Location: Singapore, South East Asia
Martin Modern Apartments in Singapore
In today’s evolving global residential landscape, the dire issues of attention to sustainability, access to open green space where social-distancing is possible, and a need for a more eco-conscious living are the newest trends that influence where and how we live.
Now more than ever, the world needs to cut back on carbon emissions, waste and the creation of unnatural materials that damage the environment. In tandem, the creation and planning of architecture need to be mindful of innovations that both manifest outstanding design and have environmentally-conscious attributes. With myriad abilities to work in various spaces and industries, developers, businesspersons and investors will look to upgrade their spaces and buildings, especially luxury residential real estate.
Akin to the design-driven sustainability-focused architecture of tomorrow, ADDP Architects, the award-winning architecture firm founded in 1986 and headquartered in Singapore, is spearheading the future of environmentally-conscious residential architecture with the design for its new Modern Martin project, two 30-storey towers that uphold the highest standards of sustainable architecture. The Martin Modern follows the award-winning sustainability measures for ADDP’s lauded “Treehouse” and “Clement Canopy” projects.
A home within a botanical garden and standing on a land size of 1.6 hectares, Modern Martin’s two 30-storey towers are engulfed with lush, green gardens by award-winning landscape architect ICN Design Interactional. The structures themselves are limited to a 20% footprint of the entire site, creating more room for greenery and access to nature for its inhabitants.
There are 15 gardens and lawns and well over 200 species of tropical trees and plants rooted throughout the various levels of the grounds. The Martin Modern project includes a forest trail, maze, bio pond, bamboo grove and aquatic garden between the two towers, along with “secret gardens” on the 36-floor rooftop of each building. ADDP Architects collaborated with Yip Yuen Hong of ip;li Architects for the design of the project.
The tower blocks are orientated to allow for unobstructed views towards internal landscaped space and provide a distant view of Marina Bay area for the higher floors.
In addition, roof gardens are provided at both towers which provide enhanced greenery to the roof space. Generous windows design promotes good ventilation in every indoor unit. Generous private enclosed spaces (PES) and balconies of each unit provide chances to extend the indoor living to outdoor space and to appreciate the tranquil setting.
Having been the receipt of the Guinness World Record, World’s Largest Vertical Garden (2014), Best Innovative Green Building (Gold), MIPIM Asia Awards, ‘BCI Asia’s Top 10 Architectural Firms’ , ADDP Architects is now officially unveiling its latest residential project, Martin Modern.

Lavazza London Flagship Caffetteria

The Social Proximity Cafe
Design: CRA-Carlo Ratti Associati, Architects
Address: 23-24 Great Marlborough Street, London W1F 7HU, England, United Kingdom

Caffetteria at Lavazza London Flagship Building
CRA unveils Caffetteria, an innovative project in Lavazza’s brand-new Flagship Store in London’s Regent Street area. New technologies – from germicidal materials to lights with disinfecting properties – are employed to rethink the quintessential Italian coffee experience with one objective in mind: rebuilding social proximity.
photograph : Marco Joe Fazio
International design and innovation office CRA-Carlo Ratti Associati unveils Caffetteria, an innovative project in Lavazza’s newly-opened Flagship Store in London. The original design concept by CRA is conceived as a “social proximity cafe” which allows people to socialize safely while enjoying a full coffee experience, taking advantage of new technologies and germicidal materials. In addition, the design employs the principles of circular economy, with coffee ground serving as a construction material of the interior space. The Caffetteria is open every day in London’s Regent Street, one of the city’s most vibrant areas.
photograph : Tom Parker
The project by CRA aims to enhance social relationships, especially after the disruption brought upon by COVID-19. CRA consulted Harvard University professor and public health expert Edward Nardell as well as biotechnology company MEG Science in the research phase to investigate how innovative sanitization systems such as lights and copper-based germicidal materials could be adopted in the framework of a coffee shop.
photo : Marco Joe Fazio
The research led by CRA inspired the ultimate selection of lamps with disinfecting properties to remove bacteria and viruses on the countertop. Coinciding with this is the extensive use of brass, a germicidal material which is used throughout the shared surfaces of the café, such as the counter top. Moreover, the lower part of the counter is built using coffee ground to reflect the principles of circular design. The convex shape of the counter, which at one meter of depth is wider than usual, allows customers and employees to interact safely.
photo : Marco Joe Fazio
“The moment we are living in calls for an innovative vision to improve our post-pandemic social life,” says Carlo Ratti, founding partner of CRA and professor at the Massachusetts Institute of Technology. “Along with other safety and sustainable measures, copper – from which brass is derived – could play an important role in this in the future. The Lavazza London Flagship is an extension of the research we conduct with copper specialist KME to understand how we could take full advantage of the material.”
photo : Tom Parker
The Lavazza London Flagship furthers CRA’s investigation into the post-pandemic urban space. In October 2020, it released the design of the Sella Innovation Center for Turin-based financial company Sella Group, proposing a safe workplace sanitized by UV-C lights and air-purifying windows. Coffee ground and other compostable materials constitute part of the Italian Pavilion at Expo 2020 Dubai, designed by CRA and Italo Rota in collaboration with Matteo Gatto and F&M Ingegneria.
It highlights how temporary exhibitions and biennales can be built with minimum waste. In another example of circular economy, the studio developed Circular Garden for energy company ENI. The installation displayed at the Milan Design Week 2019 consists of a series of tall arches made of mycelium, the root of mushroom that can easily be returned to the earth.

CanningHill Piers Singapore Residence News
Singapore, 19th of August 2021 – CapitaLand Limited (CapitaLand) and City Developments Limited (CDL) today unveiled the design of their latest joint residential development, CanningHill Piers, located between the historic Fort Canning Hill and the iconic Singapore River in District 6. Named to reflect its rare hill and river dual-frontage, CanningHill Piers is the only residential development in Singapore complemented by these two nature elements in its immediate surroundings. Boasting excellent connectivity that defines the best of urban living, the development is directly linked to Fort Canning MRT station on the Downtown Line, and right beside F&B and lifestyle destination Clarke Quay.
The landmark residence is part of an integrated development that also includes a commercial component with F&B and retail outlets named CanningHill Square, a hotel operated under the Moxy brand by Marriott International and a serviced residence with a hotel licence operated under the Somerset brand. The design scheme comprises four towers of different heights – a pair of diagonally-facing residential towers and one each for the hotel and serviced residence – set atop a double-storey commercial podium. All four towers are distinctly spaced apart from each other to maximise views and allow the courtyard at the heart of the commercial podium to open to the sky. A single continuous drape adorning the façade ties the various components together into an iconic and sculptural whole. Strategic parts of the façade drape are lifted to unveil building entrances, communal areas and green spaces at various heights, creating a strong and unified architectural identity for the integrated development.
Part of an existing road that currently separates the CanningHill Piers project site and the river will be transformed into an attractive riverfront promenade that connects seamlessly with the vibrant Clarke Quay lifestyle precinct along the same stretch. image : CapitaLand
CanningHill Piers is designed by Danish architecture firm Bjarke Ingels Group (BIG) led by Bjarke Ingels, one of the world’s most well-known contemporary architects who is behind award-winning residential developments such as 8 House in Copenhagen and Via 57 West in New York. BIG is also the design architect for CapitaSpring, a soon-to-be-completed 51-storey integrated development by CapitaLand Group in Singapore’s Raffles Place CBD. CanningHill Piers is expected to be BIG’s first residential project to be completed in Asia.
Mr Jason Leow, President, Singapore & International, CapitaLand Group, said: “CanningHill Piers presents the best of both worlds – effortless access to Singapore’s city centre with top-notch F&B and lifestyle amenities at its doorsteps; and within itself a thoughtfully designed serene sanctuary with coveted amenities that offer excellent vantage points of the historical Fort Canning Park, the Singapore River, as well as the Marina Bay city skyline. Coupled with its unique location embraced by nature and historical landmarks, we are confident that CanningHill Piers will set a new benchmark in refined urban living and meet the aspirations of city dwellers for style, wellness and connectivity. With upcoming plans to reposition Clarke Quay as a wellness, lifestyle and F&B destination that is vibrant both in the day and at night, residents of CanningHill Piers can look forward to raising their families in a lively and modern neighbourhood.”
Mr Sherman Kwek, CDL Group Chief Executive Officer, said: “Conceptualised as a vibrant integrated waterfront development, CanningHill Piers seamlessly melds the convenience of urban living with a holistic wellness lifestyle and this icon will dramatically redefine the Singapore skyline. Through this timely urban renewal initiative, the former Liang Court site will be transformed into a prominent landmark next to Fort Canning Hill, imbued with the serenity of the Singapore River and the entertainment buzz of Clarke Quay. Along with our JV partner CapitaLand, we look forward to rejuvenating the historic Singapore River area with this majestic architectural masterpiece that will truly anchor and enliven the precinct.”

28 May 2021 AR Future Project Awards 2021 Winners
20th edition of the AR Future Project Awards – this design by CRA-Carlo Ratti Associati wins the Urban Infrastructure category:
AR Future Project Awards 2021
17 Mar 2021
A Hot Hearth In A Cool City
Architects: CRA-Carlo Ratti Associati
Location: Helsinki, Finland
Hot Heart – a series of islands with the dual function of storing thermal energy storage and serving as a hub for recreational activities – has won the Helsinki Energy Challenge, which aims to decarbonize the heating system of the Finnish capital by 2030. The project was developed by CRA-Carlo Ratti Associati in collaboration with Ramboll, Transsolar, Danfoss Leanheat®, Schneider Electric, OP Financial Group, schlaich bergermann partner and Squint/Opera.
A trans-disciplinary team, coordinated by international design and innovation office CRA-Carlo Ratti Associati, has developed the finalist proposal for the Helsinki Energy Challenge. Titled Hot Heart, the project is based on an archipelago of heat-storing basins with the dual function of storing thermal energy and serving as a hub for recreational activities. The “islands” will also be home to tropical forests and ecosystems from around the world, giving the Finnish capital additional public space and a new educational attraction. Unprecedented in scale, the project was designed by Ramboll, Transsolar, Danfoss Leanheat® and Schneider Electric, with the coordination of OP Financial Group, schlaich bergermann partner and Squint/Opera.
Located off the coast of Helsinki, Hot Heart will be the largest infrastructural facility of its kind. The project consists of a set of 10 cylindrical basins, each measuring 225 meters in diameter. They collectively can hold up to 10 million cubic meters of water. The system functions like a giant thermal battery: low- or negative-cost renewable energy is converted into heat, stored in the tanks and withdrawn into the city’s heat distribution channels during the winter.
Hot Heart was developed as part of the Helsinki Energy Challenge organized by the municipality of Helsinki to accelerate the city’s transition towards carbon-neutrality in heating by 2030. The project is also highly adaptable and could be replicated by other cities with similar climatic characteristics pursuing sustainable heating solutions.
In addition to its thermal storage properties, Hot Heart doubles as an accessible recreational venue. Four of the 10 hot water reservoirs are enclosed in transparent domes containing the “Floating Forests” – tropical ecosystems from the world’s key rainforest zones naturally heated by the basins underneath. The “Floating Forests” provide visitors with a place to socialize and enjoy the sunlight, even in the harsh Nordic winter, thanks to the use of powerful Sun-like LED Technology. They create a unique public space for local residents and provide an attraction to international travelers.
“Production of renewable energy is getting cheaper, but storage is still extremely expensive. Our idea is to use the giant ‘thermal batteries’ to store energy when prices are at low or even negative levels, and extract it when required by the district heating system when demand is high. This model would also be applicable to many coastal cities with similar climates,” says Carlo Ratti, founding partner of CRA. “In addition, Hot Heart offers a unique experience, bringing the natural and artificial worlds together. It is inspired by the Finnish concept of Jokamiehen Oikeudet, which could be translated as ‘every person’s right’: the right to reflect and unwind while peacefully enjoying nature.”
CRA worked with an international group of consulting and manufacturing firms and energy optimization experts to develop the project’s central concept: using seawater heat pumps to convert wind, solar and other forms of power into heat, which is stored in Hot Heart’s reservoirs. The system, operated by artificial intelligence, synchronizes the production and consumption of thermal energy, which helps stabilize the national energy grid in relation to fluctuating supply. The whole system is expected to cover the entire heating needs of Helsinki, estimated at 6,000 GWh, by the end of the decade, all without any carbon emissions and at an estimated cost 10% lower than today.
Hot Heart is the latest project to highlight CRA’s vision to improve the urban environment through innovative climate remediation strategies. Similar projects by the studio include Living Nature, a pavilion at the Milan Design Week 2018 that created climate-controlled gardens corresponding to each of the four seasons. Developed in conjunction with the Museum of the Future in Dubai, the 2017 installation Sun&Shade was equipped with a set of sunlight-tracking mirrors that reflected excessive light and heat.
The Cloud Cast, presented at the UAE Government Summit 2015, employed motion tracking technology to emit clouds of mists above people to achieve a localized cooling effect.
Having just won the Helsinki Energy Challenge, Hot Heart is planned to enter the master planning phase in 2021 and projected to be fully implemented in 2028.

ILOW Housing
Architects: CRA for Bouygues Immobilier
Location: Nanterre, Paris, France
CRA and Bouygues Immobilier file permits for a new building in Paris, located in-between La Défense financial district and the 1970s iconic Tours Nuages social housing complex. The project serves as an experiment to mediate between different social worlds.
International design and innovation office CRA-Carlo Ratti Associati and Bouygues Immobilier have unveiled the design of ILOW Housing, a new building in Paris that aims to act as a bridge between La Défense, the French capital’s financial powerhouse, and the nearby Tours Nuages (Cloud Towers), one of the most iconic social housing projects of the postwar era. The building, designed in collaboration with Agence d’Architecture Willerval et Associés, is shaped like two open arms connecting two different socio-economic neighborhoods. Moreover, it leverages parametric design to generate a facade that reinterprets the Tours Nuages. CRA has filed building permits to the local municipal authority.
ILOW (pronounced EE-LOW) is located on the margin of La Défense, Europe’s largest business district, in the western part of the Parisian metropolitan area. The building edges towards a neighborhood in the municipality of Nanterre, which is home to the mimetic, soft-shaped “Cloud Towers” designed by architect Émile Aillaud between 1973 and 1981. The Tours Nuages are a bold, pioneering social housing experiment. Pulitzer Prize critic Ada Louise Huxtable defined the towers with their multi-color cloud patterns as “surprisingly beautiful buildings,” while leading art curator Robert Hughes included them in his famous “Shock of the New” 1980 BBC documentary.
CRA’s design aims to bring together two adjacent neighborhoods that have long been socially separated from each other. The building is structured around two wings – like two open arms – with a central green courtyard unfolding between them, connecting ILOW with the neighboring public park. The design provides 12,500 square meters (134,550 square feet) of mixed-function spaces, including offices, a restaurant, and a café. The ground floor is transparent and open to the public, promoting the mixing of different communities, while the top of the building features a roof garden. In short, ILOW strives to create a physical “common ground” that extends on different levels while creating visual connections with the surrounding areas.
“We are trying to use design promote social encounters – between different people, cultures and social groups,” says Carlo Ratti, founding partner of CRA and director of the Senseable City Lab at the Massachusetts Institute of Technology: “This is what is unique about physical — as opposed to digital — space, something which the pandemic made us all too aware of. We can use architecture to bridge across different social worlds.”
With ILOW, CRA pays tribute to Aillaud’s radical visions, reinterpreting them to develop a contemporary “atmospheric architecture.” The building’s curvaceous façade uses a parametric approach – by which a form unfolds following a mathematical model conceived to satisfy a set of specific, ever-evolving targets or “parameters.” Prefabricated modules of various sizes are arranged to create a curved surface that is designed to follow the sun’s trajectory, guaranteeing the optimum lighting conditions indoors while reducing energy consumption. The focus on environmental sustainability also inspires the project’s name. ILOW is a pun on the French word for “small island” – often used in the turn of phrase un îlot de verdure (an island of greenery) – that hints at the building’s low energy consumption.
ILOW is the latest project by CRA to experiment with office design. The 280-meter-high CapitaSpring under construction in Singapore’s Central Business District, designed jointly by CRA and BIG, features both residences and a tropical forest at its core. When completed later this year, it will be the second-tallest skyscraper in the country. CRA also recently developed the interior design for the headquarters of biotech company Zambon, and just unveiled the design for Sella Group’s Open Innovation Center in Turin. The project leverages digital technologies to encourage social interactions and serendipity in the work environment while opening the buildings towards the surrounding city.
