Tarek El Moussa’s Biggest Flops From ‘Flipping 101’

Tarek El Moussa has come a long way! After a much publicized divorce from Christina Anstead, he has reinvented his life.
Although El Moussa still flips houses with Anstead, he has a new romantic partner: his fiancee, “Selling Sunset” star Heather Rae Young. He also has a new show of his own, “Flipping 101 with Tarek El Moussa,” where he shows novice house flippers the ropes. The hit show has been renewed for a second season, which will air starting in 2021.
El Moussa’s advice is usually rock-solid when it comes to buying, renovating, and selling homes. But even though this 38-year-old has been in the home renovation game for years, he doesn’t always get it right. Like with any good flipper, his biggest priority is the bottom line, which means that his design choices sometimes suffer. Plus, since he’s advising flipping newbies, he’s hamstrung by the fact that they don’t always listen to his recommendations and, worse, sometimes go against his advice.
Even so, you can learn plenty from El Moussa and his students’ mistakes���and their fixes—from the first season of his new show. Read on about “Flipping 101” flips gone wrong so you can avoid these snafus in your own renovation projects, too.
Dark bathroom tile

What was El Moussa thinking when he advised his flippers to install black tiles in this bathroom? It’s not entirely clear, since the black tiles suck all the light out of this large space. Even though some of the other finishes are white, they only serve to highlight just how dark the tiles are. What gives?
The fix: Maybe El Moussa was just experimenting, because he quickly reverted back to white subway tiles with an accent tile inlay in later renovations on the show. The resulting bathrooms were fresh, bright, and inviting, rather than looking like a dungeon.
An overly busy fireplace

For some reason, El Moussa loves to use geometric patterned tiles as accents in his designs, including this fireplace makeover. But while the tiles certainly added visual interest to the room, they also made the space look busy. Unfortunately, these tiles were just too out there for some buyers.
The fix: In another renovation, El Moussa still made the fireplace a focal point, but he used a warm, faux-wood tile and laid it in an interesting pattern instead. The result was more subtle and nuanced, while still adding drama to the room.

El Moussa usually leans toward clean lines and modern finishes with his design aesthetic. But in one renovation, he picked an ornate and rather traditional-looking stair railing that missed the mark. With whimsical curlicues, this stair railing looks cheap and tacky rather than expensive and luxurious.
The fix: Maybe that mistake was a fluke, because El Moussa returned to his signature contemporary style in other renovations: crisp lines, high-end finishes, and clean and bright decor.

The dark blue backsplash tiles El Moussa used in this renovation made the kitchen look dated and dark, despite the contrasting high-end white cabinets and countertops. This kitchen was already small, and these busy blue tiles made it look even tinier. The bold color was a turnoff to some buyers.
The fix: El Moussa reversed course in a later renovation, installing a fun patterned tile backsplash in this kitchen. The bright white and gray tiles helped the kitchen remain light and airy while still feeling luxe and custom.
Bathtubs rather than showers

Sure, bathtubs can come in handy, especially for buyers with children. But in certain situations, like this renovation, they can make an already small bathroom feel even more cramped and outdated, despite having high-end flooring and shower tiles.
The fix: Luckily, El Moussa saw the error of his ways and skipped the tub in another renovation, installing a huge, gorgeous shower instead, which really impressed buyers. His decision to design the bathroom with only a shower—and no tub—really upped the “wow” factor in this bathroom and made a statement.
Gaudy wallpaper

The right wallpaper definitely has a time and place—it can add texture and dimension to an otherwise boring space. But in this master bedroom, El Moussa’s dark, shiny wallpaper accent wall just looked gaudy and out of touch. Was this master bedroom intended to look like a throwback to a 1990s hotel room? Because that’s totally the vibe this wallpaper gave off. Yikes!
The fix: Fortunately, El Moussa didn’t stick with the standout wallpaper idea for long. In other renovations, he opted for classic, neutral paint colors, like this off-white living room. Ahhh, now that’s better.
Stark black and white decor

When in doubt, you can’t go wrong with black and white. Or can you? El Moussa’s design choices made this kitchen look stark and sterile. There’s very little warmth, just sharp contrasting colors and harsh lines. The rigid kitchen doesn’t feel like a space where a buyer could actually unwind and relax.
The fix: But El Moussa learned from his past mistakes and opted to go with muted colors and warmer wood tones in another renovation. He used tans, browns, and even a pop of light yellow to help soften this master bedroom and make it feel totally inviting.

Florida Home with a Cottage Farmhouse Twist
Hello, my friends! How are you doing today? I am definitely looking forward to the weekend. It’s supposed to be sunny around here (hallelujah!!!) and I am hoping to get out and go for a walk on the beach.
Talking about the beach, I am hoping you guys are enjoying my coastal-inspired posts this week. I am a big fan of modern farmhouse but if you’ve read the blog for awhile, you probably know that my heart beats a little faster for coastal interiors. This is why I was so grateful when Lisa Michael of Lisa Michael Interiors, LLC sent this stunning project to be shared with you today.
The Florida home has the best of the coastal and farmhouse worlds because its interior is a true integration of traditional and classic coastal elements with a cottage farmhouse twist. The home was renovated by the former homeowners prior to purchase by these clients in February of 2016. This was a full interior decorating project with finish changes in the kitchen, as well as a custom designed built in for the office. Finish changes were also made to the fireplace by adding Italian black Chicago brick. Beadboard was added in the guest bedroom and many other details which you will see during the post.

Now Open: Landmark West Loop
Another Near West Side residential building recently celebrated its grand opening. Landmark West Loop actually started welcoming residents at the beginning of August with a soft opening, but now things are officially official.

The building is conveniently located on the banks of the Eisenhower Expressway, across the highway from the U.I.C. campus, and across the street from Target. It’s also just six blocks from the West Loop.
It sports 300 residences across 31 stores at 1035 West Van Buren Street. Homes run from 500 to just shy of 2,000 square feet at rates from $1,740 to $6,200/month.
This is actually the second plan for this space. At the turn of the century, the city approved a plan to put up a residential building here that was 30% taller. It also had a very 90’s post-modern design, like an outsized French chateau. What eventually got built, by a new developer (Related Midwest) and a new architecture firm (New York’s Morris Adjmi Architects), is far more modern while at the same time blending in better with the neighborhood.

Related Midwest Celebrates Opening of Landmark West Loop in Chicago
Morris Adjmi-designed tower is first West Loop apartment tower to deliver in 2017
CHICAGO (Nov. 1, 2017) — Related Midwest recently celebrated the grand opening of Landmark West Loop, the developer’s 31-story, 300-unit luxury rental tower at 1035 W. Van Buren St. in Chicago’s West Loop. Designed by New York-based Morris Adjmi Architects, the glass-and-steel high-rise – Related Midwest’s third luxury rental offering in downtown Chicago – was the first apartment building to open in the West Loop in 2017, welcoming its first residents Aug. 1.
The building’s grand opening event, held on Oct. 24 and inspired by Landmark’s identity as “A New Local Standard” in the West Loop, included pop-up shops from neighborhood designers and retailers All Choked Up, Luxury Garage Sale, T&J Designs, Sanem’s and Christina Karin. In addition, local chefs Justin Behlke of Pilot Light and Alex Theodoroff of MAD Social prepared samples of popular menu items on-site in the building’s demonstration kitchen, while West Loop staple The Publican catered the event.
“In opening Landmark West Loop, we’ve unlocked a largely undiscovered corner of the West Loop that is brimming with aspirational students and professionals who want to live where they work and study,” said Curt Bailey, president of Related Midwest. “Every detail of this project was carefully considered, from the stunning silhouette by Morris Adjmi, to the craftsman-inspired interiors from Reunion Goods & Services, to the thoughtful programming by our own design and development teams. These partnerships have resulted in a triumph of luxury housing tailor-made for this lively, progressive neighborhood, which has already attracted Google, McDonald’s and other high-profile employers.”
Landmark West Loop offers a mix of studio, convertible, one-, and two-bedroom apartments, along with two- and three-bedroom penthouses. Residences range in size from 500 to 1,960 square feet, including the penthouses, with pricing starting at $1,740 per month for studios, $1,975 for convertibles, $2,495 for one-bedrooms, and $2,910 for two-bedrooms. Three-bedroom, 2½-bath penthouses are priced from $6,195 per month.
Four decorated models – a studio, two one-bedrooms and one two-bedroom corner unit – highlight Landmark’s open layouts and modern finishes. Each apartment includes 9-foot ceilings, floor-to-ceiling windows, custom plank flooring, solid-core wood interior doors, spacious closets, in-unit laundry and resident-controlled Nest thermostats. High-end kitchens showcase custom storm gray-colored cabinetry, quartz countertops, white subway tile backsplashes, open shelving, high-performance Bosch appliances, and mobile stainless steel islands in select plans. Baths feature hexagon tile flooring, quartz countertops, custom-designed vanities and walk-in showers with frameless glass surrounds.
Residents of Landmark West Loop have access to nearly 12,000 square feet of amenity space, including Landmark Sport & Social, a landscaped sun deck with skyline views and a pool, spa, cabanas, lounge areas, fire pit, outdoor kitchens and dog run.
Indoor amenities include an adjacent pool house with ping-pong, shuffleboard and arcade games, as well as a 3,500-square-foot fitness center that features Peloton bikes, Gym Rax and TRX mounting systems, Hammer Strength weightlifting equipment and an adjacent yoga studio. Other common areas include a community-supported agriculture (CSA) room with seasonal programming; The Den, a reservable lounge with a big-screen TV, seating areas and an adjacent demonstration kitchen and dining room; and the Living Library, an expansive co-working and social gathering area with a copper-hooded fireplace, multiple seating areas and communal work tables.
“The Living Library is truly the heart of the amenity floor – a comfortable, inviting space that sets itself apart through simplicity,” said Bailey. “It’s an example of how we’ve crafted Landmark West Loop around the lifestyles of our residents, using legacy projects like 500 Lake Shore Drive to learn how today’s renters truly live and work.”
Residents of Landmark West Loop can also take advantage of 24-hour concierge service, move-in coordination by RelatedStyle Services, on-site dry cleaning and laundering by Pressbox, secure package delivery by Luxer One, pet spa services by Baroo, and a secure bike storage room.
Landmark West Loop is the first project in Chicago designed by Morris Adjmi Architects, whose portfolio of work includes 837 Washington, an award-winning office building across from the High Line in Manhattan’s Meatpacking District; and the Wythe Hotel, a refurbished factory on the Brooklyn waterfront.
Landmark’s textile-rich interiors, created by Reunion Goods & Services, feature hand-crafted furniture, light fixtures and artwork by acclaimed artisans, several of whom are from the Chicago area. The multi-colored, dip-dyed birch wall in the Living Library was created by Chicago-based installation artist Tom Slazinski – his first permanent commercial art installation. Meanwhile, the tower’s lobby is home to two paintings: the “Blah Blah Blah,” a colorful word painting by American artist Mel Bochner, a pioneer of conceptual art; and ���World Map #5,” a painting by Chicago native Amanda Ross-Ho.
“Together, these curated pieces create unexpected, whimsical moments as residents and their guests move from one room to the next,” said Ann Thompson, vice president of architecture and design at Related Midwest. “Walking through Landmark is much like walking through a contemporary art gallery or museum – but one that feels like home.”
In addition to designing Landmark West Loop’s amenity spaces, Reunion Goods & Services also decorated the tower’s studio, one-bedroom and two-bedroom models. The fourth model, a one-bedroom southwest corner unit, was created by Havenly, an online interior design service that pairs users with a dedicated designer. Landmark residents receive an exclusive discount for Havenly that can be used to put the finishing touches on their own apartments.
Also available to residents is a complimentary one-year membership to Divvy or a membership to Equinox gyms – both affiliate lifestyle companies of Related – for the duration of their leases. In addition, residents are able to choose their own cable and internet provider. Options include discounted ultra-high-speed internet service from Webpass with free Google Home and Google Chromecast devices – part of Landmark’s Smart Apartment Suite. Services from AT&T and Comcast are also available.
Along with proximity to the Illinois Medical District, University of Illinois at Chicago campus and jobs throughout the West Loop – McDonald’s new headquarters is less than a mile north of the property – Landmark West Loop is steps from public transportation, with the UIC-Halsted Blue Line station just two blocks away. Another Near West Side residential building recently celebrated its grand opening. Landmark West Loop actually started welcoming residents at the beginning of August with a soft opening, but now things are officially official.

It sports 300 residences across 31 stores at 1035 West Van Buren Street. Homes run from 500 to just shy of 2,000 square feet at rates from $1,740 to $6,200/month.
This is actually the second plan for this space. At the turn of the century, the city approved a plan to put up a residential building here that was 30% taller. It also had a very 90’s post-modern design, like an outsized French chateau. What eventually got built, by a new developer (Related Midwest) and a new architecture firm (New York’s Morris Adjmi Architects), is far more modern while at the same time blending in better with the neighborhood.

CHICAGO (Nov. 1, 2017) — Related Midwest recently celebrated the grand opening of Landmark West Loop, the developer’s 31-story, 300-unit luxury rental tower at 1035 W. Van Buren St. in Chicago’s West Loop. Designed by New York-based Morris Adjmi Architects, the glass-and-steel high-rise – Related Midwest’s third luxury rental offering in downtown Chicago – was the first apartment building to open in the West Loop in 2017, welcoming its first residents Aug. 1.
The building’s grand opening event, held on Oct. 24 and inspired by Landmark’s identity as “A New Local Standard” in the West Loop, included pop-up shops from neighborhood designers and retailers All Choked Up, Luxury Garage Sale, T&J Designs, Sanem’s and Christina Karin. In addition, local chefs Justin Behlke of Pilot Light and Alex Theodoroff of MAD Social prepared samples of popular menu items on-site in the building’s demonstration kitchen, while West Loop staple The Publican catered the event.
“In opening Landmark West Loop, we’ve unlocked a largely undiscovered corner of the West Loop that is brimming with aspirational students and professionals who want to live where they work and study,” said Curt Bailey, president of Related Midwest. “Every detail of this project was carefully considered, from the stunning silhouette by Morris Adjmi, to the craftsman-inspired interiors from Reunion Goods & Services, to the thoughtful programming by our own design and development teams. These partnerships have resulted in a triumph of luxury housing tailor-made for this lively, progressive neighborhood, which has already attracted Google, McDonald’s and other high-profile employers.”
Landmark West Loop offers a mix of studio, convertible, one-, and two-bedroom apartments, along with two- and three-bedroom penthouses. Residences range in size from 500 to 1,960 square feet, including the penthouses, with pricing starting at $1,740 per month for studios, $1,975 for convertibles, $2,495 for one-bedrooms, and $2,910 for two-bedrooms. Three-bedroom, 2½-bath penthouses are priced from $6,195 per month.
Four decorated models – a studio, two one-bedrooms and one two-bedroom corner unit – highlight Landmark’s open layouts and modern finishes. Each apartment includes 9-foot ceilings, floor-to-ceiling windows, custom plank flooring, solid-core wood interior doors, spacious closets, in-unit laundry and resident-controlled Nest thermostats. High-end kitchens showcase custom storm gray-colored cabinetry, quartz countertops, white subway tile backsplashes, open shelving, high-performance Bosch appliances, and mobile stainless steel islands in select plans. Baths feature hexagon tile flooring, quartz countertops, custom-designed vanities and walk-in showers with frameless glass surrounds.

Meanwhile, the tower’s lobby is home to two paintings: the “Blah Blah Blah,” a colorful word painting by American artist Mel Bochner, a pioneer of conceptual art; and “World Map #5,” a painting by Chicago native Amanda Ross-Ho.
“Together, these curated pieces create unexpected, whimsical moments as residents and their guests move from one room to the next,” said Ann Thompson, vice president of architecture and design at Related Midwest. “Walking through Landmark is much like walking through a contemporary art gallery or museum – but one that feels like home.”

Industrial Finishes Turn a Sophisticated Basement Into a Cool Hangout for Movies and Beer

In Minnesota, the basement is an important family gathering space for movie nights, parties and game day. And this couple wanted to make sure their basement was given as much love as the upper floors. So they hired Carla Bast to design a space with sophisticated style and room for family fun. Bast used grays and tans to create a soothing vibe, and she broke the space into zones for playing games, watching movies and sports, chatting by a fire, and even brewing beer.

A custom-made, 14-foot-diameter rug anchors a cozy conversation area. The homeowners’ collection of beer bottle caps forms a backsplash behind the bar. The bottle caps were attached to a piece of reclaimed lumber with a hot-glue gun. The cabinetmaker then did an epoxy pour over the top to enclose them.

In the bathroom, white subway tile and dark enameled cabinetry tie in to the bar’s finishes, creating a cohesive look.
Antique mirrored subway tile on two corner walls create a stunning alternative to a traditional mirror. Industrial-inspired pendant lights add to the sparkle, while a rustic vanity relates to the similar woodwork and beams throughout the basement.

In the gaming and home theater area, a dark recessed niche gives the TV wall drama and interest, while leather theater seating further defines the space.
Bast added a nearby ledge made of gas pipes and granite for additional guests to set down drinks or popcorn and bounce between the featured movie and the custom game table.
“As the kids get older, this game space will be transitioning and growing with the family and new activities,” Bast says. “This space gives them so much flexibility.”

Small kitchens may not cater to the taste of every homeowner, but they certainly have their benefits. In a compact kitchen, there are fewer surfaces to clean, and everything you need—from olive oil to an extra hand towel—is within arm’s reach.
And while living with a small kitchen means that you have less space to play with the decor, you can still make your mark. The trick, according to Karen Gray-Plaisted of Design Solutions KGP, is to keep it simple.
“Don’t overdo the finishes and surfaces,” she says, “otherwise it’ll look too cluttered. For example, if you have a stainless fridge, install the hardware around it in a similar-looking finish. And keep cabinetry and counters in the same color family, so your kitchen feels more spacious.”
To get you started, we’ve come up with five fun styles for a small kitchen, with recommendations on how to achieve these looks. The result? Easy upgrades that’ll make your small kitchen a space where you love to spend time.
Modern farmhouse

Yes, you can channel Joanna Gaines and her wildly popular decor of choice, modern farmhouse, in a small kitchen. Jamie Novak, an organizing whiz and author of “Keep This Toss That,” recommends a white color palette and opening shelving. “This type of shelf actually makes a small kitchen appear larger,” she says. Incorporate wood tones into a modern farmhouse kitchen by installing rough planks as shelves, or try an industrial-style rolling cart made from wood, says Julie Coraccio of Reawaken Your Brilliance.
Stick to a simple palette of grays, taupes, and charcoal paint on the walls, and complete the look with a subway tile backsplash, a farmhouse sink, Shaker-style cabinets, and vintage accoutrements such as a clock or a worn wooden sign.
Feminine

Contrary to popular belief, you don’t have to include a single pink element to achieve a feminine-style kitchen. For this look, choose elegant metallic fixtures for the sink, drawer and cabinet pulls, and lighting.
Novak says your window treatments and dish towels are great ways to incorporate delicate touches like ruffles or floral prints. “But steer clear of small prints, as they’ll make the space feel cramped and cluttered,” she says.
Coraccio recommends artwork to bring a feminine style to the fore. Or consider a dramatic chandelier over the kitchen island and fresh flowers or potted herbs to brighten up the room.
Rustic

A rustic kitchen is characterized by lots of wood (on floors, cabinets, the table, and countertops), but beware: It could look heavy in a small space. To lighten up this look, Novak suggests choosing paler versions of these materials. For example, if you have wooden countertops, consider painting your cabinets white.
Chunky drawer pulls and wrought-iron brackets to prop up shelves are two smart additions.
And don’t forget texture in a rustic space. Leather door pulls, woven wicker baskets for fruit and veggies, and touches of metal and stone (a copper faucet or earthenware dishes) will enhance this design. “A butcher block or live-edge counter, black or rubbed-bronze fixtures, and farmhouse sinks are also common components in this kitchen style,” says Gray-Plaisted.
Modern

Minimalism is the name of the game when it comes to designing a modern small kitchen. Shoot for a monochromatic color scheme, contrasted with pops of an edgy shade like orange, turquoise, or lime green. “Sleek hardware and flat panel cabinet doors are also appropriate,” says Novak.
Forgo anything that could be misconstrued as clutter. Excess decor and too many countertop items are a definite no-no when going modern. Instead, invest in shiny finishes, frosted glass on cabinet fronts, and industrial light fixtures and bulbs to channel a modern vibe. Gray-Plaisted says matte black finishes, as well as cement flooring and countertops, are trending in modern kitchens.
Shabby chic

Shabby chic style is all about showcasing timeworn treasures that look as if they were sourced from an antique shop. The color palette is always light and bright, so when painting your walls or cabinets, choose cream, off-whites, or pastels like robin’s-egg blue, soft pink, or buttery yellow.
Don’t be afraid to use mismatched dishes, mugs, and serving ware. “Vintage hand-me-downs and rescued items that you refinish yourself help with this eclectic, mismatched look,” says Novak. Hit up a flea market for hand towels covered in Battenberg lace, delicate embroidery, or a floral pattern. A vintage metal sign is also a quintessential shabby chic accessory. Extra points for sourcing a retro stove or refrigerator! Just make sure it’s fully functional.
