Designed to “create a series of joyful spaces,” Mr. Bennett says, its simplicity and pared back palette of materials provided the couple with their own “personal wellness retreat.” The solar passive design, on an excessively steep site with terrible access, connects to the surrounding heritage rainforest with minimal obstruction. Responding to topography and climate, there’s an abundance of space, natural light and privacy, all while providing a visual connection to the rainforest surrounds. Two organic-shaped concrete platforms form the roof and floor, appearing to sit within the tree canopies.

Tropical foliage spills indoors and covers the oversized rooftop, which has been designed to combat the wet, tropical weather, spanning an area twice that of the floor and windows. “With such a harsh climate, you can’t ignore it so it’s best to work with it,” Mr. Bennett says. “A lot of the design solutions are purely based on really simple passive design principles, low tech designs with the sun and wind patterns in mind. The roof acts like a big tree canopy above the house, so it encourages the air to circulate and even during the rainy season you can leave the windows open and the rain doesn’t come in.” Despite their love and passion for the home, the restless creatives are ready to pursue their next challenge, and Planchonella House is for sale, listed with Modern House Real Estate agent Marcus Lloyd-Jones. Offers between A$4 million (US$3 million) and A$4.4 million (US3.3 million) are being sought. “It’s an emotional thing, to let go of a house you’re very much attached to, especially one that required 12 months camping onsite and carting bricks uphill,” Ms. Campagnolo said. Buying in Cairns A popular destination for a respite from winter, the Cairns housing market has outperformed other major central and north Queensland cities in the past year, with a median house value of A$399,552 (US$299,190) to the end of March, up 1.5%, according to analysts CoreLogic RPData. Palm Cove, a suburb of Cairns 27 kilometers north of its center, had a median house value of A$552,500 (US$413,917)—up 3.27%—in the 12 months to March. Port Douglas, the region’s beachfront village renowned for its community sensibilities, boutique shops and restaurants, had a median house price was A$565,000 (US$423,363), according to CoreLogic’s figures. Queensland Sotheby’s International Realty Port Douglas agent Barbara Wolveridge describes market conditions as slow, but she said she is getting strong interest from genuine, qualified buyers ahead of the peak winter season. “Prices are stable but I still think we are fantastic value for the homes you can buy between A$3million and A$10 million, we’re certainly better priced compared to anywhere else in Australia,” she says. Homes With Tropical Settings Significant listings in the area include Port Douglas’s most prominent home on the most northerly point of Wharf Street, which comes with a price tag of about A$12 million (US$8.8 million). Only a tropical garden stands between the rear of the property and the Coral Sea, with the five-bedroom, six-bathroom home large enough to host parties of up to 100 guests.
Overlooking the Coral Sea, this Wharf St, Port Douglas home is one of the area’s best properties. It five bedrooms, six bathrooms and an asking price of A$12 million. Queensland Sotheby’s International Realty In Palm Cove’s Beachfront Mirage gated community, local builder Andy Taylor of Prime Constructions has listed his family estate for the first time since completion about a decade ago. Within the confines of Palm Cove’s classified integrated resort development, which allows international buyers to purchase without requiring foreign investment approval, the listing includes three homes, spread over four blocks of land. Including a combined total of 16 bedrooms, multiple pools and a tennis court, the homes are surrounded by palm trees and tropical landscaping. The asking price is A$10.95 million (US$8.24 million).
Part of a three-house estate, this Palm Cove property is being sold for the first time since completion and has an asking price of A$10.95 million. Queensland Sotheby’s International Realty Ms. Wolveridge said that “pretty much everything” with a view sold last year to a range of buyers that came from Melbourne, Sydney, New Zealand and South-East Asia. “These are big-ticket items, they’re usually second or third homes, and people are specific about what they’re looking for,” she said. “High-end properties take a lot longer to sell here than anywhere else in Australia,” Ms. Wolveridge said, “but when you have qualified buyers milling around, you know you’ll have a good season.” Read more Read the full article

Seaside Suburbs The Star Performers Of Southeast Queensland Property Market
THE lure of affordability, lifestyle and world-class beaches made southeast Queensland’s coastal markets the stars of the property sector in 2017, fuelled by a fresh wave of interstate migration.
While home values grew just 2.4 per cent in Brisbane over the past 12 months, they jumped nearly 7 per cent on the Gold Coast, while houses climbed in value by more than 7 per cent on the Sunshine Coast, according to the latest data from property analytics firm CoreLogic.
Half of the top 10 property sales in Queensland last year were made on the Gold Coast; totalling $48.9 million.
And some agents say the markets are set to strengthen further in 2018 as Sydney and Melbourne homeowners cash out of their million-dollar homes in favour of a more laid-back, affordable lifestyle in the tropical north.
The REIQ’s latest Queensland Market Monitor shows the median house price in the Sunshine Coast statistical division jumped from $557,500 in June to $570,000 in September, while the Gold Coast achieved a new house price record of $606,000.
The Queensland government recently declared the number of interstaters migrating to the state was at its highest level in eight years, with 15,716 people moving here in the year to March 2017 — most coming from New South Wales.
CoreLogic senior research analyst Cameron Kusher said both the Gold Coast and Sunshine Coast property markets had benefited from that boost in interstate migration more than Brisbane.
Areas like Broadbeach Waters on the Gold Coast have experienced strong property price growth.
SQM Research managing director Louis Christopher expects both markets to outperform the state’s capital in 2018, writing in his latest Boom and Bust Report that the Gold Coast had a diversified economy and had benefited from the lead-up to the Commonwealth Games.
Ray White Surfers Paradise holds its major auction event of the year later this month to coincide with the January holiday period when many interstate and overseas visitors flock to the Gold Coast.
More than 100 properties will go under the hammer at its annual ‘The Event’ on January 28, with many holiday homes and investment properties set to sell to interstate and local investors.
Ray White Surfers Paradise chief executive Andrew Bell said the region had recorded solid sales figures in 2017 thanks to economic stability, job creation and steady population growth.
Mr Bell said the property market at the northern end of the Gold Coast had strengthened considerably because of new medium and high rise development in areas like Southport and Hope Island.
“That’s where all the new development is and it’s given people a lot more opportunity,” he said.
Mr Bell said suburbs like Coomera and Pimpama were had also become “powerhouses” for house-and-land developments, attracting demand from interstate.
“It’s not just people buying holiday homes,” he said.
“It’s just getting so difficult to live in Sydney with the cost of living and the traffic.
“People are saying ‘it’s time to move!’ and I think they’re seeing the Gold Coast as being the best it’s ever looked.”
And with vacancy rates of less than 1 per cent on the Gold Coast, Mr Bell said an increase in home construction was more than welcome.
“We can have 20 plus people turn up to an open home, so we desperately need more investors to buy some stock to help with this huge demand from tenants,” he said.
Kollosche Prestige Agents managing director Jordan Williams said the Gold Coast property market experienced periods of strength and weakness in 2017, but he predicted a bigger year in 2018.
“I know for a fact that for the last half of last year a lot of buyers were sitting on their hands reading the negative articles that said the market was going to crash,” Mr Williams said. “They’ve bought off me since then and realised its actually going to continue to improve.
“I think it’s going to be an exciting year.”
Mr Williams also said the majority of homes he sold were cash contracts, unlike the pre-GFC days.
“We have very affluent local and interstate buyers who are fourth, fifth and sixth generation wealthy,” he said.
“Our vendors who own these homes are also affluent, successful people and they don’t muck around with finance and building and pest inspections.”
Kristian and Haley Hughes are selling their five-bedroom waterfront home at 31 Pilot Court, Mermaid Waters through Kollosche Prestige Agents.
They’ve lived their for nearly three years, but have decided to sell and rent in the area so they can use the capital to fund Mrs Hughes’ new make-up venture.
Mrs Hughes, who runs The Institute of Makeup beauty school, said Mermaid Waters had benefited from the growth in popularity of nearby Burleigh Heads.
“I feel it’s becoming the new central location — nestled between Burleigh and Broadbeach,” she said.
The Hughes are hopeful they’ll benefit from the growth in the market over the past 12 months, with the median house price in Mermaid Waters increasing by more than 17 per cent.
Their family home is decked out with floor-to-ceiling glass, which captures spectacular 180 degree views.
“For someone who wants to make it their forever home, they’ll never run out of room,” she said.
“It was hard finding a place to put an offer on even then, because (homes) were selling before they even went to market.”
Further north, Noosa was the standout performer in 2017.
REIQ figures show Noosa was the state’s top performing market in the three months to September, recording annual house price growth of nearly 10 per cent.
Over the past five years, Noosa’s median house price has jumped by more than 40 per cent.
Tom Offermann Real Estate principal Tom Offermann said the company ended 2017 with eight sales averaging $5.9 million each.
The agency sold a sprawling waterfront home with a drive-through boatshed, two jetties and a boat ramp at 29-31 Wyuna Dr, Noosaville, for close to $11.9 million late in 2017 — setting a new record for the area.
“It’s not just the prestige properties that buyers are targeting,” Mr Offermann told The Courier-Mail.
“There are good opportunities for buyers at all levels who want to invest or live here.”
Another driving factor behind demand for the Gold Coast and Sunshine Coast markets is a lack of stock, but BIS Oxford Economics expects rising supply over the next three years to slow forecast price growth.
Another coastal market in Queensland that performed better than expected in 2017 was Cairns.
BIS Oxford Economics noted Cairns had benefited from improved tourism and a deficiency of dwellings, which was estimated to have pushed the median house price up by 20 per cent in the past five years.
It expects home prices to grow another five per cent until 2020.

Good Morning! Here's what you need to know on Tuesday.
1. The Financial Conduct Authority has said it will carry out "a more focused investigation" into Royal Bank of Scotland's treatment of small businesses within the Global Restructuring Group (GRG) amid growing pressure for transparency. The City watchdog, which published a summary of its near four-year-old report today, has said it is "investigating matters arising" from the report, adding it is "focusing on whether there is any basis for further action within our powers."
2. A U.S. jury on Monday found a former HSBC Holdings executive guilty of defrauding Cairn Energy in a $3.5 billion currency trade in 2011. U.S. prosecutors have said that Mark Johnson, formerly head of HSBC’s global foreign exchange cash trading desk, schemed to ramp up the price of British pounds before executing a trade for Cairn, making millions for HSBC at Cairn's expense.
3. China's ruling Communist Party on Tuesday approved an amendment to its constitution directly mentioning Chinese President Xi Jinping's name and his "Xi Jinping Thought on Socialism with Chinese Characteristics for a New Era". No other leader has had an eponymous ideology included in the document while in office since Mao Zedong, the founder of modern China. This effectively makes Xi China's most powerful leader since Mao.
4. Japan's Nikkei share average edged up in choppy trade on Tuesday morning, on track for a record 16-day winning streak, while Yaskawa Electric tumbled after disappointing investors with tepid profit forecasts. The Nikkei rose 0.45% to 21,793 in afternoon trade after opening lower.
5. Brutal. There's no other word for Ray Dalio's latest note on the US economy, and the situation it describes. The founder of Bridgewater, the world's largest hedge fund with about $160 billion in management, posted the note on LinkedIn on Monday, and sets about splitting the US economy in two: the top 40% and the bottom 60%. The point of this exercise is to show that while the headline numbers show a growing, healthy economy, there's a lot more going on under the surface that needs to be paid attention to.
6. The S&P 500 completed its longest streak ever without a 3% intraday drawdown on Monday. At the close, it overtook the previous record of 241 days set in 1996. "I feel like a broken record, but so many times when I��m talking about 2017, I usually say 'the last time since 1964, 1965, or 1995' when making comparisons to 2017," said Ryan Detrick, a senior market strategist at LPL Financial.
7. Italy's Banca Monte dei Paschi di Siena said on Tuesday its shares would resume trading on October 25 after the market regulator approved a document for their relisting. Monte dei Paschi's shares have not traded in Milan since December 2016, when the bank failed to raise capital from investors and had to seek help from the state ahead of an 8 billion euro rescue.
8. On Monday, Netflix announced it will raise $1.6 billion in debt to fund its ever-increasing content budget. The company's stock was up 0.32% in early trading to $194.79. Netflix said that the terms of the deal will be sorted out between the company and the first buyers of the debt. The move comes after Netflix announced a content budget of between $7 billion and $8 billion for 2018. The company said it hopes to increase the amount it is spending on original content that it won't have to license from partners.
9. Boeing on Monday signed a previously announced deal with Singapore Airlines Ltd to sell it 39 aircraft worth $13.8 billion at list prices during a White House event with Singapore's prime minister. The airline said last week it would finalize the order during the visit as part of its bid to modernize its fleet over the next decade.
10. A new online estate agent whose backers include London's venture capital queen Eileen Burbidge has raised £36 million. Serial entrepreneur Matt Robinson, who received early support from Burbidge's Passion Capital and Balderton Capital, has received the funding boost from Global Founders Capital for his new company Nested, bringing the total raised to £47 million.

Realtors vs. robots: Redfin CTO says artificial intelligence shouldn’t replace real estate agents

Artificial intelligence is set to disrupt industries of all sorts, and threaten a lot of jobs, but don’t expect your traditional real estate agent to be replaced any time soon by a homebuying bot.
Bridget Frey, chief technology officer at Redfin, spoke on a Seattle Startup Week panel about AI and real estate and said that real estate agents, and the institutional knowledge they bring, should always play an integral role in the homebuying experience. Redfin, she said, learned early on that algorithms and programs that left humans out weren’t popular within the real estate community.
“We need our algorithms to work hand in hand with all those folks,” Frey said. “We’ve found that our algorithms work better when we leave a place for a human to be in the loop, and I think that’s where the direction needs to go.”
Redfin’s mission is to transform the homebuying process using technology to eliminate troublesome points. Frey, who has been with the company for six years and founded the company’s analytics division and headed up its early big data and machine learning projects, painted AI as a tool for agents. It helps automate some of the more mundane parts of their days, allowing them to focus more on working with their clients.
“What we’ve seen is as we’ve automated pieces, our agents can actually spend more time providing personal service,” Frey said. “That is the direction that our whole economy is going toward, this service economy.”

However, as technology automates parts of agents’ job and makes them more efficient, it seems inevitable that there will be fewer agents. According to the U.S. Bureau of Labor Statistics, there were 192,690 real estate agents and brokers throughout the U.S. in 2016, with thousands more working in other real estate sectors such as property management and appraisals. Redfin itself has more than 1,000 agents across the U.S. The possibility of some of those jobs going away is a scary one for the real estate industry, but an AI-assisted agent can be more efficient and a greater asset for the customer, the panelists said.
“You take something that is done by humans for a long time, and then you find out that AI can really automate a lot of that process for you, and then one agent can become as productive as 100 were before,” said Devyn Cairns, co-founder and chief technology officer of CityBldr, a Seattle startup that uses AI and data to figure out how to maximize property values.
As AI becomes even more prevalent and continues to play an even bigger role in the homebuying process, the duties of agents will likely change, the panelists said. Homebuying is an inherently emotional experience for many people, something that AI can’t yet capture. Whether a deal makes sense sometimes is overwhelmed by the buyers’ feelings.
Frey, the Redfin CTO, said real estate agents will have to shift from focusing on the whats — what homes are available, and what should a buyer do to best rival bidders — to the why. Why should someone buy a specific home?
“We have to invite the algorithm into the living room to sit on the couch with the agent and the customer and be part of the conversation,” Frey said.
