Texas Lake Turnover
What is it? How does it happen? When someone says a lake is “turning over,” they are describing a natural process in which the water layers of the lake mix, usually due to changes in temperature. Here’s a breakdown of what that means and what causes it: What Happens When a Lake Turns Over: Lakes naturally stratify into layers during different times of the year, typically with warmer water at…

IMTX - IM #21 & a quick recap on IMWC in St George IM #22
When I turned 50 last year I decided I would be cool with it if I got into the best shape of my life and Kona Qualified again. IMCA last October was canceled the morning of the race due to the Bomb Cyclone (it rained 5 inches the day the race was supposed to happen with winds that knocked trees down on the course; it was the right decision). Ironman let everyone who showed up and registered defer to another race and so this is how I ended up racing in Texas. Over the winter I worked on my run endurance by training for a 50k hilly trail race. I had not heard of TriDot previously, but I kept seeing postings on their free two month program (their marketing is working) and I was intrigued regarding their science based and individually tailored workouts. I wasn’t sure how okay I would be with workouts that are so structured, but decided to give it a six month try and started the first of February. A few weeks in I decided to upgrade with a coach (which I have never previously had) to help me navigate a path through my crazy racing schedule. Cindy over at TriDot gave me a perfect match with Jason McFaul. On to Texas! The day before the race I was doing a short ride on my bike and a Pelican flew across my path, just over my head and scared the crap out of me. For fun (and with a huge grain of salt ) I pay attention to unusual animal sightings before a race and then go Google their meaning. I do the same thing with my race number, but I don’t put a lot of credence into the results (see pics below the text for a screenshot of both). These were both good signs. I had been hoping to have a significant cushion in time off the bike because my run is usually where I falter and get passed. Maybe that was not going to be the case. My family did not go because they are all coming to St George for the IMWC in 2 weeks. I met Janice Hom from Team Zoot who is going for a legacy slot in Kona (12 fulls finished - this is #9 for her) in person and had fun sharing meals with her Thursday and Friday. We had dueling weather apps - the weather channel said 15mph wind and no gusts and Accuweather said 22mph and 40mph gusts. We both decided we liked Janice’s app better. Race morning there is a mile walk to the start which I used to jog for part of my warm-up. The transition area was on the way to the swim start - I stopped to loosen my helmet. My hair always absorbs water and then my helmet doesn’t fit. I have hysterically wasted time in transition dealing with this in the past when I couldn’t fit it on my head. I also took a couple of hits off my rescue inhaler (now 1.5h to start). Off to transition. I took care of business and did some band stretching (broke another band in the process!) and lined up to start early. The swim is an out and back in a lake section and then enters a canal for the last 0.4-0.5 miles. The gun went off and we entered the water 6 at a time with a running start. Coach Jason and I had discussed how I was going to have to work hard to KQ - upper zone 3 all day - and that I should prepare myself to hurt. My RPE was up there in the swim but everyone just swam away from me. My watch was set to buzz every 500m and the first check was slow - 8:00. I was off pace and needed to speed up. I tried concentrating on my turnover and the second 500 was 7:50 - better but not the 7:30 it should be, especially with a wetsuit on. I struggled catching drafts because I was slow for where I started, but I sited well until the turn into the canal. At the race briefing they mentioned there would be arches to swim through before turning into the canal - they were a lot sooner than that, however. This confused me and I almost went the wrong way until the person drafting off of me yelled to swim right! He saved my ass. The canal was quite choppy but it ws fun to have people cheering during the swim. Someone was yelling to “Keep pushing” so I continued to do so. It felt like forever to get around the last turn buoy to shore. Volunteers were amazing helping us up the exit steps and someone unzipped my wetsuit before I even hit land. Wetsuit strippers were back (yay!). I looked at my watch and the negativity started in. 1:08 instead of a low hour - yikes! I’d better hurry up in transition. I thought there could be no way someone wasn’t in front of me. In hindsight, I was having an asthma attack during the swim but it is really hard to recognize one while I am moving. Swim 1:08:03
Transition had the best volunteers. I had 3 to myself inside the change tent - one got me water, one dumped my stuff, and one handed me things as I asked for them. Shoes on, nutrition in my pocket, helmet on and out. I am thankful that the volunteers packed my bag back up so I didn’t have to spend time doing it myself. I did have to get my own bike which was pretty far down the rack. Found it on the first try and headed for the exit. T1 3:49 I used my inhaler right away. Usually, 2 puffs every 4h keeps my asthma in check, but that was not going to be the case today. Maybe because of the wind, maybe because pollen counts were high and my body had not seen some of these allergens since I lived in Miami. I never realized on course that I must have been swimming using a straw to breathe. It just felt like a hard effort that was disappointingly slow. The way out to the Hardy toll road has a lot of turns so it is hard to get a groove on. I had 3 timers set, one every :10 labeled “focus,” for which I did a power check (attempting to average 180 watts), one every :35 to eat a Huma gel and take in Boulder salt, and another alarm every 2h to take an alt red. I planned on using my inhaler every 4h - so during the second alt red alarm. Also, to keep my mind wandering away from my goal (KQ) - I wrote on my forearms in sharpie. “EAT” and “bury yourself” on one arm and SALT and “seek and destroy” on the other. My watch face had heart rate, speed, and watts. My power meter (infocranks) doesn’t always play nice with my Garmin watch. It will randomly change the crank length to 180mm or even 210mm and then my watts will read low. It must have been doing this during the race and I certainly was not going to stop and calibrate it during a race like I would have done while training. ‘Oh well -power is out, let’s just go with HR and speed.’ I was on pace the first 19 miles out to the toll road (expecting 20mph). I had a short mishap on a bumpy section when my right shifter popped out of my aero bar and was hanging by the wires. I frantically crammed it back into the bar stem and it didn’t happen again.Thankfully it was still working. Turning on to the Hardy Toll road was a fat dose of reality. There was a 22-24mph constant headwind. Dammit!!! Accuweather was correct!! Usually I try to think of the wind like Natasha Badmann - I am an eagle playing the wind and I am under the wind. Well - yeah no positive self talk was going to get me to forget a 20+ mph fierce headwind. My speed was reduced to 15mph (average). It was 21 miles of *that* and it was completely relentless. My brain came up with “soul crushing.” Yep that’s it - this is soul crushing wind. Then there was the matter of the bike being advertised as flat. Let me just say - it is not flat!! TriDot uses NASA topography readings and they put the total climbing at 4400ft for this race. There were so many overpasses. My race rehearsals had equivalent climbing so I was fine, but Ironman needs to update the elevation from the old course on their website. There was a 2-4mi section of swirly, gusty crosswind around miles 30-32 and 74-76. When I was at mile 30, the pros we’re going by on the way back and somebody around 10th place crashed during that crosswind section. I decided to get out of aero and ride the handlebars on that section. Draft marshals were out in force but they didn’t seem to be handing out many cards. There was a group of 5 guys drafting (one of them had a Norway USAT tri suit) and they were pissing me off because they would pass me and then slow down so that I couldn’t maintain the speed I had planned. On the third try to pass and get away from them I found myself yelling, “Real men don’t draft, Gentlemen!” They passed me about :15 minutes later but I caught Norway guy in the last 10 miles of the bike. The whole bike I was dealing with my right foot hot foot. My right femur is 1.2cm shorter than my left and so I have a huge vertical footpad on my right foot that swells when it is hot and pushes on my shoe. It can feel like someone is holding a blowtorch to the bottom of my foot. I have not found a shoe with good vertical room (last option is custom shoes) so I have to keep a water in my bottle cage specifically for dumping on my foot to lower the swelling. Usually this starts around mile 70 but it was already an issue at mile 20. I was able to keep it under control. The turn around at about mile 40 was magical (you go about 21 miles south, then 21 miles north for two loops). Woo-hoo! On with the tailwind!! I hit 35mph down an overpass and averaged over 25mph on the tailwind section of the first loop. 20mph (for the entire loop) was slower than I wanted to go. I was looking to average closer to 22mph, but I figured the wind was slowing me down. The first aid station with the tailwind was almost a complete fail - I was going too fast and missed the first 3 tries at water. Got the 4th after pumping the brakes. The tailwind section was wayyy too short and that second stretch into the headwind was looming. That said I was mostly on target and was keeping to plan. “Ok, 21 miles of pain and then you get to fly again.” The wind felt a bit worse on the second headwind stretch. I was still averaging around 15mph average until a chain drop around mile 74 in the cross wind section. I was looking down while shifting when a giant cross wind gust blew my chain off mid shift. Ack! My chain got caught in the front deraileur and I stabbed my hand into the brake lever which was now bleeding everywhere. I pulled over, got the chain back on - nope! Not on. Try again - felt like forever but was probably only a minute. Chain was now good to go and I was back at it. Mile 82 couldn’t get there fast enough. On the last turn around I started noticing how bad the diesel fumes were coming from the highway. The AQI had to be pretty bad. I noticed on the tailwind section that my heart rate was down to 120 and I wasn’t going as fast as the first lap. I tried taking in extra salt (low Mg and K can do this) but it didn’t help. I started coughing a big bronchial cough. My moron race brain was like, “am I sick? Did I get Covid? Why am I coughing?” It took until mile 100 for a rational voice to surface in my brain - “Hey!!! Maybe it’s your asthma.” I got out my inhaler and ended up taking 4 hits and then felt so much better. I stopped coughing and my heart rate went back up to zone 3 but I had lost a lot of speed over a 15 mile stretch. I was never so happy to get off a highway. It was then about a 10 mile stretch back to transition. Again, lots of turns so hard to get a groove on. My cycling legs never fully recovered from my asthma attack. My time was :35-:50 minutes slower than what my training suggested I could do. Add that to a slow swim and I got to the second transition an hour late. There were no butterflies at all on the bike like usual (my cheerleaders). The negative self talk got loud. “I am disappointing everyone including myself. There is no way to make up an hour on the run. What an effing disaster.” Bike 5:53:56
My transition was probably a bit slower because I don’t historically run down my competition and I was sure there had to be at least 4 people in front of me. Bikes are handed off and then you run down a sidewalk to get your run bag. Another competitor commented this was his third IMTX and even though he was in better shape his bike was :35 slower than 2019. Ok ok - that made me feel better. I stopped in the loo with my bag to pee while changing shoes, etc. I then ran into the tent and sat down while a volunteer got me some water, and found my salt and alt red to pocket. Had my inhaler. I grabbed my visor, sunglasses, and race belt and put those things on while running. As I hit the run course a volunteer yelled, “Hey 960, you are in first!” I was like, “Err, what??!!” I asked, “By how much?” He shouted, “5 minutes” Oh shoot - 5 minutes is not a long enough gap. This is going to hurt!! New motivation gained - a Kona slot is still mine to lose. All that self deprivation for nothing. T2 4:02 Rolling swim starts are safer but do I ever hate them for racing purposes. You don’t know when anyone around you started the race and when you do get time checks from random spectators (this is SUPER helpful BTW) you don’t know if someone that started later than you is actually virtually ahead of you (and just hasn’t reached that particular time check yet). I was running scared the entire marathon. The run course at IMTX is hands down the best on the Ironman circuit for spectator support. Simply amazing. It was 84, partly cloudy (mostly cloudy) and I was doing my best to manage heat since we had not had many hot days in Nor Cal. Ice in hands, ice in bra, water down my head/back at every aid station. I had not previously practiced pouring water over my head with my salt and alt red in small tic tac containers in my back pocket previous to this race. Those tic tac containers worked great on the bike but NOT great on the run. At mile 3, I reached into my back pockets for my salt (the Women’s zoot kit has no leg pockets which I would prefer). To my horror, the salt has liquified, dissolved, and has been washed out of the container. Crap!! Maybe I can dig some salt up under my fingernails at the bottom of my pocket? I reach in, pull my hand out and it is COMPLETELY covered in red. Looks exactly like blood. Moron race brain thinks, “Holy crap, why am I bleeding? And SO MUCH blood. Is my heart rate strap cutting into my back? Did someone scratch me? What in the what? Holy hell that’s a lot of blood. Let me try digging again for salt. Oh no - only blood!!! This is not good for so many reasons.” Moron brain won out for another 2 miles or so while I imagined other people wondering why my back was soaked with blood. Finally, a rational voice surfaced, “Hey dumbass - your alt red dissolved too. That’s beet powder not blood.” *finds alt red tic tac container - confirms it is also empty* *mentally performs face palm* ok ok I am not bleeding out. LMAO. Around mile 5 on the run course you run into a wooded area. TriDot was there cheering which was a welcome boost! Then you run through a neighborhood which is a longer stretch between aid stations. There were amazing residents handing out water and other goodies. I didn’t take a water the first lap and regretted it. Took advantage the last two. I started to cough about mile 5.5/6 and this time was like - asthma!! Hit on my inhaler again earlier than planned. I just ran with it for a while and took like 6 draws. Ok ok - you’re good. Miles 6.5-10 have amazing crowd support. Hippie Hollow was fantastic - got a Groove is in the Heart blasting and I was not allowed to leave without hitting the power up drum - a guy chased me down and made me hit it . At mile 7 a random spectator bellows, “960 you are in first by 5 minutes!” What? I am holding the gap? Sweet! In reality, I had lost 2 minutes which would have been good to know, but the rolling start had deceived that first time check back out of T2. Well, this can’t last. I need to keep pushing. There is a wind tunnel on the run course around mile 8. It had a tail wind going in, there was a turn around at an aid station, and then a full on furnace blast headwind after you turn around. The wind was really pushing hard which will become important in the start of the third lap. During the second loop my cadence went to crap without my salt. I tried pretzels - they barely had any salt on them at all and were like chewing on sand. Who ordered low salt pretzels?? Tried the potato chips and my stomach immediately refused the oil. I chewed some up and spit them out, but what I really needed was magnesium and potassium. Around the halfway point I got a Nuun from TriDot - I think from Jeff but my race brain was in somewhat of a fog. I ate it whole and perked up for a while. I kept hunting for alternate salt sources at every aid station and was kicking myself for not putting any in special needs. I got back through the neighborhood, through Hippie Hollow and the best crowd support. Now it is around mile 16 and I am in the wind tunnel again on my way to the last lap. Just before I climb up the grass to the first aid station on the third lap I notice my Stryd is disconnected- no power detected. I look down and it is GONE. The clip is still there but my Stryd must have flown away in the wind. I did NOT notice. Well, I was supposed to stop paying attention to power at mile 18 anyway per my coach. So now I will definitely not be paying attention to power anymore - just a few miles too soon. I was walking through the aid stations making sure to get enough water and coke down and continued to do the same. The last 10k was go time and I was hoping to get another Nuun at mile 20-21 from TriDot but that didn’t happen. They were all very intent on giving me messages from Jason (I appreciated this very much) that they didn’t hear me ask. Per Cindy at TriDot and my Coach Jason I now knew that I was up by 2 minutes with 5-6mi to go now. Remember the pelican. So I left there without any salt and asked myself if I could keep running hard for 5 more miles and finish. The answer was, “Yes - but I will end up in the med tent.” I had been instructed to run on heart and get deep into the hurt locker these last miles and well, I didn’t have salt, but I did still have my heart. My cadence was still crap, but I dug deep, got into a flow and stayed there. I was breathing so hard that walkers were getting out of my way before I needed them to. Just get through the neighborhood here, keep pushing to where the crowd is at Hippie Hollow. Then take up there energy and just go. Pull the other racers energy as you run by. WAIT. Is that People of the Sun I am hearing? Rage Against the Machine is playing in Texas? Pick someone ahead and get past them - take their energy as you pass. Made it to the turn off to the finish and I think it was Andrew from TriDot who told me I was now 2min behind in 2nd place. Dammit. Well - anything can happen, keep pushing past the finish line. I sprinted down the finish, took a few steps and felt, well, wrong. Run 4:16:30Total 11:26:32
A catcher came up and got one arm and summoned another catcher who came up on the other side. “Do you want to take a finisher picture?” I answer, “No.” He follows up with, “Are you okay?” “No.” “Do you want a wheelchair to the medtent?” “Yes. Yes, please, that would be amazing.” I spent a couple hours in the med tent. Drank 3 cups of broth in the med tent. My peripheral vision came back, but I was really cold. It was 85 outside and I was shivering. The med voluteers gave me two more space blankets - they don’t help. They gave me a volunteer shirt so I could get out of my wet clothes and later brought my morning bag that had my jacket. They took my temperature- it was 95.2. They took it again, 95.4. They don’t believe the oral thermometer and insist on taking it rectally. All the while I am telling them, “Hey, what I really need is magnesium and potassium.” Temp is still 95 and change. They do a blood draw with the worst phlebotomist ever. I know these are volunteers, but could someone draw blood who’s done it before? I have huge veins in my arms (with tracks even - just follow the scars from many years of donating blood), but this med volunteer goes for my smaller veins off center of my arm and is DIGGING. They finally get blood and determine my electrolytes are low (no shit) and then mercifully decide that I need an IV. The IV won’t go in. The volunteer is pushing and digging some more. I am pretty sure I yelled an obscenity and they decided to switch arms. “So sorry. It won’t go in, we have to try on your other arm.” Once the IV went in I was immediately better. Night and day. They told me I would have to go to the ER if my temperature didn’t go up. I started thinking about how I didn’t have anyone at this race - yeah, no, that can’t happen. Can’t go to the hospital. They take my temperature again and now it’s 98.2. It was so crazy that my body went hypothermic from a lack of minerals despite it being 84 outside. I narrowly escaped getting sent to the ER. that IV was magical since I was able to walk back to my hotel room fully coherent. When I turned on my phone it took ten minutes for all my backlogged notifications to cease! Coach Jason sent me a picture of the Kona slot allocation - there were two slots in my age group! I had missed first by just under 4 minutes, but it didn’t matter because there were two slots - yay!!! Thank you everyone who supported me through this race family and friends tracking me online, my coach ( I could not have done this without you), and TriDot getting messages to me, and the incredible crowd support out on the run course.
Epilogue
Two weeks later I participated in the Ironman World Championship in St George, Utah. This is probably the worst memory I have of a race so far - usually I remember the whole day like a birth or a wedding. I came down with a very sore throat and cold about 16 miles into the bike. My performance declined from there. I do remember thinking the ride up Snow Canyon was in slow motion hell. People puking, walking their bikes, one young Team Zoot member crashed and crying at the side of the road. Carnage. My race didn’t get any better on the run. I forced it the first 18-19 miles thinking I could get past the intestinal issues I was having (4x in the loo), but this would be the first race that I wasn’t able to recover and run. I walked to the finish after trying fartlek from cone to cone. This time I asked myself, “Can I keep running and still finish?” and the answer was, “No.” I had to repeatedly tell myself out loud not to close my eyes or stop moving or I would wake up in the ER. Mike found me with a mile to go and kept me awake to the finish. I loved the excitement from Daria and Max every time I ran by in this race - they were running with me and yelling loud enough that everyone around me was smiling. Those few moments during a 14hr plus finish were gems. IMSG was by far (maybe by fifty minutes?) my slowest IM finish out of 22. Luckily, I am participatingn in both world championships this year and I plan to make Kona a coherent race with a proper race report. See you all in Kona :)
TriDot had a huge presence at IMTX. I got to meet a lot of great people and Jeff Raines was supremely awesome giving me a TriDot visor so I can represent.
Organizing race bags
The swim finish
Racking Tiny
So good to meet and spend time with Janice Hom - a fellow Team Zoot member I had not previously met :)
left arm reminders
Right arm reminders
Out of the swim with SOOOOO many fantastic volunteers.
Fairly early in the bike (still smiling)
No more noticing photographers
Still clicking at this point.
There was no smiling on the run.
Pain down the finish chute.
Done and off to the med tent shortly after this was taken.
All the pokes in my right arm. There were three more in my left. The numbers are in the order of stabs. Isn’t #4 obvious to start with??
A big shout out to Andrew Harley from TriDot who took these pictures for me since my family was not at the awards :). It was good to share a smile with Ironman legend, Mike Reilly.

Surprise lei during Kona slot allocation,
Kona!!
IMSG bike taken by Justin Luau. It was a gorgeous ride, but HOT, dry, and windy. There was a LOT of suffering out on the course. This is the first time I have ever gotten wind burn on a bike ride. The loose sand/soil litterally cut lines in my thighs.
This picture perftectly sums up my race at Ironman St. George WC. After getting through the cordoned off race finish maze, I took one look at the grass and decided laying down and not moving was a great idea. Sure, I should probably go try and find my family, but I assured myself that someone would ask if I was okay and I could use their phone to text Mike. About thirty minutes later, another Team Zoot member did just that. Thank you to this Team Zoot angel - I do not remember your name but I do remember your kindness. This is the moment Max and Daria found me after walking past me thinking, “There’s no way Mom is that out of it.”

Jack Bicknell cannot be stopped
Auburn has set its eyes upon Texas and are really liking what they are seeing. Just over a week ago, Auburn landed 4* QB Dematrius Davis. It was believed with Davis on board, Auburn had a great shot to make a strong push for his teammate 4* OG Jaeden Roberts. That belief became a reality today when Roberts announced on social media he plans to be a Tiger.

— Jaeden (@jaeden_kings) May 27, 2020
Roberts holds offers from a long list of suitors including Alabama, Arkansas, LSU and Oklahoma State. Auburn was late to offer but they made him an immediate priority after extending one in February. Landing Davis helped the Tigers cement themselves as the favorite despite Roberts never having visited the Plains.
Highlights
Scouting Report
Unfortunately, I haven’t been able to track down Roberts’s junior tape where he started at right tackle for a short period of time for North Shore before transitioning to right guard. His sophomore tape though gives a taste of his skillset. Obviously, he’s big dude, something that appears to be an important part of Jack Bicknell’s evaluation process. You see 6’5” 240 lbs on paper and worry about this kid being severely overweight but that’s not the case at all. He’ll have to drop some lbs when he gets to campus but he’s not carrying as much bad weight as you might expect.
As for skill, well, Roberts ain’t afraid of contact. He’s a mauler in the box who excels as a run blocker. Moves well despite the girth and I love the highlight of him running down a defender after a turnover. You don’t see that often from big fellas up front. His pad level and balance will need work before he sees time for the Tigers but I really like his upside long term at right guard for Auburn. My guess is this is a kid that needs a couple of years of seasoning in the program before challenging for a starting role down the road. Don’t be surprised if he’s taking over the right guard spot just when his high school teammate Dematrius Davis is taking over at quarterback.
The Class
Hard not to be excited about the direction of this offensive line class. It’s not even June, yet Auburn already holds pledges from four prospects, all from the high school ranks with two rated as 247 Composite four stars. All four are massive individuals as well. There’s a definite change not only in Auburn’s offensive line recruiting strategy but in its evaluation as well this cycle. For now, I feel confident saying Jack Bicknell is calling the shots on personnel up front.
The Tigers might not be done snagging offensive players from the Lone Star State. It’s very likely Auburn adds a tight end in the near future in either 3* Lake McRee or 3* Landen King. Both are former Longhorn commits from the Lone Star State. King looks the more likelier of the pair to join Auburn’s class and is reportedly childhood friends with Davis. Auburn is also hoping to land one more piece of that North Shore offense in long time Texas A&M commit 4* Shadrach Banks. At this point, it looks a bit like a long shot but having two of his teammates on board sure won’t hurt.

2017 Top Games of the Week Recap: Week 11
Week 11 was pretty much everything I wanted it to be. It had big games, big upsets, and the Playoff picture getting a bit clearer. Let’s assess the damage.
Top Ten Games of the Week
10. #19 Washington State 33-Utah 25
SEVEN Utah turnover helped Washington State eke out a win in Salt Lake City. The Cougars got lucky, but that luck is keeping them in the PAC-12 North race.
9. Georgia Tech 28-#17 Virginia Tech 22
Ah yes, this feels much more ACC Coastal than what we had before. A clear #1 and #2 just doesn’t fit this division. Oh yeah, and GT’s go ahead touchdown was on an 80 yard pass play. Very triple option.
8. #15 Oklahoma State 49-#21 Iowa State 42
Well Cyclones, it was a good run. It was your run of the mill, high scoring Big 12 affair. I have to admit I’m a bit disappointed. I think it would have been cool to see Iowa State beat the three best teams in the conference.
7. #8 Wisconsin 38-#20 Iowa 14
Iowa’s only touchdowns came on pick-sixes. Wisconsin allowed the Hawkeyes to gain 66 yards. The Badgers walloped Iowa worse than Iowa walloped Ohio State last week. Via the transitive property, I think we can safely award Wisconsin the Big Ten title already.
6. Stanford 30-#9 Washington 22
PAC-12 After Dark strikes again. Stanford didn’t do much of anything special, they just did everything well enough to slow down Washington. Bryce Love gashed the Huskies defense more than any other RB has so far, but that was pretty much expected. With Washington’s second loss, it’s pretty fair to say that the PAC-12 as a league is out of the Playoff race.
5. #13 Ohio State 48-#12 Michigan State 3
Too bad Ohio State won’t make the Playoff, at their best they’d win the thing.
4. #2 Alabama 31-#16 Mississippi State 24
A perfect final drive helped Alabama avoid an upset on the road to Mississippi State. The Crimson Tide are back on top of the SEC. Undisputed.
3. #7 Miami FL 41-#3 Notre Dame 8
Holy cow. I know there was some turnover help, but this game was basically decided by halftime. I know a lot of people are saying Miami is back, and maybe some of them are joking the way we made jokes about Texas being back, but this sure looks like a BACK kind of statement game.
2. #5 Oklahoma 38-#6 TCU 20
Oklahoma very carefully picked apart TCU in workmanlike fashion. The Sooners have been playing their best football against good opponents. I anticipate them making the Big 12 Championship, bringing them to the precipice of the Playoff, with everything depending on the new Championship Game.
1. #10 Auburn 40-#1 Georgia 17
I thought Auburn had a decent chance at winning but wow. The Tigers totally took it to their little brother. It was close for a while but things got out of hand in the third quarter and the rout was on. Georgia is still in line for the SEC Championship Game, and they might even get a rematch.
-
5 Group of 5 Games of the Week
2. Navy 43-SMU 40
Navy raced out to a big lead and then held SMU off as the Mustangs put on a furious comeback attempt. The Midshipmen likely won’t make the AAC title game, but they have had a successful season so far.
1. Ohio 38-Toledo 10
This was very surprising. If you follow the MAC you know that Toledo never gets bodied like this, let alone by Ohio. The Bobcats most likely have the MAC East wrapped up. A rematch is a definite possibility.
-
FCS Games of the Week
3. #6 South Dakota State 27-#17 Illinois State 24 (OT)
The Jackrabbits scraped by Illinois State in overtime, further solidifying their first round bye in the FCS Playoff.
2. #18 New Hampshire 16-#7 Elon 6
Elon’s ridiculous single score win streak ends.
1. #5 North Dakota State 49-#10 South Dakota 14
Yeah that seems about right. North Dakota State haven’t lost back to back games since 2009.

WAC Casablanca
Picking the Mountain West Conference Champion for the 2006 season could be less secure than riding shotgun with Mel Gibson on a Friday night. Whatever group finishes first in the Mountain West this year, they ought to extend the regard the meeting has picked up with the achievement of Utah in 2004 and a year ago with Texas Christian University. Wydad Athletic Club
TCU's 8-0 meeting record, 11-1 by and large, was unquestionably a stunner considering the Horned Frogs were picked to complete fifth by generally prognosticators. Ya' think the MWC groups ought to have seen something when TCU knocked off Oklahoma in Norman in their opening game a year ago?
I am taking a gander at the MWC as a three-group race this year between the up to referenced reptiles alongside Joe Pesci's preferred group, the Utah Utes, and Donny Osmond's favored school, BYU. San Diego State is the Rip Van Winkle of the association.
I trust Utah is going to win the race to the highest point of the MWC. To start with, they play both TCU and BYU at home. The Utes have an exceptionally productive quarterback in Brian Johnson, who was fourth in the country a year ago in all out offense. This will be the second year under head mentor Kyle Whittingham after Urban Meyer went south to take a shot at his tan. Whittingham ought to be increasingly agreeable in the head job this year.
Utah had the best enrolling class in the MWC and could have some genuine monsters in the guarded line with JUCO move Aaron Tonga and green bean Joe Faifili. The guard will be driven by all-MWC cornerback Eric Weddle in a solid auxiliary. The greatest question mark is at running back, where there are a ton of youthful competitors.
BYU has the quarterback with the most obvious opportunity with regards to moving to the following dimension, John Beck. BYU positioned 6th in the country a year ago in passing offense scoring 33 for every game. This year, with eight starters returning in all out attack mode side, the Cougars will be considerably progressively unstable, particularly in the wake of getting a year added to their repertoire with hostile facilitator Robert Anae's spread framework. That's right, BYU lost star WR Todd Watkins, yet they have genuine frosh speedster McKay Jacobson for Beck to hit profound. The running assault ought to improve with a quality veteran hostile line.
BYU has a solid retribution rationale as they lost to TCU a year ago subsequent to driving 41-29 yet endured 9 cautious starter wounds during the game. A far-fetched Frog late rebound spelled rout for the men from Salt Lake. In the event that the Cougars can endure their initial three non-meeting diversions against Arizona in Tucson, Tulsa, and a long outing to Boston College, they ought to have the strength and certainty to fight for the title. News du WAC
I don't think 2006 will be the "Time of the Lizard" in the Mountain West. Despite the fact that the pigskin is an elongated shape, it beyond any doubt bobbed the correct way for TCU a year ago. Karma was certainly TCU's woman a year ago as they had four customary season wins of seven or less alongside a net addition of 21 turnovers. It will be difficult to keep up those numbers again this year.
TCU has a standout amongst the best mentors in the country no one thinks about aside from his better half and Frog fans, Gary Patterson. A year ago TCU was an obscure group, this year they have a bullseye on them greater than a Target store sign.
TCU has inability at the hostile line and has two new beginning cornerbacks. They likewise need to supplant WR playmaker Cory Rodgers. Solid extraordinary groups and incredible pass surging cautious closures will help keep TCU a danger to win it all in the Mountain West.
San Diego State procured the previous Oklahoma hostile facilitator and Iowa University quarterback, Chuck Long, as their new head mentor. There is much even more a Big 12 look to the Aztecs this year with new DC Bob Elliott and OC Del Miller, both from Kansas State. Indeed, having another instructing staff is strike one against them for over-accomplishing this year. Be that as it may, it could be the ideal opportunity for this verifiable under-accomplishing group to complete a flip-flop. Another ball-control offense should help.
Despite the fact that the offense lost great WR Jeff Webb to graduation (indeed, they do have a few alumni at SDS), they have a quality QB in Kevin O'Connell and someone to deal with Long's ideal run-first offense in future NFL'er RB Lynell Hamilton. Eight returning starters on edge side of the ball, including a stalwart optional, should indicate solid improvement from their widely appealing quality a year ago.
OK, who are the folks stepping water in the Mountain West? Begin with Sonny Lubick's Colorado State who have another quarterback coming in to lead the power-running offense. The Rams have the back, Kyle Bell, to hand off to, however should make a stride down in passing proficiency from a year ago's Justin Holland. Actualité News
While CSU ought to be significantly enhanced barrier with seven returning starters, regardless they have the red letter of being 115th in the country in hurrying safeguard a year ago. I trust this to be a "play-on" group, however they simply don't have the playmakers to make it an exceptional group. An extreme non-meeting plan with their customary Colorado game and outings to WAC powers Nevada and Fresno State will help spell out the Ram's MWC destiny.
Next, we have the horde of groups needing to climb to meeting decency. Such huge numbers of inquiries exist for every one of the groups that any of them could complete 6th or ninth. The glad New Mexico Lobos driven by mentor Rocky Long should complete at the highest point of the second-division load. The Lobos have custom and another hostile organizer, Bob Toledo, previous HC of the UCLA Bruins. Anticipate that an alternate style offense should be placed in by Toledo, ordinarily not a decent sign for progress. Be that as it may, New Mexico has the kind of QB Toledo needs to run his offense, Kole McCamey. He can run and he can pass. Shockingly, he never again will pass star WR Hank Baskett nor giving off to primo meeting back Dontrell Moore. ligue des champions 0
New Mexico has a decent timetable with no consecutive gathering street diversions. Notwithstanding, the Lobos have a ton of doubtful players and an absence of playmakers in an offense requiring them.
I should admit, I have been a season-ticket holder for UNLV football for a long time straight. It isn't that I am into rebuffing myself, you simply don't find the opportunity to see much "major class" sports in Las Vegas. Also, we have great seats and you don't need to stress over getting a decent parking spot!
UNLV has a mentor from a triumphant Utah program who seems, by all accounts, to be a decent enrollment specialist. All things considered, at any rate he is getting the "issue cases" from some real Pac-10 schools. I don't have the foggiest idea if the UNLV athletic office needs a decent guide or a decent post trial supervisor. In any case, UNLV has a few players who could be All-MWC with the most significant one being QB Rocky Hinds, an exchange from USC.
Not exclusively was the UNLV protection toward the end in the Mountain West a year ago by an immense edge there is again a noteworthy absence of profundity which could cover the Rebels if the damage bug hits them once more. An auxiliary is reinforced by various Pac-10 moves, yet is as yet more slender than Kate Moss during her "wild days".
Aviation based armed forces isn't flying high and it isn't because of high fuel costs. There is a ton of talk that head mentor Fisher DeBerry's opportunity has arrived, paying little mind to 23 years of being accountable for a glad program. Be that as it may, similarly as for TCU's situation where they won various close amusements, the Falcons lost four recreations by an aggregate of ten. While they were smothered by BYU and TCU, in all reasonableness they had various wounds, particularly in their mind-desensitizing misfortune to Army.
While consecutive losing seasons ought not forecast a miserable Air Force future, it raises foreboding shadows. To keep his activity, DeBerry needs to beat Navy and Army at the base. A four-win meeting season would then compare to a bowl for the dedicated Falcons.
OK, Wyoming mentor Joe Glenn made the front of a national games magazine a year ago (I trust it was the Sporting News). So did Cowboy bands player, Fennis Dembo, who scored 41 points in a triumph over the UCLA Bruins in the NCAA 1987 Tournament, however that was Sports Illustrated.
The fact of the matter being, anyone from Wyoming making the front of any national magazine ought not make more energy than some great fly angling in the Cowboy State. The Pokes began well a year ago at 4-1, however tumbled off their steed in a 0-6 turn. Wyoming has a generally excellent RB in Wynel Seldon with four returning hostile linemen, however inquiries at QB, the optional, and on unique groups mean the Cowboys are battling to avoid the basement with UNLV, Air Force, and New Mexico. The Mountain West Conference champion may slip into a BCS Bowl game this year. TCU joining the MWC a year ago was the best thing that could have happened to this mid-level gathering as the Horned Frogs demonstrated that an extraordinary resistance can conquer any trick or pass-overwhelming offense out there. It is a fun gathering to watch and one that I do accept is on the ascent. They are lanning against real gatherings and have had great achievement as of late against more "name schools". Florida’s loaded with QB recruits, plus other notes from Orlando
The Nike Opening regional camp tour rolled into Orlando on Feb. 23, and many of the state’s best players showed up and showed out.
ORLANDO, Fla. — The Nike Opening Regional tour rolled into Central Florida on Sunday, bringing with it more than 100 prospects who held Power 5 offers by late February.
When evaluating players at camps, I always go from position to position. Often, the QB position at camps in Florida is pretty weak. There have been years when not a single Florida QB prospect deserved a Power 5 offer. But even so, evaluators still have to take a look. And if there’s nothing there, just say hello to the coaches and move on.
But 2020 is different in the state of Florida. This Orlando camp featured a number of star QBs.
Florida Statec commits Jeff Sims, from Jacksonville Sandalwood took home the QB MVP honors and received an invite to the Elite 11 finals. Sims is a wiry 6’3, 195, and has a lot of arm talent. But his ball placement was also good on Sunday. Sims has been rapidly improving, and FSU is extremely excited to have him as the leader of the class, as he has been actively recruiting for the Seminoles.
Sims is currently ranked the No. 666 player nationally on the 247Sports Composite. But February rankings are notoriously terrible, and behind the scenes, recruiting writers laugh about how bad they are this early in the cycle. Expect Sims to rise several hundred spots in the rankings. He received an invite to play in the Under Armour All-America Game last week as well.
On equal footing with Sims was Carson Beck, a fellow Jacksonville product. Beck was the most advanced QB at the event. He has a huge arm and knows where to go with the football. He’s also a good athlete, and led Mandarin to a state title in December. He earned an invite to the Elite 11 Finals.
Beck has had two major developments this February: he gave up playing baseball, and he decommitted from Alabama following the Tide’s massive turnover in the coaching staff ranks. While Alabama is still in it for Beck, and Miami has also made a strong impression, it is Florida which sits in the best spot.
It would not be a shock to see Beck become a Gator when he visits in March, though he is intent on giving all three schools a strong look. Like Sims, Beck is also underrated. There are a few “pro-style” QBs rated higher than him who are not even in the same ballpark. Expect that to change.
But the quality QB play did not stop there.
Anthony Richardson, of Gainesville Eastside, followed up a truly ridiculous day of combine testing (6’4, 222 pounds, 4.50 40-yard dash, and a 34.1-inch vertical) with a solid day of throwing. Richardson also earned an Elite 11 Finals invite. As a thrower, Richardson is not on the same level yet as Beck or Sims, but he is improving a lot. And with his running ability, defenses have to spend so much time worrying about who can catch him or who can actually bring him down, that if he can get continue to improve his throwing ability, he’s going to be dangerous in college.
Richardson decommitted from Florida a few weeks ago. The Gators are still in the race, but he is also hearing a lot from Georgia and Penn State. A visit to Georgia is on deck.
The event had depth, too. Tucker Gleason of Tampa Plant, Garrett Greene of Tallahassee Lawton Chiles, Devon Lingle of Neptune Beach Fletcher, Ethan Forrester, of Land O’ Lakes, and Katravis Marsh of Miami Central all had strong days.
Not since 2011, when Jeff Driskel, Teddy Bridgewater, and Jacoby Brissett were spinning the rock, has the state of Florida had multiple top QBs who legitimately belong on the national radar. The receivers at the event didn’t know how lucky they were to have on-target throws.
Six players earned invites to the exclusive Opening finals.
The Opening Finals is a collection of some of the best recruits in the nation, squaring off in drills and combine events every summer. The invites are based on a combination of film evaluation and in-camp performance.
Running back Demarkcus Bowman of Lakeland continued to show off the skills he used to carry the Dreadnaughts to a state title. Bowman is rated as a five-star and the No. 5 running back nationally. The 5’9, 191-pound speedster put up a Nike Rating (a.k.a. SPARQ score) of 107, good for third in the event. Bowman said he has been working on running between the tackles more. As for his recruitment, three schools stand out: Clemson, Florida, and Georgia. Bowman did not tip his hand as to his recruitment, and is not in a rush to make a decision. But he did confirm that Georgia is now recruiting him hard, which is notable because there was thought that the Bulldogs had others higher on their board.
IMG Academy receiver Michael Redding III was excellent. He made highlight catches, checked out physically, and backed it up with excellent testing numbers.
Michael Redding was elite today at wr and backed it up with top testing numbers. From the panhandle, wishes he heard more from Seminoles and Gators. @ReddingIII pic.twitter.com/BCvbzwxxQV
— SB Nation Recruiting (@SBNRecruiting) February 24, 2019
LSU and Notre Dame have shown Redding a lot of love, but as of Thursday afternoon, he did not hold offers from the in-state Gators or Seminoles. That changed several hours later, after FSU QB commit Jeff Sims learned the Noles hadn’t offered and told him that would change that night. Redding then got an offer from FSU.
Cornerback Fred Davis, from Trinity Christian in Jacksonville, continued to show why he is the top defensive back in the state. His transitions when shadowing receivers are effortless, and he has the size at 6’1, 182, and the mentality to be physical with receivers at the line of scrimmage. Clemson and Ohio State are looking strong here. I wrote about Davis a few weeks ago in my 2020 stars to know feature. Davis was my top player of this entire event.
Lake Wales defensive tackle Gervon Dexter was a beast for much of the day. Dexter is still very much learning how to play, but the Gators commitment has an elite blend of power and quickness. Dexter measured in at a legitimate 6’6, 273, and threw the powerball 47 feet, which he claimed was a record for The Opening. Dexter is a solid commitment to the Gators and actively recruits others to Gainesville, though he said he will be taking some visits, including to Florida State and Texas A&M, among others.
FSU linebacker commit Keyshawn Greene made his case to be the best LB in the state. He has the production at the high school level, the measurables, and the testing numbers (4.49 40-yard dash at 6’3, 210). Greene took home the linebacker MVP honors as well.
Defensive end Chantz Williams, of Jacksonville Oakleaf posted a blistering 4.56 40-yard time and was rarely blocked in 1v1s. More on him below.
There may be more players invited from this event.
Meet six four-stars who justified their ratings.
Chantz Williams (see above) and offensive tackle Jalen Rivers, both of Jacksonville Oakleaf, were standouts. Rivers checked in at 6’6, 331, and looks to be in the best shape of his life. He rarely lost reps in 1v1s, and was focused on performing better after an underwhelming Under Armour performance. Rivers said that he had worked hard on staying within himself, being balanced, trusting his positioning and not lunging or reaching. It showed.
Williams and Rivers are intent on attending the same school and have the same Top 5: Alabama, Florida, Florida State, Georgia, and Miami. A trip to Auburn is next, a visit which was planned for the pair before they released their top-five. When pressed, both said that the Gators are the school they know would have a hat on their table come decision day.
Cocoa athlete Caziah Holmes opened my eyes about his ability to play the running back position. I previously thought he should play defensive back, which he can also do adeptly. Holmes ran a 4.49 40-yard dash, made several defenders miss in 1v1s, and showed true breakaway speed in winning both of the day’s fastest-man races. Holmes is being recruited by Florida State, Miami, and Ohio State, and has a strong preference for playing running back. His uncle was J.T. Thomas, the first African American player for the Seminoles.
Receiver Bryan Robinson of Palm Beach Central was strong on the day. The 6’0 receiver has good toughness and fights for the football. He was one of only two receivers to beat Fred Davis on the day (Redding was the other). Robinson posted a 37” vertical and a 4.30-second shuttle time. Robinson is a Miami commitment, but he is being recruited heavily by Florida and Florida State, who are going to make it tough on Miami.
Demorie Tate, an athlete from Orlando Freedom, had an excellent day as well. Tate plays defensive back and easily blankets receivers thanks to his athleticism and length (6’2). The Florida State commitment is hearing a lot from Alabama, Georgia, and some others as his stock continues to rise.
DB Avantae Williams, of Deland had yet another impressive performance. Williams is listed as a safety on many websites, but he showed the ability to cover receivers like a cornerback. Williams is an explosive player. He is committed to Oregon, though Florida, LSU, and many other schools are trying for the flip. It has traditionally been tough for Oregon to hold on to the commitments of players from Florida.
Keyvone Lee, a running back from Clearwater Superior Collegiate looked like a million bucks. At 6’, 220, he was still plenty explosive. Lee recently decommitted from Florida, but is still very open to the Gators. He simply wants to go through the recruiting process and take visits, and he felt that he committed too early. Lee mentioned Alabama, Clemson, Florida State, Georgia, and LSU as programs he’d like to visit. This is the second time in about 10 weeks that Lee has looked good at an all-star=type event; he also carried the West team to the title in the c/o 2020 Florida Legends Game.
And meet eight players who looked better than their early rankings and offers might suggest.
At about 4:30 p.m. ET Sunday, a receiver with red, white, and blue cleats had made yet another play. I had no idea who he was. He was not on my roster. After he sprinted to the end zone where I was filming, I asked him who he was. “Tehrenzo Turner,” he told me. “I’m not on the list because I showed up late.”
He may have been late, but the Pensacola Pine Forest receiver made the most of it, winning almost every 1v1 rep I saw him take, including against some of the better defensive backs in the state, winning the receiver MVP on a day that was strong at the position. Turner has no offers, but that should change given how college coaches from Tennessee, Toledo, Iowa State, South Alabama, Penn State, and others followed his Twitter account on Sunday. He was extremely quick in and out of his cuts, and is 5’11, 165. Turner is also a good punt returner. He’s a cool story to come out of a camp and a good example of how players can be discovered at any time.
Running back Marvin Scott, of Port Orange Spruce Creek, is beyond jacked. Players as muscled as he is typically do not shine in non-padded camps, but the 5’9, 205-pound workout warrior showed some legitimate moves and burst. Scott claims offers from Kentucky, Wake Forest, and Louisville, but has no star rating. His is a highlight tape I’ll be pulling up later this week.
Richie Leonard, an offensive guard or center from Cocoa, was arguably the best offensive lineman on the day. Leonard has gotten into better shape, and his confidence shows with his increased body control. He is committed to Kentucky, but his offer list is growing. Leonard is ranked outside the top 700 players nationally, and that’s obviously too low.
Offensive lineman Zach Perkins, of Tampa Berkeley Prep, has zero stars, but looked strong on Sunday, blocking a number of the better players at the event. Perkins is 6’5, 310, with a wide frame and strong weighlifting numbers. He was undefeated in 1v1 drills until very late in the day. Perkins has a few Power 5 offers, including Purdue and Georgia Tech, but more should be on the way. If he can show that he can play tackle, as opposed to guard, his stock could really shoot up.
JeJuan Sparks, defensive tackle from Clearwater Academy Internationa,l had a strong day. He has some reshaping of his body to do (6’2, 325ish), but showed flashes of quickness, blend and power. Sparks has no star rating and no Power 5 offers.
Venice offensive tackle Thomas Shrader is a lean 6’4, 275 and moves well. He drew some tough matchups on Sunday and held his own. It will be interesting to see how he develops as he adds the necessary 30-40 pounds in the coming years. While he has zero stars as of this writing, Shrader has added offers from Duke, Florida state, Boston College, Syracuse, Florida State, and Indiana in recent weeks.
Safety Donovan Thomas, of Jacksonville Oakleaf had a good day as well. Thomas is currently rated outside the top 1000 players nationally, but I like his instincts and length, and believe he might be able to grow into a hybrid linebacker. Thomas holds offers from Kentucky and Boston College.
Defensive back Manny Stokes of Orlando Lake Nona has no star rating and no offers on his various recruit profiles, yet won the DB MVP Sunday. He showed good footwork and patience in sticking with receivers.

The Luxury Market Mid-Pandemic: A Bird’s Eye View
In high-end real estate, life goes on.
A six-acre Southampton compound just a two-hour drive from New York City sold for $57.5 million in April, and Tyler Perry’s old 35,000-square-foot mansion on the banks of Atlanta’s Chattahoochee River sold for $15 million in May.
In less rarified but still pricey destinations, such as Manhattan’s Upper East Side, a $5.5 million co-op stalled mid-transaction amid early pandemic fears but sold at a slightly adjusted price in June. Some Florida mansions that languished for more than 1,200 days on market pre-pandemic are now seeing multiple offers as the wealthy seek spaces large enough to house their multi-generational families.
Diane Hartley, ILHM
“Early in the COVID-19 crisis the affluent, like most people, hit the pause button on real estate, opting essentially to stay safe by staying put,” says Diane Hartley, president of the Institute for Luxury Home Marketing (ILHM).
Hartley notes, however, that the high-end market is a want market, not a need market—after weeks or months of sheltering in place, wish lists began to emerge.
Mike Miedler, Century 21
“The pandemic had people at every level spending more time within their walls and re-evaluating, ‘what home means to me,'” says Mike Miedler, president and CEO of Century 21 Real Estate. “As their priorities shifted, the wealthy began to pursue what they wanted—more space, more privacy and more at-home amenities: a home gym, his-and-her offices, a private dock or helipad, even space to homeschool their children if it came to that.”
For high earners with workplace flexibility, there was an instant surge of interest in homes outside crowded urban areas.
Paul Boomsma, LeadingRE
“Bedroom communities on trainlines into urban destinations are seeing renewed popularity, especially larger homes with tennis courts and swimming pools, which were previously waning in popularity,” notes Paul Boomsma, president and CEO, Leading Real Estate Companies of the World® (LeadingRE). “In many of the nation’s most desirable destinations, the market today is outperforming last year’s numbers, with second or third home purchases also on the rise.”
REALTORS® contemplating a dormant spring were more than pleasantly surprised.
Chris Kelly, Ebby Halliday, REALTORS®
“If demand in the upper tier in March and April were at a veritable standstill, May lit a match under it,” says Chris Kelly, president, Ebby Halliday, REALTORS® in Dallas, Texas. “Unlike the last recession, when real estate lost value, affluent consumers today see real estate as the answer to privacy, on-site amenities, a safe place for the family and a stable place to park their cash.”
With inventory low as demand continues to surge, most high-end properties are selling for more than 90 percent of their list price, Kelly says, and multiple offers are becoming more commonplace, especially for homes in move-in condition.
That’s a statistic from the July ILHM report, which shows the inventory level of single-family homes in greater Dallas’ Collin County region in June down by 58 percent—barely changed from May figures. But the number of sales is up 22 percent from a year ago and 60 percent over the prior 30 days.
Leianne Messina, Coldwell Banker
Numbers like these come as no surprise to Atlanta agent Leianne Messina, a top producer with Coldwell Banker Residential Real Estate who specializes in the upscale market.
“The clients I serve are at the top echelons,” Messina says. “They can afford to live wherever they wish and fly private planes where they need to go—and they are flocking to the lake areas of greater Atlanta from states like New York, New Jersey and Florida, where prices for similar properties are much higher.”
Just a weekend ago, she says, she fielded 25 offers on a $1 million-plus property that sold for well over the asking price.
Messina says she is also assisting investors who are flush with cash, or who are taking advantage of rock bottom interest rates to buy tired properties, have them renovated and reap huge profits turning them over to buyers for whom price is not a concern.
Lennox Scott, John L. Scott Real Estate
“The luxury market is definitely back,” says Lennox Scott, chairman and CEO, John L. Scott Real Estate, serving four Northwest states. “For Seattle homes listed at $1 million and above, where there is a shortage of inventory and surging interest, we are seeing intense activity—perhaps the highest in our history—and we expect that trend to continue as travel restrictions ease and buyers feel safer coming in from other states.”
June figures for the Seattle area, reports ILHM, show inventory levels down by 25 percent, but sales up by 43 percent over the last year and as much as 73 percent over May’s sales.
“Other hot spots are emerging across the nation,” says Hartley. “In Palm Beach, Fla., June sales were up 18 percent over a year ago and 87 percent over May. In the most active price band—between $4.5 million and $5 million—sales might have been higher had there been more available inventory. The same could be said of some areas in Arizona, California and in the wide-open spaces of Idaho and Montana.”
Mark Pessin, ONE Luxe
REALTORS® specializing in upper-tier properties were ready to meet the delayed spring surge, says Mark Pessin, chief learning officer for Realty ONE Group’s new ONE Luxe upscale division and designated broker for the group’s San Diego offices in California.
“In many ways,” Pessin says, “the luxury market was better prepared for COVID-19 than other sectors because high-end agents have been using 3D video tours and similar technologies with great success for some time—and the wealthy often depend on long-standing relationships with trusted real estate advisors to guide them toward the properties that best meet their needs without expending a lot of time or energy.
In today’s environment, he notes, when seeking the right property is more of a health concern for wealthy buyers than an economic concern, brokers who have developed such relationships and mastered the art of the virtual sale have been more than ready to meet the challenge.
Bess Freedman, Brown Harris Stevens
“In the New York City market, summer rentals in the Hamptons are always brisk,” says Bess Freedman, chief executive officer, Brown Harris Stevens, which serves the Manhattan, Hamptons, Palm Beach and Miami markets, and recently folded Halstead Real Estate into its ranks. “This year, those summer rentals filled up faster and earlier because of COVID-19, and the competition was super-heated.”
With changing tax strategies that impact the wealthy making it problematic for New Yorkers to change permanent residence, Freedman says, interest has increased in finding the perfect second home within easy reach of the city.
“Not all square footage is created equally,” she says. “Buyers today are looking for privacy and updated luxury in a location that offers peace of mind, and our tech-savvy brokers are using virtual means to help clients find what will suit them.”
Price is often no object, says Freedman, although as sellers who took their homes off the market early in the pandemic slowly come back, most properties are fairly priced.
“Our index confirms that the higher the price point, the slower the turnover,” notes Hartley. “And while changing priorities are fueling interest, a $20 million home is not flying off the market or met with the same buyer frenzy as homes at lower price points.”
The basic principles still apply, she notes, especially in a low-inventory environment: A renovated, well-priced house in a desirable location will sell at close to asking price.
As fall approaches, valid concerns make it difficult to predict the path forward: school re-openings; stock market volatility; new surges of coronavirus cases and/or the emergence of a vaccine; and, not least, the state-by-state patchwork of rules, restrictions, regulations and requirements that make relocating a challenge.
“Many months into this pandemic, we are still trying to get a handle on what the new normal will be like,” says Kelly. “But if present demand is an indication, luxury real estate will see a strong second half and momentum going into the New Year.”

I moved from the Texas suburbs to the biggest tech hub in America. Here are the 11 things that surprised me most.
I moved from the Texas suburbs to the biggest tech hub in America. Here are the 11 things that surprised me most. http://bit.ly/36kIwpf
I moved from the Texas suburb of Pflugerville, which is about 20 miles north of Austin, to San Francisco in February 2018.
I've lived here ever since and have adjusted to not only city life, but to life in America's biggest tech hub.
Here are the 11 things that surprised me the most about moving here.
Visit Business Insider's homepage for more stories.
I'd never necessarily dreamt of moving to San Francisco specifically. That fantasy was reserved for New York, just like every journalist's pipe dream.
But fortunately I landed a job in February 2018 and made the move from my hometown of Pflugerville, Texas, to the Bay Area and have lived here ever since, while also reporting on the region.
There was a bit of culture shock when I was first adapting to the tech hub — companies like LinkedIn and Twitter ran their global headquarters in buildings near my office and the people walking next to me on the street were some of the country's highest-paid workers. Down in the South Bay was the heart of Silicon Valley, where for decades the industry's greatest advancements have been pioneered. What was happening around me was clearly much bigger than me.
There was also a bit of an adjustment going from what feels like a small town to a major metro area. Pflugerville is a suburb about 20 miles north of Austin, Texas, which is a tech city in its own right. I also went to school at Texas A&M in College Station, which also has a small-town feel.
Two years in and my skin's gotten fairly thick, but only after I've learned a few things.
Here are 11 things that surprised me most moving from Texas suburbia to Silicon Valley.
SEE ALSO: Photos of San Francisco taken 10 years apart show how much the city has changed
1. Let's just get this one out of the way: Yes, it is expensive to live here. The high costs gave me a bit of a fright at first, but it's doable if you have a full-time job that pays well.
You'll see stats on median rent thrown around. Some sites list the average rent as $3,550, others at $2,492. But at the end of the day, they all conclude that rent in San Francisco is more expensive than anywhere else.
I pay $1,200 a month for a room in an apartment in a building constructed in 1907 with two other roommates, one of whom lives in what was once the living room. The only common area we have is a kitchen, and we have a split bathroom (meaning the toilet is in one room while the shower is down the hall in its own space).
My sister lives in a modern two-story, two-bathroom house in Austin, has 2 roommates as I do, and pays $200 less than I do for a room. Her downstairs floor is bigger than mine and my roommates' entire apartment.
But we're both where we want to be, which is exactly the point — people living in San Francisco are lucky enough to have jobs that allow us to put up with the city's quirks because we deem them worth it to live here.
That's not to say that the high costs don't get frustrating.
Nothing gets under my skin more than a $13 cocktail served in a shot glass or a $10 sandwich. But that's not the restaurant's fault more than it is anyone else's. There are a lot of reasons why it's so expensive out here, for business owners and residents alike.
2. It's not San Fran, for some reason. It's SF, "the city," some may call it "Frisco," but never San Fran. Let your relatives and friends call it that when they come to visit, but you are a local, so don't you dare, as I have learned.
Source: Thrillist
3. It took me a while to get used to seeing the names and logos of some of the biggest tech companies in the world displayed on street corners.
Linkedin, Twitter, Instagram — these used to exist merely in my phone. Now they're plastered above me whenever I ventured outside for a bite to eat during my lunch break.
It's surreal, and sometimes I don't think I've fully adapted to it.
4. The people working in these offices are some of the highest-paid in the city — and the country, for that matter. But besides the typical techie uniform that most conform to, you wouldn't be able to tell that by looking at them.
With so much wealth and success, I thought it would be reflected in the lives and possessions of people living in the city.
And it is to a point — Teslas run amok — but you'll still see people that make sky-high salaries dressed in jeans and sneakers riding a bike to and from work. Ostentatious lifestyles are not as common as I thought they would be.
And that's because it costs so much to merely survive here. Your money doesn't go as far as it would in say, my hometown of Pflugerville, Texas.
5. It is nowhere near as bohemian as I thought it would be.
I knew there would be a more corporate side to the city, but I pictured there being pockets of truly bohemian people. And there are, mostly artists and surfers and other free spirits living on the western side of the city, but they're not as prominent as I thought.
No flowing dresses and peace signs — just Patagonia vests and sneakers. Everyone dresses the same (including myself) and it's all pared down, nothing fancy. As tech has grown in the city, artists and other free spirits have been priced out.
6. Many below a certain pay grade have been priced out, and I've never seen homelessness like I've seen it here.
The living conditions for homeless individuals in San Francisco are some of the worst in the world, with discarded needles, human feces, and tent encampments just some regular sights when walking around the city.
I've seen trash collectors slip on human feces on the sidewalk while dumping trash bins on my walk to work in the morning.
But there are systemic problems causing San Francisco's homelessness crisis — a crushing housing shortage, stunted living wages, and an explosion of tech money have all contributed to a growing wealth divide that is seeing more and more people pushed out of their homes and onto the streets.
7. I knew the Bay Area had a temperate climate, but in reality, that means it's just straight cold. It's always chilly, with periodic bursts of warmth and sunlight throughout the day.
Summers don't really exist here. Never (ever) leave home without a jacket. And dress in layers whenever you can, i.e. short sleeve shirt, button-down over that, then a jacket. Remove as needed.
And if you live in a building that's over 100 years old (like yours truly,) the windows are loose and insulation is nonexistent. Socks and layers are your friend, both outside and indoors.
8. You can be in the heart of an urban city, at a beach, or on the mountains all within a day.
Living in San Francisco gives you easy access to so much adventure, for lack of a better word.
Lake Tahoe is about a 3 to 4-hour drive east, there are beaches like Ocean Beach out to the west of the city, and hiking trails surround the Bay Area. I could go on, but it makes you feel like you're getting your money's worth when you can experience everything that comes with living in the Bay Area.
9. The hills will kill you, but then you'll get used to them.
Parking spaces are not guaranteed, even for some living in multi-million-dollar homes, and traffic is congested throughout the city.
So if you are carless, which in my mind has been a perk of living in an urban environment, walking can be much easier than public transit or ridesharing. The downside is that I've worn out and have had to toss some of my favorite shoes, and I've dealt with foot problems since I moved out here. On the bright side, I have calves of steel.
Sneakers or work boots and thick socks are the way to go — you learn to opt for function over form very quickly.
10. You can absolutely meet your forever friends and maybe even lifetime partner here, but don't get used to it.
You'll meet a Bay Area native occasionally, but most people who live here aren't from here.
The turnover rate of people coming to and leaving SF is high. A 2018 poll showed that 46% of San Franciscans said they would move in the near future. And a recent November survey showed that a third of the city's residents want out. There's a mass exodus from the city as costs rise and issues plaguing the region are exacerbated.
Another reason is simply that many see San Francisco as a temporary place to live to jumpstart their careers or to enjoy the youth of their twenties and thirties.
I met my best friends here when I moved to the city in early 2018 and about a year and a half later, they packed up and moved to London for grad school — and I doubt it's the last time I'll have to deal with friends moving away.
11. Reporting on Silicon Valley has been interesting as I've learned about how the tech industry has also played a role back home in Texas.
There's a long history of tech in Austin, spearheaded by companies like Texas Instruments, Motorola, IBM, and Dell to name a few. And Apple has had a presence in the region for two decades now.
But tech offices and workers have filed in even more noticeably within the past decade or so. And the suburbs will continue to feel the effects as well.
Every time I go home to Pflugerville, more apartment complexes seem to appear. Shopping centers are planned for my hometown, I overhear VC meetings at my neighborhood Starbucks, and a Bay Area couple, one of whom came from Google's Mountain View HQ, recently moved into my parent's neighborhood.
Whether I'm home in Texas or back in the Bay, tech has become inescapable.

MORNING STEW #8
Morning Stew time again!
Yesterday was National Vietnam Veterans Day. Opted to write about my neighbor Homero “John” Lopez. Now 83, came to the U.S. early in life as an immigrant. Joined the Marines. Fought in Vietnam. Rose to the rank of Major.
Seemed appropriate to skip my usual blog format and talk about John on Vietnam Veterans Day.
Which means I have a jumble of notes for today’s blog. I am going to go through them in the order they appear in my notes. Information generally not related.
The Regal theater reopened this past week. Finally! It took a beating during Irma. Roof off, insides floating around, etc. Took a long time to repair.
Can’t wait to go!
The Key West Citizen daily carries page excerpts from William Hackley’s diary in its History Section. Thursday took readers back to 1831. Hackley played piquet with the Judge.
Piquet? Never heard of it.
Did a little digging. Piquet was a 16th century trick taking card game. Very popular. Two players, 32 cards. A piquet deck was 7 to Ace.
Piquet’s popularity dropped off with World War I. Replaced by gin rummy, a game most of us do know.
I wrote about Batman a couple of the days ago. It was his 80th birthday. He first appeared in a comic book in 1939.
Comic books cost a dime back then. I remember. I purchased a lot of them. My generation was first educated by comic books.
An auction of one of the first Batman comic books was sold in 2010. In pristine condition. Sold for $1,075,500.
Friday night found me at the Chart Room.
As I walked in, a lovely lady came up to me. Holding Irma and Me in hand. Her name, Debbie. With husband, Eric. From Rochester, N.Y.
We had met last year at the Chart Room. Debbie purchased Irma and Me and carried it to Key West to have me sign it.
Chatted a while with them. They have 2 grown children and 2 grandchildren.
They are here for a week. Hope to run into them again. Good people.
Met Sandi. Visiting Key West for a week. From Nova Scotia. First time in Key West.
Sandi is here with a girl friend. The girl friend likes Key West’s live theater and was at a show. Sandi prefers the bars and so we met in the Chart Room.
Sandi has an interesting background. A career in the military. Followed by working for the Halifax Police Department afterwards in an administrative position.
I was scheduled to have dinner with Ted. Turns out he knew Sandi. They had met the evening before at Smilin’ Tuna.
Ted is a retired Court Clerk from Madison County, New York. Spent his entire legal career as a Court Clerk. An important job. As I have written before, clerks are the brains behind the judges.
Ted now lives in Cazenovia. A beautiful hamlet on Lake Cazenovia, Also in Madison County.
Ted and I had dinner at Hot Tin Roof. Enjoyable conversation. An enjoyable evening.
Ted left this morning to return to Cazenovia. God willing, he will be back next year. He spends one month a year in Key West. Stays at Banyan Court.
I came across a quote by Erasmus friday. Desiderius Erasmus. “Man’s mind is so formed that it is far more susceptible to falsehood than to truth.”
Made me think of Trump’s solid 35 percent followers. Those who hang on his every word. Believe everything he says. Their Pied Pipper. He leads, they follow.
Erasmus was also known as Erasmus of Rotterdam. His field of expertise religious and Renaissance philosophy. A great scholar.
The Middle Ages died off in the mid to late 1400’s. The Renaissance replaced it. Erasmus one of it leaders.
Erasmus found much wanting with the Catholic Church. Not much different today from those times. He called for reformation of its abuses.
The following an act of sheer stupidity.
The Key West Police reported some one or more persons vandalized 12 cars. By spray painting on them. The vehicles were parked in the New Town and Mid Town areas.
Saturday a strange one for me. Normally, I enjoy being out and about saturday evenings. Was not that way yesterday.
Mid afternoon got a call from Guy de Boer. Come over and have cocktails with me.
I was on my way. Guy’s home palatial. Sits on the Riviera Canal. Its best, the trees and shrubbery between the house and canal.
We enjoyed a couple of drinks together.
Guy is in the process of acquiring a radio station. Wanted to know if I would do a show for him.
Of course. My plate is getting full again. However, I absolutely love doing the shows.
Guy was the first person to give me a shot at doing radio. Ten years ago. It as instantaneous love between me and radio.
Guy taught me a few things. Jenna Stauffer even more. Jenna was working with the station. Though young, she was educated and had previous experience in radio and TV. She became my teacher.
Left Guy’s trying to decide whether to go home or out. I opted to go home. Barbara left me with a refrigerator of all kind of good food she had prepared.
I enjoyed a meal of satisfying foods. Beans and greens followed by a delicious meat loaf.
While consuming this food from the gods, I watched the Texas Tech/Gonzaga game. The winner would go to the Final Four. Gonzaga the #1 seed, Texas Tech #3.
What a game! Texas Tech won 75-69. It will be Texas Tech’s first Final Four in the 94 years of its basketball program.
Texas Tech was decidedly the better team in the second half. Though with a minute to go, only 2 points separated the teams.
Texas Tech’s defense primarily responsible for the win. Caused 16 Gonzaga turnovers. In addition, Texas Tech scored when it had to. Especially with 3’s.
I was fed and happy. Had enjoyed one of the best basketball games ever. Decided to remain home the rest of the evening and watch old movies. Which is what I did.
The Beach Boys are coming to Key West. Thursday, April 4. They will be performing at Sunset Green.
The Beach Boys big time stars back when. An iconic American rock group.
There will be some gray hair watching. Musical fans of yesterday. Listening and watching a group from their time. The Beach Boys will return them to yesteryear.
The diseases of my youth have returned. Measles first. Now, the mumps.
There were no vaccines when I was a kid. You got immunized by getting the disease and living. Some died. Even for my children, all vaccines were not yet available. I recall my children and I getting the chicken pox. A pox on the pox! Not at the same time, of course.
Temple University is experiencing a sudden mumps epidemic. One hundred eight cases so far. Thousands of students voluntarily being vaccinated. Wednesday alone, 2,285. Even if previously vaccinated, getting booster shots.
Today a combination vaccine given on 2 separate occasions over a period of time has been known to take care of measles, mumps, and rubella. Some of the Temple infected never received the super dooper shot.
The shot is 3 in 1. Excellent in protecting against measles and rubella. Only “really good” against mumps.
A long blog. Sorry. Catch up time.
Enjoy your Sunday!
