This ‘Fixer Upper’ Home’s Price Tag Will Make You Question All Reality
realtor.com
How much of a markup can you charge for a house made famous on “Fixer Upper”? We’re about to find out: A Waco, TX, shotgun house that Chip and Joanna Gaines renovated in Season 3 has hit the market. Homeowners Cameron and Jessica Bell paid merely $28,000 for the 1,050-square-foot, one-bedroom property; however, they’re asking for much, much more than that: $950,000, to be exact.
Whoa. Talk about shooting for the stars! Or, by aiming so high, are these sellers shooting themselves in the foot?
Even with the considerable Gaines cachet, this price seems to be a stretch, considering that homes in Waco, TX, typically sell for $99 per square foot. This place, however, comes in at an astronomical $905 per square foot.
Yet some say the sellers might actually fetch this price, or something close to it. Could it be permanently transformed into a short-term rental, pitched directly to the hordes of “Fixer Upper” fans?
The shotgun house featured in “Fixer Upper.”
realtor.com/Carol Embry/Picture It Sold
Tapping into the ‘Fixer Upper’ experience
Indeed, the property’s location—which is within walking distance to the Magnolia Market shopping and entertainment complex—might make this the ultimate crash pad for the show’s devotees craving a full “Fixer Upper” experience.
Is this tiny house truly worth nearly a million bucks?
realtor.com/Carol Embry/Picture It Sold
“The home is priced with the thinking that this will be used as an investment property,” the listing agent, Jennifer Roberts with Briggs Freeman Sotheby’s International Realty, told realtor.com®. “It can be a great opportunity for the right buyer.”
In fact, the Bells have been using the place exclusively as a rental property since their episode aired, charging $325 a night through Airbnb. “The property stays rented at over a 90% occupancy rate,” Robert adds.
The truth is, the Gaines prefer that their clients live in the homes they renovate, rather than turning them into cash cows.
“That’s the true intent of our show, and we want to ensure that does not get lost in this new vacation rental trend,” Brock Murphy, a spokesman for Magnolia, the Gaines’ company, said in a statement.
Would you sleep here for $325 a night?
realtor.com/Carol Embry/Picture It Sold
So how much is a ‘Fixer Upper’ rental worth?
Even if this shotgun house is an investment property, is it truly worth that much? Let’s crunch some numbers, starting with the Airbnb rental rate.
“At $325 per night with a 90% occupancy rate, that equals an annual gross income of $106,763,” says Gregor Watson, co-founder and chairman of Roofstock. This sounds pretty sweet, but you need to factor in some reality: Rental properties cost money to maintain, and those expenses are particularly high with short-term rentals. You need to shell out for frequent housecleaning and heavier wear and tear. As a result, Watson estimates that 50% of those returns would get eaten up, resulting in net profits hovering around $53,381.
Then, of course, you have to pay the mortgage on top of that—which, if this house goes for full asking at $950,000, totals $3,628 a month, presuming a 20% down payment and a modest 4% interest rate (taxes and insurance not included).
“The resulting return on investment for this property is only about 2.5%,” Watson says. This is measly, “about a third of what you’d normally get on a single-family rental property.”
In other words, this place is a hardly a guaranteed profit generator.
“There are over 16 million rental homes in the U.S. with significantly higher return rates,” contends Watson.
Chip and Joanna Gaines gave this shotgun house 20-foot high ceilings.
realtor.com/Carol Embry/Picture It Sold
So what price would make sense for this as an investment property? “If the home is purchased for $500,000, it would have a resulting return of 5%, which is in line and could make for an interesting investment,” says Watson.
Will it be discounted that much? Well, here’s one thing for sure: The place has already netted tons of free marketing.
“The sellers and their agent are brilliant,” Texas Realtor® Wendy Flynn says with a laugh, “because now they have everyone talking about this house!”
The appraisal problem
Even if buyers buy into the hype, most lenders won’t be so easily star-struck.
“If your bank orders an appraisal, and they usually do, there’s likely no amount of TV time that will justify that valuation,” says Cedric Stewart, a residential and commercial sales consultant at Keller Williams, in Washington, DC. “Even with its novelty, there is no reason this home in this area should sell for a penny above $500,000, and that’s generous for a one-bedroom, one-bath home.
“I expect to see many price reductions here, a move to sell at auction, or even a withdrawal from the market altogether.” Stay tuned, “Fixer Upper” aficionados!

The Smart Home Revolution – 2019
Home security and monitoring has been revolutionized by smart technology as many things have today. Gone are the days of the clunky, box security camera and old-fashioned rubber buttoned security panel. Home Security in 2019 is smarter, affords tremendous convenience and often can be accessed remotely in real time from just about anywhere!
Home security providers who offer full-service systems are still a popular option with many people and many have joined the smart technology trends to keep their customers on board. Many companies now offer central monitoring, video surveillance, smoke/carbon monoxide detection, heating cooling controls and more all accessible through a digital hub that customers can access wirelessly. Some even include home automation tools so you can control appliances, light bulbs or electrical outlets from anywhere. All of these great services often enabled to send text-message alerts in response to specific occurrences, such as when the kids enter the house after school or the power goes out.
Here are some of the newest and most popular security and home automation features homeowners in the Houston area are embracing:
Smart Thermostats
Thermostats with integrated smart technology allow you to control and adjust the air conditioning, heating and other temperature settings. Another great feature, the thermostat can alert you if your home loses power or if the temperature in the house falls or rises outside of your customized set threshold. An invaluable feature here in the Houston area especially during the hot summer months when pets or kids may be at home alone for a while.
Home Sensors
Smart technology integrated smoke detectors and carbon monoxide detectors that can interface with a central hub and mobile apps are one of the newest and most exciting new home security and automation features becoming available on the market. This provides remote monitoring and control capabilities beyond the old traditional sensor systems. The ability to receive an alert when one of these sensor systems detect a problem is a huge leap in preventing a dangerous situation in your home.
Smart Door Locks
Smart locks make entering and securing your home easier than ever! Many systems offer an automatic locking feature after entry, individualized codes and the ability to lock/unlock the door wirelessly from anywhere on a supported mobile device.
Smart Appliances, Light Bulbs, Wall Plugs and More
Who hasn’t turned the corner from home and worried whether they unplugged the iron, turned out a light or possibly left the oven on. With the newest home automation options these common issues can be tackled in a few seconds by pulling up an app on your phone.
Remotely control lights when you are away, turn off your crock pot by turning off the outlet or even dispense food to your dog’s smart feeder and watch him enjoy his dinner from your smart phone.
Smart Doorbells
Smart Doorbells are one of the biggest trends in smart home security that we’ve notice here in Harris County and surrounding communities. Smart doorbells send alerts when there is activity at the front door, with some systems it is not even necessary for the button to be pushed for activity to be detected. Many have high-definition security cameras that allow homeowners to view in real time or even review recorded shots when activity was detected. Online community networks and social media sites have been flooded here in the Tomball and Cypress, TX area with shared reports of suspicious activity or crimes that include photos or videos of the suspects in action. This exciting new technology not only assists the homeowner, but is a valuable tool in communicating safety issues to your neighbors in real time with the click of a button.
Of course, even “old-school” tools, such as motion-activated outdoor lights, can still have a big impact on security. So, whether you choose high-tech tools or stick to the basics, you’ll be making your home here in the Houston, Texas a less attractive target for burglars.

Tapping into the ‘Fixer Upper’ experience
Indeed, the property’s location—which is within walking distance to the Magnolia Market shopping and entertainment complex—might make this the ultimate crash pad for the show’s devotees craving a full “Fixer Upper” experience.
Is this tiny house truly worth nearly a million bucks?

‘Fixer Upper’ ‘Barndominium’ for Sale, and Chip and Jo Gaines Are Miffed
realtor.com
If you’re a “Fixer Upper” fan, you no doubt remember the “barndominium” that Chip and Joanna Gaines transformed in Season 3. Well, guess what? It’s listed for sale for $1.2 million, and that’s hardly where this story ends. Apparently it’s listed because the owner tried to make a killing by renting it out to fans, which ruffled not only the neighbors, but Chip and Jo, too.
The seller, real estate investor Kristi Bass, purchased the 2,653-square-foot, five-bedroom, two-bath home in Lacy Lakeview, TX, about seven months ago from the family for whom the Gaineses had restored it (the couple moved out of state for a work opportunity).
According to the Waco Tribune-Herald, Bass saw the opportunity to buy the house and rent it out for short-term stays, so she posted the 16-acre property on VRBO for $1,200 to $1,500 per night, and started receiving reservation requests almost immediately.
Bass was thrilled, but her neighbors, not so much. Residents near the barndominium worried that Bass’s short-term rental business would affect property values, increase traffic, and generally disrupt their tranquil town.
And apparently Chip and Joanna also were not pleased to see the home they’d spruced up being turned into a for-profit venture.
“We are going to be more strict with our contracts involving ‘Fixer Upper’ clients moving forward,” Brock Murphy, a spokesman for Magnolia, the Gaines’ company, said in a statement.
In other words: Chip and Jo prefer clients who will actually live in the homes.
“That’s the true intent of our show, and we want to ensure that does not get lost in this new vacation rental trend,” the statement continued. “We are going to do our best to protect that moving forward.”
Why ‘Fixer Upper’ vacation rentals ruffle so many feathers
The barndominium is not the first “Fixer Upper” property to go up on a vacation rental site. The Waco Tribune-Herald reported that at least six other homes from the show were found on VRBO and Airbnb this month—including the “Bicycle House” in Season 1 and the “Shotgun House” from Season 3—most renting from $250 to $350 a night.
Interestingly enough, Chip and Joanna made their own foray into the rental industry in 2016 by turning a house they’d renovated into a wildly successful bed-and-breakfast called the Magnolia House; it’s currently booked solid through the year. But the difference between their B&B and the homes they’ve renovated on their show is in the intended use of the properties.
The Gaines’ B&B is zoned and operated as a business, while the single-family homes mentioned above are zoned as residential and designed for a family.
The extra-long custom-made dining table was a key design element Joanna made sure made it into the house.
realtor.com
Although renting out a residential property is not illegal, people who do so must often pay taxes and apply for permits from the city—and even then, they often catch a lot of flak from neighbors, as Bass did.
“Noise, overuse of common resources, security, and the insurance risk of strangers are the biggest complaints we hear from neighbors of those who rent out their homes,” says Jeremy Welch, a home sharing expert and founder and CEO of bedkin.com, a company that enables home sharing for friends.
Renting out a home on a short-term basis also affects a neighborhood’s housing market.
“Short-term rental rates are much higher than monthly rental rates. This can skew property values,” Welch says. “For current homeowners, higher property values are generally welcome, but for renters or new home buyers, the change is almost always negative.”
Will the barndominium sell for that much?
Bass decided to sell the barndominium not just over neighbor complaints, but also because the city issued her two tickets for running a business without permits. Since the home went on the market last week, “interest has been incredible, as expected,” according to Jennifer Roberts, Bass’s real estate agent and sister.
That might be surprising, considering that the home’s $1.2 million price tag is in a different league than the median home price of $85,000 in Lacy Lakeview. But Roberts is confident that the asking price is fair.
“It’s a beautiful retreat located with private lake access and a private pond,” she says. “It is immaculate inside, and the sale includes every item on the property—that means furniture, linens, dishes, and televisions, too.”
So if you’ve always dreamed of owning a “Fixer Upper” home, here’s your chance! Just be sure you plan to live there, OK?
An open, minimalist kitchen with rustic touches is a classic design in all “Fixer Upper” homes.
