Torchwood: End of the Road (1 episode, s04e08, 2011)
We finally start unraveling the twisted web.
After the showdown, Olivia takes the Torchwood team to Nevada. Esther remains outside while Jack, Gwen, and Rex are taken to meet Angelo Colasanto, Olivia’s grandfather. Angelo has devoted his entire life in pursuit of immortality but is now aged, infirm, bed-ridden, and connected to an array of life support machines.
The three men who met Jack when he was being butchered in New York represented three different families who are in some way responsible for Miracle Day: Frines, Costerdane, and Ablemarch. They swore to purchase the power of resurrection and collected Jack’s blood from the butcher, and they know of the Blessing. They also are completely off the grid.
Outside of the Colasanto estate, the stock markets are in free-fall, driving world players into bankruptcy. Brian Friedkin arrives and storms the residence with a CIA team to arrest the Torchwood team. Friedkin takes Rex to the other room and threatens his life, but he’s stopped by Rex when the Eye-5s transmit Friedkin’s confession that he is employed by the Three Families. CIA superior Allen Shapiro arrives and arrests Friedkin before getting the story from Rex.
Shapiro antagonizes the team, but Jack finally sways him by allying Torchwood with the CIA. Meanwhile, Friedkin and Olivia are loaded into an SUV to be taken to a safehouse, but the trip is cut short when Friedkin detonates a bomb he was wearing and kills everyone in the vehicle.
Jack takes a personal moment to say a few tender words to Angelo. At the end, he removes Angelo’s oxygen mask and kisses him, but the act kills Angelo. Literally kills him. Upon closer examination, the team discovers a null field generator under Angelo’s bed. The device cancels the morphic fields that caused the Miracle, and since it can disguise weapons of mass destruction, Shapiro tasks Jack with disabling it. It seems that Jack’s hunch about morphic fields was a good instinct.
Since the Torchwood files suggest that Jack operates best when his team is in duress, Shapiro motivates him by deporting Gwen. Meanwhile, Esther calls her sister (who is in psychiatric examination) and finds out that she is volunteering for Category One as a way out of the world.
Oswald Danes has sold out Cowboys Stadium for one of his hellfire-and-brimstone events. His antics are wearing thin with Jilly Kitzinger, especially when he demands that she bring him a prostitute. Jilly is approached by Shawnie Yamaguchi, an intern who is eager to become her assistant. What Jilly doesn’t know is that Shawnie is a CIA operative. Oswald’s prostitute arrives, but she’s frustrated because he wants to treat her like a date instead of a sex worker. When she storms out, she tells Oswald that he’s been classified as Category Zero.
Oswald takes his frustration to Jilly. Category Zero consists of those who violated morality and have thus earned a trip to the ovens. Oswald strikes Jilly and she fights back, forcing him to run with her laptop. Jilly encounters the mysterious PhiCorp man from a previous event. He warns her that she’s being watched, then kills Shawnie. In the end, Jilly is brought under family protection courtesy of a mole in the CIA. That mole is Charlotte Wills.
In the Colasanto estate, Jack manipulates the null field generator to cancel sound. He confers with Esther and Rex, telling them that the technology cannot be allowed to propagate. He needs to leave the manor with the device. Rex and Esther help Jack escape, but Jack is shot in the process. Esther drives the critically wounded Jack away while Rex runs interference.
The Miracle Day story swings back into action as the pieces start to fall into place. We’re driving a little closer to the masterminds behind the crisis and we get a bit more extraterrestrial influence as we see how the Three Families have been pulling the levers all along, but the episode still suffers from pacing issues with a good chunk of padding. As with most of Miracle Day, this episode could have been better told in about 75% of the time.
We did get some good callbacks to the core of Torchwood, from memories of Ianto to the destruction (and subsequent looting) of the Hub, but we can also see the large narrative issue with the Oswald Danes storyline. The story arc started with him as a major genesis event, but his part in all of this has been nothing more than a side story. I don’t like Oswald Danes on principle, but I certainly think he should be more of player in events.
Small perk: We have two Star Trek alumni (Nana Visitor and John de Lancie) in this episode. Sadly, one of those talented actors is wasted in this story.
Rating: 3/5 – “Reverse the polarity of the neutron flow.”
As the Timestamps Project proceeds chronologically through 2011, we start to ping-pong a bit between Torchwood and Doctor Who. When Miracle Day (including the Web of Lies addendum) concludes, the project will pick up the final series of The Sarah Jane Adventures. To start the whole process, the next adventure will return us to Series 6 of Doctor Who with Let’s Kill Hitler.

Bringing It All Together: Blue Planet Consulting Rebrands as Agritecture Consulting
I’m elated to announce that Agritecture and Blue Planet Consulting will formally merge into one company, Agritecture LLC. Since 2011, when I first founded Agritecture.com, I’ve had big dreams for how agriculture could be integrated into the built environment. Now, with this merger, our team will be more equipped than ever before to master the art, science, and practice of our trade.
I’m now writing to you all to address the how, what, and why of this merger:
How: Two things got me to this point: persistent hard work and surrounding myself with phenomenal people.
In 2011, persistent hard work meant publishing on Agritecture.com as often as possible. It meant voraciously reading every bit of published material out there, synthesizing the information, and sharing it on the blog. It meant weeks learning CAD, plant science, and systems design just so that I could create the rendering for the BXVF, my thesis project at Columbia University.
Persistent hard work also meant getting hands-on experience by volunteering at Sky Vegetables. I learned a lot that summer about horticulture and design, and eventually applied what I learned in signing a lease to manage that facility.
However, one person’s hard work won’t go very far, so I surrounded myself with comrades who shared my vision for a future full of green and productive cities. In 2013, I co-founded the Association for Vertical Farming with Max Loessl and with guidance from my mentor, Dr. Dickson Despommier. Together we began building a network of organizations who can communicate and collaborate as a unified movement.
In 2014, an opportunity arrived to converge what I was learning and who I was meeting, and thus I founded Blue Planet Consulting with angel investor Jeffrey Tucker. Jeffrey took a big chance on me when he decided to back BPC, and he continued to believe in me as I navigated the high seas of small business leadership. I will be forever grateful for that trust and support.
Things weren't always easy, but slowly we began to hire more of the exceptional folks who power our company. We’re now at 9 full-time consultants including horticulturists, engineers, designers, business managers, sustainability managers, and operations directors.
I’m so proud of my dream team for their skills and work ethic, their vision and their perseverance, their commitment to sustainability and community. Our staff has a tendency to go above and beyond, providing legendary service to our clients. We’ve developed an efficient and jovial team dynamic that improves our careers and our quality of life. This can be evidenced in the team loyalty – I’m grateful to say we haven’t had a single full-time staff member leave the company to date. People matter more than technology or business model. My mother, and HR guru, Rostya Gordon-Smith taught me that from a young age.
In addition to developing our team and data, we’ve mastered our methodology. Everything from lead vetting, to client onboarding, to conducting feasibility studies has been iterated on. We’ve honed in on our processes, which is why now it is again time to push ourselves beyond our collective comfort zone. I’m confident that this merger will help bring about new clients who will expand our impact to more cities and people across the globe.
FInally, everything we’ve worked for physically comes together at our glowing new Brooklyn office. While I have fond memories of our cozy former office, the new larger space allows us to explore our creativity and learn from our industry colleagues. For example, this year at NYC AgTech Week we’re displaying LED’s from 8 lighting vendors, four +Farms, a giant custom farm, a living wall, an augmented reality solution, sensors, controllers, and dosers. This innovative equipment makes our industry tick, and we’re thankful to all the vendors who have sent us their equipment to display. Thanks to you all, we’ve built a one-of-a-kind ‘agritecture’ showcase that attracts new entrants to the sector in ways a standard conference or networking event never could.
What: So what will change and what does this merger mean?
Well, previously, Agritecture was just a blog, while Blue Planet Consulting was just a consultancy. While the two always operated as sister companies, the family of companies will now converge to create a greater positive impact`.
That means that the blog, the workshops, the conferences, +Farm, and the consulting practice will all be under one unified roof. This will radically streamline the structuring of new partnerships for our various endeavors moving forward, and will help simplify our branding and communications.
Why: Blue Planet’s primary consulting service has been feasibility studies for indoor vertical farms and greenhouses.
We’ve learned a lot working with over 30 clients including Farm.One, Sky Vegetables, Project Farmhouse, and Square Roots. We’ve helped these companies avoid common mistakes, we’ve challenged their assumptions, and we’ve brought years of data to their projects.
The work we did with these clients incubated our ideas and abilities, but they were all primarily focused on efficiency, ie: growing as much as we could with as few resources as possible. However, not all urban farms are solely about profit or efficiency ― many are established with equal or greater goals of social cohesion, environmental restoration, or food justice. Others are created simply to inspire. The term ‘agritecture’ inclusively allows for many possibilities, which is why it was important for us to brand the new entity as Agritecture Consulting.
With this new brand, we’ll be better equipped to design high-performing agriculture amenities for new types of clients. Clients who are just opening their eyes to agritecture concepts: architecture firms, real estate developers, universities, grocery stores, hotels, and utilities companies to name a few. Bringing our two companies together further reinforces our commitment to an innovative yet practical approach to urban agriculture.
Conclusion: I’m incredibly lucky to have so many extraordinary people helping me realize my dream.

Ryan Korban

David Chipperfield
 David Chipperfield founded David Chipperfield Architects in 1985. He was Professor of Architecture at the Staatliche Akademie der Bildenden Künste, Stuttgart from 1995 to 2001 and Norman R. Foster Visiting Professor of Architectural Design at Yale University in 2011. He taught and lectured worldwide at schools of architecture in Austria, Italy, Switzerland, the United Kingdom, and the United States. In 2012, David Chipperfield curated the 13th International Architecture Exhibition of the Venice Biennale.
He is also an honorary associated of both the American Institute of Architects and the Bund Deutscher Architekten, and a past winner of the Heinrich Tessenow Gold Medal, the Wolf Foundation Prize in the Arts, and the Grand DAI (Verband Deutscher Architekten- und Ingenieurvereine) Award for Building Culture. David Chipperfield was appointed Commander of the Order of the British Empire in 2004, appointed a Royal Designer for Industry in 2006, and elected to the Royal Academy in 2008. In 2009, he was awarded the Order of Merit of the Federal Republic of Germany and in 2010 he was knighted for services to architecture in the UK and Germany. In 2011 he received the RIBA Royal Gold Medal for Architecture, and in 2013, the Praemium Imperiale from the Japan Art Association, both given in recognition of a lifetime’s work.

Jean Nouvel

Jean Nouvel’s work does not result from considerations of style or ideology, but from a quest to create a unique concept for a singular combination of people, place and time.

Patricia Urquiola
Patricia Urquiola (1961) was born in Oviedo (Spain) and currently lives in Milan. She studied architecture at the Polytechnic of Madrid where she graduated in 1989. From 1990 until 1992 she was an assistant professor in the courses given by Achille Castiglioni and Eugenio Bettinelli, both at the Polytechnic of Milan and E.N.S.C.I. in Paris. Between 1990 and 1996 she worked for the development office of new products of “De Padova” and signed with Vico Magistretti the products: “Flower”, “Loom sofa”, “Chaise” and “Chaise Longue”.
  Between 1992 and 1996 Urquiola opened a studio with two friends, Renzio and Ramerino, working with architecture, interiors, restaurants, among others. In the next 4 years, she was the manager of the Lissoni Associati Group and in 2001 she opened her own studio in Milan, focused on product design and architecture. Patricia won many design awards, such as Antares-Flos, Artelano, Boffi, Cappellini, Cassina, Kartell. In addition to attending events, conferences and lectures she designed for B & B, Bosa, De Vecchi, Fasem, Kartell, Liv’it, MDF Italy, Molteni & C., Moroso and Tronconi.
Her products were selected for the 2001 Design Exhibition in Italy and for the Annual International Design Catalog of 1999 and 2001. In 2001 she was a jury of the 19th CDIM Design Competition and lectured at the Domus Academy. She currently conducts her professional career at her own craftsmanship studio in Milan in the fields of design, exhibitions, art direction and architecture.
India Mahdavi
India Mahdavi is the ruling queen of colour. “It’s the best way to bring sunshine into a space,” says the Paris-based interior designer. “Sunshine is happiness, and my work is about happiness.” Her admirers request for more. “They aren’t looking for mainstream,” Mahdavi explains. “They tend to be people who are looking ahead.” Indeed, the unique creativity of her rooms is not for the faint of heart.
The architect and designer India Mahdavi was born in an Anglo-Persian family and spent her childhood between Massachusetts, New York, Heidelberg, South France and Paris. Her style reflects her personality: multilingual, multicultural and polychrome.

India Mahdavi designed famous hotels and restaurants such as Condesa DF in Mexico, on Rivington in New York, Monte Carlo Beach in Monaco, Coburg bar and Hélène Darroze restaurant in London’s Connaught, Claridge’s suites in London, Hôtel Thoumieux in Paris, Hôtel du Cloître in Arles, Café Français in Paris (Place de la Bastille) in collaboration with M / M (Paris), L’Apogée Courchevel co-signed with Joseph Dirand and The Gallery at Sketch restaurant from London. The interiors signed by her are elegant, fluid, and always characterized by a strong connection with the essence of the place.

Emiliano Salci and Britt Moran invested in the fields of Design, Art and Fashion, and founded Dimore Studio in 2003. Since that moment, they designed and carried out every project with their own unique signature style: pieces created by historical design master artisans merged with domestic materials and other modified objects to forge a singular atmosphere.   Tadao Ando
Tadao Ando was born on 13 September 1941 and he is a Japanese self-taught architect whose approach to architecture and landscape was categorized by architectural historian Francesco Dal Co as “critical regionalism”. He is the winner of the 1995 Pritzker Prize.
 Ando was raised in Japan where religion and lifestyle deeply influenced his architecture and design vision. Ando’s architectural style is said to create a “haiku” effect, emphasizing nothingness and empty space to represent the beauty of simplicity.
He loves designing complex yet beautiful interiors while maintaining the appearance of simplicity. Tadao Hando also treasures his Japanese culture and language, keeping them in mind while he travels around Europe for research. As an architect, he believes that architecture can change society, that “to change the dwelling is to change the city and to reform society”.
Campana Brothers
The Campana Brothers, Fernando (b. 1961) and Humberto (b. 1953), are, undoubtfully, prodigies of contemporary design. They were born in Brotas and started working together in 1983 in São Paulo, Brazil, where they still live and work at Studio Campana.
Despite being two of the best designers in the world, their lives weren’t always in that path. Humberto studied to be a lawyer but decided that his true passion was sculpting. Fernando decided to study architecture but soon wanted to work with his brother and create innovative and groundbreaking furniture design.
The world started to notice their true talent in 1991 when they developed the “Favela Chair”, made from scraps found in a São Paulo shanty town. From there, they brought to life “Vermelha Chair”, “Cone Chair” and “Estrela Lamp”. The media started to cover them in 1998, when they became the first Brazilian artists to showcase their work at the renowned Museum of Modern Art (MoMA) in New York, along with the German lightning design Ingo Maurer, in an exhibition called “Project 66”, curated by Paola Antonelli.
In that year they also started a partnership with the Italian brand Edra. Every year, the brothers launch new works of art and concepts in collaboration with international brands such as Alessi, Artecnica, Bernardaud, Baccarat, Corsi Design, Consentino, Nodus, Magis, Moleskine, Skitch, Plus Design, Venini, and Trousseau, among many others.
In 2002, Studio Campana began to craft its own line of exclusive, limited edition and unique handmade designs. These special editions are represented by the best international art galleries including Friedman Benda in New York, Galleria O in Rome, Carpenters Workshop Gallery in London, Firma Casa in Sao Paulo, David Gill in London and Kreo in Paris, among others.
The outstanding “Vermelha Chair” is still their best seller. At the Design Museum in London, the history of their work was told and nowadays their art pieces are frequently exhibited at acclaimed museums all over the world.

'Can everyone mute?' Coronavirus means we must telecommute. We're not ready
On Thursday morning, as the number of new coronavirus cases in California climbed past 50, crates of telecommunications equipment and prefabricated sound isolation booths started arriving at the Playa Vista headquarters of ICANN, the organization tasked with overseeing the deepest levels of the internet.
ICANN, which stands for Internet Corporation for Assigned Names and Numbers, was originally set to hold its March meeting in Cancún, where policy and tech wonks from around the world would convene to hammer out the minutiae of global internet governance.
Instead, they decided to host in Los Angeles what might be the world’s largest-ever working conference call.
Nearly 3,000 people from 150 countries speaking three live-translated languages will participate for four days, with quick-turnaround transcriptions translated into all the official languages of the U.N. to make sure no one is left out of the discussion.
The operation is running on Zoom, the teleconferencing platform whose stock has surged nearly 70% since the beginning of the year in response to the virus-driven demand for telecommuting, augmented by software and systems that ICANN has built over the years to facilitate mass meetings and quick translation.
While Zoom can handle videoconferences at a large scale, the conference is defaulting to voice-only communications since many participants will dial in from countries with unreliable internet service. Zoom has committed to having its head of operations on standby to help work out any kinks.
When asked whether this emergency operation was guaranteed to go off without a hitch when it begins on Saturday, ICANN Chief Information Officer Ashwin Rangan let out a laugh.
“We are testing out a lot of things in real time,” Rangan said. “We are creating backup plans and plan Cs and testing them all as I speak.”
Translation: going virtual on this scale is a step into uncharted territory — and a step that more and more businesses are taking in response to COVID-19.
In the past week, companies across the U.S. have started canceling major conferences, halting most business travel and urging employees to work from home in response to the growing viral outbreak in the country. Few will require telecom operations as vast and complicated as ICANN’s, but as companies such as Twitter and Microsoft start shifting to virtual work en masse, the vision of a decentralized work world long promised by telecommuting evangelists is starting to materialize.
But is the technology itself — and the American workplace — ready to go fully remote?
Even as the tools have improved, with Zoom and the collaboration tools such as Slack taking the place of landline conference calls and endless email chains and telepresence robots offering remote workers a chance to amble around the office, the stubborn problem of human error persists.
Stories of getting caught out in pajamas on video calls, or mysterious heavy breathing on mass dial-ins, have become common parts of the work experience as part-time telecommuting becomes a standard feature of office life. Maybe the next generation of remote-work tech, which is likely to include full virtual reality, will solve these hiccups; almost certainly, it will bring new ones.
Shannon Engoian, an ad agency account director, got an unsettling glimpse of the future in the early 2010s, when her firm pitched the company that made the open-ended multiplayer video game “Second Life” — in “Second Life.”
Engoian recalled how her team had to make digital avatars to attend the in-game meeting with the company’s senior executives, then spent some time practicing how to navigate the virtual space.
But when the time for the big meeting came, things did not go as planned.
“This one particular meeting room that they teleported us to for the pitch itself was not a room at all, but was like a bonfire circle on a beach,” Engoian said. “It’s a high stress scenario, a real pitch with real people, so I’m like nervous I’m thinking about my speaking roles and stuff.”
The “Second Life” executives appeared in their virtual avatars — Engoian recalls an inflatable frog and a centaur, among others — and the assembled businesspeople sat down on the log benches around the fire to start their meeting.
“My avatar sits down backwards so that her back is facing the rest of the group,” Engoian recalled. Frantic, she tried getting up and sitting down two or three more times, each time with the same result, until her supervisor pinged her AOL Instant Messenger to tell her to give up. At that point, her computer froze. The last her colleagues saw of her was Engoian “flying up and away out of the meeting forever.”
“I was like, ‘Oh my god, I’m gonna be fired over this,’” Engoian said. (She wasn’t, and they won the account.)
While putting on a digital centaur’s skin to hang out in a video game may not seem like work, research has shown that working from home can yield a net increase in productivity.
A 2017 study out of Stanford Graduate School of Business conducted an experiment that found that remote workers at China’s largest travel agency, Ctrip, saw a 13% bump in productivity compared to their office-bound peers over nine months. A similar study from Harvard Business School looked at U.S. Patent and Trademark Office workers who were allowed to go fully remote, rather than having to check in at the office once a week, and found that they ended up 4.4% more productive overall.
Prithwiraj Choudhury, the lead author on the Harvard study, has continued to research remote work in the U.S. and thinks that employee demand, increasing real estate prices and solid technology are combining to make remote work more attractive today than ever. But the key to pulling it off, he’s found, is creating a new culture for remote work.
“You have to create new processes that support remote work,” Choudhury said. Two major problems are syncing over time zones and fostering a sense of camaraderie over distance.
At the patent office, managers brought remote workers into the fold by delivering personal pizzas to their home offices at the same time that they were calling into a pizza-fueled meeting at HQ.
“If you have a team where some people are remote, you need to recognize the pain that remote people go through,” Choudhury said. “Not just the communication loss but also in some ways the different self-identity.”
In recent years, a number of companies have sprung up to solve workplace problems unique to telecommuting.
One of them, Range, builds tools that help teams with no central office coordinate complicated projects, tracking productivity and progress from afar so that managers can shake the feeling that their direct reports are slacking off at home. Twitter, whichthis week advised all staffers to work from home when possible in response to the virus, is a major client.
“Initially, companies see a benefit when more people go remote, because people aren’t interrupted as much,” said Range co-founder and Chief Product Officer Braden Kowitz. “Then, they start to notice communication breaks down. Then the third thing is that the culture breaks down.”
To solve the communication problem, Range augments its progress-tracking tools with strong meeting facilitation practices drawn from design critiques and old-fashioned handbooks like “Robert’s Rules of Order” — opening with a round-the-table icebreaker to get everyone talking, sticking to clear agendas and only allowing people to speak in strict order so that everyone gets to talk.
To address the social issue, Range had to get a little more creative, building in features that replicate the kind of water-cooler socializing and team bonding that happens when people occupy a shared space.
The company offers a feature that includes 350 questions that teams can use as jumping-off points for non-work conversations, starting with anodyne questions like where people went on recent vacations and then ramping up to more thoughtful, personal questions like how people approach risk, and how they see their clothes reflecting their personalities.
“We looked at ways for teams to build psychological safety and trust,” Kowitz said. “if you’re a team you have to be able to ask each other for help, and in order to ask for help you need to be vulnerable.”
Zapier, a 300-person company whose software automates tasks between web apps, has been fully remote since its start in 2011. Its founders have become evangelists for remote working over the years, commissioning reports on the practice, publishing their Slack etiquette guide as a model and serving as informal advisers to companies considering that path.
“It’s allowed us to tap into a global talent pool in a way nobody else can,” said Wade Foster, Zapier’s chief executive.
The company has kept to its remote-work roots as the software for conference calls and office chatting has changed, and Foster chalks its successup to a few core practices. Zapier has a budget to set up all new hires with a kitted-out home office, requires all meetings to be full video calls, and has a strong onboarding process that teaches employees how to use their customized version of Slack. And it makes sure that everyone writes everything down.
“It takes a level of discipline to document what is going on in the org that many in-office cultures don’t have,” Foster said.
But even in a company that does everything right, not every tech worker is cut out for a fully remote life. Foster said that some potential Zapier recruits have balked at the lack of an office.
“More times than not they end up being successful in the company,” Foster said. “The few times where it doesn’t, I’d say it tends to be with folks who use work as their social outlet.”
And for those who prefer a compromise between the virtual and tangible worlds, there are always robots.
Double Robotics is one of the leading U.S. manufacturers of “telepresence” robots, which display a video feed of a telecommuting worker on a screen attached to a Segway-like wheeled contraption that can be driven remotely. Double’s chief executive, David Cann, says the company has been seeing a surge in orders as coronavirus fears ramp up across the country.
“We’re trying to catch up on orders, we have a backlog now and we’re trying to build as fast as possible,” Cann said.
But the same virus that’s prompting an uptick in orders is posing some problems for the company. The broad shutdown in China, where the original outbreak took place, has squeezed the supply chains that Double relies on to build their products at their Burlingame, Calif., headquarters.
That technology, however, has improved. Until last year, the Double was still essentially a tricked-out ride for an off-the-shelf Apple iPad. Users had to manually steer the Double around the office, and inept driving could get its wheels stuck on a doorframe.

“It wasn’t a big deal, but it’s a little bit embarrassing,” Cann said. But the 2019 model, the Double Three, comes with a built-in tablet screen, and has enough sensors that users can just point-and-click where they want to go within the robot’s field of vision. The Double will glide on over, avoiding objects and edges along the way.
As with other remote working technologies, Cann said that building an office culture around their robots is the surest indicator of a successful transition. Most importantly, the remote worker and all of their coworkers need to be on board with the robot concept.
“For the first day or two, it’s going to be a total novelty — you need to get everyone around and ask all the crazy questions and get that out of the way first,” Cann said. “The next day, it’s just like, ‘Oh, that’s Joe on the robot.’”

He used Private Money to leverage his knowledge about wholesaling and flipping houses and apartments.
His first Private Money deal was $85,000 at 12%.
His two rules:
Never ask for money
Ask for recommendations
Corey went full time in 20009. He started to transition from single houses to apartments. He became a workaholic. He was not building the life he wanted. He was at a crossroads. He was putting the wrong thiings first.
He changed his questions from "I wish I could buy an apartment' to "How do I buy an appartment".
He bought his first apartment for a million plus in 2011 and sold it a couple years ago for $8 million.
Corey likes apartments compared to single family homes. There are tax advantages. It is easier to scale. You know the expenses, eg, property manager, maintenance, etc.
How does Corey find his Private Money? He looks for average people with IRA's who want better ROI. He goes to charities and works with them. As the ice breaks, he is introduced into people with money to invest.
How does Corey structure his deals?
His deals are a five deal hold. His investors are long term investors, with a bonus when they sell the apartment of annualized 6%, so investors end up with 12% annually.
