A crow-racoon gryphon would be a terror. Those grabby little hands, the irrepressible urge to be a chaotic little shit. They'll get into your trash. They'll probably even get into house. They'd still your shinies and give it to the one neighbor kid who feeds them. Perfectly adapted for urban existence and decidedly not domesticated in the slightest.
It annoys me unreasonably when you want to ask people "what bird and what mammal would make the worst gryphon" as a fun thought exercise, and people with no joy and no imagination always interpret it as "a gryphon that sucks, is physically impossible, and would hate being alive", and - being predictable and lacking in imagination - always, always answer with "a hummingbird and a blue whale lol".
Like come on. Why do you have to suck the fun out of everything. Why not use a fraction of imagination and delightful whimsy. Imagine the combination of a mouse and a sparrow. That creature would be merciless, burtal, absolutely determined to get into your trash and has the power of both wings and hands to do its will. Or a crow and a cat - that thing is smart enough to fuck with people and not afraid to do it. Imagine the ungodly shriek of the noble fox-seagull, also determined to get into your trash.
A gryphon that is a combination of a kangaroo and a cassowary. The only proof we have of a loving god is the fact that those things do not exist. If hell is real, it's full of them. That thing can't fly, but it will run you down, it will kill you, and you will look stupid the whole entire time you're dying.
Why would the first thing that pops into your mind at the words "the worst gryphon" automatically be "a gryphon that hates being alive". Can you not picture a gryphon that fucking loves being alive, and has both the power and the will to make it everyone else's problem.

I'm gonna talk about my apartment for a bit.
In 2023, I had 40 days before I was expected to move out of my old place because someone purchased it and wanted to move in. I wanted to give myself at least 7 days between the old place and the new one, to make sure I could repaint and get my deposit back. So...I was getting down to the wire, here. Functionally, I had 33 days to find a place, place a deposit, sign a lease, hire movers, and pack all my things.
I went to view an apartment in a part of town I'd never looked at or considered, because it wasn't very central, and it wasn't very walkable. But I was gettin' down to the wire, here, since most places were 60 days notice--not much else was going to come on the market in my time frame. In fact, my options were likely going to get less and less the more time went on.
I saw this apartment, the one I live in now. I walked in and took a deep breath of relief. Because I loved it. It was enormous--by far and away the biggest place I'd looked at in all my searching. It had floor to ceiling windows in the living room and one bedroom. It had a second bedroom. It had a guest bathroom the perfect size for the cats' litter boxes. It was an old, established complex, with a view of a picnic area. 90% owner occupied--because, yeah, this is a condo, not an apartment.
(Or, well, a condominium apartment. Each unit is owned by one person. Some of them are rented out to renters, like me.)
The landlord wanted a second $1,750 deposit for my cats. I said no. She agreed to waive the deposit if I signed a two year lease instead. Done deal.
I walked in the day I got the keys and there was a dead roach in the middle of the empty floor. On its back. In the three weeks since I toured it, signed the lease, paid the deposit, and got my keys, a roach had come in, gotten poisoned, and died.
"What do I do now?" I asked no one, in despair. "I don't know what to do."
It wasn't that I thought the place had a roach problem. It was an omen. And I knew. That moment, I knew.
But I'm a rational human (mostly) person living in the real world (mostly) and I'd signed the papers. I had the keys. My life was packed. And rational humans in the real world don't try to break contracts because of omens, you know?
I cleaned up. The apartment was filthy, actually. I was told it would be cleaned before I moved in, but it wasn't. (I've actually never lived in an apartment that was independently owned that was cleaned upon move-in. Individual landlords don't care, at all, about that. But they will happily remove $500 of your deposit if the place isn't cleaned when you move out, because they're rolling the dice you won't take them to court.)
I moved in. Cleaned the old place. Unpacked the new one. Settled in. I still loved the unit, despite the omen. It truly is cool, and I styled it really nicely with my furniture and decor. It's probably the best job I've done on interior design so far in my life.
But about three weeks after moving in, the construction started, and again: I knew. That dead roach wasn't a dead roach. It was a warning of what was to come.
This complex, managed by an HOA, sold off the picnic area and dog park area, and a developer came storming in to build some new condos. They ripped up every bit of green land around my building. They destroyed the parking lot so I have to drive on gravel now. They created potholes that were, at last count by my neighbor, eighteen inches deep.
I haven't gotten to sleep in past 7am in the last eighteen months. Construction starts every day at 7am. It rattles the windows. I have to go around and tighten the lightbulbs on all my lights in the house every few weeks because the rattling loosens them. Kind of crazy, right? (Crazy as me knowing an omen when I see one?)
The developer is comically evil and the HOA is an almost unsettling stereotype. Any time someone living in my building (one of only two buildings that have to deal with the construction; the rest of the condo property is far enough removed that they have no issues), the HOA dives in front of the developer like, "GET DOWN MR. PRESIDENT!" and claims that the developer is perfect, innocent, and doing everything by-the-book.
(They're not. They've broken so many laws, ordinances, safety codes--)
My landlord knew the construction was coming. She knew I'd lose my parking. She knew I'd lose internet, water, and electricity over and over again as the developer worked. She knew, and she knew she needed me to sign a longer lease, because no one else would move into the property with it torn up this way.
What would have happened if I'd taken that omen for what it was?
I'd already done everything. Signed the lease. Paid the deposit. What could I have done? Beg, I guess, to be let out. Lose the deposit. Move somewhere else. Yeah, I probably could have just lost the deposit. And then I'd be sitting here writing a diary entry about how terrible I am with money, instead.
Probably something like that.
btw, this place doesn't have a roach problem. So we've got that going for us.

heard someone say (irl) a while ago that a partial solution to the housing crises/young people generally being priced out of owning was to build more condos.
except here's the thing. i'm financially better off than most of the people in that group. im privileged enough to have savings. i could not afford even a 10% down payment for anything other than a shoebox, and once i moved in, i'd be hit hard by monthly hoa fees, because yes, most condos in the area are in hoa areas. i'd be lucky to get 1k sqft condo for the equivalent of what my dad bought his 2k/7k house for at the turn of the century.
here's the other thing. landlords love to buy up condos and rent them out because in most places in california, condos aren't subject to rent control. i know this because i rent a condo. also? owners also don't have to even worry about common area management because they put their property into the hands of a property management company who just pays the previously mentioned hoa fees.
so. idk i guess it could be temporarily good for temporary slapdash construction jobs but it just feels like an incredibly ineffective solution when, simultaneously, there are literally a large number of massive mansions sitting empty 10-11 months of the year because they're someone's summer home.

A post about what I’ve been doing, and how I’ve been doing:
I got a job around July of last year. It’s right around the block from where I live, so I have essentially no difficulty showing up for my shifts. On top of that, the people I work with are all completely delightful and constantly show me that they care about me and my well-being, co-workers and managers alike.
To drive home the fact: my birthday passed in February. I requested my birthday off, and I got it, but when I came back to work for my next shift, my executive chef had literally bought a cake for me. After I got off my break and returned to the line, there was the Minions birthday song playing on the speakers. ( 😭 ) But my chef was standing at my station with the cake and candles in it for me.
My assistant general manager had also put a candle in a Hostess cupcake and brought it to me mid-rush as a gift:
Tumblr media
I had a party on my birthday - which only about 4 or 5 of my friends were able to attend, but I’m grateful they did - and one of my coworkers gave me his two favorite books, Into the Magic Shop and The Obstacle is the Way. I finished ITMS recently and it was so outstanding it made me cry on numerous occasions. I have yet to start TOITW. I see why ITMS is one of his favorites, and I look forward to reading TOITW. I overwhelmingly recommend reading Into the Magic Shop (author James R. Doty, MD).
Do you remember Avery? and Mokushi? The story that Avery was originally part of has been slightly overhauled, and the previous owner of Mokushi transferred ownership of her to me. I’ve expanded the rest of the “TARDUS Crew” with 3 new characters - Renatas Monte, Emil Oberto, and Hường Hoa. I’ve started working on a few little pieces of writing for the TARDUS story itself, which can be found on the site, but I also expanded into Fallout 4 AU territory with “To Change and Not to Change” (subtitle What Grief Does to People, for the ridiculous acronym TCANTCWGDTP) which I have gotten heavily invested in. The stories of Mokushi, Emil, and Danse are outlined, and I have yet to write out Avery’s story. Hường also comes into play in Mokushi’s story, and I have plans to write out Mokushi and Hường’s initial meeting.
(Footnote for TARDUS/TCANTC: There’s an ‘incorrect quotes’ page on the TARDUS site. Very fun to read, and offers a quick depiction of the relationships between the characters/how they tend to interact with each other. “K” stands for me, Kepler, because I’m funny.)
All in all, only outlines taken into account, I have written ~7,500 words for TCANTC. I have also drawn a comic titled “Medical Attention” for one of the events in TCANTC, as well as a 3-chapter, ~8k word fic following TCANTC’s version of the Blind Betrayal quest from Fallout 4. It is available to read on my website, and also hosted on Archive of Our Own. (Don’t @ me, it’s still one of the best-constructed and high-traffic writing sites on the internet.) I’ve also commissioned Moth to build a site for me, which looks amazing - it can be found at a sub-link of his Neocities, here.
I’ve stayed close with a few of my friends from Tumblr, like Moth and Apollo. A few others have hovered around though I haven’t stayed in extensive close contact with them, like Hero, Isadora, and Jay. I’ve also made a variety of new friends, such as Capt, Xeno, Clymene, Shiny, and Hacksick. I’ve been spending a lot of time talking to - and doing writing sprints with - some slightly older, more experienced writers, who I will not name to maintain their anonymity. They don’t face publicly on the internet, and I expect they would appreciate me upholding that. I’ve also been making friends with my neighbors and the people in my community - who I also will not name, for my safety and their privacy. If I didn’t name-drop you directly, and you expected to be here - sorry! There’s a whole lot of people that come in and out, or who pop up for a conversation or two every once in a while, and I appreciate you just the same. ❤️
I also broke up with and cut off my ex-girlfriend who I mentioned at times in the past. She still lives near me, which I loathe, but I don’t cross paths with her very often, which I am grateful for. In her stead, I have been talking to and connecting with a variety of other trans people in my area. All around, it’s been good to fill my life with close friends and real people. I feel much more present, less isolated, much happier, and more fulfilled for it.
I have also been stepping up to do more volunteer work for the less fortunate people in my city and the surrounding area. There is a mission that I’ve started to work with weekly to distribute food to the homeless, and I personally take leftover food from work (that would normally get thrown away at the end of the day) to redistribute to the homeless people directly in my neighborhood.
The weather around here has also been steadily improving - less snow and more sunshine - and I look forward to when the days start getting warmer so I can return to rollerblading regularly. With my job being so close to my home (just about a mile), I greatly enjoy rollerblading to work when the weather permits. When the weather is too cold but the streets aren’t snowed over, I usually like to take an electric scooter. If there is snow outside, I tend to get a Lyft to work.
I also decided to make the bad wonderful decision to install Final Fantasy XIV, and I’ve sunk 80+ hours into it already. I’m completely taken with the story of it - though I haven’t even finished the storyline of A Realm Reborn (the ‘base game’) - and I greatly enjoy the photo mode that it offers. If anyone else plays FFXIV, I’m Syn Kepler on the Siren world on the Aether datacenter. I plan on making at least one more character, on a different datacenter, sometime in the future. It’s been a lot of fun.
Tumblr media Tumblr media Tumblr media
I’ve especially fallen in love with Thancred Waters and Cid Garlond. My main character, Syn, is a male Au Ra with the height scale set to maximum, and everyone looks tiny compared to him. I love it. (Thancred is in the first picture, Cid in the second.)
Tumblr media Tumblr media
All around, life has been good. Things have gotten weird at times, and pretty awful at others, but I find that they impact me much less nowadays. Even when I think about bad things, when I remember negative memories, when things go awry, the negative emotions I feel about them are an under-current compared to the joy of living my day to day life. I wake up in the mornings happy to start a new day, to talk to my friends, to see my co-workers, to work on the things that I love. The positives of my life, after 20+ years, finally outweigh the negatives. It makes me grateful that I survived the dozens of suicide attempts throughout my life, that I’ve finally made it to that ever-preached day that “it gets better.”
It really does get better. You might - if not most likely, will - suffer. Life will be shitty, sometimes. You’ll lose friends so close to you it makes you want to die, but after the fact, you will earn new friends that you find just as much joy with. Different changes in life will make different people happy - what made me happy was freedom, to move out of the South, to live on my own, to be able to cut and color my hair and dress all the ways that I want to. To live in a place that I do not constantly fear for my safety as a transgender, gender-non-conforming, nonbinary person. To work with people who accept me at face value and don’t harass me for being transgender, who don’t say transphobic things to my face and behind my back. To work in the kitchen, and not in the dining, to not deal with customers - who have often also been the perpetrators of harassment in the past.
I’ve updated my blog themes to contain the lyrics to Sunshine by Atmosphere (YouTube, Spotify) because it wonderfully reflects the joy I finally have in life.
In the words of Slug (the MC of Atmosphere), whom I love so dearly:
Every day that gets to pass is a success.
✎﹏﹏﹏﹏﹏﹏﹏﹏﹏﹏﹏﹏﹏﹏
A list of albums I’ve found and loved (Spotify links only):
Fight With Tools - FLOBOTS Cardboard Castles - Watsky When Life Gives You Lemons - Atmosphere God Loves Ugly - Atmosphere Knew School - Knowmads Prohibition Swing - Lyre Le Temps Power in Numbers - Jurassic 5 This Is How We Get Better - The Narcissist Cookbook

The Hidden Costs of Buying a Luxury Condo and How to Plan for Them
Buying a luxurious condo is without doubt one of the finest investments, from elegance to good locations and leading amenities. However, new buyers often fail to look deep into the little-known costs for high-end properties. If those costs aren't planned for well in advance, they can do a number on your budget. In this blog, we’ll explore the hidden costs of buying a luxury condo and provide tips on how to plan for them effectively.
Tumblr media
Common Hidden Costs in Luxury Condo Purchases
When buying luxury condos, several fees are hidden beside the price tag that contribute to unexpected addition.
 Homeowners Association Fees
Maintenance, security, and amenities shared by pools, gyms, and concierge services are all part of these fees.
Some condos may have special assessments for major repairs or renovations.
Property Taxes
Taxes on properties are usually higher due to their locations and highly valued property.
Rates can vary by city and state, so it’s important to research your area’s tax obligations.
Insurance Costs
Standard homeowners' insurance may not cover everything in a luxury condo.
Additional coverage for valuables, floods, or earthquakes might be necessary.
Maintenance and Upkeep
While HOA fees cover communal areas, individual unit repairs are the owner’s responsibility.
High-end materials and finishes can be costly to maintain and replace.
How to Plan for These Hidden Costs
Preparation is key when purchasing a modern condo for sale. Here’s how to manage your budget effectively:
Research HOA Fees in Advance
Request a breakdown of HOA fees and any history of special assessments.
Ensure you clearly understand what is and isn’t included in these fees.
Estimate Property Taxes Accurately
Speak with a real estate professional to get a clear understanding of tax rates.
Consider how potential property value increases may affect future taxes.
Secure Proper Insurance Coverage
Consult with an insurance expert to get comprehensive coverage that meets your needs.
Look for bundled policies to reduce costs.
Create a Maintenance Fund
Set aside a budget for unexpected repairs and ongoing maintenance.
Choose a condo with high-quality construction to minimize future expenses.

Navigating HOA Rules for Junk Removal: A Homeowner’s Guide
Tumblr media
Homeowners Associations (HOAs) play a significant role in maintaining the aesthetic and functional standards of residential communities. Understanding and complying with HOA rules on junk clearance is essential to avoid penalties and ensure a harmonious neighborhood. This guide explores key aspects of HOA junk removal regulations and offers practical solutions for homeowners.
Understanding HOA Junk Removal Policies
HOA regulations regarding junk clearance are designed to preserve the community’s appearance and prevent clutter that can diminish property values. These rules typically outline what types of items are considered junk, the proper disposal methods, and the timelines for removal. Common restrictions include prohibiting the storage of large items, construction debris, and non-functional appliances in visible areas such as yards, driveways, and sidewalks.
Consequences of Non-Compliance
Failing to adhere to HOA junk removal rules can lead to various consequences. Homeowners may receive warnings, fines, or even legal action for persistent non-compliance. Additionally, accumulated junk can attract pests, create safety hazards, and negatively impact the overall appearance of the neighborhood. It is crucial to address junk removal promptly to maintain good standing within the community and avoid unnecessary disputes with the HOA board.
Effective Junk Clearance Strategies
Managing junk effectively requires a proactive approach. Start by regularly decluttering your property and disposing of unwanted items responsibly. Establish a routine for sorting and categorizing items that need to be discarded, recycled, or donated. Proper storage solutions, such as sealed containers or designated storage areas, can help keep your property organized and compliant with HOA standards.
For larger or more challenging junk removal tasks, professional assistance can be invaluable. Services like junk removal St. Paul offer comprehensive solutions to handle and dispose of bulky items efficiently. These professionals are familiar with local regulations and can ensure that your junk is removed in accordance with HOA guidelines.
Choosing the Right Junk Removal Service
Selecting a reliable junk removal service is crucial for effective compliance with HOA rules. When searching for options, consider factors such as service coverage, pricing, and customer reviews. Look for companies that specialize in junk removal near me to ensure timely and convenient service. Local providers are more likely to understand specific HOA requirements and can tailor their services to meet your needs.
Additionally, professional junk removal services St. Paul can offer eco-friendly disposal methods, ensuring that your unwanted items are recycled or donated whenever possible. This not only helps you comply with HOA regulations but also contributes to environmental sustainability.
Maintaining Compliance and Community Harmony
Staying informed about your HOA’s junk removal policies is essential for ongoing compliance. Regularly review the association’s guidelines and participate in community meetings to stay updated on any changes. Open communication with your HOA board can also help address any concerns or questions you may have about junk clearance procedures.
By taking proactive steps to manage junk effectively and utilizing professional services when needed, you can maintain a tidy and appealing property that aligns with your HOA’s standards. This approach fosters a positive community environment and enhances the overall quality of life for all residents.
Adhering to HOA rules on junk clearance is vital for maintaining the beauty and value of your community. Understanding the policies, recognizing the consequences of non-compliance, and implementing effective junk removal strategies are key to ensuring a clutter-free and harmonious neighborhood.

Challenges and Solutions in Personalized Residential Design
Tumblr media
Personalized residential design is about crafting homes that reflect the unique lifestyles, preferences, and needs of homeowners. While the outcome is rewarding, achieving a truly personalized design often comes with its own set of challenges. Here, we explore these challenges and propose practical solutions to ensure the design process remains smooth and successful.
Challenge 1: Balancing Aesthetics and Functionality
One of the most common challenges in personalized residential design is finding the right balance between aesthetics and functionality. Homeowners may have a vision for a stunning space that doesn’t necessarily align with practical needs.
Solution: Collaborate with experienced designers who can merge form and function. For example, multi-functional furniture, built-in storage solutions, and open-concept layouts can maintain aesthetic appeal while addressing everyday needs. Prioritizing functionality in high-use areas like kitchens and bathrooms is essential.
Challenge 2: Budget Constraints
Custom designs can often exceed the initial budget due to unique material choices, labor-intensive craftsmanship, or unexpected changes during the project.
Solution: Begin with a detailed design plan and cost estimate. Consider phased construction, where certain elements are added later. Work with professionals who can suggest cost-effective alternatives that maintain the design’s integrity. Using CAD (Computer-Aided Design) technology, like that employed by RS Solar CAD Group, can also help visualize designs and optimize costs before construction begins.
Challenge 3: Incorporating Sustainability
With growing awareness about environmental impact, homeowners often wish to incorporate sustainable elements into their personalized designs. However, integrating green technologies like solar panels or energy-efficient systems can be complex.
Solution: Partner with experts in sustainable design, such as RS Solar CAD Group. They specialize in creating innovative residential solar designs that maximize energy efficiency while blending seamlessly with the home’s architecture. From custom solar layouts to full installation support, they make it easy to reduce your carbon footprint without compromising aesthetics.
Challenge 4: Navigating Regulatory and Zoning Requirements
Personalized designs may sometimes conflict with local building codes, zoning regulations, or HOA guidelines.
Solution: Work with a design team experienced in navigating these regulations. Services like those offered by RS Solar CAD Group include permit plan sets and project management to ensure compliance with local requirements, saving time and avoiding potential redesigns.
Challenge 5: Meeting Diverse Needs in Shared Spaces
In multi-generational homes or shared living spaces, accommodating varying needs and preferences can be difficult.
Solution: Design flexible spaces that cater to different uses. For example, guest rooms can double as home offices, and living areas can include modular furniture. Universal design principles ensure accessibility for all age groups, making the home more inclusive.
Challenge 6: Keeping Up with Technological Integration
Homeowners often wish to integrate smart technologies but may struggle with the compatibility and future-proofing of their systems.
Solution: Incorporate scalable smart home solutions that allow for upgrades over time. Professional design services can seamlessly integrate technology, ensuring it complements the overall aesthetic and functionality of the home.

How to Choose the Best Realtor for Your Florida Home Purchase
Buying a home in Florida can be both exciting and challenging, especially in a market that’s constantly evolving. Whether you're searching for a beachfront property, a suburban family home, or an investment condo, choosing the right real estate agent is one of the most critical decisions you'll make. A skilled Realtor can not only save you time and stress but also ensure you get the best deal possible. Here’s a comprehensive guide on how to choose the best Realtor for your Florida home purchase.
1. Understand the Importance of a Realtor
Before diving into the selection process, it’s essential to understand why hiring a Realtor is vital for purchasing a home in Florida. A good real estate agent:
Knowledge of the local market: Florida has diverse real estate markets, from bustling cities like Miami to serene beach towns. An experienced Realtor will know market trends, pricing strategies, and neighborhood dynamics.
Access to listings: Realtors often have access to listings that aren’t readily available online, including pre-market properties.
Negotiation skills: A Realtor can negotiate terms and price, ensuring you don’t overpay or miss out on favorable conditions.
Legal and procedural guidance: Navigating contracts, inspections, and closing processes in Florida can be tricky. Realtors manage the paperwork and help you avoid costly mistakes.
2. Look for Local Experience
When choosing a Realtor in Florida, prioritize local experience. Every region in the state has its nuances – coastal areas might be impacted by flood zones and hurricanes, while urban centers could have varying property values depending on proximity to amenities or traffic. A local agent will be familiar with:
Neighborhood details: They’ll know which areas are up-and-coming, which ones offer good school districts, and which communities suit your lifestyle.
Property types: Realtors who specialize in specific property types like vacation homes, condos, or single-family homes can tailor their search to match your needs.
Local laws and regulations: Understanding state-specific real estate laws, such as those related to homeowners’ associations (HOAs), environmental restrictions, or new construction permits, is key to a smooth transaction.
3. Check Credentials and Licensing
In Florida, all real estate agents must hold a valid state license to practice. Verify that your prospective Realtor is licensed and in good standing with the Florida Department of Business and Professional Regulation (DBPR). Realtors should also be members of the National Association of Realtors (NAR), which means they adhere to a strict code of ethics.
You might also want to consider agents with additional certifications, such as:
Certified Residential Specialist (CRS): Expertise in residential real estate transactions.
Accredited Buyer’s Representative (ABR): Specialized training in representing buyers.
Certified International Property Specialist (CIPS): Useful if you’re purchasing from abroad or looking for investment properties.
4. Assess Their Track Record and Reviews
Experience is crucial, but past performance speaks volumes. Research the Realtor’s track record by asking for a list of their recent transactions. Questions to consider include:
How many homes have they sold in the past year?
What is their average time on the market for properties they’ve listed?
What was the price range of the homes they worked with?
Online reviews are also valuable. Websites like Zillow, Realtor.com, and Google Reviews offer client feedback on real estate agents. Look for agents with consistently high ratings and positive comments regarding their professionalism, communication, and ability to close deals.
5. Interview Multiple Agents
Don’t settle on the first Realtor you meet. Interview at least three agents to get a sense of their personality, knowledge, and approach to the home-buying process. During the interview, ask the following questions:
How long have you been working in this specific area?
How do you keep up with market trends?
What is your strategy for finding the right home for me?
How will you communicate with me throughout the process?
Can you provide references from past clients?
These conversations will help you assess whether the agent’s style aligns with your preferences and needs.
6. Evaluate Communication Skills
Buying a home can be a lengthy and detailed process, so you’ll want a Realtor who communicates effectively and promptly. Pay attention to their communication style during your initial interactions:
Responsiveness: Do they answer your calls or messages quickly? Timely communication is crucial, especially in a competitive market where homes can sell quickly.
Clarity: Do they explain processes in a way that’s easy to understand, or do they use jargon? You’ll want a Realtor who can break down complex information without overwhelming you.
Listening skills: Are they focused on your needs, or do they push properties that don’t fit your criteria?
A Realtor who is attentive and responsive will likely make your home-buying journey smoother.
7. Gauge Their Network
A successful Realtor will have a strong network of professionals, including mortgage brokers, home inspectors, contractors, and title companies. Ask if they have preferred vendors they can recommend for the services you’ll need throughout the home-buying process. Having reliable professionals at your disposal can expedite the process and reduce stress.
8. Consider Compatibility
Buying a home is an emotional experience, and the process can become stressful at times. It’s important that you feel comfortable with your Realtor and trust their expertise. Your Realtor will be guiding you through one of the biggest financial decisions of your life, so choose someone who listens to your concerns, respects your opinions, and aligns with your values.
9. Clarify Their Fee Structure
Typically, the seller pays the real estate agent’s commission, which is usually 5-6% of the home’s purchase price, split between the buyer’s and seller’s agents. However, it’s still important to clarify the fee structure with your Realtor upfront to avoid any surprises. Some agents may offer a tiered commission structure or other compensation models. Make sure you understand the terms before signing an agreement.
10. Trust Your Instincts
Ultimately, choosing the right Realtor comes down to trust and rapport. After vetting their credentials, experience, and reviews, rely on your instincts. Do you feel confident in their ability to represent your interests? Are they genuinely invested in helping you find the right home, or do they seem more focused on closing the deal quickly? Trust is essential in this relationship, so make sure you feel comfortable with your Realtor’s guidance.

Today or night is 26 Sept 2024. My last night in Montclair. Every person I’ve met at the condo is probably over 80. Yeah. It’s like I moved to Florida. I went to the HOA meeting and the odd thing was that I had seen this entire event in a ‘dream’. And the rule for that to occur has been that those are unimportant moments. I think I have the math for that now. Let’s see.
BTW, I had a Jersey Mike’s sub. It was good. Best chain sub I’ve had since the early Subway, like the one run by the guy who started Subway or close to it. Those were good and this was like that. I ate half for dinner and half for lunch.
Oh right, the math. It’s the Bip construction off the grid, like watching the business signs on a divided highway. Learning from Las Vegas. The idea is they have passing interest but you remember them. Why can they be seen and not heavier moments? Because they’re lighter, meaning they attach to you in a relatively simple way. Like in this case, it was obvious the place is well managed so my worries disappeared then and that lightened the experience. That means the Bip is not so far off the path, off the axis, off the road, meaning the layers don’t count to the 1 which says oh here it is, you’ve found the spot.
That’s an almost cylindrical concept. It idealize to that, but also to spirals and everything else because I just saw how this links to the concept of Boundary. Wow. That was a lot to take in. This allows me to see the counting of logarithms, including the natural log. I’ve never been able to visualize that; it has remained words and labels and other ways of saying ideas but not intuitive like when I was in kindergarten.
Oh, the cat just pooped. Ugh.
————
A gloss on halting. The idea is that we can only abstractly create a process that runs ‘forever’ because all ‘forevers’ occur within 0Space and thus they are finite.
Uh oh, it wants to connect to the hydra game, which means cutting below the parent, meaning that if we treat the grandparent as -1, then 0 to 1 being the head cut off, then the process locates the new heads back at the grandparent, which then runs -1 to 0 to 1 in the ‘other’ direction but still forward in gsProcess. SBE2 in which the Between is what happens from grandparent over parent to child, and back. This makes the hydra finite; you will cut off all the child heads because all the new ones grow at the parent level. After you’ve run out of kids, you start on the parents and look back to great-grandparents. Until there’s no more hydra.
Halting requires a lookback to the creation of the program, to its start. We simplify that to grandparent over the Between of the parent to the child of the moment, to the current state of the created process. So when we compare hydras to SBE, that makes it easier to see the SBE form in halting. Remember, all 0Space process is finite by the nature of 0Space’s relationship to 1Space and how 0Space generates out of D-structure.
