Kamu pun semakin K-pop AF!
Seoul needs no introduction. Great food, rich culture, beautiful scenery, awesome shopping, pretty girls, mega popular music and film industry
When it’s snow in Seoul, it’s melodramatic
What months does it snow in South Korea?
Incheon Airport to City by AREX
Harga tiketnya 9,500 Won | Rp. 114,000.
AREX is a railway line that connects downtown Seoul with Incheon International Airport and Gimpo Airport. There are 2 classes of train: The All Stop Train that stops at every station and The Express Train that runs non-stop between Incheon Airport and Seoul Station. Picture courtesy by visitseoul.net
Harganya 5,000 Won | Rp. 60,000. Waktu tempuhnya 60 menit, ga beda jauh sama Express train. Worth it untuk berhemat. Bayarnya cukup pake T-Money, tinggal tap tap aja. Info lengkap tentang kartu transportasi ini bisa kamu baca di blog saya sebelumnya: Valentine’s Day in Seoul. Sekecup sepi dalam segelas soju

What to see in Seoul?
Selain asyik buat berfoto dan cuci mata, tempat-tempat yang saya sebutkan dibawah pernah menjadi lokasi syuting drama yang menguras air mata. ‘가자 ga ja!’
1.Ewha Womens University
The two huge side is not just a wall, it’s made by glass. There’s a lot of cute students walking inside this building
Universitas khusus wanita yang sengaja dibuat agar mahasiswi fokus belajar dan ga main cinta-cintaan. Kampus bergengsi dengan desain bangunan yang instagram-able. Dua kaca besar memanjang dengan megah layaknya tembok perbatasan. Ciamik!

One of the most beautiful campuses i’ve ever seen

2. Ihwa Mural Village
Ihwa Mural Village started in 2006, when the Public Art Committee carried out a project with artists to paint the walls of the houses with beautiful murals to improve the local ambience
Area perumahan warga yang dipenuhi mural-mural indah diantara gang-gang sempit. Hidden gem yang sering dijadikan tempat syuting K-drama, salah satunya adalah serial favorit saya, Rooftop Prince.

3. Cheonggyecheon Stream
These day, Cheonggyecheon is famous for a dating spot. It’s relaxing to walk along a beautiful stream, take a break and peacefully people-watching
Cheonggyecheon Stream used to exist merely as an overpass neglected in 1970 until it was restored in 2005, becoming a beautiful area. The result that makes Seoul a better city

4. Gwanghwamun Square
The imposing statue of admiral Yi sun-sin, famed for his victories against the Japanese navy during the war in Joseon dinasty, a national hero of Korea
Dia memimpin banyak kemenangan melawan Jepang selama perang Imjin (1545-1598). Konon, dia tak pernah terkalahkan di laut. Ga tau kalo di udara.
A status of King Sejong the Great, the fourth king of Joseon

His name is HAECHI. He’s a mythical beast, part lion, part dragon. His legend is as guardian of the old palace in a cute way. Imaginary creature as the symbolic icon of the city
Selain menjadi simbol sejarah, Gwanghwamun menjadi tempat favorit rakyat demo. Park Geun-hye, Presiden Korea yang terlibat korupsi saja berhasil digulingkan.
Sewol ferry disaster, occurred on the morning of 16 April 2014, when the passenger was en route from Incheon towards Jeju. Out of 476 passengers and crew, 304 died in the disaster, most notably around 250 students from Danwon High School
5. Gangnam
With all the Gangnam style hype, Seoul’s Gangnam district made the world curious how it’s like to live there. It’s full of crazy rich lifestyle. There’s a lot of lovely cafes, high-end boutiques, and global brands. Garosu-gil which means ‘tree-lined street’ in Korean – is one of the hippest area in here
Gangnam ibarat Beverly Hills. Rumah para konglomerat dan borjuis di Seoul. Apartemen elit, resto kelas atas, pertokoan mewah, dan tempat ajib-ajib berderet di sepanjang jalan.
Garosugil merupakan kawasan yang paling populer disini. Banyak cafe dan pertokoan unik seperti Gingko Avenue, Line Friends Cafe, Cafe de Paris, dan IKOVOX. Shop til you drop!

6. Seoul World Cup Stadium

7. Yeouido Hangang Park
When it’s too cold outside, but you need to take at least one picture
There’s a lot of people walking, cycling, and jogging in this park. A best place to chill
It’s such a peaceful sight to see Hangang river
8. Walking Randomly around Seoul
As a typical Indonesia who has never got a chance to feel snow, the thought of winter strikes excitement. I enjoy waking up to chilling breezes since i’ve lived in a tropical climate
Seoul merupakan surga bagi pejalan kaki. Trotoarnya lebar dan nyaman. Gak dipenuhi tukang jualan maupun parkir motor.

9. Korean Folk Village
Koreans love their big pots. They use them to store Kimchi, soy sauce, red pepper paste, soybean paste and chilly paste. I love Kimchi with pork barbeque the most! Best place to see the lives of people back in the old days

The Farmer’s Dance is one of the oldest dance forms in Korea. It was traditionally performed during planting and harvesting season. Amazing dance to watch!
Don’t miss it!

I had so much fun exploring the place, stopping at various spot to see houses related to old day of Korea
The folk village happens to be a site where various Korea drama filming. Hence, the standees of famous celebrity can be found at various location around the village
The folk village is very interesting and bring back the memories of Joseon dynasty movies. It gives much insights into old day Korea
I felt like i was walking into one of the ancient Korean drama series. The village provides an excellent overview of many Korean traditional and cultural practices, as well as examples of traditional Korean architecture in the past
There’s a wishing rock in the Korean Folk Village They provide slips of paper, people actually write down their wishes. After you write your wish, you are supposed to fold them and then tie it to the string on these rocks. You can see that many people have tied their wishes there. The paper is burnt along with sheaves of rice on the first full moon of the new year
10. Dongdaemun Plaza

Pump House South Norwood Building
Pump House reinvigorates a prominent corner plot in the centre of South Norwood by creating 14 new homes and a new library two minutes’ walk from Norwood Junction Station. The site had previously been used as a surface level car park and had been vacant for nearly 30 years.
It is the first residential scheme completed by Common Ground Architecture and is part of the Brick By Brick’s Smaller Sites Programme, an initiative set up in 2016 to accelerate housing delivery in Croydon.
photo © Jim Stephenson 2020
Pump House was a test bed for ideas that were developed at the same time as leading the collegiate delivery programme with seven other practices. With tough budgets, the programme is greater than the sum of its parts; we found opportunities for standardisation and economies of scale in the parts no one sees, allowing us to exceed quality expectations in this public housing programme.
photo © Jim Stephenson 2020
The project exemplifies what we set out to achieve; characterful and robust homes that people will be proud of for generations to come. Conceived as two interlocking forms, the symmetrical white façade references the former Art Deco cinema that once stood on the site next door.
The recessed red brick detail in the white brick creates a bold motif that references the geometric fenestration patterns in the old Odeon. The red brick element that wraps the corner is more humble in nature and makes reference to the Victorian context.
photo © Jim Stephenson 2020
Hilary – comments
Well considered mixed use building on an outer London High Street. Well considered use of brick patterns and detailing and the long term need for robustness and low maintennance. Really lovely local infill site.
Planning Good reuse of a formerly poorly used site on an important local high street. Introduces taller scale buildings successfully even next to the adjacent 2 storey semis.
Design Simple design based on two distinct urban forms and two brick colours. Has worked through attempting to develop and test a set of standard details to support other parts of the programme. Each elevation has carefully considered a range of issues.
Construction Brickwork looks good. Protection against graffiti doesn’t seem to have been applied as neatly as it might. Details carefully considered including things like balcony fixings. Good brick project in a lower density urban context. Each part carefully considered.
A good example of a mid rise mixed use building on an outer London high street. This block is the market homes with affordable delivered across other sites.

Lendlease construction profit rebounds to £20m
Lendlease Construction (Europe) delivered a strong rebound in profit to £20m this year from just £3.9m in 2020 as work returned to normal productivity levels.
The contractor said it had benefitted from a strong pipeline of work resulting in both an increase in profit and cash to £78m from £65m previously.
In freshly published results, executive general manager finance of Michelle Letton, said: “While work coming to market was slow in the first half of the year, we have noticed a significant increase in activity across the sectors we operate in.
“To support the delivery of this pipeline we continue to invest in new technologies to maximise the efficiency of safe product delivery.”
During the year Lendlease started on site at HMP Glen Parva in Leicestershire and Camden Town Hall and 2 Ruskin Square in London.
Revenue at the business, which mainly consists of UK construction activities, also bounced back jumping 25% to £554m in the year to June 2021.
Average headcount slipped back by just over 10% to around 1,200 during the year after streamlining at the height of the Covid pandemic.
The firm, which has refocused its business with an eye on greater investment in major mixed-use urban regeneration work, also registered LTYD Homes Limited, is a wholly owned subsidiary of Lendlease’s European business, as a for-profit social landlord last month.
A spokesperson for Lendlease, said: “With a pipeline of over 25,000 homes to deliver in the UK over the next 25 years and with many of these being affordable homes, we have decided to register as a provider of social housing.”
Lendlease has a number of major housing schemes within its portfolio, including a 50/50 joint venture with Peabody at the £8bn Thamesmead Waterfront development in south-east London and a deal with north London’s Haringey Council, where it is working on the 2,600-home redevelopment of High Road West in Tottenham.

II.Infiltration
The Elysian Garden
Day was departing, and the embrowned air released the animals that are on earth from their fatigues; and I the only one [13] was sitting on a small bench on the square of social security. The night hides the ones who seeks to lie hidden in their deeds of darkness.[14] Indeed it was finally time to infiltrate the world of Lenny Belardo, the hidden Don of the most dangerous underworld mafia. I hastily walked down the Parkgassestreet and there it appeared the House Wittgenstein. There is a secret buried deep within the house, a secret inaccessible truth, buried in the bowels of the earth. Hidden chambers where the pope hides his darkest secrets, political enemies, betrayers thrown in the darkest pit of Tartarus, unspeakable treasures and goods guarded by beasts.
I climbed up upon cold walls, using the big publicity signs as support; and entered the underworld, the realm of Hell like a thief. [17] I fell on the soft grass.
A thousand noted nightingale shrilled with her varied shright[18]. In this calm and peaceful garden of the courtyard more than forty statues can be seen; stones placed here and there upon a green lawn stand with dignity in the midst of the silence and tranquillity. Some pines, some cypresses and some poplars keep them company; urns placed upon window sill give to this place an air of happiness that sweet melancholy which speaks to the sensitive soul. [19] Somewhere in the garden a continual murmur of water gushing forth in the generous flow that only a Roman fountain can produce. [20]
Elysium seemed to me to suit the character of the landscape [...]where the souls of the virtuous live[...]. [21]
Or Is it a graveyard, a place with tombs to bury the poor people? [23] Do these urns contain the ashes of the murdered. Are the walls in the death agony, the stones falling?; the breaches crying aloud; the holes [...] wounds?; the drooping, quivering trees [...] making an effort to flee? [24]
Deception or self deception? – I do not know[22]
The Vestibule
Somewhere in the Wittgenstein House, the back and forth swinging of the pendulum clock
could be heard. I was standing in the corridor, a high ceiling gallery, which expresses a formal space where visitors can meet and talk. The roads were lined with religious paintings [26], some superposed and all intervaled in renaissance-like and divine proportions. In this case, the layers curve around numerous ellipses that fan out from a common point radially, like petals from a flower such as a daisy.[28]
As I ran through the passage, the corridor seemed endlessly long, a gigantic tough of beast swallowing me whole. Under this high ceiling [...] did the paintings look further apart than they actually are? [27]
The sudden curve destabilizing making me sick in this circular maze, elongating likea moving snake. Am I walking on the floor or ceiling? Were the pendulum oscillations [...]growing shorter before ceasing altogether soon?. [29] Is this the vestibule of Hell where the damned are in perpetual pursuit of the eternal banner? Is it my imagination?
The Library
A smell of broken down glue, yellow paper, ink polished wood and musty leather book bindings [30] and the mist of the incense hangs heavily[31] in the air when I entered the library. At the top coffered barrel vault placed over an amphitheater of books[34] ,arches that are dramatically withdrawn from the middle of the central skylight, which, like the oculus of the Pantheon, presents a floating circular disk of hovering sky[32]. The whole ambiance was conducive to a spirituality of study. Inside reigned respectful silence, a reverential attitude toward the books[...]These treasures on the shelves, all alike contributed to an atmosphere if not of sanctity, at least of scholarly devotion. [35]
Moonlight was flowing in like white mist and gave the surface a ghostly ashen glow between the shadows [33]. In the middle of the room under halo of the skylight, a few stuffed armchairs and a heavy dark walnut wood reading desk with complex carvings.
However is this studious silence hiding another obscure truth? Just another shameful silence and hypocrisy of the countless evils committed? Doesn’t these perfectly aligned shelves and chair look like marching soldiers, reduced to silence but to listen to the Lord of the underworld sitting on his black throne? As I walked down the aisle I saw that there is a hidden shrine in a large niche, a strange smell escaping from it. A underground passage seems to be hidden there.
The Cave
A draught of cool air blew in my face[38]. It seems that this underground passage is connected to the outside. There was neither gold nor silver nor marble nor columns nor paintings nor statues; this grotto was carved into the rock, vaulted with rocks and shells, adorned with a young vine that spread its flexible branches equally in all directions [39]
Chambers were built inside this cave, sometimes visible and invisible behind the irregular structure of the cold rock. Small lights on the walls illuminated the way.
Who liked to meditate within the dark recesses of subterranean chambers, it is not difficult to understand why they eventually hid all they knew or thought they knew beneath an impenetrable veil[40]
A howling sound vibrated through the air. The voices of innumerable souls trapped inside this monster? Inside the guts of cerberus, a monstrous dog, terrible and great, shimmering, eating raw flesh, under the hidden places of the holy earth[41]. Guarding the darkest secrets for his master, his most precious treasure, his secret weapons, his political enemies from seeing the light of the day? Is Euridice really here - I wonder?
I descended deeper into the underworld it occured to me that this may be a one way trip. Because noone returns from the underworld.
A noise behind me and everything went dark.

LUCY SUBLETS THE OFFICE
S4;E21 ~ January 31, 1972
Directed by Coby Ruskin ~ Written by George Balzin and Sam Perrin
Synopsis
Harry is losing money so a loan officer instructs him to put Lucy in charge. Her first act as boss is to lease office space to an eccentric toy salesman (Wally Cox) who turns the Unique Employment Agency into a playground!
Regular Cast
Lucille Ball (Lucy Carter), Gale Gordon (Harrison Otis Carter)
Lucie Arnaz (Kim Carter) does not appear in this episode, although her name does appear in the opening credits. Lucy is on the phone with Kim as the episode opens. Despite not being in the episode, Lucie Arnaz does the introduction on the series DVD.
Guest Cast
Wally Cox (Tommy Tucker, Toy Tycoon) was one of Lucille Ball’s favorite character actors and best remembered for being a panelist on TV’s “The Hollywood Squares” (1965-73) as well as his hit series “Mr. Peepers” (1953-55).
Cox played a nervous musician on “Lucy Conducts the Symphony” (TLS S2;E13), a shy bachelor in “Lucy and Wally Cox” (S2;E21), a reformed safe cracker in “Lucy and the Ex-Con” (S1;E15), and an on-edge jeweler in “Lucy and the Diamond Cutter” (S3;E10). Cox and Lucille Ball both appeared in the 1967 film A Guide for the Married Man. This is his fourth and final appearance on “Here’s Lucy.” Cox died of a heart attack in 1973 at age 48.
Tommy Tucker was the name of the cue card man on “Here's Lucy.” Lucille Ball and Tucker would often play word games together.
Richard Deacon (Elmer Zellerbach, Loan Officer) is probably best remembered as Mel Cooley on “The Dick Van Dyke Show” (1961-66). He appeared as Tallulah Bankhead’s butler in “The Celebrity Next Door,” a 1957 episode of “The Lucy-Desi Comedy Hour.” He was employed again by Desi Sr. as a regular on “The Mothers-in-Law” (1968). This is the second of his two appearances on "Here’s Lucy.”
Mr. Zellerbach has two college-age children. His first name is never used in the dialogue and the final credits only list him as “Loan Officer.”
The date this show was originally aired, Time Magazine published a cover story on Flip Wilson, TV's first black superstar. Wilson was a guest-star on “Here's Lucy” on September 13, 1971.
This episode was originally sponsored by Lipton Tea, Wesson Oil, and Whirlpool. On the DVD, commercials for each are included.
Lucy tells Mr. Zellerbach that she has two children, Kim and Craig, who are both in college. Craig has been mentioned consistently over the past four episodes after not being mentioned for more than 3 months.
LUCY (to Harry): “The reason this business is failing is because your head is full of 20 year-old, tired business techniques. While my head is new and fresh. It has nothing in it!”
Lucy charges Tommy Tucker $75 a month to sublet a corner of the office. To come up with the cash, Tucker reaches into his pants pocket...jacket pocket...breast pocket...sock...shoe...and change purse! The studio audience gives Cox a round of applause for the extended exchange. Harry (or, as Lucy calls him here, ‘HC’) has the miraculous ability to know how much money is in his hand without even looking! This too, garners a small round of applause from the studio spectators.
Amidst his loose change Tommy hands Lucy, is a streetcar token, which he quickly takes back. From 1873, the streetcar served as a popular mode of transportation throughout the Los Angeles area. Widespread adoption of diesel buses ultimately led to the abandonment of streetcars on March 31, 1963, nine years before this episode first aired.
Harry slides down the sliding board into the kiddie pool, getting soaking wet. Getting Harry wet was part of most all episodes of the series. Off screen, Lucille Ball joking called Gale Gordon ‘old soggy crotch’ and here he lives up to the name!
One of the three inflatable punching bags in the office is Bozo the Clown. The character first appeared on television in 1949 starring Pinto Colvig. In 1964, Colvig did all the dog barks and howls in “Lucy is Her Own Lawyer” (TLS S2;E23). After the creative rights to Bozo were purchased by Larry Harmon in 1956, the character became a common franchise across the United States, with local television stations producing their own Bozo shows featuring the character.
The large wide-eyed rag doll under the slide was previously seen in the 1969 musical film Sweet Charity as set decoration for Charity’s apartment. It is just behind Chita Rivera in the above scene. Both “Lucy” and Charity were filmed at Universal.
The toy-filled Unique Employment Agency looks very similar to the Ricardo living room when Lucy wanted to convince Ricky that their tiny apartment was not big enough for their growing family in “The Ricardos Change Apartments” (ILL S2;E26).
Both featured inflatable punch toys, plush animals, and a sliding board that served as the only entrance into the room.
When Tommy Tucker is demonstrating the remote control somersaulting dog, there is a wind-up drumming bear on the desk nearby that does not get demonstrated. This toy is very similar to the one used in “Little Ricky Gets Stage Fright” (ILL S6;E4). To help his son overcome his fear of drumming in public, Ricky wound up the drumming bear to show him he had nothing to be afraid of. Although very similar, the toys are different models.
Mr. Zellerbach says that he usually advises financially strapped companies like the Unique Employment Agency to hire an efficiency expert, which is exactly what Mr. Mooney did for the Westland Bank in “Lucy and the Efficiency Expert” (TLS S5;E13), an episode of “The Lucy Show” in which toys also play an integral part of the story. The Efficiency Expert was played by Phil Silvers who sends Lucy to work the assembly line at a toy factory.
Lucy Carmichael and Vivian Bagley played with some super-sized toys as part of an age-regression experiment in “Lucy the Stockholder” (TLS S3;E25).
The Ricardos sublet their New York apartment to the nervous Mr. Beecher (Jay Novello) in “The Sublease” (ILL S3;E31).
The Ricardos sublet their Connecticut home to the Williams Family in “Lucy Makes Room for Danny” (LDCH S2;E2).
Miss-Take! Mr. Zellerbach calls Lucy “Miss Carter” despite noting that she has two dependent children.
What’s My Line? Richard Deacon often glances off at the teleprompter.
Gag Gift! This episode features a new desk for Harry in order to accomplish the novelty hand in a box gag. In order to hide the “hand” actor, this version of Harry’s desk goes all the way to the floor, where Harry's usual desk had dowel legs. The ‘hand in a box’ is reminiscent of Thing, a helpful hand in a box on TV’s “The Addams Family.”
Edit Room! Tommy Tucker is never shown re-setting the Rube Goldberg-like “Tantrum Breaker” (aka “Spanking Machine”). In order for the machine to work again with Harry at the show's finale, the entire mechanism would need to be re-set. Although the action of the scene is continuous, the re-set is never shown on screen.
For a closer look at “Lucy’s Toy Chest” - a complete look at the toys seen on all the Lucille Ball sitcoms - click here!
“Lucy Sublets the Office” rates 2 Paper Hearts out of 5
Two things about this episode save it from being bland: First, Lucy running the Employment Agency gives us a bit of a glimpse into the sort of no-nonsense executive Lucille Ball really was. Second, Lucy's child-like joy playing with the toys with Wally Cox. The range is worth a watch!

7 Creative Ways to Add BRs, BAs & Other Value-Adds to Your Rental [With Pics!]
Withapartments and other commercial real estate, its common to talk about a value add or a value play. These are basically improvements that you can add to a property to increase the propertys valuemore so than the cost of the improvement. Thus, value add investors are often looking for a property they can upgrade or alter in some way to increase value instead of simply investing in a performing asset and getting a certain return. While most single family investors think in terms of buying and rehabbing a property to be all in for 70 or 75percent of its market value, there are also value-add opportunities that can drastically improveyour ability to get the highest rent or sales price out of a single family home. 1. Adding a Bedroom The most important time by far to add a bedroom is when you have a 2-bedroom house, although this is only true if the house has enough square footage. Indeed, when you have more than three, sometimes you can afford to lose one. We had a house with four very small bedrooms once. People tend not to like small bedrooms, so we simply cut out a wall between two of them, and then instead of refinishing the hardwoods in that room, we added carpet to hide where the wall was on thefloor. Yes, we lost a bedroom, but there was now an awe-inspiring master bedroom to impress prospective tenants. Now, the reason it is so important to have at least three bedrooms if possible is that most families whohave kids want at least three bedrooms. Thats true even if they only have one child because often the third bedroom is used as an office. And given that,if you have a house with two decent sized bedrooms and can only make a small third, its probably worth doing. There are several things to look for when attempting to add a bedroom. The first thing you have to note is that unless you plan on building an addition (an expense that I dont believe is usually merited), you will need to sacrifice something for that extra bedroom. You must ask yourself, what are you willing to sacrifice? The best situation is when there is a bonus room. You do not want to turn all of your common areas into bedrooms. Youll need at least a living room and preferablya living room and a dining room. But houses often have a bonus room or something to that effect. As long as its large enoughin most cities, 10 feet by 10 feetall you need to dois add a door (maybe a wall) and a closet, and youve got a bedroom. And if the tenants who move in want it to be a bonus room, they will still have that option. Also, be on the lookout for extra large living rooms. You dont want to get rid of most of the common area, but some houses, particularly some older ones, are just laid out ridiculously. Taking a slice out of one of those rooms to add a bedroom has made sense for us on more than one occasion. Related: 8 Clever Ways to Save Big Bucks on Your Next Fix & Flip And, of course, there are more drasticways. 2. Garage Conversions I am usually not a fan of garage conversions. For one, they usually look awkward, even if you replace all the siding in front. Most of the time, it just seems like something is missing when you look at a house with a garage conversion. Indeed, a study by G. Stacy Simans and David A. Macpherson found that a garage added 13 percent to a propertys sales price, while an additional bedroom added only 4 percent withsquare footage being held constant. That being said, there are times when garage conversionsmake sense to do. There is a large subdivision called Ruskin Heights in Kansas City that is rather depressed. Virtually every house there is a 3-bed, 1-bath ranch. Manyof the tenants in thisarea are on Section 8. And since the amount Section 8 pays is partially based on the number of bedrooms, many investors converted the garage to an additional bedroom. There might also be situations where a house has only two bedrooms, but both an attached and detached garage or a 2-car garage. In these cases, it would sometimesmake sense to convert the garage. 3. Finishing Basements and Attics OK, I will note that I am almost always against finishing a basement. I have walked into far too many REOs with half-finished basements that some hapless homeowner thought they could take out a second mortgage on to finish before it all inevitably went awry. This is doubly true since many appraisals wont even count bedrooms, bathrooms, or square footage in finished basements (even walkouts). Instead, they just check a box titled finished basement and give you a little adjustment. For me to even consider finishing a basement, the following things must betrue: The neighborhood is strong. It is a walkout basement (one side is above ground, one is not) with easy egress. If both arenttrue, forget about it. If it is a walkout basement, finishing it might make sense, thoughespecially with basements that already havesolid walls and some sort of ceiling over the floor joists. For example, the following picture is in a finished basement because the other side of the house is below grade: Appraisals may not always consider this space, but buyers and renters sure will. Just make sure any bedroom you put in a basement has an egress window (one someone can get out of) in case theres a fire. Its against code for a bedroom not to have this. And one more quick note. Even if a basement is not a walkout, but is orderly and preferably (although not necessarily) has a ceiling, painting the walls white and the floor grey makes it come to life as a sort of semi-finished basement. And its really cheap to do:
4. Making a Half Bath Whole and Adding Bathrooms Some half bathrooms are really small, and theres just nothing you can do. But if there is extra space, its a good idea to finish it. That expense will almost always pay for itself. From that same study noted above, a full bathroom adds 24 percent to the price, whereas a half bathroom only adds 15 percent. Stand-up showers just dont take up that much space. So, for example, if a bathroom looks like this:
It very well is worth adding a shower since youve got the room, even though youd have to move the toilet and replace the vinyl to do so. As far as adding a full bathroom, unless it isa huge house, I would only consider it if the house had only one bathroom. Other than that, it really depends on the value of the house and whether there is space for it. In lower-end neighborhoods, it would generally not make sense. But in higher-end neighborhoods, it very well might. This is especially true if there is a genuine master bedroom that lacks a master bath. In those cases, I would likelyadd one. 5. Opening Up the Kitchen There is nothing that sells a house like the kitchen. Any confined, closed-off kitchen simply wont do. Sometimes, however, theres no good way to add space to a kitchen. Luckily, you can still make it feel open by opening up a wall to the living or dining room. It could be as simple as cutting a rectangle in a wall. And you can even add a bar top to that for an added bonus. Heres an example of one such god-awful kitchen we had:
Nowjust look at thedifference opening up that wall and adding a bar top made:
Andeven something like this helps immensely: 6. Adding Storage If a house has neither a garage nor a basement, it is probably a good idea to add a shed in the backyard. Peoplelike their stuff and need some storage for it. You can buyashed from Home Depot of Lowes for less than $1,000,anda lot of prospective renters and buyerswill need something like this in order to sign on the dotted lines. 7. Improving the Aesthetics (Particularly the Front) Never underestimate the power of aesthetics. Even small things can make the difference. Compare the following two pictures of the same 4-plex:
All we did herewas paint the trim, add window boxes and awnings, and it completely brought the property to life. Or even something more simple, like this:
