2023.
Saying this year was rough is an understatement. It's been a hard year for so many people in so many ways and I'm still having difficulty reconciling it all. It's been a year of loss and grief and stress and anxiety and it seems oddly appropriate that I'm wrapping up 2023 sick on the couch.
2023 Highlights:
House Remodeling. We bit off a lot this year, with a half-bath remodel (first major project) and a kitchen remodel (almost done!). This house feels more like us every day and it's rewarding, though time-consuming and expensive. We've replaced all of our kitchen appliances (including installing an over-the-range microwave) and learned how to drywall, how to lay tile, and how to extend our drip sprinkler system. We've also learned how to turn off our water main and that cutting tile is not a skill I'm blessed with.
Cup In Six. Zero regrets about spending an entire bonus (and then some) on the two worst tickets in the stadium so we could be in attendance for a Stanley Cup Finals game (that we won by a good few goals!). Getting to watch the actual Cup winning game from outside the stadium a few days later and be in the midst of an entire crowd singing "We Are The Champions" was absolutely something else. It's been incredible watching this team do what they've done and the way this city has embraced them from day (fucking) one.
Little Free Library. I always wanted to set up a Little Free Library after first encountering them on my first trip to Milwaukee back in 2013. Owning our home (and not having an HOA to deal with) finally gave me the opportunity to do so. It's allowed me to set up something with some Route 66 vibes and also to stock the library with copies of some of my favorite reads (primarily LGBTQ+ YA and children's books). We get a lot of use from the kids in the neighborhood and I'm excited I'm not the only one getting enjoyment from it.
Unraveled. It took me far too many years to evolve my knitting past scarves and the occasional blanket, but learning to knit sweaters and shawls and to appreciate the art ($30 skein price tags and all) of hand-dyed yarn has really enhanced my craft. I've complete multiple sweaters this year and learned to knit cables, and I have a whole collection of yarn and planned patterns in store for the coming months. Next year's goal is to complete my first pair of knit socks.
Continued Travels. Spain, Oakland (x2), Reno/Tahoe, Portland, Denver/Colorado Springs. While the race travels continue to be on pause, there have still been the occasional getaways, mostly brief. I'm being as intentional as I can with making plans to see friends and family. The times come less frequently as the years go, making the moments spent together that much more important.
Books read this year: 103
‘23 playlist (in no particular order): Moulin Rouge Broadway Cast - “Your Song” Alabama - “I'm In A Hurry (And Don't Know Why)” The Front Bottoms - “2YL” The Mowgli's - “Time” Bowling For Soup - “Already Gone” Frank Sinatra - “My Way” Micah Schnabel- “Not The Boy You Used to Know” Otherwise - “No Rain" Queen - “We Are The Champions" Defiance, Ohio - “Anxious and Worrying” Frank Turner - "No Thank You For The Music"

Digital Marketing Strategy – Bars and Restaurants.
45%
Research online before visiting your bar.
What’s your Digital Marketing Strategy?
Eighty-two percent of smartphone users vet their purchases before they buy in the store. A FULL 45% of ANY purchase (including bars and restaurants) informs our recommendations. – Forbes
If you know you’re going to be stalked, why not introduce yourself first with digital marketing?
I have many friends that have gone on from being a bartender to owning their bars. Considering how hard it is to open a bar and keep it open, I find it astounding how few cultivate and nurture an outreach and continuing marketing program. They say the best things in life are free, make sure you’re using free stuff to always be selling your bar. In my experience, ego is a significant factor in this reluctance to leverage your staff, community, and message to get butts in seats. Your community WANTS to support you, why would they if you don’t ask them to?
Resourceful Digital Marketing
There are a million things to do all the time in a small business, and there’s nobody else to do it but you, right? Maybe, but why not empower your staff to enable your customers to advertise for you? The absolute best way to get testimonials and recommendations from your customers is by asking them to leave you a review on Yelp or Google. Believe it or not, people read that, and they act on is. Amazon grew its sales by 29% in one quarter just by integrating a recommendation engine in 2010. People do not want to form their own opinions; they want someone else to dip their toe in the water and decide for them whether or not to dive in.
Most people will be too polite to give you a negative review in the end, but even if they do, you are influencing the mysterious search algorithms that will sometimes be the difference between your success or failure. Recommendations are the NEW WORD OF MOUTH. Ask them to grab their phone, search for you on Google, and leave a review.
Use your Digital Presence to initiate a positive experience
The guest’s first impression of your bar or restaurant begins well before they ever set foot on that tile you so conscientiously picked out. 45% of the time, they have already formed some opinion of you. How do you rank on the search engines? When someone is walking around your neighborhood looking for a place to go, do you pop up on the first page for your service style or cuisine?
Getting that high page rank is vital in super-dense and competitive environments in large urban areas, and which way Google maps points to some degree depends on the work you do. In addition to having updated menus on your website (in text form for the web spiders can search them), you need to make sure your meta tags and formatting is correct for search engine optimization (SEO). When your page does show up, make sure you’re selling your experience. No memes, no goofy pictures of people being drunk, sell the PRODUCT with composed, filtered, and articulate descriptions of your food and drinks.
If you have a web designer, make sure you explain to them the concept of your restaurant, and exactly what keywords are relevant to find your bar. Make sure these keywords are something that would regularly show up in your social media and build your online presence to constantly hammer these terms, so our overlords at Google know that your spot is THE PLACE to be for Labne in the Brewer Hill neighborhood of Milwaukee.
Daily Marketing Integration
Marketing your bar should be part of your day-to-day operations, and to some degree, everyone’s responsibility. There is a causal relationship with tips and guest flow. Obviously, you don’t want your bartenders to be making Instagram stories on shift but they can before the shift, and all they have to do is create a drink or recreate a menu item, and take a photo of it. That photo could be texted to the manager or owner, edited, captioned, hashtagged, and published daily by anyone in the world. Each of these steps has nuance, but the world will forgive you lower quality digital imagery while you’re figuring it out, but they can’t forgive you (or follow you) if they don’t know you exist.
The bottom line is that in order for your business to get past the astonishing fail rate of bars and restaurants, you need a great product, served by happy and knowledgable people, and you need new people to find you all the time. The sphere of your influence hasn’t started at your frontage in a decade. Now it starts with the little computer in everyone’s pocket. They say the riches are in niches. Own your space with digital marketing, and find your audience.
Data Capture
If all this is too much, trust me, I get it. Maybe you just want to play it cool. Whatever your scenario, it’s never too late to start gathering information from your EXISTING customers. Unless they live right above you, It’s extremely to remain top of mind, which is what we really want. We just want to be present, and around when the occasion strikes our guest. We want them to know we’re always there for them with a new drink special, a new dish, or to provide a new recommendation to one of their friends. If you ever stop a New Yorker on the street, you’ll find that they LOVE giving directions.
If you have to, incentivize your staff and guests to volunteer information. It doesn’t have to be something corny like a raffle of business cards for a bar tab, it could be something basic like “Here’s a shot on the house if you give us your business card, we’d love to add you to our mailing list.” — you can choose the shot out of a DNR (“Do not reorder”) bottle and recover the cost of the bottle. Better yet, is an active endorsement.
For help with or ideas on your bar or restaurant’s individual digital marketing strategy, book a chat with Jason any time.

Week 6-Architecture
This week, I chose pictures of decorations in a modern-styled room, tiles on a neighbor’s home in my Milwaukee neighborhood, textured, close-up image of tiles on a vase, and I attempted a sketch of the bride on the Milwaukee River.
This first picture is of some tan/beige styled tiles I found when walking around my small neighborhood in Milwaukee. They were on the outside of someone’s home, and I liked how they looked textured but when touched, were actually very smooth. It was getting dark out, so the picture is not exceptionally clear.
The photo is in my parents’ bedroom in our Milwaukee home. The decorations on the wall of small shelving units and squares adds some dimension to the wall. The textured ceiling is beautifully carved out with lights all the way around adding a modern-type vibe.
This up-close picture is actually a large vase from my work. The pearl and black shiny rectangles are all over the vase and looking as if they are wrapping around, coming to “V” shape. As a whole, it is much lighter to carry than it looks. I believe my director said she found it from a local art store a few years ago but she could not remember where.
Lastly, I attempted to sketch the bridge on the Milwaukee River in downtown, near the Third Ward. I chose to sketch a picture I remember from this past summer during a sunset. The sky was clear, the sun low, and a boat passing underneath taking a bridal party for a ride. With the city buildings in the back along with the deep orange/yellow sunset, I mentally captured this image because I loved it so much. The air was warm but not hot, people were walking around bar-hopping, and the vibe was calm and brought me so much joy.

prologue : pages 1-10 | posting schedule
[image description for vision-impaired readers below the cut]
PAGE ONE
A still lake, woods lining the distant shore. The day is bright, and the trees reflect on the water. The image is overlaid with the location: Bayfield, Wisconsin.
Elsewhere on the same lake, a boathouse and pier extend out onto the water, and a sailboat floats nearby, sails furled out of view. On a far-off shore is a lighthouse, partially obscured by the haze of distance.
Away from the water, situated on a busy street of the Bayfield town center, is a shop with a domed conservatory roof and more windows than walls. Music floats out onto the street, past the eclectic display of potted plants and flowers set up along the sidewalk.
Through the windows, past the painted sign that reads WINCHESTER FLOWERS & PLANTS, is the faint silhouette of a tree.
PAGE TWO
Inside the shop. Three planter trays sit on a countertop, each holding a collection of labeled seedlings. Among the lavender and marigolds, a few unusual flowers are sprouting. Their names, according to the labels, are just as unusual as their flowers: Mary, Tuesday Afternoon, Pie, and Sammy’s Attitude.
On the wall, a pinboard displays an assortment of newspaper clippings and pictures;
A business card for a coffee shop called Elevenses, printed with a picture of a steaming cup of coffee.
A polaroid photo of Dean grinning at the camera while hugging an equally cheerful Charlie, marked Dean & Charlie 2007.
An old newspaper headline that reads “APPLE TREE GROWING IN THE MIDDLE OF WINCHESTER’S SHOP IS NOW 200 YEARS OLD!”
A certificate of appreciation from the local preschool, thanking Winchester Flowers & Plants for their generous donation–carrots given to feed the preschool’s pet bunnies.
A pizza menu with the vegetarian option crossed out. A frowny face has been drawn beside it for good measure.
A child’s simple drawing of a man holding a bunch of flowers beside a tree, labeled Mr Winche Dean.
Another polaroid photo of Dean giving Sam a noogie while Sam grimaces, marked 1999.
A series of instructional images for the care of flowers.
A business card for Benjamin Lafitte, local handyman.
And finally, another, more recent newspaper clipping that reads:
For the tenth consecutive year, Winchester Flowers and Plants has taken the top prize in the statewide Blossom Awards. Consumers and horticultural experts from all over Wisconsin placed their votes at the Garden Expo held in Madison this February, with the award presented in-store over the weekend.
The family-owned shop has been a much-loved part of the Bayside community since the village was first established in 1911, and has been handed down through generations of the Winchester family. Currently run by 37 year old Dean Winchester, who took over the shop fourteen years ago, Winchester Flowers and Plants has become something of a local attraction.
“And it’s not just my winning smile,” Mr Winchester jokes. “We’ve got one of the oldest apple trees in the United States growing right here in the middle of the store. She’s well over two-hundred years old, and still going strong.”
When we asked what he planned to do with the prize money, he told us a small portion was earmarked for celebratory pie, while the remainder would be donated to the newly established Bayside Fire Service.
Mr Winchester extended congratulations to the runners up. Cuevas’ Garden in Madison came in second, while Tracy’s in downtown Milwaukee took third place.
Sitting on the countertop in front of the pinboard is a white coffee mug, printed with a hand throwing the rock and roll devil’s horns gesture. The hand is surrounded by flowers, and beneath it are the words “HEAVY PETAL.”
Musical notes float over the page, and the lyrics to Led Zeppelin’s Ramble On are overlaid in white text.
“Got no time for spreadin’ roots, the time has come to be gone—“
PAGE THREE
Dressed in jeans and a black AC/DC t-shirt, Dean Winchester stands to the left of the frame, facing away. His right arm is tattooed with a simple pattern of flowers and leaves.
The apple tree described in the newspaper clippings stands to the right, growing tall in the middle of the shop, branches spreading wide.
In front of Dean is a work bench, on which a number of potted plants sit. Most prominent is a vine in a dark ceramic pot, marked with the slogan “I Heart Doctor Sexy”
Musical notes float over the page as Dean listens to Led Zeppelin and talks to the vine, encouraging it to grow.
Dean: C’mon, sweetheart. Just a couple of leaves.
Gently, he curves his hand through the vine. Golden wisps of magic swirl around his fingers.
PAGE FOUR
Responding to the magic, the vine—Doctor Sexy from here on out—rapidly grows. Its leaves shoot outward, and it reaches up to touch Dean’s face with more affection than a plant should be capable of. Dean smiles, pleased.
Dean: That’s my girl.
As he speaks, a leaf detaches from the apple tree behind him. It floats slowly down, down, down, to finally land on Dean’s shoulder. It is withered. Dry. Dead.
Dean turns to look at the apple tree in alarm.
PAGE FIVE
Dean stares at the tree, eyes are wide and anxious as he remembers…
The woods of Bayfield, a very long time ago.
In the center of a clearing, Dean—around four years old–stands beside his mother, Mary. She’s dressed in a long, flowing gown. Young Dean is wearing handmade clothes, stitches visible along the seams.
Growing from the earth before them is a young apple tree.
Young Dean: Nuh-uh, this can’t be my tree.
Mary: Why not?
Young Dean: It’s so tiny!
Mary: Give it time, love. Someday it’ll be as big and strong as you, but first you need to help it grow.
Young Dean: Like I helped the sunflower?
Mary: Just like the sunflower.
Young Dean crouches in front of his apple tree, studying it carefully as magic weaves between the leaves.
Mary: Your tree is special Dean. It’s a part of you, so no matter what, you must always listen to what it tells you.
Young Dean: Okay.
Peering through the leaves in awe, young Dean watches the tree grow.
PAGE SIX
Back in the present, just as Mary predicted, the tree is tall and strong. The shop’s tiled floor has been carefully built around the base of the thick trunk, now engraved with Dean’s initials, and the tree’s branches reach up toward the high-domed ceiling. On all sides, countless plants and flowers flank the tree, making the shop feel like a lush forest.
Dean doesn’t notice the glossy leaves and bright flowers of the other plants.
He doesn’t notice the apple tree’s branches still spread wide.
He only has eyes for the dozens of leaves that are dying, dry and shrivelled where they grow. What might be normal for a regular tree is far from it here. This is not just any apple tree.
Dean’s hands spark with magic as he begins to panic.
Dean: No, no, no, no, please—
PAGE SEVEN
Desperate, Dean sends ripples of magic into the tree, pressing his palm to the trunk as he tries to bring the dying leaves back to life.
Dean: Fuck, please— I’m not ready for this. Please.
PAGE EIGHT
As he presses his hand more firmly against the tree, magic flows outward, spreading like veins of golden light through the cracks and crevices of the bark. His hand begins to glow, brighter, brighter, until—
PAGE NINE
—it flares in a blinding burst that radiates outward, obscuring all from sight. The light fades as Dean begs for it to have worked.
Dean: Please, please, please, please, please—
But the leaves are unchanged.
Dean: Dammit.
PAGE TEN
Dean stands beneath his tree, the shadow of its dying branches stretching ominously toward his own across the floor as he stares helplessly. As he watches, another leaf breaks free and falls.
It drifts slowly down to land at his feet, hitting the tiled floor far too gently for something so dreadful.
Dean is silent and afraid.
His tree is withering.

Nightshifter: The Mandroid Recap
Then:
Police Department briefly considers hiring much better qualified fan artist, but then says “fuck it.”
(And shapeshifters are a thing!)
Breaking News:
Outside the City Bank in Milwaukee, WI, reporters standby as they watch a tense standoff between local police and unknown suspects.
Oh, snap. Dean Bean, what have you gotten yourself into now?
One Day Ago:
Our criminally minded Dean Bean is busy flirting (and interviewing) with a jewelry store clerk while Sam interviews another jewelry employee about a recent heist. A former employee was caught in the act of stealing merchandise. A security guard died while trying to stop her. She later killed herself. Frannie, the clerk Dean interviews, lets him know that she wouldn’t mind being interviewed in private sometime.
Dean has to think long and hard before deciding that, yep, that’s a great idea, and asks for her number.
The boys head out. Sam fills Dean in on a bank in Milwaukee getting robbed, much like the jewelry store. They reach the home of, Ronald Reznick, a security guard at the bank heist.
Ronald invites them in when they agree to hear his story of the events. Ronald instantly jumps into Fox Mulder levels of conspiracy shenanigans.
The person that Ronald let into the bank that night wasn’t who he said he was. “It had his face, but it wasn’t his face.” It’s a mandroid! Sam is skeptical, but Dean wonders about Ronald’s surety. So, Ronald pops in a copy of the security tape he keeps for backup, and shows the brothers the man with the laser eyes! Sam and Dean realize they’re dealing with a shapeshifter.
So, Sam puts on his best FBI face and tells Mr. Reznick that he’s wrong, the laser eyes is just a camera flair, and mandroids don’t exist. Dean is sympathetic, but to protect him, it has to be done. Sam gets the video surveillance before they head back to their own motel room, complete with a conspiracy board of their own. Dean is so soft towards Ronald, and wonders how Sam can impersonate an FBI agent so well. Sam makes it clear that it’s best the Ronald stay in the dark --and stay alive.
They track the shapeshifter’s underground path and discover another bank. They head out, in their best security guard service jumpers. They set up camp in the security camera room, and watch for the shapeshifter’s glowing eyes. Just as they’re losing hope, they find their monster --and Ronald Reznick.
While Ronald holds everyone at the bank hostage, Dean and Sam try to calm him down ---with little luck. He doesn’t trust them, wonders if they’re Men in Black, and makes a point to say he doesn’t like Sam. Dean tells Ronald that they believe him. And goddamnit, it’s been so long since I’ve seen this episode, but it’s a classic for a reason. This whole exchange between Dean and Ronald is so good. Ronald is so earnest in his beliefs -and he isn’t *really* wrong that something’s out there. And Dean knows exactly what to tell him to make him feel justified. Ronald agrees to take Dean to find the bank manager/shapeshifter, everyone else has to go in the vault. They don’t find the shapeshifter, just what’s left of him. “It’s so weird. Robot skin is so lifelike,” Ronald marvels. Dean lays down some truth, and locates a silver letter opener.
Meanwhile, the cops are on the case. They cut the power to the bank. Dean and Ronald are heading back to the vault when Ronald thanks Dean for helping him realize that he’s not crazy --mandroid theory aside.
Meanwhile, Sam is harassed by a fellow hostage inquiring about Dean while wearing one of his classic early season Ugly Shirts. The vault opens to reveal Dean, who lets more people into the vault--and lets Sam out. While Dean fills Sam in on the whereabouts of the shapeshifter, Sam reminds Dean that he’s wanted by the police, and the problem of escaping this situation. Dean wants to patrol the rest of the bank for others, while Sam watches Ron. Sam sees no hope for their captor, but Dean’s developed a soft spot for Ron.
Dean stalks the hallways while Sam cracks the vault door open to give the hostages air. A landline phone rings and Ron picks up the receiver and begins chatting cheerily to the cops. (He’s probably about a second away from telling them all about shapeshifter/mandroids.) Sam, aghast at Ron's stupidity, yells at him to hang up. In the vault, the guard starts having a heart attack so Sam calls back the SWAT team leader and asks for a paramedic.
Dean, meanwhile, finds a loose ceiling tile, jimmies it open, and a body falls through. Dean IDs the body as one of the hostages in the vault and heads back to Sam.
And here's when everything goes to (even more) shit.
Sam helps the guard and the shifter out of the vault, ostensibly to get the guard outside for medical attention. Sam takes the guard away while Dean tries to attack the shifter. Alas for Dean, the shifter gets the jump on him and runs off into the shadowed bank corridors. Ron, attempting to be helpful, ever so slowly trains his rifle on the retreating shifter. Unfortunately, Ron steps into view of the window and a sniper takes him out with one clean shot to the back.
The guard abandoned, Sam runs off into the depths of the bank after the shifter, scaring up sundry bank customers and employees as he goes.
Dean has a sorrowful moment with dead Ron, and tells him that he did a good job tracking the shifter. Then he escorts the guard to the doorway and sends him outside to get medical attention. He surveys the scene outside like a soldier, cataloging the swarming mess of cops, SWAT, reporters, and more. “We are so screwed,” he says, escaping back into the bank and relocking the door.
Sam finds the shifter's skin again in one of the stairwells and calls Dean with the update: the shifter’s in new a new form already. Dean starts to round up all the hostages while Sam continues his search of the back hallways.
Outside, the cops in charge find themselves supplanted by the FBI, led by Agent Victor Henriksen. They call in to the bank and Dean picks up the phone this time. Instead of being able to bluff for more time, Agent Henriksen identifies Dean by name. “It’s become my job to know about you, Dean. I’ve been looking for you for weeks now. I know about the murder in St. Louis, I know about the Houdini act you pulled in Baltimore. I know about the desecrations and the thefts. I know about your dad. Ex-marine, raised his kids on the road, cheap motels, backwood cabins. Real paramilitary survivalist type. I just can’t get a handle on what type of whacko he was. White supremacist, Timmy McVeigh...to-may-to, to-mah-to.”
“You got no right talking about my dad like that.” Dean tells him angrily, “He was a hero.” (Oh, Dean Bean. Terrible father, dedicated hunter. To-may-to, to-mah-to.)
(Side note: Jensen Ackles is so, so good in this phone conversation scene. Vulnerable, scared, and full of false bravado. UGH. JENSEN.)
Dean and Sam continue to search for the shifter when Sam finds a spot of blood in front of a door. When he opens it, the body of a bank teller falls out, her throat slit. They head back to the vault and ask bank teller Sherri to come with them. Sherri’s no dummy and asks to stay in the vault, thank you very much. Sam flashes his silver letter opener and Sherri heads out of the vault with them.
Sam and Dean bring her to the teller’s body when Sherri reacts...oddly. She completely flips out, starts screaming, and then passes out. The Winchesters look between the body and unconscious Sherri in confusion.
But hey, it’s cool. An unconscious shifter is easier to kill, right? Dean gets ready to stab her in the chest when Sam stops him. The dead body is actually breathing! Dead Sherri, a.k.a. the shifter, jumps up and starts fighting Dean while Sam gets the real Sherri away from the fight.
Meanwhile SWAT has moved into the bank. It’s a game of cat and mouse and cat now, with Dean and Sam hunting the shifter while SWAT hunts for them. The real Sherri escapes with a couple SWAT guys and will definitely have zero trauma or questions about her apparent evil twin.
Dean gets accosted by the shifter who continues to fight like a complete badass. He grabs her arm and skin peels away. (Shudder)
Finally, Dean overcomes the shifter and manages to stab her with the letter opener. She dies at last. So, problem one solved. He hears SWAT moving through the hallway nearby and crouches over the shifter’s body as one SWAT member enters the room, cornering him. (Future knowledge alert: it’s Sam! He took out a couple of SWAT guys earlier in the hallway.)
Cut to Agent Henriksen stalking the hallways as SWAT clears them one by one. We overhear two SWAT guys marveling over finding the shifter’s body. “I’m telling you, man. I just walked her out of the bank. She must have a twin sister or something.” (Somebody direct me to fan fiction where it’s just Sherri processing shit and trying to research her nonexistent twin sister. “Mom, why didn’t you tell me about our dark family secret?” “Tell you what?” “Stop lying, mom!” etcetera...)
Anyway, SWAT opens up a small room and finds two mostly naked SWAT members tied up and unconscious on the floor. Cut to two men in black tactical gear walking up the stairs of a parking garage. They head to the Impala, which is parked in a parking garage, and peel off their helmets and masks.
“We are so screwed,” Dean says while Renegade by Styx plays over the scene.
Natasha: GOD DAMN IT THIS FINAL SCENE. It’s so good. It’s one of my all-time favorite scenes from the entire series run. It’s such an excellent use of music - the perfect balance of desperation and badass.
I Never Knew I Had an Evil Quote:
A mandroid?
I like him. He says “okey dokey”.
We're not working for the mandroid!
I know about Sam, too. Bonnie to your Clyde.
Crazy's in there. And I just hung up on it.
You see, he’s got the laser eyes.
Robot skin is so lifelike.

Milwaukee’s Famed Boat-Shaped House Floats Onto the Market for $389K
Google Maps
You want to live in a boat. But not on the water. That’s impossible, right?
Not if you set your compass and steer the captain’s wheel in the direction of Milwaukee. There’s a one-of-a-kind boat-shaped home currently for sale along the Milwaukee River.
Should you have trouble spotting the place, look for the miniature lighthouse out front! Built in 1922, the nautical-themed home is now up for sale for $389,000. The two-bed, two-bath home with aluminum siding is listed with Carole Wehner with Milwaukee Executive Realty.
Located on the city’s trendy East Side near the Oak Leaf Trail, a biking trail popular with locals, the 550-square-foot property is an original “tiny home.”
It’s also more expensive than other homes in the neighborhood, though it’s difficult to find similar comps. The two-story home is listed on the National Register of Historic Places as the Edmund B. Gustorf House, named for its designer and first occupant. With little round windows on two sides of the boat, this landlocked home isn’t exactly seaworthy, but it merits a second look.

Thankfully, the interior is more house than boat. A galley kitchen features white subway tile and the dining space has built-ins and walls made of handsome wood. Banquette seating in the living room is a great spot to read during a Wisconsin winter. (Did we mention there’s a brick fireplace?) The bedrooms feature shiplap walls painted ivory-white, cubbyholes, and built-ins for storing clothes and other items.

$180,000 Homes in New York, Indiana and Wisconsin
Andes, N.Y. | $179,500
A former one-room schoolhouse built in the 1890s, with one bedroom and one bathroom
This historic little building is about four miles from the Catskills hamlet of Andes, which has a few restaurants, a general store, a library and a post office. The George Washington Bridge is about two and a half hours southeast. In the 19th century, the schoolhouse was one of more than 400 in Delaware County and was originally painted white. (Red was reserved for barns.) At one point, there were two separate entrances, for boys and girls, but one has since been blocked off.
Size: 702 square feet
Price per square foot: $256
Indoors: The interior is still a single room, with a vaulted ceiling with exposed trusses, pale yellow walls and a white bead-board wainscot and trim. Electric baseboard heaters and a Jotul wood stove from Norway provide warmth in winter. The kitchen is tucked under a loft and includes a four-burner Gaggenau range. Next to it is a paneled bathroom with picturesque wallpaper (it has a barn motif) and a shower. A staircase leads up to the dormered sleeping loft, which has storage built under the gable.
Outdoor space: Sliding doors open from the side of the house to a small deck. The half-acre lot has red pine, maple and birch trees, as well as a very small pond. It abuts New York City-owned land that will remain undeveloped, to ensure the purity of the nearby reservoir.
Taxes: $2,015

South Bend, Ind. | $179,900
A 1923 brick house with three bedrooms and one and a half bathrooms
This home is in the Northshore Triangle neighborhood, near the St. Joseph River and less than a mile from the University of Notre Dame. It is about 10 blocks north of the home of Mayor Pete Buttigieg. The neighborhood was developed in the 1910s and 1920s, and many of the houses have an Arts and Crafts flavor.
Size: 2,025 square feet
Price per square foot: $89
Indoors: Stucco walls and ceilings and hardwood floors and molding lend character to the interiors, which are notable for their pointed archways edged in rough, contrasting-color plaster. Turning left as you enter the foyer takes you to a living room with a stone-and-plaster fireplace and, beyond that, a carpeted sunroom with a paneled wainscot topped by casement windows.
Opposite the living room is a formal dining room that connects to a recently gut-renovated kitchen with traditional white cabinets with soft-close doors and drawers, granite countertops and glass subway tile.
Three upstairs bedrooms continue the stucco-and-hardwood theme. They share a white-tiled bathroom with a combined bath and shower. A half bathroom with a washer and dryer is off the basement rec room.
Outdoor space: The house is on 0.1 acres and is perpendicular to the street, with the front entrance facing a shared driveway along the side; the driveway leads to a garage with two bays, one for this house and one for the neighbor’s. A sliding-glass door in the dining room opens to a rear deck in the fenced backyard.
Taxes: $2,002 (2018)

Milwaukee | $179,900
An 1892 bungalow with two bedrooms and one and a half bathrooms
Situated among a stretch of cottage-like houses in the Riverwest neighborhood, less than 10 minutes north of downtown, this one-and-a-half-story home is near brewpubs, coffee bars, a good Mexican restaurant and the Florentine Opera Company’s rehearsal space, which is also a concert venue. The Rover West dog park is about five blocks away. A green stretch along the Milwaukee River is less than half a mile away.
Size: 1,116 square feet
Price per square foot: $161
Indoors: Possibly built as housing for employees of the tanneries that once operated in the area, the home was most recently renovated at the turn of the millennium. The large windows were installed in the front at that time.
Knotty-pine floors are found throughout the main level, which includes a foyer, an eating area with an L-shaped kitchen and a living room with a glass door that opens to a rear deck. A tiled bathroom off the living room has a walk-in shower. There is also a half bathroom in the basement.
The carpeted main bedroom upstairs, under the gable, includes a fireplace. It steps down to a lofted area in front of the great window that could be used as a second sleeping area.
Outdoor space: The rear deck stretches between the house and a detached two-car garage with upstairs studio space. (The building has electricity but no heat or plumbing.) A parking slab next to the garage could be used for a third car. The lot is 0.08 acres.
Taxes: $3,744 (2018)

Digital Marketing Strategy for Bars and Restaurants. Branding Hospitality
