He was dying of terminal diarrhea (which detail appeals to me for some reason) and sensed that his end was near, when, so Suetonius, he looked at the people assembled by his bedside and archly said, “Vae, puto deus fio,” which translates loosely as “Vay iz mir, I think I’m turning into a god.”  Okay, the vay iz mir part I just made up. (Although vae in Latin means roughly the same thing as that longer Yiddish expression that oddly starts with the same word.) But the rest is slightly funny, slightly pathetic: since the Romans in his day liked to imagine their deceased Caesars turning into minor gods, Vespasian apparently though he could announce his imminent demise in an amusing way by forecasting his posthumous deification. Hardy-har-har!
That story came back to me over the last week as I received email after email about my last letter, the one in which I quoted Leonard Cohen’s song about light coming into the world because everything, somewhere, has a crack in it through which light can seep. I used that image to frame some of the good things I perceived as having happened lately, incidents or events that reminded me—in a particularly dark, distressing couple of months—that where there is darkness there can also be light…if you know where to look for it!
One writer asked me, I think seriously, if I was turning—not into a Roman god—but, in some ways even less probably, into an optimist. My regular readers know that optimism is hardly a hallmark of my worldview. Just to the contrary, I think, is the case: I have read too much—way too much—history, and particularly Jewish history, to see things other than clearly. And, at least for me, that means understanding mindless anti-Israelism not as a momentary aberration but as an integral plank of Western culture, as merely the latest iteration of the anti-Judaic sentiment that underlies too much of Western culture to be removed or even removable other than by the cultural version of a tectonic plate shift. So, no, I don’t think I’m ready to look out at the world and declare myself even a non-cockeyed optimist. And yet there have been just lately some positive, encouraging events that I omitted to discuss last week. And so, at risk of being accused of abandoning my systemic pessimism about the universe, I thought I’d risk writing about them this week. Why not? I’m on a roll!
I am thinking of two recent events principally.
The first is the conference that took place just last month in London that brought together Arab intellectuals and leaders from fifteen different Arab countries: Morocco, Sudan, Libya, Egypt, Lebanon, Iraq, and nine Persian Gulf states, all of whom were apparently of the mind that the best way to bring peace to the Middle East would be for Arab states, as well as the Palestinians, to engage with Israel, to abandon the decades-long boycott of the Jewish State, and to welcome Israel as a partner-in-dialogue. Even casual students of the Middle East will understand easily how surprising—or rather, shocking—a development this was. And yet, there they were: journalists, artists, scholars, politicians, and scholars (including scholars of the Quran) sitting together and saying clearly that the refusal to acknowledge the reality of Israel’s existence has mostly cost the Palestinians what could otherwise have been the opportunity to build their own state with the willing, even eager, support of their Israeli neighbors.
The group has a name: The Arab Council for Regional Integration. And they have a leader too in one Mustafa el-Dessouki, an Egyptian who edits an influential Arabic-language news magazine called Majalla. More recognizable will be the name of Anwar el-Sadat, not the assassinated Egyptian leader (obviously) but a namesake and nephew whose major claim to fame—at least so far—lies in his having been expelled from the Egyptian Parliament in 2017 for not being sufficiently obsequious to Egyptian President (and strongman) Abdel el-Sisi.
I’ve read several accounts of this meeting. (To sample some, click here, here, here, and here. To hear former P.M. Tony Blair’s address to the group, click here.) All seem in agreement that these people are sincere and that they represent a real sentiment among many in the Arab world—albeit one rarely expressed in public—to the effect that the real way to pave a path into the future for the Palestinians is for Israel to be made to feel secure, thus less inclined to act solely defensively, and to foster an atmosphere of mutual undertaking and endeavor that will make Israelis into real people for their Palestinian neighbors and, in some ways even more dauntingly, vice versa. This is something I’ve hoped would happen, basically, forever—the sudden appearance of a block of respected thinkers prepared to enter into sustained, respectful dialogue with Israeli leaders that is not “about” Israel’s right to exist but rather about the ideal way for Israel and its neighbors to relate to each other, to work together on projects of mutual benefit, and to create the kind of peaceful setting in the Middle East that would benefit all concerned parties.
It’s just a beginning. It’s not even that much of a beginning. But it is something…and, as far as I can see, it actually is real. I feel buoyed, almost encouraged, slightly hopeful, marginally less pessimistic—all highly unlikely developments for someone who prides himself on the sobriety and realisticism of his worldview. And yet…here we are! Something new has happened. Where we go from here, none can say. But all can hope!
So that was the first event I wanted to bring to your attention. The second has to do with a visit just last week by some senior journalists from Iraq, Egypt, Kuwait, and Saudi Arabia who came to visit Israel for a five-day visit. Organized by the Israeli Foreign Ministry, the guests all came from countries without diplomatic ties to Israel. But they came anyway, and this too represents a kind of sea-change—or at least the intimation of the possibility of that kind of sea-change—in the intransigency and obstinacy that has characterized even relatively liberal Arab writers when it came down to accepting the reality of Israel and understanding that the path to peace in the Middle East is through dialogue rather than violence. Yes, it’s true that these journalists, apparently fearing repercussions at home if it became known that they had been in Israel, retained their anonymity during the trip. But that only makes their visit more, not less, remarkable: here were people with everything to lose. And yet they came, partially (I’m sure) out of curiosity, but apparently also to take a principled stance against the mindless rejectionism that has led exactly nowhere in more than seventy years.
Their visit was not totally unprecedented. Last summer, a group of bloggers and journalists from Iraq and the Gulf States who came to Israel also last month as guests of the Israeli Foreign Ministry. In some ways, it was a normal trip: visits to Yad Vashem, the Temple Mount, the Knesset, etc. But this too was something we hadn’t ever seen: young writers, particularly bloggers, from Saudi Arabia, Iraq, and some Gulf States traveling around Israel, seeing the people not as a faceless enemy but as actual individual men and women, attempting to understand the culture of the place and its sense of self. (To get the idea, click here for a picture of a young Saudi blogger named Mohammed Saud and Yair Netanyahu, Bibi’s son, sitting side by side and apparently getting along just fine.)
None of this is going to matter in the long run if the participants are doomed to be outliers who represent no one but themselves. But I have long hoped—even prayed—for something like this, for people on the other side to realize that the great hope for a future for the Palestinian people lies in dialogue and cooperation, not in violence fueled by self-generated despair.
Yes, it isn’t much. In some ways, it’s hardly anything at all. But you know how it works with cracks and light: even the narrowest crack has the capacity to let in enough light to change everything! As Chanukah, the Festival of Lights, approaches, that seems like a positive notion to keep in mind.

Per the memorandum, Barr has “directed the Department [of Justice] and the FBI to lead an effort to refine our ability to identify, assess and engage potential mass shooters before they strike.” The Attorney General further described the coming initiative, slated to be implemented early next year, as “an efficient, effective and programmatic strategy to disrupt individuals who are mobilizing towards violence, by all lawful means.” More specific information about the program is set to follow the recent memorandum, according to Barr, though it is unclear if that forthcoming document will be made public.
Barr also requested that those who received the memorandum send their “best and brightest” to a training conference at FBI headquarters this coming December where the DOJ, FBI and “private sector partners” will prepare for the full implementation of the new policy and will also be able to provide “new ideas” for inclusion in the program.
Perhaps the most jarring aspect of the memorandum is Barr’s frank admission that many of the “early engagement” tactics that the new program would utilize were “born of the posture we adopted with respect to terrorist threats.” In other words, the foundation for many of the policies utilized following the post-9/11 “war on terror” are also the foundation for the “early engagement” tactics that Barr seeks to use to identify potential criminals as part of this new policy. Though those “war on terror” policies have largely targeted individuals abroad, Barr’s memorandum makes it clear that some of those same controversial tactics will soon be used domestically. 
Barr’s memorandum also alludes to current practices by the FBI and DOJ that will shape the new plan. Though more specifics of the new policy will be provided in the forthcoming notice, Barr notes that “newly developed tactics” used by the Joint Terrorist Task Forces “include the use of clinical psychologists, threat assessment professionals, intervention teams and community groups” to detect risk and suggests that the new “early engagement program” will work along similar lines. Barr also alludes to this “community” approach in a separate instance, when he writes that “when the public ‘says something’ to alert us to a potential threat, we must do something.”
However, the memorandum differentiates suspected terrorists from the individuals this new program is set to pursue. Barr states that, unlike many historical terrorism cases, “many of today’s public safety threats appear abruptly and with sometimes only ambiguous indications of intent” and that many of these individuals “exhibit symptoms of mental illness and/or have substance abuse problems.”
Thus, the goal of the program is ostensibly to circumvent these issues by finding new and likely controversial ways to determine intent. As will be shown later in this report, Barr’s recent actions suggest that the way this will be accomplished is through increased mass surveillance of everyday Americans and the use of algorithms to analyze that bulk data for vaguely defined symptoms of “mental illness.”
Barr also suggested the likely courses of action that would follow the identification of a given individual as a “potential mass shooter.” The Attorney General notes that in past cases individuals deemed a violent or terroristic threat before they commit a crime are subject to “detention, court-ordered mental health treatment, substance abuse counseling, electronic monitoring”, among other measures. Ostensibly, the new program would then apply these same practices to individuals in the U.S. that federal authorities believe are “mobilizing towards violence,” as Barr put it.
Bill Barr’s been busy
The memorandum, despite heralding a new era of Orwellian surveillance and “pre-crime” on a national level, has been sparsely covered by the mainstream media. One of the few reports that did cover the new Justice Department policy, published Wednesday by the Huffington Post, framed the new Barr-led initiative as largely positive and asserted that the “anti-terror tactics” to which Barr alluded could “help thwart mass shooters.” No mention was made in the piece of the threat such a program is likely to pose to civil liberties.
Furthermore, no mention was made of Barr’s clear push over the past few months to lay the groundwork for this recently announced program. Indeed, since becoming Attorney General under President Trump, Barr has spearheaded numerous efforts to this end, including pushing for a government backdoor into consumer apps or devices that utilize encryption and for a dramatic increase of long-standing yet controversial warrantless electronic surveillance programs. 
On July 23rd, Barr gave the keynote address at the 2019 International Conference on Cyber Security (ICCS) and mainly focused on the need for consumer electronic products and applications that use encryption to offer a “backdoor” for the government, specifically law enforcement, in order to obtain access to encrypted communications as a matter of public safety.
Barr went onto say that “warrant-proof encryption is also seriously impairing our ability to monitor and combat domestic and foreign terrorists.” Barr stated that “smaller terrorist groups and ‘lone wolf’ actors” — such as those involved in the series of mass shootings in California, Texas and Ohio that occurred in the weeks after his speech — “have turned increasingly to encryption.” Barr later noted that he was specifically referencing encryption used by “consumer products and services such as messaging, smartphones, email, and voice and data applications.”
 
To overcome the resistance by some private companies — who do not want to renege on their right to privacy by giving the government backdoor access to their devices — and American consumers, Barr tellingly anticipated “a major incident may occur at any time that will galvanize public opinion on these issues.” Shortly after this speech, several mass shootings, including one at an El Paso Walmart took place, which again brought the issue to the forefront of political discourse. 
As MintPress reported at the time, Barr’s uncanny prediction and a litany of other oddities related to the El Paso shooting left many answered questions about the FBI’s foreknowledge of the event. In addition, the tragedy did appear to serve as the very “galvanizing” event that Barr had anticipated, as the solution offered by President Trump in the wake of the shootings was the creation of a government backdoor into encryption as well as calling for the very pre-crime system Barr formally announced just last week.
The pre-crime dragnet takes shape
More recently, Barr and U.K. Home Secretary Priti Patel signed a data access agreement on October 3rd that allows both countries to demand electronic data on consumers from tech companies based in the other country without legal restrictions. It is the first executive agreement reached as part of the controversial Clarifying Overseas Use of Data Act or CLOUD Act passed by the U.S. Congress last year. 
The CLOUD Act has come under fire from rights groups who have warned that the legislation gives “unlimited jurisdiction to U.S. law enforcement over any data controlled by a service provider, regardless of where the data is stored and who created it” and that this also “applies to content, metadata, and subscriber information”, including private messages.
Yet, Barr and Patel claimed that the data access agreement will instead “enhance” civil liberties and further asserted that the agreement would be used to go after “pedophiles” and “organized crime”, even though both Barr and his U.K. equivalent have shown minimal interest in pursuing the co-conspirators of child sex trafficker and pedophile Jeffrey Epstein, whose sex trafficking network has been linked to both organized crime and the intelligence agencies of both the U.S. and Israel. Some have charged that the lack of interest on the part of William Barr is due to the fact that Barr’s father once hired the now deceased pedophile.
Notably, Jeffrey Epstein also had an apparent interest in pre-crime technologies, and was a key funder of the controversial technology company Carbyne911, along with former Israeli Prime Minister and close Epstein associate Ehud Barak. Carbyne911 is one of several Israeli companies that market their software products to the U.S. as a means of reducing mass shootings and improving the response times of emergency service providers. These companies boast numerous and troubling connections to the governments and intelligence communities of both the U.S. and Israel. Epstein, himself linked to the intelligence apparatuses of both nations, invested at least $1 million in Carbyne911 through a “data mining” company he controlled. 
As was detailed in a recent MintPress exposé on these companies, Carbyne911 and similar companies extract any and all data from consumer smartphones for merely making emergency calls and then use it to “analyze the past and present behavior of their callers, react accordingly, and in time predict future patterns,” with the ultimate goal of smart devices making emergency calls to the authorities, as opposed to human beings. 
Data obtained from these software products, already used by several U.S. counties and slated to be adopted nationwide as part of a new national “next generation” 911 system, will then be shared with the same law enforcement agencies who will soon be implementing Barr’s “national disruption and early engagement program” to target individuals flagged as potentially violent based on vague criteria. 
Notably, following the El Paso shooting, President Trump has been mulling the creation of a new federal agency known as HARPA that would work with the Department of Justice to use “breakthrough technologies with high specificity and sensitivity for early diagnosis of neuropsychiatric violence,” specifically “advanced analytical tools based on artificial intelligence and machine learning.” The data to be analyzed would be harvested from consumer electronic devices as well as information provided by health-care providers to identify who may be a threat.
It is important to point out that such initiatives, whether HARPA or Barr’s newly announced program, are likely to define “mental illness” to include some political beliefs, given that the FBI recently stated in an internal memo that “conspiracy theories” were motivating some domestic terror threats and a series of questionable academic studies have sought to link “conspiracy theorists” to mental illnesses. Thus, the Department of Justice and “mental health professionals” have essentially already defined those who express disbelief in official government narratives as both a terror threat and mentally ill — and thus worthy of special attention from pre-crime programs.
Sleepwalking into a nightmare
This widely overlooked background is crucial to understanding William Barr’s recent memorandum and the massive and greatly underreported shift in the policy it heralds. Over a period of several months, Barr — aided by “private sector partners” as well as other current and former government officials — has been laying the groundwork for the system he has now formally announced.
Through the software products offered by companies like Carbyne911 and through Barr’s personal crusade to mandate government backdoors into encrypted software and products, Barr’s new pre-crime program already has the tools for the mass extraction and storage of consumer data by means of both private tech companies and public services like emergency call centers. 
Through the already drafted plan for HARPA and its proposed solution to identifying “mental illness” via artificial intelligence and machine learning, this newly announced “pre-crime” program will have the means to analyze the mass of data harvested from consumer electronic devices from Carbyne and other means using vague “mental health criteria.”
While many of the specifics of the program remain unknown, the actions of Barr and others in government and private sectors show that this newly announced initiative is the product of years of careful planning and many of the tactics and tools it is poised to use have been in the works for months and even years.
In recent decades, and especially after the September 11 attacks, Americans have quietly traded an increasing number of civil liberties for increased government “counter-terrorism” programs and wars purportedly waged to “keep us safe.” Now, those same policies used to target “terrorists” are set to be used against ordinary Americans, whose electronic lives and communications are now set to be scoured for evidence of “mental illness.” If these untransparent algorithms flag an individual, that could be enough lead to court-ordered “mental health treatment” or even imprisonment regardless of whether or not a crime was committed or even planned.
As a consequence, William Barr’s coming “pre-crime” program is arguably worse than the stuff of dystopian science fiction novels and films as it not only aims to detain Americans who have committed no crime but will expressly target individuals based on their use of electronic consumer products and the contents of their communications with their friends, family, co-workers, and others.

Fact Sheet Released from @Wellesley disputing allegations of overcrowding and unsanitary housing conditions, among other topics
Several alumnae received a letter from President Johnson of Wellesley College along with a Fact Sheet of Recent Issues, in response to information circulating in a closed Facebook group that describes, among other issues, housing conditions of current students. We’ve included both the letter and fact sheet below but ask that students who dispute the facts presented by the college contact us and share their stories about current housing conditions as well as any other issues raised by the college in this fact sheet.
The fact sheet also addresses the recent contract negotiation between the College and IMSEUA workers. Wellesley Underground knows first hand from members of the union that the college was initially proposing cuts to current employees pay and cuts to future workers pay. If not for the advocacy and organizing of the union, students, faculty, and alumnae, those terms would have come to fruition. Thus the Fact Sheet does not present all of the facts with respect to the work it took to reach the agreement described therein.

Dear Wellesley alumnae, 
As president of Wellesley, I have the joy of celebrating all that is wonderful and special about our community. I also have the responsibility to address what needs to be repaired and improved. 
There has been a lot of inaccurate information circulating on social media recently about Wellesley. I believe some of this discussion was precipitated by a regrettable situation that resulted in a group of students needing to be placed into temporary housing at the start of the year. I want to let you know what we have learned about what happened and why, and what we are doing about it. I also want you to know how sorry I am about this situation. I believe that even one student displaced is one too many. We can and will do better. 
I feel it is important to share the facts on the broad range of concerns that have been raised so that you, as leaders of this community, feel informed and are comfortable addressing questions you may receive. 
We all share the desire to make Wellesley a better and more inclusive place. I hope that responding to these issues in a way that is constructive and transparent will both help inform the broader community and lead to productive engagement.

FACT SHEET ON RECENT ISSUES 
HOUSING AND FACILITIES 
Fall housing issue This fall, due to a confluence of factors, approximately 20 Wellesley students needed to be either relocated or placed in temporary housing while we addressed technical errors with the online housing system, some manual errors in the housing selection process, and water damage in some rooms. 
At no point during this process were students homeless or without a bed. There were no forced triples, quads, or quints. To address the temporary need, however, some spaces were converted to accommodate additional students while longer-term options were secured. For example, one large lounge in Stone Davis was converted to a temporary quad, but there were never more than three students staying in that space at one time. As of this week, the space has been converted back to a lounge. 
Student accommodations for medical singles have been on the rise over the past couple of years. The problem we encountered this fall was not that medical singles were double-booked; due to a technological issue with the implementation of StarRez the system did not recognize a number of room assignments that had been made (some of which were medical singles and others not.). The problem with medical singles was the first we resolved when we realized the error. 
At this time, all students have a housing placement, but two students have unresolved preferences that the Office of Residential Life is actively addressing so that their placements can be finalized as soon as possible. 
Renovations and repairs The College recognizes that addressing deferred maintenance on our buildings and residence halls is a longstanding issue and an enormous undertaking. For the past three years, we have focused on fixing the fundamentals for our residence halls—including replacing 100-year old roofs to address leaks, making necessary structural repairs, upgrading bathrooms and kitchenettes and updating and renovating common spaces. We have invested more than $16 million since 2016 and we will continue to work in the residence halls every summer for the foreseeable future. 
Here is a summary of these renovations and repairs: 
2017:• McAfee: roof, kitchenettes, and lounges 
• Bates: dining room improvements 
• Freeman: living room renovation 
• Munger: kitchenettes 
2018:• Bates: roof, kitchenettes, and lounges 
• Cazenove: miscellaneous critical repairs, roof, living room, lighting 
• Stone Davis: new flooring and paint throughout entire building (including student rooms) 
• Shafer: roof replacement 
• Homestead: new roof and exterior upgrades, interior bathroom upgrade, kitchen floor, etc. 
2019:• Freeman: roof, kitchenettes, and lounges 
• Pomeroy: miscellaneous critical repairs, roof, living room, lighting 
• Elevators: upgrade at Beebe, upgrade currently underway construction at Claflin, upgrades will start on McAfee (2), Tower (2), and Stone-Davis (2) and will be completed this year elevator in mid- October. 
Future planned work summer 2020 We are developing a scope now for improvements to Tower Court, Claflin, and Severance Halls. 
As we continue efforts to address deferred maintenance and to update and refresh our residence halls, we always ensure that student housing meets applicable safety standards. 
Fundraising for Residential Halls 
We are not aware of turning away any contributions to the College for dorm renovation. Although annual giving does not include gifts to capital, these unrestricted gifts are vital to the well-being of the College and support financial aid, in addition to other critical functions of the College. 
Asbestos Removal of asbestos is highly regulated through the Department of Environmental Protection, the Environmental Protection Agency, and the Occupational Safety Health Administration. Wellesley College follows all associated laws, including containment of the work area and monitoring and tracking procedures. Consistent with best practices, we avoid doing any kind of asbestos removal in occupied buildings. Instead such work is generally done in the summer when generally students are not present. 
Mold To maintain a mold-free environment, we inspect campus buildings and grounds on a regular basis, and we pay particular attention to areas prone to mold growth, such as bathrooms, gymnasiums, laboratories, and dormitories. If mold is found through regular inspection or is reported by a student, we will remove it immediately and in accordance with environmental and health standards. 
STUDENT SUCCESS 
Concerns have been raised about the academic success and retention rates of students in our community; particularly African American and first-generation students. The College has been working with our faculty to redouble our commitment to achieving inclusive excellence. Since 2016, our efforts have been aided by major grants from the Posse Foundation, the U.S. Department of Education (TRIO division including Upward Bound, Talent Search, and Student Support Service), the Andrew W. Mellon Foundation and the McNair Scholars, and the Howard Hughes Medical Institute. 
Wellesley’s retention rate from first-year to sophomore year has remained consistent over time at 95 percent. In addition, neither first-generation students nor students of color are withdrawing from Wellesley at significantly higher rates than other students. Six-year graduation rates are comparable between first-generation students and non-first-generation students 91.1 percent and 91.6 percent, respectively. It is true that the difference in four-year graduation rates is greater—80.9 percent for first- generation students versus 84.4 percent for non-first-generation students—and the College is working energetically to address that difference. 
Programs such as Wellesley First and Wellesley Plus, and the efforts of our Student Life leadership and staff support first-generation students at Wellesley with a broader network of resources, access to alumnae networks, and assistance with day-to-day needs. We know there is more work to be done, and staff has been engaging with first-generation students to learn more about how the College can support them in the future. 
U.S. News and World Report lists Wellesley among the top 10 liberal arts colleges nationwide in terms of ethnic diversity and economic diversity. Our community’s multitude of backgrounds, experiences, and viewpoints is one of our greatest strengths. We want all members of our community to thrive here and experience successful academic and personal growth during their time at the College. Within six months of graduation, 96 percent of Wellesley students have an opportunity secured—a full-time job, plans to attend graduate school, a volunteer experience, and others. 
DINING SERVICES 
Wellesley’s campus has five dining halls—remarkable for a school of its size. One of the dining halls and Lulu are open until 10 p.m. on weeknights to ensure that no student ever goes to bed hungry. 
Wellesley has consistently looked for opportunities to expand food offerings and options for our students. The College has dining halls that offer vegan, kosher, and halal options. Significant attention is given to accommodating food allergies, including gluten-free and nut-free dining. Signs indicate ingredients in foods served as well as any potential allergens, and on the Wellesley dining website, students can filter their menu by allergens and preferences. 
In 2017, the website The Daily Meal named Wellesley one of the best colleges for food, with particular praise for Wellesley’s dedication to sustainability initiatives (reducing food waste) and dietary needs. “If you have dietary restrictions, this is also the college to attend. An impressive vegan and vegetarian program also exists on campus, and there’s even an entire dining hall for Kosher-compliant vegetarians.” Wellesley was also highly ranked in the same survey in 2018. 
Food insecurity is a rampant problem on campuses across the country. The College requires all students to be on the campus food plan. We strongly believe it is critical that all our students have plentiful access to nutritious food as part of their residential experience. 
COUNSELING SERVICES 
Wellesley College’s counseling center is better staffed than those of most of our peers for whom we have data. There is no limit to the number of counseling sessions students can receive at the Stone Center, which provides an average of 6-8 sessions per semester per student. However, if a student’s diagnosis clearly requires long-term therapy, they are referred to independent outside practitioners. That said, any student can book an appointment online to be seen within a short period of time. We also have online after-hours support and processes to address acute issues. 
HEALTH SERVICES 
Earlier this fall we announced changes to Health Services and a new collaboration with Newton-Wellesley Medical Group that will start on November 1, 2019. 
Wellesley now has expanded hours and appointment times, enhanced sports medicine capabilities, and increased access to a broader range of specialized care through Newton-Wellesley—the top-ranked community hospital in Massachusetts and part of the broader Partners HealthCare network. 
As of September 3, Health Services has started offering expanded hours and appointment times to our students, with students able to be seen from 8 a.m. to 5 p.m. (and until 6 p.m. two days a week). We appreciated that so many students have gone out of their way to report satisfaction with their Health Services experience. 
A small group of students has raised concerns about not being able to receive allergy shots at Health Services. However, it is important to place these concerns in their fuller context: 
• We estimate that there are 12-14 students affected. 
• Immunotherapy is a subspecialty, and the College does not have this expertise in house. Allergy medications often require special formulation, handling, storage, and expiration considerations. 
• Health Services will work with students with chronic conditions so that the students can arrange for care; students needing financial assistance for travel for medical appointments can request it. 
UNION 
Wellesley’s union membership ratified the four-year contract agreed upon by the Independent Maintenance and Service Employees Union of America and the College on September 11. 
Key aspects of the new contract include: 
• annual wage increases of 2.5 percent 
• an increase in the College’s contribution to health insurance for lower-wage workers 
• an agreed-upon wage scale progression for newly hired dining employees 
• the development of an apprenticeship program designed to create new pathways for advancement in the trades 
FINANCIAL AID AND INTERNSHIP FUNDING 
As a need-blind institution, the College ensures that if a student is accepted and wants to attend Wellesley, the College will meet 100 percent of calculated need for domestic students. 
Nearly 60 percent of our students receive an average of $47,000 in financial aid per year (money that does not need to be repaid). Students with family incomes of less than $60,000 are not expected to assume student loans. The College provides a total of close to $70 million in grant aid each year, much of which is funded through our endowment established by generous alumnae over the decades, along with funds from our operating budget. Affordability of a Wellesley education and access for all students have been bedrock principles of the College for many years, and remain so. 
Ensuring that Wellesley students have the opportunity to take advantage of internship experiences is a priority. Approximately 89 percent of students have at least one internship experience before graduation, and the College funds over 300 internship experiences every summer. The average internship grant or funding amount is $4,000 and is determined by a combination of a student’s demonstrated need, the cost of living in the location of their internship is, and transportation and food costs. 
STAFF TURNOVER 
Staff turnover at Wellesley is consistently below the national average provided by the Society for Human Resources Management, except in 2017 when the College offered a voluntary retirement program.

The Libertarian Argument for the Right to be Forgotten
Libertarians talk about our inherent rights such as self defense, property, free speech, and so on all the time. What about our right to our own data and online privacy?
In Europe, they have the General Data Protection Regulation (GDPR) which is a regulation that allows European Union citizens to find out and remove any and all data a company has on them.
I’ve been a staunch privacy advocate for many years as it’s a core principle of the free, Libre, and open source software movements.
I am that guy who goes through every application, analyzing what, and how, data is collected from the accounts and applications I use, and I almost always take extra steps to secure my privacy and security.
In fact, I have been well on the way to “de-Googling” myself for years, having deprecated my Gmail and Google services, to the point I only use Google Voice because the several numbers I have there have been well established in my circles, and I can’t port those phone numbers. But my Gmail is solely for Google Adsense, YouTube, and Voice.
I have long stopped using the actual Gmail and Drive components, in favor of building my own private email and cloud storage server.
My Facebook has been locked down severely, and, to be completely honest, if it wasn’t for my team at Being Libertarian being heavily reliant on Facebook, I would have killed my Facebook account long ago; all because Google and Facebook are two of the biggest violators of personal privacy and of my capability to own my personal data.
I have spent a good deal of time making sure my search results on Google, Bing, Yahoo, and Duck Duck Go have been really clean of most sensitive personal information, which has been really easy at times and at times hard, due to my name being extremely unique.
It’s well known that Facebook, Google, Microsoft, and many companies earn money by analyzing, gathering, and compiling information on you. Every email, search, upload, message, voice call, video call, video upload, etc. to Facebook, Google, and Microsoft is scrutinized to see how it can gain money from you.
While monetarily many of their services are free, your price is your privacy.
Even diving into Microsoft Windows you can see in Windows 10 that there are options to analyze what you are doing on your own computer, so they can target ads to you, and it’s because of the ways Microsoft invades privacy among many other reasons outlined in “Free(dom) Software: Why Your PC Should Have Liberty”. I use Linux as well as other free, Libre, and open source software in my everyday life.
Many internet service providers also do this by analyzing your internet traffic, and some have been caught injecting ads of their own while you are browsing.
So, with that all said, it’s not surprising there are people like me who spend a lot of time, effort, and some money to retain our data privacy.
I personally spend about $50 per month for my private email, contacts, and calendar (powered by mail-in-a-box), cloud storage (powered by Next Cloud), WordPress blog, and three VPN services to retain my privacy and security.
But I have at times been paying for third party services such as Abines DeleteMe to scour public databases to prune my private information, although they do offer a free DIY tutorial to remove your data.
In case you are wondering why I use three VPN services — each serves a different purpose:
1) VPN Unlimited which I have had for years, is a lifetime subscription to allow my devices to use Netflix and other streaming platforms whilst traveling or using public wifi to secure my devices and grant some extra privacy.
2) Private Internet Access which I pay yearly, is paid for in Bitcoin and focuses on security and privacy in general browsing. I use them especially when I am torrenting files or browsing the internet via Tor as an additional privacy and security step.
3) Private OpenVPN is a server I made so I have a static IP address no matter where I work from to know I have a guaranteed IP address to access all my and my clients’ servers successfully in case I lock myself out.
But there is a problem with a lot of VPNs too in terms of data privacy rights. A lot of them log and track your usage, also in an effort to make more money off of you. So you have to be careful of the VPN service you use, because the free VPN services, especially Onavo which is offered for free by Facebook, will give a false sense of privacy. I chose Private Internet Access because they open source as much as possible, and donate to many organizations whose jobs are to promote data privacy and the free, Libre, and open source software community.
Libertarians like to regularly talk about an inherent right to privacy, especially when on our own property. But we seem to fall rather silent when it’s a business, not the government, invading our privacy.
We willingly sign away our privacy and security to a business in exchange for “free stuff,” the very same way we make fun of liberals for wanting to do the same when Bernie Sanders talks about us getting free stuff.
But, because it’s a business, it’s totally okay, apparently, even though it’s well known and documented that U.S. and other governments will easily approach Google or other companies for data on specific people because that is a path of less resistance as I touched on in my prior article, “It’s Time to De-Google Yourself: Email”.
The fact is, for an Orwellian style of government, Google, Microsoft, and Facebook are an authoritarian wet dream for data collection.
Think about it. In the USA, not only are businesses free to collect any and all data on us on and offline, but there is no way for us to remove our data should we choose to in the future.
So, despite being observant of my data for a little over a decade all those companies still have, and in many cases, continue to collect my data without me being able to do anything about it; whereas, if I were in the EU, I could invoke the GDPR laws to get Microsoft, Google, Facebook, and more to remove my data from their systems.
One of the counter arguments I have heard is that you agree to use the company’s services and therefore shouldn’t have a right to complain as they can do as they please, and you can choose not to use the service. This is a fair argument, however, I should still retain the rights to my data, so should I opt to stop using a service, that my data is guaranteed to stop being used, or I can specify what data is allowed to be tracked.
For example, I have stopped using Gmail for receiving any emails. My account is purely for sending log emails from some servers, Google 2 Factor Authentication, Google Voice, and YouTube. Maybe I am okay with them getting my data and usage statistics for YouTube but want to keep my email, 2FA, and Voice services unable to be tracked and logged for security and possibly legal reasons.
This is an issue, as one thing I have regularly come across in my job of being IT systems consultant for small and medium businesses, is an inordinate number of doctors’ offices are using free Gmail accounts which is actually a violation of the Health Insurance Portability and Accountability Act (HIPAA). Due to the data collection tactics of Google, you have to sign up for G-Suite and sign a Business Associate Agreement (BAA) to make it HIPAA compliant.
But that also means private correspondence with your lawyer, accountant, family, and more is also available to advertisers or anyone willing to pay Google.
The same HIPAA issues come to light with really any free email provider, because those free providers more often than not are making their money back by scouring your emails for any valuable bits of your personal data to make money.
I believe, as a libertarian, we should have a right to our data, whether it is from the government or a business. I should have the ability to choose whether to disclose any or all information to any business, and should I end my use of a service, or choose for them not to have access to some data, be able to request for my data to be permanently deleted.
It also shouldn’t be a complicated process. A simple form or email submission is all we should require; not to go the routes I have gone where I have to constantly stay on top of what platforms have my data. But that still doesn’t help me in the case of Google, Microsoft, Facebook, Amazon, and others. This is why we should fight for GDPR in every country and embrace the right to be forgotten.

Learning the Value of Human Alignment / Collaboration
Powerful Collaborations with Stewart Levine
Hugh Ballou: Welcome to The Nonprofit Exchange. Russell, here we are again. Week after week, we have amazing people. Yet today, this is a friend from years ago. I sent out an email asking people if they wanted to contribute to the magazine or be on the show. Immediately, Stewart Levine responded. How are things in Denver today, Russell?
Russell Dennis: It’s a little cloudy, a little bit cooler than it has been. But we are in the fall season. All is well otherwise. Welcome, Stewart. Thank you for coming.
Stewart Levine: My pleasure to be with you guys today. I will be landing in Denver early tomorrow morning and then driving up to Vail for some American Bar Association meetings. Interesting, because I have a new book called Becoming the Best Lawyer You Can Be: How to Maintain Physical, Emotional, Spiritual, and Mental Health. The American Bar Association, 27 authors, I curated it and edited it. I’m actually very excited about it.
Hugh: Look at that. Let’s back up. I’m sure there is people watching who want to know who this guy is anyway. Why don’t you tell them, Stewart?
Stewart: Thank you, Hugh. Here’s the short synopsis. I practiced law for about 10 years in a reasonably traditional number of contexts, starting off in the New Jersey Attorney General’s office. Then I got tired of fighting with people. And it was before the whole ADR, Alternative Dispute Resolution, movement came on board. So I decided to do a little career change. I spent six years inside of AT&T as they were going through huge organizational change and transformation with major law firms as my clients, not in a legal sense, but in an account representative sense.
On a parallel track, I started divorce meditation because I wanted to use the skills I had developed as a lawyer. I learned a lot about communication, about collaboration, about conflict resolution working with couples getting divorced because no one is in worse shape than that. Over time, I moved that work over into working with organizations, teens, organizational transformational cultural change work, individual coaching. For the last 30 years, that essentially is what I have been doing.
The last 10 years, I have learned a ton of teaching programs and all the soft skills, relationship skills on behalf of the American Management Association. I have done a number of collaborations over time with various other individuals, all in the organizational space. That is the short synopsis, except I have also written a couple of best-selling books. The first one is called Getting to Resolution: Turning Conflict into Collaboration. It was endorsed by Stephen Covey. It was named one of the best business books of 1998, second edition came out in 2008. A follow-up called The Book of Agreement: 10 Essential Elements for Getting the Results You Want. That was endorsed by a number of notable people. That’s the short answer. You and I met in the context of both being on the faculty of an organization called CEO Space. It’s a pleasure to see your face again, Hugh.
Hugh: It’s a pleasure. Thank you for stepping up when I sent out that probing email. Actually, we were standing in those groups out in the lobby, and someone was addressing the group. I whipped out my draft of my workbook, Dealing with High Performance Teams, and I said, “Would you do me a favor and review this? Tell me what it’s missing.” You sent me an email saying there was nothing about agreements in here. So I asked if I could quote your book of the 10EssentialElementsofAgreementsso I could give you attribution. I refer to those all the time. I send people to Amazon to get that book. It’s really a treasure.
We are speaking to people who are in the social benefit/for-purpose sector. They are clergy running a church or synagogue. They are executive directors running a for-purpose community-based organization. They are running a membership organization. I see a lot of conflict because people haven’t been really good in creating this agreement. They don’t write it down. They haven’t decided how we are going to define expectations. I would guess, we’re talking about collaboration and alignment today. I would think one tenet of alignment is to be able to have your expectations written down. Where do you start with alignment? What is the starting point?
Stewart: Sure. Just to frame this, what I always say to people is you can pay me now or pay me later. If you pay me now, you’ll pay me a lot less. Essentially what that means is spend a little time on the front end, making sure you have alignment, making sure you have shared expectations. Otherwise, the root of conflict is when people have different understandings of what they are doing together, and they have a different sense of metrics in terms of how we are going to measure whether or not we were successful. Critical piece is spending time on the front end. TheBookofAgreementcontains about 30 models of agreements for getting to a place of alignment. Those ten elements are actually so good I put them on the back of my business card. It’s not like I’m trying to keep any secrets. I am happy to give them away.
You start off by having a conversation. What is our intent and vision? In other words, what are we doing together? What’s our intent and vision? By the way, as a little aside, most legal agreements are something that I refer to as agreements for protection. What if this goes wrong, and what if that goes wrong? There is not a huge amount of time spent on what we are trying to achieve here. That was the perspective that I took. What is our intent and vision?
What is the role that each one of us is going to play? In other words, what is each party or person responsible for?
What are the specific promises that each person makes? In other words, what is each person going to do to bring that vision into reality? How are they going to contribute?
What is the value that each person receives? Why? Because if people don’t receive, if they are not getting value out of any form of collaboration, they will stop contributing. They will stop performing.
Metrics. How will you measure whether or not you were successful? Get it to a place of objectivity.
Concerns and fears. People often have concerns and fears that they don’t want to talk about. They are shy. What I like to do is put this in the model. No, this is something you have to talk about.
Renegotiation. The idea that when we begin, we know what we know, but we don’t know what we don’t know. As we work together, moving down the road, we discover things, and we constantly need to be mindful of renegotiating that agreement to make sure we are back in a place of alignment.
Consequences or benefits. What’s at stake here? What’s really at stake in this collaboration for the individuals involved, for the organization, for the community that is being served in the world of nonprofit and benefit organizations?
Conflict resolution. We know that things happen. How are we going to resolve the conflicts and differences when they come up?
After you have talked about those nine things, you look at the other person or the group and go, Yes or no. This is a project that I am engaged with. What I like to say is if you got good alignment, you don’t have to worry about loose panels flapping off the rocket ship that you are trying to get to take off.
I’m not sure where that came from. A little feedback from the universe. That’s okay. The last element, number ten, is agreement and trust. Are we aligned? This is what is essential to do at the front end. People who start to use this and discover it think it’s like sliced bread. It’s just amazing, the simple ten element model, what it can create and what it can save you in the long run.
Hugh: Absolutely. I call it paying the upfront price. You quoted the oil filter pay me now or pay me later. That’s a great commercial. It’s so true. It’s the price upfront is far cheaper. That’s a brilliant model. What happens when you get to #10 is you really know that you have an agreement.
Stewart: You know you have an agreement, or you know you don’t, which is of equal value. You know that Okay, this is, we’re not in alignment. I don’t think we can get to alignment. This is not a good project to work on together.
Hugh: I don’t know if you know I do lots of group board meetings and staff meetings. I am fundamentally a music connector who helps build ensembles, which is synergy in group interaction. In the South, y’all can tell I’m in the South, we say none of us is as smart as all of us. How do you get the best collective thinking without going into groupthink? My answer to that is we teach people how to build consensus. I find most people confuse consensus and compromise when they are the exact opposite. A consensus is a win-win, and compromise is lose-lose. What dawns on me as you are describing that model which I have read so many times is that prompts people to talk in a different way, discover new things, and come to some sort of consensus that whether we can work together or we can’t. Is consensus part of alignment?
Stewart: Absolutely. Consensus is essentially alignment. I’m glad you mentioned the word “compromise.” You said it exactly correctly, Hugh. Compromise means to lose-lose. People giving up what’s important to them. Consensus is we are all in agreement, we are all in alignment, we are all moving forward toward the same things with the same end result in mind.
Hugh: It’s very misunderstood. What setting it is. A corporate setting, a boardroom, or anything like that. I think it’s really misunderstood. It’s important that we can build that synergy if we are going to work together as teams. Why is alignment essential in today’s world? Why don’t you go to D.C. and teach them? You can skip that second part.
Stewart: I want to go back a second, and I will come to your question. I want to punctuate this point, Hugh. What also happens in the process of having this conversation is you start to develop a real deeper relationship. I don’t mean an intimate personal relationship; I mean a working relationship. And as we all know, when you have relationship with people you are working with, it’s much easier to resolve differences, which will inherently come up. The only reason people end up in lawsuits is when relationships break down. That’s the only time they resort to those 100-page agreements that attorneys prepare, when the relationship breaks down. Otherwise, they work it out; they want to keep working together.
Having said that, why is this more important in today’s world? I think it’s more important in today’s world because we have a lot less face-to-face interaction. So much of what we’re doing transactionally is virtual. In those kinds of situations, it’s easier to be a jerk. And people don’t consciously spend time to build relationships. This is a way to do it. That’s one piece.
The second piece is it’s too costly when things break down. When you end up in conflict and any kind of lawsuits or legal process, you can’t afford it. You can’t afford to waste that time removing so quick.
Three is if you look out at the world, it seems that there is a movement toward a much more values-based business and organizational culture. Much more. Because people realize what goes around comes around. You can’t treat transactions as a one-shot deal. We have to be more relational and values-based. Even the millennial generation coming up, for them, it’s real important to be part of a mission-driven organization, whatever that mission happens to be. To frame for-profit missions as having a “missionary” value. Business organizations in some sense are becoming a place where people get in culture. Business, nonprofits, in that context, it’s where we spend so much time. Bringing values and alignment into that are critical.
Probably more than you wanted to hear. To go back to that other question about Washington D.C., about 10 years ago, I was actually doing a two-day program for the Federal Executive Institute, which is run out of the Treasury Department. I had about 75 people for two days. At the end of the program, a bunch of Navy officers came up to me in white uniforms and said, “You need to go down the block and teach those guys in Congress.” Bottom line is, I don’t know if you remember those old jokes, “How many blanks does it take to change a light bulb?” How many psychologists does it take to change a light bulb? Only one, but it’s got to want to change. The guys in D.C., I use guys generically, they don’t seem to want to change. They are sitting in some old cultural model, and that’s why the rating in D.C. of the folks that we elect as representatives and our employees, the ratings are so incredibly low.
Hugh: They are. We are shaped by the culture that we have experienced and the culture we have been injected into. We don’t have to accept that. I can’t imagine what it’s like on the inside. Some of the large companies and some of the large churches I have served have a culture. You refer to this topic of conflict. Before we leave the alignment and agreement piece, what I have experienced when people have those kinds of conversations. By the way, another piece Russell and I present and attend is the Business Acceleration Summit with your cheerleader Shannon Gronich, who studied your program with you. She uses it quite well. In going through that process, there is a transformation that happens with people’s perspective, even those who want to change. There is a substantive transformation that happens. Give us the story. Am I right? Does that happen with people exploring those options? If so, is there an example without giving away names of the kind of transformation that happens when people can have a different kind of conversation?
Stewart: It creates connection. Connectivity. To me, human connectivity is the key to productivity. That sounds like a rhyme. Connectivity is the key to productivity. It is. If you think about high performance teams, what was it about the teams that made them great? The human relationships. The high levels of trust. When you create alignment, that is naturally going to happen. For religious organizations, go back to the words of Christ. Wherever two or more of you are gathered, there is one. When you create alignment and connection, you create a different kind of energy. It’s there. It’s there.
One other thing I wanted to say about this, Hugh. You mentioned the word “culture.” I do cultural transformation work. People often ask for that. It’s a very amorphous concept. When you think about what is culture in an organization, culture is actually held in relationships. Relationships are a function of agreements, implicit and explicit. I say if we can make our agreements explicit, we can change the culture. By having agreements with how we will be with each other, how we will treat each other. I have done this in many organizations over time. It always comes up value-based because people use their highest aspirations when they are creating these kinds of agreements. Culture. Huge piece.
Hugh: Let’s focus in a minute. As a conductor, I create high performance cultures in choirs and orchestras. If you are familiar, the person at the front influences others. I have a lot of leaders say, “I want other people to change.” I point out, “That ain’t gonna happen unless you change.” I don’t know if you’re familiar with the work of Murray Bowen, the psychiatrist who has a whole leadership methodology. Bowen’s wisdom is if you want to change people on your team, you change yourself, and they reflect that. What you are talking about is the vulnerability of the leader willing to open their brains to something new.
Stewart: Jim Kouzes, favorite leadership consultant, and his partner Barry Posner. Talk about as one of the key elements of leadership modeling the way. That is a validation of what you just said. Modeling the way. Change yourself. Show others how you want them to be. Critical piece.
Hugh: Amen.
Stewart: Amen. It’s interesting. I did a project for a state government agency a few years ago. You asked for an example. They were implementing a new fiscal system to the entire state. It was coming out of the controller’s office. You can imagine the political, the legacy systems. It was a group of professional accountants who were charged with the pilot program. I got a call from someone who had seen me present about 10 years ago for the Project Management Institutes in the Greater Bay Area of San Francisco, which is where I am. I got in there and used the models that we’re talking about to get to the bottom of what conflicts were between the various units and to create an agreement about how it was that these folks were going to move forward with the level of human alignment to get this first pilot off the ground and in the implementation off the ground. It’s amazing what these ten elements of agreement can do. It’s a systematic way of creating an activity, alignment, a shift in culture, how to get humans hooked up and connected.
Hugh: I’m coming back. We are champions of transformational leadership. That is a transformational mindset here of people being aware. I think what happens when I have seen leaders go through steps like which you are proposing, there is a transformation of their knowledge and their being. They see the world differently when they start having conversations.
Stewart: I call that mindset “resolutionary thinking.” Resolutionary thinking. Mindset is certainly something that I talk about. As a matter of fact, in my first book, when Stephen Covey endorsed it, he actually said, “The mindset and the skillset are just terrific.”
Hugh: Love it. I have been hogging all the time here. I want to give Russell a chance. He listens. Russell, I notice Stewart doesn’t miss a lick. He comes back to my questions even though I forgot I asked them. Real clarity of thought here. Russell, what are you hearing? Before we switch over to talking about conflict, do you have any observations or questions on this powerful part Stewart is bringing to us?
Russell: Thinking about alignment, it starts with ourselves. I am going to go out on a limb and guess that’s why you wrote this book: to talk about internal alignment. We all have that. When we recognize that need to align ourselves internally, then we get along better with others. What is critical to this alignment and approaching this process in this manner it stops any problems before they start. People don’t do business with entities; people do business with people. If we are not aligned or on the same page, it won’t work very well. I really appreciate all of the things that I see. This is a book I keep for myself. I have used it to put agreements together that I put together for people I do business with so that we can create a good set of expectations. We don’t want to have problems later. Although this book has been around for a while, people don’t seem to be as proactive as they could be. You look at your typical agreement, and it’s written in legalese. We don’t want to duck for cover. We want to work together and solve some problems. I love your approach in that way.
Stewart: It’s interesting, Russell. Having practiced law for ten years, I saw all these legal books that their lawyers put their names in. In some ways, when I wrote The Book of Agreement, it was my antidote to that kind of agreement. The legal agreements I call agreements of protection. My agreements I call agreements for results. They help you get to that place you want to. Thank you. Thank you. To validate your point, this whole notion of being aligned internally, having some level of clarity, having some level of emotional intelligence, mindfulness, call it being awake, call it religion, religious people having a level of Christ consciousness, all these things are critical to being able to engage effectively with others. In some ways, having yourself out of the way a bit so that you can listen to the needs and wants of others, which is the only place you get connectivity. When I talk about listening skills, I say that listening is a skill that has you show up as a great communicator, and it’s one of the few things you can do unilaterally. You don’t need anyone else’s cooperation. All you have to do is drop your concerns and be in service to the other to find out what it is they are talking about. That is the foundational piece to create real connectivity.
Hugh: Russell, do you have a question you are noodling on here?
Russell: No, I was thinking about what the great problem is. A lot of us internally make assumptions. When you make assumptions, the expectations build upon that, which is what leads to conflict. I have heard people define expectations as pre-planned resentment. People don’t come to the table. They sit down, they sign an agreement, they assume that the other side knows what it is they want and what those expectations are, and there is a lot of legalese without getting to the meat and potatoes of assumptions.
Stewart: Russell, one of the mantras when I was practicing law was when you would come to a resolution of the case, the mantra was, “If everybody is unhappy, then you have a good settlement.” I just scratched my head the first time I heard that and said, “No, there has to be a better way than this.” This is the perfect transition if you want to talk about conflict for a bit. The whole notion of resolving conflict is about when I say getting to resolution, not having an agreement everybody is unhappy with. You haven’t resolved anything.
Going back to our initial discussion, you compromised, and you ended up in a lose-lose situation to be able to move forward. You killed a relationship. You have killed what may have been an opportunity for real productivity.
Hugh: Amazing. This fictitious topic of conflict in the workplace. Why don’t you give us a perspective? How do you define conflict?
Stewart: An important distinction in this conversation initially is differences versus conflict. Differences as we all know are a good thing. This leads to diversity in opinion, better solution, innovation, creativity. Difference is different perspectives. A good thing.
Now, conflict arises when people become committed to being right, when their egos take over, and their way or the highway, or my way is the right way, or I have the truth here. That is when they get emotionally attached. That emotional attachment is what I call conflict. Difference is a good thing. Conflict is emotional attachment.
Where that leads to in terms of thinking about conflict, it’s never about who is going to get the corner office. It’s about the individual’s emotional attachment. If you really want to resolve the conflict, and I learned this early on doing divorce meditation, deal with the emotion first, whatever that happens to be. Give people the opportunity to vent and get that emotion out of their system. Then, whatever they were fighting about, it almost seems silly. When people have the opportunity to talk about the emotion that was hanging them up.
Or another way of looking at that is you can think of conflict as oppositional. People are gripped in emotion. If we were all emotionally mature and evolved, when something was not working, you could just say to each other, “This isn’t working, is it?” We both go, “No, it’s not.” Where do we want to go together? Where do we want to go together in the future? As opposed to processing this conflict, let’s create a new agreement. Whatever we think we have by way of agreement is not working. Let’s create a new one prospectively for where we want to go together from this point forward. Otherwise, we keep dragging the baggage and the cost of conflict with us moment to moment, and the cash register is raining on that cost. So that’s a frame, a way to think about it.
Yeah, operating on assumptions and crossed expectations is the greatest cause of conflict in organizations. Greatest cause of conflict. Hugh, you look like you want to say something.
Hugh: I do find it pretty much in any organization. It’s more prevalent when people aren’t willing or able to confront the facts. We have spun confront to be a toxic thing when it really means with your front. What I also learned in studying the work of Murray Bowen is that you approach conflict directly and calmly and factually. If you got your agreement form, we have got the renegotiation piece in there. We don’t think we can do that. We have made a plan, so we have to work the plan. Wait a minute. Something is wrong. This renegotiation piece, it would occur to me is a part of way to move through conflict.
Stewart: Critical piece. Just to validate this notion about confronting. Intel, which has been a pretty successful organization over the years, they actually characterize their culture as one of constructive confrontation, constructive conversation. We tackle what is off in terms of alignment. We want to be in that place of getting back to alignment. The renegotiation is that piece. As you know, people sometimes get attached to being right or their way, especially when the clarity of expectation was not set correctly at the front end with a good, solid agreement of the kind I might help facilitate or the kind that you use.
Hugh: Back to the relationship piece. What I find happens, and we had a guest a couple months ago from Australia who has a brilliant tool called the Conversations game. People are able to take down a mask and talk about things they really didn’t think they would talk about. People who were enemies asked each other for their phone numbers. Part of it is disarming people by leading them into having conversations of substance rather than the ones we think we ought to have. We learn about the other person. There is this relationship building. That is what is so good about my definition of consensus: an agreement that is worked out in a group process, but is backed by relationship. If you have gone through your agreement, your tenth point is you are in agreement because you know each other by then. Speak to the relationship piece of this moving through conflict. We write the agreement; how do we keep it active instead of a piece of paper we file away?
Stewart: Great. First of all, it’s not 100 pages. It’s probably two or three. As you see from all the agreements in the book.
Two, in terms of the relationship piece, people do get emotional. We have different perspectives. We have different observations. We have different feelings because we are unique individual biological machines. We get emotional. Our emotions get triggered. You need to give people the context in which they have the opportunity to get those up and out of their system. In my conversational model for resolving conflict, there are two ways in which that is done. One, people get to tell their stories about the situation, which is a narrative, an open-ended question.
Then there is a specific set of questions to move people down a little bit deeper, to make sure what is tied up on the inside actually comes out. It’s almost like there is not the truth of what the stories the people hold is, but you need to give them the opportunity to get it out and clear it a bit so then they can resume the positive relationship moving forward in the future. I saw this with couples, which is where I learned, and the emotions do not run so high in organizations. But I saw couples get out of them and given the opportunity to realize, Oh, that was my husband. That was my wife. That was my partner. That was my mate. That was my lover. How have I gotten to the point where I have created them as such a monster by the noise in my own head? They were doing the best they could. That’s what most people realize in this process. The other person was not intentionally trying to be hurtful, but they were trying to do the best they can. We all know we are living in a very fast-paced soup that the military of all places, the U.S. military, has defined as we live in a VUCA environment. It is volatile, uncertain, complex, and ambiguous. This is the soup we are trying to transact in. People get to see and realize they were doing the best that they could now, so what is our relationship going forward?
Hugh: This is so synergistic with what we teach, isn’t it, Russell?
Russell: I thought so. Very much so. As we move through this process, it’s taking the You statements out of what you say to people. That’s critical. This is a place, and I know that when you talk about marketing, people want to address You statements and talk about the value for the people you are serving. When it comes to conflict though, You statements can escalate it. It’s backing away from those things and really setting a frame where people want to cooperate, they want to resolve things, and they don’t want to make it personal. There is a skill, and we will probably address it in the personal skills, that for separated people from behavior or from statements. That is critical to creating a place where you got an environment or friend where you want to come to agreement.
Stewart: Critical. We have all seen it where you have major breakdowns on a business side, and people realize, Geez, there is too much profit here. We have to make this work. I did a program a number of years ago for a nonprofit private adoption agency. It was a partnership between a county child welfare agency and this adoption agency. What the adoption agency did is they got kids who were considered unadoptable up to speed so they could be placed in permanent homes. The consequences for a kid being emancipated when they are still in foster care and don’t have permanent adoptive care are huge. I got Masters in Social Work on both sides, and it was almost like central casting. I am working in a room where I have posters of the kids all around. The bottom line was I kept trying to get them to realize, and they got it, that working together is absolutely essential because there is a larger benefit here. People realize that. To have a programmatic way of moving through the difference in conflict. My goal was to get it so that it wasn’t just an agreement on the surface, but people would have a context in which to cleanse that emotion. They would resolve that emotion. That emotion wouldn’t linger going forward. As they could actually have real alignment. The technical term I would use is there was no longer any chatter.
Hugh: As you are working through this, you referred to some skills. Stewart, what are the critical interpersonal skills that one must pay attention to and embrace?
Stewart: This whole area of emotional intelligence, which has become a buzz word these days. Self-knowledge, having some knowledge of who you are and self-awareness. What’s going on inside of you at any moment in time. Self-regulation. Capacity to manage your own behavior and your own emotion. Self-motivation. Knowledge of what’s important to you, which is like a strategic element of emotional intelligence. Empathy. Care and concern for others. I go back to my electronic signature. People use it all the time. It’s a couplet from Longfellow, “If you knew the secret history of those you would like to punish, you would find a sorrow and suffering enough to disarm all in your hostility.” Very powerful. Standing in another’s shoes. And the skills of speaking from the I perspective or I statements, as Russell mentioned earlier. Listening skills as a critical skill. Being able to appreciate and understand that the operating system of the human biological machine over there is different than the operating system in this human biological machine. Not good or bad, it’s just the way it is. Trying to be more audience-centric in our conversation. Think about who it is we are speaking to. Otherwise, we are just talking to ourselves. So those are probably the most critical pieces.
Hugh: Many leaders aren’t aware of the impact and influence they have in the culture. Self-awareness is something that I see a lot of leaders struggle with. You probably serve as a confidential advisor to leaders. We call it different things. I choose not to use the word “coach” or :consultant.” It’s around that mentoring/coaching/consulting people, and helping people discover some of these blind spots. What is your opinion on successful leaders having an advisor of some sort?
Stewart: It’s critical because leaders are working alone. If they are at the top of the pyramid, or as Max Dupree would say, at the bottom of the pyramid, I am here to serve everybody else. But essentially, it’s in all literature that leaders are working alone. To have someone they can confide in and talk about their own insecurities, it’s a critical piece. The self-awareness is- When I am teaching, I always say my goal is to become a more audience-centric, emotionally intelligent, conscious communicator, when I am teaching communications skills. By conscious communicator, you thought through in some ways the impact of what you are saying and doing on other people.
Another one I left out is nonverbal. The awareness of your nonverbal skills. As we all know, so much of our communication, somewhere between 60-90% is nonverbal. To be aware that people are picking up messages from you. To be mindful about the presence that you bring. It’s so important. Always having two-way communication, or as I like to say, communication happens when you establish shared meaning. Broadcasting messages is not communication. It’s broadcasting messages. There is a big difference. Communication is when you have a back and forth, at least to a shared meaning and a common understanding.
Hugh: It is a lost art in some places. We are in a high-tech world where people send out data assuming that is communication. I appreciate your reframing of that. In 31 years of working with groups, the subject of communication always comes out, lack thereof. It’s like when Barry used to say is you perceive happiness, it eludes you. It’s almost the same with communication. When you focus on communication, it eludes you, when really it’s a byproduct of building relationships and being clear on our agreements, our purposes, our expectations. Within your strategy and implementation of your strategy, communication happens. You have demonstrated in this call today really good listening skills. That is top in being a conductor. We impact the culture by what we do, and the visual part is huge. One of the trainers of conductors says, “What they see is what you get.” The impact we have in that self-awareness is a huge one. I appreciate that list of skills. Good leaders are always working on those, aren’t they?
Stewart: Always. It’s the whole notion of lifelong learning. After each interaction, you have the level of mindfulness to do a self-assessment. How did I do? How might have I been better at doing that? It’s always about creating relationships. Always. Always.
One of the things I wanted to say in terms of the context you guys operate in, the religious and nonprofit organizations, in those institutions, it takes an additional degree of focus to some sense. Why? Because people have a different sense of self. By that I mean there is some element of—and I don’t say this in a negative way—righteousness. We are engaging and working on a good cause. We are working for something positive and of value. When it comes to interpersonal relationships, that righteousness can have a tendency to get in the way, which I am sure you have experienced over time. This is where these skills become important in those contexts.
There is something else I wanted to say in response to what you said, Hugh. It left my mind. The thought drifted off into the universe. Maybe it will come back before we’re done.
Hugh: I am very fond of people who can encapsulate things. As I am thinking through all of what you’re talking about, the leader impacts people. We’re anxious. It spreads throughout the community. Richard Rohr, author and founder of OFM, says, “Hurting people hurt people. Transformed people transform people.” It would occur to me working through the system that you have created, which is not really difficult, but is pretty profound in its simplicity and directness and the impact that it has.
Stewart: It’s really interesting. I was just working with a group of senior scientists. I knew they would love this. This whole model I am talking about I have it drawn down to half a page schematic. Each one of the critical elements. As I like to say with so many things in this area, all of the things we are talking about are simple, but not easy. Simple to understand. This is not rocket science, but it’s not easy to do. There is the one-page-

It only happens as a result of, Russell pointed out, being centered in yourself, having alignment within yourself, and then when you have that foundation, you can use all the tools and techniques I talked about to connect with others.

How to Get More Organic Traffic Without Doing Any SEO (Seriously)

You all know SEO is a long-term game… at least when it comes to Google.
And yes, who doesn’t want to be at the top of Google for some of the most competitive terms? But the reality is, we don’t all have the budget or time.
So then, what should you do?
Well, what if I told you there were simple ways to get more organic traffic and, best of all, you don’t have to do one bit of SEO?
Seriously.
So, what is it? And how can you get more organic traffic?
Well, this story will help explain it…
The old days
When I first started my journey as an SEO, I got really good at one thing.
Getting rankings!
Now to be fair, this was back in 2003 when it wasn’t that hard to rank on Google (or any other search engine for that matter).
Stuff some keywords into your page, your meta tags, and build some spammy rich anchor text links and you were good to go.
You could literally see results in less than a month.
SEO wasn’t too complicated back then. So much so, that I even started an SEO agency and created a handful of sites.

I was starting to rank my sites at the top of Google but they didn’t make a dollar. Literally, not a single dollar.
In fact, I was actually losing money on them because I had to pay for the domain registration expenses and hosting.
So, one day I decided that I was tired of losing money and I was going to do something about it. I took the keywords that I was ranking for and started to type them into Google to see who was paying for ads for those terms.
I hit up each of those sites and tried to get a hold of the owner or the person in charge of marketing.
I asked them how much they were paying for ads and offered them the same exact traffic for a much lower price. I was able to do this because I already had sites that ranked for those keywords.
In other words, I offered to rent out my website for a monthly fee that was a fraction of what they were paying for paid ads.
Next thing you know I was collecting 5 figures in monthly checks and my “renters” were ecstatic because they were generating sales at a fraction of the costs compared to what they were spending on paid ads.
So, what’s the strategy?
Well, it’s simple. Back in the day, I used to rent out my websites… the whole site.
These days I’ve learned how to monetize my own site, so I don’t rent them out.
But you know what, most of the sites that rank on Google are content-based sites. Over 56% of a website’s organic traffic is typically going to their blog or articles.

So why not rent a page on someone else’s site? From there, modify that page a bit to promote your products or services?
I know this sounds crazy, but it works. I have one person that just reaches out to site owners asking if we can rent out a page on their site. We do this for all industries and verticals… and when I look at how much we are spending versus how much income we are generating, it’s crazy.
Here are the stats for the last month:
Rental fees: $24,592
Outreach costs: $3,000
Legal costs: $580
Copywriting and monetization costs: $1,500
Total monthly cost: $29,672 
Now guess what my monthly income was?
It was $79,283.58.
Not too bad.
Now your cost on this model won’t be as high as mine because you can do your own outreach, monetize the page you are renting on your own, and you probably don’t need a lawyer.
And don’t be afraid of how much I am spending in rental fees as you can get away with spending $0 in the first 30 days as I will show you exactly what to do.
Remember, it’s also not what you are spending, it’s about profit and what you are making. If it won’t cost you any money in the first 30 days and you can generate income, your risk is little to none.
Here are the exact steps you need to follow:
Step #1: Find the terms you want to rank for
If you already know the terms you want to rank for, great, you can skip this step.
If you don’t, I want you to head to Ubersuggest and type in a few of your competitors’ URLs.
Head over to the top pages report and look at their top pages.

Now click on “view all” under the estimated visits column to see a list of keywords that each page ranks for.

I want you to create a list of all of the keywords that contain a high search volume and have a high CPC. Keywords with a high CPC usually mean that they convert well.
Keywords with a low CPC usually mean they don’t convert as well.
When you are making a list of keywords, you’ll need to make sure that you have a product or service that is related to each keyword. If you don’t then you won’t be able to monetize the traffic.
Step #2: Search for the term
It’s time to do some Google searches.
Look for all of the pages that rank in the top 10 for the term you ideally want to rank for.
Don’t waste your time with page 2.
What I want you to look for is:
Someone who isn’t your competitor. Your competition isn’t likely to rent out a page on their site to you.
A page that isn’t monetized. Not selling a product or service. (If the page has ads, don’t worry.)
A site owned by a smaller company… a publicly-traded company isn’t likely to do a deal. A venture-funded company isn’t likely to do a deal either (Crunchbase will tell you if they are venture-funded).
Step #3: Hit up the website
Typically, through their contact page, they should have their email addresses or phone number listed. If they have a contact form, you can get in touch that way as well.
If you can’t find their details, you can do a whois lookup to see if you can find their phone number.
What’ll you want to do is get them on the phone. DO NOT MAKE YOUR PITCH OVER EMAIL.
It just doesn’t work well over email.
If you can’t find their phone number, email them with a message that goes something like this…
Subject: [their website name]
Hey [insert first name],
Do you have time for a quick call this week?
We’ve been researching your business and we would like to potentially make you an offer.
Let me know what works for you.
Cheers,
[insert your name]
[insert your company]
[insert your phone number]
You want to keep the email short as I have found that it tends to generate more calls.
Once you get them on the phone, you can tell them a little bit about yourself. Once you do that, tell them that you noticed they have a page or multiple pages on their website that interest you.
Point out the URL and tell them how you are interested in giving them money each month to rent out the page and you wouldn’t change much of it… but you need some more information before you can make your offer.
At this point, you’ll want to find out how much traffic that page generates and the keywords it ranks for. They should have an idea by just looking at their Google Analytics (you’ll find most of these sites don’t use Google Search Console).
Once you have that, let them know that you will get in touch with them in the next few days after you run some numbers.
Go back, try to figure out what each click is worth based on a conservative conversion rate of .5%. In other words, .if 5% of that traffic converted into a customer, what would the traffic be worth to you after all expenses?
You’ll want to use a conservative number because you can’t modify the page too heavily or else you may lose rankings.
Once you have a rough idea of what the page is worth, get back on the phone with them and say you want to run tests for 30 days to get a more solid number on what you can pay them as you want to give them a fair offer.
Typically, most people don’t have an issue because they aren’t making money from the page in the first place.
Step #4: Monetize the page
If you are selling a product, the easiest way to monetize is to add links to the products you are selling.
For example, if you are selling a kitchen appliance like a toaster, you can add links from the article to your site.
Just like this article.
The easiest way to monetize a blog post is to add links to products or services you are selling.

Don’t delete a lot of the content on the page you are modifying… adding isn’t too much of an issue but when you delete content sometimes you will lose rankings.
As for a service-based business, linking out to pages on your site where people can fill out their lead information is great.
Or you can just add lead capturing to the page you are renting out. Kind of like how HubSpot adds lead forms on their site.

I’ve actually found that they convert better than just linking out to your site.
When monetizing the page you are renting, keep in mind that you will need disclaimers to let people know that you are collecting their information for privacy purposes. You also should disclose you are renting out the page.
Once you are monetizing the page for a bit, you’ll have a rough idea of what it is worth and you can make an offer on what you’ll page.
I recommend doing a 12-month contract in which you can opt-out with a 30-day notice.
The reason you want a 12-month agreement is that you don’t want to have to keep renegotiating. I also include the 30-day opt-out notice in case they lose their rankings, you can opt-out.
And to clarify on the op-out clause, I have it so only I can opt-out and they are stuck in the agreement for a year.
Conclusion
SEO isn’t the only way you can get more organic traffic.
Being creative, such as renting pages that already rank is an easy solution. Best of all, you can get results instantly and it’s probably cheaper than doing SEO in the long run.
The only issue with this model is that it is really hard to scale.
If I were you, I would do both. I, of course, do SEO on my own site because it provides a big ROI. And, of course, if you can rent out the pages of everyone else who ranks for the terms you want to rank for, it can provide multiple streams of income from SEO.
The beauty of this is model is that you can take up more than one listing on page 1. In theory, you can take up all 10 if you can convince everyone to let you rent their ranking page.

How to Get More Organic Traffic Without Doing Any SEO (Seriously)

You all know SEO is a long-term game… at least when it comes to Google.
And yes, who doesn’t want to be at the top of Google for some of the most competitive terms? But the reality is, we don’t all have the budget or time.
So then, what should you do?
Well, what if I told you there were simple ways to get more organic traffic and, best of all, you don’t have to do one bit of SEO?
Seriously.
So, what is it? And how can you get more organic traffic?
Well, this story will help explain it…
The old days
When I first started my journey as an SEO, I got really good at one thing.
Getting rankings!
Now to be fair, this was back in 2003 when it wasn’t that hard to rank on Google (or any other search engine for that matter).
Stuff some keywords into your page, your meta tags, and build some spammy rich anchor text links and you were good to go.
You could literally see results in less than a month.
SEO wasn’t too complicated back then. So much so, that I even started an SEO agency and created a handful of sites.

I was starting to rank my sites at the top of Google but they didn’t make a dollar. Literally, not a single dollar.
In fact, I was actually losing money on them because I had to pay for the domain registration expenses and hosting.
So, one day I decided that I was tired of losing money and I was going to do something about it. I took the keywords that I was ranking for and started to type them into Google to see who was paying for ads for those terms.
I hit up each of those sites and tried to get a hold of the owner or the person in charge of marketing.
I asked them how much they were paying for ads and offered them the same exact traffic for a much lower price. I was able to do this because I already had sites that ranked for those keywords.
In other words, I offered to rent out my website for a monthly fee that was a fraction of what they were paying for paid ads.
Next thing you know I was collecting 5 figures in monthly checks and my “renters” were ecstatic because they were generating sales at a fraction of the costs compared to what they were spending on paid ads.
So, what’s the strategy?
Well, it’s simple. Back in the day, I used to rent out my websites… the whole site.
These days I’ve learned how to monetize my own site, so I don’t rent them out.
But you know what, most of the sites that rank on Google are content-based sites. Over 56% of a website’s organic traffic is typically going to their blog or articles.

So why not rent a page on someone else’s site? From there, modify that page a bit to promote your products or services?
I know this sounds crazy, but it works. I have one person that just reaches out to site owners asking if we can rent out a page on their site. We do this for all industries and verticals… and when I look at how much we are spending versus how much income we are generating, it’s crazy.
Here are the stats for the last month:
Rental fees: $24,592
Outreach costs: $3,000
Legal costs: $580
Copywriting and monetization costs: $1,500
Total monthly cost: $29,672 
Now guess what my monthly income was?
It was $79,283.58.
Not too bad.
Now your cost on this model won’t be as high as mine because you can do your own outreach, monetize the page you are renting on your own, and you probably don’t need a lawyer.
And don’t be afraid of how much I am spending in rental fees as you can get away with spending $0 in the first 30 days as I will show you exactly what to do.
Remember, it’s also not what you are spending, it’s about profit and what you are making. If it won’t cost you any money in the first 30 days and you can generate income, your risk is little to none.
Here are the exact steps you need to follow:
Step #1: Find the terms you want to rank for
If you already know the terms you want to rank for, great, you can skip this step.
If you don’t, I want you to head to Ubersuggest and type in a few of your competitors’ URLs.
Head over to the top pages report and look at their top pages.

Now click on “view all” under the estimated visits column to see a list of keywords that each page ranks for.

I want you to create a list of all of the keywords that contain a high search volume and have a high CPC. Keywords with a high CPC usually mean that they convert well.
Keywords with a low CPC usually mean they don’t convert as well.
When you are making a list of keywords, you’ll need to make sure that you have a product or service that is related to each keyword. If you don’t then you won’t be able to monetize the traffic.
Step #2: Search for the term
It’s time to do some Google searches.
Look for all of the pages that rank in the top 10 for the term you ideally want to rank for.
Don’t waste your time with page 2.
What I want you to look for is:
Someone who isn’t your competitor. Your competition isn’t likely to rent out a page on their site to you.
A page that isn’t monetized. Not selling a product or service. (If the page has ads, don’t worry.)
A site owned by a smaller company… a publicly-traded company isn’t likely to do a deal. A venture-funded company isn’t likely to do a deal either (Crunchbase will tell you if they are venture-funded).
Step #3: Hit up the website
Typically, through their contact page, they should have their email addresses or phone number listed. If they have a contact form, you can get in touch that way as well.
If you can’t find their details, you can do a whois lookup to see if you can find their phone number.
What’ll you want to do is get them on the phone. DO NOT MAKE YOUR PITCH OVER EMAIL.
It just doesn’t work well over email.
If you can’t find their phone number, email them with a message that goes something like this…
Subject: [their website name]
Hey [insert first name],
Do you have time for a quick call this week?
We’ve been researching your business and we would like to potentially make you an offer.
Let me know what works for you.
Cheers,
[insert your name]
[insert your company]
[insert your phone number]
You want to keep the email short as I have found that it tends to generate more calls.
Once you get them on the phone, you can tell them a little bit about yourself. Once you do that, tell them that you noticed they have a page or multiple pages on their website that interest you.
Point out the URL and tell them how you are interested in giving them money each month to rent out the page and you wouldn’t change much of it… but you need some more information before you can make your offer.
At this point, you’ll want to find out how much traffic that page generates and the keywords it ranks for. They should have an idea by just looking at their Google Analytics (you’ll find most of these sites don’t use Google Search Console).
Once you have that, let them know that you will get in touch with them in the next few days after you run some numbers.
Go back, try to figure out what each click is worth based on a conservative conversion rate of .5%. In other words, .if 5% of that traffic converted into a customer, what would the traffic be worth to you after all expenses?
You’ll want to use a conservative number because you can’t modify the page too heavily or else you may lose rankings.
Once you have a rough idea of what the page is worth, get back on the phone with them and say you want to run tests for 30 days to get a more solid number on what you can pay them as you want to give them a fair offer.
Typically, most people don’t have an issue because they aren’t making money from the page in the first place.
Step #4: Monetize the page
If you are selling a product, the easiest way to monetize is to add links to the products you are selling.
For example, if you are selling a kitchen appliance like a toaster, you can add links from the article to your site.

Don’t delete a lot of the content on the page you are modifying… adding isn’t too much of an issue but when you delete content sometimes you will lose rankings.
As for a service-based business, linking out to pages on your site where people can fill out their lead information is great.
Or you can just add lead capturing to the page you are renting out. Kind of like how HubSpot adds lead forms on their site.

I’ve actually found that they convert better than just linking out to your site.
When monetizing the page you are renting, keep in mind that you will need disclaimers to let people know that you are collecting their information for privacy purposes. You also should disclose you are renting out the page.
Once you are monetizing the page for a bit, you’ll have a rough idea of what it is worth and you can make an offer on what you’ll page.
I recommend doing a 12-month contract in which you can opt-out with a 30-day notice.
The reason you want a 12-month agreement is that you don’t want to have to keep renegotiating. I also include the 30-day opt-out notice in case they lose their rankings, you can opt-out.
And to clarify on the op-out clause, I have it so only I can opt-out and they are stuck in the agreement for a year.
Conclusion
SEO isn’t the only way you can get more organic traffic.
Being creative, such as renting pages that already rank is an easy solution. Best of all, you can get results instantly and it’s probably cheaper than doing SEO in the long run.
The only issue with this model is that it is really hard to scale.
If I were you, I would do both. I, of course, do SEO on my own site because it provides a big ROI. And, of course, if you can rent out the pages of everyone else who ranks for the terms you want to rank for, it can provide multiple streams of income from SEO.
The beauty of this is model is that you can take up more than one listing on page 1. In theory, you can take up all 10 if you can convince everyone to let you rent their ranking page.
