hi! i was just wondering if you’re getting a piece of this pie. https://www.kickstarter.com/projects/voidrealmminis/rise-of-the-eldertubbies?ref=profile_saved_projects_live
Oh my goodness! Haha thanks for showing me! And no, of course, this guy is still selling my dream while claiming it’s totally nothing to do with me. I hadn’t heard about it so thank you.
For those just joining us, here is the saga of the elder teletubbies:
1. in 2017 I posted a dream I had on Tumblr. In the dream I discovered that the childish teletubbies shown on BBC’s Teletubbies are merely the children of a species that grows up to be forest cryptids as adults. The post contained a detailed character description explaining how the children’s simple antennae become more complex antlers; their coats become thicker hair; their eldritch screens are unknowable; here, look:
The adult Teletubbies have more branching, complex antlers and shaggy coats. They are less brightly coloured. They are terrifyingly large. Their strangely human faces, emerging from the thick fur, are unquestionably adult; remote, serene, reproachful. Their television screens are glitchy, esoteric and unknowable. They are cryptids whose public exploitation has undermined their rarity and their strange, alien dignity.
That’s a pretty clear description.
2. The post quickly gained attention and many people drew art, made sculptures, designed in-depth character concepts, and even made DnD character sheets and entries with detailed notes. It was 2017. The post got over 90k notes. It had an extremely clear description of the cryptid in it. This wasn’t at all obscure.
3. The post and four pieces of the concept art, including the first piece by were screencapped and posted on r/tumblr. The post included this art by the now-deactivated @finoliatav which is, I think, the first piece of art. Most screencaps don’t show that it’s animated! Once you see it you can no longer pretend that any more work needs to be done in designing these characters, really - they’re all variations on a very clear theme.
Tumblr media
4. A guy called Jars started drawing the BBC Teletubbies as adult Teletubbies. He noted on Reddit that his inspiration for the first one was the r/tumblr post but after that, he considered it entirely his own creative work. He drew each of the 4 BBC Teletubbies as adults using my character description and wrote a little story about how his character had stumbled upon them in the woods. He’s a good artist and his work went viral on Reddit and instagram. Those places being separate from Tumblr by the walls of the enclosure, they quickly believed the Jars was being highly original and praised him for it.
5. jars got carried away by his fame and started merchandising for all he’s worth. He’s selling elder teletubbies placemats. He got a collaborator to help him make and sell plushies.
6. Plushies of my character design applied to BBC characters. Jars sells them. To people. Who buy them. He sells these.
7. I think this is like… his job.
8. It has been years of this. I don’t think he has actually come up with anything else to sell by himself. But given that he now has millions upon millions of views on platforms I don’t use, let alone dominate (Instagram, YouTube, Reddit, TikTok) he seems to have fully subscribed to the idea that this is his THING.
9. After a while I wrote him a friendly email expressing that since my original dream was very much about discomfort with how the teletubbies were being exploited, I didn’t mind him selling his own art but that I wasn’t happy with him selling plushes based on my writing.
10. He wrote back along the lines of it all being his original intellectual property and absolutely nothing to do with me, etc, so jog on and don’t interfere.
11. I’m not entirely sure where the original intellectual property is when taking BBC characters and drawing them according to someone else’s detailed description of how to “evolve” them (branching antlers, shaggy coats, eldritch screens, serene adult human faces) especially having drawn them after seeing four separate detailed reference photos to base your own drawings on; especially when they’re the existing BBC characters from the show and not even your own. Like, Jars, you were given an entire detailed brief, several sets of references, an entire concept and a television show: the only artistic choices made here were to pick up your own personal pen and do the drawing. You have never deviated from my description, which you did not come up with yourself in any way. But okay Jars. You did some real intellectual heavy lifting here, this is Intellectual Property suddenly, and I guess this is your day job!
12. I myself actually have a day job, am capable of generating lots of other original material just for funsies, have never asked you guys for money, and I’m not generally huge jerk I don’t think. Also, I’m uncomfortable but have never been clear on how to stop him - I don’t think I can. So I don’t do much about this, apart from occasionally scream with hilarity with you guys about it.
13. Like this is the opposite of Goncharov. This is a guy making his wage on a 2017 tumblr collaborative shitpost insisting that this is the beautiful fruit of his only brain. And millions of people believe him.
14. There are now YouTube documentaries with millions of views and TikTok lore about Jars, and his lore, the Elder Teletubbies, which apparently he invented. People are making their wage talking about the history of Jars and his teletubbies lore. These documentaries are, if you can’t tell, not especially well-researched, as it is not difficult to find the original elder teletubbies art on the internet, which is all timestamped. Occasionally hilarious people from Tumblr point this out in the comments (thank you, you guys are hilarious) but the juggernaut is unstoppable!
15. Jars is now, apparently, doing a kickstarter to raise money for some kind of DnD sheets using the grown up BBC teletubbies.
16. I will point out that tumblr made and played with DnD teletubbies in 2017 for free and nobody had to pay $3000, but again. The juggernaut is unstoppable.
I have never, ever known what to do about this guy.
I have always been open to advice but genuinely never been able to articulate how it “damages” me, apart from ethical discomfort about how much I hate my writing being monetised by other people, especially when it was about my discomfort with exploitation. The juggernaut is unstoppable though. He fully intends to get thousands of dollars from this. He almost certainly will!

OC Kiss Week - Reach
This one goes out to @bottlingsound and @laprismaluna thank u for being the #1 fans of my blorbos 8')
I went through several different ideas of how to convey 'reaching' and who I wanted to be the narrator, and then recently, completely unrelated to writing oc kiss week, I thought about Rhys selling the family house and moving in with Kaito. So I decided to roll with that!
+++
Kaito places the mug down in front of Rhys. “You’re distracted.”
As if in testament to his distraction, Rhys actually jumps at the sudden sound. “What?”
“What do you mean what?” He nudges the mug with his elbow. “For you.”
Rhys’ gaze drops to the mug, and then he tucks the stylus back into his tablet and pushes the work aside. It is like watching him move in imperfect stop motion, the hands moving to the mug, fingers wrapping around ceramic, lifting it to his nose.
Then Rhys frowns. “Whiskey?” he accuses.
Kaito grins and shrugs as he returns to dicing the vegetables. “I didn’t think you were going to get back to work any time soon, so I figured I might as well make you a drink.”
“Hmm,” Rhys says into the depths of his mug as he takes a sip, neither agreeing nor disagreeing with the statement.
“What’s wrong?” Kaito pops a piece of carrot into his mouth, then hands one out to Rhys.
Still distracted, Rhys leans across the counter and eats it directly from Kaito’s fingers. Then he shrugs, as if to say, oh no I have a mouthful of carrot, I cannot answer.
“It can’t be that bad.”
Rhys gives another shrug and fiddles with his mug. “I’m just… thinking about selling the house.”
Kaito freezes, knife poised over the cutting board. “The one in Derry?”
This, at least, gets the glare he was aiming for and Kaito holds up his hands in defense. “I’m kidding!”
“Yeah yeah,” Rhys grumbles, rolling his eyes — but it’s not enough to hide the hint of a smirk at the worn joke. “Precious derriere, sure, I’ve heard it all before.” He spins the mug between his fingers before leaning back in the chair and running a hand through his hair. “I’ve been spending more time here now that the twins have moved out, but the nice thing was that I own the house.”
“Well I own this building,” Kaito challenges. “And my offer still stands.”
Rhys, to his surprise, flushes. “I don’t want to inconvenience you.”
“Rhys. Love. We’ve been dating for three years. Isn’t there some kind of rule where if I ask you to move in more than five times, you’re obligated to do so?” Kaito is rewarded with Rhys’ expression doing something complicated between frustrated and embarrassed. “I mean, I’m not trying to pressure you. I’m sure Ayn can help you find something in New Ox if you’d prefer—”
“No,” Rhys says a little sharply, then again, softer, “No.” He sighs and scrubs a hand over his face, knocking his glasses askew. “I would love to move in with you. It’s just… Everything.”
“Have you talked to the twins?”
“Liala’s called, but it’s hard to tell with Lionel. He has a terrible sleep cycle and the time zones don’t make it easy.”
Kaito is about to offer to call Lio, but quickly dismisses the idea. This is something the Darcy siblings need to talk about without his intervention. “If you need help with the property listing or anything, I’ve got some friends that can help.”
A smile softens the worry lines permanently etched into Rhys’ face. “I’ve got a realtor lined up, but if you know any buff guys that can help me move, then—”
Kaito scoffs and tosses the vegetable scraps into the compost bin with a bit more force than absolutely necessary.
Rhys laughs and reaches across the counter. “Come here.”
Kaito does, leaning in just enough that Rhys’ mug-warmed fingers can curve around his jaw and reel him in for a kiss.
“You smell like onions,” Rhys murmurs against his lips.
“I was in the middle of making curry.” Kaito kisses him again. “And you taste like whiskey and honey.”
He can feel the way Rhys’ smile takes over, and Kaito immediately regrets having to reach across the counter instead of moving around it before accepting the kiss.

I am seeking some advice regarding a landlord situation.
I've started a new job that has me relocate to a different part of the state about 2 hours a drive away, thus I needed to seek housing in the area.
Last month, I went through several choices and decided on one, after touring the property. The landlord and I agreed to have me move in on August 8, and she asked for the deposit in advance, so that she could "hold" the room and not continue to sell it to other people. Not knowing better, I paid the deposit in full, which was just one month's rent, however, I should have asked to her to have a proper lease ready to be signed.
After the payment, she promised to have a lease ready to sign, but kept kicking the can on it, despite me reminding her multiple times. Eventually, she does, but as a poorly written and formatted text message that has yet to be finalized.
But leading up to that, over the next few weeks, she texts me saying that the move-in date is "August 8-10," which doesn't make sense, and she had said otherwise previously. Apprently, it was because the outgoing tenant wasn't sure on what date they would move out. That dint exactly work for me because I started working on July 29 and my benefactos provided me on-campus housing up to the 8th, if I moved in on the 9th or 10th, I would have no place to stay in that gap. The landlord then says that she would provide me temporary housing where I could stay for a rate per day. It wasn't ideal, but I decided to go with it.
Then, she next texts me saying the move-in date is the 20th, the reason being that she wants to have the roof and carpet renovated between the 8th and 20th. She did not disclose that to me when I paid my deposit, and when I told her that, she said that I would have temporary housing for those 12 days, which, from what she described, was just staying on a couch at one of her other properties with no Wi-Fi, for $20-25 per day. This was also around the point where I looked up her info on Google and found out that she's part of a seedy realtor company, which she didn't disclose, but it became apparent when she had to "get back" to me on certain questions.
Going back to the text message lease, she writes on it that my move-in date will be the 8th, like normal, and when I asked about all the date pushing back she did earlier, she said that the renovators were going to reschedule for a different unspecified date, and that I "might" be able to move-in on the promised date. But that didn't make sense, because if they rescheduled, it would likely happen after August 8, meaning I'd move in but then quickly have to relocate to a temporary location, and that was, much more trouble than worth.
A few days later I tell her I'm no longer interested in signing the lease, to which she says that I made her hold the room for me and the deposit is nonrefundable, despite the fact that she told me when I paid that it was, to which she responds that spits refundable onlupy when the lease ends. One, she didn't clarify that when I paid the deposit, and two, the lease never started if I didn't sign it. I then tel hr that she made me pay under false pretenses due to the surprise renovation, and that I no longer trust her to keep her word. She then responds that "to make it simple and easy," the renovation isn't happening at all, which confused,p me, because she said the renovators were rescheduling and that she'd soon learn the date Ina few days. That was when our conversation ended.
Regarding my deposit, I'm thinking about taking this matter to the state. Maryland has a consumer protection agency, and I believe I have the standing to file a complaint against her for misleading me, especially when I have text message evidence. However, as it currently stands, the lease as she has poorly written it states my term begins on August 8, which is what was initially promised, so I'm not sure I have standing anymore. I never told her I plan to file a lawsuit yet, because if I do, it would irreparably damage my relationship with her, so I amt to be sure this is something I can get my deposit back on.
Another option came up though. When I told her I wasn't interested in signing the lease, she, in what seemed to be an act of desperation, said that I could instead change the lease length from six months to just one. I passed this up as I was insistent on no longer moving in, but if I do take it, I could eventually get my deposit back assuming I don't damage anything in that short stay. the monthly rent is also not that different from the other options I have been looking at. The issues are that, I still am not certain she's keeping her word on me not having to temporarily relocate if she has renovators come in, and I fear our working relationship already has cracks in it so I might run into trouble with her during my one month stay.

Landscaping: Maintain a well-manicured lawn, trim bushes, and plant flowers to enhance the exterior appearance.

Part 7 or Master List
Tumblr media
PART 8
You sat at the kitchen table, reading through the file the trustee company copied for you. There wasn’t much. The documents were copies of copies of copies which made them difficult to read. Unfortunately, other than identifying the trustee and the ‘transfer of the real property and all items found within’ upon the death of Alice Lewis, you didn’t see anything useful.
“So,” you called out to Bucky, who tapped away on your laptop. “Your sister’s husband’s brother wrote up the trust so that upon the death of your sister’s husband’s brother’s wife or the death of the final surviving spouse between your sister or your sister’s husband, literally everything here was to be left undisturbed until the trustee determined otherwise.”
Bucky’s head tilted, following the family lineage as you spoke. He shook his head with a smirk. “My digging has turned up something a bit more interesting.” He pushed back a little. “Come here.”
You moved to his side. He pulled you down to sit on his legs. You’d never been one to crawl onto a boyfriend’s lap, but Bucky was so solid, and he held onto you so protectively, that it was quickly becoming your favorite place.
“Turns out the Lewis family may have had some dirty secrets of their own.” Bucky pointed to a computer readout that looked more like a spy dossier than a Google search. “They first made their money in the late 1800’s buying out local properties at low prices and selling to the railroads for a premium – not something done to that level of success without insider information and a heavy hand. Looks like they did well in businesses that were normally highly regulated. They branched out to transporting goods. I think that included booze during prohibition.”
“Are you saying they were organized crime?” You read through all of the known activities leading up to the time that Bucky’s sister moved into the house. “But didn’t Becca and Archie move because they testified against the mob?”
“I doubt Becca knew.” Buck rubbed the inside of your thigh, but his teeth pulled on his lower lip as he considered. “I wonder if the family that was giving Becca and Archie trouble in Brooklyn weren’t rivals of whomever the Lewis family was aligned with. I think they were middlemen.” He shrugged. “Maybe it provided an interesting solution to another problem.”
“What do mean?”
“At the diner, Keystone Cop referred to the house as the ‘Lewis place’ but Archie and his brother were Petersons.” You grinned at his antiquated reference. “It got me wondering about the people who lived here before Becca and her husband.”
“And?”
“Alice’s uncle Thomas lived here until ‘44. Turns out old Tommy popped up all over where there was bootleg booze to be moved.”
“Did he die in 1944?” You found yourself more interested in his storytelling than the report on the computer screen.
“Don’t know. His son went missing in action during the War and it looks like he went looking for him and never came back.”
“So, no heirs?”
“Nope. Which is why it went to Alice.”
A strange zing of excitement filled you. “Do you think there’s some lost secret in this house? Some hidden mob loot that no one knew about?”
He chuckled. “Maybe. Doubt it. I do think that the Lewis family had enough scary stories about them that over the years the locals just knew not to bother what was theirs.”
“How could Becca not know? They ran a business here for years.”
“All mobsters run businesses. There’s always a legitimate front to a criminal operation.” He huffed. “Maybe the locals thought they were burying bodies under all the trees they were growing for the nursery.” He laughed. “My sister, the wet work specialist.”
You looked mildly horrified, which made him laugh harder.
“She cried every time Steve came by with a bloody nose or a split lip. Seeing people hurt tore her up. She was the most sensitive bird you could ever meet. The thought of her working with goons like that is absurd.”
You nuzzled your face into his neck. “That cop’s reaction was weird, though.”
“Hmm…” He agreed but found the feeling of your skin against his distracting. “Maybe he and I should talk.”
“Talk?” You chuckled. “You scared the piss out of him.” The memory of him, tough face and body taunt, caused you to squirm in his lap. “Says something about me that I found it hot as hell.”
His hand wound through your hair, pulling you back enough to look at your face. “Not too often I get to defend the honor of a lady.”
As you grinned, his mouth captured yours, his warm tongue sliding along your lower lip before dancing with your own. His kisses were raw, passionate, and they turned your insides to liquid fire. You shifted around to straddle his lap, lips never leaving one another’s.
His hand slid up under your shirt, flattening against your back and pulling you tightly against his hard chest. Bucky trailed wet kisses down your neck until your shirt got in the way. A deep hum rumbled up from his throat.
“Tell me we ain’t going anywhere,” his teeth grazed your skin. “Because I really want to take you back upstairs.”
“I can’t think of anywhere we need to be.” You breathed.
A wicked grin spread across his face and he stood with you in his arms. The abnormal strength he possessed boggled your mind. You’d never had a man that so effortlessly manhandled you. Instead of feeling awkward, a sense of feeling feminine and protected washed over you. It was not something you ever expected to experience.
You wrapped your legs around Bucky’s waist as he carried you up the stairs, nearly tripping as he continued to nip at your neck. A bubble of laughter broke through the delighted little moans. “You could have set me on the table,” You giggled. “We don’t have to go upstairs.”
His hands squeezed your ass tighter. “Another time,” his voice was low and thick. “I want to see you stretched out on the sheets, all sweaty, and limp, and happy.”
All laughter left. “You’re incredible.”
He paused in the hallway, kissing you hard. You wrapped yourself around him, arms and legs. Breathing heavy, Bucky pressed his forehead against yours. “You are… fuck, Doll.” He kissed you again. “You are far too good for me.”
Falling onto the bed more than laying you back, he held you close for a moment more before crawling down. His nose found its way under the hem of your shirt. His mouth kissing the sensitive skin of your belly. Giggling, you pulled the offending fabric off to toss it on the floor.
Bucky deftly unfastened your jeans before rocking back on his heels to pull them off. Your giggles turned to laughter as he got tangled up when your jeans caught at your ankles, his overexaggerated efforts being utterly ridiculous.
His laugh joined yours as fell to his butt as he fought his way out of his own clothes. You lay back giggling because he forgot to untie his boots before pulling his jeans down. Suddenly Bucky jumped up and onto the bed, caging you between his hands and knees. You laughed when he playfully nipped your neck.
“Think I’m funny, woman?”
“Hysterical,” a squeal escaped as his fingers found sensitive spots along your ribs. The sound quickly turned to a moan as his mouth latched to your nipple. Just days prior, you’d hoped to see his smile. Now his laughter made you feel light. You felt safe in his hands. His groans and growls lit your body afire.
Bucky licked and nibbled his way down your body, settling between your thighs. The way he loved you with his mouth made you bite back words that you were too afraid to say. He cupped your ass with one hand and palmed your mound with the other so he could pull close and keep you from wiggling away from his attentive tongue until you whimpered.  Your fingers wound into his dark hair as you shook with release.
Your eyes opened to the sight of Bucky licking his lips with a smile on his face. He crawled up, nuzzling your neck. As you reached to wrap your fingers around his hardness, Bucky pulled at your earlobe with his teeth.
“Roll over, beautiful,” he commanded with a rough whisper.
You turned onto your stomach, still trapped under him. You felt him sweep aside your hair as his mouth on the nape of your neck sent shivers to your toes. His knee wedged your legs apart and you eagerly opened wide for him.
Strong fingers, flesh and metal, dug into the muscles of your back as he moved down. Taking handfuls of your ass, he lifted you onto your knees. Bucky’s fingers slid along your wet and swollen sex.
“So gorgeous.” He practically purred.
The head of his cock slid along your entrance and you leaned back, eager for the feel of him. He chuckled, pulling away and teasing again. You whined.
“You want it?”
Gripping the bedcovers tightly, you looked over your shoulder and brazenly answered. “I want you to fuck me hard.”
“God.” Bucky exhaled, pushing in. He slammed into you again. “You are,” his fingers pulled your hips to him. “The most,” you cried out at his thrusts. “Amazing woman.”
Skin slapped skin as you lost yourself to the overwhelming feeling. Heat filled your belly. The power of his grip. The smell of his skin, of sex. The sound of his moans mixing with those of your cries. You didn’t want it to stop. You felt like you would explode.
“Buck,” your head dropped to the mattress. “Bucky, oh fuck!”
His hand twisted in your hair, pulling you back until your back arched to his chest. He squeezed your tit, pinching your sensitive nipple between his fingers. His cock hit the new angle making your whole body quake.
“Come for me.” He growled in your ear.
Bucky held you tight, fucking into you hard. You let go. You gave yourself over to his hold, to the sensation, to the feeling, to him. It tightened and coiled. Your body shook. Bucky breathed heavier, hot against your neck. He began to moan, louder and louder. His body tightened, but you were the one to snap. Coming hard, you pulled him over the edge, too.
You both fell forward to collapse onto the bed, panting, sweat slicked, and boneless. Bucky’s low chuckle made you peel your eyes open. He lay stretched out beside you with his head resting on his hand. “What?”
“You’re just so…” He paused and hid his face in your shoulder. “I would keep you naked and happy all the time if I could.”
You laughed. “So, your personal sex slave, huh?”
He rolled onto his back, laughing out loud. “Sounds like it, doesn’t it? Just mean that you are so beautiful like this and I like making you happy.”
You turned to curl against him. “I am happy.”
“Good.” Bucky squeezed you tighter. “You know what I am?”
“Hmm.”
“Hungry.” Laughing, he kissed you briefly before rolling to his feet. You watched as he wiped himself off with a discarded tee shirt before pulling on a pair of sweats. “I’ll go fix something to snack on and bring it back up.”
“Then maybe a bath?”
“Yeah,” a soft smile crinkled the corners of his eyes. “A bath.”
You stretched, feeling the delightful ache in your muscles as you heard him skip down the stairs. The squeak of the pantry door faintly reached your ears. Getting up you slipped on the robe you’d left hanging over the footboard of his bed.
Bucky shouted, “Stay inside!”
The front door slammed. A car engine roared.
You tied your robe closed and backed into the corner of the room, away from the window and hidden from the door. Listening carefully, you tried to remain calm.
Finally, Bucky called out from the bottom of the stairs. “Doll, it’s okay. Come down.”
You found him leaning over the kitchen counter, his hands in fists. He didn’t look up when you came in the room. His jaw clenched so tight you could see the muscles work and the cords in his neck stand out.
“What happened?” You stayed near the stairs.
“I’ll find who it was.” Bucky growled out. “I could have caught them, but didn’t want to leave you alone.”
“Who?” You whispered.
He stood straight and turned you towards the back door. A small pane of glass had a corner cut from it. “Someone was in the house.” Bucky’s voice was low, deadly. “I saw them just as they jumped in the car. I chased them down the drive, but they turned on the main street before I got close enough. Wasn’t going to leave you alone in case they left someone behind.”
The cold air blowing in through the gap in the glass caused you to shiver. At least that’s what you told yourself.

Considering a bathroom remodel in Sea Girt? Whether you’re upgrading for style, functionality, or adding value to your home, finding the right bathroom remodeler is crucial. Sea Girt, a charming coastal town in New Jersey, is home to many skilled contractors specializing in transforming bathrooms into beautiful and practical spaces. But how do you know which remodeler to trust with your home?
This guide is here to walk you through the key factors in choosing the best bathroom remodelers in sea girt, introduce you to the three top-rated companies in the area, and provide tips for a successful remodeling project.
Tumblr media
Why Professional Bathroom Remodeling Matters
Hiring a professional bathroom remodeler is about more than just convenience—it’s about getting the job done right. A professional ensures that your project is up to code, designed efficiently, and completed on time.
Here’s why professional remodeling stands out:
Expert Craftsmanship: Skip the DIY headaches. Professionals bring precision and experience to each detail, from tiling to plumbing to lighting.
Time and Cost Efficiency: While a DIY remodel might seem cheaper, mistakes can quickly rack up costs. A pro will get it right the first time.
Enhanced Home Value: A well-done bathroom remodel can add significant value to your property—an important consideration if you’re thinking long-term or planning to sell.
When you work with Sea Girt bathroom remodelers, you benefit from local expertise and service tailored to your needs.
Criteria for Selecting the Best Bathroom Remodelers in Sea Girt
Not all remodelers are created equal. To ensure your project is in great hands, here’s what to look for before signing a contract:
1. Experience: How long have they been in the business? Experience counts when it comes to handling complex renovations. Local professionals also have knowledge of Sea Girt’s regulations and styles.
2. Portfolio of Work: Ask to see examples of their past projects. Do they match the aesthetic or functionality you envision for your bathroom?
3. Client Reviews and Testimonials: Nothing beats hearing from past clients. Look for consistent praise for timeliness, professionalism, and results.
4. Transparent Pricing: A trustworthy remodeler will offer upfront quotes with no hidden fees, so you can budget confidently.
5. Services Offered: Do they provide everything you need, such as design consultation, plumbing upgrades, and tile installation? Find someone who offers an all-in-one solution where possible.
6. Licensing and Insurance: Verify that your remodeler is licensed and insured, protecting you and your home in case of unforeseen issues.
Tips for a Successful Bathroom Remodeling Project
To ensure a smooth renovation process and stunning results, follow these tips:
1. Set a Realistic Budget: Decide how much you want to spend and stick to it. Build in a contingency of 10–15% for unexpected costs.
2. Plan Your Timeline: Bathroom remodels often take 4–8 weeks, depending on the complexity. Communicate your deadlines clearly with the contractor.
3. Focus on Functionality: Prioritize features like storage solutions, water-saving fixtures, and good lighting over purely aesthetic upgrades.
4. Communicate Your Vision: Whether it’s a mood board or examples from magazines, share all your ideas with your remodeler so they understand your style.
5. Be Prepared for Disruptions: Depending on the scope, you may need alternative bathroom arrangements during the remodel. Plan accordingly!
Bring Your Dream Bathroom to Life
Your Sea Girt bathroom deserves to be a space of relaxation and beauty. From Coastal Bath & Tile’s luxury craftsmanship to Shoreline Renovations’ budget-friendly eco-designs, the top remodelers in Sea Girt are ready to transform your space.

Top Tips for Effortless Packing and Moving
Tumblr media
Moving to a new home can be an exciting chapter in your life, but it often comes with its fair share of challenges. From organizing your belongings to ensuring their safe transportation, the process can feel overwhelming. However, with proper planning and assistance from professional packers and movers, your relocation can be smooth and hassle-free. Here's an expanded guide with practical tips to make your packing and moving experience efficient and stress-free.
1. Hire a professional packer and movers company.
One of the first steps in ensuring a seamless move is to hire a reliable packer and movers company. Professionals have the expertise and tools to handle everything from packing fragile items to transporting bulky furniture. They ensure your belongings reach their destination safely and on time. If you’re searching for options, look up "packers and movers in Hyderabad
" or "professional packers and movers near me" to find trustworthy services. Reading reviews, comparing quotes, and checking customer feedback will help you choose the best option. Always ensure the company is licensed and insured to avoid unexpected issues during your move.
2. Declutter
Before you start packing, take time to declutter your home. Go through each room and sort items into categories: keep, donate, sell, or discard. Decluttering not only helps reduce the volume of items to move but also makes unpacking at your new home more manageable. Hosting a garage sale or donating usable items to charity can give your belongings a second life and make the process more rewarding.
3. Categorize All Items
Organize your belongings into categories such as clothing, kitchenware, books, and electronics. Packing similar items together simplifies the unpacking process at your new home. Use separate boxes for each category and label them clearly to avoid confusion. Adding a brief description of the box contents on the label can also help you prioritize unpacking.
4. Use a Color-Coding System
Make unpacking a breeze by assigning a specific color to each room. Use colored tape or labels on your boxes and inform the movers about the system. For example, blue for the bedroom, yellow for the kitchen, and green for the living room. This strategy not only saves time but also reduces the risk of misplaced items.
5. Pack Essentials in Transparent Boxes
Prepare a few transparent boxes for your immediate essentials, such as toiletries, a change of clothes, basic utensils, and chargers. Transparent boxes make it easy to locate these items quickly without rummaging through other boxes. These "first-day essentials" will help you settle into your new home comfortably.
6. Keep a Documents Folder with Yourself
Always keep important documents, such as passports, property papers, and financial records, with you during the move. Place them in a secure folder or file, and ensure they are easily accessible. Scanning and keeping digital copies of these documents can add an extra layer of security.
7. Keep a First-Aid Kit with Important Medicines
A well-stocked first-aid kit is essential during a move. Include basic medical supplies, pain relievers, and any prescription medicines. This ensures you are prepared for minor injuries or health issues during the transition. Pack the kit in an easily accessible bag for emergencies.
8. Pack Personal and Important Items Beforehand
Valuable items such as jewelry, cash, and sentimental belongings should be packed and carried by you. Packing these items early reduces the chances of misplacement during the hustle of moving day. Use small, secure containers or bags for these items.
9. Prepare an Inventory List
Creating an inventory list helps you keep track of all your belongings. Note down the contents of each box and take pictures if needed. This can be particularly helpful if you are using insurance for your items. The inventory list also simplifies the unpacking process and ensures nothing gets lost.
10. Pack Cables with Appliances
To avoid a tangled mess, bundle cables and wires together with their respective appliances. Use zip ties or twist ties to keep them organized and label them for easy identification. Store them in resealable bags to prevent them from getting misplaced.
11. Take Pictures
Photograph your electronic setups, such as TV connections and computer systems, before dismantling them. These photos will serve as a reference for reassembly in your new home. Taking pictures of your furniture and valuable items can also help in case of damage claims.
12. Book Utility Works Beforehand
Don’t forget to schedule utility services like electricity, water, and internet for your new home. Having these services active upon your arrival ensures a comfortable transition. Inform your utility providers about your move well in advance to avoid service interruptions.
13. Consume Stored Food
Avoid wasting food by consuming perishable items in your fridge and pantry before moving day. Plan meals to use up leftovers and reduce the load of food to transport. For long-distance moves, consider donating non-perishable items to a local food bank.
14. Plan Your Meals in the New Place
Set aside time to plan meals for the first few days in your new home. This will save you the hassle of cooking while you’re still unpacking. Consider easy-to-make dishes or ordering food from nearby restaurants. Preparing a basic grocery list beforehand can also be helpful.
15. Monitor Loading
Supervise the loading process to ensure fragile items are handled with care. Communicate specific instructions to the movers and double-check that all boxes are loaded onto the truck. Keeping a checklist of loaded items ensures nothing is left behind.
16. Get Insurance
Protect your belongings by opting for insurance coverage during the move. This provides financial security in case of accidental damage or loss. Discuss insurance options with your moving company or explore third-party providers for comprehensive coverage.
17. Check the Credentials of Workmen During Unloading
When the movers arrive at your new home, verify their credentials to ensure the safety of your belongings. Keep an inventory list handy to cross-check items as they are unloaded. Address any discrepancies immediately with the moving company.
18. Keep Calm
Relocating can be stressful, but maintaining a calm and patient attitude will help you navigate challenges effectively. Take breaks when needed, stay hydrated, and remind yourself that the effort will be worth it once you’re settled in your new home.
Conclusion
Packing and moving can be an overwhelming task, but with proper planning and the help of professional packers and movers, it doesn’t have to be. Following these tips can make your relocation smoother and more organized. If you’re looking for reliable services, search for "best packers and movers near me" to find experienced professionals who can take the stress out of your move. Whether you’re moving locally or across cities, professional packers and movers ensure your belongings are handled with care, making your transition seamless and hassle-free. Toskie is here to help you connect with trusted packers and movers, ensuring a smooth and reliable moving experience for your next journey.

The Ultimate Guide to Selling Your Home Fast in Hammond
Selling a home can be a daunting task, but it doesn’t have to take months or require endless showings. Whether you're relocating, facing financial hardship, or simply looking to move quickly, there are strategies to sell your house fast in Hammond. With the right approach and a little preparation, you can have your house sold in no time. Here’s your ultimate guide to speeding up the process.
Tumblr media
1. Price Your Home Competitively
One of the most important factors when selling your home quickly is setting the right price. If your home is priced too high, you may scare off potential buyers. If it's priced too low, you might leave money on the table. Research the local market and consult with a real estate agent to find a price that’s attractive but still reflects your home's value. Homes that are priced correctly tend to sell faster because buyers know they’re getting a good deal.
2. Make Small, High-Impact Repairs
Before putting your house on the market, make sure it’s in good condition. Small repairs can make a significant difference in how potential buyers view your property. Fix leaky faucets, patch holes in the walls, and replace any broken light fixtures or worn-out flooring. You don’t need to do major renovations—just focus on addressing visible issues that could turn off a buyer. This will increase your home’s appeal and reduce the chances of buyers negotiating for a lower price due to repairs.
3. Stage Your Home
Home staging is a powerful tool for selling your home quickly. Staging makes your home look inviting and helps buyers envision themselves living there. You don’t need to hire an expensive professional stager—sometimes simply decluttering and rearranging furniture can make a huge difference. Clean your home thoroughly, add fresh flowers, and use neutral colors to create a welcoming atmosphere. If your home is vacant, consider renting furniture to make the space feel more lived-in.
4. Boost Curb Appeal
First impressions matter. When buyers drive up to your property, the exterior of your home is the first thing they’ll see. Enhance your curb appeal by maintaining your lawn, trimming shrubs, and adding a fresh coat of paint to the front door. Even small changes, like a new doormat or updated house numbers, can give your home a more polished and inviting look, which can help attract potential buyers quickly.
5. Market Your Home Effectively
In today’s digital age, online listings are crucial to reaching a large audience. Make sure your home is listed on popular real estate platforms like Zillow, Realtor.com, and MLS. High-quality photos and an engaging description are essential to grabbing the attention of prospective buyers. Consider creating a virtual tour or video walkthrough to give buyers an interactive experience. The more people who see your home, the faster you’ll find the right buyer.
6. Consider Selling to Cash Buyers
If you need to sell quickly, one of the fastest ways to do so is by selling to a cash buyer. Cash buyers—often investors or companies that specialize in buying homes—can close in a matter of days rather than weeks. They don’t require financing, which means there are fewer hurdles and less paperwork involved. While cash offers might be lower than traditional market prices, they can offer the benefit of a faster, hassle-free transaction.
7. Work with an Experienced Realtor
A local real estate agent who knows the Hammond market can be your best ally when trying to sell quickly. They can help you set the right price, market your property effectively, and negotiate on your behalf. Realtors also have a network of potential buyers, which can speed up the process. When selecting an agent, look for someone with a track record of successful, quick sales in your area.
8. Be Flexible with Showings
The more accessible your home is for showings, the faster it will sell. Be flexible with the times potential buyers can view your home, and try to accommodate last-minute showings when possible. If you’re not living in the home, consider leaving it staged and ready for showing at all times to make it easy for buyers to view it.
Conclusion
Selling your home fast in Hammond doesn’t have to be complicated. By pricing it right, making necessary repairs, staging the home, and leveraging the right marketing strategies, you can increase your chances of a quick sale. Whether you choose to work with a real estate agent or go the route of cash buyers, the key is to stay proactive and flexible throughout the process. With these strategies, you’ll be well on your way to a successful, fast sale.

Legal and Regulatory Aspects of Real World Asset Tokenization in 2025
Tumblr media
Introduction
Have you ever imagined owning a fraction of a skyscraper or a rare piece of art with just a few clicks? This is the promise of Real World Asset Tokenization, a transformative concept reshaping how we invest, own, and trade tangible assets. But as exciting as it sounds, tokenizing real-world assets isn't just about technology—it’s also about navigating a labyrinth of laws and regulations.
In this article, we’ll unravel the legal and regulatory aspects of Real World Asset Tokenization in 2025, exploring its potential and the hurdles it must overcome to revolutionize the financial landscape.
1. What Is Real World Asset Tokenization?
Imagine slicing a loaf of bread into smaller pieces. Now imagine that loaf represents a tangible asset—like property or gold—and those slices are digital tokens. Real World Asset Tokenization is the process of converting ownership rights to physical assets into blockchain-based digital tokens.
Each token represents a fraction of the asset, allowing for greater liquidity and accessibility. This technology has opened the doors for small investors to participate in traditionally high-value asset markets.
2. Why Is Tokenization Gaining Popularity?
Why is everyone talking about tokenization? Because it democratizes investment.
With tokenization:
Lower Entry Barriers: You no longer need a fortune to invest in high-value assets.
Improved Liquidity: Assets like real estate, which typically take months to sell, can now be traded quickly.
Transparency: Blockchain records ensure every transaction is traceable and immutable.
But with great potential comes great responsibility—especially on the legal front.
3. Legal Foundations of Asset Tokenization
Tokenizing assets isn't just a technical process; it’s deeply intertwined with law. For example:
Property Rights: Who owns the asset behind the tokens?
Contract Laws: How are token holders protected in case of disputes?
Understanding these foundational legal aspects is critical to ensure tokenization operates smoothly.
4. Jurisdictional Variations in Regulations
Laws governing tokenized assets differ across countries:
The US: Strict securities laws often classify tokens as investment contracts.
The EU: The MiCA (Markets in Crypto-Assets) framework provides clear guidelines.
Asia: Countries like Singapore and Japan lead with crypto-friendly regulations.
Navigating these variations is a major challenge for companies offering tokenization services.
5. Securities Laws and Tokenized Assets
Are tokens securities? This is the question regulators grapple with.
Howey Test: In the US, tokens often meet the criteria for securities under this test.
Registration Requirements: Issuers might need to register with financial authorities, adding complexity.
Understanding securities laws is crucial to avoid legal penalties.
6. Ownership and Custody Challenges
Tokenized assets raise unique ownership questions:
Fractional Ownership: How are rights divided among token holders?
Custody Solutions: Where and how are the underlying assets stored securely?
Legal clarity on these matters can make or break tokenization projects.
7. Tax Implications of Tokenized Assets
Did you know tokenized assets can create tax complexities?
Capital Gains: Selling tokens might trigger taxes.
Cross-Border Taxation: Holding assets in multiple jurisdictions can complicate filings.
Governments are still figuring out how to adapt tax systems for the tokenized economy.
8. AML and KYC Compliance Requirements
Anti-Money Laundering (AML) and Know Your Customer (KYC) regulations are non-negotiable:
AML Compliance: Tokenization platforms must prevent illegal activities.
KYC Procedures: Investors need to verify their identities to ensure transparency.
Failing to comply can lead to hefty fines and reputational damage.
9. Smart Contracts and Legal Enforceability
Smart contracts automate processes, but are they legally enforceable?
Legal Recognition: Many jurisdictions still lack clarity on this.
Contract Failures: Bugs in the code can lead to disputes.
Developers must collaborate with legal experts to create robust smart contracts.
10. Privacy and Data Protection Concerns
Who doesn’t worry about privacy in the digital age?
Tokenization Platforms: Must comply with data protection laws like GDPR.
User Data: Ensuring secure storage and processing of sensitive information is paramount.
Striking a balance between transparency and privacy is no small feat.
11. Emerging Global Regulatory Trends
What’s happening on the global stage?
Harmonization Efforts: Regulators aim to standardize laws across borders.
Public-Private Partnerships: Governments are working with blockchain firms to frame effective regulations.
Staying updated on these trends is crucial for investors and businesses alike.
12. Regulatory Sandboxes and Innovations
Regulatory sandboxes are like test kitchens for tokenization:
Safe Experimentation: Companies can pilot projects under regulatory oversight.
Policy Development: Insights from sandboxes help shape better laws.
These environments encourage innovation while minimizing risks.
13. Challenges in Cross-Border Transactions
Tokenized assets often cross borders, but:
Legal Conflicts: Different jurisdictions may have conflicting laws.
Transaction Delays: Compliance with multiple regulations slows down processes.
Overcoming these hurdles is vital for tokenization to thrive.
14. Future Predictions for Tokenized Assets
What does the future hold?
Mainstream Adoption: Expect more tokenized real estate and commodities.
Advanced Regulations: Governments will likely adopt clearer, tech-friendly laws.
The road ahead looks promising yet challenging.
15. Conclusion and FAQs
Tokenization has the power to transform how we own and trade assets. However, legal and regulatory frameworks are the backbone of its success. Governments, businesses, and individuals must work together to navigate this exciting yet complex landscape.
FAQs
1. What is Real World Asset Tokenization? It is the process of converting physical assets into digital tokens that represent ownership on a blockchain.
2. Are tokenized assets legal? Yes, but their legality depends on compliance with regulations like securities laws and AML/KYC requirements.
3. How are taxes applied to tokenized assets? Taxes, such as capital gains, may apply when selling or trading tokenized assets. Regulations vary by jurisdiction.
4. What are the risks of tokenization? Legal uncertainties, hacking, and market volatility are key risks investors should consider.
5. Can anyone invest in tokenized assets? Yes, tokenization lowers entry barriers, but compliance with KYC and other requirements is necessary.

10 Essential Tips for First-Time Home Buyers
Tumblr media
Purchasing your first home is a life-changing decision. It’s a process filled with excitement and anticipation, but it can also be overwhelming for a first-time home buyer. Proper preparation and the right guidance can make your journey to homeownership smoother and more enjoyable. Here are 10 essential tips to help you get started.
1. Know Your Budget
The first step in buying a home is understanding what you can afford. Evaluate your income, expenses, and savings to determine how much you can comfortably spend. Remember to account for additional costs such as closing fees, property taxes, and maintenance expenses. Knowing your budget will help you narrow down your search and avoid financial stress.
2. Get Pre-Approved for a Mortgage
Before you start looking for homes, get pre-approved for a mortgage. This step not only gives you an idea of your borrowing capacity but also makes you more attractive to sellers. A pre-approval letter signals that you are a serious buyer.
3. Research Locations
Location plays a crucial role in real estate. Whether you’re looking in the thriving communities of Desert Hot Springs or other areas, research neighborhoods to ensure they meet your lifestyle and long-term needs. Consider proximity to schools, parks, and amenities when making your decision.
4. Work with a Trusted Real Estate Agent
Navigating the complexities of home buying is easier with a reliable real estate agent by your side. A knowledgeable agent, like the experts at The Wilders Group, can guide you through the process, negotiate on your behalf, and ensure you make informed decisions.
5. Create a Wish List
Before you start visiting properties, make a list of features you want in your dream home. Prioritize essentials such as the number of bedrooms, bathrooms, and yard space over less critical items like aesthetic finishes. This will help you focus on homes that truly suit your needs.
6. Understand the Full Cost of Homeownership
Buying a home comes with more costs than just the sale price. Prepare for expenses like homeowners insurance, property taxes, utilities, and maintenance. Having a comprehensive understanding of these costs will prevent unpleasant surprises down the road.
7. Don’t Skip the Home Inspection
A thorough home inspection is essential to uncover potential issues with the property, such as structural defects or plumbing concerns. An inspection allows you to make informed decisions and negotiate repairs with the seller if necessary.
8. Explore Financing Options
As a first-time home buyer, you may qualify for special financing programs that offer benefits like lower down payments or interest rates. Research your options, and consult with your lender to find the best loan type for your situation.
9. Be Prepared to Act Quickly
In competitive real estate markets, homes can sell quickly. Once you’ve found a property that meets your criteria, be ready to make an offer. Acting swiftly could be the difference between securing your dream home and missing out.
10. Think Long-Term
While it’s important to find a home that suits your current lifestyle, consider how your needs might change in the future. If you’re buying in a growing area like Desert Hot Springs, think about resale value, potential upgrades, and whether the property will accommodate your long-term goals.
Conclusion
Buying your first home is a major milestone, and it’s essential to approach it with the right strategy. By following these tips, you’ll be better prepared to navigate the process and avoid common pitfalls.
For professional guidance and personalized assistance, turn to The Wilders Group. Their expertise will ensure your journey to homeownership is seamless and rewarding, whether you’re buying in Desert Hot Springs or other nearby communities.
Start your journey today, and take the first step toward making your dream home a reality!
