Great post here I have a similar post regarding investment in property of TGS Constructions in Bangalore. Although it is not a property portal exactly buy it has properties all over the city. There are lots of reviews and complaints posted on this builder so which need to be clarified for new investors.
Warning for property seekers beware of property portals
You might be aware of property portals and aggregate real estate websites. These are actually free websites of property listing in the open real estate market place. It is true that few properties are being verified by the property portal but most of them are not. The reason is it is simply not possible to verify each and every property listing on the website. It just provides an opportunity for the visitors on the website to browse through properties listed on the website. This opens doors for the real estate agents and developers to trap the potential buyers and deceive them with misleading advertisements. Many customers are likewise trapped by such attempts of the builders and the realty agents. We will discuss these cases as under. But if you ask the property portal they will show you the disclaimer clause. But in this ordeal it is the poor customer who gets trapped, misled and cheated.
How does this trapping of customers happen?
The properties listed for any area varies from anything between the lowest possible prices to the highest possible prices. Let us take an example. The area like Bangalore’s Sarjapura Road property has a price of Rs. 4500 per sq. ft. to Rs. 7000 per sq. ft. on a normal scale depending upon the area, infrastructure and the class of the apartment you choose. But the normal human tendency is to list with the prices ascending from low to low. The critical part of the story is that until you verify your phone number the property portals won’t allow you to see the details of the seller. When you do so these phone numbers necessarily goes to the seller and loads of calls start coming. Not only that your number and details are being data mined and are sold to various agencies with diversified interests. You at a later stage start getting calls from brokers also or even the consultancies that does research on consumers. This proves that the myth that the realty websites are offering the services free is wrong. As a researcher and buyer you would regret the act of sharing your number with the property websites. The best thing to do is to create a separate SIM card and number for all these queries when you need it. These can be used when needed and then you can get rid of it or the SIM can be deactivated and thus one can live peacefully.Also there are no of Property reviews sites where one can find any project reviews online or can communicate with other investor or buyer online.
Prices listed are the Base Selling Prices
If you think that the price listed is what you have to pay you are wrong. You cannot base your financial arrangements based on the prices listed on the portal. It does not include the registration charges, NOC charges of the builder in case of a resale or under construction flat and some other charges. Typically few of the aggregator websites or the property listing websites does include the clause that the listed price is the Base Selling Price (BSP) but most of the websites do not include that clause and make it in the overall disclaimer. But these charges are not at all small or nominal and can go up to an amount of Rs. 7 lakhs to Rs. 15 lakhs. There is no rational approach in adding these costs by the builders and the onus of paying it most of the times, goes to the buyer.
On investigation we found out that the reasons for listing a property in the Base Selling Price is just to generate the leads for the sale. The builders and the realty agents hold a conversion rate of 5 percent to be quite high from the leads of the property portals. After the lead is generated or the enquiry that come the real estate agent or the builder can convince the customers to pay Rs. 10 lakhs more as most of them are serious buyers. According to the builder community half of the sale is already accomplished if the lead is generated.
So next time you start searching property in a property portal, think of these factors and the consequences and then go in to the clutches of the property portal, if you at all have to.
