5 Reasons Why it is the Perfect Time to Buy Your Dream Home
A home is not just room of 4 walls, but, it is a place where you can spend quality time with your own people at own place. Every Mumbai dweller has a dream to call the place they live in, a home. Buying a house is a major decision and often involves making financial commitment for years to come. The time is right to make the move to buy a house and below we will tell you why!
Tumblr media
Here are the 4 Reasons Why Affording Your Dream Realty in Mumbai Has Become a Reality!
1. Benefit from the market rates:  In recent years, the real estate market has shifted its focus from luxury residences to housing that is more affordable. Builders are more conscious now of the overall price buyers need to pay and as a result, new under construction flats, like VKLAL Vishnu Phase I, are being designed to maximize the functional space and utility of each flat. The higher efficiency of flat designs allows for smaller flats to still provide the same comfort as poorly designed larger flats built in the past. These smaller, more efficient flats have allowed to price of a 1 BHK flat to remain under Rs. 60 Lakhs in certain parts of the city, like Dahisar and Borivali. With the ever growing population of Mumbai, we do not expect these beautifully designed flats to stay at these prices for very long. Every market has a golden rule: Buy low and sell high! ‘Right now’ is an opportune window to buy 1 BHK flat in Mumbai’s suburbs before prices rise even higher as they have in almost every other part of the city.
2. Secure subsidy on interest payment through PMAY: The Pradhan Mantri Awas Yojna (PMAY), takes the burden off your shoulders by giving first-time homebuyers, a subsidy on home loan interest rates. The benefit is as high as a subsidy of up to 6.50% on the interest rates if you meet the LIG category of homebuyers. Even if you are from a moderate-income group you will benefit with at least a 3% subsidy on interest rates. Isn’t that a motivation to start planning your home-buying move?
3. RERA Act saves you from hidden costs: The government has just made it easier for homebuyers to access the information of residential real estate projects that are under construction. Due to the Real Estate (Regulation and Development) Act, 2016 (RERA), now the builder is accountable to periodically publish the data of all the approvals that should be in place and this information is openly accessible to the public. With the help of RERA, now buyers have so much more information available to them at https://maharera.mahaonline.gov.in/, and so many more protections in case something does go wrong during development, that buying a home in Mumbai is much easier and much less risky than it was in the past.
4. Infrastructural development: The Western Suburbs of Mumbai already have great connectivity to Central and South Mumbai through the Railway and Western Express Highway. In addition, the under construction MMRDA metro will provide even better and faster access to the entire city, especially from suburbs like Boirvali and Dahisar. Since the metro is under construction, these suburban areas have not seen as large of a price increase as we expect they will see in the near future once the metro is completed. Now is a great time to purchase a flat in Dahisar or Borivali because both areas already have connectivity to the rest of Mumbai and that connectivity is only going to get better and better, making these areas more desirable and more in demand, which will push prices higher and higher.
Why continue living in a compromised house when you can ‘own’ your home in a reliably constructed, secure, hygienic and spacious property? Move out from a rented or one-room row house and buy your own flat in Mumbai, without burning a hole in your pocket. What are the Best Ways to Get from Dahisar to Different Areas of the City
When looking to buy a home, one of the points you need to consider is connectivity. How easy it is to commute from your potential home to your office and to other parts of the city. A location that is well connected via multiple modes of transportation would be an ideal place to set your home at. Dahisar is one of the upcoming residential destinations in Mumbai, Let's have a look at how it fares connectivity-wise.
Tumblr media
Dahisar to Churchgate: Dahisar lies on the Western Line of the Mumbai Suburban Railway network. So you can catch a direct train from Dahisar to Churchgate. The ride will take you approx. 50 minutes and cost a mere Rs.15/- If road is what works for you, then get onto Western Express Highway which connects Dahisar to Bandra. From there you can either take the Bandra Worli Sea link (toll charges apply) or continue via Dadar (no toll charges) and make it to Churchgate in about an hour during off-peak hours. You can also board BEST buses from Dahisar to Dadar and get another bus from Dadàr to Churchgate.
Dahisar to Bandra: Bandra Kurla Complex (BKC) is one of the biggest commercial hub of Mumbai. If your office space is located in BKC or you wish to head to Bandra for some shopping either way reaching Bandra from Dahisar is super easy. Just follow the Western Express Highway, it starts right at Dahisar and ends at Bandra! Alternatively, you can get a train from Dahisar station. The train ride will take you approx. 30 minutes. You can also board a local BEST bus to Bandra.
Dahisar to Kurla: The distance is approx. 27 km. By road, you can cover this distance in approx. 40 minutes during off-peak hours. Kurla lies on the Central Line of the Mumbai Suburban Railway network so there are no direct trains between Dahisar and Kurla. That said you board a train upto Bandra and then take an auto/cab/bus from there to Kurla. Alternatively, you can board a train from Dahisar upto Dadar and from Dadar board the Central Railway line train to Kurla.
Dahisar to Thane: Via road, you can reach Thane in 2 ways. Option 1 is to head north and reach Thane via Mira Bhayander, this route is shorter but includes toll charges. Option 2 is to head south onto Western Express Highway and crossover Powai lake to Thane. This route is longer but is toll-free. Following either route, you can reach Thane comfortably in under 1hr during off-peak hours. Also, local buses managed by Thane Municipal Transport run from Dahisar to Thane. Thane lies on the Central Line of the Mumbai Suburban Railway network so to reach Thane from Dahisar you need to switch to Central Railway Line at Dadar railway station.
Dahisar to Vashi (Navi Mumbai): Mumbai's excellent road network ensures you can drive this distance in a little over an hour during off-peak hours. You need to follow Western Express Highway upto Santacruz then head over to Santacruz Chembur Link Road (SCLR) and follow Mumbai Bengaluru Highway to reach Vashi. Vashi lies on the Harbour Line of the Mumbai Suburban Railway network, so there are no direct trains between Dahisar and Vashi. You need to travel from Dahisar to Dadar - Dadar to Kurla - Kurla to Vashi switching 3 trains to make the trip. Mumbai Metro's line 2 will connect Dahisar to Mankhurd directly via DN Nagar (Andheri). This line is expected to be functional by 2020 and will make it a breeze to travel from Dahisar to Mankhurd and further to Navi Mumbai.
Dahisar to Mira Road: By road, this distance is a mere 9 km and can easily be covered in less than 20 minutes. You can also catch a direct train from Dahisar to Mira Road Railway Station which only takes 5 minutes.
Dahisar is serviced by Ola/Uber and you can avail their services to travel to and from Dahisar at all times. So now you know how to reach any part of Mumbai from Dahisar! Go on buying your dream home in Dahisar and live in comfort and luxury!

5 Reasons Why Dahisar is the Affordable Dream Home Destination
Dahisar is one of the hottest residential destinations as of now. While Mumbai is infamous for its pricey residential market, Dahisar is carving a niche with a wide range of options, including affordable housing. The word affordable might bring to your mind images of properties so far away from the city centre you might as well be staying in another city! Dahisar, however, is busting that myth.
Tumblr media
Right next to Borivali lies Dahisar, which has excellent connectivity to the entire city. Western Express Highway starts from Dahisar, 2 new Metro lines (Line 2 & Line 7) are set to pass through Dahisar and last but not the least Dahisar is well connected to all corners of the city through the Western Railway Line.
If all this has got you wondering about 'what's the catch?' then let us reassure you that there isn’t one. Dahisar is home to some of the best schools in Mumbai, Rustomjee International School, as well as Singapore International School, are both in Dahisar. Thakur Mall in Dahisar features Hamleys Toy Store, Inox, The Boat Club and many more.
Living in Dahisar is not only convenient, it is also one of the most affordable dream home destination in Mumbai!! Sounds unbelievable but it's TRUE.
Here are 5 reasons that make Dahisar an affordable dream home destination:
1. Pricing Dahisar enjoys lower pricing than its more popular neighbour Borivali, and is situated a mere stone's throw away from Borivali, allowing for quick and easy access to all that Borivali has to offer.
2. Within Mumbai’s Boundary Limits Dahisar is within the Mumbai boundary limits, so you don’t have to deal with the hassle of paying a toll tax during your daily commute to Mumbai city. Following Dahisar is Mira Road which falls under Thane Jurisdiction.
3. Connectivity As compared to its slightly cheaper neighbour Mira Bhayander, Dahisar has far better connectivity. Dahisar is well connected to the business centres of suburban Mumbai like Malad, Andheri, Jogeshwari and more. This makes travelling to offices easier and more cost-effective when staying in Dahisar as opposed to Mira Bhayander. This saving in travel time and travel cost makes property in Dahisar effectively cheaper than property in Mira Bhayander in the long run.
4. Education Dahisar is home to 2 International schools and multiple national schools and colleges. Schools and colleges situated in Borivali are easily accessible from Dahisar. Singapore International School in Dahisar is one of the few schools in Mumbai that offers boarding facilities, which helps it attract international students as well as national students from across the country. The availability of so many educational institutions makes Dahisar a great choice for families with kids.
5. Nature Dahisar borders Sanjay Gandhi National Park (SGNP) the largest green lung of Mumbai. It is one of the most visited parks in the world with over 2 million visitors coming in each year. SGNP is home to 1000+ plant species, 250+ birds, 40 species of mammals and more. It is also home to 2,400 years old Kanheri caves. When staying at Dahisar you can drop by this wonderful place anytime, since it would be a mere 5 minutes away from your home. You can go in for morning walks, or weekend picnic or even take a hike through the mountains at your leisure.
Since its founding, V. K. Lalco Group (VKL) has constructed over 40 buildings and has expanded to own over 200 acres of land in Mumbai. Prospective Dahisar: Why Dahisar Property Is Gaining Importance In Real Estate?
Dahisar has been gaining importance in the real estate market for a while now. If you are looking at Dahisar as a prospective place to invest in real estate then you are on the right track.
Let's look at what's making Dahisar Property so lucrative
1. Connectivity
Dahisar is well connected to the entire Mumbai via the Western Railway Line, as well as the Western Express Highway that starts right from Dahisar. However, this is not all. Mumbai metro's Line 2 and Line 7 are soon set to improve Dahisar's connectivity manifold. Line 7 will connect Dahisar East to Andheri East which is one of the prominent business districts in Mumbai. Line 2A will connect Dahisar to DN Nagar in Andheri West and a further extension of this Line 2B will connect DN Nagar to Mankhurd. This will make it a breeze to travel from Dahisar to the Western and Eastern Suburbs of Mumbai.
Tumblr media
2. Rental Income
Due to its superior connectivity, tenants prefer to stay at Dahisar. Dahisar enjoys high rental income, which is expected to steadily increase as the metro line opening dates near. Once Dahisar is connected to Andheri East via the metro, the rental income is expected to rise substantially. The reason being Andheri is an industrial hub and houses multiple businesses and SEEPZ. Dahisar is a good place to rent because it is cheaper than other places and the rent is increasing so it is a good place for investors.
3. Education
Dahisar offers multiple schooling options. From state board schools like St. Lawrence to Cambridge International Schools like Rustomjee. These schools has well trained faculty. These great education centers along with the many things to do in the area both indoors and outdoors (as explained further below), makes Dahisaragreat place to raise kids.
4. Shopping & Recreation
Thakur Mall located near Dahisar Check Naka is a prominent mall. There are shopping options like Big Bazaar, that include internationally famous Hamleys Toy Store, a number of international restaurants like McDonald's and even a PVR Inox theater.
5. Parks & Nature
Dahisar has a total of 12 parks, so you can easily find a place to go for a walk or take kids to play. If you are craving even more nature then you can head to Sanjay Gandhi National Park (a.k.a. Borivali National Park) which is on the border of Dahisar and immerse yourself into the beauty of nature fully. From trekking to train ride Borivali National Park has lots to offer.
6. Pricing
While Dahisar prices are on the rise, many areas next door, within 1-2 stops of the railway (and soon metro), are already easily Rs. 2,000 higher than Dahisar. When you consider a 1BHK apartment that ranges between 320-420 sq. ft., this price difference translates into Rs. 9,60,000-12,60,000 of savings.
Since its founding, V. K. Lalco Group (VKL) has constructed over 40 buildings and has expanded to own over 200 acres of land in Mumbai. VKL is currently developing over 400,000 sq. ft. in Borivali and Dahisar, making it one of the larger Real Estate Developers in Mumbai. Know more in detail about Builders in Mumbai.
With so much to offer, Dahisar's real estate is poised to grow by leaps and bounds in the near future. For a smart investor, Dahisar is the place to be.
