"The Friday of Sorrows is a solemn pious remembrance of the sorrowful Blessed Virgin Mary on the Friday before Palm Sunday held in the fifth week of Lent.
In certain Catholic countries, especially in Mexico, Guatemala, Italy, Peru, Brazil, Spain, Malta, and the Philippines, it is the beginning of the Holy Week celebrations and termed as Viernes de Dolores (Friday of Sorrows). Round 5 - Article 1266
ARTICLE 1266 STATES THAT :
THE DEBTOR IN OBLIGATIONS TO DO SHALL BE RELEASED WHEN THE PRESTATION BECOMES LEGALLY AND PHYSICALLY IMPOSSIBLE WITHOUT THE FAULT OF THE OBLIGOR.
IS THIS ARTICLE ALSO APPLICABLE IN OBLIGATIONS TO GIVE?
It is applicable only to obligations “to do”, and not obligations “to give”. An obligation “to do” includes all kinds of work or service, while an obligation “to give” is prestation which consists in the delivery of a movable or an immovable thing in order to create a real right, or for the use of the recipient, or for its simple possession, or in order to return it to its owner. Raymundo de Leon, Petitioner vs. Benita Ong, Respondent
FACTS:
Raymundo de Leon sold three (3) parcels of land located in Antipolo, Rizal to Benita Ong. As the properties were mortgaged to Real Savings and Loan Association, Inc. (RSLAI), the parties executed a notarized deed of absolute sale with assumption of mortgage. The deed of Assumption of mortgage will be executed with the following terms and conditions:
That upon full payment of the buyer of the amount of FOUR HUNDRED FIFTEEN THOUSAND FIVE HUNDRED (₱415,000), the seller shall execute and sign a deed of assumption of mortgage in favor of the buyer without any further cost whatsoever;
That buyer shall assume payment of the outstanding loan of SIX HUNDRED EIGHTY FOUR THOUSAND FIVE HUNDRED PESOS (₱684,500) with RSLAI located in Cainta, Rizal.
Benita Ong complied with the payment in the first condition, and the seller subsequently informed the RSLAI that the mortgage had been assumed by the buyer. Raymundo de Leon handed the keys and Benita Ong started to make improvements in the properties.
One day Ms. Ong learned that the properties were sold to another buyer, Leona Viloria. The second owner changed the locks of the properties. Benita Ong went to the RSLAI and learned that the mortgage was already fully paid and that the titles were given to Ms. Viloria.
Benita Ong filed a complaint in the Regional Trial Court for specific performance, declaration of nullity of the second sale and damages against petitioner and the second buyer, Leona Viloria.
Raymundo de Leon contended that Ong does not have a cause of action against him because the sale was subject to a condition which requires the approval of the loan company and that he and Benita Ong only entered a contract to sell.
ISSUES:
Whether the case involves a double sale.
Whether the parties entered into a contract of sale.
HELD:
The RTC dismissed the complaint for lack of cause of action and ordered respondent to pay petitioner ₱100,000 moral damages, ₱20,000 attorney’s fees and the cost of suit.
On the issue of the double sale as the disputed properties were sold validly on two separate occasions by the same seller to the two different buyers in good faith.
In the answer of the CA on the appeal of the respondent, the CA found that the contract executed by the parties did not impose any condition on the sale and held that the parties entered into a contract of sale. Consequently, because petitioner no longer owned the properties when he sold them to Viloria, thus the second sale was void. Moreover, the petitioner was liable for moral and exemplary damages for fraudulently depriving the respondent of the properties.
This is in reference with Article 1544 of the Civil Code which states that “If the same thing should have been sold to different vendees, the ownership shall be transferred to the person who may have first taken possession thereof in good faith, if it should be movable property. Should it be immovable property, the ownership shall belong to the person acquiring it who in good faith first recorded it in the Registry of Property.
On the second issue if the parties entered into a contract of sale.
The RTC ruled that the parties entered into a contract to sell while the CA held that it was contract of sale issues and ruling.
Yes, the parties entered into a contract of sale. The deed executed by the parties did not show that the owner intends to reserve ownership of the properties. The terms and conditions affected only the manner of payment and not the immediate transfer of ownership. It was clear that the owner intended a sale because he unqualifiedly delivered and transferred ownership of the properties to the respondent.
In a contract of sale, the seller conveys ownership of the property to the buyer upon the perfection of the contract. The non-payment of the price is a negative resolutory condition. Contract to sell is subject to a positive suspensive condition. The buyer does not acquire ownership of the property until he fully pays the purchase price

THE DESCRIPTION OF SAINT ANDREW Feast Day: November 30

Andrew was born in Bethsaida in Galilee, and was the son of Jonah and the brother of Simon Peter. He is referred to in the Orthodox tradition as the First-Called (Protokletos). Both he and his brother Peter were fishermen by trade, hence the tradition that Jesus called them to be his disciples by saying that he will make them 'fishers of men'. At the beginning of Jesus' public life, they were said to have occupied the same house at Capernaum.
In contrast, the Gospel of John states that Andrew was a disciple of John the Baptist, whose testimony first led him, and another unnamed disciple of John the Baptist, to follow Jesus. Andrew at once recognized Jesus as the Messiah, and hastened to introduce him to his brother.
Subsequently, in the gospels, Andrew is referred to as being present on some important occasions as one of the disciples more closely attached to Jesus. Andrew told Jesus about the boy with the loaves and fishes, and when Philip wanted to tell Jesus about certain Greeks seeking Him, he told Andrew first. He is also present at the Lord's Last Supper. and was one of the four disciples who came to Jesus on the Mount of Olives to ask about the signs of Jesus' return at the 'end of the age'.
After receiving the Holy Spirit through Pentecost, Andrew preached the Gospel in many lands. The Chronicle of Nestor adds that he preached along the Black Sea and the Dnieper river as far as Kiev, and from there he travelled to Novgorod. Hence, he became a patron saint of Ukraine, Romania and Russia. According to Hippolytus of Rome, Andrew preached in Thrace, and his presence in Byzantium is mentioned in the apocryphal Acts of Andrew.
Andrew is said to have been martyred by crucifixion at the city of Patras in Achaea, in the year 60 AD. Early texts, such as the Acts of Andrew known to Gregory of Tours, describe Andrew as bound, not nailed, to a Latin cross of the kind on which Jesus is said to have been crucified; yet a tradition developed that Andrew had been crucified on a cross of the form called saltire (x-shaped cross or crux decussata), now commonly known as a 'Saint Andrew's Cross' — supposedly at his own request, as he deemed himself unworthy to be crucified on the same type of cross as Jesus had been. The iconography of the martyrdom of Andrew — showing him bound to an X-shaped cross — does not appear to have been standardized until the later Middle Ages.
Andrew is the patron saint of several countries and cities, including Barbados, Romania, Russia, Scotland, Ukraine, Sarzana, Pienza and Amalfi in Italy, Esgueira in Portugal, Luqa in Malta, Parañaque and Cainta (in Rizal Province) in the Philippines and Patras in Greece. He was also the patron saint of Prussia and of the Order of the Golden Fleece. He is considered the founder and the first bishop of the Church of Byzantium and is consequently the patron saint of the Ecumenical Patriarchate of Constantinople. The flag of Scotland feature Saint Andrew's saltire cross. The saltire is also the flag of Tenerife, the former flag of Galicia and the Russian Navy Ensign. The Confederate flag also features a saltire commonly referred to as a St Andrew's cross, although its designer, William Porcher Miles, said he changed it from an upright cross to a saltire so that it would not be a religious symbol but merely a heraldic device. The Alabama state flag also shows that device.

What's it like to be an AD student. 🎨
My Routine >.<
I wake up every morning at 5:00 since I am from Cainta, my home is very far away from my school which is at Rizal High School, Pasig City. I start my day by taking a bath and eating my breakfast then commuting all the way to my school. I arrive at our classroom around 7 and get my chair and myself ready for our first class, after our first class, I go to the canteen to buy some food and go back to the room to talk with some friends, My teachers normally assign us to do artworks last year and for this year, we are solely focused on film and acting it’s hard to be an AD student because we have a lot of time to manage and energy to save, but exciting at the same time because we have fun too amidst the tiredness, I also have funny classmates which enables me to have less stress when it comes to groupings. Being an AD student taught me how to become responsible and hone my talent and skills at the same time, I learned how to sing, act and dance even though I never did these before mostly.

My name is Michelle B. Derpo. I am 18 years old and was born on September 30,2005 which makes me a Libra. I am pure Filipino and my pronouns are she/her.My mother’s name is May B. Derpo, she is from Sta. Elena Camarines Norte and my father’s name is Michael D. Derpo he is from Cainta Rizal. We usually spend our summer vacation in the hometown of my mother.I have many friends in the province. When I visit the province, we always get together and go to the sea to eat and talk. Even when there is no signal in the province, I am never bored because there are so many fun things to do.
When I was in elementary and junior high school, I was transferred to several schools, but I never had difficulty making new friends. But Jesus Son of Mary Academy was the most memorable school to which I transferred. Aside from the many friendships I've made there, I've participated in many events and my school performance has greatly improved. During buwan ng wika, I was one of the top three poets. When I was in 9th grade, I also played Maria Clara. My adviser was very impressed with my performance at that time and asked what grade I desired; however, when I said 95, which was fine with me, she abruptly told me that 95 was too low for the performance and effort I put in, so he perfected the score for our role play. The other teacher who judged our play also told me that I should join El Filibusterismo again next year, but due to the pandemic, it did not happen.
As a senior in high school, I like spending time with my friends. I hang out with the group in between and after classes. We enjoy trying various places to eat, going to the movies, having light chats, and listening to music. We attend class events together and, along with a few others who share a same interest. But I sometimes have difficulty sorting through my time between my family, my schoolwork, and my friends. I am aware of several instances where I made poor decisions and choose to spend time with friends instead of doing my schoolwork or getting ready for the examination. I've discovered the hard way that time management is a crucial ability I need to develop in order to pace myself effectively while working toward my goals.

Update 2023
It’s 4th of May 2023. I’m in New Zealand. Ang layo na ng narating ko. Literally. Hahaha! 2021 pa yata last entry ko dito. Ang daming nangyari since December 2021 to 2022 and until now. December 2021, nakita kong may chinat sya gamit yung isa nyang account. See photo.
Isn’t it amazing? I saw this one week before I go home to Samar for the Holidays. Naghahanap ng makakachukchakan nya dahil wala ako ng 2 weeks. So after ng pangyayaring yan, I believe naging strong girl na ko. Hindi ako nakipaghiwalay pero secretly, hindi na ko umaasang magiging okay pa kami sa future. From that time on, tinatak ko sa isip ko na ang goal ko nalang matapos yung Masters ko, maging Psychologist or pumunta sa New Zealand. Kada nagsasabi sya ng pangarap nya para sa aming dalawa, umo-oo ako or nag-aagree pero deep inside iniisip ko kung paano makikipaghiwalay. Saklap no? Bakit kasi hinayaan ko pang umabot sa ganung sitwasyon. Dapat nuon palang umalis na ko. Ang sad lang. Hanggang sa inasikaso ko na passport ko. Nagdriving lessons ako para makakuha ng Driver’s License. Come November 2022, nag apply na ko ng visitor visa pa-NZ. Sabi ko sa sarili ko, pag maapprove to, baka ito na yung sign ni Lord. Na baka yun na yung answer ni Lord sa prayer ko nuon na sana kunin nya ako sa sitwasyon na yun dahil hindi ko kaya kung ako lang. And boom! Naapprove nga. December 2022 tuluyan na akong namaalam sa Blk 38 Lot 9-A Palm St. Greenwoods Executive Village, Cainta, Rizal. My home for 5 years 🥲😢🥲
