouldn’t if it had not been for Hizashi.Hizashi himself is tired, so tired. Coming home from work each day is like Nirvana to him, as he tosses aside his hero gear and lets his hair out of his signature hairstyle, finally letting himself relax as Yamada Hizashi. “Eyes closed,” the blond instructs, lifting himself into a straighter position as he pushes Shouta to lie back on the couch, and the other man obediently slides his eyes close. He has a cotton swab in his hand, ready to disinfect the nasty looking cut on his left eyelid. It’s swollen and red and inflamed, and Hizashi cringes as he applies the alcohol on the wound, watching as Shouta flinches a little from the pain before relaxing. The blond finds himself spacing off as he stares into Shouta’s face. He looks so at peace; he only ever looks this way around Hizashi, he takes note with a sense of pride, knowing that Shouta trusts him more than anyone else. His face is youthful, boyish, even with the stubble that the man lets grow, the dark eye circles underneath his eyes. His hair is getting long, gorgeous natural waves that frames his face and shoulders beautifully. Hizashi loves hair, that’s why he takes such good care of his own, that’s why he insists on taking care of Shouta’s too.“I’m done.”The man’s eyes slowly open, and the dark orbs gaze into his own sleepily, a hint of gratitude in them. “Thanks,” he mutters, making no move to stand or leave. As if he’s waiting for something. It’s probably all a figment of Hizashi’s imagination, but he looks as though he’s waiting for a kiss. Years of pining, years of wanting the other comes crashing down on him, and suddenly, he feels a need to act on his emotions. He wants to have this; call him selfish, but he wants Shouta for himself. He wants to have the other for himself just as much as he wants to give himself to Shouta.“Shouta…” Hizashi starts, mouth drying up slightly as he swallows, trying to keep his emotions at bay, because he feels like he just may cry with how much he wants the other, loves the other. “Shouta, I love you.”When he opens his eyes, Shouta is staring at him in shock, eyes wide and lips slightly agape. At first, Hizashi thinks he’s fucked up, that he’s destroyed this balance that they have and chased the other away. But then a hint of pink creeps up on the shorter man’s cheeks, before it blossoms into an adorable shade of red that answers everything.“Hizashi, I… Why?” “Do i need a reason to love you?” Hizashi asks. “Because if you need to know, I can go on for days, list off everything about you I love, every little moment with you that makes me want you more, every single second that makes me want to give you the world.” He stops to breathe slowly, and he slides a hand out to cup Shouta’s cheek in his palm, tentatively at first, but his action gains confidence as Shouta seeks out the warmth, leans into him as if he wants more.“I love you, Shouta,” the blond repeats tenderly, eyes tearing slightly from all the emotions he’s feeling; it hurts, how much he love the other. He’s caught off guard when Shouta shuffles in closer, a hand on his face that mimics his hand as a thumb caresses his cheek softly. The man leans in close, resting his forehead against Hizashi’s; he can feel the light fluttering of Shouta’s thick lashes against his skin, ticklish but welcomed. Without a moment’s waste, Hizashi cups the other side of his face and pulls him in closer. Their lips meet in the most perfect way, and Hizashi wishes this moment could stay forever. At 25, that’s when they first kiss.

RED || 02
Genre: humor, jimin x jungkook for now, angst, fluff, humor
Summary: Life is weird. Jungkook works as Jimin’s niche porn photographer and finds it difficult to remember that the he’s only flirting with the camera. Namjoon despises the world of big business but works as a manager for an international corporate company and hates it (cruel irony, he says). Yoongi is just a typical IT guy who has a secret he’s never told anyone, which is totally typical. Hoseok and Seokjin work at a retirement home, from which they one day bring back some random volunteer with fiery red hair who may or may not change everything.
Warnings: language, crude humor, pining

As it turns out, hot-Taehyung who volunteers at the retirement home isn’t terrible. At least, not more terrible than any of Jungkook’s other friends, who are pretty much only mildly awful. But that’s a whole different conversation. Taehyung seems nice and rather interesting. He laughs at Jungkook’s lame jokes, watches anime, still collects Beanie Babies, and has somehow (for whatever goddamn reason) made it through reading the entirety of both Ulysses and Moby Dick— twice. As if once or not at all wasn’t enough.
Jungkook learns all of these things over the course of their impromptu three hour hang out, which ends abruptly and disappointingly (though he’d never admit it out loud) when Hoseok comes home on his lunch break to unlock the apartment door, apparently having been informed about the situation. Taehyung says goodbye so he can get ready for his volunteer shift and leaves Jungkook to wallow in a Jimin induced sorrow by himself again.
To keep busy, Jungkook attempts to read Ulysses because it’s free online, now in the public domain, but gets about three pages in before closing the tab on his phone and returning to his Harry Potter TV marathon.
Jungkook tries not to acknowledge the fact that he’s glad Jimin isn’t the one who came to let Taehyung in first.
An hour or so later, the jingling of keys is Jungkook’s only warning that someone is home. Yoongi yawns as he walks through the door and gracelessly kicks off his shoes. His tired gaze is practically blind to Jungkook, sweeping over him with nothing more than a nod of acknowledgement.
“Poor Yoongi, so sleepy from turning off and on computers all day,” Jungkook coos, getting up and walking over to put his hands on the older boy’s shoulders to bodily steer him sideways toward the kitchen.
“Fuck you.”
“Fuck you too,” Jungkook coos, laughing fondly and sitting him down at the small island. “What would you like to eat?”
“What do we have?”
“Instant noodles.”
“And?”
“Instant noodles.”
Yoongi narrows his eyes, lips caught between a sleepy pout and a suspicious frown, “I just bought stuff for stir fry.”
“Yeah,” Jungkook smiles innocently. “But that actually requires effort?”
“You little shit.”
“Your little shit,” Jungkook corrects and walks over to the cabinet to grab one of the styrofoam containers. “I’m your best friend and you love me, even if you won’t say it. Oh, we actually don’t have any more instant noodles.”
“So we’re out of the one thing on your menu?”
“Yes, but you’re in luck. We have a sudden new addition. How does a frozen burrito sound?”
Yoongi snorts.
“How are you even alive? With all the crap you eat.”
“That’s a good question,” Jungkook says as he opens the freezer and looks inside. “I can make a pizza instead? That’s like a whole meal. Carbs, dairy, meat— this one has olives on it. That’s like a vegetable.”
“It’s a fruit.”
“An olive… is a fruit?”
“Yes.”
Jungkook stares at the little black circles on the pizza. Weird. He’ll need to have a soft existential crisis about that later.
“Okay so pizza it is.”
Yoongi sighs heavily as he gets up and walks over to the fridge, bumping Jungkook out of the way with his hip. The younger boy laughs and moves away without complaint. He’ll take a free meal any day.
“You are literally useless…” Yoongi grumbles as he stirs the frying stir fry, but Jungkook knows he doesn’t mean it. Yoongi is all bark and no bite. Except when he actually bites, like that time when Hoseok tried to get him to hold the rental parrot at the karaoke bar. “… can’t even make a goddamn— fuck.”
Yeah, he’d been tuning Yoongi out, but the loud curse gets Jungkook’s attention, yanking him away from the vivid memory. His gaze cuts to Yoongi’s finger where he’s sucking at it, a burn from a slip of the hand no doubt. Jungkook reacts without question, without having to be told. He doesn’t joke around when it comes to injuries, no matter how small.
He pushes away from the countertop where he’d been leaning, going over to the stove where he flicks off the heat and tugs Yoongi away by his free wrist, leading him over to the sink. It requires a little prompting, like trying to get an angry, terrified opossum out of a corner, but it only takes a few seconds to coax Yoongi’s finger out of his mouth and into the stream of cool water. It’s not a bad burn, thankfully, but that doesn’t mean he’ll just stand by idly.
If Jungkook has learned anything about his friend in the years they’ve known each other, it’s that Yoongi hates being reminded that he’s human. He dislikes pain, sleep, hunger, really anything that draws him away from his job, his phone, or his computer (which is ironic because he’s actually a decent cook). He has always been like this, at least to Jungkook’s knowledge. What he does all day on these devices (besides sending anonymous memes to his supervisors and telling people to turn off and on their computers) is still a mystery. Jungkook figures that if Yoongi wanted to share, he would. He respects people’s privacy like that, though Seokjin just calls Jungkook lazy.
But when something like this happens, when Yoongi has to take time out of his schedule to take care of his body, he’s usually kind of bad at caring or remembering or not panicking. And that’s where Jungkook comes in.
“I’m going to go get a bandaid, just keep that— Yoongi— keep that under the water,” Jungkook pries the older boy’s finger away from his mouth and puts it back in the sink. “Stay.”
“I’m not a dog.”
“Stay, please?”
Yoongi only grumpily huffs in acknowledgement, but when Jungkook comes back with some ointment and a store brand bandage, he’s still obediently got his hand under the faucet. A pat dry, dab of antibacterial medication, and patch up later, Jungkook steps back to examine at his handiwork.
“Looks good to me.”
“Thanks, Kook,” Yoongi mumbles, lip twitching in displeasure, probably from the pain.
Jungkook waits a beat for comedic effect, “So I’m not literally useless, right?”
“Fuck you.”
“Boo, you already used that.”
Jungkook helps Yoongi finish making dinner, much to the older boy’s unexpressed surprise. It’s not that I’m switching points of view here, it’s that Jungkook doesn’t usually do the whole “cooking” thing. It’s his fear of Yoongi accidentally injuring himself again that has him stepping up, plus his desire to be a good friend and decent human being.
They end up eating the stir fry with Namjoon, who comes home suspiciously close to the completion of the cooking process. They make smalltalk around the table, discussing work, personal lives, and Namjoon’s most recent tarot card reading. As he starts explaining, Yoongi miraculously refrains from giving him a hard time.
Jungkook doesn’t understand most of what’s being said, but the word “Death” definitely catches his attention. A queasy, heavy feeling naturally settles in his stomach though it’s quickly dissipated upon hearing the explanation, “Death is about endings and beginnings, change and transformation.” He’s never been sure if he believes in tarot cards and that kind of stuff, but Namjoon believes it, so it’s hard not to be at least somewhat convinced. After a few more cards he loses interest again, not seeing how this is going to affect him considering it’s Namjoon’s reading.
He idly wonders if Jimin is home yet.
Jimin walks into an empty house, but he’s expecting it. Hoseok and Seokjin are out getting drinks, which isn’t half as wild as it sounds. They occasionally go to this restaurant downtown to have non alcoholic beverages and talk about work, primarily about how scary Ms. Piper is. Jimin doesn’t understand how an old lady can be so terrifying to someone like Hoseok, who everyone loves (even when he’s trying to kill them over stolen food), but he can understand needing to vent after a long shift. He wishes he had that luxury right now, but he’d be talking to the walls which, in this case, aren’t too great at listening. They only seem to be interested in him, proverbially speaking, when he’s got a… companion over.
Tossing his keys onto the side table near the door and deftly kicking off his shoes, Jimin rubs his stiff neck muscles as he makes his way past the kitchen to his room. When they moved in, Hoseok and Seokjin had been kind enough to offer him the master suite because of his occupation, leaving enough space for the couch and any lights or other equipment needed for adequate filming. This led to his door being right off the living room, which means it’s so easy to pause and glance at the couch before going inside.
He doesn’t know when Taehyung is supposed to come back, but Jimin won’t lie. He’s (trying not to be) excited. Of course, there’s always the possibility that nothing will happen. Maybe Taehyung wouldn’t be into a hookup when he’s staying on their couch. Maybe he isn’t into Jimin. Maybe he isn’t even into guys.
But that’s the fun part, the possibility that he would be willing to try.
Jimin resists the temptation to just flop onto his bed and scroll through Twitter. He can at least take off his work clothes. He deserves that much. One pair of sweatpants and a threadbare T-shirt later, Jimin rolls onto his bed with a quiet groan. Numbers flit around behind his eyelids as he closes them, a side effect of being an anonymous accountant in a large company. It takes some effort to dispel the figures and formulas, effort that’s ultimately wasted as they crowd back into his mind moments later. Deep breath. His stomach growls, but he can’t be bothered to get up. Seokjin might make him food later if he asks very, very nicely. Or what if he called Jungkook?
No. That’s cruel. That’s abusing his friend and Jimin knows it, so he banishes the thought as soon as he has the self control and clarity of mind to refute it.
His phone pings from where he set it on the nightstand before he changed clothes. Rolling onto his side, curling into the fetal position, he winces when he sees the contact name. It’s a private message, not part of the group chat.
Jungkook: [8:20 pm]
Hey
Jimin: [8:20 pm]
Sup?
Jungkook: [8:21 pm]
Just sent you an email with the pics
Let me know if any need to be touched up
Jimin: [8:21 pm]
K thanks~
Jimin opens his email and looks through the pictures. It’s amazing, what Jungkook can do with some good lighting and heavy editing. Granted, Jimin has close to no idea what goes on after he stops posing. He’s never asked and Jungkook doesn’t tell him. All he knows is one day, they’re working on a shoot, less than a week later there are photos in his inbox, and they are always breathtaking. It’s not an ego thing, namely because Jimin knows he doesn’t actually look that good in person.
It’s just easy to get distracted by the fairy prince in some far away forest lounging on a couch, eyes heavily lidded in a perpetual “come hither” stare. He might’ve found it objectively pretty, maybe even seductive if he wasn’t so busy being disgusted.
Jimin: [8:24 pm]
They look good Kookie
Thank you
Jungkook: [8:26 pm]
Anytime. Hungry?
Jimin’s throat pinches a bit and he’s not sure whether it’s due to guilt or excitement, but he reigns his emotions in, just in case it’s the latter.
Jimin: [8:26 pm]
Why?
Jungkook: [8:27 pm]
Yoongi made stir fry
A small smile tugs gently at the corners of his lips, tugging equally at his heartstrings. Jungkook is the sweetest boy. He always has been. Kind, considerate, respectful. Even when Jimin teases him, he endures it like a good sport, often times just blushing or laughing along. Jungkook always takes care of him. Always. So he hesitates, caught between doing the right thing and what his body wants him to do. Both choices feel egregiously wrong.
Jimin: [8:28 pm]
Thanks Kookie but I think I’ll pass :)
I’m just so sleepy from work
Jungkook: [8:28 pm]
Okay no worries haha
Rest well and don’t forget to eat
Jimin takes a deep breath and sets his phone aside. Maybe he should’ve said yes. Hanging out with his friends might’ve helped, but now that he’s in bed, he doesn’t want to get up. Not even an explicit offer of rough couch sex with hot-Taehyung would do it. Well, Seokjin’s homemade soup might coax him, but Seokjin isn’t here right now. No one is. It’s just Jimin.
Always just Jimin.
It’s around midnight that there’s a knock on Jungkook’s door. Thankfully, he’s neither sleeping nor masturbating. He’s putting together a backdrop for Jimin’s next shoot, which will take place when Jimin’s boss gives them the go ahead, but he likes to be prepared.
Jungkook grunts in response, figuring it’s Namjoon wanting to tell him to pick up a stray dirty sock from the bathroom because he does that at odd hours of the morning sometimes and “I’ll be damned if I have to pick up your random sketchy socks all around the house” to quote him directly. The door opens.
“Hey, you up?” A deep voice, but definitely not Namjoon’s.
“Yeah,” Jungkook swivels around in his office chair to face Taehyung, surprised and a little nervous. He bites back the first two questions on his tongue: What’s he doing here? And: Is everything okay?
“Oh good I was afraid you were sleeping,” Taehyung sighs in obviously relief, leaning his shoulder lightly against the door frame. He’s still wearing his uniform from the retirement home, volunteer tag and all. He looks ridiculously good in navy blue scrubs and it’s obvious why Seokjin added on the “hot” qualifier when first talking about him. He continues, “You look like you’re almost ready for bed but do you maybe want to go get a doughnut with me?”
“A doughnut?” One of Jungkook’s eyebrows shoots up in curiosity.
Taehyung laughs lightly, quietly, “I know it’s a bit late for that so if you don’t wanna go, no hard feelings. I just got back from my shift and I wanted something sugary to eat but everyone else was asleep upstairs and Yoongi said you might be awake—”
“Yoongi answered the door?”
This question serves two purposes. One, confirming Taehyung didn’t just break in through his bathroom window or something. Two, it’s a self-diversion for the question he really wants to ask: why me? Taehyung probably has other friends aside from Seokjin and Hoseok, why choose someone he practically just met?
“Yeah. He was up watching a movie.”
“Oh, cool. Sure we can get doughnuts. Let me just…” Jungkook gestures down at his boxers. “Get dressed and stuff.”
“No rush. I’ll be in the kitchen,” Taehyung nods, seeming completely unbothered by any of it.
As soon as he’s out of sight, Jungkook closes his door again, slipping into some sweatpants and a hoodie. It isn’t too cold out yet, but one can never be too sure. He’d rather be warm and take off layers than be freezing and have nothing. Though, being hot and having no more layers to take off is pretty miserable too— concentrate.
He grabs his wallet and stuffs it, his phone, and his keys in the hoodie pocket, then goes to find Taehyung. He’s right where he said he’d be, in the kitchen, trying to balance a spatula on his index finger. Granted, he hadn’t said he’d be doing that, but anyone who’s read Ulysses and Moby Dick twice for fun is capable of anything. They’re obviously chaotic evil, or at the very least chaotic neutral.
Taehyung catches the spatula in his free hand as it falls, the action calculatedly effortless.
“Ready to go?”
Jungkook nods, watching him put the spatula back in the chipped ceramic pot that holds all four of the still functioning cooking utensils in the house. He hopes Taehyung didn’t drop it at any point. With a wave to Yoongi, who might be dozing on the couch or completely alert (it’s always hard to tell with him), the two boys head out.
“My car’s that way,” Jungkook points, but does a double take as Taehyung turns in the opposite direction.
The boy with the fiery red hair laughs brightly, pausing and gesturing for Jungkook to follow. His voice is soft and still surprisingly deep for his smile, “It’s just down the street. We can walk.”
“Okay but didn’t you just finish working a six hour volunteer shift?”
“Yeah, so I’m the one who should be complaining,” Taehyung says this teasingly.
“I’m not complaining,” Jungkook grumbles, but he doesn’t even try to suppress his smile. They walk in silence for a minute or two before he realizes he’s just been following without question or comment. Time for those good conversation skills he definitely has. “You know where we’re going right?”
Taehyung pauses and turns to look at Jungkook, who had been a few steps behind him, “What? I was following you. Just kidding don’t look at me like that. I totally know where we’re going.”
Jungkook joins in with Taehyung’s laughter, though the former’s is notably quieter.
“I just wanted to make sure so we didn’t get lost or anything.”
“Lost? But you live right back there.”
Jungkook shrugs, “Doesn’t mean I know where I am all the time.”
“Dude. How do you-?”
“I know,” Jungkook scrunches his nose, cutting off Taehyung’s inquiry, but allowing him to giggle instead. “I just kind of drive to wherever I need to be and then go home. I don’t usually explore much.”
Taehyung continues walking, an easy, amused smile having slid onto his lips, “Aren’t you a photographer?”
“Yeah.”
Jungkook can tell he’s about to get lectured, but he doesn’t mind. Something about Taehyung just reads as “old soul.” Despite his awful choices regarding tea and literature.
“Don’t you kind of need to be… out and about exploring for that?” He turns to Jungkook and arches an eyebrow. “Like, I’ve heard people say photos sometimes take the whole day to set up and find the perfect moment or whatever.”
Jungkook had heard that a lot too, and considering how much time he spends setting up Jimin’s photos, he can almost say he adheres to that philosophy.
Taehyung continues, “But I think good photography can also happen in an instant, like some random moment in a random place, yknow? Spontaneously.”
Almost as quick a camera shutter, an image flashes behind Jungkook’s eyelids. A smirk. A smile. A laugh. All caught spontaneously.
Those pictures are indisputably his favorite.
He doesn’t know what to think, so instead of admitting anything, he lets out a quiet, amused huff and says, “Seems like you know a lot about photography.”
“Oh I actually know close to nothing about it.”
At least he admits it.
Taehyung presses the button for the crosswalk, despite there being close to no cars on the street. Maybe he’s stereotyping hard, but Jungkook pegged him as the type of guy to just cross. Maybe without looking. Taehyung seems like that kind of ballsy, doesn’t give a shit person, but maybe that’s simply because of his dyed hair, and maybe he’s not like that at all.
They wait for the crossing light to come on before the conversation continues.
“So what’s your favorite thing to take pictures of?”
Jimin. Not that… he’s a “thing.”
Jungkook hums, stalling for time to come up with a decent answer, “Since it’s kind of my job, whatever’s popular at the time—”
“That’s an awful answer.”
Welp.
“What are you passionate about? I mean c’mon,” Taehyung pauses as he opens the door to the 24/7 doughnut store and gestures for Jungkook to enter first. “You literally have someone’s dream job.”
Jungkook fidgets a bit as he steps inside, fingers folding over the sleeves of his hoodie to press it into his palms. The weight of his wallet, phone, and keys hanging low against his stomach, almost at his crotch is awkward and makes a lump that looks too malformed to actually be a boner.
“I guess—”
“Don’t guess.”
The store smells like stale doughnuts, the ones in the cases likely made this morning. It’s underscored by a layer of too-sugary frosting or glaze or whichever the machines last ran, but what’s a doughnut without that? Besides, the stale sugary smell is typical of a place like this, a slightly dingy, nondescript Coffee & Donut (yes spelled like that and singular) shop that’s known more for its Donuts than Coffee despite the order of the words on the sign.
“People. I like taking pictures of people. Candid shots.”
“But isn’t there like a whole thing about consent?”
Jungkook’s cheeks suddenly feel very warm, “Yeah, which is why I don’t do it.”
Taehyung leads the way to the counter, much to the obvious displeasure of the (approximately) nineteen year old (maybe) college girl working behind the register. As is standard of all night shift employees, she clearly doesn’t want to be here, is probably on her fifth cup of cheap break room watered down coffee, and is likely running on a granola bar she ate six hours ago.
There’s a sign on the tip jar that reads: Just the tip.
Inappropriate enough to be appropriate for the night shift, Jungkook thinks.
They order their doughnuts, two for Jungkook, two for Taehyung, and a chocolate milk for each because why the heck not? They’re feeling wild. Once they’re settled at a table in the far corner of the shop and the female employee has disappeared into the stockroom to text or play games on her phone, Taehyung washes down a rather huge bite (even for Jungkook’s standards) with a swig of said milk and asks, “So is that why you do porn? Because you like taking pictures of people?”
Jungkook chokes, unsure if he’s surprised at the question itself or Taehyung’s casualness about asking, “I— I mean, I don’t know?”
Someone must have told him about the shoots. Probably Jimin. But when would that have happened?
“You don’t? How can you not know something like that?” he inquires with a straight face.
If there’s any judgment in his voice, it has nothing to do with the porn aspect of it.
Taehyung continues after a moment, a smirk slowly curling up the corners of his lips, “Or do you do it because you have a thing for Jimin?”
“I don’t… have a thing for him,” the hesitance is damning, even to his own ears.
Taehyung takes another bite of his doughnut, which consists of him stuffing the entire rest of the second half into his mouth. Naturally, he needs to chew this, which means the prolonged silence sits heavier over them than Jungkook’s overstuffed wallet, phone, and keychain with too many keys and charms sitting uncomfortably against his crotch. So like, really uncomfortable with zero boners.
The boy with the fiery red hair currently not held up by the faded navy blue bandana abruptly starts laughing. It’s not at Jungkook’s expense, he thinks. At least it doesn’t sound like it is. His reaction is lighter, quieter, and more “I’ve just confirmed your crush on the dude who wanted me to boink him or for him to boink me, I’m not quite sure,” which is very specific but highly accurate.
“You don’t have a thing for him. Right. Uh-huh. And I didn’t just inhale a glazed doughnut.”
Jungkook tries to find something to defend himself and settles on like, The Worst thing, throwing a crumpled napkin at Taehyung as if to say: I have resorted to the absolute minimal amount of physical violence to distract you.
He tries to save the retaliation by saying, “Technically, you didn’t inhale it. You took two bites.”
Taehyung laughs harder, dodging the napkin easily, but to Jungkook’s relief it seems he’s stopped the teasing for now.
“Touché. But really, I’m curious. Why shoot porn with one of your friends?”
Jungkook shrugs, “I needed to work on my portfolio.”
“Could you say you needed to make it… thicker?”
Jungkook has to swallow his bite quickly before he chokes from laughing.
“You can’t make a dick joke while I’m eating a maple bar.”
“Says who?” Taehyung ask, seeming very satisfied with himself.
“Fuck, just…” Jungkook takes a sip of his chocolate milk and playfully kicks his companion under the table. “Sure, I wanted to make my portfolio thicker and Jimin needed a new photographer.”
“That’s fair.” His companion nods, adjusting his scrubs before shoving the entire second doughnut into his mouth.
“What about you? Besides volunteering at the—”
“Can I ask you a question real quick? Sorry to cut you off.”
He chewed and swallowed impossibly fast, it was vaguely impressive.
“Shoot.”
Taehyung’s lips purse slightly as his eyebrows draw together. “Do you guys really refer to me as ‘hot-Taehyung’ or was that just Jimin?”
With the few seconds he’d had to go over the list of possible questions, Jungkook can say with surety that this had not been one of them. Thus he doesn’t have a good answer prepared and resorts to terrible and complete honesty.
“Yes we do, kind of. All of us.”
Smooth.
“Are there other Taehyungs that have qualifiers?” he seems amused by the possibility.
“Nope just you.”
“Cool.”
Jungkook can’t tell if Taehyung’s smile reads as pleased, intrigued, humored, or a mix of the three. He takes another bite of his maple bar, trying to get the pesky blush off of his face that just doesn’t want to go away. It wasn’t even him that came up with that prefix. Maybe he should say that.
“So what were you saying? Before?”
“Right, ah,” Jungkook takes a moment to swallow before he continues. “What do you do besides volunteer?”
“I do lots of random things. I paint murals, design websites, write an advice article for an online newspaper that really shouldn’t be called a newspaper. Oh, I also do a podcast about cloud watching and story telling.”
“A… podcast?”
“Yeah, like an audiobook but it keeps updating? And it’s free,” Taehyung explains before polishing off his chocolate milk in one swig. “Do you like riddles?”
They stay at this dingy Coffee & Donut shop for a few hours and Jungkook only prompts that they leave so the girl behind the register doesn’t have to pretend to look busy anymore. He says this as under-his-breath as he can, just in case she’s actually busy. It’s partially a lie though, a lie of omission.
The overly sweet smell of the store was starting to make him feel sick, considering the mush of carbs and sugar churning around in his stomach. He doesn’t want Taehyung to think he’s having a bad time though, because he isn’t. He’s having a great time, so he keeps this information to himself. The fresh (slightly less smoggy) night air does wonders for his mood and digestive system. The walking helps too.
As it turns out, Jungkook is not good at riddles, but it seems Taehyung likes watching him struggle for a few minutes before getting comically shocked by the answer, not that Jungkook minds. It’s interesting to hear the solution, to see all the pieces fit together, and Taehyung appears to have an endless supply of them.
“Okay, okay. You’ll love this one. You are my brother but I am not your brother. Who am I?”
Jungkook deadpans at the question, pretending not to notice as they take another wrong turn, the third one since they left the shop, considering they aren’t supposed to be making any turns at all.
“Wait, you’re my brother? But I’m not yours?”
“Yeah.”
“But…?”
“That’s the point.”
Jungkook can feel himself frown in concentration. The night air feels cool against his nose and cheeks, just on the cusp of feeling nippy. What? Note to self, never use the word “nippy” again. His heels drag against the concrete of the sidewalk, a habit he should probably kick before he needs to buy new shoes.
“Do you give up?” Taehyung giggles, giving Jungkook a big, boxy smile.
“No, I’m thinking.”
“Your face is so cute when you’re thinking.”
Jungkook flushes, voice cracking, “What?”
Taehyung laughs harder, “I’m serious! It gets all pouty— sorry, right, I’ll let you think.”
“You’re my brother, but I’m not your brother…”
Jungkook can feel the answer on the tip of his tongue, frustrating, like being edged because the phone started ringing.
“I’m your sister!” Taehyung declares way too comfortably for the sentence he’s saying.
Jungkook shoves him, not too hard, but hard enough. The boy with the fiery red hair cackles.
“Are you fucking kidding me? I almost had it.”
“Did you really?”
Pause.
“No.”
They both laugh.
Much to Jungkook’s surprise, the apartment building appears in front of them as they turn one last corner. Yeah, part of him was worried Taehyung was going to lead him into a back alley to be murdered brutally with a rusty pocket knife, but that’s normal right? To have that fear. Jungkook is learning to trust Taehyung though, not that that’s difficult with his bright smile and unconventionally interesting personality (which might sound like an insult but is really a compliment).
Taehyung opens the door to the building and once again gestures for Jungkook to go first. So he leads the way, grumbling in good humor, still pretending to be miffed about the riddle. When the elevator opens, Taehyung gets in first and presses the buttons for the second and third floor. The quiet that has settled over them is pleasant, not awkward, which is new for Jungkook considering how painfully awkward he normally is.
The doors slide open and yeah, he feels a little pathetic for taking the elevator up one floor, but that’s a personal thing. Since they’d just done all that walking and it’s now about three o’clock in the morning after what must have been a long volunteer shift, he’s assuming Taehyung is exhausted. Next time maybe Jungkook should suggest eating Pocky and watching bad late night TV instead.
“Alright this is my stop,” Jungkook announces like he’s in some romcom and he expects Taehyung to kiss him.
“Yes it is,” Taehyung leans against the back of the elevator, looking right at home with his soft smile and messy hair and wrinkled scrubs. There’s a baby pink sprinkle stuck to the left corner of his lips. “Thanks for coming out with me.”
“No problem,” Jungkook steps out, walking backwards to continue to face the boy with the fiery red hair. “See you around?”
“Yeah, see you soon— oh wait. I almost forgot.”
Taehyung steps forward and fits his foot against the closing door, causing it to open again.
“You have my permission.”
His what?
“Your what?”
“My permission. To take candid pictures of me. So now you don’t have to ask.”
Jungkook’s eyes widen in momentary shock, “Ah, thank you. I— wow. I mean, I really appreciate that.”
“No worries. Now get home safe.”
Taehyung winks— yes winks— and smiles, stepping back as the metal doors slide closed, simultaneously sealing their interaction and stamping the moment into Jungkook’s memory with the gentlest thump of the two panels meeting.
He stares at his own blurred reflection for a beat before turning and walking down the hall. There is a one hundred percent chance he’ll question whether or not this actually happened later.
The front door squeaks quietly as it opens, Jungkook’s hoodie pocket feeling a bit lighter without the clump of unnecessarily jingly metal attached to the end of a shabby Iron Man lanyard. He can hear the TV before he can see the living room. The volume is low, most of the voices only an indecipherable muttering. A soft blue glow illuminates room and Yoongi, who has curled up on the couch. He’s got a light blanket thrown over him, probably the result of a last ditch effort before dozing off or a sleepy Namjoon walking around to get water.
It’s weird, being awake at night when Yoongi isn’t. The older boy is notorious for staying up late even when he has to get up at the ass crack of dawn for work. Hoseok once asked Yoongi how he stayed alive with so little sleep to which the older boy replied: power naps and willpower fueled by my hatred for most people and things. He probably got the second part from one of Namjoon’s open mic poetry rants, then changed the context to fit his own cutely grumpy agenda.
Without much thought, almost as if on instinct, Jungkook maneuvers around the coffee table and slips one arm under Yoongi’s knees, the other bracing his back. So blanket and all, Jungkook lifts the older boy bridal style and gingerly sneaks his way out of the living room, only hitting one shin in the process.
Unfortunately, opening Yoongi’s door is a bit of a challenge, and it jostles the sleeping boy awake. He lets out a disgruntled huff, one eyelid cracking open.
“The fuck…?”
“You fell asleep on the couch. I didn’t want you to get a kink in your neck.”
The door swings open slowly as if to accentuate the awkwardness of the situation.
“Well I think you can put me down now.”
“Right.”
Jungkook sets Yoongi on his feet and backs away politely.
“How’s your finger?”
Yoongi pulls the blanket around him like a cape. He look smalls and angry with his bedraggled hair and the dark circles under his eyes, which makes Jungkook want to pat him gently on the head.
“It’s fine,” Yoongi says, then yawns. “I’m going to bed.”
“Okay, goodnight.”
If Jungkook had a tsundere translator, he likes to think there would’ve been a “thank you somewhere in that conversation, which ends with a door in his face after a grumbled “yeah, g’night.” But with that, Jungkook goes back to the living room to turn off the TV, hits his other shin, and finally returns to his own room to flop onto his bed. It would’ve been ideal to be asleep before his head hit the pillow, but it naturally takes a couple tosses and turns before Jungkook finally manages to drift off.
Technically, that completes day two since Taehyung’s arrival, but it definitely feels like it’s been a week.
Day six PT (Post Taehyung) is a lot less bizarre than it might originally sound.
Jungkook can hear the elevator close behind him as he stops walking, then raises his hand and knocks with a small sigh. The door opens, just a crack.
“Password please?”
“Seriously? Let me in.”
“I’m sorry sir, I can’t do that without a password.”
“Hobi.”
The one eye peaking out behind the door narrows at Jungkook, sizes him up, then squints as the older boy laughs.
“Alright get in here, but the entry fee is—”
Jungkook cuts him off by ruffling his hair affectionately (roughly) and walking past Hoseok into the third floor apartment. It’s crowded, but not in the usual “we tried to shove six boys into a small living room” kind of way.
Upon the first step past the door, the murmur from out in the hallway becomes a louder, distinctive conversation, a conversation with about five voices all trying to shout over each other.
“NOW YOU LISTEN HERE. YOU DID NOT HAVE A FOUR.”
“I HAD A FOUR AND YOU CAN’T PROVE OTHERWISE.”
“SHE DEALT THE CARDS SO SHE SHOULD KNOW.”
“SO SHE’S COUNTING CARDS NOW IS SHE?”
“YOU CAN’T COUNT CARDS WITH THIS IT’S IMPOSSIBLE.”
“THEN HOW DO YOU KNOW I DIDN’T HAVE A FOUR, WOMAN?”
“FRANCIS, YOU CAN EAT MY FRESH BAKED ASS—”
“Language, Ms. Lee,” Seokjin coos from his place mixing drinks and cleaning glasses in the kitchen. Jungkook can tell by his tone of voice that he’s thoroughly amused.
Ms. Lee, a woman who is probably in her late seventies, wrapped in a baby pink crocheted shawl in her wheelchair, turns to give Seokjin a sweet smile, “Sorry dear.”
She then turns back to their game, all huddled around one of the three flimsy collapsable card tables. Jungkook’s never sure what they’re actually playing, only hearing words like “sets” and “runs” being tossed around in various numbers that always sound different. At the other two tables, it appears a few guests are either quietly playing poker with Namjoon as their dealer, or blackjack with Yoongi.
The room smells of moth balls, nature friendly cleaning supplies, and light perfume. It’s an odd mixture, but Jungkook definitely prefers this to Taehyung’s death tea. Speaking of, there’s a small woman maybe in her nineties sitting on the couch next to the boy with the fiery red hair. They seem to be having a calm, quiet conversation. Tasteful jazz plays in the background.
“What can I get you?” Seokjin asks, still amused, as Jungkook takes a seat at the island countertop.
“Do you have any cranberry juice?”
“Sorry buddy, fresh out.”
“Banana milk?”
Seokjin turns around and opens the fridge, placing a carton in front of the younger boy, “On the house.”
They share a quiet laugh.
To the uninformed person, this— being everything going on in the room— might seem like something strange, worth at least one eyebrow raise, but it’s actually pretty normal.
Once a month, typically on the first Friday, Seokjin and Hoseok host a “senior ‘underground’ gambling night.” Hoseok has still not managed to get the acronym SUGN to catch on despite this being the fifth or sixth event. According to Seokjin, the retirement home knows that they bring the residents here (considering they use the facility’s bus). The term “underground” just makes it seem more exciting. No smoking, no alcohol, just a bunch of cute elderly people getting “out of the house” as it were. All of the money they decide to bet simply circulates between them. The House keeps none of it except the small entry fee to cover the drinks and snacks. It wasn’t difficult for the rest of the boys to hop on board from the beginning, considering how much effort Seokjin and Hoseok are putting into it. Besides, free juice.
“Look who finally stopped by!”
The familiar voice makes Jungkook blush up to his ears, especially as Jimin’s hand brushes his lower back. It’s just a greeting, Jungkook tells himself, and is a little relieved when Jimin reaches forward to grab a glass of orange juice. He’d just been making sure Jungkook didn’t move and bump into him. That’s all.
“Sorry I’m late. I lost track of time finishing a project.”
“Was it my next background?” Jimin says quietly, his smile slowly turning into a smirk as he turns his head, making eye contact. He hasn’t moved his hand.
“Y-yeah,” Jungkook nods, then takes a long sip of his banana milk.
Jimin giggles, a pleasant sound amidst the loud talking, arguing, and card shuffling.
“I know it’ll turn out great, Kookie.”
He pats Jungkook’s lower back before leaving with the glass of orange juice, likely delivering it to one of the guests. The retirement home residents always think Jimin is adorable. Probably because he is. Jungkook watches him walk away, then slumps forward.
“He’s not helping, is he,” Seokjin says knowingly, leaning against the small island countertop. It’s less a question than a statement.
Jungkook pouts. Seokjin is the only one of his friends that Knows, unless Jungkook counts Taehyung. Are they friends though? Sure they’ve hung out a couple times and talked, but… Maybe Jungkook should find out the name of his podcast— concentrate.
“No.”
“Why don’t you talk to him about it?”
“Says you,” Jungkook laughs humorlessly. It’s a series of sounds that conveys sadness and, most importantly, empathy.
“Look,” Seokjin starts, placing both hands on the countertop. “Jimin is bi. At least you have a chance.”
“Do you even know what Namjoon’s sexual orientation is?”
Seokjin’s cheeks dust pink. “I mean, he’s never said anything about it. But look at him. How can he not be straight?”
Jungkook glances over his shoulder at Namjoon manning the poker table. All broad shoulders with neatly combed hair and a dimpled smile. He’s still wearing his business suit from work.
“I dunno. You might be surprised,” Jungkook says, shrugging.
The older boy’s reply is underscored by a quiet sigh, “I could say the same thing about you and Jimin.”
Needing to get to his primary SUGN duty, being floating around the room, picking up trash or refilling the little plastic bowls with snacks (because he’s not very good at the whole socializing thing, as previously established) Jungkook concludes the brief conversation with another laugh. But this time it’s genuine, even if a little quiet and doubtful and masked behind a shouted “FRANCIS, YOU’RE A LYING BASTARD.”
Jimin places the glass of orange juice on the coffee table, well within Ms. Piper’s reach. He hadn’t known who she was until Hoseok abruptly decided to switch with Yoongi, choosing to man the door (the furthest away he can get from the elderly woman) instead of dealing for blackjack. He was usually at one of the card tables, utilizing his naturally charismatic charms. If Hoseok made any profit from this, Jimin would think he might be cheating at the game, the way he makes the elderly ladies blush and giggle. But he doesn’t. And how can Jimin blame him for being charming? He does the exact same thing. It’s nice to be the cause of someone’s smile, no matter what gender or age.
Ms. Piper doesn’t acknowledge the glass, but she also seems to be in a deep, quiet conversation with Taehyung. It’s odd, how the two of them get along when someone like Hoseok, who gets along with everyone, is scared to death of her.
Taehyung looks up briefly and gives Jimin an acknowledging smile. He returns it with a nod.
After one last glance around the room to confirm he’s not needed at the moment, Jimin heads down the short hallway to the bathroom. Once he’s closed inside, he takes a deep, shaky breath and sits down on the lid of the toilet. Everything’s okay.
Jimin’s never had a good sense of smell, but he can immediately identify Hoseok’s fruity body wash. Someone left their toothpaste sitting out next to the sink. There’s the quiet drip of the leaky shower head, now audible above the voices in the other room. Beside the shower is the window screen still yet to be replaced since last Sunday.
He pulls his knees up to his chest, the heels of his feet resting on the edge of his improvised seat with a feeble squeak.
It’s been a long week at the office and all Jimin wants is to be able to relax, blow off some steam, maybe get dicked down. Yeah it feels good to fuck someone, but to be on the receiving end? That’s pretty nice too. Lets him focus on his own pleasure a little more, plus there are usually some really good cuddles afterward. What he wouldn’t do to have Taehyung bend him over any flat surface in this apartment and fuck him senseless. Jimin lets out a soft sigh against his thighs as his forehead comes to rest against his knees. The self loathing gnaws at his stomach, unwanted, dismissed.
Taehyung still hasn’t said anything about that rain check, but both of them have been extremely busy, never home at the same time unless sleeping. That doesn’t mean it doesn’t suck though.
Over the years, Jimin has learned not to expect too much of boys, taking into consideration that he is also male. Foolish, oblivious, proud. He closes his eyes, his mind conjuring up the flash of a camera. Jimin smiles. Him too.

It’s Beginning to Look a Lot Like Christmas/Blaine Self Para.
Blaine let himself and Ras back into Sebastian’s empty apartment, one hand containing a giant duffel bag full of Christmas decor and baking ingredients while the other juggling a rambunctious pup that wanted nothing more that to see if his dad were home so he could show off his new Santa dotted handkerchief. Said pup was all but shining after Blaine had taken him to be groomed today. Enjolras didn’t particularly need to be groomed as his dad kept him in tip top shape but, Blaine needed him to look extra special for one of the gifts Seb was to receive for their first Christmas together. He smiled to himself thinking about the wonderful, silly dog running around the park, clad in a big red and green santa clause scarf, from the photographer and all the kisses he’d received. He hoped the photographer got a few good ones of the both of them too, even if the gift was just supposed to be of just be of Ras. He had actually rented a car for the day, loaded it up with a tree and decor both homemade and store bought and then drove himself to meet his boyfriend in the city to get a key to the apartment. Of course Blaine didn’t actually need a key to get in, he could have bypassed his own protection spell and just popped himself in. But, it wouldn’t make any sense to Seb as to how he managed to get inside and it would probably startle Ras.
Once he managed to get the pup and the rest of the decorations into the apartment Blaine sat himself down on the couch and looked around at his surroundings trying to figure out just where to put the 6’5 tree. The apartment was spacious, and over the last six months Blaine had helped fill it up a little more. Made it a bit more homey. Blaine had the suspicion that Seb would have been fine without the little bistro table and rug Blaine had urged him to get but, his boyfriend seemed to actually enjoy eating dinner at their little table sometimes. Their little table? Blaine was probably getting ahead of himself with that, this whole place was Sebastian’s but, it felt nice being a big part of Seb’s home.
After spending a few minutes visualizing what he wanted to do and scratching Ras’ head the whole time Blaine stood up and busied himself with decorating Sebastian’s home. Blaine may not celebrate Christmas in the same way most people did but, he loved decorating. The tree was a decent size, not too big and it was a dark pine. Store bought because he didn’t want to be too over the top. The tree went up followed by warm blue and green lights that twinkled sweetly when you looked at them for more than a few seconds. That part was a big of magic that Blaine figured Seb would think was from a controller. He wanted to charm the whole apartment to extravagance but, again, he needed to keep it simple and cozy. Instead of garland Blaine had chosen a pretty green ribbon with navy blue trim that he had looped around and around the tree like ripples in the ocean.
The ornaments were mostly various shapes of bulbs also in blue and green. There were three special ornaments; one was a photo encased in an ornamental frame shaped like a dog bone that Blaine had taken of Sebastian and Ras one morning from the balcony as they returned from their morning run. Seb had knelt down to give the panting pup a belly rub before coming up the stairs and Blaine had captured the moment perfectly with his phone. The second was a Hallmark Wonder Woman that depicted Gal Gadot as Diana Prince facing a spray of bullets as he entered No Mans Land with just her shield and bravery as protection. And the third Blaine had hesitated to do because it was cliche and sort of silly. But, in the end he had decided to make it anyway. It was a small heart shaped ornament with a photo that Blaine had taken of the two of them from the Island trip where Seb had asked Blaine to be official with him. It simply said 2018 at the top and on the bottom Seb and B’s First Year. Seb would probably think it was terribly cheesy but, Blaine could see his eye rolling smile anyway.
The tree skirt was a simple dark blue velvet and Ras instantly laid his large body under the tree to get the feel of it on his paws. Blaine then took the intricate holly and ivy wreath he’d handmade to honor Yule complete with red berries and an ornate red and white ribbon at the top and hung it up on the out in the hall on the front door. He set out a small circle of more holly and ivy and placed in the center of their little bistro table and placed a solid green candle in the middle of it and modest center piece. Then he placed the blue and green cloth place mats that had little imprints of snowflakes on them at each seat. The last thing he did inside the house was place three hooks on the wall next to the tree and hung a green, blue and silver plaid personalized stocking up for Ras, Seb and then himself. He debated giving one to Freya but, Seb and Freya had yet to meet and it wasn’t like she’d be here on Christmas with them. Perhaps next year.
After the inside was finished, pretty and soft in blues and greens he moved to the outside and put up more warm blue and green lights that looped in a spiral around the railing of the balcony and glittering lighted snowflakes on the sliding glass doors. He didn’t want to overwhelm Seb so he kept the outside simple as well. Ras watched Blaine closely and his eyes were wide like he’d never seen anything like it before.
As a final touch Blaine went into the kitchen and set out the ingredients to make Lemon Shortbread Meltaway cookies. Just to start the season off and to leave something sweet for his hard working boyfriend to come home to. Within two hours the house smelled of lemons and powdered sugar and there were three dozen little powered, icing swirled cookies on a red holiday plate that said It’s Beginning to Look a Lot like Christmas in green lettering. Blaine had even let Ras eat two of them without the lemon juice and powered sugar icing. The dog licked his lips in approval and happily went on to chew on one of his toys by the Christmas tree looking so fucking cute in his Santa scarf. Blaine cleaned his mess up and wrapped the cookies in green plastic wrap and set them on the little table. He carried the excess mess down to his rental car, making sure the house was spotless. As he was walking back into the apartment he felt the familiar tingle that always accompanied the closeness of his person. He wanted Seb to walk into a little bit of hand made magic when he came home and he figured if he weren’t there when he came home it would be all the more whimsical. He assumed his boyfriend would call him and tell him to get back over there anyway so he leaned down to Ras and kissed the top of his head.
“Thanks for helping me out today, buddy. Your dads gonna be up here in about two minutes. Give him a kiss for me. Though I’m sure I’ll be back before you know it.” He gave the pup one more pat and then made sure all the house lights were out. All that could be seen was the twinkling glow of blue and green. The smell of baked goods was still lingering softly in the air. Blaine smiled at his work once more and as he heard Seb’s key turn in the door he gently popped himself out of the apartment and into his rental car. And pleased smile on his face. He hoped Seb wasn’t upset by the changes and hoped even harder that he would actually love it. He couldn’t wait to hear from him.

The Reasons We Buy Houses Florida Rates Will Remain High
3. It offers financiers with a great "first-glimpse" of a rental investment home's financial performance throughout the very first year of ownership. This certainly would not be sufficient to make a sensible investment choice, but it is a fast and simple way for prospective purchasers to a minimum of make some preliminary choices about the investment opportunity without needing to spend the time and effort it could take digging through a complete rental property analysis. It consists of an adequate quantity of financial information such as we buy homes Big Pine Key FL the sale cost and the property's annual operating information like rental income, operating expenses, debt service and cash flow before taxes. It provides investors with a great "first-glimpse" of a rental investment residential or commercial property's monetary efficiency throughout the first year of ownership. This certainly would not be adequate to make a prudent investment choice, but it is a quick and easy way for possible purchasers to at least make some initial choices about the financial investment chance without having to invest the time and effort it might take digging through a full rental home analysis. It does not take into account any of the components of tax shelter and for that reason does not provide data associated with the owner's earnings tax liability such as money flow after taxes or in the occasion of a future sale, the sales earnings after taxes. Because the APOD only focuses on an investment property's money inflow and cash outflow for one year, it only consists of a couple of columns of data that generally do not mess the report. It would be surprising to learn that anyone who has been engaging in genuine estate investing for any length of time hasn't dealt with the report at one time or another. It really is used that frequently by realty brokers, agents, and other analysts that typically. Fair enough. What are an APOD's shortcomings? The APOD (or Annual Property Operating Data) is one of the more popular reports, investor trust when doing a real estate analysis on prospective financial investment properties. It does not consider the time value of money so there is nothing in the report that reveals rates of returns like Net Present Value or Internal Rate of Return. Okay, let's think about why investor like it. Since the APOD just focuses on a financial investment property's cash inflow and cash outflow for one year, it only contains a couple of columns of data that normally do not mess the report. It can be previewed rather quickly and the financial results understood rather rapidly. 1. It is a single-page report. This makes it simple to manage, print, and distribute. The Bottom Line 2. It includes an adequate quantity of financial data such as the list price and the residential recommended you read or commercial property's annual operating data like rental earnings, business expenses, financial obligation service and capital before taxes. Sometimes, it might even consist of rates of return like capitalization rate and money on money return along with other measures such as price per square foot and/or rate per unit. The APOD is not best, and similar to other single report produced to reveal a rental earnings home's money circulation and success numbers, financiers should not depend on it entirely to make their financial investment choice. Provided the benefits it provides, it should not ever be ignored by any real estate professional or analyst.
Foremost, the report's data is limited to the very first twelve months of ownership and therefore can't be utilized to make longer-range forecasts like you would generally discover in a proforma earnings declaration.

While living in LA, we visited the no more than 5 times the ENTIRE year even though we said we wouldn’t take the for granted. We immediately regretted it after moving to land-locked Las Vegas.
Traffic was always our number one excuse for staying in, but we know we could have made the effort. Now that we’re back on the coast, we’re determined to enjoy San Diego’s beautiful es. We’re hoping to explore every in the area and make it out to a – new or old – once a week. Today, we put together a list of what to bring to the to help us and you stay organized.

What to Bring to the Beach - Our Beach Essentials Packing List
Beach Bag – It’s especially good if it’s like this one with a zipper or clasps at the top and you can use it as your personal carry on item too.
Dry Backpack or Dry Bag – Jacob likes to carry this backpack to keep our stuff dry.
Reef Safe Sunscreen – Skin cancer is no joke! We used to love using our Neutrogena Dry Touch, but after reading up on what ingredients go into their sunscreens along with other big brands, we’ve found some great non-toxic alternatives. Keep in mind sunscreens above SPF 50 only add slightly more protection. If you find oxybenzone, octinoxate, octocrylene, homosalate, or octisalate on the label, it is not reef friendly. Mineral sunscreens with zinc oxide or titanium dioxide are generally safer.
Chapstick with SPF – Jacob’s burnt his lips more than once because he forgot about them. This one is SPF 30.
Cheap Big Sunglasses – I keep my nicer pair in the car, so that they don’t get scratched up by the sand. You want big sunglasses to be able to protect all around your eye.
Sunhat – Gotta keep the sun off your face. The one I’m wearing above is from San Diego Hat Company.
Swimsuit
Swim Cover Up
Summer Attire – Summer dress, tank top or tee, and shorts.
Beach Towel – This is a cute watermelon one from ban.do.
Beach Blanket or Portable Beach Mat – Lately, it’s been too cold to get in the water, so we like to bring a blanket to relax on. Jacob hates getting sand in everything, so that’s the best way to keep the sand away. We got ours a while back at our alma mater.
A Good Book – Nothings better than feeling the breeze, soaking in the sun, and enjoying a good book. We typically bring our Kindles with us so we have multiple options on what to read. I’m currently reading Slaughterhouse Five, and Jacob is currently reading The Giver. What about you?
A Light Jacket – Even though the is usually nice, winds can always pick up and make it chilly as the sun sets. Be sure to bring a light jacket to stay warm. We really like our Patagonia nano puff jackets that pack up small.
Change of Clothes – Always good to have just in case.
Camera – Whether it’s a phone, a point-and-shoot, GoPro, or DSLR, we like to have at least one camera (if not all 4) to capture the moments.
Waterproof Flip Flops x2 or Water Shoes: These flip flops go with me everywhere. They’re so thin and light that I can pack them in the side pocket of my backpack and forget about them until I need them. Pack an extra pair in case one breaks. I’ve had flip flops break on me on trips before, and it’s never fun hobbling back to the hotel. You also might want to consider bringing water shoes if you’re at a with rocky surfaces.
Baby Powder – It removes moisture from your skin so sand will fall off easily.
Bug Repellent
Kleenex Wet Wipes or Sanitizer – this is the germ removal kind.
Zip Lock Bags in Various Sizes – I actually bring ziplock bags on every trip because they’ve come in so handy on many occasions. You can use them to protect your phone and personal items from getting wet or pack your wet swimsuits afterward.
Portable Phone Charger: This Anker charger keeps both our devices charged all day.
First Aid Kit – We don’t always pack one, but we know we should.
Snorkel, Mask, Fins – if you can snorkel right off the , we prefer to bring our own masks and snorkels since it fits our faces better.
Wetsuit – if you’re swimming out in San Diego, you need a thick wetsuit.
Rash Guard – for extra protection from the sun.
Spare Change for Parking Meter
Snacks – To keep the hanger at bay, we always bring some of our favorite beef jerky or trail mix to appease the monster. It’s good to bring nice portable snacks that won’t melt in the sun. Great snack options are fruit, nuts, crackers, and power bars.
Hydroflask Bottle or Growler – to keep your drinks cold.
Cooler Filled With Water and Beverage of Choice – It’s always important to stay hydrated. Doctors recommend you drink 8 full glasses of water. I’ve never liked drinking regular water, so it’s been nice having our fridge full of Sparking ICE. They have over 20 sparkling water flavors, and they have no calories. I love the fizziness, and my favorite flavor so far is Peach Nectarine.

More Things to Bring to the Beach
These aren’t necessities but make life easier or more fun.
Beach Umbrella – Sure, you don’t need a umbrella, but once you use one, it’s hard to go back to the old life. This one is very packable and can turn into a sun or rain canopy or try this portable tent that’s easy to set up.
Camping Chairs – these fold down way smaller than chairs.
Waterproof Portable Outdoor Speaker
Towel Clips – to keep your towel in place
Sand Coaster – to keep your drink from falling over.
Inflatable Lounger / Hammock
Giant Pool Float
Bodyboard
Float Strap – for cameras, phones, and other devices
Entertainment – Frisbee, Football, Volleyball Kite, Card Games, Toys to Play in the Sand, Slackline
Whistle – It’s good to have especially when ing with children.
Binoculars – to do some birding or to scout other wildlife.
Walkie Talkie – if there’s no service
cutest watermelon cooler / bag that I’ve been toting everywhere!

See, Stay, and Play in the Florida Keys
The Florida Keys are a close, tropical getaway for anyone in the contiguous United States, and only a plane ride (or two) away for most everyone else. Key West’s major airport is served by the international airport in Miami, although some visitors choose to rent a car in Miami and drive south. The Keys themselves are actually hundreds of smaller islands, and they’re usually considered as the Upper Keys, Middle Keys, and Lower Keys.
What to See in the Keys
There are a broad array of cultural landmarks in the Keys. Perhaps the most famous is the Ernest Hemingway Home and Museum. Visitors are welcome to tour the home, gardens, and pool area of this historic place where Hemingway lived and worked. Don’t miss the in-ground pool, a notable accomplishment for its day! The Humphrey Bogart Film Festival and Key West Film Festival are perennial favorites, along with the Marathon Seafood Festival, the Seven-Mile Bridge Run, Civil War re-enactments at Fort Taylor, the Florida Keys Guitar Festival, and the Underwater Music Festival. Don’t worry if you can’t make one of these, though. Mallory Square’s Sunset Celebration goes on nightly, with food, music, entertainment, and more. For visitors who enjoy shopping, the Duval Street area is full of shops, galleries, restaurants, lounges, and shops of all kinds.
Places to Stay in the Keys
The great thing about the Florida Keys is that there are accommodations for everyone. Regardless of your budget, there’s a place for you. Some folks come down with camping gear and RVs and are happy to book a campsite at one of several state parks, like Bahia Honda, while others prefer the comfort of a luxury resort or something in the middle. Many major hotel chains have a Key West or other nearby location. There are also numerous charming bed and breakfasts; some offer amenities like a pool or free bike rentals. The top accommodations include Oceans Edge Key West Resort, the Perry Hotel Key West (includes golf), and Heron House Court bed and breakfast. Even though pretty much everywhere in the Keys is close to the water, most of the bigger hotels and resorts also offer their guests swimming pools.
What to Do in the Keys
Outdoor sports are one of the most popular ways to spend time in the Keys, like swimming, sport fishing, boating, paddle boarding, and snorkeling. Visitors can enjoy some public beaches, as well as state and national parks. Dry Tortugas is accessible only by ferry from Key West, but it’s worth the trip; it’s one of the best places to see fish, coral, and even some shipwrecks by snorkel. It’s also a great place for stargazing, paddle boarding, and swimming. Swimmers at Bahia Honda State Park on Big Pine Key can indulge in the Atlantic Ocean or Florida Bay. Folks interested in sport fishing charters can hire them for some of the best tarpon fishing in the Keys, right here in the waters of Bahia Honda. In the city of Key West proper, Smathers Beach is very popular, along with Dog Beach (yes, your dog is welcome here), and Higg’s Beach.
If you like to go on a booze cruise, check out this Tiki Bar Cruise!
Where to Eat in the Florida Keys
Like accommodations, there are eateries that cater to the simplest of palates featuring area ingredients to the biggest chain restaurants and small fine dining establishments to choose from; there really is something for everyone.
There are Italian, French, Cuban, seafood, steakhouse, American, and Mexican restaurants. Many of them take pride in serving dishes that celebrate local fish, fruits, and vegetables. Try Latitudes, Tavern and Town, and Cafe Marquesa for fine dining in Key West. Don’t miss the Conch Republic Seafood Company, Camille’s, or the Hogfish Bar and Grill for meals with real local pride.
The Florida Keys is a destination that feels like a world away even though it’s right in our own backyard. There’s an easy, relaxed vibe everywhere you go; unsurpassed snorkeling and fishing; state parks that are as pretty as anywhere around the world; and eclectic cuisine prepared with the freshest local ingredients and celebrating global culinary influences. There’s more to see and do than anyone could accomplish in a single trip. Good thing it’s close enough to come back to again soon.

Real Estate - 13 Insider Tips To Take Your Real Estate Game To Another Level
Real Estate - 13 Insider Tips To Take Your Real Estate Game To Another Level
Real Estate - 13 Insider Tips To Take Your Real Estate Game To Another Level
By Forbes Real Estate Council Real estate development and investing isn’t just about looking for a good deal from one day to the next. It’s also about keeping a close eye on the markets, identifying the relevant market trends and deciding when to make your next move with a subtle approach or an aggressive one. So, how do you zero in on what could be your next big deal that makes for a massive win for everyone on your team? You can certainly go by the books, but the most successful real estate experts in your field will tell you that there is more than one way to get the job done. Below, 13 members of Forbes Real Estate Council offer their best tips on how developers and investors can keep a close eye on fluctuating markets and how they can determine when is the best time to act in response to trends they notice.
1. Talk To Experts The type of project and timelines would play a pretty major role here. The best way I have found to stay on top of market fluctuations is to attend local networking meetings or local market update events. By talking to people, I can get a good feel for what is happening in the current and local environment. - Kevin Amolsch, Pine Financial Group, Inc 2. Check Rental And Homeownership Reports There are several reports out there that keep track of real estate changes throughout the nation. Some useful ones include the U.S. Census Bureau’s report on construction spending, which tracks both residential and non-residential, as well as private and public spend, the National Association of Realtors report on number of homes sold per month and reports that track fluctuating rental trends. - Anthemos Georgiades, Zumper 3. Watch For The Drivers Of Demand And Supply By the time you notice a shrinkage in demand or market saturation, it's too late to do much, given long lifecycles of projects. We look for data that are key drivers, like permit applications, loan applications, etc., to see what supply will look like in future. We look for demographic shifts, job growth and migration trends to understand demand in the future. Watch for the second derivatives. - Ridaa Murad, BREAKFORM | RE 4. Stick To Your Investing Plan There will always be ups and downs in the market, so instead of being worried, you have to stick to your investing plan. As a real estate developer, we have been hearing about how interest rates could be increasing anytime as a scare tactic, and to date, have remained low. Beware of what is happening in the market but overall, if you stop developing, it could end up costing you a lot in the future. - Pamela J. J Goodwin, Goodwin Commercial 5. Get Back To The Fundamentals Yes, the latest tech boom is very sexy, but remember what drives the majority of Americans: Blue collar jobs, and pro-business governments. Look for these leading indicators: New class-A units coming online and their absorption, employment rates and new job creation, and where employers are migrating to. - Lane Kawaoka, SimplePassiveCashflow.com 6. Focus On Population Growth Vs. Fluctuating Markets Instead of focusing on a fluctuating market, developers and investors should shift their focus on monitoring cities with growth and corporate relocations. An investment in land, homes and commercial properties within the cities seeing a climb in population should trigger an immediate course of action. Regardless of a market downturn, the cities with a consistent growth in population and corporate relos will always have a profitable ROI. - Angela Yaun, Day Realty Group 7. Get Detailed Area Information Select a particular zip code or zip codes and immerse yourself in every little bit of information relating to that area. Once you hear there is a new employer coming to town or that the city is stimulating growth in the region, that would indicate a good time to make a move. - Engelo Rumora, List'n Sell Realty 8. Stay As Close To The Action As Possible Developers and investors need to stay close to the action. Since you cannot do that in your daily routine, ingratiate yourself with those who are in the thick of things — brokers. Listen to what they are seeing/hearing so that you can get out in front of a trend. If you’re taking action responding to a trend, you’re already behind the curve and have probably missed the real opportunity. - Lee Kiser, Kiser Group 9. Check The News, Monitor Social Media Check the news for the latest market reports, monitor social media and chat with a real estate agent. Stay in the know to avoid going in blind and better understand the current market situation. Right now, we are seeing low inventory coupled with extremely high demand. When you see the market moving in the opposite direction, that’s when you jump. - Joshua Hunt, TRELORA 10. Know Your Data, Both Static And Over Time If you track your own numbers, you see trends before the rest of the market. For example, landlords who track days to rent will always know when a market rent bump is coming. Lots of flippers look at data like days on market but unless they track it over time, they won't see the slowdown coming. Static data is great, but watching data in time cohorts is the best way to act on trends timely. - Beth O'Brien, CoreVest Finance 11. Keep An Eye On Inventory, Recent Sales Successful developers must predict where the market is heading. We use several methods to “see into the future” to project feasibility for our developments, and of these, two methods always rises to the top: 1) What direction is housing inventory heading? and 2) What direction are sale prices heading? Study these two factors closely and you'll be much more confident in your projects' feasibility and ultimate profitability. - Garratt Hasenstab, The Mountain Life Companies™ 12. Stay The Course And Do Your Homework Flexibility is key in fluctuating markets. Look for the opportunity that satisfies your investment criteria; if it doesn't meet your returns, walk away. Do your homework! Drive the area, call on other properties around it, talk to tenants in the market. Visit the municipality to see if there are any upcoming road changes or developments in the works. It is amazing the type of information you can gather by doing on-the-ground investigation and due diligence. - Jill Szymanski, Bar Louie 13. Know The Strengths Of Your Strategy Each investment strategy has its cyclical strong points. It's tough to be an opportunistic buyer in a hot market where the prices are being bid up strongly. Ground-up development is tough when prices are in free fall. If you know the strengths of your particular strategy, it's easier to know what to monitor. - Mike Harris, CREModels Read more https://global.goreds.today/real-estate-260/ Read the full article
