When Rama Krishna Baliga set up Karnataka State Electronics Development Corporation (Keonics) in 1978, he dreamt of making Bangalore (Now Bengaluru) the Silicon Valley of India. Nearly four decades later, that dream has transformed into one of India’s most well-known industrial hubs and has propelled Bengaluru to the annals of global history.    

Electronic City, ECity, IT Hub—the industrial area known by many monikers—was first established on  332 acres of land in Konappana Agraha and Doddathogur village in Begur Hobli in what is today known as South Bengaluru. Electronic City also has the rare distinction of being Asia’s first Internet of Things (IoT) innovation hub where everything from parking to water management to surveillance is managed through technology.(Also mention the 5 star properties in the surrounded area)

As the population rises and the city expands, one will look towards the outskirts to invest. And when it comes Bangalore South it is more likely that people will look to invest in residential plots in E-city. E-city, besides affordability, promises high return on investment over other areas mainly because it is a mix of residential as well as industrial sector. And emergence of Bengaluru as the world’s second largest hub of start-ups, second only to Bay Area (Silicon Valley) in the US, is further abetting this trend.

Another factor driving investor interest in premium plots in this part of Bangalore south (E-city) is increased connectivity to through Phase II of Namma Metro and the Peripheral Ring Road. In Phase II, a new metro line from R.V. Road to Bommasandra, covering 18.82 km, will be constructed and be operational by 2020. The Peripheral Ring Road which will connect four highways—Tumakuru Road, Ballari Road, Old Madras Road and Hosur Road—will provide Bengaluru seamless connectivity to Tamil Nadu and Kerala. Work on PRR is expected to start soon with the Union government committing to cover 50% of the costs.        

In short, Electronic City is emerging as a preferred destination for residential plots investment in Bangalore South. It benefits both commercial as well as residential segments and hence provides many avenues for investments. Investing in these areas gives leverage to buyers while helping them to gain access to quality and affordable real estate.
