Artemis and Saracen Complete Phase II of the Repositioning of 50-Acre Property in Maynard
Boston – A joint venture between Artemis Real Estate Partners and Saracen Properties has completed Phase II of the repositioning efforts at its 50-acre property Mill & Main, culminating in a multi-million dollar expenditure on interior and exterior capital improvements at the eight-building campus.
Mill & Main is a 1.1-million-square-foot, Class A brick & beam office park located in Maynard, MA, just 25 miles west of Boston.
The property, formerly the world headquarters of Digital Equipment Corporation, is currently home to tenants including Stratus Technologies, Acacia Communications and Kuebix, and has up to approximately 500,000 SF of office space available with offerings ranging from 1,500 SF to over 150,000 SF.
Approximately 85,000 SF of leasing has been completed at the project since January 2017. New relocations to Mill & Main include The Panther Group from Waltham, Tea Forte from Concord and ClearGov from Hopkinton, amongst others.

The capital improvements were designed by Margulies Perruzzi Architects and range from upgraded landscaping and hardscaping, base building work, lobby renovations, upgraded security features, a new 6,000 SF fitness center with lockers and showers, a 24/7 mini-mart and the creation of wayfinding signage throughout the site.

Enterprise Data Management
What Do I Want Out of This...
This course was great; however, its presentation was a bit much from the standpoint of the volume of material. Learning about big data, dimensional modeling, enterprise data management, ETL, BI/DW, data architecture, query and reporting, vendor products, key business initiatives, sourcing, determining business requirements for data management and strategic sourcing are worth the learning. Since time was short and materials as many as the exponential growth in big data (pun intended), I will be spending time revisiting these topics in order to develop a better mastery.
The white paper from IBM as well other white papers from Oracle and HP made for interesting learning as a novice in the field. Another helpful learning source was Dr. Daniel Soper’s Youtube lectures on SQL, MySQL, NoSQL, dimensional modeling, Apache Cassandra data modeling, Big Data, Data Warehouses and Business Intelligence Systems. While I do not feel adequately equipped this time around, Kimball and Ross’s “The Data Warehouse Toolkit” and Simon’s “Modern Enterprise Business Intelligence and Data Management” roadmap, are now required reading in my effort to master the subject matter.
Having worked in the chemical/pharmaceutical industry over the last two and a half decades, I’ve come to understand that tacit knowledge can get you but so far. Explicit knowledge goes beyond just knowing how to identify key issues necessary to solving a problem or applying similar experiences from past situations. It is explicit knowledge I look forward to attaining as I make time to delve further into all of these materials as well as any other sources on the subject of Enterprise Data Management.

National Development Files Plans for Lexington Senior Housing Community
NEWTON, MA– National Development has filed plans with the Town of Lexington for a new senior housing community on land to be purchased from Belmont Country Club.
The Newton-based company introduced the development to a joint meeting of the Board of Selectmen and Planning Board last summer, and has been actively meeting with key constituents through a series of open community meetings.
The development will include two buildings on opposite sides of Watertown Street adjacent to Route 2. Bridges at Lexington is planned to be 48-unit assisted living building on the east side of Watertown Street, and Waterstone at Lexington is a 156-unit independent and assisted living building on the west side.
National Development and its operating partner, Waltham-based Epoch Senior Living, have developed over forty senior living communities, primarily in Massachusetts. These include the award-winning Waterstone at Wellesley, the recently opened Waterstone at the Circle in Boston and Bridges in Andover, Westford, Hingham, Sudbury, Westwood, Pembroke, and Mashpee.

“Waterstone and Bridges at Lexington will provide a wonderful new living opportunity for local seniors and the aging parents of local residents who want to live in the community,” said National Development Managing Partner Ted Tye. “We have worked with our design team to create two attractive buildings that will fit well into the wooded environment, address comments from the community and minimize impact on neighbors.”
While contributing to the local tax base, the age-restricted senior housing development will have no impacts on local schools and minimal impacts on other Town services. Given that many future residents are not expected to own cars and transportation services will be made available, projected vehicle trips will have no discernable impact on local roads.
National Development has been reaching out to town officials and neighbors through meetings, mailings, and via an online forum courb.co/lexsenior. The site houses project-related materials and allows the pubic to participate in an active online discussion to ask questions and respond to comments.
In preparation for a Fall 2018 Town Meeting vote, additional public meetings regarding the planned development will be held with Town boards, including the Planning Board and Board of Selectmen, in the coming months. In addition to public meeting notices, all public meetings and events concerning Waterstone/Bridges at Lexington will be posted at courb.co/lexsenior.
The project design team includes Elkus Manfredi Architects, designers of Waterstone at Lexington and CBT Architects, designers of Bridges at Lexington. Landscape, site design, and transportation consulting is by Stantec’s Boston studio.

WALTHAM, MA– Vantage Builders, Inc., a general contracting and construction firm based in Waltham, Mass., announced that it completed the build-out of Upbeat Cycling’s first location, a 2,900-square-foot studio at 6 Schouler Court-Rear, Arlington, Mass.
The sparkling facility features a cycling theater with 32 Stages SC3 bikes, a yoga, Pilates and TRX suspension training room, and changing facilities. The design of the studio reflects Upbeat Cycling’s philosophy of keeping fitness fun.
“Upbeat Cycling is the only boutique indoor cycling studio in Arlington and while we feature state-of-the-art equipment and classes, we definitely cater to people of all fitness levels,” said Jackie Maurer, owner of Upbeat Cycling. “It was critical that the studio be both high-end and very welcoming so that no one feels unsure about taking a class. Vantage Builders helped us strike that critical balance.”
Brown Fenollosa Architects designed the studio, which is located in the former Arlington Lithographic Building, a well-known landmark in town. The project began with significant internal demolition to prepare the formerly industrial location for its new use. The bright, colorful reception area welcomes clients and visitors and features Upbeat Cycling’s branding.

The main ride theater is designed to motivate and encourage riders, helping them get the most out of their workout. Acoustical soundproofing in the floors, walls and ceiling enhance the sound system, creating an environment where the riders can hear both the instructors and the music, without either being overpowering. A lighting system keeps energy levels high, with more than a dozen programs, all with gentle changes rather than strobe effects.
The changing rooms are brightly lit, with plenty of privacy. There is new paint, flooring and tiling throughout. A new HVAC system provides dedicated temperature control for different parts of the studio. The high-end renovation of this 1940s-era industrial building along with thoughtful touches like the lightly-scented air and cool after-class towels gives the studio an inviting, pleasant vibe.

The good news is that architects, developers, general contractors and other real estate professionals are finally embracing digital media as a marketing tool. The bad news is that for many, they are still playing catch up in the digital world. To stay competitive, keeping abreast of digital marketing trends is key.
Global analytics solutions provider Quantzig recently announced the top four digital marketing trends that will dominate 2018: Chatbots, social media influencers, mobile strategy, and story-telling.
“Today, marketing is all about the stories that you tell rather than the products that you sell,” Quantzig said in a statement. “And with advancements in digitization, there’s no better way to reach out to your potential and current customers than through digital marketing. But the procedure is not as easy as it sounds. Modern customers choose what they see.”

They’re also just a fun, bite-sized way to present video content,” says Quantzig.

Vantage Builders Renovates New Office And Warehouse Location For Oxford Graphics
WALTHAM, MA – Vantage Builders, Inc., a general contracting and construction firm based in Waltham, Mass., announced that it has completed a 28,400-square-foot renovation project for Oxford Graphics’ new location at 10 Centennial Drive, Peabody, Mass.
The project included offices, a production area and warehouse space.
Oxford Graphics, a full-service label design and printing company, is part of the Resource Label Group. The company needed to add more equipment to meet increasing demands for its services from existing and new customers. Its Gloucester location could not facilitate the growth, prompting Oxford Graphics to move to its new, larger location in Peabody.
“Vantage Builders did a tremendous job with our recent renovation,” said Tony Passanisi, Director of Operations, Oxford Graphics. “Their team showed true professionalism and a real desire to get the job done correctly. I particularly appreciate that their creative approach helped reduce the time frame of the project, ensuring that we moved in on time.”

The project began with demolition work, to remove the interior finishes from a previous tenant. Separate areas were built for the company’s different functions, including offices, prepress, digital, flexographics, dyes and tooling, ink and printing. The office section, which includes a receptionist area, four private offices, a conference room, an open workspace area and other rooms, features new carpeting and paint that reflect Oxford Graphics’ corporate image.
Vantage Builders expanded the production area and transformed the existing, outdated warehouse. The walls and ceiling were painted and efficient LED lighting was installed, creating a bright environment that supports Oxford Graphics’ design and printing work.
The project included significant systems work, to support Oxford Graphics’ machinery. Vantage installed new electrical, plumbing, HVAC, fire protection and compressed air systems. The location includes a variety of flooring, with carpeting in the offices and VCT (vinyl composite tiles) and epoxy surfaces in the production and warehouse areas.
“Oxford Graphics is a leading company in a very dynamic industry,” said Ryan LaVangie, Senior Vice President of Sales & Marketing, Vantage Builders. “We are pleased to have helped them establish a new location, particularly when it’s to support their business growth. We enjoy working with the many successful companies in Massachusetts.”
The project team included Maugel Architects and BLW Engineers. Tyler Ewing of Newmark Knight Frank Boston represented Oxford Graphics in the lease for the new location. The building is owned by Boston Children’s Hospital and managed by CBRE New England.
