Aha, thanks @majora-the-trekking-hobbit & anon!!
Does the name “Erik” get your attention, no matter where or in what context you hear it?
Well, this is my actual name, so yes, it does!
Would you travel or have you traveled to certain places only because they were PotO-related? Which ones?
When I was in Paris I went to the Palais Garnier! It was a very brief visit, but I took some pictures on the staircase, bought some souvenirs, and saw the stage. It would be wonderful to return to Paris one day, and if I did, I’d like to take a tour, and maybe even see a performance?
Would you see the musical by yourself because your friends or family weren’t in the mood to go with you? Have you done so already?
Oh, I already did, in Toronto. I did a lot of stuff alone in Toronto since the friends I did make in school lived out in like.. Mississauga and didn’t want to come or stay in downtown Toronto unless if could help it lmao
How often have you seen the musical?
Just the once when live, and it was the re-staged tour. I was thrilled to see it but the performance itself was a little... uh.. lackluster? I guess? I’d be nice to see it again, but performances don’t come ‘round me too often.
How much PotO stuff do you own?
Hmm, a few different English translations and a French language copy I picked up from the Palais Garnier, which I adore. I have a few copies of films on DVD (90s miniseries, 2004, 1920s silent, 1960s hammer horror) but I wouldn’t mind some more of the films. I have a Lon Chaney version of Erik from the Diamond Select Universal Monsters toy line as well as a Monster High Operetta doll, but I’m not sure I’ll keep either of those. Other than that I have a few other books, like Phantom by Susan Kay, the Phantom of Manhatten, some docu-style book on the Lon Chaney silent film, playbill from the musical performance I saw, etc; It’s not a huge collection, but I’m actively trying to curb my collections because I have... a lot of stuff... to do with.. a lot of things...
Have you had dreams about the Phantom or other characters? Do you remember any in particular?
I’ve had a few poto-related dreams, only starring Erik as far as I can recall. I’m a lucid and vivid dreamer, but I don’t make the set up of a dream, I just alter if necessary. So when I see Erik in a dream, it’s just like “o there he goes again, u want a hug, dude?” He usually does.
How many times have you read the book?
Hard to say, but between French language copies, various translations, and taking together all the times I re-read certain passages rather than the entire book, it’s probably been more than a few times.
How many songs from the musical could you recite from memory? (Or just sing along to?)
I could probably recite most of the songs with a couple lines fumbled or forgotten here or there. I think I remember the Notes songs the least.
Do you randomly quote lines from the book or musical in real life?
I do like to give Erik’s answer sometimes when people ask how I got my name (”I picked it up par hazard/by chance/randomly”). The actual story of how I got the name Erik is extremely boring, which seems to surprise people. Other than that I don’t think I quote any of it more often that I would quote anything else. Oh, other than probably some of Dance’s lines from the mini series B)
Have you ever met up with another phan?
I haven’t met up with a phan that I first met on the internet, but I did once meet and hang out with someone who turned out to be a hardcore phan! I found this out when we were in Paris... and she mentioned she wanted to go the Palais Garnier. A light switch moment lmao ... but ask me more about this sometime, because this is a longer story, and quite a good one!! (It involves poto, Paris, an awkward teenage crush, sharing hotel rooms, cheese with sugar, a halloween flashback, and a lot of blood. Also me straddling a big gun, but that’s less relevant.)

It’s all right there
(originally published on 18 Nov. 2015)
If only you’d look to the side once in a while
Somewhat odd fact: I’ve never been really anywhere outside of the U.S. Not that I’m anti-travel, it just seemed to never work out. I mean, I’ve been to Toronto, spent a summer in Mississauga with my cousin Diane and her family, and technically went near Nassau on a night-time cruise, but I was so obliterated that I don’t know if I left the boat.
I was in the Air Force, but at a B-1B base in the mid-80s to early-90s, and so we didn’t really even start going overseas for air shows and exercises until I was fixing to separate. Then came a marriage and a kid and it kind of just never happened. Which I do think is a shame, but I can’t say I’ve not done anything cool, I just did it all…here.
This came up because I was talking to a good friend of mine, N., who is much smarter and well-traveled than I, (and for a Cali transplant, still understands why Waffle House is amazing.) I was commenting how a mutal acquaintance, who is my age, seems to have just woken up to the reality that non-honkies in the U.S. have very different lives than honkies do. I said I didn’t get how someone could be as well-traveled as he is, (he has literally traveled the globe) and still be so…blind…to the world outside of his somewhat narrow set of interests. This legitimately puzzled me until N. explained it.
She said, (paraphrased) that if you’re traveling on business, to a conference or on a book tour or what have you, that it’s easy. You get off the plane and go to the hotel. Which is probably a Marriot or other chain, and where the club sandwich in Tokyo is exactly like the club sandwich in Des Moines. You are driven to where you need to be when you need to be there, you go out after to a restaurant, maybe a bar that is tourist-friendly, and then back to the hotel. After a few days, home you go. Maybe you take a day for being a tourist, but you’re going to do fairly standard stuff.
You do that enough, and there’s no difference between anywhere.
I can’t argue her point, I literally don’t know, but it struck me as sad. To be somewhere totally different, but wrap yourself in a cocoon of home, like some kind of odd warp bubble.
Because while I’ve never really left the U.S., there’s always been this “walkabout” impulse. I probably got it from my mom, who as a single woman, lived in Tokyo immediately following WWII for some years, (and evidently spent enough time near Hiroshima to come home rather sick for more than a few months), and then in the 50s and 60s, literally traveled everywhere in this country where a train would go. I’ve pictures of her in D.C., at Gettysburg, Monticello, San Francisco, you name it.
In an era where being an independent woman was somewhat frowned upon, she was independent. Mind you, she never learned to drive. This was all public transit and trains.
My dad helped too, he’d been in Japan & Korea in the early 50s, trying not to die during a war, and getting into marvelous trouble in Japan on leaves and furloughs.
One of his better stories, one that fascinated me was about how he and his friends would go to a restaurant in either country, and just blindly order. Whoever got the ugliest dish paid. He thought he was safe when a friend got the squid. Until a WHOLE OCTOPUS, eyes and all, broiled in its own ink was placed in front of him.
That always seemed like the coolest thing: go to a restaurant you’ve never been and just order something. How cool a way to learn new food? Sometimes, you get the octopus, sometimes you get amazing malaysian food. Amazing wins over OMG WHAT THE FUCK IS THAT more than you might think. Food is a great introduction to different cultures.
As I’ve mentioned, I grew up in Miami. My family moved down in 1970, and I didn’t really leave until 1986, when I joined the Air Force. I was there for some shit. Mariel, Liberty City, Murder Capital of the world, Cocaine Cowboys, (I still can’t really watch “Scarface”. Because too much of that movie isn’t some gorefest story, it’s what was happening in my world. There’s not a lot of exaggeration there), all of it.
It’s easy to fall into the tropes. Miami’s a pit, it’s a crimefest, it’s nothing but Cubans. But that’s the saddest way to look at it. Because Miami showed me so many things. ¿Qué Pasa USA? Pastelitos. Pecadillo. A properly made Cuban sangwich. The smell of the wall of ovens baking Cuban bread in an Imperial Supermarket just off 8th Street and Salzedo. The bizarre joy that was the Bed Race. Goombay, where I discovered a host of carribean food and music. Tito Puente. Gloria Estefan before she was Gloria Estefan. Guava. Flan. Materva. The Red Room. The Kitchen. Coconut Grove when there were still more hippies than hipsters. The Friday night Hare Krishna Drum Party in Coconut Grove, where you’d have a hundred people dancing along with the Krishnas and they would just play their asses off. The guy who sold small crabs and palmetto bugs dipped in gold.
It’s actually hard for me to talk about Cuban Culture like it’s some separate thing, because I grew up in it. I’m not Cuban, not even close, but that culture was a part of my youth and my adolescence. It’s not “other people’s” culture. It’s a part of me as much as it can be. You grow up in Miami, your first concert is P-Funk, it’s hard to live in The Honkie Zone™.
Here’s an example of how it affected me. One day, after I’d gotten out of the Air Force, my boss takes me to a Cuban place in Pinellas Park, La Terecita. (AmazingCuban food, BTW.) The waitress seats us, sees we’re a table of superhonkies, and gives us menus. With the food in english. I literally had no idea what any of it was, because you order Cuban food in spanish. What the fuck other language even makes sense? So I ask the waitress, when she returns, “Is there a spanish menu? I don’t know what any of this is in English.”
She looks at me and asks “Where you from?” I tell her Miami, she laughs and says “Okay baby, let me get you the menu.” (If you know what a Cuban accent sounds like, then you get more of the picture.) She comes back with a Spanish one, aka a real one, and at last, I can order my Picadillo y maduros y Materva. Fuck me, english, what use is that?
You also never understand why people are puzzled at children drinking coffee, because you start kids on cafe con leche as soon as they’re off the tit. I mean it. Non-Miamians don’t really get how central Cuban coffee is to life down there. Water is minor, cafecitos are critical.
As a kid in Miami, this was my “community pool”, Venetian Pool. It’s an old limestone quarry converted to a pool. To be able to use the diving boards, you had to swim across the pool without stopping, watched by the lifeguards. That was what turned you from a little kid to a big kid. Swimming is a necessity, because half your elementary school field trips are to the beach. Yeah, yeah, education, starfish, the stingray shuffle. I’m still convinced it was how the teachers wangled free midday beach time. As they should.
Some places brag about how you can watch the sun rise and set over the ocean by just walking a few miles. In Miami, on the highway out to Key Biscayne, you could do that just by turning around. Then there’s Stiltsville, and a not-long drive away, things like Pennekamp and Key West. Along with treasures now gone, like Ocean World, and Miami Marine Stadium, where you could see unlimited hydroplanes, and watch concerts with the stoners on rafts in the middle.
I was also there for https://en.wikipedia.org/wiki/Hurricane_Andrew. My biggest memory of that is just after the hurricane, when shit is still fucked up and Gloria Estefan, who unlike most celebrities, grew up in Miami, and is a hometown girl, holding a benefit in the Orange Bowl, to raise money to help folks out. It’s kind of fucked up, power is still wonky, she is a bit of a sweaty mess, (we all were), and yet there she is, singing “Coming Out of the Dark”, and somehow, everything was going to be okay. Gloria Estefan will always be okay in my book for that.
I don’t think you can grow up with my parents in that town and not look to the side every so often. Or all the time. And it helped me see, not just the bloody obvious truth, like the lives lived different of non-honkies in this country, but all the things.
Like driving between base and town in Grand Forks on highway 2, happy to be off early, (at 2am) and it’s one of those snowstorms where it’s not a blizzard, but the flakes are coming down big, wet and noisy. You can actually hear them hit, and as I come around a curve, there’s this explosion of light, and two two trucks pulling a semi out of the ditch. As Toccata & Fuge in D Minor is blasting in my Civic. Pipe organ version, of course. There is something perfect about that, along with Bach at 2am during another snowfall in the middle of nowhere.
Or another night, same highway, same time of day, only it’s summer, and there’s this flash of light and a roar I only hear because my windows are down, and as I look up, I see a metor blasting through the sky overhead, on fire, big trail of smoke. I pull right the fuck over because if it hits, fuck yeah, i’m gonna get a piece. (No, the obvious downsides didn’t occur to me, because ROCK FROM SPACE.) It burned up completely before it hit, but I got to see it.
You look to the side, and you find things. Like malaysian restuarants in Kansas City. Or how, in Biloxi, just outside of Keesler AFB, if you and your friends go to the same Chinese place enough, and keep ordering “something with beef, something with pork, something with chicken, and surprise us” enough, eventually the family that runs it starts making you the non-gweilo versions of things. Or that there’s a fantastic Dim Sum place not a half-block from the Moscone in S.F., an amazing cajun place in Knob Knoster, MO, and one of the best southern restaurants ever is near Binghampton, NY, (THEO’S4LYFE!)
You see things that other folks miss. Like a tango club performance in Union square, where the guy in his 70s is shaming all the younger men. Because he may be old and slow everywhere else, but he is the Tango grandmaster and the youngin’s best just step back, this is his show.
Walden Pond. It’s not just where Thoreau lived, (with lots of help from his friends. He may have wrote about self-reliance, but he was not so good at practicing it) it’s a place. It’s a swimmin’ hole. Kind of cold, but very beautiful, and a great place to take slow walks with friends. The whaling museum in Peabody. Realizing that on multiple occasions, a pre-fame/pre-Gaiman Amanda Palmer made you milkshakes and sundaes (and she was very good at it.)
You become best friends with everyone in a ten-meter radius at a crawfish festival, because you just can’t suck head, and so you give away heaping plates full of the nasty things to anyone within reach. For this, you get a lot of free beer. Some years later, at Bad Medicine Lake in MN, you gorge on the biggest crawfish you’ve ever seen, (LOBSTER-SIZED) because people up there think they’re gross, and the bottom of the lake is covered with them. It is totally worth the hypothermia you risk, and pissing off a plethora of plastered, pulchritudinous sorority sisters because if they reject crawdads, they can’t be worth your time.
You meet people who aren’t like you, and learn at a young age, just how full of shit you are, and maybe you should fix that. You pick up foul words in multiple languages, (profanity starts both fights and friendships. Often simultaneously.) You learn that the “stripper paying her way through college” isn’t just a trope, and she amazes you both with her pole work and her analysis of pre-Revolutionary War America.
You discover, if you’re open to it, that there are amazing people everywhere in all walks of life, doing all kinds of jobs you aren’t, and they are just fascinating. That there are former adult stars on Twitter who build amazing models of Star Wars ships from metal because that’s what they do, when they aren’t losing their minds over the San Jose Sharks or making beautiful art. They talk about their work too, and that’s even neat because you learn about the behind the scenes stuff. “Inside baseball” is fucking fascinating when it’s about porn. (Ed. note: this person checked out a few years ago. I genuinely miss her, and presence on Twitter.)
You learn that two authors you admire who have become friends have forgotten more about food and culture than you’ll ever know. You learn the history of Switzerland that’s about just how terrifying the Swiss are, “…I’m from Northern Ireland, I don’t do well with unannounced gunfire.”, and that a description of dinner eating between two members of old Russian Royalty can be far, far more…intense than any non-porn writing has a right to. (Seriously, hie thee to wherever you can find them, and read all of “Tales of Old Russia” by Peter Morwood. DESCRIPTIONS OF DINNER SHOULD NOT HAVE THAT EFFECT ON PEOPLE.)
Actually, if you see anything with either Peter or Diane Duane as authors or co-authors, just read it. Trust me on this.
It’s not hard to see the world as it is, good and bad, awesome and terrifying. You don’t even have to leave the country. You just have to look around every so often.

I went to EGLX and Toronto’s gaming community blew me away
Last month I went to EGLX, or the Enthusiast Gaming Live Expo, which happened from March 9 to 11 at the International Centre in Mississauga. On their website, they claim to be Canada’s largest video game expo and their mission is to bring people together to be “united by gaming.”
Unfortunately, due to schedule restrictions (I’m looking at you, school), I was only able to attend EGLX on Saturday and Sunday – both of which were completely different and awesome experiences.
The four grand stages at EGLX for competitive games Hearthstone, Super Smash Bros. and a rotation of Counter-Strike: Global Offensive, fighting games and Halo 5.
Saturday
On Saturday, I went alone to check out what EGLX had to offer, having never been there previously. Their website boosted highlights such as an indie games and virtual reality (VR) showcase, big name exhibitors and local artist corner, industry panels, competitive gaming, a cosplay lounge and even a nerf battle.
My first order of business was, of course, to take a picture with the mascot, Mr. Destructoid of game-focused media site Destructoid fame.
Would it be appropriate to make a Mr. Roboto pun here?
Once I entered the main hall, I was met with a larger than life version of Settlers of Catan, where guests were free to jump in and play as long as there was a free spot available. I was super tempted to make that my first stop, but Catan can potentially take hours and there was still so much more to see!
When I first arrived, the giant Catan board was currently open for play as the previous game had just ended, but I had to resist temptation!
Beyond the Catan booth, there were rows of VR games displayed. Unfortunately, I didn’t get to indulge in any of the games due to being a spectacled being, but that just means I need to remember to bring my contacts the next time there are VR booths involved at an event.
My favourite set up was one by VR Star Games for Furious Seas, a to be released pirate VR adventure that was displayed next to a palm tree, a realistic looking cannon and of course, a pile of treasure.
I wonder if you can find One Piece in this game. Any anime fans amongst my readers?
What blew me away the most and what I ended up spending the most time on with my trip to EGLX was the indie games corner, which featured primarily student-made games from Sheridan College’s gaming program. Unfortunately, I wasn’t able to take any photos of the games themselves due to my excitement, but here’s a quick list of the ones I got to play and loved:
The Blobs Fight: The first game I tried was probably the most simple of all the games I was able to play, but also one of my favourite ones at EGLX! Developed by Skypyre Studios, the premise is exactly what you’d expect it to be: animated blobs fighting each other to the death. You can play up to eight (eight!!) customizable blobs at a time in different arenas, where you try to knock off pieces from other blobs until they become small enough to disappear so you can collect the pieces and become a mega blob or be the last one standing.
Head Rush: It took me a while to get that the game was literally about trying to affect the emotions of someone’s brain in an arcade style, time-trial game where you go really fast (head… rush… get it? Just me? Okay). Once I understood the concept, the rest of the gameplay flowed easily to me, though I still found the first level quite hard! The music is quirky and fits super well with the game design and I really loved the choice of colours! Sort of reminds me of the final level of Starfox, but just the first part of it and includes less impending doom. It’s developed by Jellyware Games, which you should definitely give a follow to!
Wanderfall: Developed by Grabby Thing Games, Wanderfall is a speed run sort of game – one where you glide smoothly along landscapes and jump across beautifully rendered ledges and hidden paths in order to collect as many crystals as you can. It was, unfortunately, also the game I struggled with the most because I’m definitely more of an “explore every nook and cranny” sort of gamer instead of a speed runner! Still, I enjoyed playing Wanderfall and did eventually play it again later on after they polished it up even more (though my friends laughed at me struggling to play it both times).
Godsend: Godsend, created by Patchwork Games, is a game that I find myself being able to play for hours. You play as a shapeshifter who is able to “shift your soul into other creatures,” therefore using their powers to accomplish the objectives and beat the level. But only being able to play a couple of minutes and try out a few of the many abilities and creatures that you could become simply wasn’t enough time! The backgrounds were gorgeous and I was really intrigued with the puzzles presented in this platformer, so I will be coming back to play this game (which you can download on Itch.io) in the future! Shoutouts to Coley who dealt with me dying a million times the first time I played.
Super Random Heroes and Bag Box: Both developed by OddBird Studios who has, since the writing of this blog, won both the pitch competition at EGLX as well as Best Game at Level Up Showcase, Super Random Heroes and Bag Box are two of their latest games after their flagship game, Arrow Heads (which I still need to play!), was released. Bag Box is a very simple two player game using just one controller – which is simply genius – where you try to knock out your rival in a boxing match and see who depletes the others’ health first. It’s very easy to pick up, has very clean and simple graphics and I definitely recommend giving it a download to play against a friend. I played against one of the developers and lost (I suspect some foul play) and I’m hoping for a rematch one day!
Following OddBird’s distinct style of clean, colourful and vibrant characters and stories, Super Random Heroes is the newest game that they’re working on featuring an angry pedestrian who ended up with super hero powers that he didn’t want and is now on a mission to get rid of them. In addition to having super hero powers, one of the game mechanics also lets you stack and modify the powers that you have in order to keep your play through unique and exciting. It’s a great, crazy twist on the usual brand of super hero video games and I can’t wait to play the full version when it’s complete!
Fossil Hunters: Lastly, let’s talk about Fossil Hunters by Reptoid Games. A fun solo or multiplayer game that has you playing quirky characters digging up bones and putting them back together while salamanders try to throw you off the platform, rocks fall down onto your party and you and your friends get separated by immovable boulders along the way. I actually kept running around the convention and coming back to this game multiple times, but every time I was there, it was preoccupied by other gamers who wanted in on the digging action. Once I got my hands on it, I loved it – I’m a huge sucker for a good puzzle game – and the art is so endearing! It’s currently out on Steam, but I’m waiting for that sweet Nintendo Switch release.
Sunday
Surprise! Can you guess which one I am? (Hint: I'm the green one.)
Here’s a surprise if you’ve made it this far: I cosplay! This convention isn’t my first rodeo, but it is my first video game exclusive convention. I had such a fun day meeting friends new and old yesterday, but wanted to use Sunday as a way to de-stress and talk to other cosplayers that I knew who were going to EGLX, as well as drag a few of my own friends into cosplaying Nintendo characters with me. The Nintendo booth had fun with us.
Conclusion
A vast majority of the exhibition hall occupied by the hum and lights of desktop computers running games such as Fortnite, PUBG, Rocket League, etc.
After doing some research, I was informed that this was EGLX’s second year running, but last year wasn’t their first. Apparently, EGLX premiered during 2016 with very little fanfare, so the organizers took the show backstage and polished it up so that it would receive the attention it deserved when it came back in 2018. That being said, the whole event was planned out and put together within about a month or so and while I had a great time there, there were a few things that I wondered about.
The schedule had a Nintendo event listed for Saturday that I spent a good 15 minutes looking for, but that no staff could tell me about.
While there were many excellent exhibitors displayed at the con, I wondered why some groups that I assumed would also be there, weren’t. Was it a matter of time or availability on both or part of the parties? Toronto Gaymers, one of the largest gaming groups in the city, as well as George Brown and other colleges with prominent game development programs seemed to be absent.
There was a thing? I’m not too sure. And I wonder if it was worth bringing up on the Twitter page.
The advertising for the event seemed very much for the general public, but the only ones who seemed to really use their time to the fullest or had a voice at the convention seemed to be those involved in the game industry.
The division of the space inside the exhibition hall was extremely varied. Competitive gaming had the largest space, with everything else having just enough in order to function by, but it usually ended up crowded.
Though there were a decent amount of cosplay guests, I noticed most cosplayers stuck to the cosplay lounge, which was a small square in the middle of the exhibition hall and was generally overcrowded. I wonder if it would have been better to combine the cosplay lounge with the board game/rest area that was set up next to the registration hall instead.
The website sometimes had different pages with different information on it, making it difficult to find the information you needed depending on what page you were on at the time.
Don’t get me wrong – I had a blast! And I’m so excited to go again next year. It was amazing to see some very big triple A game companies next to smaller studios and all the different ways that so many different people play games.
So, whether it is for competitive reasons, friends and family, solo, or even VR and board games – EGLX had a little bit of everything for everyone and I can’t wait to see what they have planned next year!

Car accident and insurance/how much in repairs?
I got into a minor car accident yesterday afternoon while I was parallel parking on Walnut Street in Philadelphia. I was backing up and I hit the curb. The front end of my vehicle was still sticking our quite a bit, so I pulled out a little bit so I could pull in the rest of the way. The person behind me thought that I was done parking so pulled around me and I ended up hitting her. Her fender and her door skin need to be replaced. Does anyone know around how much this would cost to repair? She had the police come so I am assuming that she wants the insurance company to cover the damage, however I would rather pay for it out of pocket. Obviously, my insurance company is going to find out about the accident, but after the insurance companies decide the breakdown of the fault, would I be able to pay for my part of the damages without my rates going up? Or at that point would it not matter, my rates are going up anyways? I ask this because I'm 19 years old and would prefer to not have my rates go up.""

What states don't require auto insurance?
As a young driver auto insurance is way to expensive. Since I drive a Mercedes most quote me at thousands of dollars a year. More than what I can afford. I know some states don't require car insurance if you can prove you have the financial means to pay out if you cause an accident. I need a list of those states that don't require auto insurance if you can prove you can afford to pay out. On top of this question how do I prove I can afford it. Do I need to keep a minimum amount of money in a bank account or do I have to buy a bond how does it work. And if it works with a bond or bank account please list the states with the minimum $ you need in bonds or account money. The reason Im asking is that I can easily get a minimum amount in my account (hopefully under $10,000) because id rather have $10,000 sitting in a bank I cant use than having to pay thousands a year for insurance I don't need. I been driving for 3 years and I never had an accident and im confident I never will (at least not one that's my fault) so I don't wanna waste thousands of dollars I need for my school. The reason Im asking is cause im looking for a state that suits me. So far Vermont and new Hampshire have laws to my liking but hopefully you guys can give me more possibilities by answering this question. Thanks""

How do you switch from motability to owning a car with the UK's new car insurance policies?
Ok we've got a small problem. At present we get a car from motability, but we want to switch to owning our own car, but we have a major problem with this new all cars must be insured at all times or declared SORN scheme. The problem we have is that our motability car goes back in October. We're in a rural location so we need a car ready for when the switch over happens. At present with the motability insurance their insurance only insures one vehicle, the motability one, and can't have additional vehicles added to it. We've got a few quotes from insurance companies who have told us that when the motability lease expires they will give us the no claim discount based on the motabiity insurance, but they wont give us that discount until the motability car goes back. So what we want to do is get the new car before October, put it on the drive, check everything is ok with it, and then insure it when we start using it on the road when the motability vehicle goes back. Only problem is with this new law we can't do that without declaring the vehicle SORN. Some of the vehicles we've seen come with a few months road tax, so we don't really want to lose that by declaring it SORN, just for a few weeks (or is the tax disc still valid when you remove the SORN on the car?), we also don't want to insure the vehicle before the motability vehicle goes back as we wont get any NCB from the new insurer and that will cost us about an extra 500 in insurance (our current insurance price is about 500-600 but with 0 years no claims it goes up to around 1,000-1,100 - we have 3 years no claims with motability and I've held my driving licence for 6 years). I've read that you don't need this compulsory insurance if the vehicle is in trade, or between registered owners. That is one option, but how long after you buy a vehicle can you keep it in that status, would we be able to keep it like that for a few weeks or is it pretty much instant when we get the car. Obviously I realise I would need some kind of temporary one day insurance to drive the vehicle home after purchase.""

I've never had a ticket or an accident. It also says that I need to get a deductible when the car is selling for $3995. Any advice?""

I would pay through my employer's group insurance and mine is a family of three (including a child of 4 yrs). I am a contractor and I will be moving through the country quite a bit in which case would the insurance rates be from the state from where the employer is from or should it be as per the state where i am residing? How does insurance cost vary from state to state?
What is the point of car insurance?
Im 15, and of course im thinking about getting a drivers license. I feel bad for my parents though, cause they have to pay for the insurance, and its going to be more money than my sisters insurance cause im a guy, and it costs more for some unkown reason. So I thought I would just be a safer driver and just not get insurance. I asked my parents about it and they told me it was illigal NOT to get car insurance. so I said, well, at least if I do get in a car reck, it will be covered and they replied; you have to pay for it anyways. three questions: Why is car insurance illigal to not get? Should I reopen my case and plea not guilty or see if I could get it dismissed and would I have to get a lawyer for that? Is it worth the money? This is my first ticket ever. I though he would dismiss my case after explaining my case but my public defender was really rude and impatient when I asked him If I could have the case dropped saying You're should be glad I am not getting your license taken for a year! which is true, but I had proper documentation so there was not way my license would have been suspended.""

Tech Group Thrives, Creates Thousands of Jobs
KITCHENER — A group of Australians travelled halfway around the world to tour the Communitech Hub.
While researching ways to support startups and spur economic development, the Australians kept hearing about Communitech — a nonprofit organization in Waterloo Region that anchors one end of a world-class technology cluster.
The Toronto Waterloo Region Corridor is second only to Silicon Valley in the number of technology workers and companies. At this end of the corridor, Waterloo Region has the third-largest tech cluster in Canada, after Toronto and Montreal. Its startup ecosystem is ranked 25th in the world, according to analytics firm Compass.
So the Australians came to downtown Kitchener to see the incubators, accelerators and corporate innovation labs in the Tannery, a historic, sprawling building at Charles and Victoria streets. The building once housed the biggest leather tannery in the British Empire — making boot soles and harness leather for soldiers in the First World War, and fuel tank liners for fighter planes and bombers in the Second World War.
While waiting in the lobby, the Australians met another group that was in Kitchener for the same reason. That second group was from Australia, too. They laughed, sharing a "fancy meeting you here" moment.
The Aussies were among the 13,000 people who toured the Communitech Hub during visits to the region last year.
Communitech certainly has come a long way in 20 years. The organization, launched in May 1997, estimates its economic impact on the region last year was $1.7 billion.
Its membership last year included 717 startups, 124 mid-sized companies and 66 large ones. Collectively, they raised $255 million in private investment and hired 2,782 new employees.
The innovative Communitech model is widely copied. From Sudbury to Halifax, there are innovation hubs based largely, or in part, on Communitech. Politicians from every level of government love to visit the Communitech Hub for announcements, photo-ops or consultations on public policy.
"I think Communitech is a leader that we all look up to," said Pam Banks, executive director of the RIC Centre, an innovation hub in Mississauga that offers services to technology startups. "And they have been very good about sharing things."
Inside the Tannery building is a meeting space called the Atlas Room. It is named after a little-known group out of which Communitech emerged. The Atlas Group was formed in the early 1990s and included the CEOs and general managers of some of the region's pioneering technology companies, including Dalsa, OpenText, MKS, Waterloo Maple, RDM Corp., Watcom, Spicer Corp. and a startup called Research In Motion.
Once a month, its members took turns buying coffee and doughnuts at Tim Hortons before meeting in the boardroom of a local tech company. They talked about financing, human resources, marketing, forming boards, going public, getting investors, accounting and doing business in the United States at their early-morning meetings.
"We were exchanging stories with each other, literally learning from each other as we grew," said Tom Jenkins, chair of software company OpenText.
When the Atlas Group was formed, Jenkins was the general manager of Dalsa, a Waterloo-based manufacturer of digital imaging products. He moved to OpenText and became CEO when it had only 11 employees. The enterprise content management business now has 12,500 employees and is the largest software company in Canada.
"There really wasn't a playbook for startups in technology as there is today," said Randall Howard, a prominent angel investor in Waterloo Region who was a co-founder and CEO of software company MKS back then. He remembers the Atlas Group well.
MKS did 98 per cent of its business in the United States, and Howard shared the lessons and insights from his experience. "We were all just figuring it out, so comparing notes was probably even more valuable then," he said.
In 1993, 15 members of the Atlas Group chartered two planes to Ottawa where Howard made a presentation about the region's budding tech sector to federal politicians, and bureaucrats from the finance and industry departments. The trip was initiated by the late Andrew Telegdi, Waterloo's MP at the time.
At the time, the tech sector in the region employed about 5,000 people, but firms were growing fast with ambitious plans. They exported most of their products and services to the United States. That was, and remains, the glittery stuff of digital dreams for politicians and economic development agencies at all levels of government.
There was only one woman among the members of the Atlas Group on that 1993 trip to Ottawa — Louise Colley, CEO of Willow Software.
"But that was the time," said Howard. "The sad thing is, it has not gotten a lot better actually, but Communitech is today, rightly so, working hard on that with things like Fierce Founders."
Last year, Communitech created Fierce Founders, an accelerator for startups founded by or led by women. It attracts entrepreneurs from Halifax to Calgary, and beyond.
The Atlas Group was a beta test for the knowledge economy, said Howard, as the members taught themselves how to build and grow tech companies. As the number of firms slowly grew, the group realized in 1997 it needed a formal association to represent its interests.
Jenkins figured he knew the right person for the job of leading the new organization — Vince Schiralli.
By 1997, Schiralli's resumé included 25 years in tech, mostly in sales, mainly in management roles. He worked at IBM, had his own startup and worked for a medium-sized tech company. Jenkins invited Schiralli to his home for a chat.
"It took a couple of bottles of wine at my kitchen table," said Jenkins.
Jenkins assured Schiralli the new job was his to define. He would have funds to get everything going, and pay himself a salary.
"We killed a few bottles, and frankly it sounded like a good deal," said Schiralli, who is now retired and living in Vancouver.
The 43 members of the Atlas Group each wrote cheques for $5,000 to launch Communitech. Among the founding supporters were the man hailed as the father of computer science at the University of Waterloo — Wes Graham of Watcom — and Jim Balsillie, co-CEO at RIM, a fast-growing company now known as BlackBerry.
"So that's sort of how it all started," said Jenkins.
Another Atlas Group member, Yvan Couture of the Taaz Group, gave Schiralli an office. The name Communitech came out of a brainstorming session there. Schiralli liked the name right away because it evokes community and collaboration.
"I was selling a concept, I was selling an idea, I was selling futures, I was telling people how good it was going to be," said Schiralli.
By the end of its first year, Communitech had 120 members. It focused on networking and peer-to-peer groups for self-help and professional development. Memberships cost $5,000 a year for companies and $500 for individuals.
Communitech lobbied for better telecommunications infrastructure, lower taxes on stock options and exemptions to labour laws so companies would not have to pay overtime to software developers. But mostly it organized events that brought techies together for sharing contacts or learning from other members and speakers.
Schiralli moved Communitech into an office at 425 King St. N. in Waterloo, in what was then the location of Conestoga College's Waterloo campus. Today, the offices of tech company Intelligent Mechatronics are located on the property.
By 2000, Schiralli was ready for the next chapter in a career that included being the CEO of a publicly traded company in Vancouver. "Those three years, there are no words to describe the fun, the feeling of accomplishment and the learnings I took away from all those great people," Schiralli said.
Jenkins then called Greg Barratt, a regional director of sales and marketing at Ernst & Young, about becoming the second president of Communitech.
"We didn't kill two or three bottles of wine, but he had me over to his house, his kids were scratching at the door, they were pretty young at that point," said Barratt.
It was a Sunday afternoon in Jenkins' den. Barratt accepted the job. He inherited a self-funding organization with a brand and its first government grants. Jenkins led the call on the board of directors to spend that money on peer-to-peer groups, and professional development breakfasts and lunches called Communitalks.
"I have to give Tom Jenkins credit for that as a board member, that was one of his things," said Barratt.
After three years as president of Communitech, Barratt left and moved into senior sales positions at tech firms Miovision and Coreworx, and Cowan Insurance Group, and also served as an entrepreneur-in-residence at Communitech. Recently, he announced he is returning to Communitech as a vice-president to oversee REV, a sales and marketing program for promising startups.
When Barratt was president, Communitech slowly expanded and moved into new offices at the Centre for International Governance Innovation at Erb and Caroline streets in Waterloo.
Iain Klugman was hired to lead Communitech in 2004. Prior to coming to Waterloo Region, he worked for the federal and provincial governments, including a short time as CEO of Tourism Ontario, and in branding and advertising roles with Nortel Networks, and ran his own consulting business for a short time.
By 2007, Communitech had moved into the Accelerator Centre, an incubator for tech startups in the David Johnston Research & Technology Park on UW's north campus. It had 400 members and a $2-million budget. But all of that was about to change as Communitech greatly expanded, gaining national and even international prominence.
Jenkins figures in that part of the story, too.
"I was saying we need to be thinking about a $10-million strategy," said Klugman, Communitech president and CEO. "And Tom said: 'Not $10 million, it has to be a $100-million strategy."
The board was looking for something bigger, and Klugman delivered.
He prepared an ambitious plan that included a move to downtown Kitchener and much larger offices in the former Lang Tannery building. Renovations to the old industrial building cost $30 million. Klugman's plan also included the launch of the Canadian Digital Media Network, a partnership with the University of Waterloo's Velocity startup support program, expanded programs to recruit talent for established companies and more resources for startups.
"So off we went to do that," said Klugman. "So far today I think the strategy is around $250 million as far as activity, contributions, investments and everything else."
Communitech's expansion was enthusiastically supported by the public and private sectors. When the Communitech Hub opened in the Tannery building in 2010, Klugman said $100 million had been raised to run it over the next five years, with 40 per cent coming from public sources and 60 per cent from the private sector.
"It was actually the easiest money we have ever raised because it was such a compelling idea," said Klugman. "People were like: 'Yeah, I'm in, that makes such good sense. How do I be part of this?'"
The City of Kitchener was in first with $500,000 and the federal government provided $5.35 million to create the Communitech Hub. The Ontario government has given Communitech $5 million every year since 2009. Last July, it announced a $1.2-million contribution to pay for another expansion of The Hub. In 2015, the federal government announced it would give Communitech $9.7 million over five years to run programs to help mid-sized startups ramp up their growth. The same year, Ottawa announced Communitech was getting $3 million to launch the Canadian Open Data Exchange. The data exchange opened in May in a former police station in Uptown Waterloo.
Since the board of directors approved the expansion plans in 2007, Communitech says it has worked with 3,500 tech companies. Last year, Deloitte estimated the economic impact of Communitech's members on the region was $1.7-billion , according to Communitech's annual report.
Under Klugman's leadership, the membership in Communitech has increased from 279 in 2004 to more than 1,300 today.
Membership increased quickly as Communitech focused more resources on incubating and supporting startups. In 2010, it worked with 115 startups. That has increased to about 400 new startups a year for each of the past five years.
A constant supply of new startups helps sustain a tech ecosystem, said Klugman. Back in 2006, Communitech hosted all manner of events, including film festivals and beer nights to get people thinking about doing a startup.
There were few takers. Then in 2010 "The Social Network," a biopic about Mark Zuckerberg and the early days of Facebook, was released.
"And overnight everyone wants to be an entrepreneur," said Klugman. It's "absolutely remarkable how it changed everything — everything. Then it was just, like: 'Hang on.'"
Communitech now employs 80 people and had revenue of $17.6 million in the fiscal year ended June 30. Just over half of its budget comes from government grants.
As it moves into its third decade, Communitech is ambitious and forward looking as it has ever been. One of its main objectives between now and 2026 is to see the Toronto Waterloo Region Corridor rival Silicon Valley as the world's top tech ecosystem.
To achieve that, it aims to create 15 new companies with annual revenues of $100 million each, see $5 billion invested in tech companies (up from $1 billion) and have 350,000 jobs (up from 200,000) in the corridor, said Klugman, who as CEO of Communitech earned $345,000 last year.
One of the biggest obstacles to achieving those goals is attracting enough talent to the region, Klugman said.
"Best guess, we need 20,000 people in the next five years, people who don't exist," he said.
"And if we don't have the talent then these companies that are high growth, they have to make some difficult decisions about where they are going to grow. It is a real risk for us."
Klugman said it was a turning point in the region's startup scene when Michael Litt and Devon Galloway returned from the Y Combinator accelerator in Silicon Valley and decided to grow their video analytics company, Vidyard, in downtown Kitchener. Founders of other startups, including Thalmic Labs, followed.
"All of a sudden they legitimized that choice and evangelized that choice and said: 'It's actually a better decision to do a startup here because of tax incentives and access to talent,' and it changed over night," said Klugman.
Klugman credits the board for its visionary leadership and support. The board at Invest Ottawa did not back expansion plans there, and Communitech eclipsed that organization years ago.
"I remember the board saying things to me like: 'We want you to put Waterloo Region on steroids, you are going to take this place and sell it to the world,'" said Klugman.
As Communitech helps grow the innovation corridor between here and Toronto, the group's first president enjoys a retirement full of golf and grandchildren. From his Vancouver home, Schiralli marvels at what happened at Communitech.
"It blows my mind," said Schiralli. "I don't think any of us had a sense it would get this big or be this successful."

Canada nails down best-ever result with silver in world mixed doubles curling
It was an agonizing way to lose but, in the big picture, it was a huge step forward for Canada at the 2017 World Mixed Doubles Curling Championship.
Canada’s Joanne Courtney and Reid Carruthers gave up an early lead to fall to Switzerland’s Martin Rios and Jenny Perret 6-5 on Saturday afternoon to settle for silver at the world mixed doubles curling championship.
The Canadians held a 5-2 lead through seven ends but a miss from Courtney on her final shot of the game opened the door for the Swiss to claim their leading sixth gold medal in the 10-year history of the event as Perret drew for four.
“We can’t be prouder of this team, but that’s mixed doubles — you make one little mistake and all of a sudden there’s a four on the board and you lose the world championship,” said national mixed doubles coach Jeff Stoughton. “I know they’ll be thinking about this for quite a long time, but they can hold their heads high and be super proud of their accomplishments.”
It was a best-ever finish for Canada in mixed doubles. In the previous nine world championships, Canada had won just one medal, a bronze in 2009 by Alli Flaxey and Sean Grassie.
The Canadians also locked up a berth in the 2018 Winter Olympics in Pyeongchang, South Korea, where mixed doubles curling will make its debut as a medal sport. Canada will be joined by host South Korea, Switzerland, the United States, Finland, Norway, China, and Russia.

No doubt that we live in the world which is pacing faster towards technology and electricity is the soul of the technology. But limited resources bound the supply of the electricity as per its demand. For the usage and supply of the energy, you need a medium that is none other than wires and cables. They are used in every industry as nothing is possible without electricity. The web of wires surrounds us everywhere whether it is our home or office or possibly it could be any place. Any place is incomplete without beautiful lights and electrical gadgets. We need various types of basic appliances and heavy duty machines which are lifeless without wires and most importantly the electricity.
Buying the perfect, safe, reliable and highly conductive wires is a challenging task so far. If you will not choose the products wisely, you will end up losing your health and wealth as they tend to bear the risk of the short circuit as well as power leakage. Copper wires have been around us for many years from now and will probably be forever because they have various benefits. If you are planning to do any wiring in near future copper wires are a good choice. But silver coated copper wires are the best. The addition of silver coating can extend the life of the wiring structure and application.
Top Benefits Of Silver Coated Copper Wire:-
Flexibility: The addition of silver coating multiplies the flexibility of the wires. Silver is ductile and malleable metal which is used in making wires to make it more flexible, ductile and malleable. You can easily bend them however you want.
Does Not Loosen: Even if the wires are easy to bend but they are enough strong to withstand the hard situations as they are stronger. When materials other than copper are used to manufacture the wires, they are more likely to untie as they are connected.
Easy To Work With: Most electricians and technicians prefer to work with the copper wires because it is very easy to work with. You can strip it, pull it easily through the tight spots and you don’t need to get worried about oxidation.
Thermal Conductor: All the metals are not suitable for thermal and electricity conduction. The chemical and physical properties matter most in such cases. The silver and copper both is the best conductor of heat as well as electricity and using both in conjugation.
The Look at of the Gothic Element of Double in Poe’s Decided on Works The Observe of Doubles in Poe’s Works
Fashionable History
Poe
A vital and innovative reinterpreter of the Gothic inside the literary world turned into Edgar Allan Poe (1809-1849) who asserted ‘that terror isn’t always of Germany, but of the soul’. His stature as a first-rate discern in world literature is based on his incredibly acclaimed brief memories, poems, and crucial theories, which installed an influential intent for the fast shape in each poetry and fiction. Poe is also well-known for his Gothic style of writing. Fisher affirms that: “Few would treat a challenge to a lengthy-status opinion that Poe became a master of the Gothic horror tale, although many won’t as without difficulty be aware that he did not invent Gothic fiction” (p.seventy two). Certainly, Poe became the Gothic fiction of the eighteenth-century to the inner cries and desires of the individual. Apart from a not unusual theoretical basis, there’s a mental intensity this is characteristic of Poe’s writings, particularly the tales of horror that comprise his exceptional and exceptional-recognized works.
Double
A massive Detail of Gothic genre is the subject matter of double. In Gothic (1996), Fred Botting writes that “on the end of the nineteenth century acquainted Gothic figures-the double and the vampire-reemerged in new shapes with an exceptional intensity and disturbing investments as objects of terror”(p.one hundred thirty-five). It seems so terrible whilst one seems at everywhere and sees his very own image and likeness. The presence of the double, for this reason, will be interpreted as a cause of the alienation of person inside the modern international. Botting expresses that “the lack of human identification and the alienation of self from each itself and the social bearings in which a sense of fact is secured are provided inside the threatening shapes of more and more dehumanized environments, mechanic doubles and violent, psychotic fragmentation” (p.157).
Doubles are seen in distinct bureaucracy and shapes in Gothic texts. The in the main used paperwork are doppelgangers, replicate photographs, shadows, and even mandrakes. In the maximum of Gothic fictions, the theme of doubles and mirrors exist. Dealing with their doubles, characters come to recognize the one’s components and aspects in their persona which have been alien and unknown to them. Doubles appear in numerous paperwork; doppelganger, regulate ego, shadow, twins, replicate images and even mandrakes. As Botting asserts, in Poe’s fiction: “Doubles and mirrors are used to high-quality outcomes…” (p.120). But what seems important to notice is that the meaning which the doubles convey is the same; they’re used to reveal the concept of self-estrangement and self-destruction of the principle characters to the readers. This lack of self-knowledge which in lots of cases results in self-destruction is emphasized by using each author in their works like “William Wilson”, “The Tell-tale Coronary heart”, “The fall of House of Ushers” by Poe. The author’s use of the idea of ‘The Double’ implies that absolutely everyone may be misled by using appearances thru their emotional tendencies, just as all of us can be reassured by way of knowledge thru the operation of his/her rational functions. The term doppelganger which has been remarkably utilized by Poe might be defined first.
Doppelgänger
According to the Merriam Webster’s Dictionary (2004) doppelganger means “a ghostly counterpart of a dwelling character.” In German it derives from Doppel (double) and Gänger (goer), meaning “double goer”, in German folklore, a wraith or apparition of a dwelling person, as distinguished from a ghost. The concept of the lifestyles of a spirit double, a genuine but normally invisible replica of every man, bird, or beast, is a historic and giant perception. To fulfill one’s double is an indication that one’s dying is approaching. The doppelganger is a famous symbol of horror literature, and the theme took on great complexity.
Some memories offer supernatural motives for doubles. Those doppelgängers are normally, but not continually, evil in Some way. The double will often impersonate the sufferer and go approximately ruining them, as an example via committing crimes or insulting the victim’s pals. Seeing is the primary category here; the doppelganger, because it seems and reappears in literary and other cultures, is notably a thing of visual fascination and terror. hence notions of doubling contain not only replications of identification, however also variations in identification, in which the self-seems to be within the incorrect frame. A case which combines the two opportunities would be Oscar Wilde’s “Photograph of Dorian Gray.” The idea of a phantom ‘double’ has existed at some point of recorded records and nevertheless prospers in superstitions, fairy testimonies, and folklore in the course of the sector. It’s far taken critically via A few psychologists for instance of an out-of-frame experience. It figures in many primitive religions, where the ‘double’ is thought to be the individual’s soul. However, the doppelgänger idea has additionally schemed state-of-the-art humans and triggered in them a dread of the unknown and a morbid assumption of doom corresponding to the responses of primitive businesses.

Buying A Former Marijuana Grow-Op As Your Primary Residence
TorontoRealtyBlog
Just the subject line alone will conjure up images in your head; the possibilities are endless.
Maybe you’re picturing yellow police tape surrounding the home, or a biker gang being arrested and led out the front door of the home.
But what if I told you that inside a “former marijuana grow-op” was family who had been living there for 13 years with no issues?
Then would you consider buying a former marijuana grow-op as your primary residence?
It’s a tough market out there, folks.
I probably don’t need to say that, again, because it’s getting pretty old at this point.
Most of my recent blogs, and my Pick5 videos, are about how tough the market is. I think you get it, by now.
And yet despite how tough the market is, every once in a while, I still get a naive, hopeful, albeit clueless buyer out there that says something to the effect of, “We’re not, like, really serious right now, but if an absolutely unbelievable deal comes along, let us know, and we’d be willing to take a look.”
No problem. Youre the first person I’ll call…
There are no absolutely, unbelievable deals out there.
And even if there were, you’re not going to find them by being passive.
“Deals” in this market are next to impossible to find.
They’re like……well, I guess you could say they’re like teams being down 28-3 in the Superbowl, and coming back to win 34-28 in overtime.
And when you do find a deal, you have to make absolutely certain that the thing that looks too good to be true, isn’t.
I’ve been working with my oldest friend in the world in the past three months to find him, his wife, and his son, a house.
I’ve known Duncan since he was 3-years-old. He was actually my brother’s friend growing up, but since I was incapable of making friends of my own, I basically stole all my brothers’ when we were in our early 20’s.
Duncan and his wife Amanda live in a semi-detached bungalow in Mississauga, and have one child, but there’s one more on the way!
Their house was originally a 3-bedroom, but as is the case with those silly condo townhouses on the south side of Sudbury Street in King West, the three bedrooms are like closets, and many people open up the wall between the two 8×8 jail cells to create a functional “master bedroom.”
So with a second child on the way, Duncan and Amanda began the search for something larger last fall.
Their house is worth about $650,000, but their budget to find something larger is only $800,000. That’s not a lateral move, but it’s not a massive move up either. We had a tall order right from the get-go.
For those of you that know Mississauga, you know that the housing stock is very different from that in Toronto.
There are a ton of backsplit and sidesplit houses, which are all unique in their own way. Some work, some don’t. Some have great layouts, and some are just confusing as hell.
Have you ever been in a backsplit that just keeps going, and going, and going?
You go down to the basement, and find another level below it, and you’re shocked. But then you find another level below that one!
These backsplits and sidesplits come in both detached and semi-detached form, and of course, the price is higher for the former.
I told Duncan and Amanda right from the start that my goal was to find them a detached bungalow on huge lot – a 50-footer! They would gain the extra bedroom and the space they needed today, while having an unbelievable opportunity to build a mansion, or sell to a developer, in 15 years when these 50-foot lots are getting their due.
We cast the net wide. Really wide!
From Dixie Road to Winston Churchill, and from the 403 right down to the water.
Looking in Mississauaga always seems to end up that way, and it’s so different from Toronto.
In Toronto, I find most people have a small geographic area in which they want to search. They might go outside that area, but barely.
Few people say to me, “I’ll live in Bloor West Village, but also in The Beaches, and basically anywhere in between.”
But when it comes to Mississauga, I find my buyers will live just about anywhere.
We started to look in early November last year, with the knowledge that we probably wouldn’t find something in 2016, since the market was drawing to a close rather quickly.
Amanda was on fire with the new listings, emailing me 4-5 per day, and keeping on top of what was selling.
There was that one house that sold in the fall, that we looked back on in the spring, and said, “Oh that would have been perfect.” A lot of buyers feel that way after they get discouraged in a market, and look back to when they started. There’s always that one house that they “would have, could have, should have” bought, but they weren’t ready.
As a lot of buyers out there are finding so far in 2017, it seems as though the market went up 5% as soon as the calendar turned from December to January.
Duncan and Amanda felt this right away, and as the 2017 market wore on, it got worse.
We spun our wheels with a lot of semi-detached backsplits, and although I kept trying to convince them that the space – and all those levels, were great value, we never found one with the right “flow.”
We watched as houses we didn’t like at all routinely sold for $780,000, $790,000, or some of them even over $800,000, which was our max. It was really tough to see houses that we wanted to pass on sell for more than we could afford. At times, it felt like the search was pointless.
We ventured west of Winston Churchill a couple of times, and found ourselves in Oakville.
“Wanna live in Oakville, Duncan?” I asked as we stood outside this one house – a “link,” where the house looks detached, but actually shares a foundation with the houses on both sides. The house checked all the boxes from the outside, but once we were inside, it actually felt like a downgrade from their semi-detached bungalow!
Duncan and Amanda have a massive finished basement, with a guest bedroom, and a family or rec-room that’s perfect for watching epic 25-point comebacks in Superbowls…
And yet every time we saw a basement in a sought-after “detached” on a 25-foot lot, the basements were tiny, often less than half the size of what Duncan and Amanda already had.
We bid on a few houses, never really getting close.
We got absolutely blown out on one – losing by over $100,000. That’s never fun.
I looked back to my original idea of a detached bungalow on a 50-foot lot, and felt irresponsible for even suggesting it.
These were going well past $850,000 now, and into the $900’s.
The ugly backsplits that we didn’t like were pushing past $800,000 as well.
Through the whole month of January, we only found one house we liked, and that was the one we bid on, and lost by $100,000.
Then last week, I was looking on MLS and saw a house in our price range – $800,000 even. A very odd price, since most people price at $799,900.
This house had been on the market for 14 days, though, which I thought was odd. Why didn’t I see it?
Then I saw the “PC” and realized this had a price change. But when, why, how?
This looked like a $950,000 house!
A 2-storey, detached, on a 50 x 120 foot lot, with a goddam pool in the backyard!
It didn’t make sense.
I figured maybe they were out at $979,900 or something, and the “PC” was them dropping the price to $800,000, to try to set an offer night and solicit multiple bids. I hate when agents do that, as though the market was asleep, and/or born yesterday, and were unable to do a history on the listing.
But as it turned out, this wasn’t the case.
The property was actually reduced in price from $850,000.
And the listing even said, “Offers any time.”
I couldn’t figure it out.
$800,000? For this house?
What was I missing?
Well, folks, at the risk of milking this too long, and since you already read the subject line for today’s blog, I’ll tell you the obvious: this was a former marijuana grow-op.
There was a small note in the broker’s remarks that said, As Per 2003 Listing “Former Grow House.”
Well, then!
That explained a lot.
In fact, that explained just about everything!
No buyer out there looking for a place to raise their family is going to purchase a former grow-op.
And even if they wanted to, not a single lender in the province would advance a dollar.
But I was intrigued by this, and even though I don’t make it a habit of chasing unicorns, I decided to spin my wheels a bit.
I asked our in-house legal council at Bosley, one of our managers, and my mortgage broker, and their responses ranged from, “You’re wasting your time,” to “You already know the answer to this,” to “Have you ever successfully got your hands on a unicorn?”
I probably should have quit there.
But I ran the history of the property, and this house sold in June of 2002, closed in August of 2002, and was then sold again under power of sale by a bank in October of 2003, having been listed in September.
There were only thirteen months in between the closing of the house by the alleged grower, and the listing by the bank.
And you can assume that it took a few months for the bank to foreclose, and this would be after an investigation.
So perhaps the “growing” stopped in, maybe, May or June of 2003?
And how long did it take for the growers to set up? A few months?
Maybe they didn’t start growing until, say, November of 2002?
So all told, we have maybe 4-6 months of growing here, absolute, max.
That was hardly a full-scale “grow op.”
I noticed in both the 2002 and the 2003 listings that the basement was unfinished, and yet in the 2017 listing, the basement was fully finished, and the notes said, “Home Fully Renovated By Current Owners.”
The grow-op could have taken place anywhere in the house, but it was more than likely the unfinished basement.
And if the basement was now finished, it meant the current owners did a lot of remedial work back in 2003.
In the photos of the property, you could clearly see children’s bedrooms.
Now call me naive, but what kind of parent would raise two children, for 13 years, in a house that was infested with mold from a marijuana grow-op?
At the risk of chasing a unicorn, I started to think that perhaps this house was stigmatized, but in practice, there as nothing wrong with it.
I told Duncan and Amanda about it, and after a handful of jokes directed at themselves, me, and the house, we decided to go take a look.
The listing came out at $800,000 mid-day, and by 6pm, Duncan and I were in the house for a look.
It was perfect.
Beyond perfect – it was way out of our league.
A 50 x 120 foot lot. A detached house. A 2-storey, 3-bed, 3-bath.
It blew away everything else we’d seen to this point.
Duncan and I called Amanda from the car, and said, “This house is perfect, we want to make an offer.”
She more or less said, “So you two geniuses went to see a former marijuana grow-op, and you want to make an offer, without me even having seen the house?”
We looked at each other and started to nod in agreement. “Yeah, yeah that’s fairly accurate,” we said.
There was dead silence on the phone, and then finally Amanda said, “Alright what the hell,” to our surprise. “Let’s make an offer.”
“Well, if we don’t get the house,” I told Duncan, “I’ll buy you a pound of weed,” I said as we both laughed hysterically.

No problem. You’re the first person I’ll call…
