What's My Santa Cruz CA Home Value
Moving out of Santa Cruz?
Thinking of putting your Santa Cruz home up for sale? Â
Upsizing, downsizing, career move or personal reasons, these are only some of the reasons why you will need to sell your home. It is not an easy decision, especially since your home is one of your biggest financial assets. However, once you have decided that a move is in order, the next step is knowing how much your home is worth.
Knowing your home’s value is important in pricing it correctly. When you have the right price, your home will easily sell in the market. If you price too high, it may not sell. Price it too low and you’ll end up losing money.
To get things right, you need the help of an expert.  This is the best time to contact your best local REALTOR® like me, Sandy Wallace. Â
How to know your home’s price?
Pricing the home takes an intelligent guess. You need to look at several factors before deciding your list price. Your home’s price is dependent on the following factors.Â
1. Location. Your home’s proximity to local amenities like schools, hospitals, shopping facilities, and public transportation affect your home’s price.
The closer you are to great locations, the pricier your home will be. Also, there are ‘high-end neighborhoods’. If your home happens to be in one, buyers are expected to pay more compared to when they are paying for a ‘low-end neighborhood’.Â
2. Home’s features and condition. The condition of your property also affects the price. There is a difference between a well-maintained home and a dilapidated one, even if both properties have the same lot size and square footage.
The features of the home also factors in the price. Homes with a gourmet kitchen and spa-like master bathroom, for example, sell for a higher price than a home with no similar features.Â
3. Improvements and upgrades. Homes that have recently upgraded command a higher price. However, there are some upgrades that may not even factor in the price. It would still be dependent on what upgrades the buyer’s may deem important.Â
4. Market condition. Market condition varies and your Santa Cruz home’s price may depend on what kind of market your area is currently in.
If it happens to be a seller’s market, you have more control over your home’s price, but if it is a buyer’s market, it means there are plenty of homes for sale in Santa Cruz at the moment and buyers have more options to choose from, so you may want to offer your home at a lower price point.
How to get an accurate valuation of your home’s worth?
There are different ways you can have a home valuation. One of the popular trends in real estate these days is an online home value estimator. Almost all real estate websites offer one.
Although online home value estimators provide you with a fast and easy access to your home’ worth, it is not really accurate. It is still better to trust a professional to help you know your home’s value?
Why?
Because online estimators cannot visit your home, and you may have done upgrades or home renovations which would surely affect your home’s value.
When you seek my assistance, I will offer a home valuation for free, and you can be sure it is accurate because I use a comparative market analysis which tells me how many homes in your neighborhood are sold, and how much the competition are selling their homes for.
That way, you can adjust and price your home competitively.
Also, I have been a real estate agent in Santa Cruz for 19 years, and I am very familiar with the market in the area. I will visit your home to make sure that we have accounted for all the improvements you have made in the home.
