Beautiful Homes of Instagram: Coastal Farmhouse
  Happy Easter, my friends! I hope you’re being able to enjoy this long weekend surrounded by your loved ones! I’ll be cooking, baking and enjoying quiet time with my family. But before I do that, I wanted to leave you guys with a very special “Beautiful Homes of Instagram” feature.
Jessica of @carcabaroad, along with her husband Jody, designed and build this coastal farmhouse to raise their growing family. They tried to keep costs down while building this beach house and Jessica is sharing a few details about that here on Home Bunch.
Besides being busy raising their four children, they also have FOUR rental properties in Florida and, listen closely, they have renovated or built and designed all of them. How do they do all that? I am sure Jessica hides a “Superwoman” cape somewhere in her closet!

  “People often ask how we keep our home so tighty and WHITE with four children. Our home is not always as seen on Instagram, it took days to make the entire home photo ready for the shoot. With endless options in design I tend to play it safe with neutrals and white because you can always add greenery or a pop of color with a rug, its easy to switch up a space once you become bored with it if your base is light. Our house lives well and is most definitely lived in! We make slime, we bake, we build forts, but we also are intentional about our purchases. Lately when we go on a target run we try and ask ourselves “do we need this?” One refreshing thing about moving was simplifying and decluttering and I have tried to keep up with that organization and clean slate. Rather then each kid.coming home with a junk toy, we will buy a family board game or legos, a seasonal craft. something they can do together. Like every child it can a challenge to do chores but we try to make them keep their rooms clean.”

Welcome to our Florida farmhouse! My husband and I designed and built the 2,900 sq ft 6 bedroom 3 bath home after finding this beautiful 75 by 130 sqft lot in Paradise just a block from the beach and short walk to the intercoastal.

Welcome
Our main goal as a family of 6 with 4 growing children was to build a house with an open floor plan that we could grow along with. I am one of six kids and we did a lot of room changes through our adolescence some of us as siblings would share rooms and then at other ages we would want our own space. I was sure to keep the future in mind while designing this floor plan. We shrunk the sq footage of the bedrooms to maximize living space and added a second upstairs living area. We we’re blessed with a beautiful view and windows and transoms were definitely on our top must haves.

Definitely there’s no need for a fireplace in Florida but I’ve always dreamed of one and my husband surprised me one day and came home with it. That began the search for the perfect mantle and believe it or not the old piece of drift wood we used was sitting in our garage brought back from the Bahamas by his uncle. It was part of an old ship and all of the holes are from sea worms. Adds the perfect amount of character to this modern space.

Alexi Politis of Seeking Alexi completes a full bathroom remodel like a true DIY boss! With beautiful Delta products, additional decor from The Home Depot and a lot of elbow grease, she magically turns her outdated guest bathroom into a Boho Modern bath oasis.
Boho Bathroom Remodel
Hi!! Seeking Alexi here and I’m so stoked to share my recent full bathroom remodel! If you’ve been following along on my Instagram, you may have seen sneak peeks of me ripping up this bathroom and slowly renovating it. It was a disaster of a 70s bathroom before, with really weird shower surround material and old dingy everything else, take a look:
With several Delta products, some decor from The Home Depot and a lot of elbow grease, I have magically turned this drab bathroom into this gorgeous oasis!
I still can’t believe that this gorgeous space is truly ours! And that I was able to successfully do all of it without hiring any of it out (although I had my husband Tanner help a few short times).
It’s technically the bathroom that our guests will use when they visit, but now it’s much nicer than our actual master bathroom! So watch out because until I remodel the master bath, I’m moving in! I mean, how could I not???
Not only does this new bathroom look amazing, but installing this Delta UPstile system for the tub surround was light-years easier than tiling it. Plus, I’m so pleased with how it looks!
This whole bathroom remodel took a fair amount of time, but it was well worth the elbow grease! Here’s how I renovated my entire bathroom.
Demo the Bathroom
First step I took was to remove the shower surround and drywall and take out the existing tub. Doesn’t matter quite how you do it, but just do it. It was a messy job, but it’s a step that just has to get done! I also made sure that all the surrounding studs were plumb.
Install the tub
  I installed this Delta tub that goes with the Delta UPstile system, and the instructions are very easy to follow. I’ll spare you every step here, but one thing I did do was install the drain system to the existing p-trap, and when I went to connect them, I had to cut a hole in the basement ceiling.
Install the Delta UPstile System
Once your tub is installed, you’re ready to install your Delta UPstile system shower surround! We kept the protective plastic on as long as possible to keep it protected. But it comes in 3 sheets and you have to install the back piece first. There are very thorough instructions on The Home Depot website, plus detailed paper instructions included. Because of that, I’ll highlight the steps below but follow the full instructions when you install yours.
1. Dry fit the panels, first to make sure it all fits.
2. Mark where your valve and spout holes go
… And drill holes for your spout and valve.
3. Install 1×3 boards as per the instructions.
Pre-drill holes through the panels along the studs.
4. Install the back panel first, by placing the provided adhesive strips and DAP Kitchen & Bath 3.0 Advanced Sealant on the 1x3s, then screw it in place.
Repeat steps 1 through 4 for the side panels.
Install & Texture drywall
Next, we installed drywall over the flanges of the panels. We used ⅝ drywall to match the rest of our house and it worked perfectly!
Add real tile in the grooves
To install tile, use same advanced sealant instead of mortar, then stick on your tile and after it dries, grout the tile as you normally would. Be sure to use Frog tape to protect your panels, and you’ll have a perfectly clean line when you peel it off.
Fill all seams with sealant
After you’ve painted your drywall then, fill all seams around and in between the panels with the same advanced sealant.
Lastly, everything else came together to completely transform this bathroom to what it is today!
A few of the last details were that I installed the gorgeous Delta sliding shower door that is quiet and very secure and elevates the luxury of the whole look and feel of the bathroom.
I installed this stunning rain Delta shower head that makes you feel like you’re showering in luxury, plus it’s tall enough to work for my 6’3” hubby, instead of hitting him mid-chest like before.
Along with the new shower head, I installed a gorgeous matte black tub spout, & shower dial.
The new toilet I installed is elongated for more comfort, and definitely works better than my old toilet from the 70s!
And check out the new toilet handle I installed so it would match the other gold details in the bathroom.
And last but not least, I installed this new vanity that I’m obsessed with. It has quiet drawers, plenty of storage, and I love the warm yet cool wood color! I paired it with this this Delta faucet hardware to bring the whole look together.

I still want to pinch myself whenever I walk by my bathroom, I can’t believe how amazing it looks! And even more, that we did it all by ourselves! Beautiful Homes of Instagram: Coastal Farmhouse
  Happy Easter, my friends! I hope you’re being able to enjoy this long weekend surrounded by your loved ones! I’ll be cooking, baking and enjoying quiet time with my family. But before I do that, I wanted to leave you guys with a very special “Beautiful Homes of Instagram” feature.
Jessica of @carcabaroad, along with her husband Jody, designed and build this coastal farmhouse to raise their growing family. They tried to keep costs down while building this beach house and Jessica is sharing a few details about that here on Home Bunch.
Besides being busy raising their four children, they also have FOUR rental properties in Florida and, listen closely, they have renovated or built and designed all of them. How do they do all that? I am sure Jessica hides a “Superwoman” cape somewhere in her closet!

  “People often ask how we keep our home so tighty and WHITE with four children. Our home is not always as seen on Instagram, it took days to make the entire home photo ready for the shoot. With endless options in design I tend to play it safe with neutrals and white because you can always add greenery or a pop of color with a rug, its easy to switch up a space once you become bored with it if your base is light. Our house lives well and is most definitely lived in! We make slime, we bake, we build forts, but we also are intentional about our purchases. Lately when we go on a target run we try and ask ourselves “do we need this?” One refreshing thing about moving was simplifying and decluttering and I have tried to keep up with that organization and clean slate. Rather then each kid.coming home with a junk toy, we will buy a family board game or legos, a seasonal craft. something they can do together. Like every child it can a challenge to do chores but we try to make them keep their rooms clean.”

Welcome to our Florida farmhouse! My husband and I designed and built the 2,900 sq ft 6 bedroom 3 bath home after finding this beautiful 75 by 130 sqft lot in Paradise just a block from the beach and short walk to the intercoastal.
Curb Appeal
We kept a basic exterior to stay in the budget and added versatile siding, a double door entry, front porch and back upper deck to dress up the exterior.
Paint Color
The grey exterior paint color is Behr Sharkskin PPU25-04.

Creating this home in our minds and seeing it come to life from the ground-up was truly our greatest achievement and a dream come true.

Welcome
Our main goal as a family of 6 with 4 growing children was to build a house with an open floor plan that we could grow along with. I am one of six kids and we did a lot of room changes through our adolescence some of us as siblings would share rooms and then at other ages we would want our own space. I was sure to keep the future in mind while designing this floor plan. We shrunk the sq footage of the bedrooms to maximize living space and added a second upstairs living area. We we’re blessed with a beautiful view and windows and transoms were definitely on our top must haves.

Keeping Room
Definitely there’s no need for a fireplace in Florida but I’ve always dreamed of one and my husband surprised me one day and came home with it. That began the search for the perfect mantle and believe it or not the old piece of drift wood we used was sitting in our garage brought back from the Bahamas by his uncle. It was part of an old ship and all of the holes are from sea worms. Adds the perfect amount of character to this modern space.

3. Install 1×3 boards as per the instructions.
Pre-drill holes through the panels along the studs.
4. Install the back panel first, by placing the provided adhesive strips and DAP Kitchen & Bath 3.0 Advanced Sealant on the 1x3s, then screw it in place.
Repeat steps 1 through 4 for the side panels.
Install & Texture drywall
Next, we installed drywall over the flanges of the panels. We used ⅝ drywall to match the rest of our house and it worked perfectly!
Add real tile in the grooves
To install tile, use same advanced sealant instead of mortar, then stick on your tile and after it dries, grout the tile as you normally would. Be sure to use Frog tape to protect your panels, and you’ll have a perfectly clean line when you peel it off.
Fill all seams with sealant
After you’ve painted your drywall then, fill all seams around and in between the panels with the same advanced sealant.
Lastly, everything else came together to completely transform this bathroom to what it is today!
A few of the last details were that I installed the gorgeous Delta sliding shower door that is quiet and very secure and elevates the luxury of the whole look and feel of the bathroom.
I installed this stunning rain Delta shower head that makes you feel like you’re showering in luxury, plus it’s tall enough to work for my 6’3” hubby, instead of hitting him mid-chest like before.
Along with the new shower head, I installed a gorgeous matte black tub spout, & shower dial.
The new toilet I installed is elongated for more comfort, and definitely works better than my old toilet from the 70s!
And check out the new toilet handle I installed so it would match the other gold details in the bathroom.
And last but not least, I installed this new vanity that I’m obsessed with. It has quiet drawers, plenty of storage, and I love the warm yet cool wood color! I paired it with this this Delta faucet hardware to bring the whole look together.

Kassie & David’s Kitchen Remodel
In addition to my own remodel projects, I started offering design consulting last year. I received an email from Kassie who found me through the blog, it turned out she lives in my hometown and she was wondering if I could help her with her kitchen.
Our first meeting took place in November in her 1980s kitchen, Kassie and her husband David hated it so much and wanted to transform their U shaped kitchen space into one where they could cook and entertain and they were anxious to get started.
Kassie wanted a look that white light and bright and modern and with patience and planning, she got what she wanted! The remodel took six months and I’m so happy to be sharing the final result with you today.
      Here’s a glimpse of the range side of the kitchen, before and after. Note the dated oak cabinets and tile countertops that were way overdue for an update! It’s such a striking difference!
        The first thing they tackled after demolition was installing the new flooring. Kassie and David went back on forth on various options but finally decided on vinyl plank product in a deep wood tone that grounds the space especially with all the white surfaces, wise choice!
  Kassie and David worked with Home Depot’s kitchen cabinet designer and placed an order for Kraftmaid shaker cabinets in White Dove and white quartz countertops.
If you scroll back to the before image you’ll notice the kitchen range was off center. It was too close to the kitchen entry which was awkward for anyone cooking and aesthetically off balance. I suggested as part of their new cabinet plan that they center the range on the wall. It required having a plumber move the gas line over a foot, but it was worth it to center the range to give the chef more personal space and to make this wall more visually pleasing.
Kassie & David chose a streamlined stainless steel hood with curvature. It’s always a good idea to introduce rounder shapes whenever possible in a space where everything else is angular. This range hood is visually less bulky because of its tempered glass. Note they moved the microwave over to the peninsula (seen below) where it’s hidden inside a cabinet.
      I’m a huge advocate for slide in ranges instead of freestanding ones because the back of the range follows the line of the countertops and shows off more of the tile, they’re more expensive but totally worth it for that reason.
    Here’s an image of the kitchen’s window wall before the remodel, note the placement of the sink under the garden window and the dishwasher to the right. I recommended they get rid of the rarely used slider since there is access to rear yard through the adjacent garage. I suggested they reframe the wall with a window that was centered, larger, wider, and rectangular to bring in more light and also symmetrical on the wall. Then center the sink and flip the dishwasher over to the other side.
After our meeting, Kassie sent me this picture with the painter’s tape suggesting where a new window would be in the new kitchen. Yep, exactly!
    Reframing a new window meant removing the odd upper cabinet and sliding door and completely reframing the wall but they were totally on board and they did it and the difference is amazing!!
  I’m a firm believer in installing tile to the ceiling whenever it makes sense, which it absolutely did here.
In the original kitchen, the refrigerator sat next to the pantry and visually blocked the kitchen space from the dining room, you can see a peek of it next to the pantry in the image below. I recommended the fridge be moved to the blank wall and framed in, an idea they had also thought of as better placement for the refrigerator.
    Kassie and David opted for a more shallow counter depth model and framed it in so that it created a mini corridor when entering the kitchen. Amazing difference, right?
    Wherever you place a refrigerator, there always needs to be clearance for the doors to fully swing open, something to pay attention to with any cabinet design plan. In this kitchen there is plenty of clearance on both sides.
    With the refrigerator moved, there was room for a nice peninsula that looks out to the adjacent dining space.  The large quartz countertop provides room for two people to sit comfortably on a stool on the other side and it also hides the microwave.
    Because the cabinets and countertops were white, I recommended they add small doses of black to their kitchen with a black light fixture above the sink and matte black pulls. Both add the perfect amount of contrast.
      They surprised me by adding yet another element of dark contrast, the dark granite sink. In the beginning, they had planned on keeping their original stainless sink but swapped it for this granite version instead, fantastic choice!  Don’t you love this two tone single hole faucet, that touch of cinder gray perfectly matches the sink.
    Kassie had her heart set on hexagon marble backsplash so I said girl, go for it! Marble hexagons are classic and the smaller scale is just right for a backsplash in a kitchen of this size.
    For lighting, they substituted six 4” recessed lights where the old florescent box used to be, the smaller size recessed light is a better choice with a lower ceiling.
  I was so impressed to learn that David and David’s brother did most of the work themselves! With patience and great attention to detail, they installed the flooring and the cabinets! They hired countertop fabricators, and also help to install the backsplash but the rest of the work was DIY – amazing!

$950 Budget Bathroom Makeover: How I Updated My Bathroom Without a Full Remodel

And I am lucky to hang out here once a month, creating a custom Mood Board or Room Design just for you readers. But instead of sharing a client design with you today, I wanted to do something a bit different. I wanted to show you a peek into my very own home with a recent project of mine: my $950 budget bathroom makeover
Let’s start with a not-so-fun-fact:
Bathrooms are the most expensive room to remodel per square foot.
Yup, most people surprised by that. While a kitchen may have a bigger price tag overall, per square foot, your bathroom is the most costly update in your home. Over my last 13 years of being an interior designer I have literally designed hundreds and hundreds of bathrooms.
So how you can you update your bathroom without a full remodel? That is actually what I want to show you how to do today! I’m going to share a glimpse into my very own home with you. I had the exact same problem as a lot of you. When we purchased our home four years ago our Master Bathroom needed some serious updates. Don’t get me wrong: it isn’t horrible. It is just pretty boring and outdated.
If we had decided to gut the whole bathroom and start over, we were looking at a price tag of around $40,000. Instead I updated it and only spent $950. How did I do that? Read on!
This was our original Master Bathroom when we purchased our home four years ago. And I never touched it because I figured it would cost tens of thousands of dollars to make it what I wanted.
But then I started thinking: I could do some simple updates with a “mini makeover” that would work in the intermediate before we got to remodel it. Well guess what? By the time I was done with it, I loved it so much that I don’t think we will do a thing to it. Believe me, I was completely surprised by that. Here is the best part: I didn’t use any power tools, I kept all of the main items in the bathroom, and simply updated it with some, easy-to-do items. And I spent less than $1000 to do it all.
My $950 Budget Bathroom Makeover
  So what did I do to transform our bathroom for a mere $950?
To start with, here is what I DIDN’T do! I DIDN’T replace everything. I kept nearly 90% of the existing bathroom. I kept our existing:
Vanity Cabinets
Vanity Countertop and sinks
Flooring
Toilet
Shower, fixtures, tile, and door
Bathtub, fixtures, and tile surround
Lighting
The only “mini construction project” I did was to replace our faucets. That was it. Everything else is simple decor updates.
Starting with a Design: $950 Boho Bathroom Mini Makeover
The first thing I did was create a Mood Board that showed all of the updates I wanted to make. That way I could see the whole design before buying a single thing: saving me both time and money. Once I came up with a design I liked, I did a lot of shopping around to see if I could find more budget-friendly versions of the items I liked. I also looked for items that would make a big impact since I wasn’t changing any of the main items in our bathroom.

Updating the Bathroom Vanity
  As you can tell from the existing bathroom photo, we have a very large vanity! Honestly, it isn’t at all how I would design it, but I wanted to keep it, along with the existing ivory countertop and integral sinks. I kept all of our cabinets, and painted them in Benjamin Moore’s “Hale Navy”. Then I replaced all of the cabinet hardware with polished nickel pulls and knobs from Home Depot (at only $4/each). I looked for cabinet hardware that would match our existing drilled holes to keep the hardware swap easy.

By doing these two small updates, it automatically made our existing ivory countertop look 100% better! As I mentioned before, the only plumbing fixture I changed out were our faucets. I replaced the dated crystal knobs with new polished chrome Delta faucets. In order to keep our countertop, I made sure to find faucets with the same drill pattern so we could simply swap them out.
Updating the Vanity Mirrors
Honestly, the thing I used to hate the most about our bathroom were our ugly mirrors. I am a symmetry girl through-and-through so it drove me crazy to see our mismatched mirrors in two different sizes. Plus, the unframed glass was pretty ugly.Instead, I found two modern, metal framed mirrors to replace the existing mirrors. These are called the “Vale Mirrors”. Because of our bathroom’s sloped ceilings, I already had some architectural features to deal with. These sleek mirrors made such a huge difference!
Painting in a Bathroom Makeover
Paint is my #1 favorite way to update any space. It is inexpensive, anyone can do it…and it is easy to change down the road. I mentioned that I painted our existing vanity in Benjamin Moore’s “Hale Navy”. I also updated our ivory colored walls with a crisper, purer white shade. I painted the walls in Benjamin Moore’s “Simply White”. Even this minor shade change from a yellow-ivory wall color to this crisp and clean white made a huge difference. For about $40 for a gallon of paint.

Updating the Bathroom Floors
  Our existing floor aren’t horrible, but they certainly aren’t what I would have chosen. While they are still neutral tiles, they are laid on a 45 degree angle, which was a very common thing to do in the 90s/early 00s, which gives it a bit of a dated look. But it would have cost thousands of dollars to rip it out and replace. So what do you do if you have a floor you don’t love?
Cover it up with something so eye-catching that you don’t even notice the floor itself!
This is such a great trick to use in any space. In this budget bathroom makeover, I found this dreamy, boho inspired runner from RugsUSA.com (also available at Home Depot and Walmart). And the very best part? This gorgeous, brightly patterned rug was only $44! And by far, that has been the biggest item people have commented on. This one little item makes all of the difference in this bathroom makeover.

Budget Bathroom Decor Updates
  And whether you are doing a full bathroom remodel, or just a mini update like I did, the finishing touches are what make all of the difference. I spent a small amount of my $950 budget on some well placed decor items. The first one was this black and white beach photo that I found on Etsy. I purchased it as a digital download for a mere $7, had it printed myself and framed in an inexpensive frame. I also added these two woven rattan baskets, scored from HomeGoods, to help storage extra towels.

  Finally, since we have such a large vanity, I decided to add a decorative tray in between the sinks to help break up the countertop. This wood tray from Target is filled with a glass vase (with clipping from my own front yard), some decorative candles, and a small glass jewelry box-all from Target. New soap dispensers finished off the look. All were budget friendly finds, but added a lot to the final look of our bathroom.

I had the exact same problem as a lot of you. When we purchased our home four years ago our Master Bathroom needed some serious updates. Don’t get me wrong: it isn’t horrible. It is just pretty boring and outdated.
If we had decided to gut the whole bathroom and start over, we were looking at a price tag of around $40,000. Instead I updated it and only spent $950. How did I do that? Read on!
This was our original Master Bathroom when we purchased our home four years ago. And I never touched it because I figured it would cost tens of thousands of dollars to make it what I wanted.
But then I started thinking: I could do some simple updates with a “mini makeover” that would work in the intermediate before we got to remodel it. Well guess what? By the time I was done with it, I loved it so much that I don’t think we will do a thing to it. Believe me, I was completely surprised by that. Here is the best part: I didn’t use any power tools, I kept all of the main items in the bathroom, and simply updated it with some, easy-to-do items. And I spent less than $1000 to do it all.
My $950 Budget Bathroom Makeover
  So what did I do to transform our bathroom for a mere $950?
To start with, here is what I DIDN’T do! I DIDN’T replace everything. I kept nearly 90% of the existing bathroom. I kept our existing:
Vanity Cabinets
Vanity Countertop and sinks
Flooring
Toilet
Shower, fixtures, tile, and door
Bathtub, fixtures, and tile surround
Lighting
The only “mini construction project” I did was to replace our faucets. That was it. Everything else is simple decor updates.
Starting with a Design: $950 Boho Bathroom Mini Makeover
The first thing I did was create a Mood Board that showed all of the updates I wanted to make. That way I could see the whole design before buying a single thing: saving me both time and money. Once I came up with a design I liked, I did a lot of shopping around to see if I could find more budget-friendly versions of the items I liked. I also looked for items that would make a big impact since I wasn’t changing any of the main items in our bathroom.

Updating the Bathroom Vanity
  As you can tell from the existing bathroom photo, we have a very large vanity! Honestly, it isn’t at all how I would design it, but I wanted to keep it, along with the existing ivory countertop and integral sinks. I kept all of our cabinets, and painted them in Benjamin Moore’s “Hale Navy”. Then I replaced all of the cabinet hardware with polished nickel pulls and knobs from Home Depot (at only $4/each). I looked for cabinet hardware that would match our existing drilled holes to keep the hardware swap easy.

By doing these two small updates, it automatically made our existing ivory countertop look 100% better! As I mentioned before, the only plumbing fixture I changed out were our faucets. I replaced the dated crystal knobs with new polished chrome Delta faucets. In order to keep our countertop, I made sure to find faucets with the same drill pattern so we could simply swap them out.
Updating the Vanity Mirrors
Honestly, the thing I used to hate the most about our bathroom were our ugly mirrors. I am a symmetry girl through-and-through so it drove me crazy to see our mismatched mirrors in two different sizes. Plus, the unframed glass was pretty ugly.Instead, I found two modern, metal framed mirrors to replace the existing mirrors. These are called the “Vale Mirrors”. Because of our bathroom’s sloped ceilings, I already had some architectural features to deal with. These sleek mirrors made such a huge difference!
Painting in a Bathroom Makeover
Paint is my #1 favorite way to update any space. It is inexpensive, anyone can do it…and it is easy to change down the road. I mentioned that I painted our existing vanity in Benjamin Moore’s “Hale Navy”. I also updated our ivory colored walls with a crisper, purer white shade. I painted the walls in Benjamin Moore’s “Simply White”. Even this minor shade change from a yellow-ivory wall color to this crisp and clean white made a huge difference. For about $40 for a gallon of paint.

Updating the Bathroom Floors
  Our existing floor aren’t horrible, but they certainly aren’t what I would have chosen. While they are still neutral tiles, they are laid on a 45 degree angle, which was a very common thing to do in the 90s/early 00s, which gives it a bit of a dated look. But it would have cost thousands of dollars to rip it out and replace. So what do you do if you have a floor you don’t love?
Cover it up with something so eye-catching that you don’t even notice the floor itself!
This is such a great trick to use in any space. In this budget bathroom makeover, I found this dreamy, boho inspired runner from RugsUSA.com (also available at Home Depot and Walmart). And the very best part? This gorgeous, brightly patterned rug was only $44! And by far, that has been the biggest item people have commented on. This one little item makes all of the difference in this bathroom makeover.

Budget Bathroom Decor Updates
  And whether you are doing a full bathroom remodel, or just a mini update like I did, the finishing touches are what make all of the difference. I spent a small amount of my $950 budget on some well placed decor items. The first one was this black and white beach photo that I found on Etsy. I purchased it as a digital download for a mere $7, had it printed myself and framed in an inexpensive frame. I also added these two woven rattan baskets, scored from HomeGoods, to help storage extra towels.

  Finally, since we have such a large vanity, I decided to add a decorative tray in between the sinks to help break up the countertop. This wood tray from Target is filled with a glass vase (with clipping from my own front yard), some decorative candles, and a small glass jewelry box-all from Target. New soap dispensers finished off the look. All were budget friendly finds, but added a lot to the final look of our bathroom.

Modern Farmhouse Townhouse Design Ideas
  Hello, my dear friends. How are you today? I hope your week was great and you can find some time to relax while seeing this inspiring house tour during the weekend.
You might recall seeing many homes built and designed by Timber Trails Development Company and interior designer Julie Howard on Home Bunch. I tend to feature them often on the blog and over on my Instagram because they’re truly one of my favorite builder/designer teams and today I have the pleasure to share this newly-completed townhouse.

“We’ve built this townhouse many times before. It is our smallest master suite on the 1st floor unit so it is a big hit with empty nesters who want to downsize. The greatest asset with this unit is that is cuts out all the unneeded space in a house, without sacrificing space in the areas you really spend your time. We didn’t sacrifice on space in the kitchen or family room. Both spaces are large and grand and open up to each other.” – Julie Howard.

With house prices skyrocking, living in a townhouse can be a great option for empty-nesters and young families. The townhouses built by Timber Trails Development Company are all well-planned and beautifully designed, which actually makes you forget they’re townhouses.

Foyer Door: “The doorways are standard 6’8” but the ceilings are 9’. I added a faux transom with wood to stretch the door height. This gives the illusion of taller doors. I love how it turned out as it gives so much detail and character to the foyer.” – Julie Howard

“The inspiration behind our Timber Trails Rustic Blues is exactly what the name says Rustic with Navy Blue accents throughout. We had never put this combination together before. We’ve done a lot with Navy and brass with a more elegant vibe but never with rustic woods. We love how the warm of the wood accentuates the navy throughout the home.” – Julie Howard

“The family room ceiling jumps up to 11’ from the 9’ in the kitchen. I love this detail because it separates the spaces as “their own” without breaking up the openness. Sometimes open concepts can be so open that they loose their character which we try to avoid.” – Julie Howard.

The dining room features a custom accent wall above banquette with chevron trim. Accent paint color is Benjamin Moore Hale Navy.

I am loving the board and batten wainscoting. The navy blue paint color, Benjamin Moore Hale Navy, goes from above the wainscoting and it continuous on the ceiling. Fabulous idea!

Powder Room
“The wainscoting is a new favorite technique. We took a 1×6 board and ran it around the perimeter of the room slightly higher than the pedestal sink. This is important as the pedestal sink needs to mount to the wall and having a board in the way won’t work. Between the trim piece and baseboard we installed thin slices of barn wood planking. These pieces are really easy to install as they backs peel off and have a sticky back. We also nailed them in as well. Another trick is to paint the wall behind black incase there are any holes in the wood that show through.” – Julie Howard
