A Hudson Yards Renovation Renews a Foyer, Kitchen & Bath
After moving in, we wanted to redo the kitchen, but the most urgent fix was the bathroom. Some prior higher-floor leak had unmoored a section of tile, and the previous owner refused to repair it as a condition of closing. This was our first lesson in how different a Seattle and New York renovation could be.
Deciding to do the larger renovation
Our foray into bidding a standalone bathroom remodel proved short—we got as far as finishing the design when the co-op came back with a series of unexpected plumbing requirements, chock full of things we’d never heard of like water hammer arrestors and Laticrete. The price nearly doubled, and if we were going to spend much more on a remodel, we decided we should save up and do the larger apartment renovation we had hoped to.
With regular re-spackling, we figured we could buy time while we saved up. That folly ended a year and a half later when, hours before leaving for vacation, a precarious section of tile came crashing down. Our super covered the crumbling wall with a plastic tarp, but it was clear: it was time to begin bidding.
…we raided a savings account and scrambled to add herringbone floors to the scope. The late choice delayed the project by a month, but it was one of the best decisions we made. costs.
Finding the right general contractor with multiple skills
We weren’t sure exactly what we needed—walls weren’t moving per se, but our co-op seemed to want an architect. So while we asked the initial bathroom contractor to bid, we also thankfully posted our project on Sweeten. To complete our renovation, Sweeten paired us with a design-build firm with architecture training. They also did custom millwork, making it the perfect fit for our project. Not only did the general contractor immediately understand our aesthetic, but we also had a great rapport.
In planning the remodel, we knew we wanted to play off the building’s modest Art Deco bones, but in a way that wasn’t slavish or theme-y. We also both brought mild obsessions to the mix—for me, an inexplicable passion for English cabinetry, for Chris, a desire to put a banquette in any possible corner.
Reworking the kitchen layout
The first big choice was how to manage the kitchen layout. The room was spacious enough—designed as an eat-in when 24” of counter space seemed ample—but the two doorways weren’t in an ideal location. One opened onto the foyer and the other onto a back hallway by the bedroom. It had also been poorly updated in the intervening years: half of the footprint was wasted, with a lonely refrigerator in one corner and an errant desk in another.
The location of the gas riser dashed our hopes of moving the entry to adjoin the living room, so our contractor suggested closing the smaller opening to create a wide galley with room for a banquette. This would extend the cabinetry the length of the room on one side, doubling the counter space and creating room for a wine fridge and pantry to boot.
While we played with centering the sink and range on the counter runs, our Sweeten contractor advised against it to preserve prep space. In hindsight, we were happy to have lived in the space before renovating: symmetry looked better on paper, but from experience cooking in the space, we knew her recommendation would be more functional.
To keep the room from feeling enclosed, we substituted upper cabinets for extra-long open shelves on one side, then tucked in under-cabinet lighting for function. The banquette capped off the space, creating both more storage and a place for friends to hang out while cooking.
Giving the foyer a purpose
Our foyer situation was a classic New York City conundrum: too small to do much of anything useful but large enough to be wasted if empty. We decided on a full-height bookcase that’s only 8” deep and it holds loads more than we expected. On the opposite side, our general contractor fitted narrow custom cabinets to serve as a bar. There’s just enough depth to squeeze in double rows of liquor bottles and glasses, saving precious room in the kitchen. We ran new electrical to hang art lights over tall mirrors—the goal was to make the whole space pull triple duty as an entryway, a library, and a bar—then painted the foyer and kitchen cabinetry the same deep gray so that the two spaces relate.
A renewed bathroom in classic black-and-white
In the bathroom, we preserved and refinished an original tub and stuck to a classic black-and-white New York-inspired scheme with updated finishes. Given the narrow layout, the primary play here would be with subtle geometries—and taking advantage of our building’s extra thick walls. A hex marble floor worked well with the warmer white subway tile and porcelain. Our contractor recommended extending the floor tile onto the base of the walls to stretch the visual plane of the room.
The hexagon echoed in new shower controls that help tame the notorious temperature fluctuations that come with living in an old building. In such a small space, we took a cue from hotel bathrooms and put a pedestal sink atop console legs to keep the space open. An extra-tall recessed medicine cabinet provides both storage and electrical outlets.
My favorite thing of all is the towel warmer which took forever to source but that I deeply love for its hex bars and Anglophilic appeal. The contractor placed it in a deep niche so that the warm rails wouldn’t risk singeing passersby. We decided to paint the walls and ceiling in a black high sheen that makes the ceiling recede and the white surfaces gleam. Strangely, of all the things in the apartment, the shower glass proved one of the most frustrating: it wasn’t installed until five months after everything else wrapped up.
Finding the budget for hardwood floors
New wood floors were the most unexpected part of the reno. We had only budgeted for the kitchen alone. But the more floor options we looked at—and after our contractor dissuaded us from several temptations like Moroccan Bejmat tile—the more we wanted hardwood in the kitchen. That meant either putting down maple boards to match the rest of the apartment—despite disliking their color—or redoing everything. Our contractor’s opinion was that changing the kitchen floors would make one of the biggest impacts in the space. So a month into the renovation, after all the other demo was done, we raided a savings account and scrambled to add herringbone floors to the scope. The late choice delayed the project by a month, but it was one of the best decisions we made.
Becoming comfortable with flexibility
Stepping back from it now, our major lesson was in developing a deep comfort with flexibility. We found that we could be much more controlling of our remodel in Seattle than here. New York’s interminable series of permits, co-op requirements, and engineering reports—paired with the inelasticity of old spaces—meant we had to take a go-with-the-flow approach that made trust and an ability to laugh key. Also, best to know exactly what you’re looking for before you start to remodel.
Our contractor taught us the biggest lesson of all: do it all at once if you can. It’s not the disruption that’s the problem, really, or that rework ends up costing more—it’s that few of us really have the talent to create a cohesive space in small increments. Unfortunately, we didn’t quite learn this last lesson in time. During our reno, our bedroom became the storage unit for our furniture.
More than anything else, we were lucky to have a real partnership with our Sweeten general contractor to see us through the changes and warn us off of bad choices. We feel a bit like we’ve earned our honorary New Yorker stripes: we chose a space that we thought was a diamond in the rough and hoped we could turn it into a classic city respite. We feel like—at least to our taste—we got there, and now we have this lovely, large-living one-bedroom to come home to in one of the most dynamic parts of Manhattan.
Thank you, Jeremy and Chris, for sharing your Hudson Yards home renovation with us! Check out more about it in this article from New York magazine’s The Cut.

Empty Nester Townhouse Design Ideas
Built by Timber Trails Development Company and designed by Julie Howard (previously featured here – a must-see post!, here, here, here & here), this townhouse was designed really for empty-nesters downsizing and wanting to maintain really high-end finishes. Here, the interior designer shares some insights:
“The Oxford at Timber Trails is a large ranch style townhome located in Western Springs, a suburb about 20 miles outside of Chicago. This townhouse was designed for someone who wants the ease of a smaller space without having to compromise on the quality and details of the finishes. The dramatic yet neutral color scheme made the perfect backdrop for multiple photo shoots and even a television commercial. The sophisticated and chic black, gold, and white elevate this dramatic home. We hope you enjoy this tour of the house we built to showcase creative and awe-inspiring design.” – Julie Howard, In-house designer for Timber Trails Development Company.

The exterior of this beautiful townhouse features a grey brick. Brick is Sioux City Aztec White.
Hardie siding in Cobblestone.
Hardie Trim painted Linen – matched to Mastic aluminum sample #44.
Dimensional shingle asphalt roof with metal roof details in Pewter Gray.
Kitchen
Because this townhouse has another unit attached, the kitchen of this home does not have a window in the prep area. We used floating shelves over the kitchen sink to create an open and airy feeling where one usually has a window. If we would have carried the cabinets all around the boxy shaped room it would have felt very closed up and boring. The shelves add so much interest and depth to the kitchen.

Master Bathroom
“The master bath was inspired by the black and white marble Greek key design. For years I would look at the 4”x12” decorative accent piece at The Tile Shop and wonder how to incorporate it into a spec house. When designing this townhouse, it started to take on a black, white, and gold color scheme and I thought the Greek key would be perfect. Adding a different mosaic tile to the center of the tile rug was bold, but I think it really brought the whole look together”. – Julie Howard

Mudroom
“The mudroom of this house is actually a hallway that connects the bedrooms, the garage, and the laundry room. There is not a closed off area where mess can accumulate. We needed to make sure the mudroom had more than just hooks and a bench. That would get very messy to walk past every day. We had custom built-ins made that hide all the mess. We painted it black so that it felt like a large piece of furniture in a white hallway. The board and batten on the walls gives an architectural feel but also helps to protect the walls in a high traffic area”. – Julie Howard

Arplis - News: Their Washington Heights fixer-upper got a look they didn’t plan for
A chance discovery of a larger apartment due north of Midtown West in Manhattan led a family of four to a new home. Ylia, a strategy and retail planner, and André, in wealth management, found more space in Washington Heights for their two boys, ages two and three. But this 1,600-square-foot fixer-upper with two bedrooms and two baths would need a revamp. The couple posted their project on Sweeten, a free service matching renovators with trained professionals. They found a Sweeten architect to help them with the redesign they were seeking, including—by happy accident—giving the co-op a loft-like vibe. Guest blog post by Sweeten homeowner Ylia My husband and I were renting a two-bedroom in Hell’s Kitchen, where I was born and raised. My husband had moved in about 15 years ago. It was the perfect amount of space for us in a great neighborhood before the kids came along. We quickly outgrew the apartment, especially after our second son, leaving us with the desire for more square footage. We searched for quite a while with no luck. We had given up the search and decided to make due for as long as we could.  Then one day on a whim André went to see an apartment in Washington Heights. It was in bad shape, but it was larger than any listing we had looked at prior and we could personalize the fixer-upper the way we wanted.  Since this was a co-op built in 1914, we knew we had our work cut out for us. Between the outdated electrical, plumbing, creaky floors, and cracked walls, we knew it would require serious professional help. We reached out to Sweeten, and they linked us up with several architects to choose from who’d help us with the design. We also decided we’d continue renting during the renovation. Our initial conception of the space started in a much different place than where it ended! The apartment was generous in size but it was compartmentalized. We decided to raze three walls to provide a more open layout between the kitchen and the main living space.  Our architect came up with the idea of an infinity soapstone dual sink that I absolutely loved when I saw the drawing. Because we took down several walls, a support shaft was added and on our architect’s recommendation, we brought in two wooden columns to support the beam. Not only was it practical, but it gave the apartment a loft-like feel—a pleasant and unintentional consequence. In the beginning, we thought we would have a white kitchen with shaker cabinets and a subway tile backsplash, but as we got deeper into the process, we were drawn to Scandinavian minimalism. The vendors we used for the kitchen cabinets and floors both sourced their wood from Sweden, so it helped in accomplishing that aesthetic. Function was also a winner: we love our garbage disposal in the sink.  We moved the laundry room walls three times before we settled on its permanent home in a newly-built closet in the hallway! It turned out to be an excellent location for the washer and dryer.  (Above) Master bedroom WATCH VIDEO: (Above) Master bath before (Above) Master bath A fourth wall—dividing a room formerly used as a housekeeper’s quarters and the master—was knocked down to create a larger master bedroom. Our Sweeten architect drew up an efficient layout that allowed for ample closet space and a larger master bathroom that was pieced together to the last inch.  The bathrooms proved to be the most difficult with so many options and micro-decisions like the type of doorknobs and the number of lights! The housekeeper’s quarters was used as a storage space and needed a big overhaul to be brought up to speed. After much back and forth, we finally settled on finishes we felt would be unique, efficient, and spa-like. We also decided against having a bathtub in either bathroom and have not regretted that decision one bit. Our boys love taking showers!  Chevron designs on the bathroom shower floors and the glass panels were custom made for each since we had different needs in each one. Our architect came up with the idea of an infinity soapstone dual sink in the master that I absolutely loved when I saw the drawing.  Being first-time renovators and homeowners, we found the experience all-consuming but deeply rewarding. We had no qualms about undertaking such a project and would certainly do it again. One takeaway for us was to stay fluid and flexible. We thought we wanted a certain look, but when we found an alternative that we liked, we took the chance and rolled with it. The process was intense at times, but our team kept things chill and on track. We feel great about the space and the experience, and we couldn’t be happier with the support that Sweeten provided. Thank you, Ylia and André, for sharing your fixer-upper transformation! LIVING AREA RESOURCE: European wood oak flooring: Madera. LIVING ROOM RESOURCES: Maverick fan with Koa blades: Monte Carlo. Coastal Farmhouse Home Decor
Homes built by Timber Trails Development Company and designed by Julie Howard (previously featured here – a must-see post!, here, here, here, here, here & here) always become very popular whenever I share them here on Home Bunch or on my Instagram.
Here, the designer explains more details about this coastal farmhouse with fresh home decor ideas: “The inspiration behind our Timber Trails Beach House was thinking about when it was going to hit the market. It was built as a spec house that we knew would hit the market in February. February in Chicago is pretty dreary and everyone seems to be looking forward to spring break. I kept seeing the hanging chairs from Serena and Lily coming through my IG feed and I was inspired to build a house that would be worthy of those cool chairs. The beach house was underway!”
Find a comfy spot, pin your favorite farmhouse coastal interior ideas and get inspired to get your home ready for spring! Think happy colors!

Wallpaper
“I selected this wallpaper after all the colors were selected. It just happened to have the PERFECT shades to tie the whole house together. Every contractor that entered the house was sure to tell me how much they loved the wallpaper. That never happens as they usually have a lot of opinions about choices like that. I could not have been more thrilled the day it went up. The whole house was tied together. I think people underestimate the power of wallpaper. It really should not be cut from the budget because it’s usually one of the most memorable parts of any design.” – Julie Howard – interior designer for Timber Trails Development Company.

The horizontal lines on the windows inspired me to take the shelves all the way across the windows on the main wall of the kitchen. When we solidified the beach theme the color I choose for the island and shelves was the next decision. The color is actually far darker and more grey in person than in the photos. A Renovating Couple Gains Their Urban Chops
Classic design and deep color tones anchor a home for new New Yorkers
The move to New York from the West Coast landed Jeremy, an advertising executive, and Chris, a nurse managing an emergency department, in a 778-square-foot co-op in the developing neighborhood of Hudson Yards. A “simple” tiling job that crumbled while living there led the couple to the bigger renovation that they had been saving up for. With each of their “must-haves” in mind, they posted their project on Sweeten, a free service matching renovators with vetted general contractors and found a Sweeten design-build firm. The result? Herringbone floors, an array of new custom millwork-and sound advice to share with future renovators.
Tumblr media
Guest blog post by Sweeten homeowner Jeremy
A first-and obvious-lesson in renovating: it really is harder in New York. When my husband Chris and I embarked on this adventure, we had thought we knew what we were doing. After all, we'd undertaken a remodel of our 1914 Seattle condo before. But that was all before we decamped to New York for work-and learned what a reno here really takes.
Tumblr media
After the move, we rented in the Financial District while debating where to settle. I pushed for Brooklyn, dreaming of a leafy side street, but Chris' job in an emergency department required getting to work even if the subways and bridges shut down-that meant living in Manhattan. Our real estate agent brought us to a 1929 building we would have never come to on our own, smack next to the construction zone that is Hudson Yards. I was hesitant, but Chris saw a decent amount of room and a good layout in a neighborhood that would develop restaurants in place of jackhammers soon enough.

After moving in, we wanted to redo the kitchen, but the most urgent fix was the bathroom. Some prior higher-floor leak had unmoored a section of tile, and the previous owner refused to repair it as a condition of closing. This was our first lesson in how different a Seattle and New York renovation could be.
Our foray bidding a standalone bathroom remodel proved short-we got as far as finishing the design when the co-op came back with a series of unexpected plumbing requirements, chock full of things we'd never heard of like water hammer arrestors and Laticrete. The price nearly doubled, and if we were going to spend much more on a remodel, we decided we should save up and do the larger apartment renovation we had hoped to.
Tumblr media Tumblr media
With regular re-spackling, we figured we could pull through. That folly ended a year and a half later when, hours before leaving for vacation, a precarious section of tile came crashing down. Our super covered the crumbling wall with a plastic tarp, but it was clear: it was time to begin bidding.
We weren't sure exactly what we needed-walls weren't moving per se, but our co-op seemed to want an architect.
Tumblr media
In planning the remodel, we knew we wanted to play off the building's modest Art Deco bones, but in a way that wasn't slavish or theme-y. We also both brought mild obsessions to the mix-for me, an inexplicable passion for English cabinetry, for Chris, a desire to put a banquette in any possible corner.
The first big choice was how to manage the kitchen layout. The room was spacious enough-designed as an eat-in when 24” of counter space seemed ample-but the two doorways weren't in an ideal location. One opened onto the foyer and the other onto a back hallway by the bedroom. It had also been poorly updated in the intervening years: half of the footprint was wasted, with a lonely refrigerator in one corner and an errant desk in another.
Tumblr media Tumblr media

Tumblr media Tumblr media
Our foyer situation was a classic New York City conundrum: too small to do much anything useful but large enough to be wasted if empty. We decided on a full-height bookcase that's only 8” deep and it holds loads more than we expected. On the opposite side, our general contractor fitted narrow custom cabinets to serve as a bar. There's just enough depth to squeeze in double rows of liquor bottles and glasses, saving precious room in the kitchen. We ran new electrical to hang art lights over tall mirrors-the goal was to make the whole space pull triple duty as an entryway, a library, and a bar-then painted the foyer and kitchen cabinetry the same deep gray so that the two spaces relate.
Tumblr media Tumblr media
In the bathroom, we preserved and refinished an original tub and stuck to a classic black-and-white New York-inspired scheme with updated finishes. Given the narrow layout, the primary play here would be with subtle geometries-and taking advantage of our building's extra thick walls.
Tumblr media Tumblr media
My favorite thing of all is the towel warmer which took forever to source but that I deeply love for its hex bars and Anglophilic appeal. The contractor placed it in a deep niche so that the warm rails wouldn't risk singeing passersby.
Tumblr media
We decided to paint the walls and ceiling in a black high sheen that makes the ceiling recede and the white surfaces gleam. Strangely, of all the things in the apartment, the shower glass proved one of the most frustrating: it wasn't installed until five months after everything else wrapped up.
Tumblr media
New wood floors were the most unexpected part of the reno. We had only budgeted for the kitchen alone. But the more floor options we looked at-and after our contractor dissuaded us from several temptations like Moroccan Bejmat tile-the more we wanted hardwood in the kitchen. That meant either putting down maple boards to match the rest of the apartment-despite disliking their color-or redoing everything. Our contractor's opinion was that changing the kitchen floors would make one of the biggest impacts in the space. So a month into the renovation, after all the other demo was done, we raided a savings account and scrambled to add herringbone floors to the scope. The late choice delayed the project by a month, but it was one of the best decisions we made.
Stepping back from it now, our major lesson was in developing a deep comfort with flexibility. We found that we could be much more controlling of our remodel in Seattle than here. New York's interminable series of permits, co-op requirements, and engineering reports-paired with the inelasticity of old spaces-meant we had to take a go-with-the-flow approach that made trust and an ability to laugh key. Also, best to know exactly what you're looking for before you start to remodel.
Our contractor taught us the biggest lesson of all: do it all at once if you can. It's not the disruption that's the problem, really, or that rework ends up costing more-it's that few of us really have the talent to create a cohesive space in small increments. Unfortunately, we didn't quite learn this last lesson in time. During our reno, our bedroom became the storage unit for our furniture.
More than anything else, we were lucky to have a real partnership with our Sweeten general contractor to see us through the changes and warn us off of bad choices. We feel a bit like we've earned our honorary New Yorker stripes: we chose a space that we thought was a diamond in the rough and hoped we could turn it into a classic city respite. We feel like-at least to our taste-we got there, and now we have this lovely, large-living one-bedroom to come home to in one of the most dynamic parts of Manhattan.
Thank you, Jeremy and Chris, for sharing your new New York home with us!

A Duo Of Deliciously Dark Luxury Interiors
Dark luxury interiors speak of sophistication and sweet decadence, like a really indulgent chocolate bar. These two particular deep toned designs are home to strictly high end furniture, expansive room proportions and some truly stand out features that would only be found amongst high society. This is an opportunity to take a look at luxury at its finest inside one home that has infusions of vivacious red running through its veins, and a red ferrari parked in its living room. Also, the impressive apartment of a wealthy Russian photographer that is styled with highly decorative classical touches alongside modern technologies, cloaked in dark boiserie with bang on trend fixtures.
Designer: One Tone Architects   Visualizer: One Tone Architects   Located in Dubai, UAE, this 130 square metre modern dark interior design pulses with bright red accents running through. Sectional sofa arrangements are strung around the edges of a huge open plan living room, creating an undercurrent of colour at the base of jet black walls.
KAWS cartoon bear sculptures add a glossy element by the red footstool. Only the highlights on their reflective surface define them from their flat black backdrop. A minimalist wall sconce shines concentrated light onto the sofa.
Huge windows pile natural light onto the remainder of the red sectional sofa. A freestanding modern fireplace glows at the centre of the lounge layout.
A couple more multi-directional wall sconces snake around the opposite end of the couch, adding pin pricks of light onto a basic black wall. Black window blinds build dark bridges across expanses of window glass.
One side of the expansive living room contains a large circular platform that highlights a Ferrari.
A modern chandelier installation throws spotlight onto the focal point of the car lover’s living room.
The three halos of light shine from golden rims. A gold dining island and matching dining chairs sit just metres away from the car exhibit.
In contrast to the deep black interior walls, the floors are tinted mid grey. An enormous grey area rug matches with the tone of floor tiling.
Black and grey decor follows in the hallway of the home. A black cube stool slumbers by a wall of smoked glass mirror. Black door handles hide in the shadows against black slab doors.
A more formal dining table is set away from the kitchen, with eight gold framed dining chairs.
Black wallpaper sends swirls flowing behind disc-like dining room pendant lights. A decorative vase brings a flourish of red accent colour to the table.
Furniture in this home follows a linear style, but rounded out corners bring a look of welcoming comfort.
A black staircase leads to a mezzanine landing above the gold dining kitchen, where a huge piece of red coloured pop art is displayed.
A black backsplash and countertop interrupt the metallic kitchen run.
Moving on into the private rooms, a black bedroom scheme with metallic accents makes up the master suite.
The swirling wallpaper design from the dining room is repeated here, next to a designer black platform bed.
A black minimalist bathroom design opens up to the skyscape.
Black basins top the double sink bathroom vanity.
Designer: Mossebo Studio   Our next deliciously dark luxury interior measures in under 75 square metres, though the decor builds a feeling of much larger grandeur. This is the home of an affluent young bachelor, a photographer, who requested an apartment design where classical style and modern technologies are harmoniously combined. Decorative boiserie brings flourishes to black painted walls, which adds drama behind gold sconces and a gold floor lamp.
The black colourway is timeless, and exposes compositional features. It is somewhat ironic that this midnight black apartment is situated in ‘The City of White Nights’: St. Petersburg, Russia.
The homeowner has a penchant for art and architecture, and stipulated importance of form and composition over colour.
A stunning gold chandelier hangs from a traditional ceiling rose, on an all black ceiling.
A deeply decorative fireplace pushes forward from the shadows.
The profile of the homeowner is one who likes to travel and very rarely cooks–though this doesn’t stop the kitchen from being a thing of sheer beauty. Glass doors keep it on display to the lounge at all times, which also increases the sense of space and light.
A kitchen prep counter and hob is hidden away behind decorative panelled doors. The eye-catching dining room chandelier is the Volta L92.2T, which drips with gold. Designer kitchen bar stools add sumptuous texture and style.
A square sink cuts into the marble kitchen island.
Wine glasses, a wine decanter, and a decorative vase add flourishes to the clean cut countertop.
A second set of glass doors in the lounge lead directly into the bedroom.
More boiserie wall panels decorate the grey bedroom, though this time with the addition of monochrome art prints.
A brown bed set brings autumnal tones.
The bathroom holds a more diluted scheme of graphite gray in place of black. Deep brown tiles cover the floor. An illuminated vanity mirror and bathroom vanity lights add golden glow.
Matte and glossy textures further diversify the dark palette
A black bathtub is plumbed within the shower wet zone.
Light wall tiles ripple with a hint of grey glaze.
A black toilet and bidet set hang against a half wall of black subway tiles; large format marble slab tiles open out the top of the room.

$1.6 Million Homes in California, Colorado and New Jersey
Size: 7,115 square feet
Price per square foot: $224
Indoors: Approaching by a bluestone path and crossing a rocking-chair porch, one enters through a front door inset with wavy leaded glass and sidelights. Inside are dark gray walls, white moldings and hardwood floors stained glossy black. The long living room to the right of the foyer has a bay window and a tiled fireplace wall. To the left is a parlor staged as a playroom, next to an in-law suite with a bedroom and bathroom.
The living room and center hall flow into a combined kitchen and family room that extends to the back of the house. A partition with white custom cabinets, built-in appliances and a marble backsplash divides the kitchen area, running parallel to a marble-top island that seats at least five and has a cooking range at one end. (An additional pair of Thermador ovens is embedded in a wall.) A nook created from a window bay is used for dining.
The side of the kitchen partition facing the hallway can be set up as a work area, with its wraparound cabinetry providing storage and countertop serving as a desk. A more formal office is behind the in-law suite and has a separate exterior entrance at the back.
The four bedrooms on the second floor include a master suite with a fireplace, a kitchenette with metallic subway tile, a walk-in closet with a storage island and a large private balcony. The large master bathroom has a Kohler Sok tub surrounded by an infinity edge and filled by a showerhead mounted on the ceiling. Water overflows into a recessed area around the tub, keeping the bather warm.
On the third floor are two additional bedrooms, a full marble bathroom, an exercise room and a home theater. The basement includes a carpeted rec room with a wet bar that seats at least six along a bar rail.
Outdoor space: The two-story fenced octagonal deck steps down from the family room to a wide bluestone terrace at the back of the house. There is also a narrow side porch off the kitchen, and a grassy area with a grill set in a stone housing. The 0.51-acre property includes a koi pond embedded in a fieldstone terrace and a detached two-car, two-story garage.
Taxes: $25,630 (2018, based on an assessment of $1,004,300)

Beautiful Homes of Instagram
Happy new week, my friends! How wonderful it is to start this brand new week with you! May all of us have a Blessed and healthy week, filled with good vibes. Talking about good vibes, this “Beautiful Homes of Instagram” today is all about that! Agata, from @TassonInteriors, has a home that feels heavenly. Its neutral color palette combined with classic millwork exudes a timeless elegance that embraces you the moment you step inside.
Having Agata on the blog today is truly a great honor. She worked really hard on collecting all sources for this feature and even hired a photographer to share her home with you. Please make sure to follow her on Instagram and feel free to pin her beautiful home! This talented homeowner deserves all the love we can give!
Here, she tells us more about her current home (Note: I am reposting this today because I am taking a few days off with my family. 🙂 )
“Hi! My name is Agata from @TassonInteriors.  I’m so excited and grateful to be featured by Luciane on Home Bunch!  I’ve found so much inspiration here and it feels surreal to be featured among so many talented designers and homeowners.
I started my career as a criminal prosecutor ten years ago.  When our daughter was born I took a break from law to enjoy these precious young years with her. During that time my husband and I started our third home renovation. Earlier this year I started an Instagram account to share our renovation, and my love for design. With the encouragement of family and friends I am now in the process of pursuing my longstanding passion for interior design and decorating as a career.
Our current home is the one featured here in these photos. My husband and I purchased this home as a new builder grade home.  We love the neighbourhood because it has an abundance of parks, new schools, young families, and it’s close to many amenities. We didn’t upgrade anything through the builder choosing instead to put our own stamp on the house which included full kitchen and bathroom renovations (our master bathroom is currently under construction).  I wanted a light, bright, airy, warm, casual and liveable home. I’m really flattered to be able to share my home and work with you. I hope that you enjoy the tour! Thanks for stopping by!”
  Beautiful Homes of Instagram
Meet the homeowner: This is Agata, from @ATstylemyhome, in her beautiful kitchen! I am so thankful for all of the time she put into this feature!

Foyer
How inviting! Great design and beauty embraces you the moment you open the front door. Notice the classic wainscoting.
Rug – HomeSense (HomeGoods in USA) –  similar here & here (in Blue-grey).
Foyer Decor
This gorgeous arch window mirror is from Pier One.
Console Table – Wayfair – similar here & here.
Basket – Ikea – similar here.
Paint Color
Walls and wainscoting are painted in Simply White by Benjamin Moore.
Baseboard Style
Baseboards: Tudor-style 7 inch.
Light fixture – Wayfair.
Mirrored Doors
Mirrored Doors: I added these mirrored doors in our entrance hallway to make the space feel more open and airy. We love them so much that we also added them to our laundry closet. (source is Trim-lite)
Dining Room
I love having a separate dining room but we didn’t want anything too formal or fancy. We love to host family and friends, but our dining room isn’t just for special occasions. We eat dinner in our dining room every evening. It’s so important to me for our family to connect around the table at the end of the day.
Table – similar at RH, here, here & here.
Herringbone Flooring
These herringbone floors were a last minute decision which turned out to be our favourite feature of this room. We also added some millwork to give the white walls some interest.
Chandelier: Visual Comfort Co. hand -rubbed antique bras with clear glass.
Picture This!
Picture Frame Wainscoting: We added picture frame wainscoting to the dining room and the master bedroom. It gives both rooms a more elegant and custom feel.
Window Treatment
Drapes – custom made by family member (white linen fabric).
Chairs – Sears Canada (years ago) recently re-upholstered with Tonic Living fabric (Weston, Salt) painted by Paint it Like New – similar here.
Art Work – HomeSense similar available through McGee & Co.
Paint Color
Paint color is Simply White BM.
   Butler’s Pantry
A butler’s pantry is located between the dining room and kitchen.
The wide plank European white oak floors are by far my favourite feature of this house. They add so much character and warmth to our home. They also give it the light and airy feel that I was after.
Cabinetry
Glass doors give an airy feel to the butler’s pantry cabinetry.
Kitchen
This is our favourite space in our home.  I love the open floor plan kitchen and family room.  It’s where we spend most of our time preparing meals, playing, reading and enjoying our family time.   The back of our home is southwest facing so we enjoy a lot of natural light here. We eliminated the breakfast area and designed this custom kitchen opting for a large 9 x 4.5 foot island instead of a breakfast table.  I wanted the kitchen to feel modern and fresh yet timeless. The panelled fridge was a splurge but I absolutely love it.
Double Oven – Jenn Air
Fridge – Thermador
Cabinet Paint Color
Cabinet Colour – Simply White by Benjamin Moore.
Backsplash
For the backsplash I opted for a very classic white bevelled 3 x 6 subway tile.  I didn’t want anything too busy or trendy. I love how the backsplash compliments the quartz counters without competing with them.

I was really inspired by Luciane’s first Beautiful Homes of Instagram Home Bunch feature @JSHomeDesign’s powder room.  That’s where I found this beautiful Crown wallpaper and this honed marble herringbone tile. I designed this custom mirrored vanity and paired it with a durable quartz counter.
Pocket Doors (powder room) Another way we added custom charm to our cookie cutter build was to add pocket doors. They are such great space savers. (Hardware is by Emtek) (pocket door is in the powder room, between master bedroom and master bathroom & 2 master bedroom walk-in closets)

Top 18 Design Trends for 2019
The start of a new year offers a clean slate. A chance to set new goals and try new things. But before you start planning your new diet and exercise routine, let’s set aside a few moments to think about the place you call home—you know the place where you will follow that diet. Is it inviting? Relaxing? Fun? Or does it need a clean slate? Some remodeling even?
If your home’s interior design feels stale, it doesn’t reflect you anymore. Make 2019 the year your house not only welcomes guests, but you. Whether you prefer to make a statement or go with the flow, you can find plenty of inspiration on our list. This year home decor trends bring the outdoors in, mix it up and have fun. So feel free, to go big in your home with these new home trends for the new year.
1. Natural Finishes and Accents
This black and white kitchen is clean and classic in every way. Smooth shaker cabinets. White subway tile. The prominent linear design elements dominate the sizable space. Then take a look at the island, and surprise! Wicker barstools. This unapologetically casual accent adds texture and warmth to the kitchen, completely offsetting the starkness of the black and white. They also tie in with the light wood floor—which was on our 2018 design trend list— with the richly stained range hood and shelves. Even if clean and classic is your style, it’s never wrong to go a little natural.
2. Mixed Metals
Mixed metals? Of all the kitchen trends, this one might be the scariest for some, but trust us. It makes for a much more interesting kitchen. (But there is a fine line between a careless look and a casual one, so if you need it, we’re here to help.) In this kitchen, the bold, chrome pendants shine above the island. They are a natural highlight in front of the muted white cabinets and taupe subway tiles (which do have a little shine of their own). Rather than simply match the cabinets or the backsplash with upholstered barstools, however, the designer took a more rustic route with these iron and wood barstools. Coordinating with the weathered floor and island, these barstools balance out the polish of the rest of the kitchen.
3. Black Bathrooms
Everyone wants their bathroom to feel like a spa. Over the past few years, spa-like has been synonymous with white. Get ready for bathroom trends to do a 180. Like white, black is versatile. It can be classic, modern and even rustic or warm. Look for black slab marble countertops, shower tiles or in the case of bathroom above, black cabinets. In this bathroom, black is classic, it anchors the space, and it is a design highlight against the white walls.
True to its versatility, black in this bathroom evokes an entirely different feel: moodiness and even warmth.
4. Black Fixtures
Not ready to go all in on black? You can still make a statement with black fixtures, such as faucets and lights. In this bathroom, the lighting and faucets evoke the farmhouse style so prevalent in the last several years.
These bold, black pendants, on the other hand, are a statement piece in this kitchen, not merely an accent.
5. Green
In 2019, it’s easy being green! It’s all about bringing the outdoors in. Even if you don’t have pastoral green vistas outside your living room windows, you can just grab a can of paint and roll that beautiful color on your walls. Or if you’re feeling bold, go green on your kitchen cabinets. Whether you’re into a retro mint or a comforting sage, green is in. If you’re looking for something a little more striking, PPG’s 2019 color of the year, night watch green, just might be it. Reminiscent of Scottish tartans and evergreen forests, this intense hue is perfect for injecting a natural richness into any space. Of the new year’s interior paint trends, it’s definitely the boldest.
6. Continuous Color
While accent walls still add a pop of color and pattern for those who just want a touch of it, a continuous wall color is more on trend for 2019. The creamy pale walls in this hallway stand aside to let the warm wood floors and sculptural wainscoting take front and center.
7. Warmer Neutrals
Don’t get us wrong, the new year is not going back to beige. Gray is still as popular as ever. But do expect to see a trend toward warmer grays and even taupes. Benjamin Moore’s 2019 color of the year, Metropolitan, is just one example of the trend catching on. Warm grays are a popular color choice in kitchens and in this one it creates comfortable gathering space.
8. Lime Wash Wall Finishes
View this post on Instagram
📸H E Y P H O T O G R A P H E R S 📸 Starting N O W we are opening up Louise Avenue for you to use for photoshoots. DM us for more info. We continually press towards having spaces that grow community & allow you to create beautiful work, so if you need a blank canvas, grey lime-wash walls, crazy maroon bathroom or a pink colored kitchen, this is the house for you & available until it’s sold💘💘💘
A post shared by 🔨Creative Space Designers 🎨 (@thechrisandclaudeco) on Dec 8, 2018 at 10:49am PST
Does a faux finish make you think of sponge painting? Yeah, we know. But this is not that. Trust us. Lime wash finishes give a beautifully subtle weathered look to walls. Give this one a shot this year. You’ll love it. We promise.
9. Bold, Patterned Backsplashes
Backsplashes are the perfect place to make a statement in your kitchen. Unlike cabinets or floors, which require beaucoup bucks and loads of spare time to replace, a new backsplash can be done on a budget by a weekend warrior. In this kitchen, the backsplash is a focal point. The unassuming white cabinets are a perfectly neutral frame for this fun tile work.
10. Florals
Photo by Mark Wilkinson Kitchens, Harrogate
Photo by Walk Interior Architecture & Design
While lattices and other geometric shapes have covered many a window and pillow the last few years, 2019 is set to be a year for florals. Florals contrast and add softness to all of the hard lines in a home. Plus, it’s an easy way to add pattern. Florals can be on something as small as a pillow or as large as a wall. In these kitchens, they are window coverings. The range of patterns is as diverse as homeowners tastes. If you’re thinking puffy, pink peonies when you think of florals, think again. These aren’t your grandmother’s florals.
11. Boho
In stark contrast to clean white kitchens and subtle gray living rooms, there’s boho. And it’s poised for a comeback in 2019. This whimsical, well-traveled and well-lived-in style creates unforgettable rooms. With varying patterns and textures, boho evokes all that is fun and artsy. While this living room isn’t bold in pattern and color, boho is achieved in smaller doses, with throw pillows, throw rugs, mismatched antique frames and more. So go ahead, get in touch with your inner Phoebe Buffay.
12. Outdoor Lighting is IN
Photo by Apple Wood Construction, Inc.
The weightiness of outdoor lights and their structural style can actually make them a natural statement piece in kitchens, baths or other rooms in your home. Lantern pendants, like the ones above, have been used in kitchens for several years.
That’s not to say that this sconce couldn’t be used as vanity lighting on either side of a bathroom mirror or as bedside sconces.
13. Airy Upper Cabinets
Photo by Martha’s Vineyard Interior Design
Think beyond cabinets in your kitchen. Scrap the flat and square. Think open, airy, and relaxed. Instead of hiding dishes away, consider open shelves to display them. Not only does it create visual interest by bringing in varying depths and shapes, but it also opens the space and creates a more relaxed feel. If you have sufficient storage, take down a couple of cabinets and expand your view. Let in more light with a wide window. Take in a little more sun and a little more nature as you cook, clean, and converse. No matter how many people are in your kitchen, it can feel casual and open.
14. Scandinavian Open Base Cabinet Designs
If you like the open look on the top half of your kitchen, you’ll love it on the bottom half as well. In particularly small kitchen floor plans, like the one pictured above, it adds to the open feel. It’s also unmistakably casual. And we love it for the new year!
15. Boxed Range Hood
This modern take on the range hood will switch up kitchen trends in 2019. Its straight lines create a beautifully simple, less dramatic shape than the traditional range hood, as it parallels the walls and falls in line with the range.
16. Colorful Appliances
Even if your kitchen colors are subtle, your appliances don’t have to be. Quirky retro appliance in pastels like mint, daffodil and sky blue incorporate appliances as a part of design, not just utility. What’s more, you don’t have to buy a suite of one-color appliances. A range, as in the photo above, stands alone as a statement in this kitchen. This gorgeous orange oven bursts with charm in a kitchen replete with nuanced tones. You’ll want to cook for a crowd just to show off the oven.
17. Stairs
Photo by Kensington Smith Design, LLC
Is the rest of your home updated, but you overlooked the stairs? Don’t forget. Design is in the details. Make 2019 the year to update that as well. Painting is one way to spruce up sleepy spindles. You can even take it step further and consider cable or iron. Cable instantly modernizes your railings and opens up the space. Iron can enhance your stairway too, whether it’s romantically scrolled or stoically straight.
18. Luxury Laundry Rooms (with Dog Washes!)
Does your otherwise perfect pooch get a little messy at times? Taking him to the groomer after a day at the beach isn’t always an option, but neither is rinsing off in the yard. The perfect solution for Fido? A dog wash. A laundry room is the perfect space for it. They’re already made for cleaning and close to the entrance. No more tracking in mud or sand. Keep ‘em clean in 2019.
So there it is! West Chester Design Build’s home design trends for 2019. We know there are so many options and ideas, but don’t stress. We are here to help. After all, we build happiness.
Happy New Year to all our neighbors in Chester County!

Easy Ways To Bring Farmhouse Style Into Your Home
Tumblr media
Design & Architecture Tip 22: Don't be afraid to use black and white — they give a fresh feel to farmhouse decor. Lonny 2018-09-11
Tumblr media
Courtesy of Nicole Hollis Although farmhouse style has been around for a minute now, it still is going strong. Just take a look on Pinterest for proof! The rustic and traditional aesthetic definitely appeals to folks across the country and we don’t see it going away any time soon. However since the style has been popular for a while, we have a few recommendations to make the look feel modern and fresh. It’s time to throw out the burlap and bring in lovely and light additions. Read ahead to see a few tips to give new life to your fun rustic space. Written by Shelby Wax for Lonny.
1. Sweeten Your Seat
Want to update your entryway? Add a farmhouse flair with some vintage found objects, intriguing textiles, and summery hats.
Tumblr media

2. Blank Backdrop
We love warm rustic pieces and textiles, but they look even better off-set against a clean and minimal backdrop. Try painting your walls and ceiling white to maximize the light in your space.
3. Pick A Palette
Have a unique element to your home like a colorful vintage door? Create cohesion in your space by choosing textiles and pieces in a similar hue.
Tumblr media

4. Play With Symmetry
A space that’s too symmetrical can feel a bit boring. Give your room some intrigue by accenting walls with fun art or a coat of paint.

5. Modern Rustic
Just because you like farmhouse style doesn’t mean you can’t have modern shapes. We love how the cowhide rug gives this modern dining set a rustic edge.

6. Safe Haven
Want to give a farmhouse edge to your bedroom? Choose cozy furniture pieces and soft textiles while accenting it with rustic pieces that still maintain a calm environment to rest your head.

7. Comfy Cool
While we love a great coffee table in reclaimed wood, why not try out a large upholstered ottoman instead? Those soft edges are perfect to make your space more family friendly as well.
Tumblr media

8. Lighten Up
Thinking of putting some shiplap on your walls? Choosing an option in lighter wood hues can make your home feel fresh and also works with a variety of decor styles if you want to change it up in the future.

9. New Directions
Alternatively, try arranging your wood panels in a diagonal or herringbone style to add a unique dynamic to your walls.

10. Bright Idea
Don’t be afraid to do something unexpected! We love these vintage industrial spotlights in this more traditionally farmhouse bathroom.

11. Mix It Up
We’re all for blending a few styles in your space. Classic hues and a wood countertop feel so fun and fresh paired with subway tile and open shelving.

12. Make A Moment
Take some unexpected risks. An empty hallway can turn into a moment you love with the help of some simple decor and a coat of paint.

13. Pillow Party
Textiles are a great way to have fun with your decor. This comfy seating area is totally enhanced by a variety of lovely linen pillows, blankets and even a fur throw.

14. New Neutrals
Soft bluish grays and blush hues are great options if you want a more neutral home that still packs a modern punch.

15. Texture Talk
Just because your home is going for a farmhouse looks doesn’t mean you can’t amp up your space with shag carpet, velvet seats, or raw wood elements.
Tumblr media

16. Create Definition
Working with an open-plan home? Use rugs and light fixtures to help create definition between spaces.

17. Artful Addition
While most homes have art, not many have a set of pieces from one artist on display. Create an elevated moment with a gallery wall that is cool and cohesive.

18. Show Your Stripes
Looking for a new area rug for your living room? Consider a striped option in a neutral shade. It not only can help pull everything together, but also adds a bit more personality to your space.

19. Very Vintage
Redecorating a kitchen? You don’t need to give it a totally modern look. We love how this room has curated flea market finds and a beautiful marble island to give it a high-low mix.

20. Mirror, Mirror
Mirrors are not only great to make a room feel bigger, but we love one in an oversized circular shape for an extra modern touch.

21. Beautiful Backsplash
While this laundry room would have looked nice with simple wood walls, a marble backsplash gives it an extra elevated oomf.

22. Black & White
Are you a minimalist dabbling into farmhouse style? Try picking out more rustic finds in black and white. It not only keeps things on-palette but also adds some modern drama to your decor.

23. Tile Away
One of our favorite ways to give any room an instant refresh? Lay down a fresh set of patterned tile.

24. Hang Out
Already have a more modern bathroom? Hang your mirror with natural rope for a rustic touch.

25. Curate A Collection
The best way to make your farmhouse feel like your own? Find pieces you love and constantly give small updates to your space. There’s no need for a total revamp.
