Master Bath Remodel Highland Park

In color, texture and fixtures, this Highland Park home was clearly in need of an updating. Regency Home Remodeling pulled out all the stops, utilizing their professional designers and installers, and enlisting the help of their excellent suppliers (with discount pricing) to create a master bath that will be appreciated and enjoyed for years to come.

The layout of the bath was adjusted, removing the old set-in tub and resetting the new toilet, creating room for a new 36” dark blue freestanding double vanity from Wayfair, topped with Daltile’s crisp NQ30 Morning Frost countertop set over Kohler’s white rectangle undermount sinks from Studio 41. Beneath all, a 12” x 24” Daltile’s Perpetuo matte floor tile is set over the Warm Up Radiant heated floor system and stretches to the new shower, where the same tile in a polished finish lines the shower walls. Decorator touches include Hansgrohe brushed nickel plumbing fixtures and Dezi Home bathroom hardware, all from Studio 41, and a towering new storage cabinet adds to the room’s beauty and functionality.

The new, spa-like bathroom is now totally modern in color and texture, ready for an efficient morning prep or a relaxing prelude to a good night. In order to stick to the client’s firm budget and per their request to use “anything but the typical white subway tile”, an inexpensive large-scale tile was used around most of the bathroom and for that wow factor we splurged on a mosaic floor tile adding unexpected texture and a strong design punch.”

ALL of the finishes in our modern Craftsman home!

Hello there! Since we moved into our modern Craftsman home nearly three years ago, I've received tons of questions about everything from our roof shingles to the bathroom tile. I wasn't much help because I didn't know the names of any of the items -- until now!

When I was going through a pile of papers a couple weeks ago, I came across our selections for the house, along with the names of everything! Whoot!

So here are the resources for (almost) all of the finishes in our home -- let me know if I forgot anything.

Let's start outside...

Our siding is HardiePlank cement board in the color Knight's Armor by PPG. The trim color is Delicate White. The siding, like many gray colors, looks more gray in the shade and has a bluish tone in the sun.

Our stone around the bottom of the house is Halquist in Brookfield Gray and the brick around the top of the stone is Glen-Gery in Anchor Bay:

Our front door is Therma Tru (FCM 607-SDL) and we used an English walnut stain:

The hardware is Kwikset hardware called Hawthorn.

Our shingles (surprised at how many questions I've had about these!) are CT Landmark in Moire Black:

Our garage doors are in the Somerset design with the same siding and trim paint:

I dressed them up with the new carriage door hardware and lights a few months ago. (I ended up adding the handles!)

Our front porch, covered back porch and the large backyard patio we had poured last year are all brushed finish gray concrete:

Our powder room vanity is Jeffery Alexander (092-30, Astoria Modern collection) in gray:

The counter is quartz in Fiji White.

The bathroom and kitchen cabinets are Aristokraft in the style Brellin:

The cabinets are white and the island is stone gray -- I color matched that so I could paint the rest of the island when I built it out. (It looks blue in this light but is a very light gray.)

All of our cabinet hardware in the house is from Amerock. You can find our kitchen handles here and our laundry and powder room hardware here.

All of our appliances in the kitchen are Kitchenaid (and we love them!) You can see the beautiful interior of our fridge here.

Our backsplash tile is a 3x6 subway tile with a beautiful wavy finish. The tile is Artigiano and the color is Italian Alps. I had them do a 50/50 running bond pattern.

Our counters are maple butcher block on the island (see this post to see how I treat the wood to hold up to water):

Our sink is black granite and I LOVE it. We had a similar one in our last house. This one is the Silgranit sink from Blanco in the color antrhacite:

The shower floor is Excalibur hexagonal mosaic tile in Timber Wolf (153) with the same dove gray grout:

I LOVE our shower floor! I originally wanted a pebble tile, but didn't want to worry about cleaning all of that grout. This is much easier to keep clean.

Our tub is the Jacuzzi Fiore free standing tub:

I thought we would miss the jets in our old tub, but this deep soaking one is awesome! You can see how I made that simple candle ledge here. Our granite counters in the master bath are called Gray Sky with undermount rectangle bowls. The door hardware throughout the house is Kwikset Ashfield in iron black:

Our doors are solid core, five panel Conmore doors.

The fireplace surround is 3x6 subway tile, similar to the Artigiano used in the kitchen. It has that same wavy, hand made look that I love. I believe this is our fireplace tile, in the color Gris:

Mid-Century Modern Ikea Play Kitchen Hack!

I know I’m not the only parent that obsesses over the kids items that we bring into our house. Aside from being fun and safe, I also have a strong “need” for everything to be extra cute and match my color scheme and decor as well. I’ve done some DIY projects totally from scratch to be the most adorable possible (like this toddler activity center), but I also wanted to set Lola up with a play kitchen in our den to (hopefully!) entertain her a bit while we make dinner nearby. So an IKEA play kitchen hack seemed like the perfect project to tackle! Here’s how I customized mine!

General Supplies: –IKEA play kitchen –peel and stick subway tile –gold spray paint and clear gloss spray -flat white primer spray paint -paint for kitchen (I would suggest a lacquer paint if you can!) -painter’s tape -piece of foam core board -wood glue and epoxy glue -drill and drill bits -wooden star decal –5″ center to center brass pulls (I used 3 of these) –round gold cabinet knobs (I used 3)

Supplies for stove modification: –12″ rounded rectangle board for stove –4″ circles (2 of them that are 1/8″ thick) –gold and white vinyl –small brass knobs

Supplies for light fixture: –wooden ball (4.5″ size) -1/2″ wooden dowel rod –4″ wooden circle (1/2″ thick)

First, I started by painting the sections of the kitchen the colors that I wanted. I found it easier to assemble the bulk of the bottom and top halves first so they would stand upright while I painted them and then did the doors and countertop piece separately. My first tip for you (that I learned from my mistake) is to try and sand the super smooth surface of the kitchen pieces first and then do at least one coat of a good primer first before painting. The bottom half that I painted with a regular semi gloss pink paint comes off a little easier than I would like compared to the harder drying white lacquer paint that I used for the top, and I think a light sanding and a primer would have helped that a lot. I figured the lacquer would be more durable, so that’s why I used it for the counter area and I think it definitely is a harder coating.

Once the main sections were painted, I spray painted the kitchen faucet and sink with the gold paint and then with the clear gloss once the gold paint was totally dry. I “mounted” the faucet on the cardboard from underneath with screws so it would stand upright while I painted it—otherwise it falls right over!

I decided to do an undermount on the sink to give it a more luxe feel, so we just centered in on the bottom side and used 4 small wood screws to screw it in place—looks so much cooler!

I wanted to add some realistic looking subway tile to the backsplash, so I used peel and stick tile to make it happen! Since the bottom and top have a backboard but the middle section doesn’t, I just cut a piece of foam core board a tiny bit larger than the opening, and tiled the board to each edge with the tile. Once the tile was on, we loosened the top section of the kitchen enough to wiggle in the board so it was flush with the back and then tightened the screws back in again and it’s wedged in there pretty well. You could always put a brace of some sort on the back if you felt your toddler would push it through, but it feels pretty solid to me so I left in in there. We also did some white acrylic caulk around the edges to hide any of the seams and that made it look a lot nicer as well. I also tiled the top section so it looks like it goes all the way up the wall, so you’ll want the 10 square pack if you want both tiled, but the 5 square pack is enough to tile just the bottom backsplash.

I wasn’t real excited about putting the original stovetop back on since it was black and kind of ugly next to all the new colors, so I decided to make my own little stovetop by gluing a thin wood board over the hole and adding two painted circles and small brass knobs to act as the stove controls. To make the burners, I cut different sized gold and white circles out of vinyl and then layered them on top of each other so it made a bullseye effect when layered.So much cuter!

Switching out the hardware was pretty easy (although you could paint the handles as well for a budget version) and I also painted a gold star wooden decal to add a bit more midcentury style to one of the cabinet doors.

You may notice that I decided to leave off the rod that came with the kitchen. The pot and pans set I got for her didn’t have holes drilled for hanging and I decided that I’d rather hang a wooden globe light there instead, so I left it off. To make the globe light, I drilled a 1/2″ hole through my 4″ wooden disc and then drilled about 2″ into the top of a wooden ball. I used a piece of a 1/2″ wooden dowel rod as the connecter (which you can cut with any kind of electric or good old-fashioned hand saw) and glued them together. Then I painted it all white, divided the ball in half with painter’s tape, and painted the top half, rod, and disc gold, and glued it under the top cabinets. For extra stability, I also drilled a screw into it from the top in the microwave area—how cute is that?!

OMG, it’s juuuuust too much in the best possible way! I love how it totally fits in with the rest of our decor and looks so luxe as well. To make it more budget-friendly, you could paint the existing handles rather than get new ones, paint subway tile grout lines instead of the peel-and-stick tile, and leave the stovetop as-is rather than make my wooden version. Lola has been obsessed with it since we showed it to her this week and she also loves the wooden shopping cart, the gold/wooden pots and pans, and the wooden fruit we got to go with the kitchen. It’s definitely projects like this that make my mom heart swell and I hope you get a chance to makeover your own kitchen too—it’s so fun!! xo. Laura

Meet Ashleigh, my HERO from Stone Link; she may look young, but Ashleigh is super knowledgeable about all types of stone, quartz, tile, sinks, iron doors….and probably much more I don’t even know about!

Stone Link is located on Highway 80 in Longview, & they have a super extensive showroom and stone yard full of the most impressive displays I’ve seen this side of the Dallas design showrooms….just take a look at the view from their front door:

Nice, huh?! This is only a tiny part of the showroom, but the rest you’ll want to explore on your own….

OK, so here’s the story of my urban cottage’s countertops: I really really wanted to use quartz in the kitchen of this house; I had wanted to use it in a former Lake Cherokee remodel, but alas, that was 2008 and it was quite a bit more expensive than granite…..which always seemed strange since granite has to be formed over thousands of years, in the earth, by pressure, and therefore is a limited resource. Quartz, on the other hand, is man-made using 8-10% polymers etc, and roughly 90% crushed quartz….which is actually usually crushed or waste granite, marble & natural stone or recycled industrial wastes like ceramic, silica, glass, mirrors, etc. The pricing on quartz countertops is usually still higher than granite, as demand has continue to drive the price of granite downward….and while quartz started out ‘trying to look like granite’, the trend now is towards very different-looking quartz material that doesn’t resemble anything nature made! I see it as a great way to recycle waste material, so it’s a win-win scenario!

Soooooo, weeks ago I visited Stone Link on a Saturday; it was D-Day. I had to know whether or not I could get quartz countertops into the budget, and pick out the granite if not. I was so lucky to meet Ashleigh, who was totally prepared to answer all my questions, figure estimates based on my kitchen/bath scaled drawings, and was generally all-around encouraging & helpful. And here is how she made it work for me:

These are 3 pictures of the beautiful PRE-CUT slabs of granite and marble Stone Link has on hand; the selection always varies, and presumably the more desirable slabs sell fastest….though really, aren’t they all beautiful?! By using pre-cut slabs for both of my bathrooms (thus greatly decreasing the labor involved) we were able to save enough off of my countertop budget to do quartz in the kitchen for just a TAD more….and I decided it was worth it! So I picked this quartz, which looks a great deal like Carrara marble:

And for the two baths, I chose these 2 slabs (honestly I went back and changed one of them a few weeks later, but still chose from the pre-cut slabs)

If you’re wondering why I wanted quartz in the first place, here is a good resource for the comparison between granite, marble & quartz. But one of the main reasons for me is that granite has to be sealed, & re-sealed yearly, as it is a porous material. (and most granite owners fail to re-seal….life gets in the way) For a cook’s kitchen, quartz is actually a harder surface, & easier to keep clean….& it never needs to be sealed. Also, my vision for this kitchen included white countertops; while there are now more white-based granites available, they are premium-priced & still, more colorful. Carrara marble is a traditional choice for a cook’s kitchen, but marble is soft & porous….so this beautiful quartz was my favorite choice to give the best of both materials.

I’m happy to say that my lovely countertops were installed last Thursday, and while I’ll give you a tiny peek now….you’ll have to wait a week or two longer to REALLY be awed! Here’s why:

The house is in serious finish-out phase right now, but that makes it hard to get good pictures of any one thing! Because we are ‘layering’ the tasks to get me moved in on time (and just because I think that’s the best way), we were still operating this past week without any interior lighting. The electricians will be back this week to put in the final service panel and install ceiling lights….AFTER the ceilings are painted. So these pics are going to look really really rough….and you may well not believe the house will be ready for movers in 2…..yes, 2 weeks. But we do have a plan……stay tuned

And….first look at the hall bath counter installation in progress; later that day the undermounted sink was installed beautifully! But…speaking of sinks…..

The sink issue reminds me to pass on to the uninitiated what can happen the day of countertop installation, in hopes of preparing you to, well….be prepared!

RULE #1: HAVE ALL YOUR FAUCETS ON-SITE!

Having been through this a gazillion times before, I knew this rule….so Roger made sure the plumbing fixtures were all delivered to the job-site on Tuesday, to be prepared for Thursday. If you’ve never had stone countertops installed before, it’s crucial to have both the sinks and faucets available. Often the fabricators will install a standard stainless sink in their workshop, making it necessary to get it TO them ahead of time – which is also why they often include the sink in the price of the job. But in my case, the apron sink made it necessary to install on-site, as the cabinet front had to be modified at the same time. They also elected to install the 3 bathroom sinks on-site, as they were porcelain bowls that could have broken in transit, since they were transporting quite a bit of stone.

But you also must have your faucets on hand for the installers, as they will need to cut the holes after the countertops are installed. Some of my clients have been surprised to find out that “faucet holes” are not standard; they each come with a template to be used for cutting the holes, so there is a proper fit when they’re later installed. And if you think about it, some sets have a separate hole for the sprayer, lotion or hot water. (mine has only one hole, as I prefer a pull-out sprayer, and have NEVER ONCE used the lotion, soap or hot water hole effectively)

So I arrived at the house Thursday mid-morning to make sure all the faucets were laid out in the right location in case I couldn’t be there when they needed them. It was only then that I noticed the kitchen faucet & drain were NOT in the big box of plumbing fixtures that had been delivered! After a few calls, we determined they had just been left off…..so fortunately Coburns had the faucet in stock, and I only had to make a quick trip to pick it up and have it available….I was so thankful not to have interfering appointments that day so I could do it! Then later in the day I returned to the site, knowing they were finally there and working. Much to my delight, I saw that one bathroom countertop had been installed, and they were working on the master bath! PROBLEM #2!

RULE #2: Make sure your plumbing fixtures are measured correctly!

Remember these lovely round porcelain sinks from an earlier blog post? I just loved the shape, having never seen this exact elegantly curved and perfectly round sink. And I made sure to pick out a high-arc faucet that would reach over the rim and not splash water outside the bowl. What Ashleigh and I both missed was actually measuring…..one thing that IS standard is the depth of a bathroom countertop! As I arrived, the guys were standing there scratching their heads over the master bath slab, with the lovely sink sitting atop it for placement. What they were trying to do was mark exactly where the hole would be cut; this involves placing both the chosen sink and the faucet on the surface to be marked precisely (and since I have double sinks in that room they needed to match exactly as well). They not only need to LOOK right on the slab…..they also have to take into consideration the inside edge of the front of the cabinet, and the granite overhang. They were scratching their heads because I walked right into them realizing this just wasn’t going to work! The sink was too large to possibly fit it onto the countertop, unless I was willing to put the faucet on a side corner…….NOPE!

A quick call to Ashleigh confirmed that I was in fact the FIRST purchaser of these elegant new sinks…..and nobody yet knew they were too large for a standard installation! (The way they would work is to have the faucets wall-mounted, but that’s not a modification that can be made this late in the project). However, this is where flexibility is key to a successful remodel: we both knew they had just gotten in 2 sinks from the same line which were a softened rectangle shape. Ashleigh had actually called me to come in earlier in the week to see the new ones and make sure I didn’t want to switch. So there was the solution! She immediately sent out the alternate sinks and the job continued. I’m sure the new shape will grow on me, but on a project this size one really has to be flexible and not sweat the necessary modifications! Be the end of the day, the installers had finished all of the countertops, sinks, backsplashes and final corner polishing….and they are just beautiful! Unfortunately, I cannot show you how pretty they are, as this week all the interior painting is taking place….and the countertops are safely protected, not to be fully unveiled until it’s safe! However, I DID give you a sneak peek. Next time you see them, I hope you love them as much as I do!

I can hardly wait to reveal the gorgeous new kitchen backsplash I switched to this past week! I changed from a basic greige subway tile to an iridescent subway that pulls in the grays, bronzes and aquas in sight of the kitchen, very very subtly. Pictures do not do justice to this lovely tile, so just know I’ll show you very soon!

Our New Office Bathroom!

Our new, bigger, better space is under construction and we will be moving in middle of this month (we hope). While planning the space we realized we had to completely renovate the bathroom studs in on the QUICK, which meant sourcing items that were in stock or quick ship. We turned to Designer Bath in Beverly, MA to help us source great looking items that we could get speedily. They carry a lot of the brands we work with on a daily basis for clients, so while I was familiar with a lot of the lines, I had no time to get this all scheduled on my own. So the owner Robin stepped in a coordinated the whole order for me and everything has arrived on time. Before we start installing the pretty stuff I wanted to share the design concept with you!

The bathroom is small and windowless so I wanted to keep it bright, clean but with a SMIDGE of drama. One wall of the space is brick (11.), which will be painted Sherwin Williams Greek Villa (the whole entire office will be painted that color, actually), so for the other walls I wanted to use a really fantastic paper (3.), which is Miles Redd for Schumacher’s Brighton Pavilion in the grey colorway. I love the traditional pattern, but the modern funkiness this paper will create. And it’ll go well with our goregous flooring (again, throughout the whole space) which is this vinyl plank from Lowes (12.)

I chose a sleek white 36″ vanity (5.) to compliment the paper and floor, but plan on swapping the hardware for this really cool campaign style set (7. knobs and backplate). I think this will give it a slightly more traditional flair, but in a modern way. We chose to use the Cararra top (9.) and rectangle undermount sink from the same vendor to keep things easy (plus, they look awesome). The American Standard Town Square toilet is one of the best looking options out there- yes, there ARE pretty toilets! We did polished nickel not only because it works so well with the paper, but also because antique brass finishes are never in stock. If planning to use any satin or antique brass plumbing fixtures in a bath renovation be prepared for the 6-8 week lead times! Speaking of that, the faucet we chose was Brizo’s Baliza (8.) with the cross handles in polished nickel- a great mix, again, of traditional and modern. We ordered matching hand towel ring (4.) which I plan to top with some nicely monogrammed handtowels. Hey, a nice work space is great for morale- and that includes the bathroom! To top it off we chose one of my FAVORITE sconces, the Hudson Valley Logan (2.) in polished nickel (the brass version is amazing too). I am still slightly undecided about the mirror- I may use a vintage one I have or this Anthro one (1.) I have liked for a while.

This space is in the “back room” which needed to have a drop ceiling. So I found some relatively attractive drop ceiling tiles at Lowes that look slightly like a paneled ceiling. Better than the old stuff, right?

Check back in two weeks when things are almost complete as I’ll share the reveal of this space then! Childhood Dream Home On The Seashore

400 square meters of dream house stands in Varna, the resort town of Bulgaria, created by By Dezest Design. It materialises from the customers childhood fantasies of building a home on the picturesque seashore. A monolithic reinforced concrete structure supported by several supporting columns and walls, the house presented an interior space that was possible to plan most effectively. The interior is an amalgamation of cultures, traditions and trends that reflect the character of the customer and his family. The fusion includes elements of modern Japanese minimalism, Bauhaus, and ethnic details native to South Africa–though it is light and air that are the protagonists of this inspiring design story.

A modern fireplace lines up flickering flames across a white and wood tone living room. A huge projector screen drops down in front of a stairwell with an illuminated balustrade. Its bright LED strip accentuates the linearity of the hearth.
