Do you think John would've been a good father if he ever got the chance to meet Frances?
I think he would have been. Although Laurens never had the opportunity to be a father for Frances(which I’ll get into later on), he had essentially been acting as a parentalfigure since the age of 15. John’smother passed away in 1770, leaving Henry to raise the five Laurens children(including newborn Mary Eleanor) on his own (but also likely with some helpfrom the ~300 slaves on the plantation). At this time, John began to take on more responsibilities in lookingafter his siblings – not just as an older brother, but as a sort of proxy forthe mother they had lost. This role isbest seen when John and his younger brothers Harry and Jemmy went to Europe fortheir education. Although they receiveddifferent schooling and were sometimes at different locations, John often tooka very active role in teaching his brothers and ensuring they were receivingthe best education possible. Particularly interesting is the transformation that Harry exhibitedduring this time period. Prior to Johntaking on his role as parent and tutor, Henry often remarked that Harry’s intellectwas inferior to that of his other siblings’ and made comments such as these (toGeorge Appleby, September 26, 1769):
“Harry is a little thick Headed, loves Marbles, Tops, andTumbling much more than his Books and in time may make a driving Shipper or atolerable Will Wimble.”
After John’s care and instruction, we find passages such asthese:
“Harry goes on very well. Tell Mr. Gervais that beyond myexpectation he has lately won a Silver Medal for Some performance at the GeneveCollege which according to their order he wears in a button hole.” – HL to hisbrother James Laurens, December 16, 1773
“My little Harry is busy at my Side making his Latin Versesfor Monday Morning_ a little while at making one or two quicker than he isaccustomed_ he exulted and exclaimed ‘Apollo favours me to night.’” – JL to HL,February 18, 1775
“Harry spent his Easter Vacation of three days, with me_ andis improving every day in Strength Activity and Knowledge_ he ask’d Leave of MrHenderson, to go upon the Water with the rest of his little Comrades, this is afav’rite Diversion of the Westminsters, but was prudently refused him by hisTutor_ who however to pacify him, said that he would write and ask your opinionof the Matter; the little Man complaind that before your Consent can beobtain’d the Season for this pleasurable Exercise will be almost past_ uponapplication to me, I told him he should go with me at proper times, accordinglyhe has been once or twice, and rows, and uses the technical Terms like a littleWaterman.” – JL to HL, April 20, 1775
“Harry enjoys vigorous Health_ nor does he want theagreeable Appearance of it on his Cheek_ while Increase of Strength and Statureprove the Reality_ he and I spent the last Holydays very agreeably at the HotWells” – JL to HL, March 20, 1776
There are two main things to note here. First, Harry seems to have excelled in schoolunder John’s guidance. Where Henry hadbeen reluctant or unwilling to see Harry’s potential, John fostered Harry’sability with gentle encouragement and praises and helped him grow into anaccomplished young man. Secondly, wealso see that John set aside time to spend with his brothers enjoying someleisurely activities, such as boating or exploring the local attractions of thecity. He showed great care for hisbrothers and wanted to provide them with both the education they needed and theleisure time they deserved to enjoy as children. There are also some passages similar to theones above that illustrate John’s relationship with Jemmy:
“Letters from Walsall from Mr. Stone and our dear littleJemmy, are inclosed_ will you indulge him in his Plan for spending WhitsuntideHolidays? I promise to take great careof him, and shall be glad of an oportunity of having him under my eye for aweek or two_” – JL to HL, January 20, 1775
“The Recommendation of other Schools besides those I hadseen, particularly of one at Brompton, prevented me from fixing James, so soonas I expected_ the Absence of the Master from the last, (it being the Vacationof Bartholymew Tide,) hinder’d me from determining with respect to it_ and someCircumstances of Situation the, Air of the School, Behaviour of the Usher,& Performances of the Boys, incline me to stay till I see him_ which willbe this afternoon or to morrow morng early_ the Price is £20 an. And 5 GuineasEntrance_ Either this or the Greenwich School, which is somewhat dearer £25 an.And 5 Guineas Entrance, will be determined upon at least till fartherDirections from you_ there is this advantage attending the Greenwich Schoolthat the Master is well known to some of your Acquaintance, and that Mr Manningin particular has an Influence over him_ I had some objection to his Pedantry, which however may not be hurtful to so young a Spark as James_ and indeed I wasafraid that from the Situation of the Academy the Young Gentlemen might besubject to hear a great deal of Blagardism from the kind of People who are inand about the Town_ but as they are never Suffer’d to go abroad without an Usherwho presides over all their Diversions_ have a large Play Ground within theirown Inclosure_ and when they go out of this, are guarded as abovementioned, andwalk only in the park and on Black Heath_ my Fears may have been ill grounded_The little fellow has employed his Time with me, in Latin, and writingGeography, which he and Harry are fond of_ and the little Course they aremaking, to be continued occasionally when they come to see me, will be sent toyou when finished and I hope will give you some Pleasure_” – JL to HL,September 4, 1775
From these examples, it becomes quite clear that John wasquite capable of raising children (and very willing to do so) when given theopportunity. Had John been able to meetand raise his daughter Frances after the war, I think he would have been a goodfather who would have played an active role in her education andupbringing. Of course, we cannot be sureof what would have happened in this alternate reality, but given John’s pastexperience with children, I think this is the most likely expectation.
As for John leaving before Frances was born and neversending for her during the war – @ciceroprofacto and I have made posts aboutthis here and here. Essentially, it isunfair to ask that John bring his sick wife and child across an ocean andbetween two warring countries, and it is unfair to give John flack for notseeing Frances during the war when many other men of the time also left wivesand families to join the fight (and they, for some reason, don’t get nearly asmuch hate for it as John does). Isuggest reading the posts I linked above for more detailed explanations of John’ssupposed “failures” as a parent and why they may not have been as serious assome people like to believe.

[Insinuation 2.7]
(Sorry about posting these out of chronological order; I didn't have a Tumblr blog yet when I first posted this one. Also, consider my liveblogs of 1.1 -> 2.6 lost to the ether.) [Insinuation 2.7] Brian and Alec were good looking guys, in very different ways. Lisa was, on the sliding scale between plain and pretty, more pretty than not. So Taylor admits to checking all of them out and also to finding them all attractive. Undersider harem when? Bug Please don't stick please don't stick I still want her name to be something cool like Myriad, but there's bound to be something of a joke to it. Lisa, though, put one of her arms around my shoulders and gave me a one-armed squeeze of a hug. She was a little older than I was, so she was just tall enough to be at the perfect height to do it. What caught me off guard was how nice the gesture felt. Taylor is attracted to girls theory: Confirmed?????? Actually, I get the impression that Lisa is supposed to be this but it's not quite coming across right and makes it seem like she has a thing for Taylor. We passed a twenty-something artist and his girlfriend, sitting on the sidewalk with paintings propped up around them. The girl waved at Lisa as we walked by, and Lisa waved back. Guessing she's an important character, a cape probably, but not one of the Undersiders. Circus? Spitfire? IDK I know too few names at this point. Alternatively, that was Uber and Leet. If that's the case, Leet was probably the girl and Uber the artist. If Tattletale's really a hacker, it'd make sense for her to be friends with someone named Leet. I supposed they might have a TiVo, though I’d never seen one. TiVo?????? Seriously, though, the Undersiders have a pretty fucking sweet loft. Also, Alec's an artist apparently. Knowing young fiction, this will either be the only thing he talks about ever or he'll never mention it again. ```“I’m jealous,” I admitted, meaning it.
“Dork,” Alec said, “What are you jealous for?”
“I meant it’s cool,” I protested, a touch defensively.
Lisa spoke before Alec could reply, “I think what Alec means is that this is your place now too. This is the team’s space, and you’re a member of the team, now.”How all great friendships start.“Last time he went up against Shadow Stalker, he came back here and bled all over a white couch,” Lisa groused, “nine hundred dollar couch and we had to replace it.”
“Fucking Shadow Stalker,” Alec commiserated.OOOH! Shadow Stalker sounds like they might be a rival villain. (Part of Faultline's group, maybe? Or perhaps the Empire, though the Undersiders don't seem to have major issues with them yet.) Can't wait to see them.Brian came back from the other end of the loft, raising his voice to be heard as he approached, “Rache’s not here, and neither are her dogs. She must be walking them or working. Dammit. I get stressed when she’s out.” He approached the couches and saw Alec sprawled on the one.OK now I'm 99% percent sure Brian and this Rachel girl are a couple, or he wants them to be. Or alternatively, she really is a mass-murderer with a dog fetish and that's why he's worried. Either way, isn't her identity public? If so, _why_ does she walk her own dogs, instead of having the other Undersiders do it for her? Indication of obsession? Possessiveness? Or maybe they have someone who can disguise people; Regent, maybe? Not sure if it would fit with his name, though. Regent, to me, suggests he might be part of some sort of Parahuman lineage (not sure how far back it could possibly go, since didn't Scion only appear in the 80s?) and that his power is _really fucking good_. He's their heavy hitter, the one who packs the most punches. Maybe he's a mini-Superman, complete with the "powers as the plot demands".“We’ll get you one,” he said, like it wasn’t even a concern. It probably wasn’t. “We generally haul in anywhere from ten grand to thirty-five grand for a job. That gets divided four ways… five ways now that you’re on the team.”Sounds like Taylor will be rich very quickly; she'll probably be against spending the money at first but give in after a little. She is the Queen Of Slippery Slopes, after all. In fact, I suspect the Undersiders are aware of that, b/c of Tattletale and are actively baiting her into falling all the way down and becoming a villain. However, they probably won't like the new, unrestricted Taylor Hebert.“I do know everything,” Lisa said, “It’s my power.”Still thinking superpowered hacker, possibly with some sort of tinkery flavor to it, with a probable focus on spying on and tracking people.“What?” I said, interrupting Brian. My heartbeat quickened, though I hadn’t exactly been relaxed to begin with, “You’re omniscient?”
Lisa laughed, “No, no. I do know things though. My power tells me stuff.”
Swallowing hard, hoping I wasn’t drawing attention by doing so, I asked, “Like?” Like why I was joining their team?
Lisa sat forward and put her elbows on her knees, “Like how I knew you were at the library when I sent me the messages. If I felt like it, and if I had the know how, I’m sure I could have figured it out by breaking into the website database and digging through the logs to find the address you connected from, but my power just let me skip that step like that.” She snapped her fingers.Damn it. I was wrong, wasn't I? But honestly that's a _horrifying_ power; she just _knows_ things she shouldn't. Like "everything about everyone ever", apparently. Perhaps it's some sort of weird form of clairvoyance; her power sees everything going on at once, but she can focus it on a specific person/area and it'll relay whatever it finds to her for her to make sense of with her deductive skills. Like having an omnipresent, invisible and intangible drone. Heck, maybe she's lying and she's just a Tinker with a specialty in surveillance and cloaking; would certainly explain how Rachel's able to regularly go outside, seemingly. Not giving him a chance to reply, she turned to me and explained, “My power fills in the gaps in my knowledge. I generally need some info to start from, but I can use details my power feeds me to figure out more stuff, and it all sort of compounds itself, giving me a steady flow of info.”Honestly I'm not entirely sure what she means by this, but it definitely seems like _every single one_ of my guesses as to her power was wrong.Lisa’s smile widened, “I’ll admit I cheated there. Figuring out passwords is pretty easy with my power. I dig through the PHQ’s digital paperwork and enjoy a little reality TV by way of their surveillance cameras when I’m bored. It’s useful because I’m not only getting the dirt from what I see, hear and read, but my power fills in the details on stuff like changes in their routine and the team politics.”At least I was right about her tendency to spy on people. And the PHQ's the _Protectorate_ ENE HQ, right? So essentially where the heroes work, and possibly live. Makes sense that Taylor wouldn't want to join the Wards if it's actually like that; she rather seems to enjoy having _something_ of a normal life and the ability to just go home and get away from this, to just be her father's daughter for a while. (Angsty plot twist: He's actually her stepdad, in addition to being a cape (maybe Armsmaster if he isn't a villain; tinkers seem sufficiently bullshit for that to work, and he was relatively nice to Taylor, if a bit businesslike-- _just like her father_.) and she learns both of these secrets at an inopportune time (perhaps after her first mission with the Undersiders?) and ends up leaving him and her civilian ID behind and moving in with the Undersiders full-time.)she grinned her vulpine smileNo way this isn't a fandom meme. Honestly, this just feels like such a memetic phrase and Wildbow _just keeps using it_. There are other ways to call someone sly and mischevious that don't involve how foxlike their smile is. Still thinking she's going to end up with Taylor, eventually and probably only temporarily. Unless she's also a double-agent. Would explain why she hasn't been the nicest to Taylor (she went out of her way to mess with her...), despite seemingly wanting her to join the team and seemingly caring about her. Grue, Alec and Rachel probably aren't going to double-cross the team, however. They seem like they're actually villains, albeit probably sympathetic ones. I can't wait to hear how despite seeming to only be in it for the money, they all have tragic backstories. Actually, perhaps having a tragic backstory is part of gaining powers; Taylor's got a lot of trauma and the Danny interlude did suggest that things turned from idyllic to tragic rather fast. And logically speaking, it makes sense that the villains would all have a lot of mental trauma; they're the people who society has chewed up and spat right out. Calling it right now that every Undersider is some kind of minority or other oppressed group: Brian: Black, possibly not straight. Possibly a single (adoptive?) parent? He seems close to the other Undersiders, so it doesn't seem like he'd live away from them by choice. If he's got a kid who he's desperately trying to keep away from this, things suddenly make sense. Or maybe a little sister/brother (I'm leaning towards sister), if he's too young to even be adopting children? Either way, he's definitely doing this for someone else's sake. If said person is old enough (i.e. 13+; I don't think the Undersiders would employ such a small child), they'll probably join the Undersiders after a few arcs of melodrama. Or if they're not, they'll do it (complete with the melodrama) after they grow up. Which Wildbow may only do so they can be paired with whichever Undersider doesn't get paired up, since I'm 100% sure they're going to end up a set of three couples, instead of a proper team of five. Bonus points if this hypothetical sister thinks Brian's a hero before learning the considerably more unsavory truth. Alec: He's definitely either gay or bi. There is no way that boy is straight. Also, he's got a French name, which is a pretty good sign he's going to be a Flamboyant Gay, especially if he picked it for himself. Lisa: A woman, also gay (probably). Possibly asexual, maybe? (She's definitely not aromantic, though; there needs to be at least something to use for shipping bait and "will-they-or-won't-they" tension, as Worm is basically YA.) Rachel: Maybe she's transgender? I'm guessing here. Didn't Taylor describe her as unladylike in appearance or something like that? Also possibly a butch lesbian* / gender non-conforming in some other way. *If she's a lesbian, Tattletale isn't one. It's a rule of how these things work. Though in that case, Tattletale wouldn't be a proper token character and would instead exist as a plot device / excuse for exposition and probably only exists to avert the Smurfette principle. They didn’t get a chance to tell me. I heard barking from downstairs. A matter of heartbeats later I was standing, three paces from the couch. Three snarling dogs had me backed against the wall, drool flying from their mouths as their teeth gnashed and snapped for my hands and face.``` Rachel can't control her dogs = confirmed? Or maybe she's a bit more unhinged than I was thinking, or both? I'm currently thinking that she's actually the sweetest and most innocent of the Undersiders, appearances be damned (it also makes her alias of "Bitch" rather ironic), but I could be extremely wrong. Since she works with dogs, she also probably has some skill as a vet, and probably acts as the Undersiders' medic as well.
I'm also starting to think that the Undersiders are using their actual names, and that they really do trust Taylor. Unless they're all lying about their names to each other as well as to Taylor, though they seem too much like fire-forged friends for that.

For Us- Part 4
*Authors Note: Growing up in a world where you’re considered different can be stifling. Especially when you open a book or turn on your TV and you see no one like you. This story about two women trying their hand at love is my attempt to help chip away at that loneliness.
It was six thirty Monday evening when Lisa was finally able to leave her office and head home. Her brain was still buzzing with the tasks of the day. On auto pilot, she turned towards the parking garage. “This was on purpose wasn’t it?” The voice startled her out of her train of thought. She spun around to find Kenny, waiting expectantly on the street corner.
“What was?” she asked, unable to contain the smile that spread across her face. Kenny held up Lisa’s intentionally forgotten jacket.
“It was like five degrees that morning,” Kenny said, “You can’t tell me you didn’t notice when you walked outside in a t-shirt.”
“And you can’t tell me you’re in the habit of returning forgotten clothing,” Lisa replied, “I saw that bright pink thing hanging by your door. It didn’t really strike me as your style.”
“I actually just got around to throwing that one out,” Kenny replied, “But this one looked expensive.”
“Do you have something against admitting that maybe you wanted to come here and see me?” Lisa asked directly.
“Yes,” Kenny responded honestly, “People get the wrong idea if they think you actually want to be around them.”
“Well I promise not to let this go to my head,” Lisa assured her. She took in Kenny’s appearance, noticing her dri-fit shirt and running shoes. “Did you run here?”
“Yeah,” she answered
“Would you like a ride home?” Lisa offered.
“No thanks,” Kenny turned her offer down, “I’ve got to get my miles in.” Lisa was disappointed in Kenny’s obvious attempts at stonewalling any further interaction. She had a feeling the blond’s resistance was only skin deep. Lisa was determined to figure out how to get over that wall. “See you around Lis.” Lisa reached forward and stopped Kenny from putting her headphones back in.
“Wait,” she said, “Just answer me this, honestly. Do you want to see my again?” Kenny hesitated so Lisa kept talking. “Look I’m not trying to marry you. What are you so afraid of?”
“Finding you interesting,” the blond answered suddenly, with her usual blunt tone.
“What?” she asked, “What does that even mean?”
“When we talk,” she managed to say, “We click. When we talk. That doesn’t happen often for me.”
“Me either,” Lisa agreed, “So let’s talk again. Friday?”
“I can’t Friday,” Kenny replied. Lisa rolled her eyes. Maybe she wasn’t going to get passed this wall tonight.
“Ok, I get it_.”
“No I mean I really can’t,” she cut her off, “I’m singing Friday. You’re welcome to come if you want. But I was thinking maybe like… tomorrow night… instead?”
“Tomorrow?” Lisa responded. She was surprised that Kenny was actually agreeing. “Yes. Tomorrow. Corner of 2nd and Hood? Six o’clock?”
“Sure,” she agreed, “I’ll see you there.”
~
Lisa approached her favorite sandwich shop at five minutes to six. Kenny was already waiting outside.
“You’re punctual,” Lisa commented.
“Only when I’m trying to make a good impression,” Kenny responded, “Long time no see. How has your last twenty four hours been?”
“Warm and cozy thanks to you,” she responded, pulling her returned jacket tighter around her.
“That jacket looks great on you,” she said, “I’m glad you didn’t lose it.”
“Me too. Have you ever been here?”
“No I don’t eat out a ton honestly,” she shared.
“Well their sandwiches are my favorite,” Lisa replied, “Come on. We have to hurry or we’re going to miss the show.”
“What show?”
Twenty minutes later they were perched on a stone wall in the park across the street from the sandwich shop, eating the best pastrami sandwich in town. Kenny was clearly confused by this choice of setting, but she didn’t object or show any distaste for it. “How’s your sandwich?” Lisa asked.
“It’s awesome,” Kenny said, taking another satisfied bite, “What are we doing here? I thought you said we were going to see a show.”
“We are,” Lisa assured her, “He’s here.” She gestured towards a man pulling an acoustic guitar out of it’s case about twenty feet away. After spending a few moments tuning his guitar he began accompanying himself on an old Jim Croce song Lisa couldn’t remember the name of. “He comes almost every night around this time. I like to come down here and listen sometimes. Especially on really long days.”
“He’s really good,” Kenny commented, “He’s been here all this time and I didn’t even know.”
“Don’t get out much?” she questioned.
“I’ve got my routines and I pretty much stick to them,” the blond replied, “But this is a pretty nice out of the ordinary. Maybe I’ll do it more often.” Kenny ended her sentence with a wink and Lisa felt herself blushing. A familiar face caught Lisa’s eye over Kenny’s shoulder.
“Is that Jason?” Lisa inquired.
“Looks like it,” she confirmed, looking back at the man who seemed to be walking by them in a hurry.
“Wonder what he’s doing?”
“Nosy asshole’s probably spying on me,” Kenny said. Lisa got the idea she was only half joking. “Hey! Jase!” she yelled to grab his attention.
“Hey!” he said, approaching their spot on the wall. Kenny stood and they exchanged a stereotypical bro hug, striking each other roughly on the back. He turned to Lisa with much gentler embrace and a respectful kiss on the cheek. “Lisa you look gorgeous as always!”
“Thank you! It’s great to see you!”
“Is this ruffian bothering you?”
“Definitely,” Kenny answered for her with a grin, “What are you doing here? I thought I told you to quit following me on my dates.” Lisa broke out in a grin at the word “date”. She had been unsure if that is what they were calling this. Instead of risking scaring the commitment phobic singer away, she decided she just wouldn’t mention it.
“You are on a date?” Jason said, beaming at Lisa, “If I would have known I would have for sure been following you. But I’m actually just on my way to buy a book. Remember that girl I was telling you about? I’m having no luck getting her to open up but she always carries around this Bloody Jack book. It’s about pirates or something. I thought if I read it I might figure out some way to relate to her.”
“A pirate book? Good. Maybe it’ll toughen you up some,” Kenny joked while balling up her fist and hitting Jason in the stomach.
“You’re such a dick,” he laughed, pushing her hand away, “You can do better Lisa.”
“Probably,” Lisa agreed.
“Well I won’t keep you guys,” Jason said, “Are you coming to The Top on Friday?”
“I don’t know,” Lisa responded, “Is that too over enthusiastic?”
“No, her ego needs it,” he said, “I’ll see you guys.”
“Later,” Kenny called after him as he walked away.
“What was that all about?” Lisa asked, “I thought he was gay.”
“He is,” she assured her as they returned to their seats, “The girl is a student. He’s a school counselor.”
“Really?” she said, with more surprise than she intended.
“Yeah, he’s not just a pretty face and he can do a lot more than serve wine,” she replied, “He works as a bartender to pay his student loans. That’s why he does Dalton’s during the week. They’re only open until midnight, unlike The Top. So he can still manage to get up in time for work the next day.”
“Wow!”
“I know,” Kenny nodded her mutual amazement, “He’s incredible. If I had half of his drive I wouldn’t be here.”
“Where would you be besides here?” Lisa inquired.
“I don’t know,” she shrugged, “I mean I’m pretty happy with keeping my life simple I just thought I’d travel more. Sing to more people. Maybe I’d be in like… New York, doing what that guys doing.” She nodded towards their entertainment for the evening. “What about you? Did you always want to be a divorce lawyer?”
“Well when I was six I wanted to be a princess, and then also a cowboy,” Lisa joked. She was glad to get a laugh out of the blond. Things finally seemed to be loosening up. “But no. Most of my life was about getting to college. Once I got there I had no idea what to do next. I had absolutely no direction. I just kept getting good grades and tried to point myself down a semi financially stable path. Then I found this.”
“That’s pretty lucky,” Kenny said, “Jason was always the star when it came to school. He got straight A’s while literally, the only thing that was straight about me was the path I walked to the principal’s office constantly. He went off to college and I joined the army.”
“Doing?” Lisa asked.
“Civil affairs,” she said, “We help with the relations between locals and the military. It’s all a little to boring for a first date in my opinion.” Lisa didn’t quite believe that but she let the conversation slide anyway. There was a long comfortable pause where they took in the soft music coming from the acoustic guitar. “I’m not used to carrying on conversations this long. How am I doing?”
“I’ll give it a solid seven out of ten,” she answered. “How about me?”
“I don’t know,” Kenny feigned doubt, “You ask a lot of questions. But I think I’d go out with you again. At least once.”
“I’ve always gotten good reviews on my second dates,” she replied.
“You’ll be my first second date review,” she shared.
“You’re kidding me!” Lisa exclaimed.
“No I’m not,” Kenny confirmed, “You severely underestimate my fear of commitment.”
“You signed your life away to the military. How can you be afraid of commitment?” she pointed out.
“That was the first and probably the last,” she laughed in response.
“Excuse me while I take this legally binding contract I had written up for you back to my car,” Lisa teased. “Seriously,” Lisa continued once their laughter faded, “I’m not trying to marry you. Just get to know you. You don’t have to be so nervous. We can take it day by day.”
“Ok,” she nodded in agreement, “I’ll try.”

Where To Invest in Land
Realestate Purchasing - What Is It ?
Right after running the REtipster Blog for a couple of years, a great deal of readers had requested
me to put together an all-inclusive property investing class, therefore they can learn
most of the fundamentals of how the company operates from start-to-finish, therefore that I lastly
did.
When you purchase a piece of property for your right cost, there are no mortgage loan
obligations to make, no bills to cover, and the price of property insurance will be
minimal (if you've got it in all) and land taxation will be _excessively low-cost_. If
that you want to park your own hard earned money somewhere and forget about it, vacant property might be
exactly the expenditure vehicle you're looking for.
### 10) They Are Not Making Any Longer Of It.
### 2) Raw Property is a "hands off" Investment.
Forget construction! Neglect renovations! You don't will need to be a specialist or
know _anything_ about just how to https://zemq.net rehab your property. Generally in the majority of scenarios, you
genuinely only need to know a single thing: **"could be the property acceptable for
construction?" ** Provided that _someone else_ can construct onto the property if/when they need
to, some substantial portion of the battle is already won.
Now obviously, I wouldn't suggest pulling on the cause on anything like this
if you don't all set to shoot it badly and **handle it like a business**. In case
you believe you have got what it happens and you're ready to dive in, '' I can inform you
from individual experience that _this is an investing strategy that performs
_(believe in mepersonally, I've got a lot of large evaluations to reveal to this). Come check it out --
I believe that you may enjoy it!
### 4) Land Investors Have Almost No Competitors to Address.
### 7) Insert Seller Funding into the Mix and EXPLODE Your Earnings Probable.
## Here Are 10 Good Reasons You Ought to Be Purchasing In Property:
### 9) Land Gives its Operator Peaceofmind.
The REtipster Club is a paid membership internet site that provides usage of the complete-
blownoff, 12-week course on how my land investment business operates (with-
inclusive accessibility to my own gear, movies, and calculators and more as a portion of their
price of entry). If you're looking for an detailed, stepbystep information on
the way I was able to skyrocket my own revenue _on a part time basis_ and quit my occupation
through the ability of land investing, this may reveal to you the way it's done.
### 3) Statistically, Vacant Land Providers are _Highly Encouraged to Sell_.
### 6) After You Learn to Re-search Properties Efficiently, You Can Get and
Offer Vacant Land Attributes _Without Ever Seeing Them In-Person_.
Consider this land is still a permanent, real asset asset that _doesn't_ use,
_doesn't_ depreciate, and nothing can get busted, stolen or destroyed. Put
every one of the benefits together along with your ability to purchase it for next-to-
just nothing... and may you imagine about a better combination?
That I like the simple fact that property simply stays there and also **absolutely nothing comes about**.
Have you had a lot of working with tenants, toilets, bugs, mold, yard maintenance,
leaking roofs, bursting pipes, broken furnaces, and also the _a huge selection of other
problems_ which are included with owning structures? Vacant land will not demand ANY of all
those matters. The moment you purchase it... it stays there, it behaves itself, and
**practically nothing transpires**.
It's a unfortunate offendersince the stark reality is empty property is
capable of producing some **considerable cash stream** plus it is one of many ideal
investments around earth because of its hands-off character and flexibility.
Why?
Because vacant property proprietors (automatically) are ** _constantly absentee
owners_**. When somebody doesn't live inside of (and near) the land
they truly are trying to offer, '' there is certainly not any of a "emotional relationship" -- as
it's not their principal dwelling. In lots of scenarios, you're discover that these
sellers are willing to promote their land to get _pennies on the dollar --_ only
because they don't really live anywhere around it, but it is not providing any income for
these (mainly because they don't know just how to optimize their territory correctly) so that since being a
result, _that they have been considerably more apathetic concerning any of it_. Find these folks, also you
will find some amazing discounts.
Most people don't think about empty property this way, nevertheless the truth is property is
a very important resource with _limited quantities readily available_. Especially
whenever you get property in the path of expansion, you are going to find yourself with a more
restricted strength that _a lot of different people want to receive their practical_. Shares,
bonds, mutual capital and also 401Ks all make sense in some specific scenarios, **and so
does land**. In the event you get into this with the aim of keeping _the appropriate
real estate for your own longterm_ , it will make a lot more feel (and also be a lot more
youtube
rewarding) than every additional retirement motor vehicle out there.
### 5) Land Investors Call Their Particular Pictures.
* It doesn't produce income.
Conclusion It just sits there and also _nothing happens. _
* It is flatout **boring**.
### 8) Land is _Extremely Cheap _to Own as a Long-Term Expenditure.
The ease and stability which comes with possessing the proper object of land,
obtained in the appropriate cost, could **far outweigh** that the multitude of issues
that is included with another kind of real estate. If you've overlooked raw territory
like a workable investment possibility in earlier times you ought to have a couple minutes
and obtain educated on exactly what property is all about!
### ****1) With Vacant Property, That You Don't Will Need to _"do"_ Anything into this
Property.
I Have said it before and I'll state it, **vacant property** is one of many most
overlooked and misunderstood real estate investments in the world.
I'll be completely honest with you. Land investing is _with out question_ ,
the absolute most powerful strategy I have used to make my property investment livelihood.
I have bought and sold countless of empty land properties and created a great deal of
passive income by simply purchasing them with Seller funding.
Every time I tell people I specialize in exchanging LAND, then I get a whole lot of
**blank stares**. There seems to be a widespread (and wrong) premise
that vacant property is a "weak" or even _moot_ investment because...
In 2011, I acquired and bought a parcel of property and fetches **£44,000**. Even the
entire process took me 5 weeks from beginning to finish also for this day, _I've
certainly not viewed this land together with my eyes_. That which has been performed
**virtually,** utilizing the various tools you and I've designed for FREE online.
The beauty of property is the fact that _it will not demand any structures_. This means the
review method really is easy -- also if you do the appropriate study,
it is simple to buy your properties without seeing them personally.
Are you tired of managing such rigid competition on every single residence you take to
to get? Are you really sick to getting out bid on just about every great deal you are lucky enough
to find? Well guess what... there is certainly virtually **no competition** on the planet
of uncooked land investing. You visit... property investors have their own minds
adhered on matters like houses, apartments, industrial real estate and also just like --
because _which is what everybody does_. Most investors don't understand the
superior benefits that have land, which can _definitely_ engage in to your
advantage.
When you buy vacant property the perfect way, then it really is easy to get each property with
your own cash and _completely steer clear of working together with banks and mortgage
businesses_. When I got started as a property investor, I had £3,000 for my identify
and _to the afternoon,_ _I have not ever had to borrow money in a bank. **Ever**.
_For those who understand the best place to search for great bargains on land, it takes **very
very little start-up capital** to acquire your organization ready to go.
When you combine vacant land with all the power of Seller funding, it's a match
built in heaven. It might open the doors up to obtaining a lot more buyers, simply because
many banks are very reluctant to lend cash on empty property. As a result of shortage
of how "easy money" financing, a land investor could use this with their own advantage by
charging a higher-than-market rate of interest and _many people will gladly cover
it_. Seller funding can be also an excellent way to create **multiple streams of
passive income** that act like rental qualities but come with virtually
**not one** of those typical headaches that leasing properties are known to get.
