Finding the right rental accommodation in Geelong seems challenging. But with the right approach, you can find an affordable and comfortable place that meets your requirements. Whether you are new to the place or just looking for short stay apartments in Geelong, private rentals offer flexibility and a sense of home. In this blog, we will explore what makes Geelong a great place to live, how to find rentals, and tips to make your rental experience smoother.
Why Choose Geelong For Your Next Home?
There are multiple reasons to stay in Geelong. Firstly, it is located just an hour's distance from Melbourne, which offers a great balance between city life and coastal relaxation. The city is known for its vibrant waterfront, excellent schools, and growing job opportunities. Whether you are a student, a young professional or a family, Geelong has something for everyone.
One of the biggest reasons for living in Geelong is that it is much affordable than Melbourne. While in Melbourne, rental prices are rising continuously, Geelong offers you cost-effective solutions without sacrificing quality of life. Plus, with recent developments in infrastructure, including better public transport and improved roads, commuting to Melbourne has become more easier.
How To Find Private Rentals Homes In Geelong?
When searching for private rental houses in Geelong, there are some simple steps you need to follow to make the searching more easier:
Online Listing: You can find the private rental on some websites such as Realestate.com.au, Domain, Gumtree. These are the right place to start your search. Many landlords list their properties there and allow you to contact them for any queries. You can easily contact them directly without going to the agencies.
Word of Mouth: Sometimes, the best opportunity comes from personal connections. So, talk to your family, friends, or colleagues that you are looking for a private rental. They might know someone who is renting their property.
Local Newspaper and Notice board: Some landlords still prefer traditional methods, such as newspaper ads or community notice boards, so it's worth checking these out.
What To Look For In A Private Rental Home
Finding a perfect rental house is not about the price only. You need to take care of other things while looking for an accommodation. So, here are some key factors to consider:
Location: Check that your rental home should be near the schools, public transport, and work. Choose a rental according to your preference, whether it is near the waterfront or in a quite suburban area.
Budget: Set a budget before searching. Make sure to factor in additional costs such as utilities, internet, and maintenance fees.
Lease Terms: Private rentals can sometimes have more flexible lease terms than agency-managed properties. Discuss the length of the lease, any deposit requirements, and potential rent increases.
Condition of the property: Check the property thoroughly before committing. Check for any signs of damage or need of repair. If possible, check the rental history to ensure that the landlord maintains the property well.
Landlord communications: It is crucial to have a responsive and reasonable landlord. Since you won't have an agency mediating issues. So make sure you can communicate with your landlord easily if any issue arises.
Tips For A Smooth Rental Experience
Have your documents ready: Private landlords required some documents, such as ID verification and proof of incomes. So, it's better to have these documents prepared to speed up the application process.
Ask Questions: Don't hesitate to ask questions about the property, rent payment methods, and any rules.
Get everything written: Even though private rentals are often more relaxed than agency-managed properties, it’s important to have a written agreement that outlines rent, bond, lease length, and responsibilities.
Keep up with maintenance: Treat the rental accommodations like your own. Check if any repairs are needed to prevent further damage. Also, maintain good relationships with the landlord.
Know your Tenant rights: Understanding your rights as a tenant in Victoria can help you avoid issues. The Consumer Affairs Victoria website has useful information about rental laws and dispute resolution.
