A Truly Mythological Christmas
Cisfem!Reader x Marco the Phoenix
You've seen the Hallmark movies where the successful business lady comes home to her small town hometown for the holidays and falls in love with the local stud, right? She gives up all that success and city living, and often dumps an otherwise decent city-business man in order to cozy up to the simple life in Simple Life City, USA.
This ain't that fucking story.
But it is a Hallmark AU - big city reader goes back home to the small town for the holidays and falls in love, but if that's all there was to this book, it wouldn't be very Mythological.
18+ - this story is going to get steamy in ways not allowed for your holiday Lifetime specials. Swearing, cheating, assassins, intrigue - you know, all that simple small town stuff.

Chapter 1: Values
Looking out over the city that was far below you right now, as the thrum of jet engines kept you in the air and vaulted you toward home, you took a moment for yourself.
Your parents had passed away when you were so young that the only parent you can remember is your adoptive mother. She was a big, take no prisoners kind of woman, stocky and full of piss and vinegar, with hair as fiery as the attitude she was willing to give.
Dadan had been a life saver for you, and you would be forever grateful to her.
Through her you made the most of what you had left to you, and now here you were. Graduated, and a financial officer in Candy Land, Inc. Six years with the company and you had gone from a nameless financial auditor into a person whose decisions could make or break the success of the company. Only your boss, Katakuri, and his mother, Linlin, had more weight in making financial decisions, but since Katakuri oversaw finance, quality assurance, and security, he often deferred to you without further input.
The freedom had given you the ability to steady profits in a positive trend, while also seeing that the company’s workers were properly compensated. Not that Candy Land had a reputation for undercutting, but Linlin herself had praised your efficiencies.
Which came with its pros and cons.
Linlin had a large family, and while a good number of them were tied up in the family business, a larger portion of them had been utilized, to either completely take over, or mostly integrate other businesses into her control. It was often phrased as a matter of protection, especially in the financial sense, and thus Candy Land had under its umbrella nearly thirty businesses that had initially stood well on their own.
All those lives thrived, and keeping it that way was effectively your job.
In doing that work, and working so closely with Linlin, you were introduced to her eldest son, Perospero. He was six years your senior, thirty-five to your twenty-nine, and he was currently in charge of the distribution centers for the company.
Dorky, but smart and more easy going than you had expected, it wasn’t surprising when he asked you out officially. You were both busy, but you were both in the same business, so you were still able to spend time, and meals together, and slowly get to know one another. A few months later he proposed, just the two of you, in the late hours of the night, after a particularly long and exhausting day at work.
It was sweet. Simple. Everything you had requested that it be, because despite the love for theatrics within his family - mostly from his mother, granted - you preferred things to be more intimate. The idea of him getting down on one knee during a charity event was enough for you to consider saying no, and you had warned him.
Pero had even apologized, once you accepted, that there would indeed be a public moment for this, at his mother’s insistence, but this way you wouldn’t be surprised. The two of you could play your parts to placate his mother, and leave her none the wiser on how it really went down. It would be your secret.
Something to hold you both together just a little closer.
Somewhere in the back of your head it had felt wrong. A dream, maybe. All of it seemed like a dream. The job, the success, the speed at which things had progressed. You worked hard at what you did, and Katakuri was neither empty with his praise, nor overly flowery about it. It might have felt like a dream, but your work, your worth, was valid.
Opportunities were likely to open up once you were officially married into the family, but you had not been incorrectly praised up to this point. There was nothing for Linlin to gain by offering one of her sons, save maybe assurances of your loyalty, but you had no business holdings or savings of your own. No innovative ideals, nothing that would balance the “loss” of one of her treasured assets. It was a statement of the value she placed in you, that she would be so accepting of your relationship.
Linlin’s value of you.
The thought gnawed at you. Clawed at any sense of peace you were trying to feel. The way that you’d always felt bad for Linlin’s children, that they always seemed to know, and accept, that they were going to be utilized by their mother. The gains of the company were the gains of the family, and everyone loyal to them, so they seemed to be mostly okay with that.
“Most everyone finds happiness.” Praline had told you during one of the family tea parties. “Angel and her husband live separately, but have stayed married. Angel’s kind of ruthless, if she was really unhappy I almost think her husband would have had an,” she made air quotes with her fingers, “unfortunate accident.” She laughed. “I just can’t see her suffering, but Mama’s also not unreasonable. She let Broye and Cracker get divorces when things didn’t work out, and even let Smoothie call off her wedding.
“She wasn’t happy, but who is with stuff like that?” The young girl had shrugged, and you had to concede the point. If you grew up that way, maybe it wasn’t such a big deal.
Still, it chewed at you. The idea of it rankled. You cared about Perospero, even loved him, but there was something about it that felt transactional. He was always so attentive, and kind. He wasn’t too much with his gestures of affection, and he wasn’t too little with them either. Soft caresses and chaste kisses when others were around, passion when the doors were closed.
Privacy, like you liked.
But you knew. Even before that moment you knew. Standing there you were caught between surprise and vindication. Terrible, nauseating vindication, but vindication nonetheless.
You knew when he’d gotten down on one knee and proposed. You knew when you’d almost turned him down, the cold ball in the pit of your stomach dismissed as nerves. Dismissed as nothing more than maybe it was all progressing a little too fast.
You knew, and now it wasn’t just a feeling in your gut, it was a truth before your eyes.
What you hadn’t expected was to find him in your bed with two other people. The one you recognized as his secretary, Nokotti. It was such a cliche that you hadn’t even considered the possibility, but they never acted inappropriately at work. The other woman was called Tori, you think, but you’d only met her a couple times and had been mostly sure her and Nokotti were lovers.
Sitting on the plane, you look out the window and let the damnable scene play out in your mind again. The stupefied look on his face, the shock that changed to relief on her face, and the apathy on Tori’s face. You weren’t sure what expression was on yours, but it was enough to keep everyone quiet.
No one even flinched when you took a picture of the event with your phone. The soft sound of the shutter made by the phone was the only sound in the eerily silent room.
“I’m going to go home for the holidays.” You managed to say it evenly, as far as you could tell. The plans for you to return home had long since been set. You and Perospero were going to visit Dadan, stay for the autumn feast, and probably leave before Christmas.
There was a lot you both had to do for your work, it had been the most time the two of you could take at the same time.
“You and your things will be elsewhere when I return.” You’d tucked the phone back in your pocket, standing in silence for a long few moments as the other two took the hint and left the comforts of your bed. You barely even looked at them as they gathered their things, dressed enough to be legal, and left you and Pero alone.
To his credit he at least had the decency to look ashamed. Pulling off the ring and letting it drop to the floor had been both painful and relieving. You had cared for, and even more than that, trusted him. Maybe you should’ve asked if he was doing all of it for his mother’s sake, maybe you needed to let yourself realize you didn’t want to know.
Maybe it was for the best this way. Months before any wedding plans had been set in stone, instead of years after vows had been exchanged and children were involved.
The phone call with Dadan had been helpful, and the conversation with your boss had been awkward. She promised that your old room would be cleared out and ready for you. Warned you that her house was full again, but you’d already known that. Your boss had been very understanding, especially considering he was brother to your fiancé, and both were sons to the CEO.
He agreed to extend your time off, effective immediately, until after the first of the year. No additional paperwork on your end, and he’d make sure everything was covered. He couldn’t promise longer during that first phone conversation, but you’d spoken a time or two since then, and all the details were set.
Katakuri, at least, had sense enough to agree that was the bare minimum you were owed, considering Pero had done such a thing. He promised to do his best for you when you returned, and that had been effectively that.
And so you were off from Thanksgiving to New Years. Any longer and it would have to be a sabbatical, which was a valid option, but not what you wanted to consider at this point.
Ah, if only you had foregone your own morals and pursued your boss, you muse on the airplane, coming back to yourself and ending your walk through the last few days’ frustrations.
You wave your hand in front of your face and shake away the useless thoughts. Kata was a good soul, a rarity among his siblings in your current mindset, but he was also already madly in love. You might not be his personal assistant, but as a direct report you caught him looking wistfully at his phone enough times to know what was up. You were pretty sure you knew who he was looking at so lovingly.
It hadn’t been overt, but there’d been shifts in his demeanor whenever Smoothie’s fiance had been in the same room. It had been, you’d felt, a sentiment that was returned, but you couldn’t dare ask, or even hint at offering support. Katakuri wouldn’t have let the words escape you, he was too good at reading people and often either cut them short, or agreed with their resolutions before they had a chance to voice them. Sometimes it felt like he could see the future, but it was more likely that he was just more observant than most.
Idly, you hoped his mother wouldn’t destroy that love, whoever it was. Unlike some of his other siblings, you had the distinct impression that Katakuri would tear himself to pieces trying to obey his mother, so great was his loyalty.
The soft chime of an incoming announcement catches your attention, and you look out the airplane window as they speak. “Ladies and Gentlemen, this is your captain speaking, we’re approaching Orthrus City, and will begin our descent into SPX airport. The temperatures are a brisk 42 degrees Fahrenheit, 5.5 degrees Celsius. Thank you for flying Wanotori airlines, we hope you had a pleasant flight, and we look forward to helping you navigate the Grand Lines again.”
Shoving the thoughts of the big city out of your head, you try to focus on your stay in your hometown. A small farming town, Sphinx had 100 acres to every one resident, but the rolling hills and wide open spaces had their own charms. The city was nice, and you loved your job, but there wasn’t much that could beat the comforts of home.
Especially when you were in need of comfort.

Birth name:
Emma Charlotte Duerre Watson
Nickname:
Em

Mini Bio:
Emma Charlotte Duerre Watson was born in Paris, France, to British parents, Jacqueline Luesby and Chris Watson, both lawyers. She moved to Oxfordshire when she was five, where she attended the Dragon School. From the age of six, Emma knew that she wanted to be an actress and, for a number of years, she trained at the Oxford branch of Stagecoach Theatre Arts, a part-time theatre school where she studied singing, dancing and acting. By the age of ten, she had performed and taken the lead in various Stagecoach productions and school plays.
In 1999, casting began for Harry Potter and the Sorcerers Stone (2001), the film adaptation of British author J.K. Rowling's bestselling novel. Casting agents found Emma through her Oxford theatre teacher. After eight consistent auditions, producer David Heyman told Emma and fellow applicants, Daniel Radcliffe and Rupert Grint, that they had been cast for the roles of the three leads, Hermione Granger, Harry Potter and Ron Weasley. The release of Harry Potter and the Sorcerer's Stone (2001) was Emma's cinematic screen debut. The film broke records for opening-day sales and opening-weekend takings and was the highest-grossing film of 2001. Critics praised the film and the performances of the three leading young actors. The highly distributed British newspaper, 'The Daily Telegraph', called her performance "admirable". Later, Emma was nominated for five awards for her performance in the film, winning the Young Artist Award for Leading Young Actress in a Feature Film.
After the release of the first film of the highly successful franchise, Emma became one of the most well-known actresses in the world. She continued to play the role of Hermione Granger for nearly ten years, in all of the following Harry Potter films: Harry Potter and the Sorcerer's Stone (2001), Harry Potter and the Chamber of Secrets (2002), Harry Potter and the Prisoner of Azkaban (2004), Harry Potter and the Goblet of Fire (2005), Harry Potter and the Order of the Phoenix (2007), Harry Potter and the Half-Blood Prince (2009), Harry Potter and the Deathly Hallows: Part 1 (2010), and Harry Potter and the Deathly Hallows: Part 2 (2011). Emma acquired two Critics' Choice Award nominations from the Broadcast Film Critics Association for her work in Harry Potter And The Prisoner Of Azkaban and Harry Potter And The Goblet Of Fire. The completion of the seventh and eight movies saw Emma receive nominations in 2011 for a Nickelodeon Kids' Choice Award, and for Best Actress at the Jameson Empire Awards. The Harry Potter franchise won the BAFTA for Outstanding British Contribution to Cinema in February 2011.
2011 saw Emma in Simon Curtis's My Week with Marilyn (2011), alongside a stellar cast of Oscar nominees including Michelle Williams as Marilyn Monroe and Kenneth Branagh as Sir Laurence Olivier, in addition to Eddie Redmayne, Dame Judi Dench, Dougray Scott, Zoe Wanamaker, Toby Jones and Dominic Cooper. Chronicling a week in Marilyn Monroe's life, the film featured Emma in the supporting role of Lucy, a costume assistant to Colin Clark (Redmayne). The film was released by The Weinstein Company and was nominated for a Golden Globe for Best Motion Picture - Comedy or Musical. In 2012 Emma was seen in Stephen Chbosky's adaptation of his coming-of-age novel The Perks of Being a Wallflower (2012), starring opposite Logan Lerman and Ezra Miller. This independent drama centered around Charlie (Lerman), an introverted freshman who is taken under the wings of two seniors (Watson and Miller) who welcome him to the real world. The film premiered at the 2012 Toronto International Film Festival and received rave reviews. The film won the People's Choice Award for Favourite Dramatic Movie and Emma also picked up the People's Choice Award for Favourite Dramatic Movie Actress. Emma was awarded a second time for this role with the Best Supporting Actress Award at the San Diego Film Critics Society Awards where the film also won the Best Ensemble Performance Award.
In summer 2013, Emma starred in Sofia Coppola's American satirical black comedy crime film, The Bling Ring (2013), opposite Katie Chang and Israel Broussard. The film took inspiration from real events and followed a group of teenagers who, obsessed with fashion and fame, burgled the homes of celebrities in Los Angeles. The film opened the Un Certain Regard section of the 2013 Cannes Film Festival. Emma also appeared in a cameo role as herself in Seth Rogen's apocalypse comedy This Is The End (2013). The film tells the story about what happens to some of Hollywood's best loved celebrities when the apocalypse strikes during a party at James Franco's house.
2014, Emma was seen in Darren Aronofsky's Noah (2014), opposite Russell Crowe, Jennifer Connelly, Ray Winstone, Douglas Booth, Logan Lerman, and Anthony Hopkins. The film told the epic, biblical tale of Noah and the ark. Emma plays the role of Ila, a young woman who develops a close relationship with Noah's son, Shem (Booth). Noah made an outstanding $300m since its release in March. In 2015, Emma starred in Regression (2015), written and directed by Alejandro Amenábar. Also headlined by Oscar-nominated Ethan Hawke, and set in Minnesota in 1990, Regression tells the story of Detective Bruce Kenner (Hawke), who investigates the case of young Angela, played by Emma, who accuses her father of sexual abuse.

The Navajo Nation has received a $55 million grant to help Navajo homeowners with mortgage payments and home repairs.
Navajo Nation President Buu Nygren said as many as 901 homeowners should qualify for the funds.
The money comes from the American Rescue Plan Act, which provides nearly $10 billion to support homeowners throughout the country who face financial hardships due to the COVID-19 pandemic.
The program is open to Navajo homeowners of all income levels within the Four Corner states who live on both tribal lands and in urban areas.
The funds must be used within three years.

PHOENIX — Urban Navajos who own homes off the Navajo Nation will soon receive some unexpected help they’ll want but didn’t need to ask for.
On Sept. 11, Navajo Nation President Buu Nygren told 250 Phoenix metro area Navajo homeowners that the Nation received a $55 million federal grant to provide financial assistance to Navajo homeowners under various Homeowner Assistance Fund programs.
This includes mortgage payments and home repair assistance.
As many as 901 Navajo homeowners should qualify for the money for their homes, he said.
“Make sure we tell everybody,” Nygren told an overflow crowd in the shade outside the historic Phoenix Indian School Visitor Center, one of the remaining buildings from the 100-year-old Indian boarding school.
They were outside because a capacity crowd was already indoors awaiting the same announcement, and Nygren wanted to address those in the 105-degree F heat first.
The Homeowner Assistance Fund was authorized through the American Rescue Plan Act to provide $9.9 billion nationwide to support homeowners who face financial hardships associated with COVID-19, the Nygren said yesterday.
The funds were distributed to states, U.S. territories, and tribes. The Navajo Nation was awarded $55,420,097.
Most federally funded programs are restricted to low- and very-low-income households.
This program allows higher-income Navajo homeowners to receive financial relief from the economic effects of COVID-19, as well.
“Tell your relatives,” Nygren said. “Say the $55 million that came from our government was specifically for Navajo people who are homeowners.”
To launch the process, Nygren signed an agreement with Native Community Capital. The group is a Native-led and operated non-profit corporation that was selected as the sub-recipient to administer the Homeowner Assistance Fund Project activities on behalf of the Navajo Nation.
Native Community Capital is certified by the U.S. Department of the Treasury as a Native Community Development Financial Institution and is a licensed mortgage lender in Arizona and New Mexico.
The program is designed for both higher-income and medium-income homeowners, Native Community Capital CFO Todd Francis said.
As an example, a family of four in Maricopa County in Arizona earning as much as $132,450 a year may be eligible for the tax-free, non-repayable funds to pay their mortgage or repair their homes, he said.
The program will benefit Navajo relatives and their families who reside in both rural remote locations and those in the urban areas of Phoenix, Albuquerque, Denver, Salt Lake City, surrounding smaller cities and towns, and wherever Navajo homeowners live off-reservation, said NCC CEO Dave Castillo.
A significant lack of investment in tribal communities compared to non-Indian communities has resulted in a critical absence of homeownership on tribal lands, particularly for higher-income Native households, he said.
As a result, Navajos with higher incomes tend to purchase or build homes off the Navajo Nation where they can qualify for loans and mortgages to build equity and wealth.
The Center for Indian Country Development reports that 78% of Native people live outside of tribal trust land in counties surrounding their homelands. It is these families the HAF Project will seek to support, Castillo said.
Nygren said the Navajo HAF Project will provide financial assistance to 901 eligible Navajo homeowners to use for qualified expenses in five activities for the next 36 months.
The program will provide financial assistance to eligible Navajo homeowners in the four-state region of Arizona, New Mexico, Utah and Colorado.
Each eligible applicant could receive a maximum amount of $125,000 of combined assistance under various programs.
These include:
Monthly mortgage payment assistance to a maximum assistance level of $72,000 per participant. This is for Navajo homeowners who are delinquent in mortgage payments or at risk of foreclosure due to a loss of household income.
Mortgage reinstatement assistance would give a maximum assistance of $50,000 per participant to those who are in active forbearance, delinquency default status, or are at risk of losing a home.
Mortgage principal reduction assistance that would assist up to $100,000 for those who find the fair market value of their home is now less than the price they paid for it and now may result in a loss when it is sold.
Home repair assistance that would give $100,000 to those who need significant home repairs.
Clear title assistance of up to $30,000 for grant assistance to receive a clear title of their primary residence.
In his 2022 presidential campaign, Nygren committed to helping urban Navajos who have said for years that they felt underserved by the tribal government. He said this grant addresses that.
He said one of his administration’s next goals is to buy or construct a building owned by the Navajo Nation in the metro area to serve urban Navajo Phoenicians.
“Wouldn’t it be nice if we used the entire $55 million this year?” Nygren asked. “I know you committed to live here and to take care of your family. I see a lot of familiar faces and I understand this is where your jobs are. We want you to have access to resources.”
Castillo urged applicants to be sure their applications were complete and submitted early.
“One thing we want to emphasize is to be ready when the information is being requested on the checklist,” he said. “Make sure you have your documents prepared and you get it to our licensed professionals that will be working with you. If you do not, the application will expire in 30 days.”
He said the program has just three years to deploy the $55 million.
“It seems like we could do that quickly but we can only do it quickly if you help us, if you’re ready, and if you submit the information that’s necessary.”
Debbie Nez-Manuel, executive director of the Navajo Nation Division of Human Resources, said visits to other urban areas will be planned, scheduled, and announced by Native Community Capital.
The funds must be used within three years.
So does any of this money go to the Black Indians Tribes? @militantinremission
maybe y'all should start asking for your cut right now cause they got it

Griner, the June WNBA Cares Community Assist Award recipient, is the second consecutive Mercury player to win the honor. Mercury forward Brianna Turner received the award last season.
Since rejoining the Mercury in February 2023 after being wrongfully detained in Russia, Griner has focused on two service initiatives: Bring Our Families Home (BOFH), a campaign comprised of families of Americans held hostage or wrongfully detained overseas that advocates to spread awareness about their cases and safe return home; and the BG Heart & Sole Shoe Drive, which supports unhoused individuals in the Phoenix community.
Throughout the 2023 WNBA season, Griner teamed up with BOFH to tell the stories of wrongfully detained Americans abroad. The campaign launched in April with the unveiling of a mural at the Mercury’s home arena, Footprint Center, that featured the face of Griner and more than a dozen detained individuals. The 30-foot-wide painting features a QR code that directs to www.BringOurFamiliesHome.org, educating fans about the mission and how to get involved.
Griner and the Mercury hosted families and friends of wrongful detainees at Mercury games in Phoenix and around the country when the team visited other markets, and incorporated in-game PSAs and social media content to keep the names and stories of those detained top-of-mind. Additionally, the BOFH logo was affixed to the Mercury’s home court the entire 2023 season.
As part of the partnership with BOFH, the Mercury set up a letter-writing station at every regular season home game for fans to draft handwritten notes of hope and encouragement to those detained and calls for action to elected officials to continue to work to bring individuals home. Other WNBA teams also participated in the letter-writing campaign at their home games against Phoenix.
Griner founded the BG Heart & Sole Shoe Drive in 2016 to provide new and lightly used shoes to unhoused individuals in the Phoenix metro area. In partnership with the non-profit Phoenix Rescue Mission, Griner’s initiative collected and distributed nearly 3,000 pairs of shoes this season, in addition to other necessary items such as shirts, backpacks, hats and hygiene products.
Additional highlights of Griner’s efforts in the community during the 2023 WNBA season are included below:
BOFH awareness for families: The Mercury content team, on behalf of Griner, elevated the voices of families of several currently detained individuals including family of Zack Shahin, Emad Shargi (returned home in September 2023), Morad Tahbaz (returned home in September 2023), Luke Denman, Austin Tice, Eyvin Hernandez and Alexandra Forseth (co-founder of BOFH campaign).
BG’s Heart & Sole Shoe Drive: Before Phoenix’s first home game of the season, a Mercury season-ticket holder inspired by Griner’s commitment donated 452 pairs of shoes that had been collected in the offseason. On May 26, Griner participated in the first shoe distribution of the season, at a soup kitchen in downtown Phoenix. On Sept. 6, the Mercury hosted its second distribution event at the St. Vincent de Paul Washington Street Shelter in south Phoenix.
The WNBA Cares Community Assist Award is awarded monthly during the season to the player who best reflects the WNBA’s passion to make a difference in the community. In recognition of Griner’s commitment to the community throughout the 2023 WNBA season, the WNBA will donate $20,000 to be split among charities of Griner’s choice: Bring our Families Home and Phoenix Rescue Mission.

2004–05 Phoenix Suns - One of the Best Teams to Never Win NBA
In the annals of NBA history, few teams have captured the imagination of fans like the 2004–05 Phoenix Suns. Coached by Mike D’Antoni and led by the maestro point guard Steve Nash, this squad introduced the world to the “Seven Seconds or Less” offense — a revolutionary, fast-paced style that blended speed, precision, and entertainment. Despite their regular-season brilliance, the Suns etched their legacy as one of the greatest teams to have never won an NBA championship.
At the heart of the Suns’ success was two-time MVP Steve Nash. Nash orchestrated the offense with unparalleled vision, distributing the ball with pinpoint accuracy. His leadership and basketball IQ were the catalysts behind the team’s electrifying style.
Alongside Nash, Amar’e Stoudemire emerged as a force in the paint. Stoudemire’s combination of athleticism and power made him a nightmare for opposing defenses. The pick-and-roll tandem with Nash became a signature move, creating havoc for opponents.
Shawn Marion, aptly nicknamed “The Matrix,” showcased versatility rarely seen in a forward. His ability to score, rebound, and defend at an elite level made him an integral part of the Suns’ success. Marion’s unique playing style added flair to the team’s dynamic.
The “Seven Seconds or Less” Offense
D’Antoni’s offensive philosophy centered around quick decision-making, rapid ball movement, and early shot attempts. The Suns embraced an up-tempo style that caught opponents off guard, leading to high-scoring and visually captivating games.

Exploring Prime Opportunities: A Comprehensive Guide to Investing in Arizona’s Property Market
Arizona has long been recognized as a land of opportunity, offering a diverse array of real estate options. From sprawling deserts to picturesque mountain views, the state’s varied landscapes provide a unique backdrop for those looking to invest in property. Whether you're interested in residential homes, commercial spaces, or land for development, Arizona’s real estate market presents an abundance of opportunities for buyers. With the demand for properties on the rise, now is an excellent time to consider purchasing a property in this thriving state.
In recent years, Arizona has experienced substantial growth in both population and business activity, making it a prime location for investors. As the state continues to grow, so does its real estate market, with opportunities in both urban areas like Phoenix and Tucson, as well as rural locations that offer privacy and space. With its warm climate, low taxes, and increasing job market, Arizona has become an attractive destination for people looking to relocate or expand their businesses. Whether you're seeking a vacation home, a long-term investment, or a commercial property to expand your business operations, Arizona has something to offer.
The Appeal of Arizona's Real Estate Market
One of the key factors driving the property market in Arizona is its growing economy. Arizona is home to major industries such as technology, manufacturing, healthcare, and tourism. In cities like Phoenix, the real estate market is booming due to the influx of tech companies and startups looking to set up shop in the state. The state's pro-business climate, combined with an affordable cost of living, has made Arizona one of the top destinations for professionals and entrepreneurs alike.
In addition to its economic growth, Arizona offers a favorable tax environment for both individuals and businesses. The state has one of the lowest property tax rates in the country, and sales tax is also relatively low compared to other states. This makes Arizona an attractive place for businesses looking to cut costs, and for individuals seeking to purchase property without being burdened by excessive taxes.
Arizona’s appeal goes beyond just economic factors. The state is known for its stunning natural beauty, from the Grand Canyon to the Sonoran Desert, offering residents and visitors alike a lifestyle that blends outdoor adventure with modern conveniences. Whether you enjoy hiking, golfing, or simply taking in the views, Arizona's climate and terrain provide a perfect setting for a balanced lifestyle. This is particularly true for those looking to purchase property in the state, whether for personal enjoyment or as part of an investment strategy.
Tumblr media
Exploring the Commercial Real Estate Sector in Arizona
While residential properties are certainly a significant part of Arizona's real estate market, the commercial sector also holds immense potential. The state’s growing economy, especially in urban centers, has made Arizona a hub for businesses seeking office space, retail locations, and industrial facilities. Phoenix, as one of the fastest-growing cities in the United States, has seen an increasing demand for commercial real estate as more companies set up operations in the region. For commercial investors, Arizona provides the perfect environment to tap into this growth, whether through the acquisition of office buildings, retail spaces, or warehouses.
The commercial real estate market in Arizona is also becoming increasingly diverse. While the demand for office space and retail centers remains high, there has been a rise in the need for warehouse and distribution centers, particularly due to the state’s location as a logistics hub. Arizona’s proximity to Mexico and California makes it an ideal place for businesses in the supply chain and logistics industries. In addition, the rise of e-commerce has further boosted the demand for warehouse space and last-mile delivery hubs.
For those considering investing in commercial real estate in Arizona, working with a commercial real estate broker can provide valuable insight into the market. A broker with experience in Arizona’s commercial real estate sector can help navigate the complex landscape, identifying opportunities that match your investment goals. Whether you're looking for a retail space in a bustling urban center or a warehouse on the outskirts of town, a knowledgeable broker can ensure you make an informed decision.
Residential Properties: A Growing Market
Arizona's residential market is thriving, with demand for homes increasing across the state. The population influx from other states, particularly from California, is contributing to a strong demand for housing. This trend has been particularly noticeable in areas like Phoenix, Scottsdale, and Tucson, where new developments are quickly popping up to accommodate the growing population. However, demand is also high in more rural parts of the state, where buyers can find larger properties and more affordable options.
For homebuyers, Arizona offers a wide range of options, from cozy starter homes to luxurious estates. The state is also home to a variety of master-planned communities that provide residents with amenities like golf courses, hiking trails, and recreational facilities. These communities are particularly popular with retirees, who are drawn to the state’s warm climate and the lifestyle it offers.
In addition to traditional homes, Arizona has seen an increase in demand for vacation properties. With its abundance of natural beauty and recreational opportunities, Arizona is a prime location for those seeking second homes or investment properties. Whether you are interested in a condo in the heart of a bustling city or a ranch property in the desert, Arizona has options to suit every taste and budget.
Investing in Land: An Untapped Opportunity
While Arizona’s residential and commercial real estate markets are thriving, investing in land is also a viable option. Arizona boasts vast stretches of undeveloped land, much of it located in rural or semi-rural areas. These properties can be ideal for investors looking to build or develop residential or commercial properties in the future. Additionally, land investments can offer long-term financial benefits as the demand for new developments continues to rise.
Whether you're interested in purchasing land for agricultural purposes, future development, or as a long-term investment, Arizona offers a variety of options. Land prices in the state tend to be more affordable compared to other regions, making it an attractive proposition for those looking to expand their portfolios.
Why Arizona is a Smart Investment Choice
When it comes to real estate, Arizona offers something for everyone. Whether you're considering a residential property for sale in Arizona, a commercial space to expand your business, or land for development, the state’s real estate market is filled with potential. With a growing economy, an attractive tax environment, and a lifestyle that blends natural beauty with modern conveniences, Arizona is fast becoming one of the top destinations for property investment.
The state’s commercial real estate sector, in particular, has shown strong growth, driven by the increasing demand for office spaces, retail locations, and warehouses. To make the most of the opportunities available, working with a commercial real estate broker can help ensure that your investment aligns with market trends and your financial goals.
Arizona offers a diverse and dynamic property market, making it an ideal location for anyone looking to invest in real estate. Whether you're looking to buy a home, expand your business, or develop land, Arizona’s real estate market is a thriving and exciting place to invest. The possibilities are endless, and with the right guidance, your real estate journey in Arizona can be incredibly rewarding.

Phoenix Warehouse Collapse: A Tragic Event and Its Far-Reaching Impact
Tumblr media
The Building collapse Phoenix of July 24, 2024, remains etched in the memories of many as a harrowing event that claimed the life of a young worker, Oswaldo Montoya. A severe monsoon storm disrupted operations at Freeport Logistics, a crucial food distribution center on 43rd Avenue and Van Buren Street, tearing off part of the building’s roof. The community grieves Montoya's tragic death, while emergency responders and local authorities review safety practices to prevent future tragedies.
The Incident Overview
On the evening of July 24, 2024, Phoenix was struck by an unusually severe monsoon, producing winds up to 70 mph, which compromised the structural integrity of the Freeport Logistics building. Around 9:30 PM, a portion of the building’s roof collapsed, trapping Montoya inside. Emergency teams, notified immediately, arrived to find a scene of devastation, with debris scattered across the area and parts of the building in danger of further collapse.
Key Factors in the Building Collapse
The powerful storm revealed potential vulnerabilities within the building’s structural design, worsened by the rapid intensity of monsoon storms common to the area. The sheer force of wind and water may have exploited any pre-existing weaknesses in the building’s framework, exacerbating the collapse.
Structural and Environmental Factors
Freeport Logistics, serving as a food distribution hub, was constructed to withstand typical environmental challenges. However, Arizona’s increasingly extreme weather has prompted questions about whether existing building codes sufficiently protect structures exposed to high winds and heavy rain.
Environmental Conditions
Monsoon Winds: Wind speeds of up to 70 mph led to sudden structural failure.
High Rainfall: Heavy rain further strained the building’s structural integrity, exacerbating the risk of collapse.
These weather patterns underscore the urgency for adaptive safety measures and construction standards that account for such intense climate conditions.
Emergency Response and Rescue Operations
The Phoenix Fire Department and associated emergency response units reacted swiftly to the disaster. Teams were deployed to manage the search and rescue mission, focusing on securing the site to prevent further risks to personnel.
Initial Response
Immediate Site Control: Teams secured the area to prevent unauthorized access.
Structural Assessments: Engineers quickly evaluated the building's condition, gauging the risk of further collapse.
Given the dangerous conditions, rescue teams exercised extreme caution, halting search efforts periodically when further structural compromise seemed likely.
Search and Rescue: Technology and Tactics
Rescuers implemented a variety of advanced tools and techniques to locate Montoya amid the rubble. Their efforts spanned several days, using technology and tactical skills to navigate the dangerous conditions.
Drones: Equipped with infrared and high-resolution cameras, drones provided aerial views and helped detect signs of life.
Search Dogs: Specialized dogs trained to locate human scent were crucial in identifying potential search zones.
Thermal Imaging: This technology offered insights into areas where a body might generate heat, though, unfortunately, this only confirmed the worst by the end of the search.
The tireless dedication of rescue teams displayed their unwavering commitment to finding Montoya and bringing closure to his loved ones, despite the extreme conditions.
Community Impact and Support
Oswaldo Montoya’s death struck a deep chord within the Phoenix community. As a beloved family man and neighbor, his loss sparked widespread grief and solidarity. Support services, including counseling and community gatherings, emerged to provide comfort and aid to his family.
Community Solidarity
Local residents, businesses, and organizations organized resources and initiated support channels to assist Montoya’s family. Vigils and memorials underscored the community’s sorrow and commitment to honoring his memory.
Transition from Rescue to Recovery
As search operations transitioned to recovery, emotions ran high. The dedicated rescue teams, burdened with the weight of Montoya's loss, faced mental and emotional challenges in their mission’s aftermath.
Counseling for First Responders: The strain of facing such tragedies emphasizes the importance of mental health support within emergency services.
Community Vigil and Support: The community, rallying around Montoya’s family, held vigils to honor his life.
This phase marked a shift from active rescue to a reflective period of remembrance and healing, underlining the need for psychological support post-crisis.
Investigation and Safety Concerns
The Arizona Occupational Safety and Health Administration (ADOSH) has launched an investigation to determine if any preventable factors contributed to the tragedy. Examining building codes and construction practices in Phoenix, this inquiry will seek to identify ways to protect workers better and reduce risks for high-stakes workplaces.
Potential Investigation Outcomes
Review of Building Codes: A critical review of structural codes for extreme weather resilience.
Enhanced Inspection Protocols: Increasing frequency and rigor of safety inspections for high-risk structures.
The findings from ADOSH’s investigation may prompt legislative changes that strengthen safety practices, ultimately prioritizing worker protection in vulnerable sectors.
Media Coverage and Public Awareness
The Phoenix warehouse collapse captured widespread media attention, shedding light on both the immediate tragedy and larger safety concerns. News outlets provided ongoing coverage of the search efforts and documented the emotional toll on Montoya’s family and the community.
Raising Awareness for Worker Safety
Media coverage highlighted the incident's urgent call for improved safety standards, influencing public opinion and pushing for enhanced awareness around workplace safety and emergency preparedness in the event of severe weather.
Conclusion
The tragic events of the Phoenix warehouse collapse emphasize the critical need for stringent safety protocols and resilient infrastructure. As the investigation progresses, there is a clear call for revised standards that account for increasingly volatile weather patterns. Ensuring the protection of Arizona’s workforce amid climate shifts requires dedicated measures, structural adaptations, and community support systems. This disaster serves as a sobering reminder of the importance of preparedness, vigilance, and safety-first mindsets in both industrial and public sectors.

Helium Procurement Intelligence 2024 - 2030: Trends and Outlook
The helium market is expected to grow at a CAGR of 6.7% from 2024 to 2030. The market is predicted to grow significantly due to the rising demand for helium utilization in aerospace, healthcare, deep-sea exploration, automotive, and manufacturing industries. In 2023, North America accounted for the highest proportion of the industry share, with more than 36%. Helium's supercooling property has led to its use in medical equipment such as MRI and NMR machines, particle accelerators, and superconducting materials due to advances in cryogenic technologies. Helium is used in the semiconductor industry to test electrical components and cool circuit boards.
NASA is investing heavily in the R&D of helium to improve the efficiency of GPS-enabled vehicles. For instance, in September 2022, NASA awarded a contract of USD 149 million to Air Products and Chemicals, Linde, and Messer Group. The three leaders would provide helium of 1.4 million liters (liquid) and 87.7 million standard cubic feet of helium (gaseous) to different NASA facilities. It is being used in International Space Station programs.
In the noble gas market, helium dominated with 47% of the overall share in 2023. Technology-wise, it was found that in 2023, more than 80% of gas companies use advanced analytics and robotic process automation and leverage AI/ML technology in their processes. Suppliers actively engage in multiple mergers and acquisitions, capacity expansion, partnerships and collaborations, launch new products, develop new technologies, and invest heavily in R&D to gain competitive advantage.
Order your copy of the Helium Procurement Intelligence Report, 2024 - 2030, published by Grand View Research, to get more details regarding day one, quick wins, portfolio analysis, key negotiation strategies of key suppliers, and low-cost/best-cost sourcing analysis
A few examples are:
• In May 2023, it was announced that First Helium Inc. has signed a long-term supply contract with a significant international industrial gas company on a take-or-pay basis. According to the deal, First Helium would sell helium gas produced from its Worsley facility. The agreement is estimated to provide First Helium with a potential revenue stream of up to USD 100 million over the first five years of production, depending on the rate of growth in helium production at Worsley.
• In August 2022, Iwatani Corporation announced a new helium supply agreement with specialty gas company, Helious Specialty Gases (HSG). According to the agreement, Iwatani would provide liquid helium to HSG's transfill facilities in Rajasthan, Gujarat, and Telengana. The latter two of which would be operational post Q2 2022. These facilities can manage a million Nm3 of liquid helium annually, according to HSG.
• In January 2022, A long-term contract for the distribution of ultra-high quality carbon dioxide, helium, and hydrogen to one of the biggest semiconductor producers globally was announced by Air Liquide. To support this contract, Air Liquide aimed to spend up to USD 60 million on the development, ownership, and operation of onsite plants and systems at a new manufacturing facility in Phoenix, Arizona.
• In October 2021, The Bangkok Gas Centre was built from scratch by Iwatani Corporation and opened in November 2021. The Thailand center, which is the second helium base in Southeast Asia after the first station in Malaysia, was the basis for filling industrial gas, mostly helium. In addition to uses like MRI equipment cooling, industries such as semiconductor manufacturing will benefit from increasing the gas's production capacity.
Helium Sourcing Intelligence Highlights
• The global helium market features an oligopolistic landscape with the dominance of five major players. The top five players (Linde, Air Liquide, Air Products, Taiyo Nippon Sanso, and Iwatani) contribute around 80% of the market share.
• The competition is intense as big players such as Linde Plc, Air Products & Chemicals, and Air Liquide are extensively competing with each other to extend their global presence and product portfolio to cater to large global markets.
• The threat of substitutes is low as the alternatives for this category are limited. For instance, in some cases, argon, hydrogen, or nitrogen may be used in place of helium. However, nitrogen is a very poor substitute for helium despite having a low cost. Hydrogen on the other hand is a highly flammable commodity.
• The cost components associated with the production of helium are raw materials/feedstock, manufacturing process and equipment, electricity/energy, transportation/distribution, warehousing and storage, facilities and labor.
• The most preferred countries for sourcing helium are the U.S., Qatar, Algeria, Australia, and China.

U.S. heat-related deaths hit record high
Tumblr media
More than 2,300 heat-related deaths were reported in the United States last year, the highest number in the 45 years since records began, according to the Centers for Disease Control and Prevention.
But dozens of doctors and health experts said that number was a fraction of the actual death toll, according to a report published Friday by the Associated Press.
"We can say with confidence that 2023 is the worst year since we started having reliable reporting," said Dr. John Barbus of the U.S. Department of Health and Human Services Office of Climate Change and Health Equity. Most of the deaths occurred in the five southern States — Arizona, Texas, Nevada, Florida and Louisiana — accounted for 61% of U.S. heat-related deaths over the past five years.
From 1979 to 1999, these states accounted for only 18% of heat-related deaths in the United States—a clear sign of the impact of climate change. "Over the past five years, we've seen this sustained, record-breaking, unprecedented upward trend," Balbus said. "I think it's because the heat levels that we've seen over the past few years have outpaced our What we’ve seen over the past twenty or thirty years.”
Last year, more heat waves were recorded across the country than in any year since 1936.
Last summer, Phoenix experienced 31 consecutive days with temperatures above 110 degrees Fahrenheit. Therefore, it is urgent for energy storage to help stabilize power supply. We call on the society to support power construction and protect our people’s livelihood and safety!
70% of the grid access, transmission and distribution facilities in the United States are aging and outdated, and grid transmission lines are even seriously insufficient in some areas. This not only makes it difficult for clean power such as "wind and solar power" to be efficiently connected to the grid, but also makes it impossible to achieve efficient power transmission.
"The United States is currently experiencing a chip shortage, and then there will be a transformer shortage, and there will be a power shortage in the future." Tesla founder and CEO Musk recently said publicly. As artificial intelligence and Bitcoin mining become increasingly popular, the industry seems to have foreseen the cruel reality that the U.S. power system simply cannot support these new technologies, and the high energy consumption crisis they bring has unveiled the "fig leaf" of the U.S. power grid.
