How to Sell Your Property Quickly in the Florida Market
The Florida real estate market is among the most robust. With its great weather and influx of tourists, owning a home in The Sunshine State is an excellent investment. The purchase appetite is obviously great, but sellers face the challenge of staging their homes to appeal to picky buyers. If you plan to sell your home in Florida, learn some tips to close the deal quickly.
Glimpse on the Florida Real Estate Market
The real estate market in Florida has gone from strength to strength due to favorable weather conditions, population growth and rising tourism, especially in the cities of Miami, Tampa and Orlando. Domestic and international homebuyers contribute to the market activity within the state.
While the buying appetite is high, challenges exist, delaying closing the deal. For instance, you may encounter willing homebuyers who will offer an unrealistic price of considerably less than your home is worth.
Tips to Sell Your Home Quickly
Purchasing a home is a big decision, so buyers may need a few weeks to months to give the green signal. If you want to accelerate this process, here are some strategies to influence the buying timeline.
Know Your House’s Value
Most buyers see the dollars first and write off homes that don’t fit their budget. Hiring a professional appraiser can save you from the headache of estimating your home's market value, especially if it's unique and larger than most in the area.
The average home value in 2023 was $383,063, representing an 8.2% increase year-over-year. With a pre-listing appraisal done by a professional, buyers will be more likely to consider your asking price and negotiations will be smoother.
The state has a list of approved appraisers who meet the requirements, certifications and licenses necessary for their job. You can tap one of them for help.
Stage Your Home
Your next step is to upgrade your home’s aesthetics. Boosting the curb appeal of the exterior and spotlighting the best features of the interior will make your home irresistible, like a cake with colorful frosting and toppings. Here are a few things you can do.
1. Manicure the Garden and Lawn
A well-maintained lawn and garden are a sign the property is looked after and a good selling point that attracts premium buyers.
2. Add Attractive Landscaping Elements
Landscaping services cost around $1,500–$5,000 for front yards and $15,000 to $50,000 for backyards, which is quite expensive. However, it will potentially increase your property’s price tag by 15%–20% more during a resale.
Furnish your yards with some colors by adding flowers and plants to the flower beds. Keep the lawn neat so the surroundings look put together every time a buyer comes.
3. Repaint the Exterior Walls
Another simple strategy is to apply a fresh coat of paint to your property’s exterior. It’ll make your house look brand new.
4. Add Cladding
Cladding adds texture to the wall and makes it look more sophisticated. Apart from the aesthetics, it has many uses, like providing a waterproof envelope that keeps the walls from getting soaked with rain and moisture, reducing the need for frequent maintenance.
5. Install Hurricane Shutters
Three of the five cities with the highest hurricane risk are in Florida — Miami, Key West and Tampa. This is why installing hurricane shutters is necessary for the buyer's security and peace of mind. The aluminum can reduce the impact of natural disasters, prevent heavy rains from infiltrating through the doors and windows, and protect your assets.
6. Declutter and Depersonalize the Space
If buyers like your home, they’ll try to envision living in it. Their mind will visualize many scenarios, such as what furniture or accessories to add to make it homey, and how to rearrange it. You can make this mental process easier by decluttering and depersonalizing your property, encouraging the buyers to think they own it.
7. Perform Home Upgrades
Simple upgrades in the interior will make your home shine. For example, repainting the kitchen cabinets will give them a fresh look, adding a coffee table to the living room will add a touch of modernity and switching to eco-friendly lighting will appeal to buyers looking for sustainable options.
To make a strong first impression, your home must look pleasing. Remember these tips while staging your property.
Work With a Real Estate Agent
If your main goal is to sell the house fast, a skilled real estate agent can easily tap into their network for potential buyers. All you have to do is sign the papers when closing the deal.
The selling process can be chaotic and missing some payables related to offloading your property can happen if you do it alone. Since you'll have to foot some of the costs, working with an agent can ensure you sign the deal and handle all the related expenses legally.
Benefits of Working With a Real Estate Agent
Agents take a cut for their services, which is typically around 4%–6% of a property's sale price. It's a sizable amount of money, but it's worth it if they can make the buying process seamless. An agent can help you in two ways.
1. Access to a Network of Potential Buyers
Experienced agents can easily find a buyer from their massive network of clients and other real estate professionals who can make referrals.
2. Expertise in Pricing, Marketing and Negotiating
They know the market like the back of their hand, so they're adept at advertising the property in a way that tugs at the buyer's heartstrings. Their negotiating skills can help you get the best price.
Tips for Selecting the Right Agent
You'll work with the agent for a time, so choosing someone with the right attitude, skills and professionalism is the recipe for a prompt sale.
1. Research Local Agents
Industry sites like Realtor have a search function where you can find professional real estate agents in Florida, and look up their profiles and experiences. Alternatively, you can ask someone in your network if they know someone.
2. Schedule Interviews and Ask For References
Once you have a pick, schedule a meeting to evaluate their home-selling track record further. More importantly, ask for references or testimonials to find out what their previous clients say about them.
Fast-Track Your Home Selling With These Tips
The home selling process can be tricky, from upgrading to finally listing it for sale. You can offload the chunk of the tasks to a professional real estate agent at a commission. If you decide to do the process yourself, ensure you stage the interior and exterior to make it appealing.
In any form of transaction, appearance holds a significant value. By beautifying your home, you're likely to close the deal.

teddy from jazz brunch
pregnant amy bumps into teddy on a case ft a very ridiculous bonus scene at the end
The wait for the bomb squad to show up is always an anxious one. Especially when the guy running it is an ex that has proposed to her three times since they broke up and the last time she saw him he tried to stop her wedding. She can’t tell whether the fluttering in her stomach is the nerves about the case, seeing Teddy again, the baby kicking or a combination of all three.
“Apparently they’re five minutes out,” Rosa informs her, returning to the scene with two to-go cups. She hands Amy the soothing ginger tea and keeps the coffee for herself.
Amy sips the herbal tea, scrunching up her nose in disappointment. She’d much rather have a coffee and a shame cigarette or two but her doctor probably wouldn’t approve. Nor would she want to do anything to harm their little Shrek.
“You think there’s any chance Teddy has given up his super cool bomb squad job and retired to the South of France before he’s 40, do you?”
“No, I don’t think there’s any chance of that. I worked with him last month.” Rosa narrows her eyes suspiciously. “What’s wrong?”
She knows her so well. It’s kind of annoying, considering how little Amy knows about her, but she’s always had her back, especially since Jake went to Florida. She feels comfortable confiding in Rosa more than almost anyone (except Jake) and lets all her worries slip out.
“I haven’t seen Teddy since the wedding and what if he proposes again or tries to hit on me or acts weird about the baby?”
“Then I’ll punch him for you,” she says without hesitation.
And Amy knows that as a Police Sergeant and soon-to-be-mom she should not condone violence of any kind, but she’d be lying if she said Rosa’s words didn’t bring her a teeny bit of comfort. Maybe aversion therapy is the only way to stop Teddy’s toe-curling declarations of love. Every time he tells her he still has feelings for her: punch. Every time he gets down on one knee: kick. He’d probably have a dozen broken bones before lunch and still propose as the paramedics loaded him into the Ambulance.
“Santiago,” Rosa mutters, nodding at the swarm of bomb squad trucks pulling up outside the warehouse.
Teddy is the first one to jump out and walk towards them.
Crap.
She practices the breathing techniques from the lamaze class they went to last week and hopes he’s gone blind or doesn’t recognise her or will walk straight past them and talk to the other officers gathered nearby.
No such luck.
“Sergeant Santiago,” he grins, his eyes clearly lighting up when he sees her.
She smiles awkwardly back at him. “Lieutenant Wells. Good to see you again.”
“Good to see you too,” he responds, sounding a lot more genuine than her feeble attempt at a nicety. “Still married?”
Oh, boy. He lasted all of what, ten seconds?
“Mm-hmm,” she hums, showing off her ring.
“Happily?”
“Very happily,” she insists. She tries hard not to roll her eyes. There’s a bomb that needs diffusing, she needs to be professional. She lowers her hand and instinctively rests it on her bump. Big mistake.
Teddy’s eyes follow the movement then widen like saucers. “Oh. You’re - oh - OK - wow.”
“Yep. I am.”
He looks back at her - his expression filled with a weird concoction of disappointment, confusion and hope?
She’s a great detective, she’s great at reading body language in interrogations and anticipating what a suspect is about to do next. She knows when her husband is happy, sad, horny; she knows when he’s had a shitty day at work and just needs to snuggle up with her and watch Die Hard and when to blast Taylor Swift and dance around the apartment. She knows her unborn baby is most active at night when Jake pulls up her shirt and tells him about all the fun things they’re going to do together and that he hates the smell of Boyle’s lunch as much as she does. She can even tell how Captain Holt is feeling.
“Is it mine?”
And OK, she didn’t predict that.
Despite her expert intuition skillz (with a z, her husband is rubbing off on her), she could have never predicted that. She doesn’t even know how to respond.
Thankfully, Rosa steps in.
“You haven’t slept with her in over five years, dumb-dumb. It’s Jake Peralta’s. You know, her husband. The guy who broke you two up.”
Amy bites her lip to stop herself from laughing.
“Uh, yeah, yeah, I remember him,” he mutters, scratching the back of his head. “Nice to see you again, by the way, Detective Diaz.”
“The feeling is not mutual,” she responds.
He cowers under her glare. “Cool, cool, cool, cool, cool. So, uh, the bomb?”
“Yes. The bomb.”
She explains the situation, how their investigation into a drug dealing operation led them to this warehouse, but they’d spotted a bag with wires hanging out through a window on the east side of the building. He follows her to the window and gets on his tip-toes to see inside. A few seconds later, he confirms their suspicions that it’s almost definitely an explosive device, probably designed to destroy evidence rather than actually hurt anyone.
“You know the drill, we’ll need to clear the area. You probably shouldn’t be here,” he says to Amy, gesturing at her bump. “It’s not safe. I love you and I want to protect you and that baby.”
Rosa clenches her fist, true to her word, but Amy places her hand over it before she can make impact with his face.
“What the hell, Santiago?”
“I don’t want you to get suspended, I need you on this case. And besides, Teddy’s right. It is too dangerous. I’ll go back to the Nine-Nine and read your notes later. Please don’t kill him,” she adds as an afterthought. When he goes off on one of his tangents about Pilsners or San Diego or Belgian Spaghetti, it can be kind of tempting. It was for her, even when they were dating. But Rosa can’t go back to jail. Their baby already loves her and they asked her to be godmother only last week.
“Fine,” she growls. “But if you say the word Pilsners once, so help me God, I will-.”
“Bye Teddy,” Amy cuts her off, turning 180 degrees with a flick of her perfectly shiny ponytail and heading towards the police tape they set up earlier. She pulls out her phone and texts Jake to ask if he’ll pick her up.
He responds twenty seconds later with on my way and the kiss face emoji.
She finally relaxes.
--
bonus: Holt sends her home early, claiming that she looked tired and she should not be over-exerting herself at seven months pregnant. He informs her that the mission was successful; the bomb was diffused safely, that no-one was injured and that they were able to collect enough evidence from the warehouse to bring down the entire operation (the dumb-dumbs left a phone lying around with everyone’s name, phone number and contact photo in). The case is a slam dunk.
She doesn’t see or hear from Rosa until morning. She shows up late, wearing the same clothes as yesterday.
“Walk of shame alert!” Charles announces, clearly noticing, too. “Means you had sex. Nice one, Ro-Ro!” He raises his hand for a high five, but she barges straight past.
“We’ve all been there,” Hitchcock smirks, slapping his hand against Charles’.
“Gross,” everyone complains, shuddering at the thought of Hitchcock’s sex life.
“Right, I’m going downstairs,” Amy says to Jake, resisting the urge to kiss him. He looks very cute and kissable today with his unruly curls and her favourite plaid shirt. She really misses working opposite him. “Come visit me in an hour?”
“’Course I will.”
She grins and heads towards the elevator, but the doors open before she can gets there.
Of all people, Teddy walks out.
His uniform is crumpled and his hair is a mess and she’s already having PTSD-like flashbacks to when he came in to audit the precinct and proposed to her in front of everybody. She’s already drafting her rejection speech in her head when he says Rosa’s name and this time it’s Amy’s eyes widening to the size of saucers.
“You left your phone at my place,” he explains, brandishing said phone.
She actually blushes (Amy has never seen her blush before) and retrieves it from him, stomping back to her desk.
“Oh. You - oh - OK - wow,” Amy stammers, taken aback. “You... and Rosa?”

Top 7 Benefits of Impact Windows in Fort Lauderdale and Hollywood, Florida
From hurricane protection to safety, impact windows are an excellent choice to protect any family. Moreover, the impact window comes with the following additional benefits, which make it a worthy investment.
Storm Protection: A properly installed impact window provides the highest level of protection for the home. The impact glass consists of two layers of glass and an intermediate layer to ensure a robust glass component. One can use the best-laminated glass from suppliers such as Cardinal Glass to improve quality and strength. All these products comply with the most stringent Florida building codes and are licensed by the most prestigious organizations. The next time the storm strikes, one can be sure one’s safe.
Security: The strength of the glass protects the windows from storms and prevents theft and burglary. It includes two layers of glass and an intermediate layer, making entry or invasion difficult.
Economical: The impact windows in Fort Lauderdale and Hollywood, Florida reflect heat from outside and help regulate the temperature in the home. This means homeowners can get an Energy Star rating and get a tax credit. Also, most homeowners prefer stained glass over load-bearing windows. This is a very effective way to reduce energy costs and save electricity costs. Tinted glass absorbs sunlight as it passes through the glass, reducing heat and light transfer into the room. One can save even more by choosing the Low-E glass cover. A low emissivity coating is applied to the inner glass to separate heat and light energy. Heat is reflected to the heat source, allowing shortwave light to pass through the room, activating the interior illumination. In summer, the low emissivity layer keeps the home cool while maintaining natural light. This improves insulation and energy savings throughout the year.
Reduce Noise:
Impact windows not only protect users from elements but also reduce outdoor noise. A home is not just a shelter; it is more of a palace. So how about securing the home without compromising the beauty?
UV Protection: With impact-resistant glass, natural light can enter the home without harmful UV rays. It can filter up to 90% of UV light to prevent fading in furniture, carpets, curtains, and works of art. Florida is essential because it is exposed to direct sunlight all year round.
Curb Appeal and Appearance of Home Remains Intact:
When installing hurricane shutters, they must be removed after each hurricane. Some permanent shutters, such as Accordion, fold nicely into a protective cover when not in use. Some shutters, such as the Bahamas, can be used all year round. Regardless of the slicing method, the window will have some exterior treatment (with or without folding) unless one selects a storm panel. All of these bring additional maintenance, which can be closed before and after each storm.
Discounts on Insurance Premium:
Impact windows and doors are an effective storm protection system approved by many insurance companies. They can always protect the home, but the homeowner should mount and close it. Insurance companies can understand this and lower their premiums.
For those looking to upgrade their kitchen, kitchen remodeling in Fort Lauderdale and Boca Raton, Florida can be an option.

Winter’s Tale: Peter Lake [ISFP]
OFFICIAL TYPING by Charity / The Mod SPOILERS
Functional Order: Fi-Se-Ni-Fe
Tumblr media
Judging Functional Axis:
Introverted Feeling (Fi) / Extroverted Thinking (Te)
Peter isn’t much for sharing his feelings, but is actually a compassionate and generous young man, who easily befriends Beverly and her little sister, who responds with kindness to anyone who needs him, and who finds it difficult to articulate his feelings. When asked what’s wrong, all he can manage is a lot of tears and to murmur that someone is “dead a long time now.” He also has that Fi-driven need to know who he is, for whom his miracle is intended, and his place in the world. He hinges a lot of his identity on being left on the docks as a child and “coming in on a boat,” but doesn’t share easily about himself. Pearly doesn’t like him, because he says Peter’s morality got in the way – he learned how to steal something without killing someone! His lower Te can be blunt at times about his intentions, but also believes in direct action. He simply accepts things as they are – the facts are that people have miracles, he has survived a long time, and has something he “needs to do.”
Tumblr media
Perceiving Functional Axis:
Extroverted Sensing (Se) / Introverted Intuition (Ni)
He makes his living stealing from people, which is a high risk business, but also a natural choice for an opportunist. He sees an unlocked window, he goes for it. He notices small things around the house, like Beverly’s tent, her gown caught in a door, etc. He is “on the run” because he has double-crossed the city’s demonic crime lord. Peter is quick to leap into action, to fall in love, and even to introduce Beverly to risky things, but he also shows good Ni in his ability to sense his true purpose, and the meaning of his own personal miracle. He senses that Beverly is “my destiny” but he doesn’t know how. He and Pearly share the Se/Ni trait of leaping to erroneous conclusions because they seem to yield the most immediate impact.
Tumblr media
Hogwarts House: Gryffindor
Values: daring, nerve, and chivalry.
Peter grew up street-smart and sucked into gangs at a young age, but then became “moral” and that made him dangerous in Pearly’s eyes. He spends the story attempting to figure himself out, but also drawn to helping others and forming connections. He is risk-taking and never thinks about the consequences, some of which backfire in sad ways.
Tumblr media
Enneagram: 2w1 sx/sp
Tritype: 279 The Peacemaker [2w1 7w6 9w8]
He’s open to love and ready for it. When he meets Beverly, he can’t just walk away from her, he has to figure out how to help her, love her, be whatever she wants; he senses that their destinies are entwined. He also helps later in the story, with a woman and her little girl. He fixes the boiler in an attempt to get Beverly’s father to approve more of him. His 1 wing brings in a sense of morality which helps him stand against Pearly. His 7 fix wants to run away from his problems at first (thinking he can steal a few more things and go to Florida to get away from Pearly) but is also optimistic and fun-loving, delighted to introduce Beverly to new experiences. His 9 fix is mild-mannered, unruffled, and not often angry. As an sx/sp, he falls instantly in love with Beverly since they share a strong connection.

Letter to Me from Johnathan Walsh, head of Collier County Building Department, Collier County, Florida
- His Email is in response to my complaint that Florida’s County building departments are accepting bribes from contractors who the county encourages to install hurricane windows quickly, greedily and illegally
Michael,
I do not completely understand your concern/compliant (complaint). As noted we cannot rewrite code or ignore the installation requirements of the NOA, product approval or code. If the window/door/specific product’s approval indicates how it is to be installed that is what should be constructed and is the responsibility of the contractor. Now on replacement units (units,) most of the work can be (not should be) covered by the time an inspector gets there to which parameters have been directed (nonsense phrase).  If the inspector is satisfied that the intent of the code and applicable sections of the NOA have been met then the inspection can be passed, we offer installation affidavits with supportive documentation or possibly third party (third-party) inspections are used and we also accept design professional statements that the work concealed meets the requirements. I am not sure exactly what your concern is at this point, are you aware that something was not inspected, inspected inaccurately, or missed all together (altogether)?
I need a permit or address to perform additional research to better understand your concerns. Please let me know how else I can help.

Subject: Impact window replacement
Dear Jon:
You do not completely understand or you can’t be understanding? Jon, there is a difference between complaining and making an accusation. I flat out stated that your county is turning a blind eye to non-code hurricane window installs. This is not about a request for a hug or any other such condescension. I was not complaining and you did not respond to my accusation. You condescended, burping up officiousness, pointless verbiage as germane fact with a dash of some flatulent faux authority. Your bullshit smacks of pseudo-legalise, poor punctuation, poor spelling, and poor grammar.
It is very simple, Jon. Let me help you out of your mendacious and obfuscatory rut. One: you're a liar and you know it. Two: If the inspector cannot see as the flanged frame hurricane window replacement is pushed to existing drywall the installer could not see what he was doing when he did it, which means no shims, no sealant between the frame and bucking and the window has been downsized to allow the flange to pass the stucco. Repeatedly done with planning and intent, this install pretty much is criminal negligence and as your inspectors are aware of this illegality, you and they belong in jail. Not only does your county risk lives you bastards actually charge homeowners for the fake inspection.
The quickie install approved by local authority has such a minimal amount of labor and materials cost that possibly, installers are unable to compete if they use the required NOA install requiring more labor and materials. Possibly, by overlooking building code the county has made almost mandatory the non-code install of thousands of impact windows. - M H ONeal

20 Days of Outrage
Every day between now and Election Day 2018, I’ve highlighted one outrageous thing that Trump and the complicit Republicans have done to debase and demean our democracy during 2017 and 2018. Now that it is Election Day, here is a recap of the full list of “lowlights” from the Trump presidency.
#1: Only one day after inauguration, Trump falsely claimed that the media had misrepresented the size of the crowd at his inauguration. Photos taken from the same vantage point at the same time clearly shows that his crowd was a fraction of that at President Obama’s historic 2009 inauguration. Sean Spicer doubled down on this claim, leading to the phrase “alternative facts” from Kellyanne Conway. Why is this important? It has become a consistent theme of this administration, to villianize the press, to dispute reality, and to consistently lie about matters big and small.
#2: Only a week after taking office, Trump signed an Executive Order banning virtually all immigration from 7 majority Muslim countries. When that Muslim Ban and a subsequent one was overwhelmingly rejected by multiple Federal courts as being unconstitutional, a narrowed third version that allowed exceptions for certain family members and added two non-Muslim countries (North Korea and Venezuela) with no practical impact was narrowly approved by a sharply divided 5-4 Supreme Court. Why does this matter? It demonstrates the Administration’s intent to wage war on all immigration, even legal immigration under the guise of “national security.” It is an affront to American ideals dating back to the founding of our nation, subverts the Constitution for political gain, and slams the door on refugees from war-torn countries such as Libya, Yemen and Syria.
#3: On May 9, 2017, Trump fires FBI Director Jim Comey after he would not give Trump a “loyalty oath” or publicly say that Trump was not under investigation by the FBI. He uses a letter from Rod Rosenstein criticizing Comey’s handling of the Hillary Clunton email investigation as cover, while telling NBC News in an interview that he fired Comey because of “this Russia thing.” Why does this matter? Besides being prima facie evidence of interference in an ongoing investigation, it is part of an ongoing campaign by this administration and President to act as if the laws of the US do not apply to them. Ironically, the firing of Jim Comey directly led to the appointment of Special Counsel Robert Mueller, whose investigation into Russian interference in the 2016 election is ongoing and has yielded multiple guilty pleas and convictions thus far from Trump’s inner circle.
#4: One day after firing Jim Comey, Trump welcomed the Russian foreign minister and ambassador into the Oval Office. US media were barred from the event and the only photos released were from the Russian official state news organization. During the event, Trump spoke to the Russians about highly classified information from Israel about a covert operation which uncovered an Isis plot to build laptop bombs, including the city in which the operation took place, jeopardizing Israeli intelligence assets. Why is this important? Any other person who has shared such highly sensitive intelligence with an adversary would have been fired and prosecuted for a violation of national security. Trump’s reckless disregard for our intelligence agencies and maintaining the trust of our allies — and in particular his fondness for Russia — represents a continuing threat to our national security.
#5: On June 1, 2017, Trump announced his intention for the US to withdraw from the Paris climate accord, the only country on Earth not to ratify the accord’s modest goals for reducing greenhouse gas emissions. Since the US can’t officially leave the pact until after the 2020 elections, the practical implications are minor but have left the US as a follower on the world’s move to clean energy. So why does this matter? From appointing an industry lackey to be EPA administrator to removing all references to manmade climate change from federal websites, this administration has waged a war on science and the near-universal opinion that we have a very narrow window in which to arrest and reverse the effects of greenhouse gas emissions. He has made it a partisan issue, with coal miners being the willing pawns in his charade. While most of his executive orders and few legislative accomplishments can be reversed, the long term effects of his environmental policies will harm our world for generations to come.
#6: On July 8, 2017 on board Air Force One, Donald Trump personally dictated a completely deceptive statement about the origins of that infamous 2016 Trump Tower meeting between campaign officials and a number of Russians with ties to Putin, saying that the meeting was to discuss adoptions. Three days later, Donald Trump Jr. released emails showing that the true reason for the meeting was to obtain “dirt” on Hillary Clinton with the full blessing of the Russian government. Why is this important? It is the most glaring example of an administration that continually offers up ridiculous explanations, only to change them days later when caught in another lie. It demonstrates a complete disregard for the truth, a concept that simply eludes Trump and the administration in general. Facts are simply inconvenient baggage to be disregarded when they contradict a narrative that they believe they can impose through repitition.
#7: In August 2017, the Trump presidency reached perhaps its lowest moral point. Reacting to a 2-day “Unite the Right” rally of white nationalists, neo-Nazis and other far-right hate groups that resulted in the death of counter-protester Heather Heyer and dozens of injuries, Trump called the people on both sides “very fine people.” These “very fine people” on the right had marched to slogans such as “Jews will not replace us” with lit torches and yelled racial slurs at those who stood up to protest their racial and ethnic hatred. Why is this important? From being the first sitting president to speak in front of a recognized hate group, to criticizing NFL players for their nonviolent expression against racial injustice, to calling Mexicans “rapists and thieves,” Trump has implicitly and explicitly embraced racism and ethnic hatred in a way that no president has done in our history. His embrace of a moral equivalency between those who promote hate and those who protest it has mainstreamed racism in a way that will be a lingering stain of Trumpism long after Trump is gone.
#8: On August 25, 2017, Trump pardoned Sheriif Joe Arpaio, who had been convicted of willfully ignored a Federal judge’s order to stop his racial profiling and illegal roundups of Latino people to determine their immigration status. The 85 year old judge faced up to 6 months in a Federal penitentiary upon sentencing, but the pardon vacated that while leaving the conviction intact. Why is this important? Besides showing that Trump is an equal opportunity racist (he hates all people of color equally), many legal scholars believe that this pardon was designed to send a clear signal to his supporters, particularly those facing criminal charges relating to the Mueller investigation. Ignore any plea deals and cooperation, and I will use my unconditional pardon power to void any jail time without the traditional Justice Department review that has historically preceded these pardons. He has made pardon power just another one of his political tools to thwart and subvert justice.
#9: In September 2017, the Trump administration through AG Sessions announced its intention to end the 2012 Deferred Action for Childhood Arrivals (DACA) program. The stated goal was to reduce the economic burden of immigrants brought to the US as children, but a coalition of business and civic organizations showed an overwhelmingly positive economic benefit to the country since this popular program was established by the Obama administration. While the program has survived numerous court challenges, its future continues to be uncertain with a Republican congressional majority unwilling to write it into law and a potential swing vote on the Supreme Court in Justice Kavanaugh if conflicting court opinions are ultimately resolved by SCOTUS. Why is this important? While much has been made of the Trump administration’s absolutely abhorrent “zero tolerance” policy of separating immigrant children and adults and sending them to separate detention facilities, the DACA program affects far more people and has shown the profoundly positive effects of an enlightened immigration policy. It shows just how far Trump and his base will go to pursue their nationalistic ideals and hatred for Latinos and other people of color.
#10: On September 20, 2017, Hurricane Maria hit the US territory of Puerto Rico as a Category 5 hurricane packing winds up to 175 mph. The storm was the deadliest Atlantic hurricane in 20 years and the worst storm ever to hit PR and Dominica. The administration’s response was slow and ineffective, leaving the majority of the island without electricity and water supplies weeks after the storm. Trump’s callous disregard for the suffering of these American citizens was crystallized when he said that Maria wasn’t a “real disaster” like Katrina. In fact, more than 3,000 lives were lost to Maria, many of them occurring in the months that followed due to ineptitude and callous indifference from FEMA and the entire administration. Presidents are of course figureheads in these events, but they put a human face on the federal response to these tragedies. Trump threw rolls of paper towels to islanders desperate for basic necessities like water and electricity. Contrasted with the swift and effective response to hurricanes in Texas and Florida (I.e. white Republican areas) Trump’s demeaning attitude towards local elected officials, skepticism over the real death toll, and lame excuses for the faulty federal response can only be seen as more evidence of his hatred for people of color.
#11: On October 1, 2017, Stephen Paddock opened fire on the Route 91 music festival crowd in Las Vegas with more than a dozen assault rifles and 1,100 rounds of ammunition. He used bump stocks to fire the semiautomatic weapons similarly to automatic weapons, allowing him to kill 58 people and injure 851 from gunfire and the ensuing panic. Trump responded with the traditional Republican response of “thoughts and prayers.” Congressional action on bump stocks was promised. Everyone was encouraged to not make the tragedy a political issue, but a “mental health” issue. Why is this important? Eight days later, a Muslim man drove his van into a crowded pedestrian path in New York City, killing eight people. The responses couldn’t have been more different. Trump’s response was to politicize the tragedy, calling for new immigration laws. No new legislation came about from the Las Vegas massacre or the dozens of mass shooting since. Trump for one received a record $30 million from the NRA in the 2016 election, and has rejected any common sense gun laws that could have prevented hundreds if not thousands of lives lost in these mass killings.
#12: On December 4, 2018, Donald Trump endorses Roy Moore in the special election in Alabama to replace the seat vacated by AG Sessions. At this point, Moore had been accused of sexual misconduct by at least 6 women when he was in his 30s and they were in their teens, with one victim only 14 years old. Let that sink in — Trump would have rather have had a pedophile in the US Senate than a Democrat. Why is that important? In every single instance when a man is accused of sexual misconduct, Trump takes the side of the perpetrator rather than the victims. As a serial sexual abuser himself, Trump feels both a kinship with these monsters as well as a willingness to use the tools of his office to protect them. Luckily, the people of Alabama felt differently and sent Doug Jones to the Senate, electing the first Democrat in decades.
#13 On the same day that Trump endorses Roy Moore, he and Interior Secretary Zinke announced reductions in the size of Bears Ears and Grand Staircase-Escalante National Monuments in Utah, the largest rollback of Federal lands in our nation’s history. A coalition of Native American tribes consider these lands to be sacred, and there is suspicion that the boundaries of the areas were redrawn to allow oil and gas exploration in the now-unprotected regions. Why is this important? From rolling back protections on air and water pollution, to loosening restrictions on coal and other fossil fuel consumption and emissions, this administration has waged a consistent war on our natural resources, creating long-lasting damage that may be impossible to reverse once Trump is gone.
#14: On December 14, 2017, the Trump administration through FCC chairman Ajit Pai killed net neutrality in a 3-2 party line vote. The vote occurred after a ridiculously one sided public comment period where the FCC received 22 million comments — overwhelmingly favoring keeping net neutrality rules in place — but ignored most of it and blamed issues on “spam” and “server errors.” Why is this important? The Trump administration constantly sides with corporate interests over the interests of individuals. In this case, they serve the interests of cable companies who want to be able to throttle, limit and block competitors like Netflix and other streaming services to line their own pockets.
#15: On December 22, 2017, the Tax Cut and Jobs Act is passed by Trump and a Republican Congress as a “middle class tax cut.” In fact, every analysis of the results of the tax cut have indicated that the benefits have been concentrated on the top 5% of households. Worse yet, the tax cut will add nearly $2 trillion to the deficit over 10 years, reversing years of declining deficits as a percentage of GDP during the Obama years. Why is this important? These deficits — needlessly created by Republicans and their tax cut to reward the Koch Brothers and other donors — are now being used as a rationale for rolling back Social Security, Medicare, Medicaid and other safety net programs for the working poor. The hypocrisy is mind-boggling, but it’s an everyday occurrence for this administration and its Congressional coconspirators.
#16: In a January 11, 2018 immigration reform meeting with Senators Lindsey Graham and Dick Durbin, Trump refers to Haiti and African countries as “shithole” countries and expressed preference for immigrants from Norway. Since Norwegians enjoy universal healthcare, state sponsored higher education and extensive paid time off, most Norwegians consider the United States a shithole country and wouldn’t ever consider moving here. Why is this important? Once again, Trump is using the tools of his office to implement racist policies that are directed almost exclusively at communities of color, and targeting both legal and illegal immigration while doing so. At base, he misunderstands the historic role of immigration in the United States and that at one point or another virtually all immigrants are seeking a better life and strengthen our country in doing so.
#17: On January 24, 2018, President Trump announces during remarks at the White House that he is willing to testify to Mueller under oath, stating, "I would love to do it, and I would like to do it as soon as possible". More than nine months later, he has not testified in person or responded to written questions submitted by the Mueller team. Why is this important? As the head of the executive branch, the President has a responsibility to respect the rule of law both personally and throughout his administration. Instead, he has railed against the investigation as a “witch hunt,” has denounced his AG for recusing himself from oversight, and consistently obstructed the inquiry at every turn.
#18: In a March 4, 2018 private speech to Republican donors at Mar-a-Lago, Trump says that "it's great" that China's Xi Jinping was able to become "president for life", and that "maybe we'll have to give that a shot some day." Why is this important? Besides the blatant corruption of spending millions of dollars of taxpayer money at his own resorts, Trump constantly shows his authoritarian tendencies by heaping praise on dictators and autocrats around the world. From his obscene bromance with Putin to admiration for strongmen in China, North Korea, Saudi Arabia and elsewhere, Trump shows his disdain for democracy and basic human rights.
#19: At at May 22, 2018 event, reporters from CNN and The Associated Press are denied entry and forcibly removed from the PFAS National Leadership Summit event at the EPA where Scott Pruitt was to speak. Why is this important? The Trump administration has made hostility to the press a centerpiece of his message, often branding them the enemy of the people. Except for Fox News, of course, the official house organ of the Republican Party. While other presidents have sparred with the press, no one has ever attempted to limit their access to information or encourage violence against reporters as this president has done. Removing dissenting voices is typically the first step towards tyranny, and our democracy requires a free and open press (it is the First Amendment after all) to speak truth to power.
#20: On June 15, 2018 the Department of Homeland Security states that between April 19 to May 31, 2018, at the Mexico–United States border, there were 1,995 migrant children separated from 1,940 adults who are being held for criminal prosecution for an illegal border crossing. Trump says in response to the situation: "I hate to see separation of parents and children ... I hate the children being taken away." Trump then falsely blames the Democrats for the situation when it was the Trump administration's own "zero tolerance" policy announced in April 6, 2018, which is responsible for spurring the separations. Why is this important? Besides the ridiculous lying and attempt to blame Democrats for his administration’s policy (which we’ve grown to expect on a daily basis), the idea of separating infants and children from their parents as punishment for the parent’s request for asylum at the border is absolutely inhumane and a violation of every standard of human decency. As of this moment, hundreds of children and parents continue to be separated, making clear that the government — 5 months after ending the separations — never had a plan or strategy to reunify them at all.

What does home insurance specifically cover?
What does home insurance specifically cover? Your home is a large, recognizable building. However, insurance can give you new coverages you cannot easily get elsewhere. In most cases, the most basic coverages—physical structures, personal liability, etc.—are only intended as supplemental coverage. Even though we’ve gone into the specifics of what car insurance does and does not cover, auto insurance coverage has a few pros and cons Let’s start with the big one: insurance is important. When you need, an auto insurance company will offer coverage. They also offer multiple discounts. This is another important, even more important part of car insurance coverage. Insurers take a significant percentage out of a potential policy payout and will work hard to take on a higher percentage. On the other hand, if your auto insurance company has good numbers of complaints, they can be less likely to act on those complaints. If those complaints are lower than others reported, they will likely try to get more of the.

Air Conditioners are not covered against damages caused by, or caused by (or caused by) an air conditioner, which are covered under your homeowners’ policy. Homeowners insurance rates differ depending on where you live, where you live the home, and where you live. Homeowners can also get discounts based on risk. For instance, auto insurance rates are based on a host.

Non-Code Impact Window Install:
There are widespread non-code hurricane window installations occurring in SW Florida by licensed contractors. It may not be your licensed contractor, however, there is a legally mandated and clearly explained procedure for correctly installing impact windows that is being bypassed by many contractors. The impact windows are being weakly secured below what is legally required by hurricane window engineers as drawn out in the NOA’s (Florida Notice of Acceptance/Product Approval) and FL Building code. There are several reasons this is happening. This fraud is the result of an abdication of responsibility by building officials, it is driven by criminally negligent contractor’s greed and it is proving to be invisible due to the profound ignorance of homeowners.
The impact window is a structural entity. Legally, an impact window does not require boarding up during a hurricane. An impact window, if installed correctly to code will stop projectiles moving at high speeds, resist winds and driven rain. As one might logically surmise an impact window’s ability to perform is no better than the methods that are used to install, secure and seal it. Installed improperly, an impact window could fail and your house would be subject to enormous internal pressures that houses are not built to withstand. Your house could blow apart, self-destruct, damage other homes and result in loss of life.
This fraud is specific to the impact flange frame window when it is installed as a replacement for an existing window in a stucco finished home. (It is possible that the other frame styles, box frame and fin frame used on replacement installs are affected also. These two other frame styles install somewhat differently.)
One might ask, how does a building inspector ignore an illegal impact window installation? It is probably worse than laziness and this is how it happens. As with much-permitted construction work, the inspector gets a set time for an inspection to view completed work and the inspector is usually never present to see the install process. Upon viewing completed window installs an inspector cannot observe whether the window has been shimmed or sealed or what the gap is between the frame and the bucking, so the inspector asks the contractor if the contractor did a good job. The contractor, knowing that his window will not be inspected further, smiles and says, “of course I did, I always do”. The simple truth is, in a replacement flange window install, after installation if the space between the window frame and the wall opening cannot be observed from either the interior or the exterior then there is no way the installer could have shimmed or effectively applied sealant internally.
List of installation steps omitted by negligent greed installers: 1) no shims at fasteners where the frame is not flush with opening - code violation, 2) gap between window and opening in excess of 1/4” – code violation, 3) lack of sealant between frame and opening – code violation, 4) bucking less than the width of the window – code violation,  5) window flange is not flush with the bucking – code violation…ad nauseum. Since the new window is a flanged window being pushed into a stucco opening where the original flanged window was installed before the stucco was applied in anticipation, the new window has been intentionally down-sized illegally to allow the flange of the new window to insert within the stucco, resulting in a gap between the window frame and opening of around 5/8” or more: not an accident. Further, the intentional overlooking of these illegal installs by the county almost mandates the continued fraud. How can an honest contractor compete with other contractors who avoid the materials and labor required to do the job to code?
The illegal install of replacement flange frame impact windows is quick, with minimal labor and little materials required. The aim of those negligent contractors performing these illegal installs is to ultimately, avoid any stucco or drywall work. The old flange window is cut out, the new flange window goes in quick with a little help from a hammer and sometimes removing the rest of the flange. The window is then fastened by Tapcons without shims, not sealed internally and the window receives a bit of caulk at the flange perimeter and at the drywall inside the house. It is an installation where greed wins out over honesty and safety.
If you wish to read the engineer’s directions for installing your particular window, please go online to the following: http://www.miamidade.gov/building/product-control.asp, and click on “Product Control Search”. This is a Miami/Dade government website and it is also where PGT Windows and Doors will send you. Please be aware that no one, not even the head of your counties building department can overlook, bypass or modify the building code for a hurricane window install; that is the law. Confer with your contractor, let he or she know that code installation is important to you. If your contractor wishes to raise the price after you confront them call your insurance carrier and an attorney. It is illegal for a licensed professional to ignore building code and truly no building official can give a contractor permission to ignore or circumvent building code. Many contractors have learned the hard way from a judge that no one can give them permission to intentionally ignore building code, not county authority, not the homeowner, not anyone.
Once installed illegally, your insurance company might not cover you in the eventuality of a window failure, loss of life and/or catastrophic damage.

Top Property Preparations for the Hurricane Season in St. Augustine, Florida
Tumblr media
There are advantages and disadvantages of owning a property. Natural disasters make us wonder why we thought that investing in a certain property was such a great idea. Hurricanes can cause damages but they can usually be predicted days or weeks in advance, giving us time to prepare.
Hurricanes can smash lives as well as break properties. Being prepared can help you minimize the storm’s impact. The best time to start is before the threat is brewing at hand. Here are some ways that you can prepare before a hurricane strikes. When the storm does hit, call ServiceMaster by PWF for all your clean up and repair needs.
1. Plan your evacuation route very well ahead of time - you may need to evacuate ahead of time if you live near the coast or in a mobile home. It is an intelligent move if you create your own evacuation plan well before the disaster strikes if you don’t get any instructions from your local government. In this way, you’ll know about the nearest shelters ahead of time, take your pets into account, make sure to take important documents, and make a trial run.
2. Consider a generator - in the time of an approaching natural disaster, considering purchasing a generator for your property is one of the best options. Generators are will save you money in the long run; they can be very costly but after a disaster hits, you will be very glad that your purchased one.
3. Prepare emergency supplies on hand - people go to stores when a hurricane warning is being issued. Get ahead of the rush by having the following on hand:
·  Extra batteries ·  Candles or lamps with fuel ·  Matches (keep them dry all the time) ·  Materials and tools for emergency home repairs-such as heavy plastic sheeting, plywood, hammer,    etc. ·  First aid kit ·  Prescription drugs ·  Supplies of drinking water ·  Canned foods ·  Portable/chargeable/battery-supplied radio ·  Flashlights and batteries ·  Basic tools
4. Personal Property Inventory - making a home inventory will help you ensure that you have purchased enough insurance to replace your personal possessions. It can also speed the claims process, validate losses for income tax purposes, and is helpful. Just make sure that your home inventory is among the important documents that you’re going to take with you.
5. Have the Proper Insurance - obtaining proper insurance is the first thing that you should do before you even close a property. Ensure that the insurance goes into effect the second you close on the property. Once the hurricane is on the radar, it is too late to get the proper insurance coverage.
6. Take steps to protect your home - hurricanes can turn landscaping materials into a mess, and can break windows and doors and much of the property can be damaged. While modifying your home to protect against these possibilities is undoubtedly an expense, you can do it in stages.
·  Replace gravel or rock landscaping materials with shredded bark since it is much lighter and will not cause much harm. ·  Cut weak branches or tress that could fall on your house and keep shrubs well-trimmed.   ·  Ensure that door exteriors are hurricane-proof and have at least three hinges and a dead bolt lock that is one inch long. ·  Sliding glass doors should be made of tempered glass and, during the storm, must be covered with shutters or plywood. ·  Replace old garage doors and tracks with a door that is approved for both wind pressure and impact protection. ·  Secure outside wall openings such as vents, outdoor electrical outlets, garden hose bibs and locations where cables or pipes go through the wall.
A hurricane can destroy anything in its path, with its lashing winds, heavy rains, and storm surges. Here are some tips on how to survive the wild rage of a hurricane.
Before it hits ·  Residents living near coastal areas should create evacuation plans before a warning issue is raised. ·  Stock up emergency supplies including food, water clothing, medications, first aid kits, flashlights, batteries, other important documents, and gasoline.
During the storm ·  Evacuees should listen to local authorities on radio or television. Get inside the most secure building possible and stay away from windows. ·  Wait for the authorities to announce that the hurricane has passed.
