Sonakshi Sinha Sells Luxury Apartment in Bandra for ₹22.5 Crore, Records 61% Appreciation

Bollywood actress Sonakshi Sinha has sold her luxury apartment in Bandra West, Mumbai, for ₹22.5 crore, marking a significant 61% appreciation in just five years. The transaction, which was officially registered in January 2025, saw the property, located in the upscale 81 Aureate project by MJ Shah Group, change hands.

The apartment, which spans a carpet area of 4,211 sq. ft. and a built-up area of 4,632 sq. ft., also includes three car parking spaces. Sinha had originally purchased the property in March 2020 for ₹14 crore. The sale comes with additional charges, including a stamp duty of ₹1.35 crore and registration fees of ₹30,000.

Situated in one of Mumbai’s most prestigious neighborhoods, Bandra West, the 81 Aureate project has seen strong demand, with eight registered transactions totaling ₹76 crore between February 2024 and January 2025. The average resale price for a 4BHK in the project is ₹51,636 per sq. ft., with monthly rentals for similar apartments standing at around ₹8.5 lakh.

Bandra West continues to be a prime residential destination for celebrities and business elites, owing to its proximity to key business hubs like the Bandra Kurla Complex (BKC) and excellent connectivity, including the Bandra-Worli Sea Link and upcoming metro developments.

Despite the sale, records show that Sinha still owns another apartment in the same building. Known for her diverse roles in films like Dabangg, Lootera, Akira, and Mission Mangal, Sinha has expanded her business interests with the launch of SOEZI, a brand specializing in press-on nails.
