In January, the average home price in Vaughan decreased by 6% year-on-year, while the transaction volume significantly increased by 53% compared to the same period last year.
Looking at different categories, the average price of Condo apartments declined by 8%, contributing to the overall decline in Vaughan's average price. Other types such as detached houses and semi-detached houses saw a slight increase of 1%, while townhouses witnessed a 6% year-on-year increase in average price.
In January, the transaction volume for various types of housing in Vaughan generally increased compared to the previous year, with detached houses increasing by 30%, semi-detached houses by 15%, townhouses up by 87%, and Condo apartment transactions increased by 91%.

GTA Townhouse Dynamics - January 2024【Daisy Huang】
In January, the average price of townhouses in the Greater Toronto Area decreased by 1% year-on-year, accompanied by a significant 61% increase in transaction volume.
Looking at the main cities, Toronto saw a 23% decrease in the average price of townhouses compared to the previous year, while Mississauga experienced a 3% decrease. Meanwhile, Markham, Vaughan, Richmond Hill, and Oakville recorded increases in the average price of townhouses. Among them, Oakville saw the largest year-on-year increase, rising by 15%.
Regarding transaction volume, except for Richmond Hill which remained unchanged, the volume of townhouse transactions increased in other cities. Toronto saw a 32% increase in transaction volume, while Markham experienced the largest increase, with a remarkable 87% year-on-year growth in townhouse transactions.

【2024 Greater Toronto Area Townhouse and Semi-detached House New Year's List】
In 2023, the average price of townhouses and semi-detached houses in the GTA was $1.08 million, experiencing a yearly decline of 5.1%. Among them, Toronto Central, King City, and Markham secured the top three average prices, standing at $1.59 million, $1.38 million, and $1.28 million, respectively.
The distribution also generally showed larger price drops in the suburbs and smaller declines in the core areas. It's worth noting that the average prices of townhouses and semi-detached houses in King City increased against the market trend, rising by 8% annually.
Looking at the quadrant chart for townhouses and semi-detached houses, King City stands out as a solitary point, leading the way. On the chart, the horizontal axis represents the average transaction price, the vertical axis represents the yearly change rate, and the size of the circles represents the transaction volume. It can be observed that due to the small transaction volume of townhouses and semi-detached houses in King City, with only 24 transactions annually, the price fluctuations are quite random.
For the other towns, there was a general trend where lower-priced properties experience larger declines, while higher-priced properties had smaller declines. In Brampton, townhouses and semis had the highest transaction volume in the GTA, with an average price of $930,000 and a yearly decline of 10%.

In November, the overall average price for townhouses in the Greater Toronto Area showed a slight year-on-year decrease of 1%, with a corresponding 7% year-on-year decrease in transaction volume.
When looking at major cities, similar to the previous month, Oakville continued to have the highest year-on-year increase in the average price for townhouses, rising by 8%. In November, the city of Toronto had the poorest year-on-year performance, with a decrease of 11% in the average price for townhouses.
The year-on-year changes in average prices for townhouses in other cities are as follows: Markham increased by 2%, Richmond Hill decreased by 2%, Vaughan decreased by 6%, and Mississauga had a 9% year-on-year decrease.
In terms of transaction volume, Vaughan had the largest year-on-year increase in townhouse transaction volume, growing by 100%. On the other hand, Toronto and Oakville experienced a 28% year-on-year decrease in townhouse transaction volume.

In October, the overall average price for townhouses in the GTA showed a slight year-on-year increase of 2%, while the transaction volume decreased by 7%.
Looking at major cities, Oakville experienced the largest year-on-year increase in townhouse average price, rising by 9%. Richmond Hill had the poorest performance, with the average price for townhouses remaining flat compared to the same period last year.
The year-on-year increases in townhouse average prices for other towns were as follows: Toronto increased by 3%, Markham increased by 5%, Vaughan increased by 6%, and Mississauga saw a 4% year-on-year increase.
